Residents of Rosalind Court will be given choice, to live as independently as appropriate to them within a friendly community environment
Orbit support offers an on-site face to face service. We treat all customers as individuals and understand that everyone’s needs are different. We believe that great communication is the key to happy residents and will hold regular resident meetings to gain feedback on the services that are offered to ensure that Rosalind Court is a successful and thriving community. The support on offer can range from a reminder to attend an event, help to deal with complicated letters or benefit claims, understanding any tenancy related information, or demonstrations on the technology within Rosalind Court including the digital Smart Solutions Hub in each apartment.
CARE SUPPORT Care Support offers peace of mind for a quick and personal response in emergencies and to provide any care requirements either as a planned package or short-term support for customers returning home from hospital until they are fully recovered. Care providers can be on site 24/7 and are there to provide planned care calls and unplanned overnight calls in an emergency. The care provider undertakes a variety of care elements which include personal care, assistance with use of the on-site spa room, dressing, medications, arranging medical assistance, help with meal preparation as well as shopping, cleaning and laundry support if required. (These services are arranged direct with the care provider and may incur fees if not funded through social services). 8

TAILORED TO SUIT YOUR NEEDS not only physically but financially The initial share you buy will usually be between 60% to 99% of the full purchase price and is tailored to suit your circumstances, meaning it is not only affordable for you now but in the future too.
We have a number of services that we can offer to assist you in making your decision when purchasing your new home
In most cases you have the opportunity to purchase further shares in your home if you wish to; this is known as ‘staircasing’ and would reduce the rent accordingly. If you staircase to 99% ownership there is no rent to pay on the last 1%. This last 1% is retained by Orbit as the freeholder and managing agent in order to maintain standards and level of care ongoing through the coming years which protects your investment in the future.
AFFORDABLE OPTIONS Apartments are offered with the option of shared ownership to make owning your retirement home affordable to all. There is a service charge that is applicable to every apartment which covers a number of things including buildings insurance and services. Residents must be over 55 years of age and must not own any other property to be eligible to purchase their sole residency at Rosalind Court. Moving Mum to Tithe Lodge has made a significant improvement to the family, as well as Mum. We have peace of mind knowing that she has 24 hour care available on-site if needed and that her accommodation is safe and secure. She is now able to walk to the local shops and do her own shopping, regaining her independence in a safe and friendly environment which is a great relief to us all.
