Annual Regency Awards competition to showcase 24 beautiful new homes

T

he Home B u i l d e r s Association of Columbia’s 2014 Fall Parade of Homes includes the annual competition for Columbia’s Regency Awards. The Regency Awards are the premier awards in Columbia’s new home construction industry. Regency Awards recognize and showcase the highest level of achievement in craftsmanship and design of residential construction in Columbia and Boone County. “Receiving a Regency Award is a very prestigious thing for a builder/contractor,”

Mike Tompkins, owner of Tompkins Homes and Development, said. “The Regency Award is something that he or she can be proud of and add to his list of accomplishments and credentials.” “I believe that home buyers are looking to hire a builder who they can trust and who is a professional. The Regency Award is a good sign of a true professional,” Tompkins said. There are 24 Regency Award entries representing 13 builders entered into the 2014 Fall Parade of Homes. Judging will take place tomorrow,

the day prior to the Parade of Homes weekend. Regency Award winners will be announced to the media after Sunday. Volunteers will judge the homes based on criteria that include exterior curb appeal, home interior, finish quality and craftsmanship. Homes in specific price categories compete against homes at the same price point. There are 11 categories ranging from $150,000 to more than $600,000. The Regency Award trophy was designed by local residential designer Pa t Grathwohl, owner of Total Design Inc.

Sponsors of the 2014 Regency Awards are Boone County Lumber/Boone County Millwork, Boone County National Bank and LaCrosse Lumber. The Washington Post Here are six fall home improvements that cost little to nothing but are sure to be noticed by friends, family and, most important, you. Change your scent A change in fragrance can have as much positive impact in your home as a change in wall color. (It’s the reason real estate agents tell you to boil some cinnamon sticks in a pot of water or bake cookies before prospective buyers arrive.) In the fall I like to switch to a spicier, citrus-based or more musky aroma. In the summer I burn Jo Malone’s Nectarine Blossom & Honey scented candle, but come fall I move to her Orange Blossom fragrance. Let the light shine You need to wash your windows more often than just during the spring cleaning spree. The best way to freshen a room is to remove the grime and let the sun shine in. Start by vacuuming the sills, screens and window frames with a dust brush. Then clean windows with a squeegee with a sponge attachment dipped in a bucket of warm water that has a squirt of dishwashing liquid. Start at the top left corner and drag the squeegee to the right, drying the scraper after each pass. Remove any water on the edges of the window with a wrungout damp chamois. Be a photo editor Most people have too many framed photos on

display throughout their house. I suggest picking a couple of spots to display your favorites and have at most seven (odd numbers always look better than even) grouped together. Put them in consistent frames (all silver, all wood, etc.), and remember: A single photograph says more than a dozen. Also consider displaying a group of photos with a specific theme. For example, display all fall and Halloween images now, and winter and holiday images in December. That way, even your photos become part of your seasonal decor. Play musical chairs (and sofas and tables) Twice lately friends have complained to me that they never use their living rooms. In both cases my friends had furniture (a sofa in one house and two big upholstered club chairs in the other) that visually blocked the entrance into the room. I suggested a quick rearranging of the furniture (we swapped the bulky pieces with lighter, airier pieces from the other

side of the room) and voila! Their rooms became instantly more inviting. If you are not using one of your rooms, then chances are the furniture plan is off. To check whether the layout is working, ask yourself these questions: Does the room look good? Does it seem balanced, in that nothing overwhelms the room? Is there a surface within reach of most chairs? When you sit on the sofa, do you have a nice view? To test whether a room is inviting, have some friends over for a drink. It’s the best — and most fun — way to measure your success. Revamp light sources Getting the right mix of fixtures and the right output of light is one of the most important elements of decorating. A beautiful room can turn ugly in too harsh a light, and daily tasks can be hard to complete in rooms that are too dark. Factor in a lack of natural daylight that comes with shorter days, and indoor lighting is all the more essential.

There are two ways to solve lighting issues. No. 1: Install dimmers everywhere. Easy and not expensive to install, dimmers allow you to moderate the brightness so that a dining room can be bright enough to complete a school project but dim enough to host a cozy dinner party. No. 2: Buy the right light bulb. Bulbs now come in a variety of shades — some bright white, some with a blue or a yellow cast — and each of these colors has a temperature rating measured in degrees Kelvin. The lower the Kelvin number (between 2700K and 3000K), the more yellow the light; the higher the Kelvin (between 5500K to 6500K), the bluer. White light is usually 3500K to 4100K. I usually suggest a whiter light for kitchens and a yellower light for living rooms and bedrooms. The color you end up choosing comes down to personal preference, so buy a few different bulbs and test them. Note not only which you prefer, but also how your rooms transform under the different casts.

Enjoy the apps of autumn BY SARAH KAPLAN

The Washington Post Sprucing up your house for fall is challenging enough — you should at least let technology do some of the work for you. Here are five apps to give you a leg up in your seasonal decorating: ◗ Want to bring some of those colorful autumn leaves indoors? TreeID (free for iOS, Android $1.99) can help you track down the best sources of fall foliage. The app contains a database of hundreds of North American trees, complete with scientific names, photographs and maps of where they can be found. Identify an unknown tree by entering its characteristics into a search engine. Once you’ve pinpointed what trees are in your area, you can search for them in the app’s “fall foliage” section to get a sense of what the leaves look like when they’ve begun to change. Because TreeID’s database is stored directly on your phone, you don’t need to have cell reception in order to use it, making this a helpful tool for walks in the woods. ◗ When you’ve accumulated enough decorative leaves, use a color-matching app such as Palettes Pro (iOS $3.99) to coordinate the rest of your house to match their red, orange and gold hues. Using a photo of the foliage, the app will generate a color palette that complements what you’ve collected, allowing you to pick out furniture and other design pieces that will draw out those autumn colors.

◗ As the days get shorter, Sun Seeker (iOS $8.99, Android $6.99) can ensure that your rooms are set up to make the most of the limited sunlight. Used indoors, the app will help you find a room’s sun exposure so you can arrange furniture accordingly. A map feature will show you the sun’s position in relation to your home at each hour of the day, allowing you to figure out when certain rooms get the most light. ◗ If you’re feeling overwhelmed by the prospect of a big fall cleanup, BrightNest (free for iOS and Android) is a good way keep track of everything. It works like a giant virtual to-do list for projects: Input information about your home’s size, structure and climate, and the app will compile a schedule of regular cleaning tasks. It also includes a section of how-to articles and suggestions for do-it-yourself projects (“Five ways to keep your home spider-free”? Attend to your yard this fall (BPT) Fall is the perfect time to give your lawn extra attention – especially after a summer packed with action. Inclement weather, extreme temperatures and heavy foot traffic take their toll and inhibit the overall health of your lawn. It’s important to let your lawn recover during the fall and make sure it has the nutrients it needs for winter. Consider these yard cleanup tips to help get your lawn back in shape and ready for winter. Rake – Raking is one of the most common yet effective ways to clear leaves and other small debris from your yard. Easily remove leaves by raking onto a tarp, which allows you to drag and dump the leaves. If you experience backaches

while raking, it’s best to use an ergonomic rake to help reduce pain often caused by repetitive motion. Split logs – Neglecting large tree branches or limbs left in your yard from harsh winds and severe storms can compact soil and weaken grass. Clear your yard by using a log splitter to quickly and efficiently split wood instead of using an axe. For safety purposes, always place

the log splitter on a flat, dry and solid surface, and then secure the wheels to prevent the splitter from moving during operation. Clean gutters – Downspouts and gutters can fill up with leaves, dirt and other debris over time, keeping water from properly draining. This can cause gutters to overflow, which may lead to a flooded landscape and slick walkways, so be sure to thor-

oughly clean your gutters and remove objects that could disrupt or block water flow. Fertilize – Applying fertilizer to your lawn helps grass rejuvenate from the summer heat and gives it the strength it needs to survive the winter. This will also help grass establish strong roots and improve soil richness for the coming spring. Weed – Since weeds start to store food in their roots during the fall to prepare for the winter, it’s best to remove as many as possible – including the roots – to prevent re-growth. After you have finished weeding, cover landscape areas with mulch or rock to block sunlight and deter growth.

Secrets of home stagers: Six easy fixes to make your house better BY JURA KONCIUS

The Washington Post Home stagers are the people who sweep through homes going on the market and make them look uncluttered and cozy without a huge investment of time or money. What’s their secret? Stagers have a bag of design and organizing tricks that can be useful even to someone who has no plans to sell. They look to make a house or condo desirable to potential buyers and to maximize price. They have practical ideas to refresh your stale living room or pump up your curb appeal. Here are six ideas from four stagers to get you started on an intervention in your own home. Create a light and airy bedroom “Lots of bedrooms are small and have few windows,” says Tyler Whitmore, owner of staging and design firm Ta-da! Homes in Bethesda, Md., who advises people to take a critical eye to every room in the house and “think like you’re going to see the house, even if you’re not.” She suggests painting walls a light color and bringing in a neutral rug. Beds are the largest piece in the room, so linens shouldn’t stand out too much. On a recent job at a Cape Cod, Whitmore replaced a dark navy bedspread on a mahogany sleigh bed with a cream coverlet. The navy one, Whitmore says, “created a big black hole in the middle of the room.”

Replacing chunky, mismatched nightstands, she installed matching pedestal nightstands, reusing the existing crackled-glass lamps. She put a pair of framed European prints over the bed as a focal point. “It feels calm in here now,” Whitmore says. “It’s the retreat everyone is looking for.” Give the bathroom a facelift Laura McCaffrey, a real estate agent and home stager in Washington, sees lots of unusual bathroom tile color combinations in Washington’s 1920s and 1930s houses: yellow and black, gray and maroon, pink and green. Yes, it’s retro, but with age, tiles crack and bathtubs chip. Many homeowners don’t want to shell out big bucks to gut their bathrooms. So to update them, she swears by Miracle Method, a service that sprays an acrylic, usually white, coating that bonds to existing tile and tub in a layering process not unlike painting techniques used in the automotive industry. Broken or cracked tiles can also be repaired and sprayed. McCaffrey started including staging as part of her services as a listing agent about 10 years ago. “When I’ve finished staging a house, so many people say things like, ‘I wish I’d done this three years ago. Then I could have enjoyed it myself.’” Make a good first impression Your front door and shutters welcome people

to your home and should be painted regularly to look fresh and polished. Front doors are traditionally painted colors such as glossy black, barn red, forest green or white. Whitmore also likes the idea of painting the front door in a color that will hint at what is inside. McCaffrey is fond of giving the front door an unexpected color. She encourages clients not to match the colors of shutters and front doors. In one project on a brick Colonial in Washington’s American University Park neighborhood, she found a front door and shutters both painted a sage green. McCaffrey chose a darker green to paint the shutters so that they stand out. Upgrade rugs If your rug needs replacement, don’t just buy a standard 8-by-10 or 9-by-12 and plop it into your room. Kelley Proxmire, a Bethesda, Md., interior designer who added staging to her design business in 2009, suggests buying a wool remnant and getting it cut to perfectly fit your space. She likes to have carpet sized to fit around fireplace hearths or bay windows. This makes your room look bigger and neater, she says. If you can’t afford new carpet, use small Oriental or area rugs you might have stashed in a closet or basement on top of an existing rug to personalize your look. Layering a small rug in front of a sofa can be an especially smart idea if kids eat snacks there.

Proxmire also uses spray paint to rejuvenate lamp finials and rescue old planters. She hunts down soup tureens from closets and fills them with hydrangeas for the dining room. Give your houseplants a once-over Plants, whether succulents, ferns or rosemary topiaries, add to the look and energy of a room. Yet many people seem to be running plant hospitals. “I see forlorn sticks in dusty old pots scattered all over the place,” Proxmire says. She advises looking over your plants on a regular basis and does it herself every Sunday. “Be brutally honest. If the plant really doesn’t look great, get rid of it.” She isn’t totally heartless: She created an orchid revival area on a deep windowsill in her home, behind some indoor shutters, where she can keep an eye on dormant orchids without putting them on public view. Separate matching sets of furniture “Lots of people go to a furniture store and buy matching sofas and loveseats and put them in their living rooms,” says Roslyn Ashford of a Silver Spring, Md., staging firm. “They stay there forever.” Ashford says many living rooms aren’t big enough for two sofas, and a loveseat rarely is sat on by more than one person. She often replaces a bulky piece with a chair that takes up less space and makes the room seem larger.

Stylize your space with simple, smart buys and updates (BPT) Giving your home a stylish update can sometimes seem like a daunting and expensive task. But, it’s actually easier than ever if you have the right mindset and a little design inspiration. Everyday items can easily be up-cycled, while a couple of inexpensive projects can be completed for a quick style revamp of your space on almost any budget. Follow these tips to freshen up your home from the outside in, and you’ll be amazed at the impact they have, on your home and on your appreciation of it. Plant some pizzazz The first thing people notice about your house is the landscaping and overall curb appeal. Try installing flowerboxes or even planting shrubs and trees around your home. According to the Arbor Day Foundation, planting a tree can increase your home’s value, cut energy costs and be beneficial to your family’s health. Buying a new tree is a small investment and takes just a few hours to plant. For added color, consider planting some perennial flowers, such as day lilies, tulips and roses – which bloom every year. Painting or stenciling inexpensive planter boxes can give them a higher-end look and add just the right touches of color to your space.

Enhance your entrance Adding some colorful accents to your home’s exterior is a simple way to make a style statement and enhance your home’s curb appeal. Many do-it-yourself experts agree that you don’t need to repaint your entire home’s exterior – just a few selective color additions can make an enormous impact. A fresh coat of paint on the front door can go a long way. A can of black, oil-rubbed bronze or brushed nickel spray paint can be used to update metal house numbers, railings and light fixtures quickly and for a very low investment. If your front porch is rather dim, consider shopping at a flea market or resale shop for a new light fixture to brighten up the space. LED bulbs can be used for adding more light and energy savings. New and old pieces can all be painted to match or left as is for a more rustic and eclectic feel. Step into style The key to creating a great first impression as guests enter your house is the flooring. Hardwood and tile are common and classic looks for entryways and foyers but aren’t always within budget. Flooring companies now have options that look and feel just like the real thing but cost much less – and don’t require professional

installation or complicated maintenance routines. Wow your walls Painting is the easiest way to make a dramatic, fairly inexpensive and instant impact on any room. Consider areas of your home that will get the most attention, such as your dining room, kitchen, guest bath, foyer and even guest bedrooms. An even quicker project is just painting one wall as an accent wall. This will create a new focal point for the room, a focal point that can be easily achieved by going a shade darker or brighter, or by complementing the existing wall color.

Easy, last-minute tricks If you’re looking to refresh your kitchen, consider giving the cabinets some new hardware. Is storage space tight and cabinets are out of your budget? Mount some open shelving. New runners add interest to a long hallway while fun, hanging art keeps the space trendy. How to increase your home’s ‘curb appeal’ this winter (BPT) — Can the look and condition of your roof affect the resale value and curb appeal of your home? What about your window frames, entry door or shutters? The answer is absolutely. This year building product companies are urging homeowners to focus on improving their home’s exterior. Investing in key products now can make your home more marketable in the future. Sixty-one percent of homeowners say that when house hunting or designing their home, the most attention-grabbing exterior feature was the style of the home, according to the 2011 DaVinci Roofscapes’ Homeowners Exterior Preferences Study conducted by Harris Interactive. This was followed by how the house looked on the property (43 percent). And, when it comes to adding curb appeal to a home, color counts. Fifty-nine percent of homeowners place a lot of emphasis on the role that color plays when they think about replacing major exterior home features. “To enhance curb appeal it’s all about creating ‘top down’ color by working from the roof down through the different elements of the exterior such as siding, windows, trim and doors,” says Kate Smith, president of Sensational Color. “For example, a colonial style home with a warm Autumn Blend polymer shake roof could be ideally matched

with a home exterior in a neutral stone color. “Then, add pops of color for curb appeal, such as chocolate brown vinyl window frames, like those available from Simonton Windows. Shutters and trim around the home could use the same deep brown color. A stand-out color like pine green or marine blue would then be added to the entry door to add personality to the exterior.” Smith, who has authored the free online FRESH Home Exterior Colors and FRESH Color Schemes for Your Home Exterior guides, spends a good deal of her time advising homeowners, remodelers and builders on selecting the perfect colors for the exterior of the home. “It’s important to remember that it all starts on the roof,” says Smith. “When you’re working top down with unlimited color options from a company like

DaVinci Roofscapes, a homeowner has an open palette for designing the perfect home exterior.” Smith recommends that other key factors to enhance curb appeal can be found by selecting products for the home that are easily painted and maintained. “For me, it’s all about adding color to easycare products,” says Smith. We’re talking about shutters, louvers, door and window trim, balustrade systems and even brackets and mouldings to increase the exterior appeal of a home. “And, of course, nothing pops with color like the front door,” she says. Replacing worn out exterior home features is a smart investment for homeowners. In fact, many products added to the home have a high return-on-investment at the time of a home sale, according to the 2014 Cost Versus Value Study conducted by Remodel-

ing magazine. Adding energy-efficient vinyl windows as a mid-range project to a home can have a cost recoup value of 78.7 percent, while the addition of vinyl siding can have 78.2 percent recoup rate. The same study reports that the replacement of an entry door with a fiberglass door can result in 70.8 percent of the cost recouped, while a new roof on the home has a 67.6 percent cost recoup. The study What Today’s Home Buyers Really Want from the National Association of Home Builders reports that the three-most wanted outdoor features that consumers desire for their home exteriors are lighting, a patio and a front porch.
