captures the reverence of these spaces, while writer Graham Cumberbatch illuminates their vital role not just in these East Austin neighborhoods, but in the historic fabric of our city as a whole. You don’t have to practice faith to cherish the architectural gems of your neighborhood. This is something I love about one of the city’s newest boroughs, Mueller, which appears cookie-cutter at first glance but leaves so much room to explore. In our “Friendly Giants” feature, Brianna Caleri interviews artist Dixie Friend Gay, the creator behind Mueller’s sculptural marvels (p 80). Long before you could jet to Heathrow or Honolulu with direct flights from ABIA, I remember taking off from the old municipal airport: Now I jog past the old airplane hangar, enjoy brunch at Halcyon and walk my dog beneath the steel arches of Friend’s towering spider in the Southwest Greenway. If I ever find myself missing the canopies of ancient trees in London’s Hampstead Heath, Friend’s soaring sculptures always set my imagination free to roam. Compiling this issue, we strove to cover a wide geography, from Foreign & Domestic in the north to Living In Stereo in the south. Whichever Austin neighborhood you call home, we hope this issue will inspire you to get out and explore your own little Hannah J. Phillips corner of our great city. Executive Editor

URING THE FEW YEARS I LIVED IN LONDON, I LOVED HOW

wildly each region of the city varies: from Marylebone to Mayfair, Camden Town to Chelsea, turning the corner on any given street can usher the unwary pedestrian into an entirely different world. As an Austinite, I’d never really considered my hometown as divided into similar boroughs, but the past few years have given me a new appreciation for the distinguishing characteristics of each neighborhood. The more I explore, the more I feel a completely different sense of place between the shops on South Congress, for example, and the quieter corridor on North Loop (“In the Loop,” p. 96). On the one hand, you may forgive my initial oversight as the product of growing up in Austin: We often miss the treasures in our own backyard. Moving back, I first settled in Hyde Park—a natural choice for the returning London expat with its charming roundabouts, historic golf course and cafes on Duval. I frequented the Flag Store and loved walking to Quack’s, both beloved neighborhood staples that had been here all along, of course, just tucked into a pocket of the city I hadn’t explored as much in childhood. In this month’s Tribeza Talk, David Clough rounds up eight such hidden gems dotted all over Austin, p. 28. On the other hand, so many of our go-to spots popped up in just the past decade. Even during the pandemic, brave, new businesses seemed to sprout like wildflowers in every nook and cranny of Austin. Laurel Miller highlights a recent addition to the South Congress neighborhood, Tiny Grocer, which already feels like a pillar of the community (“Cornering the Market,” p 76). As Austin expands, neighborhoods are fighting harder than ever to identify and retain their individual characteristics—even while the city itself grapples with an evolving identity. Our cover story on East Austin churches explores that theme, highlighting five iconic institutions that have long stemmed the tide of development and gentrification. The feature was a dream collaboration between two of my favorite Austin creatives: Leonid Furmansky’s majestic cover shot of Wesley United Methodist

BEAUTIFUL DAY IN THE NEIGHBORHOOD

Eight Spots to Seek Out Across Austin, p 28.

RALLY TO #STOPASIANHATE On April 17, over 1,000 Texans joined grassroots activists (Lily Trieu, Pooja Sethi, Saatvik Ahluwalia, Sabrina Sha, Rio Renaud, Quynhanh Tran and Ashley Cheng), in partnership with Austin’s chapter of Asian Pacific Islander American Public Affairs, for a rally responding to the recent surge in violence against the AAPI community. Hosted at Huston-Tillotson University, the event featured a lineup of special guests and speakers who celebrated the community’s richness in diversity and civic empowerment. The city of Austin also submitted a proclamation naming April 17 “Stop Asian Hate Day.” PEASE PARK CONSERVANCY MAGIC HOUR In honor of its nearly completed revitalization project at Kingsbury Commons, Pease Park Conservancy launched the Magic Hour, a series of special picnics from McGuire Moorman Hospitality. Guests received complimentary drinks, baskets and hand-loomed cotton blankets by Due East and Noah Marion while getting an exclusive look at the incredible 40-foot-tall interactive metal globe structure and the charming Grove Lounge.

KRISTIN’S COLUMN

Welcome Home By Kristin Armstrong Illustration by Caro Ginorio

H

OME HAS NEVER MEANT MORE THAN IT DOES AFTER THIS

past year. I am more grateful than ever for our actual house, the structure that contains us. It amuses me that I was thinking of downsizing when my kids went to college, restructuring my nest. Little did I know that it would rarely be empty and would need to expand to include my kids, various friends, girlfriends, boyfriends and dogs. At one point my daughter Grace brought seven friends from Boulder here, and they all did online classes from various places in the house or on the back porch. Then they would swim, cook dinner and watch movies. I had this rare and beautiful chance to actually get to know my daughter’s friends from freshman year. When would I get that opportunity otherwise? A week at my house is not the same as a random dinner in Boulder. Now when we FaceTime, I know her people and her people know me. I am also grateful for the home that the structure represents—the sanctuary, the respite, the comfort, the ease. I love that we are hidden, our courtyard is a moat for our front door and our backyard is fenced and entirely private. A dog door grants freedom to our fur family and includes stone steps for little Stella, so there is no size discrimination. The deer that have overtaken the neighborhood cannot snack on our roses or our side yard field of bluebonnets. The post-SNOVID landscape, which for many weeks was a sea of dead brown-orange and resembled a bad bikini wax, is finally starting to regreen, palm fronds and fern sprouts unfolding with hopeful tenacity. A hammock swings lazily between two perfectly apportioned trees and is my favorite spot to meditate.

JUNE 2021 | tribeza.com

I regularly get notes in my mailbox asking me if I want to sell. Californians and New Yorkers are flocking here, and I don’t blame them— pandemic, taxes, opportunities, gas prices, schools, politics, you name it. Austin is a pretty magnetic destination these days. Real estate prices are so high it might be tempting, except where on earth would I go? There is nothing for sale and absolutely nowhere like home. For the past year my home has also been my office. I see my clients over Zoom all day long, my people peering into my home office as I peer into their homes, cars, pantries and closets. I see clients covered in children, dogs and demands, a real-life diorama actualized before me. Therapy has never been more personal. I light a candle on my desk every morning to invite and invoke a Higher Presence into my space, and at the end of my day I blow out my candle, giving thanks for a day of passionate purpose and asking the Divine to take whatever is not mine to carry. This is essential because my commute is a short hallway into my living room, where the rest of my life awaits. I am vaccinated and looking for new office space, but it needs to be right. I am spoiled in my own oasis. I am in no hurry, liking the idea that summer awaits, expansive and inviting. I can see clients online just as easily from my Santa Barbara nest, and it’s even better with the two-hour time change. I am a morning person and can be on the beach by late afternoon. Perhaps we all have a deeper appreciation now for our neighborhoods, our homes, our work, our schedule, our family, our friends, our clients and our community. As people migrate to our beloved city, we can value even more the jewel that was already our treasure. At the same time, as more arrive we must maintain the things that made us so desirable in the first place. Our friendliness, inclusion, openness, intellect, artistic eye, kindness, honesty and humor. When I moved here after college, I remember telling people why I loved Austin: You cannot pass by someone without eye contact and a smile. People hold the door for you. Texans will tell you the truth. (New Yorkers will too, but it sounds harsher without the “y’all.”) People here wave to you in traffic. People don’t care how much money you have. Flip-flops are welcome anywhere. Nature is queen. Trees are people too. Dogs are welcome. Music is sacred. Margaritas and queso constitute a meal. A breakfast taco cures everything. Bluebonnets are a reminder that everything will be OK. As life returns to whatever normal means, we must hold onto all we were, all we learned and all we want to become. Just as contentment is the awareness of what we already have, home is the reminder of who we always wanted to be. As my dad always says, the porch light is on.

AN INSIDER’S GUIDE TO

Austin’s Hidden Neighborhood Gems By David Clough

T H O R O U G H LY DELICIOUS

Ryan Goebel became enamored with bread while touring as a musician. “I started baking in my free time and fell in love with the process of making sourdough—it’s a beautiful blend of art and science,” says Goebel, owner of ThoroughBread. Soon Goebel turned his attention to bread-making full time, opening his Zilker neighborhood bakery in November 2018. ThoroughBread quickly became a local hot spot for fresh bread, cookies and “Burridoughs”—a breakfast burrito made with a flaky, bready wrapping rather than a tortilla. “We’re proud of our entire menu,” says Goebel. “The items that I tend to gravitate towards are the banana-Nutella cookie; the white sourdough; and the brisket, egg and cheese Burridough—we switched to using Terry Black’s brisket last year and they are so much better now. They make killer brisket.” thoroughbreadatx.com

T R O P I C A L S TAT E O F M I N D A retro-inspired cafe, restaurant and bar, Kinda Tropical is a Govalle neighborhood chimera beloved for its coffee, cocktails and savory bites. The restaurant says it’s been improving its food menu over the past few years. “We’ve been around since 2016 but did some restructuring in 2019 and are the new and improved Kinda Tropical now,” says Courtney Goforth, director of marketing for Kinda Tropical. “A very popular item from our food menu are our Cuban yucca fries. They are served with a jalapeño-avocado dip and [are] so crunchy and delicious—they’re also vegan.” Kinda Tropical’s cocktails and margaritas are best enjoyed outside on the restaurant’s abundant patio space. “Our mezcal paloma is great—it’s got a smoky mezcal finish that goes with the tartness of the grapefruit, and it’s so refreshing,” says Goforth. “We also have two frozen cocktails, piña colada and mango margarita. We’re adding two more machines that will have new flavors. All of our frozen drinks are made with puréed real, fresh fruit.” kindatropical.com É 3501 E 7TH ST, AUSTIN, TX 78702

Living In Stereo is more than a cool hangout spot to shop for vintage vinyl. Brothers Enzo and Robert Johnson created their music store out of a love for Austin’s eclectic character. “We decided to open Living In Stereo to share our passion and love of music, vinyl records, guitars, midcentury-modern furniture and art,” says Enzo. “We wanted to give people a place that we felt really reflected the uniqueness and true vibe, attitude and character of Austin.” Located in South Austin, Living In Stereo features a full espresso bar with to-go coffee, made with locally roasted beans from El Tigre Coffee—the perfect pick-me-up when you’re browsing bins of vinyl records and shelves of turntables and audio equipment. “We also carry vintage stereo consoles that we retrofit with better components, guitars, furniture, locally crafted custom neon signs, collectible movie and music posters, incense, candles and other home goods,” says Enzo. livinginstereoatx.com É 4361 S CONGRESS AVE UNIT 107, AUSTIN, TX 78745

After years of selling collectible books online, Sheri Tornatore decided to open up her own bookstore in the summer of 2011. “I missed the dynamic of an open shop—hand-selling my favorites, meeting like-minded bibliophiles and newcomers to collecting,” says Tornatore, owner of South Congress Books. Her store offers a wide selection of used, rare and vintage books, including signed editions by famous authors. “The vibe of South Congress Avenue in those days was still a little scrappy, and we felt that a small store with high-quality, hand-picked used and collectible books would not just fit in but actually add something to the culture of the neighborhood.” Ten years later, Tornatore’s bookshop is still elevating South Austin. “It’s my dream to be able to open my door and share what I find interesting with other people,” Tornatore says. southcongressbooks.com

Located next to Italian eatery L’Oca d’Oro on Simond Avenue, the Mueller watering hole showcases a cornucopia of craft beers, wine and coffee, with a rotating selection of brews in bottles and on draft. “We have 30 draft lines—27 are for beer; three are for wine. We probably have over 1,000 unique beers in our inventory altogether,” Jacobson says, adding that the craft beer store has a dedicated following because of its unmatched variety of beer options. “It’s the depth and breadth of our beer selection that keeps customers coming back.” whichcraft.com É 1900 SIMOND AVE #200, AUSTIN, TX 78723

HYDE AND SEEK This isn’t your average convenience store: A combination organic grocery and gas station with a wide selection of beer, wine, tools, hardware and household goods, Hyde Park Market, a.k.a. “the Flag Store,” is a sought-after one-stop shop that seems to have a little bit of everything. Highlights include international candies, interesting ice cream flavors and hundreds of beer brands. Located on Duval Street next to the Shell gas station, the Flag Store gets its name from the bevy of international flags waving outside the entrance. And of course, those flags are available to purchase inside. Hyde Park Market says it has flags for sale representing every country and U.S. state, along with vintage and current military flags, university flags and more. É 4429 DUVAL ST, AUSTIN, TX 78751

You don’t need to be a cigar connoisseur to feel welcome at Habana House South, a comfy lounge and retail shop off South Congress Avenue. Men and women are relaxing in leather chairs and puffing on highend cigars; a state-of-the-art air-filtration system on the ceiling pulls smoke away from the laughter and conversation. “Customer service is our number-one priority,” says manager Daniel Rhodes. Both newbies and aficionados are treated with equal care and respect by the knowledgeable staff. You might need some help, too—inside the humidor there are hundreds of cigar brands to choose from. “As one of the largest humidors in Central Texas, your options from the classics to the new discoveries are all here,” says Rhodes. habanahousecigarlounge.com/south-lounge É 3601 S CONGRESS AVE SUITE K300-A,

Located in the Tarrytown neighborhood, Littlefield’s serves up menu items from both Veracruz All Natural (think tacos, fresh juices and smoothies) and Medici Roasting (coffee, espresso and pastries). The outdoor area is spacious, with bar seating, picnic tables and a small field shaded by oak trees. OVE OVER, WHITE CLAW: THERE’S A NEW SUMMER DRINK

in town—and this one’s Texan, born and bred. Founded by Royce Itschner, Adam Love and Dub Sutherland, Epic Western launches its line of ready-to-drink cocktails this summer. After starting their company in San Antonio in 2019, the three entrepreneurs are partnering with two other Lone Star brands, YETI and Brown Distributing, to bring their products to liquor stores, bars and restaurants across Texas. From agave harvesting and distilling to canning and distribution, every element of an Epic Western cocktail is sourced entirely from Jalisco, Mexico. The perfect marriage of quality Mexican ingredients with the iconic Texan cocktail, the new brand combines 100% blue agave tequila, certified Mexican mineral water, sea salt and real lime flavor. With no additives or seltzer, the result is a combination of pure and simple ingredients for a refreshing drink at the pool, on the dock or floating the Guadalupe.

Specializing in her own “Keep Austin Weird” zip code of 78704, plus Downtown, Clarksville, Pemberton, Tarrytown and Westlake. CARL SHURR

ABA

Dining at Aba is an experience, “like taking a mini-vacation,” says Carl. The atmosphere and food will sweep you away to the Mediterranean. Combined with its excellent service, Aba is an easy choice for one of his personal favorite places for lunch or dinner in Austin.

TRAVIS HEIGHTS Carl Shurr is an experienced and award-winning real estate professional in Austin’s luxury real estate market. His annual sales have consistently ranked him in the top 1% of all Austin-area Realtors for over a decade. He is also a member of the Elite 25, Luxury League and Kuper Sotheby’s Circle of Distinction.

SUMMER HOUSE

Prior to real estate, Carl studied finance and began his professional career in investment management. His interest in real estate was first as an investor, but he soon began helping others find and acquire property, and his real estate business took off from there.

One of my favorite patios in Austin, Summer House, is a relaxing and beautiful spot to unwind and enjoy a casual yet sophisticated lunch or dinner. A perfect place to walk to in the Travis Heights neighborhood.

Carl’s strong local and global network allows him to connect his clients to the most exclusive properties on and off the market. His connections and experience are invaluable assets in today’s ultra-competitive real estate marketplace. Outside of work, Carl lives in Travis Heights and enjoys traveling, boating, tennis, hiking and taking his dogs, Dude and Rocky, for walks in Stacy Park. WHAT I LOVE ABOUT TRAVIS HEIGHTS

Travis Heights is a perfect blend of city life and nature. Many of Austin’s best local restaurants, boutiques and hotels lie along South Congress Avenue, many with a picture-perfect view of Downtown and the Capitol. Centered in the middle of Travis Heights are Stacy Park and Blunn Creek. Walking along the creek and trails of Stacy Park, it is so peaceful that one feels as if they are miles away from the city. And, finally, along the northern edge of Travis Heights is Lady Bird Lake and the hike-and-bike trail. Whether you are walking, biking or running, this section of the trail and lake is one of the most beautiful places in Austin.

I have been shopping here since the ’70s, when it was located in the TarryTown Shopping Center and had a soda fountain in addition to the drugstore. Now even larger and located in Casis Village, you will find gifts, cards, merchandise and treats.

As a Million Dollar Guild Member, Anna can put her knowledge, people skills and extensive networks to work for you in the Austin luxury real estate market. She is renowned among colleagues and clients for her integrity, loyalty and professionalism. Anna offers the quality services and attention her clients deserve, as she focuses on building lasting relationships founded on confidence and trust. Year in and year out, Anna is one of the top-producing residential real estate agents in Austin. She is a top 1% producer, and she has had another tremendous year. Anna understands that no client is looking for a cookiecutter home solution. Whether her clients seek to obtain the best price for their current home or have specific design needs they are searching for in their next home, Anna’s counsel and guidance are extraordinary. WHAT I LOVE ABOUT TARRYTOWN

Tarrytown is a wonderful and established neighborhood. You will see people walking their dogs, visiting the three surrounding parks, riding their bikes on the bike path and so much more. Our homes range from twobedroom bungalows all the way up to multi- milliondollar properties located along the shores of Lake Austin. Tarrytown has wonderful people living in the neighborhoods, visiting local shops and the public library, while only 5 miles from Downtown Austin. Tarrytown schools are Casis Elementary, O. Henry Middle School and Austin High School, with numerous private schools within a short distance. A warm and welcoming neighborhood to call home.

ADAM ZELL

WESTOVER HILLS SISTERS SNOSHACK

A Boston transplant, Adam Zell has been enjoying the great city of Austin since 2009. Adam is an interesting mix of East Coast hustle and Southern hospitality. With over 10 years of real estate experience and over 600 completed transactions, he has experience working with buyers, sellers and investors alike. Adam treats every transaction like it’s his own. He prides himself on his strong communication skills and is open, honest and reliable while advocating and negotiating on his clients’ behalf. Seeing his clients happy at the end of the day is his number one priority. Adam loves working hard and coming home to his wife, Rachel, and their two daughters, Goldie and Fiona. He will tell anyone that being a dad is the coolest! Adam resides in Westover Hills and loves the scenic, wide streets, where he is frequently seen on scooter rides with his girls. He is passionate about sports, food, music and spending quality time with his friends and family. WHAT I LOVE ABOUT WESTOVER HILLS

The gorgeous live oak trees that line the residential streets make this neighborhood truly special. The homes in this neighborhood are typically ranch-style or midcentury modern, and many sit on quarteracre-plus flat lots!

The perfect place on a hot summer day to treat my girls to a shaved ice!

ANOTHER BROKEN EGG CAFE

A solid new addition to the neighborhood. This well-run chain offers great customer service and a variety of tasty breakfast options (including a legitimate kids’ menu)!

TORCHY’S TACO

Consistent and never disappoints. The queso is one of the best in the city, and for lower carbs, try a taco in a bowl. My faves: chicken fajita and the Democrat.

Westover Hills is a small and friendly neighborhood. It’s not too far away from Downtown, but it feels quiet, tranquil and timeless. In addition to its prime location, Westover boasts excellent schools across the board. Westover Hills is a great neighborhood for those who love an active lifestyle. SUSAN BARRINGER

CLARKSVILLE

KICK PLEAT

You always feel dressed to the nines with a piece from Kick Pleat. I’ve long said that owner Wendi’s eye in buying is the tops!

This issue of Tribeza profiles June baby Susan Barringer in her birthday month. Susan is a born homemaker, nurturer and foodie. Her love of home economics and cooking prompted the nicknames “Betty Crocker” and “Martha Stewart.” Growing up in Austin in the ’70s, Susan witnessed the area evolve from a collection of warehouses on Second Street hosting basement bands to a cosmopolitan paradise.

LIN ASIAN

West Sixth is such a colorful corridor. Lin Asian is a breath of fresh air with a healthy twist on Chinese cuisine that I love sharing with friends and family.

Today, Susan is a hot yoga practitioner and dedicated Realtor advocate for her clients. Susan is excited to be sharing her passion for Austin while serving those who are lucky enough to call it home. Her mission is to bring ease and expertise as she helps families navigate life’s transitions. Mentoring new agents satisfies her desire to cultivate and encourage growth. You can find Susan enjoying meals with friends in the velvet booths of Jeffery’s or sharing ideas over coffee at Caffe Medici.

WHAT I LOVE ABOUT CLARKSVILLE

I’ve witnessed Austin’s transformation, but what I love about Clarksville is that it contains within it a multitude. It has the best the city has to offer—you are five minutes to your Downtown office, but it’s still what Austin is all about. I sell luxury, and my biggest luxury is being able to walk, bike and experience everything I love in one close-knit community. While walking to yoga, some of the best dining in town or the neighborhood dog park, neighbors still stop to say hello. The experience of Austin through Clarksville is very grounding for me.

Westgate is blossoming with more and more cool and local businesses opening their doors. It’s super close to Downtown, yet far from the crowds and bustle. It’s been great living here, as this past year was truly challenging, and all we needed was within a 5-to-10-minute drive or walk. JULIA MISTLER

FONDA SAN MIGUEL

Fonda San Miguel is my go-to for family celebrations or a quiet night at the bar. An Austin staple since 1975, I love the Mexican folk art displayed throughout the restaurant. Known for its interior Mexican cuisine, I never miss the ceviche and a pescado dish, as well as the crepes for dessert.

ALLANDALE Known for her friendly personality and tireless hustle, Julia Mistler loves to meet new clients and connect with old ones to buy or sell their homes. A native Texan and proud Austinite since 2005, Julia makes client relationships her first priority, and she has created a network of trusted clients and referrals. After working for years in professional services, Julia brings her corporate skills to the real estate industry as a constructive listener who attunes to her customers’ needs. Her energy, professionalism and relatable personality make her an effective partner in delivering your real estate goals.

UPTOWN MODERN

A furniture piece (or 10) from Uptown Modern is the perfect companion to Allandale’s midcentury vibe. All of their pieces are lovingly restored to their original glory. They also have an assortment of vintage light fixtures, art and cocktail glasses (my fave).

Julia lives in Central Austin with her husband and children. She enjoys volunteering at St. Andrew’s School and Austin High School, as well as a Friend of Travis County Medical Society. When she isn’t selling real estate, you can find Julia walking her dog, Lula; watching her kids at their sports and events; eating at a great Austin restaurant; or watching a show in Austin’s live music scene. She loves her city and wants to share all the fantastic things Austin has to offer!

SHOAL CREEK NURSERY

WHAT I LOVE ABOUT ALLANDALE

Allandale is a quiet neighborhood in north-central Austin. It sits along the west side of charming Burnet Road, which offers a variety of old and new local shops, restaurants and businesses.

JULIA PHOTOGRAPHED AT FONDA SAN MIGUEL

My favorite (and prettiest) garden store in town. On an acre and a half of green, the nursery has the best plant and succulent selection that I have seen, as well as imported pottery and water features. It’s an easy place to swing by for gardening supplies or a gift.

Allandale boasts tree-lined streets with mature vegetation and mainly homes built in the 1950s and 1960s, retaining the charm of their midcentury beginnings. There are many new and modern homes to choose from as well. The winding streets lend to family bike rides and community block parties. Allandale is home to green space and the best of Austin parks, like Northwest Park. With its excellent schools, it has become an increasingly popular place for growing families. Proximity to Downtown and the Domain area makes Allandale an easy choice for commuters.

LORO

Tia lives in 78704 with her dog and the neighborhood peacocks. WHAT I LOVE ABOUT SOUTH LAMAR

What I find most attractive about South Lamar and all of 78704 is an eclectic and casual neighborhood where everyone is welcome. Like Matthew McConaughey said, “Nobody’s too good, and everybody’s good enough.” This describes the neighborhood’s vibe perfectly.

Above & Beyond ELITE AUSTIN HELPS SELLERS GET THE BEST PRICE FOR THEIR HOME

A

USTIN’S REAL ESTATE MARKET IS SIZZLING, BUT THERE’S

still a crucial step sellers can take to close a deal they’ll be thrilled with: home staging. “When a home is empty, it’s easier for prospective buyers to focus on flaws,” says Valerie Pierce, founder of Elite Austin. “They’re seeing dollar signs instead of envisioning their dream home. Even in an extreme seller’s market, staging offers you a major ROI, increasing the number of offers and odds of meeting or exceeding the asking price as well as decreasing time on the market.” Elite Austin is a full-service interior design firm specializing in furniture and décor rentals and home staging for private owners, builders, investors, developers and spec homes. The company’s warehouse of designer curated furnishings and décor (all of which have an option to buy and can turn a staged home into a turnkey deal) as well as its team of experienced designers can save sellers valuable time and money.

66

JUNE 2021 | tribeza.com

Staging the key common areas including living, dining, master and study helps buyers fall in love with the home.

“It can take days or weeks to stage a home yourself, versus a half-day when we do it,” says Pierce. “It’s also hard to step outside your own taste and focus on the buyer’s perspective.” Elite Austin gives sellers the option to turn the entire staging process over to the Realtor, so they can focus on other priorities. Even if you have an experienced Realtor, professional home staging gives sellers an advantage. “When we assign a designer to a home, some of the key things they’re assessing, besides the property itself, are the neighborhood and buyer demographic,” says Pierce. “It’s all about who’s buying your home and enabling them to envision their life there and future events.” Pierce notes that many Austin buyers are waiving appraisals due to the current market, but for those who don’t, staging makes a difference by increasing the perceived value. Ultimately, says Pierce, “Staging helps ensure sellers get to the finish line.” FOR MORE ON THE SERVICES OFFERED BY ELITE AUSTIN, GO TO TRIBEZA.COM/ELITE-AUSTIN AND VISIT ELITEAUSTIN.COM.

OPPOSITE:

A glimpse inside the sanctuary at David Chapel Missionary Baptist.

FOR THE MODERN TEXAS CITY, defining an architectural identity ranges from the obvious to the elusive. San Antonio’s visual character is easy to name, for example, its Spanish Mission aesthetic of the 1700s and 1800s largely preserved and integrated into the city’s modern development. But in Austin—smaller in size, younger in civic maturity and where the inf lux of new money and corporate real estate continues to take a toll on the historic landscape—pinpointing a distinct identity is a different dilemma. As buildings that denote a unified design aesthetic rapidly disappear, neighborhoods with the most distinct heritage face waves of gentrification, bringing in turn a deluge of generic modern development. Austin’s East Side has long been the poster child for this shift, and as home to many of the city’s vanishing historical buildings, it’s becoming increasingly difficult to piece together a cohesive architectural personality. But in a collection of neighborhoods largely populated by Black residents forced to migrate east by the city’s 1928 Master Plan and the arrival of Mexican and Mexican American families from across the Southwest, religious institutions are uniquely situated to tell the story of East Austin’s visual heritage. For Black American neighborhoods of the era, the local church was more than just a building for Sunday service: It was a multipurpose community hub that not only provided a space of refuge but also filled vital service tribeza.com

gaps for its congregation. The church provided supplementary education for children stuck in underresourced public schools, social outlets for Black residents who weren’t allowed in private clubs and meeting spaces for community organizing and political activism. As the first Black graduate of the University of Texas School of Architecture and the first Black architect certified in the state of Texas, John Saunders Chase envisioned worship spaces that were both stylish and functional. For Chase, the complex role of the architect was to combine the many facets of church life into a single, modern structure, and his elegant solutions to these problems are on full display in two of East Austin’s most iconic churches: David Chapel Missionary Baptist and Olivet Baptist. This ethos of merging the civic and faith spaces is a unifying theme across churches on the East Side. Once the first structures built in newly established communities, today they stand as the last original buildings amid the chaos of change. Taking the time to study these buildings, developers might find clues as to what an integrated, historically conscious new Austin could look like. From the Lloyd Wright-inspired midcentury-modern precision of David Chapel to the spacious, sacred minimalism of Wesley United, the East Side harbors a quiet wealth of exceptional spiritual architecture that has as much to say about the present as it does the past.

Colorful stained glass windows adorn the lobby at David Chapel.

fter outgrowing multiple locations throughout the ’20s and ’30s, David Chapel purchased its current plot in 1958 and hired a budding young architect, John S. Chase, to design the new building. Unable to secure a loan from white-owned banks, the church received funding from the St. John Regular Baptist Association and secured the services of

the Oliver B. Street Construction Company for fabrication, making it one of the rare entirely Black-run, Black-funded building projects of its time. Such was its impact that Ebony magazine featured the church in a 1960 issue. The building itself is a marvel of modern church design: “Chase was ahead of his time,” says Rev. Joseph Parker Jr., David Chapel’s pastor since 1992 and a member since 1979. While very clearly inspired by Frank Lloyd Wright, as Parker notes, “there was a theological underpinning to his design.” From its elevated sightlines, all pointing to the baptistery as a focal point, to the humble height of the pulpit, the main sanctuary is full of ideas straight from Chase’s graduate thesis. He even had opinions on the ideal placement of the choir: “The choir should be grouped and located in a way that it does not take center of interest.... Music in the service should give the impression of an indispensable and closely woven part of the service as a whole and should not impress one as a program number.” The resulting front stage sees the pastor f lanked by singers on either side like a heavenly chorus. Inlaid skylights and ascending side windows set against high, angled ceilings f lood the stage with light. When Rev. Parker describes the mise-en-scène as taking the audience’s gaze “up to the heavens,” that’s exactly how it feels from the pews. Separating the main hall from the education wing and lobby (which once featured an entire magnolia tree) is a kaleidoscopic block grid of stained-glass windowpanes—a modernist touch that creates a Bauhaus effect when sunlight pours through. On the foyer’s opposite side is more

stained glass, an illustration whose palette and style evoke the work of Jacob Lawrence, a pivotal African American painter of the era. From the outside, the bell tower is the building’s trademark feature. Back when the electric carillon used to sound twice a day, its booming chimes served as a reminder of David Chapel’s presence in East Austin as a beacon of hope and support.

St. Julia Catholic Church Location: 3010 Lyons Rd Founded: 1957 Built: 1957

S

t. Julia is relatively young compared with other notable Catholic parishes in East Austin, and its midcentury-meets-1960s minimalism suits its age. Like many Mexican American Catholic churches in the Southwest, there’s more than a hint of Spanish Mission inf luence. Taking up the entire corner lot at Tillery and Lyons, the subtly sprawling campus includes a simple but charming two-story brick parish that still houses parishioners today; a serene, tree-lined garden that serves as the campus’s courtyard; and a U-shaped compound of classrooms and offices. The garden’s centerpiece is a half-domed stone grotto donated by a church member in 1985—a brightly hand-painted shrine dedicated to La Virgen de San Juan de Los Lagos and filled with votives and f lowers. That’s just one example of the vibrant public-facing art that makes St. Julia a landmark: One exterior wall features a classically painted mural of Jesus, whose greens, whites and clay reds comprise the church’s palette. But the real standouts are the stainedglass windows, four on either side: Unlike the purely religion-themed stained glass at similar churches, these feature ancient Aztec imagery, battle scenes from tales of old Texas and famous Mexican American political figures like Cesar Chavez, Dolores Huerta and Erasmo Seguín. When the sun sets and the late Mass starts, the sanctuary lights illuminate the glass murals from inside: the view from the street is surreal.

“It feels sacred; you feel like you’re in a true sanctuary.”

Wesley United Methodist Church

O

Location: 1164 San Bernard St Founded: 1865 Built: 1865

ne of the oldest Black churches in Austin, Wesley United was established for freed former slaves around the end of the Civil War. Their first meeting place was just west of downtown at Neches and Ninth streets, but when the 1928 Master Plan forced Austin’s Black population east to the city’s newly designated “Negro district,” Wesley was forced to move to San Bernard. The beauty of the Wesley building is in its simplicity. A tall, no-frills, traditional pier-and-beam structure, it features some of the most well-preserved and deeply atmospheric architectural details in the city. The ceilings make the first impression—high but not overbearing, buttressed with gorgeous mahogany brown exposed beams, gleaming at the joints in brass patina

and carrying all the original lighting fixtures at their corners. What would cost contemporary homebuyers a small fortune in today’s market was most likely a cost-saving measure—a subtle irony of the changing times. The second impression is the quiet. All empty churches are quiet, of course, but the silence inside Wesley sounds different: weighty, reverent. As church historian Arlene L. Youngblood describes it, “It feels sacred; you feel like you’re in a true sanctuary.” The pulpit is humble but beautifully crafted, adorned with little more than a small wooden cross on the back wall and the words “Holy Unto the Lord” painted in gold leaf on the overhang.

The simple but stately exterior facade of Wesley United Methodist stands in perfect harmony with its atmospheric interior architecture.

Purple and gold patterned stained-glass windows border the outside walls, anchored by a large, circular, bloom-shaped stained-glass window upstairs behind the balcony. Shiny brass pipes jut proudly from walls left of the altar, pipes that once bellowed hymns from the only pipe organ owned by a Black church in the city of Austin— gone now, unfortunately. Despite its modesty in both size and flourish, everything about the building screams, or rather whispers, craftsmanship and attention to detail. They simply don’t make churches like Wesley United Methodist anymore.

riginally located at Fifth and Guadalupe, the church moved to East Ninth Street in 1926 to accommodate its growing congregation. the interior: It’s a clever mix of modern and classical. Small palm trees accenting the outside landscaping and the domed steeple pushing high into the sky both link the building with the old Mission churches of San Antonio and California. At once proud and dutiful, pretty and functional, the building doesn’t let embellishment get in the way of the real work of the church or meekness from letting it be a place of worship worthy of the God it honors.

Ebenezer’s Gothic style and iconic neon sign make it a must-see landmark in East Austin.

Ebenezer (Third) Baptist Church

Location: 1010 E 10th St Founded: 1957 Built: 1957

T

here is no bigger influence on the architectural history and design of Austin’s Black churches than that of Ebenezer— more specifically the impact of its second and most notable head pastor, Rev. L.L. Campbell. Such was his stature in East Austin that Chase mentions him by name in the section of his thesis dedicated to the power of local pastors. “The majority of Negro Baptist churches in Austin are direct reproductions of the Ebenezer Baptist Church design which was the brainchild of the late Rev. L. L. Campbell,” Chase writes. The building he’s referencing was the first constructed at Ebenezer’s current site on East 10th Street in 1915, a stucco tabernacle that was the spiritual predecessor for the 1955 building that stands today. It was Campbell’s vision that inspired the imposing Gothic style that came to define the early Black churches of the East Side. A towering brick structure on a corner lot just east of I-35, Ebenezer, with its iconic neon sign, is the closest thing to a “Welcome to East Austin” sign that’s still standing. In an era of uneasy footing for the city’s Black and marginalized communities, the building’s unshakable presence in the East Side skyline is a calming visual mantra. The message: We’re still here. tribeza.com

Steele’s experience working with Bunkhouse and McGuire Moorman shine through in her simple but elevated renovation of the neighborhood spot.

Steph Steele is stoked,

and her excitement is infectious. Just weeks after seeing her literal dream come true with the March 8 opening of her store, Tiny Grocer, business is strong, and Steele is giddy from the enthusiastic reception. The 1,730-squarefoot shop is in the former Farm to Market Grocery on South Congress. “I’ve had my eye on this space since I moved to Austin in 2008,” Steele says, joking that she used to routinely pester Farm to Market owner Peg McCoy about selling. “It was just the right location. I’ve always loved exploring neighborhood markets, and Peg did such a great job of building a following of loyal customers and serving the neighborhood.” Steele’s background makes her uniquely prepared to fill McCoy’s shoes. Her résumé spans Austin’s A-list of grocery, design and hospitality companies, starting with 24 years managing Whole Foods stores in the Bay Area and Austin. Steele then became director of operations for the Bunkhouse Group under Liz Lambert, which led to an opportunity to open Swedish Hill bakery for McGuire Moorman Hospitality as its project director and general manager. Steele had planned to buy Farm to Market from McCoy and open Tiny Grocery last year. And then the pandemic hit. tribeza.com

78

JUNE 2021 | tribeza.com

A year later, Steele felt the timing was finally right. After minor renovations (new shelving, polished concrete f loors, repainting), she opened the door to McCoy’s former regulars, tourists and wary Austinites venturing out of their neighborhoods for the first time in a year. The refreshed, newly modern space (“I like clean lines and an uncluttered look”) has a tiny deli tucked into the back of the store and a walk-up coffee and pastry window. The baked goods and bread are from Swedish Hill. “It feels extra special being able to serve the community during COVID,” says Steele, who brought on her former Whole Foods colleague Jason Sprague as a partner. “Grocery is a tough business, with thin margins. I’m stoked this has been so well-received, especially now.” Tiny Grocer carries an impressive curation of specialty food and apothecary items, as well as natural wines. You might run in needing nothing more than an onion from the modest but pristine produce selection. You’re likely to emerge an hour later with Texas-grown heritage f lour from Barton Springs Mill; an array of small-batch bitters, syrups and other bar staples; and handcrafted English chocolate bars enhanced with rye crumbs, milk and sea salt. The deli makes sandwiches and salads to order and seasonal prepared foods; local delivery is coming soon. Should you require condiments for your homemade meals, Steele also has you covered. “I love condiments! Right now, I’m into this small-batch, barrel-aged California apple cider vinegar from Little Apple Treats and Haku Sakura cherry blossom shoyu—the f lower is actually in the bottle. It’s amazing stuff.” For Steele, sourcing and testing new products and creating displays is something she’s been doing for decades, but now, she’s calling the shots. “I feel like Whole Foods raised me, and Liz and Larry left their design imprint on me,” she says. “There’s so many great people here, doing great things.…Austin is the best thing that ever happened to me.”

Whether searching for refreshments from the walk-up coffee window, fresh sandwiches from the deli or specialty products, Tiny Grocer has something for everyone and every need.

traverse wild parks, pick up fresh vegetables from the farmers market and scope out creative urban dwellings arranged in nearly identical rows. A roughly 3-mile loop encircles the whole community, with nature-inspired art installations acting as anchor points for anyone looking to activate their sense of wonder. Artist Dixie Friend Gay works in series, but the placement of her three Mueller sculptures are, to her, a coincidence courtesy of Austin urban planners. Around 20 years ago, when the Mueller neighborhood was undergoing its initial renovation, the city short-listed Friend’s proposal for a public art installation along I-35: a herd of pink buffalo honoring the paved-over migratory corridor. Mags Harries and Lajos Héder ultimately won the grant for their blue, solar-energy-converting “SunFlowers,” but the city kept Friend’s file. When the budget for a smaller project opened up, Friend returned to Austin with her portfolio and workshopped a different idea. After a considerable development period to ensure the piece would fit the location, Friend settled on a giant steel spider, now perched over a walking path in tribeza.com

Mueller’s Southwest Greenway. From across the pond, “Arachnophillia” emerges from a thicket of trees with one friendly appendage reaching forward—or stomping, for the arachnophobic. Towering at an impressive 23 by 31 feet, the structure is meant to oxidize, taking on an industrial red glow over time. “It’s about the honesty of the materials of corten and stainless steel and how it sits in the environment,” says Friend, noting how the park has grown wildly around the spider since its installation in 2008. A helpful plaque—one of many throughout the park—acquaints visitors with Texas spiders. Friend’s second Mueller work, “Lake Nessy,” rises from the ground outside the children’s museum, Thinkery. Installed in 2014, the mosaic serpentine monster is the most cheerful of the three sculptures: Countless glistening glass and ceramic tiles, many of which were hand-fired in Friend’s studio, give the creature a sea-slicked look in the sun. Clusters of smaller sea life gather around Nessy’s curves. An inquisitive walk around her becomes as interactive as climbing on her back, which children are constantly clamoring to try. Practical concerns influenced much of Nessy’s design, recognized in 2016 by Americans for the Arts. For cost-efficiency, engineers pushed Friend toward a straighter neck than she originally designed, and the variations in tile patterns are made to hide seams. During Friend’s last visit to Austin, she noticed that a change to Nessy’s environment suddenly made her much more accessible. The city had installed a walkway approaching the sculpture from the front, rather than from the sides. “It was fun to see her from a different perspective,” Friend says, “and that comes about through the urban planners.”

Friend’s focus on ecosystems and preservation is a direct remnant of her upbringing on a ranch in Oklahoma, 30 miles from the nearest town. The isolated setting stoked an interest in nature and altered states of consciousness. The weather shaped each day, and her moods. Now in Houston, Friend says, “I consciously make the effort to get outside at sunrise and at sunset so I can see that magic light, so I can see things … in a different way, to pause, and it can be meditative.” Nature even guides how she travels. The artist has built itineraries around the oldest trees she could find throughout the United States and Europe. “You can get there with yoga and breathing,” Friend says of the reflective mental state, “and you can get there with psychedelics. For me … I get there in nature.” Walking between the three Mueller sculptures, it’s easy to find that quality of artist-guided meditation: A journey through Mueller’s commercial, residential and wild side invites Austinites to tour their city, experience nature in a novel way and ruminate on how a city can collaborate with its inhabitants even as it continues to grow.

Friend’s most recent installment was an even greater feat of collaborative engineering. “Ocho,” a color-shifting octopus, drapes over a utility building in Jessie Andrews Park, named for the first female graduate and professor at the University of Texas. Inspired by movie monsters of the ’50s and ’60s, the design honors the block of production companies across the street, including an internet favorite, Rooster Teeth. Much like the abdomen of “Arachnophillia” and the mirrored scales of “Lake Nessy,” the entire surface of the octopus reflects sunlight, changing from teal to deep purple and mimicking the real sea creature. This sculpture, Friend says, took much longer than expected, but she thanks her Austin collaborators—Blue Genie Art Industries, Lars Stanley and Catellus—for working through the pandemic.

While Arachnophilia’s steel legs are meant to oxidize over time, its purple eyes and turquoise eggs will retain their glossy sheen.

Block Party FOREIGN & DOMESTIC IS NORTH LOOP’S PERFECT NEIGHBORHOOD HANGOUT

L

By Karen O. Spezia Photographs by Holly Cowart AST YEAR, I DROVE PAST FOREIGN &

Domestic a million times. Usually, I was en route to Home Slice for my weekly pandemic pizza pickup (COVID 15, anyone?) and hustling to get my hot pie home. Although I wasn’t able to stop, I watched with growing interest as the little North Loop restaurant slowly emerged from quarantine. At first, it offered just takeout and delivery. Then a few tables appeared on its sidewalk. Then a few more. And by early fall, F&D was in full swing, with its entire parking lot transformed into a bustling outdoor dining room. Driving by, it looked like a festive neighborhood block party with dogs and baby strollers, couples and singles, old hippies and hipsters, all happily eating and drinking and milling around. It seemed like so much fun—way more fun than eating pizza at home in my sweatpants. So when I felt comfortable eating at restaurants again, Foreign & Domestic was high on my list. It’d been 10 years since I’d eaten at F&D, back when it f irst opened, and a lot has changed since then. Most notably it has new chef-owners, Sarah Heard and Nathan Lemley, who took over in 2017. This talented duo met

while working at dow ntow n’s acclaimed Parkside restaurant, and they’ve brought F&D an approachable new perspective while keeping the menu local, creative and full of bold Texas f lavors. They’ve also continued its legacy as one of Austin’s pioneering farm-to-table restaurants, maintaining partnerships with local farmers and purveyors and highlighting their goods: Barton Springs Mill grains, 44 Farms beef, Windy Meadows Family Farm chicken, Hi-Fi Myc olog y mush room s, Joh nson’s Backyard Garden organic vegetables. The modest menu is thoughtfully crafted and changes with the seasons. But one permanent fixture is its signature popovers. On the menu since day one, these pillowy rolls are seasoned with savory Gruyere and black pepper and served hot from the oven with charred-onion butter. Each one is as big as a fist and impossible to resist. Another ongoing tradition is the wildly popular Tuesday Oyster Night with $1 oysters

and 50% off chilled wines. Pro tip: Make a reservation early, as they sell out fast. In addition to the addictive popovers, start your meal with the delightful Texas strawberry salad. A perfect antidote to the summer heat, this cool, refreshing stroll through the garden tosses simple greens, sweet ripe strawberries and shaved fennel in a smoked-pecan vinaigrette, topped with candied pecans and a schmear of ricotta cheese. The venison tartare is another popular starter, punched up with Middle Eastern almond dukkah spice and classically adorned with an egg yolk. For entrées, the succulent roasted Berkshire pork chop is served with creamy local grits from Barton Springs Mill and a zingy miso apple-cabbage slaw. For beef from nearby 44 Farms, there’s a sliced bavette steak and a juicy hamburger, perfectly proportioned and topped with melted cheddar, pickled red onions, green-tomato jam and whipped rouille sauce tribeza.com

For pasta lovers, there are rustic handcrafted noodles like campanelli with bitter greens and Parisian gnocchi with oyster mushrooms. Risotto is frequently on the menu, as is a rotating selection of fresh seafood. Leave room for dessert. Scratch-made pies are well worth the calories, like the silky buttermilk pie topped with a dollop of strawberry jam and toasted meringue. There’s always a selection of unique homemade ice creams, like saffron-rosewater, strawberry-pepper and bay leaf-buttermilk. And the terrific wine list is a romp around the globe that includes a few

trendy pét-nat and orange wines for good measure. As if steering an established restaurant through the uncharted waters of a pandemic wasn’t enough, the team behind F&D also opened a new restaurant last year in the midst of the escalating crisis. In May 2020, Lemley and Heard courageously opened Commerce Cafe in downtown Lockhart, which quickly became a hit with locals grateful for more-refined, non-barbecue dining. Over the past decade, F&D has garnered numerous accolades and the restaurant is undoubtedly cherished by a devoted community who helped buoy it through the pandemic with their unwavering support.
