Entertaining at home Adonica Coleman Owner A2D Events There was a time “back in the day” when entertaining at home was a regular occurance. Cocktail, dinner parties and game nights were par for the course on weekends. Those days have seemingly fallen by the wayside as we saw an uptick in Girls/Guys Night Out, and every restaurant promoting the use of their private rooms for small gatherings. If you are one who still loves the time-honored tradition of entertaining at home, there are some tips you can use to make sure it is all done with ease. Most newer construction homes now feature the infamous open loor plan. In older home remodeling, knocking down walls to create this efect is at the top of the remodler’s list. Since people naturally love to gather in the kitchen, these areas are perfect for entertaining at home. Having people over to your house does not have to be a daunting event. Here are some tips to make it less stressful and even fun. 1. Hostess Sets the Tone: As you are welcoming people into your home, stay mindful of the fact that you set the mood for the event. If you are rushing around, stressed out, putting last-minute touches on everything, your guests will feel uncomfortable and like they are in

the way. Try to project a peaceful, light mood so that your guests feel welcome and excited for a good time. 2. Timing Is Important: From the time people arrive until the time food is being served should be somewhere between 30-45 minutes. That will give guests time for an appetizer, a drink and mingling with other attendees. If you are preparing food, not everything has to be ready, but try to have it close. If you will still be preparing some last parts of the meal when guests arrive, always have something out for them to nibble on. Doesn’t have to be fancy; cheese, grapes and crackers are easy to put out on a tray. 3. Catering is an Option: Just because you are having people over for dinner doesn’t mean you have to cook it! If you are busy and don’t have time to cook a meal, or just don’t want to, don’t feel bad about calling in a caterer. If you think catering is too expensive then there is always the option of calling in some food from your favorite restaurant and picking it up. Plate it on some of your serving dishes and keep it warm and there you have it, a fabulous meal around your table that you didn’t have to prepare!

4. Lighting: If you have dimmers on your light switches, this is the time to use them. Doesn’t have to be low lights like a romantic dinner, but stay away from bright, harsh lighting during entertaining. Try diferent light combos with overhead, lamps and even unscented candles. Unscented so that a scent from a candle is not comingling with the smell of the food being served. You can, however, use a scented candle in the bathroom that your guests will be using. 5. Bar Service: Set up a self-serve bar somewhere easily accessible for your guests. Include the standard red and white wine options along with glasses, napkins and an opener. Have a couple of beer choices available cold. Of course you can include any other liquors as well, just be sure to have a couple of mixers available. Don’t forget the nonalcoholic choices for those who don’t drink. Having people over in the comfort of your home can make memories more personal than going out. Follow some of the tips above to make your next time entertaining at home a stress free and fun experience.

Frequently Asked Questions about Home Warranties By HOUSEFAX First time homebuyers are faced with a steep learning curve. From selecting a Realtor to understanding mortgage options, there’s so much to consider. One topic that is often misunderstood is the home warranty. The primer below addresses a few common questions about home warranties and explains some of the pros and cons. What is a home warranty? A home warranty is a service agreement that protects home owners from having to pay out of pocket for costly repairs or replacement of speciic home systems and appliances. It may also be referred to as a home protection plan, or in the case of new homes, a builder’s warranty. What does a home warranty cover? It varies by plan, but items typically

available for coverage including major systems such as heating and air conditioning (HVAC), plumbing and sewage, electrical systems and the roof, as well as household appliances including kitchen appliances and washers and dryers.

If you’re selling your home and still have a time left on the warranty, it can be an enticement to buyers if the warranty is transferred to their name. Whether or not it is transferrable varies by warranty company and even type of warranty (for example, some builder’s warranties only apply to the original owner and are not transferrable). If you’re buying a home with a warranty, be sure to read the ine print to ind out if it is transferrable. How do I get a home warranty? If you are buying a brand new home, a warranty will likely be included (but be sure to review it to make sure you understand what it covers). If you’re buying an existing home, ask if a warranty is included or if the seller would be willing to purchase one to sweeten the deal. You can also purchase a home warranty

yourself for a home you are buying or one you already own. Just be sure to do your research as there are many diferent companies who ofer home warranties. Is a home warranty worth it? As with every question of substance, the answer is “it depends.” Home warranties can give you peace of mind, especially if you don’t have the means to pay for large, unexpected repairs. They can also be helpful if you just want to pick up the phone when something goes wrong and not have to research repair services. If you are buying a brand new home, the warranty is usually a no-brainer because it is included (and you would be surprised how often new homes have issues that the warranty covers). If you’re buying an existing home and the seller is ofering a warranty, it could be better than nothing. Then again, you may not have the option to choose what type of warranty you get or which provider is used.

If you’re buying the warranty yourself, you’ll want to consider the age of the home’s major systems and whether or not they are close to end of life. You’ll also want to know if the seller (and any previous owners) properly maintained the systems, which can be diicult to discern unless the seller has detailed maintenance records. A home inspector should also be able to tell if the systems were maintained. Keep in mind that home warranties only cover normal wear and tear and many providers will not cover a claim if the system in question has not been properly maintained. You can see there is quite a bit to consider when it comes to home warranties. If you’re buying a home or thinking about getting a warranty for your existing home, be sure to do your research to make sure it will provide the beneits you’re expecting.

The latest on the Boone County Housing Market

the market does not have enough desirable homes for sale to meet the needs of active buyers. Even as home builders increase new home production, those inventories still remain tight. Home buyers who purchase now will be able to take advantage of price appreciation due to low inventories when it comes time for them to sell if they only plan on living in a home for a short time. Continued low inventories can reduce a homeowners’ risk of losing money on a new home purchase when it comes time to sell.

The new construction home market in Boone County has been continually stable during the last six years, and should continue to do so. Home sales in Boone County remained even from 2015 compared to 2016, after ive years of strong year-over-year sales increases. The new home market should continue to remain strong this year because of low home inventories, continued interest rate increases predicted in the coming years and increased rental costs. Housing inventories have remained low for the last three years for both existing and new construction homes. The number of new homes built nationally in recent years has not kept pace with population growth, as a result of the most recent recession, adding to alreadytight home inventories. The lack of inventory drives up prices for buyers who delay purchasing because 30

Consistently, low interest rates have been a tremendous beneit to those buying new homes, especially to irst-time homebuyers. This group of buyers are now able to qualify for homes that would have been traditionally second- and third-time buyer homes 15 years ago. Average rates for 30-Year Fixed Mortgages in 2016 continue to remain under 4 percent, whereas the average from 1971-2014 was 8.38 percent, according to Federal Reserve Bank of St. Louis. Prudent buyers would take advantage of the low rates now. Mortgage rates are expected to increase as the economy continues to improve, and buyers may have to forgo amenities because of afordability issues higher interest rates create. Rental costs for tenants have continued to increase nationally since 2000, even during the housing bubble burst. The rise of rental costs has even outpaced home price increases in many areas of the country, driving renters to

consider homeownership over renting. As rental cost increases for tenants, homeownership becomes a viable option, especially when the mortgage interest deduction is factored into true ownership cost. New construction homes are even more attractive to current renters because of typically lower maintenance costs and higher eiciency ratings saving owners from repairs and high utilities. New construction homes may not it every buyers’ needs or desires, but do ofer many beneits to those considering purchasing a home. Economists at both the National Association of REALTORSŽ and the National Home Builders Association see continued growth in the new construction housing market in coming years. Current market conditions make purchasing a new construction home now a wise choice. Waiting to buy a new home waiting for further improvement in the economy may cost more because of price appreciation and rising mortgage interest rates. Those who wait risk paying higher construction cost and mortgage interest as the national economy continues to improve. Home buyers considering a new construction home would be well-advised to purchase now rather than later.
