Listing Services
Property Evaluation - Evaluate your home, its condition, competition in the marketplace and current market conditions Comparative Market Analysis – Prepare CMA to recommend listing price range. Multiple Listing Service – Property will be placed in MLS immediately – making information available to approximately 260 offices and over 1,270 Realtors® in the area. Internet Data Exchange (IDX) – Our participation in IDX allows all of our MLS listings to be searched and viewed through other brokers’ websites. This provides additional exposure of your property to the public through multiple websites. Office Caravan – The sales associates of Dale Sorensen Real Estate will view the property. Photographs – Arrange for photographs to be taken of the property (aerials if applicable) for use in brochure and on websites. Property Brochure – Will prepare a presentation brochure with a complete description of the property and color photographs for distribution to Realtors and to qualified, interested purchasers. Market Updates - Periodic review of list price based on agent/buyer feedback and market conditions. Accompany Showings – I will accompany all showings of the property. This allows for presentation of the property at its best – all lights will be turned on, shades opened, etc. – and assures that all features of the property are presented to prospective Buyers. Property Oversight – Advise owner of any problems noticed during visits to the property and assist in making arrangements for correction at owner’s direction. Will meet service providers at property in owner’s absence. Reports - Provide market activity reports (at least monthly) with copies of advertising to Owner.

From Contract to Closing
Present and review all offers with you. Negotiate the transaction on your behalf. Prepare “Contract Time Line” of all pertinent dates pursuant to Contract. Coordinate closing with closing agent (title company or attorney) and buyer’s lender Coordinate inspections, review reports, facilitate any needed repairs or negotiate credit for same. Arrange for homeowners/condominium association approval (if required). Review settlement statement. Accompany Buyer/Buyer’s agent on pre-closing walk-thru inspection. Accompany you at closing.
