BOONE COUNTY HOUSING MARKET The new construction home market in Boone County has been continually stable during the last five years and should continue to do so. Historically, during presidential election years, the overall housing market has had a slight decline in year-over-year sales. Home sales in Boone County increased by 9 percent in 2015 compared to 2014, and the first few months of 2016 have also seen increases, making this presidential election cycle unique thus far. Some of the contributing factors to the housing market’s success during this election cycle are decreased housing inventories, historically low mortgage interest rates, and rising rental costs. These housing market conditions make buying a new construction home now a smart investment. Housing inventories have remained low for the last three years for both existing and new construction homes. The number of new homes built nationally in recent years has not kept pace with population growth, as a result of the most recent recession, adding to already-tight home inventories. The lack of inventory drives up prices for buyers who delay purchasing because the market does not have enough desirable homes for sale to meet the needs of active buyers. Even as home builders increase new home production, those inventories still remain tight. Home buyers who purchase now will be able to take advantage of price appreciation due to low inventories when it comes time for them to sell if they only plan on living in a home for short time. Continued low inventories can reduce a homeowners’ risk of losing money on a new home purchase when it comes time to sell. Consistently, low interest rates have been a tremendous benefit to those buying new homes, especially to first-time home buyers. This group of buyers are now able to qualify 6

for homes that would have been traditionally second and third time buyer homes 15 years ago. Average rates for 30-Year Fixed Mortgages in 2016 continue to remain under 4 percent, whereas the average from 1971-2014 was 8.38 percent, according to Federal Reserve Bank of St. Louis. Prudent buyers would take advantage of the low rates now. Mortgage rates are expected to increase as the economy continues to improve, and buyers may have to forgo amenities because of affordability issues higher interest rates create. Rental costs for tenants have continued to increase nationally since 2000, even during the housing bubble burst. The rise of rental costs has even outpaced home price increases in many areas of the country, driving renters to consider homeownership over renting. As rental cost increases for tenants, homeownership becomes a viable option, especially when the mortgage interest deduction is factored into true ownership cost. New construction homes are even more attractive to current renters because of typically lower maintenance costs and higher efficiency ratings saving owners from repairs and high utilities. New construction homes may not fit every buyers’ needs or desires, but do offer many benefits to those considering purchasing a home. Economists at both the National Association of REALTORS® and the National
Home Builders Association see continued growth in the new construction housing market in coming years. Current market conditions make purchasing a new construction home now a wise choice. Waiting to buy a new home because of the election cycle or further improvement in the economy may cost more because of price appreciation and rising mortgage interest rates. Those who wait risk paying higher construction cost and mortgage interest as the national economy continues to improve. Home buyers considering a new construction home would be well-advised to purchase now rather than later.

Seven simple tips to making a move The thought of moving or downsizing can be overwhelming, but with a simple plan you’ll achieve the satisfaction of achieving your goal and actually enjoy the process. It’s really as easy as 1, 2, 3.

Select one area, say a dresser, to sort.

If you catch yourself being slowed down by a shoebox of photos or letters set them aside to enjoy after the goal for the day is accomplished. That way you make progress and get to enjoy the memories in the box at your leisure. If you know everything in the box is a keeper, put the box into the Keep Box to enjoy when you get settled in your new home.

Down payment dilemma:
How do you know how much to put down on a home? By Jaymi Naciri RealtyTimes
You’d be a homeowner right now if it weren’t for one thing: the down payment. Right? Even for those who have decent credit and make good money, the down payment is often the great homeownership killer. For many others, who do have enough money set aside to make a substantial down payment, the question is: how much? Conventional wisdom— not to mention most of the banks and a good portion of homebuying and financial experts—will tell you that 20 percent is the standard bearer when it comes to down payments. But is it really necessary to put 20 percent down? The short answer is: no. Now for the long answer. “Raising a 20 percent down payment isn’t an easy thing to do. Fortunately, you don’t have to. “It’s a myth that all homebuyers must have a 20 percent down payment to buy a home,” says Nancy HerreraSiples, a Riverside, Calif., branch manager at Primary Residential Mortgage on U.S. News. “So why do you constantly hear
that you need to put 20 percent down? Because if you don’t, it usually means you’ll have to shell out money for either private mortgage insurance or government insurance, which is usually financed by the Federal Housing Administration (FHA).” And there’s another rub for those who are already struggling to come up with the minimum down payment: that extra couple of hundred dollars per month feels like a penalty. It’s not, of course—”Mortgage insurance protects the lender in case you can’t make your payments and the house is foreclosed on,” said U.S. News— but that money can make a significant difference for those who are stretching to buy a home. Still, when your only option to buy is a low down payment, which can mean an FHA loan or one of the new low down payment loans from Freddie Mac and Fannie Mae—”At the end of
2014, the two governmentbacked companies announced plans to slash down payments from 5% to 3%,” said CNN— PMI might literally be a small price to pay. Especially if swelling rents are making homeownership look more and more promising. Remember that PMI does go away eventually when your loan balance is 80 percent or less of the home’s value. If you’re in an area where homes are rising in value, this could happen sooner than you think. Still confused about the ins and outs of down payments? Here are a few reasons to go high… or low. When to make a substantial down payment • When you’re looking to keep your monthly payment as low as possible and have cash to spare • When you just can’t fathom paying PMI When your goal is to buy a forever home and own it free and clear • When you are approaching retirement age and can envision a reverse mortgage sometime down the line • When you want to buy your house and pay it off as quickly as possible • When the rate is lower with a higher down payment. “The more you put down, the better position you are in for negotiating a lower interest rate with your lender,” said Credit.com. Plus, a “low down payment
might affect other loan features, such as…the points, which are upfront interest charges,” said Banking My Way. • If you’re worried about being under water. An immediate need such as a college tuition payment would make the smaller down payment more appealing,” said Banking My Way. • When you feel more secure setting money aside for emergencies instead of tying it all up in your house.

FIVE MISTAKES NEW HOMEOWNERS MAKE THAT ATTRACT PESTS By Family Features Spring is house-hunting season, and with warmer temperatures and increased rain, it is also the season when pesky creatures can invade homes. Even minor flaws in a new home should not be ignored as they can potentially lead to pest damage. Ron Harrison, Ph.D., entomologist with Orkin, recommends new homeowners avoid making these five mistakes:
OVERLOOKING TINY CRACKS Even tiny cracks and crevices in the foundation, doorways and walls where pipes enter the home could be inviting ants, roaches, spiders, rodents and other pests inside. A rat can squeeze through an opening as small as a quarter and a mouse can fit through a hole the size of a dime. Cockroaches, ants and spiders can enter through tiny crevices, too. Pests are attracted to shelter, food and water. Homeowners should promptly clean up all water and food spills, seal any cracks and crevices around doors, windows and pipes and install weather stripping around and under all doors, including garage doors.

Buying a home is an expensive investment and it may be tempting to save money with furniture from a thrift shop or garage sale, but bed bugs, spiders and even scorpions have been known to dwell in secondhand upholstered furniture. Once inside, they can spread from room to room. That’s why it’s important to inspect and quarantine — for several months if possible — all second-hand furniture before bringing it inside your home.
IGNORING INSULATION A home’s attic can be a gateway inside for many pests, such as rodents and cockroaches that nest in insulation. It’s important to inspect insulation for pest activity and damage: insulation that is wet, matted down, chewed or covered with droppings. New insulation technology incorporates materials specifically designed to help deter household pests.
IGNORING FLOORING AND SIDING DAMAGE Termites are called “silent destroyers” because they may be secretly hiding and thriving in a home or yard without immediate signs of damage. They cause more than $5 billion in damage every year in the United States, according to the National Pest Management Association. House foundations, wood framing, furniture and shelves are all possible feeding sites for termites. In spring, termites can be seen swarming around windows or doors. Other signs of termite activity include buckling wood, swollen floors and ceilings and areas that appear to be suffering from slight water damage. Brick and mortar homes are not termite-proof as they have wooden components, such as framing and flooring, that can host termite infestations. It’s important to work with a licensed professional to provide regular inspections.
NOT REPAIRING LEAKS Minor leaks may seem to be just that — minor — but leaks or condensation, combined with increasing temperatures in the spring, can create ideal conditions for cockroaches and other pests.

Killer Brownies PREP TIME: 15 Minutes COOK TIME: 23 Minutes
DIFFICULTY: Easy SERVINGS: 12
INGREDIENTS 1 box (18.5 Ounce) German Chocolate Cake Mix 1 cup Finely Chopped Pecans 1/3 cup Evaporated Milk 1/2 cup Evaporated Milk (additional) 1/2 cup Butter, Melted
60 whole Caramels, Unwrapped 1/3 cup Semi-Sweet Chocolate Chips 1/4 cup Powdered Sugar boiling water) melt caramels with additional 1/2 cup evaporated milk. When melted and combined, pour over brownie base. Sprinkle chocolate chips as evenly as you can over the caramel.
INSTRUCTIONS Preheat oven to 350 degrees. In a large bowl, mix together cake mix, chopped pecans, 1/3 cup evaporated milk, and melted butter. Stir together until totally combined. Mixture will be very thick. Press half the mixture into a well-greased 9 x 9-inch square baking pan. Bake for 8 to 10 minutes. Remove pan from oven and set aside. In a double boiler (or a heatproof bowl set over a saucepan of

Turn out remaining brownie dough on work surface. Use your hands to press it into a large square a little smaller than the pan. Use a spatula to remove it from the surface, then set it on top of the caramel and chocolate chips. Bake for 20 to 25 minutes. Remove from pan and allow to cool to room temperature, then cover and refrigerate for several hours. When ready to serve, generously sift powdered sugar over the surface of the brownies.

SIMPLE SEASONAL TIPS TO KEEP PLUMBING OPERATING SMOOTHLY By StatePoint
Proper seasonal maintenance can keep your plumbing running smoothly. Experts say that even those with no experience can inspect for issues and perform simple tasks to prevent costly repairs. “You don’t have to be a crackerjack plumber to handle basics and protect your home,” said Jeff Devlin, host on HGTV and DIY Networks. Devlin offered homeowners some key plumbing tips:
KITCHENS AND BATHROOMS Ensure drains have strainers to prevent debris from clogging drain lines. Check faucets for drips and leaks.

Pour water into infrequently used drains to fill traps and prevent odors. Slow floor drains should be snaked to ensure they’ll carry water away during flooding. Take a reading on your water meter before bedtime. The next morning, without using any water overnight, take another reading. If it’s changed, you have a leak that should be repaired.

Inspect the toilet tank and bowl for visible cracks. Check for hidden leaks by adding six drops of food coloring to the tank. If the toilet is leaking, color will appear in the bowl within 30 minutes.
Check your dishwasher, washing machine and ice maker’s supply hoses for bulges or leaks. Replace hoses showing signs of weakness or those older than ten years. Use stainless steel hoses, which are more reliable and less prone to bursting.

Helpful tile tips NATURAL STONE TILE Tile cut from stone such as granite, marble, limestone, slate, travertine, or sandstone that is formed by nature. The type of material determines its characteristics. Because it is product of nature the colors, patterns and veins can vary greatly from tile to tile. CERAMIC TILE Ceramic tile is affordable, easy to install, easy to maintain, and comes in a wide variety of colors, textures, and sizes so it’s a good option for many environments. Ceramic
tile should not be used for exterior projects where the temperature drops below freezing because it doesn’t withstand fluctuation in temperature well; however, it is moisture resistant, which makes it ideal for interior floors, walls, countertops, tub surrounds, bathroom and kitchen backsplashes, and showers. Ceramic tiles are softer and easier to cut, making them ideal for do-ityourself projects. PORCELAIN TILE
tiles. This process makes porcelain tile denser, less porous, much harder and less prone to moisture and stain absorption than ceramic tiles. Because porcelain’s color goes all the way through, small scratches or chips are less noticeable. Think through process before building home Building your dream home is an exciting adventure and can be relatively stress-free with careful planning. It is important to examine all aspects of the homebuilding process to make sure you are building for all the right reasons. For example, if you have spent hours looking at multiple homes and simply cannot find what you need or want, the decision to build a home could be the next logical step.
easy for the project to go over budget as you make changes, no matter how small they seem. Your bank will ask for an appraisal to be completed before you begin construction. The appraisal makes sure your home will appraise appropriately and is comparable to other properties, allowing you to qualify for typical long-term financing products, such as a 15-year fixed-rate loan or 30-year fixed-rate loan.
Start with loan prequalification. Just like the buyer of an existing home, you can get pre-qualified for construction financing. When choosing a price point, it is important to have sufficient excess reserves or savings built up in addition to a down payment. The excess reserves absorb any extra costs that might arise during construction. Or, if you have sufficient equity in your current home, it is possible to consider that as all or part of your “down payment” for the new home you want to build.
Once the details regarding the financing of your home are settled, the decision of who to use as a builder is extremely important. Be sure to ask questions of builders until you’re confident with their abilities and previous work. Ask the builder about the price ranges of previously constructed homes. Ask about their commitment to your home: Will other homes be under construction at the same time as yours? Always ask for references. Do they have prior clients you can contact for references as well as other homes you can preview?
For a custom home, construction financing generally starts out as temporary financing for five to nine months or longer. Later, this is refinanced into more permanent long-term financing for the owner once the home is completed. A builder gives “allowances” for things you would choose to customize, and this is often where the project can go awry. The allowances might not give you the choices you prefer, and it is

Lastly, some borrowers consider building a home hoping to complete some of the work on their own. This creates a unique set of challenges. The timing of your project is critical, and you might not be able to work as quickly or efficiently as a subcontractor would. Subcontractors are used to working with multiple projects and can keep things on schedule and within budget.
When looking broadly at the idea of building your own home, make sure you are not thinking that it will be cheaper or faster to build a home rather than to buy. Although this is true for some cases, it is not plausible for all. Explore your reasons for wanting to build rather than buy to ensure your intentions are where they should be. Early planning and education create the best path to making your custom home as stress-free as possible. Wood flooring terms As wood flooring continues to gain in popularity in new and remodeled homes, knowing wood flooring terms will help you navigate the many options you have to choose from. Here is a go to list of wood flooring terms that will come in useful. SOLID WOOD FLOORING Solid wood flooring is made up of boards manufactured from one piece of wood. Hardwood floors are stained with color and sealed with a protective finish at the installation site. The thickness of the wood allows for them to be sanded and refinished multiple times throughout their lifetime. ENGINEERED HARDWOOD Engineered hardwood flooring is manufactured with up to five layers of hardwood each stacked
against the grain before being bonded together under heat and pressure. The top layer, known as the veneer, reveals the wood species and color when the planks are installed. Due to its construction, engineered hardwood is more dimensionally stable than solid hardwood and can be installed below grade and over concrete subfloor. It is less prone to expansion and contraction with humidity compared to solid wood flooring. VENEER A thin layer of real hardwood glued to a core to create engineered hardwood flooring. Veneers can vary in thickness from 0.6mm to 6mm. WOOD STAIN A type of paint that is very
“thin� or low in viscosity, and formulated so that the pigment penetrates the surface rather than remaining in a film on top of the surface. The stain is predominantly pigment or dye and solvent with little binder. PREFINISHED HARDWOOD FLOORING Prefinished hardwood flooring is stained with color and sealed with a protective finish by the manufacturer eliminating the need to sand and finish after installation. Prefinished flooring comes with product warrantees. Engineered hardwood flooring often comes prefinished. LAMINATE FLOORING Hard surface flooring utilizing a fiberboard core and Melamine wear layer that is available in blocks, planks, and squares and can be installed as individual units.
NAIL DOWN FLOORING VS. FLOATING FLOOR A nail down flooring installation method uses nails to attach flooring to a subfloor. A floating floor is an installation method in which individual planks are glued and/or locked together, without direct attachment to the subfloor. TONGUE AND GROOVE Refers to the profile construction of the board edges, which allows them to be pushed together and locked for a more stable construction. RECLAIMED WOOD Wood salvaged from an old structure and refinished for another project, like furniture or floors.

Top Kitchen Trends Right now kitchen trends are tending to be clean and crisp. I am seeing lots of simple lines and bold moldings. Frilly details and fussy door styles aren’t as prevalent. Cabinet doors with simple lines and wider moldings to match are being used a lot. Customers are more informed than ever right now. There are so many internet design sources available that customers can really see styles and visualize what their space will look like before their project ever begins. Color trends in kitchens are in muted tones. We are using lots of grey scale colors and lighter, more airy color pallets. Kitchens are often the
most used room in the home and families are busy. Kitchens need to be resourceful spaces. We are seeing a large demand for making the kitchen not only accessible for cooking and eating but also for a family gathering spot, a place where schedules are kept and homework is done. We are designing every square inch to be used and making the most of those spaces. Finally, I am seeing my customers be more ecologically friendly.
