Come and see how we transformed a dark and dated kitchen and master bathroom making them more modern and functional. Our first project with these homeowners was adding on a screened porch with EZE Breeze windows, Evolutions TimberTech decking and a Cabana door. This allows these lucky homeowners to enjoy their space year round. They were so pleased with our work that when it came time to remodel their confined owners’ bathroom, they asked us to do the job. By removing a wall we were able to make this space accessible for any future developing needs. The latest project, and possibly the most fun for us, was remodeling their kitchen. We transformed not only the dark and dreary kitchen, but also the dining room by adding two skylights, painting all the dark stained trim and adding hardwoods. We invite you to see the dramatic difference to this home. DIRECTIONS From Crabtree Valley Mall, take Lead Mine Road north toward NC50. Turn right on Yorkgate then right on Knaresborough Road. House is on the right. Driveway is not wheelchair or walker accessible.

before The owner purchased this house built in 1954 to have a new home she can age gracefully in and still keep the old neighborhood look. She needed more square footage and a better layout. We were able to do this by rearranging the layout of the first floor and adding an entirely new second floor. The original house had 8-ft. ceilings and few windows. We raised the first floor ceilings to 9 feet and made the second floor 9-ft. ceilings also. The first-floor master bedroom includes a large walk in closet with a furniture niche, an ADA compatible roll in shower, a water closet room and a double vanity with a dressing table. The open look family room/kitchen/dining room offers an inviting area for family entertainment and gatherings. This room also opens to an expansive back porch with plenty of room for relaxing, dining or enjoying a ball game on the recessed TV alcove. The second floor has two bedrooms and a cozy TV/gaming room. The project also includes a whole-house vacuum system. DIRECTIONS From I-440 take Exit 7 onto Glenwood Avenue toward downtown. In 1.9 miles turn left on St. Mary’s Street In .2 mile turn right on Wilson Lane. In .2 mile turn right on Gaddy Drive. The house is the second one on the right.

Our clients are the original owners of this 1991 custom traditional two-story home in the desirable Apex subdivision Buckingham. We assisted this couple to update the main living space and, as a result, created a lasting friendship with them. First, we remodeled their master bathroom and minimally updated their second-floor family and first-floor powder bathrooms. In their master bathroom, the floor plan was left intact because it worked so well with the space, but that is the only thing that remains. Custom cabinetry was made to meet the homeowners’ needs and wants. Two slabs of granite were cut to fit multiple surfaces throughout the space, not just the countertops. Heated floors run throughout the space. The closet was redone to allow for optimization. They could not be happier with the results. In 2017, we had the honor and privilege to assist them with their first-floor remodel. Their project goals included updating the kitchen design, increasing the counter work area to enlarge the kitchen and unify the floorcovering. Now the kitchen boasts custom cabinets with special touches and beautiful hardwood floors throughout. They officially said goodbye to the ’90s. Please join us for this year’s Remodelers Home Tour! DIRECTIONS From US-1. Head SW on US-1. Take exit 98B for US-64 W. toward Pittsboro/Asheboro. Continue onto US-64 W. Turn left on Lake Pine Drive. Continue on Old Raleigh Road. Turn left on Sterling Silver Drive, right on N. Wellonsburg Place, right on W. Sterlington Place. Home is on the left, corner lot.

Wake Remodeling met this lovely couple at the 2016 Remodelers Home Tour. They had a deposit on a new home but contemplated if they could modify their home on Rosenberry to meet their needs better. Their list of “must haves” included better outdoor living, an updated master bathroom and closet and custom interior carpentry. We designed a multi-level platform deck and screen porch to give them ample space to enjoy their gorgeous backyard. Now they have a grilling platform, outdoor media and new landscaping. Inside, we installed new windows and a French door set so they could embrace the outdoor view even better. Their living room now boasts a new stately fireplace complete with a rustic mantle. Upstairs, the homeowners wanted to update their master bathroom to better fit their needs. We installed a new tub and enlarged their shower. The owners’ closet is everyone’s dream … custom designed to ensure years of happiness and organization. Please join us for this year’s Remodelers Tour …We look forward to meeting you. DIRECTIONS Head northwest on I-40W. Take exit 287 for Harrison Avenue toward Cary. Use the left two lanes to turn left onto N. Harrison (signs for Weston). Turn right on NW Cary Parkway. Originally built in 1993, this home was due for a complete remodel. Not only did the major systems of the home need to be updated, but also the finishes, feel and function of the home. After meeting with the clients to discuss the possibilities, we developed a plan to remodel the entire first floor including the entry hall, kitchen, family room, bathrooms, laundry room and the basement level. The newly reconfigured front entry hall is a perfect first glimpse into the elegance of the entire home with a custom front door, marble floors and a wrought-iron stair system. The new gourmet kitchen features furniture-style custom cabinets, professional grade appliances and a large island with a marble countertop. The kitchen is open to the family room which features a beautiful custom designed fireplace wall with built-in cabinetry. The heated tile plank flooring throughout the basement is the perfect choice for the grandchildren and dogs. It is durable and warm with the look of wood. This home now has the wow factor with function and beauty that our clients were looking for. Contact TrendMark to see what remodeling design options would make your house more functional and beautiful. One easy way to finance a renovation Contributed article by Jamie Barron
FEATURES AND BENEFITS OF A RENOVATION LOAN:
Confused on the best way to finance your upcoming remodeling project?
• ONE CLOSING Simplify your mortgage process with a single closing for both the renovation and permanent financing • AFFORDABLE PAYMENTS Save money up front by making interest-only payments during the renovation process • REFINANCING Refinance any current mortgage balance and renovation costs into a new single loan based on the improved value of the home • RATE OPTIONS Enjoy the flexibility of fixed or variable rate loans • RELIABLE DISBURSEMENT The lender monitors the progress of the renovation and provides the necessary funds to your builder, ensuring no interruptions and timely construction • PRIMARY OR SECOND HOME Use a renovation loan for either a primary or secondary home
Renovate your home the easy way with a single mortgage that provides financing during the construction of your renovation and converts to a permanent mortgage afterwards. When you cover all your costs in a single flexible mortgage, you can worry less about financing and stay focused on your dream home. This type of loan makes things easier for you, the homeowner, by consolidating both your mortgage and the renovation loan into one easy payment. It also saves you time as the funds for your project will be transferred by the lender directly to the remodeler based on the agreed upon terms of your contract. You also get the peace of mind knowing that a professional inspector will conduct progress assessments throughout the construction process.

This home’s “before” floor plan had a smaller kitchen sandwiched between a dining room and very separate rear family room. The kitchen was dark without views to the outside. The new two-island design expands the footprint and the openness of the remodeled kitchen with views to the outside in three directions. New cabinetry provides convenient, ample storage. A new screened porch was created for comfortable outdoor living. The vaulted ceiling allows sunlight through the family room into the new kitchen.

before The existing nondescript 1400-square-foot house was in need of significant repairs and improvements to remain habitable. The clients asked us to design a new second story on the existing structure to accommodate their growing family. Additionally, we created a much stronger curb appeal for the house to enhance its value and aesthetic pleasure for the owners and the neighborhood. By removing interior walls we were able to accommodate a larger kitchen and a new set of open stairs to the full second floor addition, creating a 2800-square-foot craftsman-style home. The new interior layout includes four bedrooms, four full baths, (first- and second-floor master suites), vaulted large family space, office, a secret craft room using movable bookcases, as well as separating walls to add interest and drama to the space. DIRECTIONS Take I-440 to Wade Avenue, exit 4A. Continue on Wade toward Cameron Village. Turn right on Dixie Trail. Turn left on Barmettler Street. The home is on the right.

after Downsizing from 4,000 to 2,200 square feet is not an easy task. But a full remodel of this 2010-built townhouse allowed for making more space to ease that task for this remodeler and his wife. A complete redesign of the kitchen made it more functional and increased storage. Finishing off the basement allowed for additional storage, a home office and a man cave. A new underdeck Rain-Out system keeps the downstairs patio and grilling area dry. Moving some walls allowed for a larger master shower and his-and-her vanities. New LVT flooring throughout was a big improvement. Come see what townhouse living has to offer! DIRECTIONS From I-40 take the Hammond Road exit toward Garner. after Update your kitchen without removing exterior walls! The owners always loved their location, but not their dark and cramped kitchen. By removing half of the split stairway, we were able to add a walk-in pantry for more storage. A new triple window floods the kitchen with natural light. We incorporated a working island for preparing meals and a second island for entertaining and dining. Entering the house from the garage is a drop off point for book bags, coats, cell phones, mail, etc. The newly designed layout has been enhanced with semi-custom cabinets, quartz tops, specialty lighting, and a tile accent wall. Please stop by and see all of the additional features this remodel has to offer! DIRECTIONS From Raleigh, take NC-64 west. Go under I-540. Take the next left on Kellyridge Drive. Then turn left on Lansbrooke Lane. Turn right on Witheridge Court, then right on Strawthorne Court.

The existing micro-laundry was a pass through from the garage into the kitchen. After cruising Pinterest, the owner chose eight favorite concept photos for inspiration. Using the owner’s vision, the renovation reinvented the whole feel of the kitchen, entry and laundry room. By creatively taking space from an existing sunroom and dining room, we reconfigured the interior partitions and the new design came to life. The home now boasts a new large laundry room with storage and sink, and an ideal layout for the kitchen with creative features. All eight concept ideas were incorporated into the project and the result speaks for itself. High-quality craftsmanship, attention to detail, and fabulous selections make this project a homeowner’s dream. Comparing the old with the new it is hard to believe it is the same space. DIRECTIONS The house is east of NC-55 and west of Davis Drive, south on High House. Traveling south on Davis Drive (south on High House) turn right (west) on Park Village Drive, left (south) on Jenks Carpenter, right on Watch Run into the Devereaux subdivision. Turn right on Wakehurst, left on Whiteberry, right on Catchpenny.

Choosing your replacement windows Contributed article from Renewal by Andersen
There are a lot of options when it comes to window replacement. How do you know what you’re comparing? How can you be sure you’re getting the best windows for your home? Let’s start with performance ratings. It’s important to know that performance ratings are determined by third parties. So ratings are unbiased and consumer-focused. Take the Energy Star label, for example. If a window has the Energy Star label, it has been approved by the Environmental Protection Agency (EPA) and the Department of Energy to adhere to the strictest criteria for energy efficiency and carbon monoxide emissions. The National Fenestration Rating Council (NFRC) is a third-party certification program designed to ensure accurate and credible window performance ratings. The NRFC label helps you compare windows based on several performance criteria: U-FACTOR: • How well does this window keep heat from escaping a room? • Range: 0.20-1.20 (lower number is better) SOLAR HEAT GAIN COEFFICIENT: • How well does this window resist unwanted heat gain? • Range: 0-1 (lower number is better) VISIBLE TRANSMITTANCE: • How well does this window light your home with natural sunlight — potentially saving you money on electrical lighting? • Range 0-1(higher number is better) AIR LEAKAGE: • How much air can come in through this window. Will you feel drafts? • Range 0.1-0.3 (lower number is better) CONDENSATION: • How much a condensation will occur on this window? • Range 0-100 (higher number is better)
It is important to note that different types of windows — double-hung vs. picture, double-pane or triple-pane glass (with layers of gas in between for insulation), windows with Low-E glass coatings — can all affect performance ratings. But definitely look for the Energy Star and the NFRC labels. And you’ll be on your way to a more energy efficient, comfortable home with increased natural light and lower utility bills. Renewal by Andersen windows exceed Energy Star criteria and meet all SFRC requirements. Renewal by Andersen Low-E4 SmartSun glass reflects 95 percent of damaging UV Rays and is 70 percent more efficient during summer months by reflecting away unwanted heat. Renewal by Andersen is also a 2017 Partner of the Year Sustained Excellence Award Winner — the highest honor for protecting the environment through superior energy efficiency.
