The latest on the Boone County Housing Market

the market does not have enough desirable homes for sale to meet the needs of active buyers. Even as home builders increase new home production, those inventories still remain tight. Home buyers who purchase now will be able to take advantage of price appreciation due to low inventories when it comes time for them to sell if they only plan on living in a home for a short time. Continued low inventories can reduce a homeowners’ risk of losing money on a new home purchase when it comes time to sell.

The new construction home market in Boone County has been continually stable during the last six years, and should continue to do so. Home sales in Boone County remained even from 2016 compared to 2017, after ive years of strong year-over-year sales increases. The new home market should continue to remain strong this year because of low home inventories, continued interest rate increases predicted in the coming years and increased rental costs. Housing inventories have remained low for the last three years for both existing and new construction homes. The number of new homes built nationally in recent years has not kept pace with population growth, as a result of the most recent recession, adding to alreadytight home inventories. The lack of inventory drives up prices for buyers who delay purchasing because

OUTDOOR PARTY PREP: How to get your yard ready for guests Suppose you only have one week left before 100 guests show up for a garden party, there’s no need to panic. Experts say it’s not too late to quickly and inexpensively freshen up a tired yard if hosts focus on the essentials. “Don’t try to decorate the whole yard,” said Tracy DiSabato-Aust, a central Ohio garden author and speaker. “You don’t want to be stressed out for what should be a fun event because you’re worried about redoing the whole landscape.” With that in mind, The Dispatch tapped DiSabato-Aust and other experts to come up with a guide to a new yard.

TIDY UP Start with the basics. Pick up the debris, weed the beds and cut of the dead branches, twigs and stems that can make a yard look old and neglected. Run a pair of clippers around bushes and shrubs, trimming away the wild branches and adding a bit of shape. If time allows, sharpen the edge between the beds and the lawn. “If you haven’t already, cut back perennials and remove any leaves from the fall,” said Tom Wood, owner of Wood Landscape Services in Hilliard, Ohio. “Those things seem obvious but will make a diference.” Focus in particular on branches that might be in the way. “Limb up some trees hanging down, blocking views or in the way of people coming and going,” advised Bud Gard, a designer and salesman at Yard Solutions in Groveport. “Just getting things out of the way or (that are) blocking the door or the address will be a big help.”

PLANT, PLANT, PLANT It’s too late for that oak or maple you’ve been pondering, but there’s still time to add a small decorative tree. Debra Knapke, who runs the Garden Sage landscape design irm, suggests planting a small conifer such as a dwarf golden Hinoki false cypress, Diana Japanese larch or varied-directions larch. “There are so many wonderful conifers that ofer year-round interest,” Knapke said. Homeowners can then turn to lowers for “color and pop,” she said. Knapke likes petunias and lantanas, while DiSabato-Aust leans toward perennials such as Knock Out roses, baptisia (false indigo) or Siberian iris. If time is really crunched, Steve O’Neal, professor of horticulture and landscape design at Columbus State Community College, suggests a short cut to a great lower arrangement. “You can use potted plants made for hanging baskets for a quick ix,” he said. “Put the basket in the ground, the whole thing. Put mulch around it and you can’t tell. When the party is over, you can pull the basket out.” Containers are another easy way to add drama to a patio or deck. Wood relies on a design method he calls “thrillers, illers and spillers” for large containers. Thrillers are the tall centerpieces such as angelonia, Japanese blood grass or hibiscus. Fillers are plants that sit close to the soil such as begonia, coleus and hostas. And the spillers are those that cascade of the side of the container such as ivy, sweet potato vine and vinca.

SPREAD THE MULCH

FINAL TOUCHES Finally, add some zip to your yard with some special touches. O’Neal likes gazing balls, which can be tucked into landscaping or mounted on pedestals to add some zing. He also suggests sticking birch twigs around plants in containers to add height and drama. For an extra touch, paint the twigs school colors. Knapke recommends adding herbs such as lemon verbena, basil, oregano or lavender to ill the air with scents. “When it’s warm outside, you get these lovely smells,” she said. “You put lavender in the ground along the walkway, so as people brush past it, it gets the scent into the air.” If the event is expected to go into the evening, DiSabato-Aust advises homeowners to brighten the yard with strings of lights or more playful big globes. “You can ind really fun lights,” she said. “It’s amazing how that perks up an area as it’s starting to get dark.” Finally, DiSabato-Aust points out that lowers don’t have to be planted to liven up an outdoor space.
