MARKET OUTLOOK HALTON REGION

There's no question the real estate market has seen unprecedented fluctuations over the past few years. Prices hit record highs between September 2021 and March 2022 during a time of low inventory and low interest rates. Starting in April last year, the Bank of Canada began raising interest rates to slow the economy and correct the inflationary pressures that were rapidly escalating. This abrupt course correction saw the interest rate rise seven times through the balance of 2022. Consequently, the real estate market immediately slowed, dropping prices by 20-30% on average across the Halton region compared to their peak in the spring of 2022. Rising interest rates and the possible impending recession forced many buyers and sellers to pause and wait to see what the market would do next.

Historically, it takes 12-18 months to see the full e ects of interest rate hikes, so last year's increases will likely continue to have an impact as people adjust their spending and companies realign sta . Most economists predict at least one more small hike in 2023 – the scheduled dates for announcements are January 25th, March 8th, April 12th, June 7th, September 6th, October 25th, and December 6th.

While December 2022 was a slow month for home sales, it behaved more typically of the season, with many prospects taking a break from listing or buying during the holidays. January 2023 has started slow, again typical for the time of year, although slower than usual as people wait to see whether the Bank of Canada will raise interest rates again at the end of the month.

For Murray McKeage from the Goodale Miller Team at Century 21 Miller Real Estate, a slow start to the year is no cause for alarm. "In a typical year, we see a seasonal slowdown between December and February, with activity picking up in mid-February," Murray explains. "We're in a more normal market now. There's some stability in pricing, and some areas are still very active depending on the property and location."

Murray explains that while many buyers are still cautious, others see this as the perfect time to get into the market. Prices have dropped, so first-time buyers and investors have an excellent opportunity to take advantage of the new reality, and they can now make o ers with conditions and avoid bidding wars.

For sellers, the key is to be strategic with pricing. "You can't look at prices from six months ago," explains Murray. "Sellers need to understand the real value as they are today. Working with a realtor you trust is critical, as well as someone with experience and a great deal of knowledge about the area."

Although every property and area reports slightly di erent results, sellers must be mindful of a few considerations. Pricing correctly for the current market is critical for the sale of the home, and the carrying costs of a prolonged sale should also be factored in. For example, during the frenzy of the first quarter of 2022, homes sold in days or weeks, keeping staging costs minimal. In the current market, if a property is priced too high, it could sit on the market for months, costing the seller thousands extra in staging fees. Staging is an essential part of the selling process, so it is more critical than ever to be strategic when determining the sale price.

With all indications of a more balanced market, sellers looking to buy another property find the lower prices balance out on both sides. For those retiring who are looking to cash in, they may have missed the days of overinflated prices and multiple bids but can still get good value for their homes.

Overall, in the region, inventory trends are stabilizing, and the trend has moved from a seller's market to a more balanced one. How long it stays that way remains to be seen.
