Howdy! We’ve wrangled up must-read content for ELIFE's Fall issue flavored with the grit and grace of Erie’s authentic cowboys and cowgirls. From maverick Western fashion and style to cowgirls and cowboys from days gone by, we dust off our history and deliver it with a wild twist. We corral content that empowers your buckaroos, including a heartfelt approach to bully-proofing and hearty back-to-school snacks. Plus, we dig up tips for your homestead, helping you gauge the truth of that adage “you’ve got to spend money to make money” when it comes to home-on-the-range improvements. To get in the frontier spirit, this city slicker embarked on a six-day summer camping adventure at Yellowstone National Park with my husband, son, and four friend/neighbor families. Until now, roughing it for me meant staying at a two-star motel instead of a swanky five-star resort. But I tackled the uncharted terrain of MIA showers (leaving me to reek of DEET instead of Chanel), swatting mosquitoes instead of sipping Moscato, and foregoing my 800-thread-count sheets for a paper-thin sleeping bag thrown atop twigs and rocks. (Oh, the aches!) Plus, my li’l cowpoke was literally hog-tied as he was camping on crutches nursing a broken ankle. Talk about fortitude! But truly, it was worth it. We sat ‘round the campfire, marveled at the spectacular scenery, and caught glimpses of elk, moose, deer, and hawks. You just can’t replicate this experience in the city. Angela Lease I live and breathe horses. Before I can even remember they have been

apart of me. The way they move, how they are built is absolute awesomeness. Complete athleticism. Everything about them and the people I’m around is down to earth goodness, the most honest hard working people I know. Whether it’s rodeo, showing horses, even from Arabians, Saddlebreds to quarter horses, all these people know what it is to dedicate their lives day in and day out to do what they love. It is a small but vast family! It grounds me. Nothing is better than that sweet smell of a horses nose. I can read them as much as they can read me. It even means more to me with my boys. Having kids with special needs and having our little farm helps them. I’ve lived in Erie since 1990. My husband was born and raised here. My horses are therapy. My barn family is therapy!!!

Danielle Wolf M y name is Danielle Wolfe and I am a Senior at Prospect Ridge

Academy. I am a cowgirl through and through and have been riding and showing horses since I got my first pony when I was 3 years old. I compete locally and on an IEA team and have been blessed to qualify and compete at the region 8 finals in Scottsdale, Arizona and the National Championship Show in Lexington, Kentucky. We live on 5 acres in Erie and have horses, goats, a mini pig and a huge organic garden. I help my Mom with her little horse show program called “No Limits Equestrians”, which is also in Erie. We take her students to local horse shows and share our love of horses and showing with them. I hope to ride on a rodeo or equestrian team when I attend college next Fall and continue my passion for horses and the cowgirl way of life.

started riding horses when I was a little girl, despite being extremely allergic. Nevertheless, I loved them and was determined to be a great horsewoman. I participated in Boulder County 4-H for 10 years in the Cloverleaf Riders Club. The club was led by the late Jack and Donna Jean Wheeler of Erie. I attribute so much of my confidence riding horses to what they taught me as a child. I loved going fast and competing in barrel racing at rodeos as “gymkhanas” was a natural fit. The first rodeo queen I ever met left quite an impact on me, for she was kind, thoughtful, pretty and could ride any horse. I wanted to be just like her! So that’s what I set out to do. I competed in several pageants before winning it big! In 2010 I was named a National title holder representing the sport of Professional Bull Riding. I was the first and only woman from Colorado to hold this title. (I did not ride bulls, just put a “pretty face” to the sport). I was subsequently honored by the town of Erie with the “key to the town” and was also given the privilege of being the Grand Marshall at the Christmas Parade. I spent the next year traveling the county promoting the sport and doing multiple community events. Visiting schools, nursing homes and hospitals were the most rewarding activities for me. I loved bringing a smile to people’s faces. I will always cherish this time I spent as a rodeo queen and the life skills it taught me, for now I am teaching my two year-old to ride horses and the tradition will continue!

LETTER FROM MAYOR TINA HARRIS Dear Town of Erie Residents, It is my privilege to present to you the results of the 2017 Town of Erie Community Survey. This scientific, statistically valid survey was conducted to provide you and your neighbors an opportunity to rate your satisfaction with the quality of life in the Town, the community’s amenities and satisfaction with local government. I am pleased to share the Citizen Survey reports that: 94% rate Erie as an excellent or good place to raise children - a rating higher than in comparison communities nationwide ranking #54 out of 355. 92% rate Erie as an excellent or good place to live and 88% of residents rate their overall quality of life just as positively. In a continuing upward trend, three quarters of residents positively rate the overall image, or reputation of Erie and the overall appearance of Erie. This is an increase of 11% when compared to 2015. About 7 in 10 residents positively rate the overall sense of community in Erie. 90% would recommend Erie to others and plan on remaining in Erie for the next 5 years. Residents give positive ratings to the overall economic health of Erie. In fact, Erie ranks #1 when compared to 25 other Mountain Region communities in this same category.

Ratings for safety in Erie continue to be higher than the national benchmark. Almost all residents feel safe in their neighborhoods (97%) and give high ratings to the overall feeling of safety throughout Erie (94%). Residents have increased trust in Town government and give positive ratings to the value of services for taxes paid and these ratings are trending up.


Several mobility ratings are above national averages. Ratings for the availability of paths and walking trails, travel by bicycle, travel by car, public parking and traffic flow are all higher than the national benchmarks. Additionally, Erie residents rank higher than the national average for several aspects of participation:

Most people recognize certain American "western names" of the late 19th and early 20th century like "Doc" Holliday, Wyatt Earp, Billy "the Kid", "Buffalo Bill Cody" or even Annie Oakley or "Calamity" Jane. Few, however relate to names like "Poker Alice", and even fewer claim recognition for "Big Nose" Kate. Sure, the famous or infamous "cowboys" or "cowmen" of the times take center stage, nine times out of ten. However, today in our Autumn issue, we should take a look at the remaining "one tenth", or group of "cowgirls" or "cow women", that's normally, for all intents and purposes, ignored. Even in the world of the "bizarre", gender equality is always welcome! Born Mary Catherine Elder Haroney on November 7, 1850, in Hungary, "Big Nose" Kate (something to do with a larger than normal facial feature, perhaps the proboscis, who knows?), was "considered" the wife (official or not) of "Doc" Holliday, who as a dance hall girl and part-time "pro", travelled with "The Good Doctor" to no less than six western states, including Texas, New Mexico, Arizona and Colorado. "Big Nose" Kate, before her schnoz grew exponentially large, as a young girl spent her days in Mexico, the daughter of the personal surgeon to Mexico's Emperor Maximilian from 1862-65. When the emperor's rule all but dissolved, the Haroneys fled the country and found themselves in Davenport, Iowa, and for vague, if not completely uncertain reasons both parents died and Mary Kate and her siblings found themselves in foster homes on the great prairie. As her nose grew, so too did her aspirations stowing away on a steamship headed for St. Louis, Missouri. Captain Fisher, who discovered the young girl, took pity (probably due to the size of her beak), took her to the great city and introduced her to nuns at a convent where she would stay for a short period of time. It was there that Kate took the "Fisher" name.

WILD WOMEN OF THE WEST "BIG NOSE; BIG ATTITUDE!" "Smelling" a future (all right; I'll stop now), Kate met and married a dentist in St. Louis. She would quickly bear a child, and then history became vague again, claiming both father and child died together, shortly thereafter, under unusual circumstances. Off to Wichita, Kansas, in 1874 Kate travelled and there met Nellie Earp, the wife of Wyatt, the famed lawman. "Nosing in" on their relationship (sorry, can't help myself!), Katie "Elder", a name she would assume from then onward, managed to steal Wyatt away from Nellie and join a dance hall troupe of entertainers. It is presumed that the two fled to Dodge City, Kansas, as Kate became a saloon card dealer and "fan favorite"—if one "nose" (I mean) knows what I mean—of the dangerous town in 1875. Two years later, she moved to Fort Griffin, Texas and met the infamous "Doc" Holliday, and the two began a "trail of tears", where Kate, serving as a less than ethical prostitute and "Doc", dealing from the bottom of the deck, fled their legal troubles and engaged in daring jail escapes bringing "Doc" to Colorado (of course,

where else?) for some sanctuary and reclusion in the mountains. Ahh, the safe haven of The Rocky Mountains in the great state of Colorado! Leaving Kate back in Dodge, whom he fought with constantly before and after their "roads to ruin", would prove dangerous and sad for Holliday. Trouble and angst would follow him everywhere! After shooting a man to death and returning to Dodge, he not only met up with Earp but also reunited with Kate later in Prescott, Arizona. Fighting always and always loving hard, the two travelled to Tombstone where a silver discovery drew masses. Too dangerous for Kate, but perfect for the "old dentist", John Holliday, Kate moved to Globe, Arizona to run a "boarding house" and saloon. 1881 was a fateful year for the couple. After a stagecoach was robbed and a man shot to death, Holliday was a prime suspect, who ran from the scene. Tombstone men convinced Kate, who while visiting "her man" to offer information that incriminated "Doc" as testimony in court. Although, she recounted her testimony afterwards, saying the men coerced the claims from her after getting her extremely drunk, it would serve as the "death knell" for their relationship. The charges were dismissed, as was Kate by "Doc" for good! Later that year, the notorious O.K. Corral Gunfight incident would seal his fate forever.


The following year would bring him back to Colorado, Sulphur Springs to be exact. There he would seek comfort for his worsening tuberculosis. Some feel that because Kate"s brother owned property between the Springs and Leadville, Colorado that the two reunited on several occasions. What is definite, John Henry "Doc" Holliday died in 1887. "Big Nose" Kate would stay in Colorado until 1888, when she would meet, marry and move back to Arizona, Bisbee proper, with a Colorado blacksmith. Too near Tombstone and some "wild oats" still to be sewn, Kate leaves her husband and took up with another man in Cochise, Arizona, where she would work at the hotel for one year. Her last man was Howard, with which she would live and love until his death in 1930. "Big Nose" Kate or "Katie Elder" if you prefer, pet ironed the Governor of Arizona to let her live out her last days at the "Arizona Pioneers Home for the Aged" after lying and saying she wasn't foreign born, providing some form of forged documentation of an Iowan birth certificate. Her deceit, as it did most of her life, won her privilege and she died there in November of 1940. For some odd reason, I feel a strange sense of awe, if not admiration for this "cow girl". Color me confused, but if "Big Nose" Kate were a man, or "cowboy" back then, she'd be heralded as a national folk hero, notorious or not! Let us all doff our Stetson hats, men and women of Colorado, to one of "our own", at least temporarily, "Big Nose" Kate Elder. R.I.P. REFLECTIONS OF THINGS PAST CARTER WILSON “He looked down at the bathroom counter. To the sink on the right, the one she used to use, with porcelain that had been dry for years. There was something next to the sink. Jeremy leaned in and squinted. A toothbrush.” I told my 11-year-old son I needed to write a very short, spooky story for ELIFE, then I asked him to give me the opening line. He thought about it a bit and finally said, "The man stood there, staring." So here goes. The man stood there, staring. The reflection in the mirror was Jeremy's, but of a different Jeremy. Younger, vibrant. Perhaps even happy, an emotion Jeremy had long since abandoned. There had been few trick-or-treaters that night—a rare Halloween rain the likely cause—and Jeremy had gone to bed early. Early and alone, another adjective that summed up his existence. He'd woken sometime after midnight to use the bathroom, and as he headed back to bed Jeremy glanced in the bathroom mirror, his reflected form ghostlike in the pale wash of a drunken autumn moon. Something seemed...off. So he leaned toward the mirror. Even in the faint light Jeremy saw that the man looking back was a younger version of his own self. Maybe from fifteen years ago, when there had been less wrinkles and a narrower face, a stronger jaw. When there had been a future to dream about. Fifteen years ago, Rachel had been alive. Jeremy stood, transfixed, and the man in the mirror silently stared back. Jeremy reached out, hoping to touch the fingertips of his younger self, but felt only the cool glass. He shook his head once. Twice. Squeezed his eyes shut until it almost hurt, then opened them. Still, the image he saw in the mirror was not the sixty-year-old he knew himself to be. Not the soft and broken man, face grooved and sallow, eyes sunken from a decade and a half of self-medication. The reflection was a man in his mid-forties, strong, healthy. A hologram of better times.

If this was a dream, it was the most impossibly vivid one of his life. If it wasn't a dream, then... He looked down at the bathroom counter. To the sink on the right, the one she used to use, with porcelain that had been dry for years. There was something next to the sink. Jeremy leaned in and squinted. A toothbrush. Her toothbrush. He didn’t turn on the bathroom light, for fear it would all wash away. Could it be? Could it be that this moment wasn't a dream, but that, instead, the past fifteen years weren't real? A decade-and-a-half-long nightmare, and now, he was finally awakened? That Rachel was still alive? Jeremy rushed to the bedroom, but only found rumpled sheets and tilted pillows. No Rachel. Downstairs, which was awash in a blue glaze of moonlight. Room to room, avoiding turning on any lights, looking for any signs of the woman he still loved so fiercely. And who had loved him back, right up until the end. Nothing. Then, a rapping. The faintest of knocks. Soft, slow, hollow. Bony knuckles on glass. Three raps and then silence. Three more knocks, silence. Jeremy walked into the foyer and stared at his frosted glass front door. The streetlight in the distance backlit the figure standing on his porch in a muted, orange hue. Three more knocks, silence. The excitement in thinking everything was suddenly better again, that the past had simply been one, long,

excruciating nightmare, was now replaced with something far worse. Some gnawing, twisting horror that was telling him he didn't really want to open that front door. That he shouldn't open the door. But he did, because in the end, Jeremy couldn't be satisfied with simply the hope of something good. The need to test that hope, to unmask all wonder, to touch and feel and taste real happiness... that was all too much for Jeremy to resist. It was either Rachel behind that door, or it wasn't. This was all just a dream, or it wasn't. He was still happily married to his soul mate, or... A police officer. Clean shaven. Young. Nervous. "Are you Jeremy Strong?" He suddenly and desperately wished he wasn't. "Yes." "I'm afraid I have bad news. Your wife, Rachel...there's been an accident." Jeremy hadn't considered a worse possibility than this being a dream. But there was, and that was starting all over again, at time zero, minutes after his wife bled to death in her overturned car on a rainy Halloween night, 2002. The only thing worse than being without Rachel for a decade and a half was being without her in that first hour, with all those lonely years remaining for him to suffer through. Jeremy began to scream. The cop didn’t even seem to notice.

Some of you probably won’t like what I’m about to say, but here goes: I love football. And...my allegiance is not to the Broncos. (I know, I know…after that confessional I’m going to be asked to turn in my feminist card AND I probably just lost most of my readers...but stick with me on this...) It’s a challenging time to be a football fan with a vagina and to be taken seriously. There’s a sincerely held belief currently circulating throughout our country that if you care about women and support the NFL, you’re a hypocrite. But with the start of the new season approaching, I feel compelled to defend myself and the millions of other footballloving, jersey-wearing women who prefer keeping up with the NFL stats over keeping up with the Kardashians. We are not blind to NFL Pathologies, and I admit it. I’ve stated the following: “I’m so over the NFL!I’ve won Fantasy Leagues, thrown Super Bowl parties, bought and rocked the jerseys, gone to tailgates, gone to 6 stadiums, love the sport, made some money, had good times, have great memories, met players, made great friends, BUT I’M DONE! The NFL disgusts me. It’s morally reprehensible – and this time of year is particularly disturbing. I’m never watching football again! I refuse to follow the NFL. I know…I’ve said this every year for the last 5 years, but this time I mean it. We are never, ever ever, getting back together…” I had a good reason: Domestic Abuse. Domestic violence accounts for 48 percent of arrests for violent crimes among NFL players, compared to 21 percent nationally. The NFL’s handling of this issue is disgraceful. Gender Discrimination/Misogyny. Female reporters are plugged into the role of sideline reporter and are benched as they age. Just watch the commercials or look at the payrates and “uniforms” of NFL cheerleaders. Barely dressed cheerleaders barely make minimum wage. Pseudo-support of cancer. The NFL DOES NOT support breast cancer awareness because their players wear pink socks for a month OR because they sell pink jerseys. Spare me. This is infuriating. As Business Insider reports, only 8.01% of money spent on pink NFL merchandise actually goes towards cancer research.

Concussions. Former players are dying from concussion-related afflictions, and the NFL has covered up this issue, and has done little to address this public health crisis. Homophobia. Remember Michael Sam? Gay players know success in the NFL depends on staying in the closet. HOW on EARTH could an intelligent, fierce women’s rights advocate support the NFL after acknowledging this? Excellent question. Let me try and answer why I refuse to put away my Bills jersey... There are degrees of culpability. If you still wear a Roethlisberger or Rice jersey, you need psychiatric treatment. But if you watch the Steelers v. Ravens, you are not endorsing rape or domestic violence. I’m rationalizing, you say? Hypocritical? Huh. So I guess if you buy Disney products, you’re pro-sweatshop. If you’re a non-vegan, you support animal cruelty. If you drive a SUV, you support air pollution and depleting natural resources. Shop at Wal-Mart? Three cheers for working full-time and still living in poverty! Support the Boy Scouts? HOMOPHOBE! I can’t speak for every NFL fan, but I assure you I’m firmly against sweatshops, child endangerment, animal cruelty, polluting our planet, working families living in poverty, and gay bashing. The NFL isn’t bad; it’s leadership is. Goodell’s mishandling of the NFL’s domestic violence; his ongoing disregard for the health and well-being of retired players – HE is the NFL’s biggest problem. Moving in the right direction starts with the commissioner. And significant change is possible. Football has faced challenges like this before. In 1905, there was an unprecedented number of deaths related to football injuries. Athletic advisers and coaches from the nation’s top universities collaborated to find ways to make the game safer. This resulted in significant changes and new rules (for example, the forward pass and the wide receiver position.) The game advanced. We’re at another turning point in the sport. If we want progress, we need someone who’s not an asshole to lead the way. F*ck Goodell. For every Rice, there’s a Rodgers.


For every Roethlisberger, Vick, or OJ, there is a player doing charitable work and demonstrating good character, public service, integrity and human decency. Just ask the tens of thousands of kids helped by NFL players through United Way and other charities for over 40 years. Intellectual stimulation. Heads up: I’m about to geek out over football. The distinct plays let us put ourselves into the coach’s mind for about 130 plays per game. There are three ways to score vs. one for other sports, AND after a touchdown – the extra point OR two-point conversion. The strategy involved is complex and intense due to time constraints. Football is the only noncontinuous motion sport with a clock. Baseball? Golf? Nope. There’s urgency in football. Excitement. In soccer, the clock keeps moving, but injury time is added. In hockey, when the puck stops, the clock stops. That it doesn’t in football means that the coach has to determine when to call timeouts. Strategy. And it’s the ultimate team sport. There are 11 men on the field vs. 9 in baseball, 6 in hockey, 5 in basketball. For the vast majority of plays in baseball, most of the players aren’t involved. Every single one of the 11 men in football is important to execute a play. And unlike other sports, it’s difficult for one player to dominate. You have to watch everyone on the field and be aware. I could go on and on, but the bottom line is this:

Women make up 45% of the NFL fan base, and it’s not because we are trying to impress the boys or we think we look cute in jerseys. Most of us hold a sincere appreciation or love for the sport. We believe the oppressive and incompetent culture can be overcome – and the NFL depends on us for profitability and viability. Our voices WILL be heard…we just have to speak up.

WHAT IMPACT DOES NEW CONSTRUCTION HAVE ON ERIE HOME SELLERS? BY DAVID HAKIMI For the past 5 years, Erie has predominantly been a strong “seller’s market,” with sellers dictating the terms, and commanding increasingly higher prices with each subsequent sale. Many homes were pulling in bidding wars, and often selling for well above asking price. Sellers were also able to get away with bringing homes to market with lots of deferred maintenance like damaged roofs, aging appliances, rusty water heaters, and faded exterior paintjobs that were long overdue for a fresh coat. However, none of that mattered when desperate buyers were taking properties “as-is,” or waiving their right to negotiate for repairs after the inspection. Some buyers even went so far as to waive their right to inspect the property at all. Many buyers also resorted to desperate measures like over-bidding, then bringing in extra cash (over the appraised value), to ensure that the deal still closed. People were basically conceding whatever it took, to get creative and beat out the other buyers competing for their dream home. Savvy sellers responded accordingly, after hearing what their neighbors were getting. Each new listing came onto the market a few thousand dollars higher than the one that sold before it. With homes in short supply, they knew the buyers would pay it. The Spring of 2017 market got off to a strong start, and we saw the median sale price in April come in almost $21,000 higher than the previous April of 2016. It certainly looked like we were off to the start of another summer of doubledigit appreciation. However, by July a combination of market factors came together to bring the first strong signs of a market correction. An abundance of new builder inventory flooding the area, a substantial hike to mortgage rates, both combined with a torrent of negative press and social media chatter about Oil and Gas activity in Erie. These factors made the “perfect storm” to finally apply the brakes to the momentum of our housing market. In fact, the June

2017 housing market saw the largest negative market shift, in Erie in almost 5 years. DMAR statistics showed that June 2017 housing inventory in Erie was up a whopping 121.3%, over June 2016 levels. In June of 2016 there were only 47 total homes for sale in Erie, compared to 104 available listings in June of 2017. However, “Under-contract” numbers didn’t come close to keeping pace, and only increased by a modest 9.1%. June 2016 saw 44 homes under-contract, while June 2017 only saw a handful more at 48 (despite having twice as many homes available on the market). This means that in June of 2016 that 93.6% of listed homes sold, while only 46.1% of available homes went under contract in 2017. In one year, we’ve seen the market go from almost all the available homes selling in June 2016, to slightly less than half of the inventory selling this year.

Before anyone starts to panic, I should reiterate 2 key points…

1) The housing market in Erie was moving at such a ridiculously fast pace for the past five years, that it bordered on insanity. Therefore, our market has plenty of room to slow some, but remain extremely robust overall. In fact, most of the leading economic indicators (that predict major real estate crashes), are currently holding very steady at the desirable end of the spectrum. Economists tracking the housing market pay close attention to indicators like, job growth, interest rates, availability of rentals, foreclosure filings, 90-day mortgage delinquencies, utilization of ARM vs 30yr Fixed loans, utilization of all other risky mortgage products (Interest-Only, Negative Amortization, StatedIncome). Fortunately, these indicators all still look quite good overall for the Colorado housing market.


2) The market pace for the last few years was so fast, that it was quite stressful for most buyers and sellers. The lack of inventory simultaneously made selling a dream, but buying a nightmare! Any seller wishing to cash-in on their newly acquired equity to move-up or downsize, had to contend with a real danger of becoming “temporarily homeless” in the process. In Colorado, once a seller’s home is under-contract, they are legally obligated to hand over their keys in just 3-4 weeks on the designated date of possession (assuming the buyer successfully closes). Selling fast was almost always a given, but the lack of inventory meant that there were no guarantees that the seller could then find a suitable replacement home and put it under-contract in time. In Colorado, our laws dictate that any seller attempting to back-out of a home sale, faces the very real threat of a “Specific Performance” lawsuit. Meaning, a buyer can potentially sue the seller and force them to complete the sale transaction, whether they have found a replacement home yet or not.

So how will this affect the typical Erie sellers and buyers?

The two main positive effects, are that this market correction will certainly remove most of the risk and apprehension that both buyers and sellers have been experiencing for the last 4-5 years. No longer will sellers have to worry as much about the risk of having to make a “double-move” into a temporary rental when they choose to move-up or down-size. The more manageable market pace now means that the odds are much more favorable, that a seller will successfully secure a suitable replacement home should they choose to move locally. The risk to sellers of becoming “temporarily homeless” just decreased substantially. For buyers, the more relaxed pace means that they will no longer feel the pressure to instantly offer on a house, for fear of missing-out if they hesitate for more than a couple hours. Also, the more balanced market means that buyers will less likely have to concede to ridiculous terms, like overbidding with extra cash, or waiving their rights to an inspection. Of course, there will always be some truly exceptional homes that still draw in competing offers, but it’s now far less likely to happen on a lackluster house devoid of upgrades, or lagging in upkeep. Along with these positive benefits, there will certainly be a few negative repercussions for both buyers and sellers as well. As more sellers gain enough confidence in successfully finding a replacement, and decide it’s now safe to sell, this could add even further inventory to the market. If demand doesn’t increase again enough to keep pace, it could further increase average days on market, and possibly soften prices even more. Many buyers hearing this news may be “licking their chops”, thinking that falling prices mean they can wait a bit longer and finally get a more affordable deal on a house. However, that is partially flawed-logic. When home prices fall due to increasing mortgage rates, it simply means that those buyers will now be making the same high house payment for a less expensive house. The only ones to truly benefit from the price drop, are those with the ability to pay all-cash, and avoid the new higher mortgage rates altogether.


Now that competition is stiff, what will it take to sell a home?

When the seller’s market was at its peak, even the most neglected homes sold with relative ease. Unfortunately, those days appear to be ending quickly. As pressure bears down from all the new construction on the sellers of existing “re-sale homes.” The flood of brand-new homes into the Erie market, has raised the bar on what is now considered acceptable condition. Deferred maintenance such as worn roofs, faded exterior paint, stained (or worn) carpets, pet odors, scratched-up hardwood floors, overgrown landscaping, dead or dying lawns, settling concrete porches or driveways, are all going to hurt a home’s competitiveness. To get the top price, a seller’s home will now definitely need to be in top condition. Dated finishes with now be scrutinized much harder as well too. Competition between builders means that things like hardwood floors, bronze or nickel plumbing fixtures, slab granite or quartz countertops, stainless steel appliances, and highend kitchen cabinets, are all standard features on the new homes popping up all around Erie. Re-sale homes with dated finishes like oak cabinets, excessive carpet, brass fixtures/trim, Formica counters, linoleum, white walls, or dated appliances, aren’t going to compete well now. For the pickiest buyers in the higher price ranges ($500k+), are even beginning to shun homes with kitchens that would have been considered very nice just a year or two ago. As many buyers with the budget at their disposal to be extremely selective, now turn their noses up at any kitchen with earth-tones, brown cabinets, and tan varieties of granite. The style trend has now moved towards either white, espresso, or even grey kitchen cabinets, with lighter white/grey granite or quartz. Buyers will now expect homes to either be extremely updated, or bargain-priced low enough that they still have room in their budget to add these things shortly after closing.

Some Real Estate Brokers will feel the pinch too.

Consumers won’t be the only one feeling the pressure of the more demanding market. Market transitions have historically affected real estate agents and entire brokerages as well. Historically, when the number of transactions in a market goes down, the discount brokerages and flat-fee agents typically die-off. A boom market allows for plenty of fast sales, with reduced marketing time, and far less marketing effort on the part of the agents. In that windfall environment, the discount model works well because homes sell so quickly with minimal marketing expense, or skill required. However, slower markets require agents to majorly step-up their game to survive. Discount agents, lazy agents, and part-time agents, usually lose the game of attrition, and end up going back to the job they had before the boom. The discount firms tend to fail, because their lower-profit business models are no longer sustainable once their number of overall transactions in the market shrinks. Business models with low profit margins, require extremely high-volume to work (ie., the fast food business). Once the market turns, and the volume of home sales diminishes, only the traditional firms with better profit margins (ie, more traditional listing fees), will weather the slowdown and survive the downturn. Not to mention, the low cost, no-frills firms simply don’t charge enough to keep a home adequately marketed once the “average days on market” increases from one weekend, to 6 months or longer. Talented, full-service listing agents with extensive experience will again become sought after, in a buyer’s market. Only the best agents with top marketing, staging, and pricing skills, will survive. Homes that are improperly priced, inadequately staged, poorly photographed, or have weak online presentation, will simply sit unsold once the market advantage shifts back in favor of the buyers. The lure of a discounted commission, no longer means much when a seller is desperate to move, but can’t get their home sold. Some high-end services in life cost more, because they are worth it. The silver-lining here is that the market correction we experienced is probably just a minor “speed-bump” and the market will most likely sort itself out, and eventually get back on track. However, the home builders and new construction are here to stay for at least the next 5-7 years. Selling a home in Erie will probably never quite make it back to the “shooting fish in a barrel” levels that we saw for the past 5 years. Sellers will need to step up their game, if they expect to compete with new-construction and still get top-dollar for their home in the new landscape of the Erie housing market.

WHAT THE FLIP?… As weird as it sounds, saying that you work in real estate can be a "sexy pickup" line. Everyone thinks he or she knows what agents do, but when you say you’re a real estate investor, the conversation can change very quickly. Many folks "out there" only know what they see on TV. The shows about "flipping" and the mass amounts of money the hosts make per property they don't. Yes, sometimes those numbers can be close to the truth, but many times, there are missing pieces. Want to gain access to that sexy pickup

line? Let’s go over some quick tips and things to avoid to make that possible. In previous articles I covered some basic things to look for in a home to "flip". Simply put, there are 3 numbers to look at: Purchase price, Rehab costs and Sale price. Here are a few things you may not initially consider that can take your flip from making money to losing money: Mortgage payments, Closing costs, Commissions, Taxes, etc. I’ve met many flippers who got started in the business and have "lost their pants" in a deal due to overlooking these other items. When you buy a home to flip and do it with financing, there are going to be monthly payments. This is an obvious fact, but the shows don’t talk about this because they are either buying with cash or because, honestly it just isn’t "sexy"to bring up on TV. In a tight market like today, that mortgage payment can quickly eat away your profits. Even the quickest flips will involve you owning the house for at least 3 months. So, if you hoped to make $30,000 and don’t take the $2000 monthly mortgage into account, you just lost $6,000 of your profit. Let’s now "roll into commissions". In most scenarios you are going to hire an agent to sell your house. This cost can be rather variable, but we’ll use 6% just as a reference. Assuming your property is worth $300,000 this means you will pay $18,000 in commissions.

That drops your profit to a measly $6,000. Yes, you can sell the house yourself which can sometimes save you money, but commonly you will still end up paying the buyer’s agent around half of that original commission. about taxes! The greatest way to get someone to shut his or her brain off and stop listening is to talk taxes. Bear with me for a moment, I promise to keep it simple. Let’s take that new profit of $6,000; well, the government wants its part of that too. They’re going to take more of it than you think! If you did the flip, over just a few months, they can take up to 38%. Now your actual profit is $3,720. Technically they won’t take their percentage until tax time, but just imagine having that show up on your tax bill. Just as an extra note to this, always talk to a CPA. They may cost a couple hundred, but a good one will save you thousands. Robbery! "That will never happen to me” is something I have heard many times. Sad thing is, many of those people have had it happen on their projects. It’s not just appliances either. Depending where you are they may even take the copper pipes, wiring or anything that can turn a quick profit. It happens more often than professional investors like to admit. I’m not going to go into numbers here, but if you only have $6000 in profit, that can disappear real quick due to one a-hole coming in and stealing your things. Closing costs can be exorbitant, so I won’t cover those here, but be aware what the averages are in the area you are working. Hopefully, this isn’t too depressing to read. It’s just the reality of the business. For those that don’t account for these costs, there are plenty who are aware of them and make "a killing" flipping homes. Those that succeed have set up systems and teams to know when to jump on a deal and when to walk away. Many of my friends make $20,000+ per home, after all the mentioned costs. Biggest difference is that they account for these costs up front and only get the deals that make sense.

Remember that bully from your formative years? The one who targeted you or your friends and taught some early lessons on intimidation? If you’re like many, you can still picture them years or even decades later. Why? First, because bullying is tragically common, with some studies finding as many as one in three kids is at some point either a bully, a target of bullies, or a witness to bullying behaviors. The second reason you’re likely to remember these experiences is that bullying can affect us in deep, visceral, and often traumatic ways. The topic of bullying has garnered a lot of attention these past few years, partly due to our reliance on technology and social media. Our digital lives incidentally arm the bullies with digital weapons capable of rendering swift and devastating consequences. In response, many school districts across the country have gotten serious about ending bullying behaviors before they start, often treating any hint of bullying with a heavy hand. This is largely a good thing, though let’s not make the mistake of thinking we’re getting “bullied” when something simply hurts our feelings. One simple definition of bullying is “unwanted, aggressive behavior that involves a real or perceived power imbalance.” This last piece is important, the perception of a power dynamic. Bullies feed on our fear, reveling in the temporary power it affords. This feeling is intoxicating, addictive, and also provides the key to understanding and breaking the bullying cycle. By deeply empowering our children, we create the antidote to bullying: Self-confident kids who know how to stand up for themselves and others. One place to start is by doing our homework. A simple internet search on bullying generates a staggering 128 million results, with a multitude of helpful suggestions for bully-proofing our children. Many of them include useful tips that are worth adding to the toolbox. Since bullying centers on a perception of power, here are 10 different ways to help our children feel more empowered, grounded, and comfortable in their own skin. 1. Teach vulnerability. Raise compassionate kids who are comfortable with a wide spectrum of healthy emotions. Be the role model. 2. Practice flexibility. Rules and structure are great, rigidity is not. 3. Connect, like, for real. Turn off the screens, break out the board games and art supplies. Get creative and playful, routinely. 4. Practice Yoga Power Poses. Don’t laugh. Want to feel more powerful? Start with your body. Look them up, try them on. 5. Learn to have the difficult conversations. Many of us don’t bring up challenging topics with our kids because they make us uncomfortable. Time to summon our courage and step up our parenting game. Our kids are counting on it. 6. Spend one-on- one time with each kid, every week. Alternate which of you gets to choose how you spend the time. Too busy? Scale back the time you allot. But do it. 7. Read them a book out loud at bed time, no matter their age. Magical conversations can arise from these spaces. 8. Leave home. Get outside, take a walk, explore nature. Travel the world. Our perspective shifts for the better when we get outside of ourselves. Bring the kids. 9. Breathe. Parenting is hard enough. It’s more challenging when we don’t slow down. Demonstrate this for your kids as a way to manage emotion and stress. 10. IS SOCIAL MEDIA ADDING TO YOUR BACK-TO-SCHOOL STRESS? BY AMY WEBB

It’s back to school time and Facebook is dominated by pictures of cute kids on their first day of school. Each one you see in your newsfeed is more charming than the last—Pinterest-worthy signs, matching outfits and smiling faces. You may feel, on the other hand, that you can barely get your kids out the door. Forget matching outfits or cutesy signs, you are still packing lunches and looking for socks. Cue feelings of inadequacy and failure. Take heart! This feeling of comparison prompted by social media is not just something you alone experience. Research is now beginning to show us that comparison via social media can have real effects on your mental health, especially among moms. One recent study showed that the more moms compared themselves to others on social media, the less adequate they felt as parents and the more they felt overloaded by their role as moms. Furthermore, this type of social media comparison may also be influencing moms' mental health. Moms who spent more time comparing themselves to others also had higher levels of depressive feelings. Now, this doesn't necessarily mean they were clinically depressed, but it sure didn't make them feel happy and empowered about their situation either. You know how you feel when you see a friend's picture of Facebook of their partner taking the kids to a museum or park. Or maybe they post a picture of their husband vacuuming the living room-does that make you feel like your husband is not pulling his own weight around the house? Turns out you're not alone. The study also indicated that moms who compared themselves to others on social media were more likely to feel like they receive less support from their network and also feel worse about their co-parenting relationship with their partner. That's what the study found, but what's really going on here? Do you think this adequately represents your experience? Is comparison on social media really that much of a problem for mothers today? Personally, I think it does have the potential to cause real feelings of inadequacy if you are not mindful about what is going on. I know I have at times let comparison to others steal my joy for parenting and motherhood. The key point to understand about social media is that it is just an image. Rarely do people post photos of their kid's last potty training accident or pile of laundry that's been sitting on the couch for a week. You never see the full story on social media--you always see the filtered story. This is why social media comparison is so easy to slip into and hard to trick your mind into avoiding.


How do you try to make yourself "immune" to this type of comparison that can be problematic? I think the answer comes back to true, authentic connection with other people. It may sound trite, but I have found that it works. If you can find friends that you can truly be yourself with (in real life), you come to see each other’s' faults, struggles, challenges. In being authentic and vulnerable, you come to realize that those pictures they post on Facebook are only half the story. You know that behind that perfect living room is a 7year-old's bedroom that is covered with Legos. You come to know that after that cute picture of their toddler painting, there was a 10 minute tantrum that ensued. Motherhood can be challenging, exhausting and emotionally trying. However, if you can build just a few real connections with other moms, you can come to see that all the other moms are in the process with you. You begin to see that part of the joy is found is laughing

at and sharing the challenges with other moms. So let’s all remember we are in this back-toschool frenzy together—with or without the Facebook posts. You've probably heard it said that "you are the company that you keep". Or more commonly, "if you want to succeed, then become acquainted with like-minded people!" What about when we spend all of our time with ourselves? Sure we have our friends, our family members, our coworkers and even strangers sometimes. What would you say if I told you that you, yourself are more than enough company to get where you want to be? When I was 17, I met and befriended a man that was well into his 50s. Mr. J was an extremely intelligent person. He loved to play mind games with people just to see if they could "see" it. Mr. J served our great country in the intelligence division of the Armed Forces. At the apex of his career, he only answered to two men; and one of them was the President. Why does any of this really matter? Because Mr. J taught me a significant life lesson at a truly low point in my life. He was a person that you never would have guessed would have been that smart. More importantly, with someone of that level of intelligence and that background, one never would have thought that he would take the time to help a confused 17 year old with some irritable tendencies. His words and his confidence amazed me. He had a way of captivating you with his words. His words helped me to see that I was truly in control of more than just the mundane things in life. He showed me that when I felt like I was "imprisoned", I was the one who skipped and whistled the entire way. When I woke up feeling like it was going to be the best day ever, I was driving the vehicle and not the circumstances. Can you believe the nerve of this man?! He singlehandedly managed to pass all of the blame and responsibility onto me! Angry, I set out to give Mr. J a piece of my mind. Little did I know, I was in for a journey. Mr. J would always tell me, "Mr. Canas, always remember, your thoughts become your

beliefs; your beliefs become your words; your words become your actions; your actions will beget your consequences be it good or bad. Learn this pearl and you will dictate the matrix!" Read that again slowly. Your thoughts become your beliefs. Your beliefs become your words. Your words become your actions. Your actions will beget your consequences be it good of bad. How simple yet profound. If you think I'm off my rocker, truly think about it. Tony Robbins defines a belief as "A feeling of absolute certainty about what something means" That means that whatever you have fed into your thought process continuously, your brain has taken it and developed it into an absolute certainty. I can demonstrate this for you! Have you ever woken up in the morning and thought, "holy crap this day is going to be horrible! I just know it!"? Then as your day progressed, it seemed to just get worse and worse until you get to the point where you look up to the sky and demand a break or mercy. The scary part to this example is that YOU HELPED TO CREATE AND CARRIED OUT YOUR PREDICTION! I believe that there is a reason that the Bible states in Romans 12:2 "...be transformed by the renewing of your mind" With all of the garbage that we pack into our brains, if we don't renew our minds, it's hard to see anything other than the garbage. Years had gone by and life sure threw some heavy punches at me. Long gone from my mind were the words of Mr. J. Instead my brain was in survival mode. Just merely trying to make it out of the round and get back to my corner for a breather and hopefully some instruction. Fast forward to this past year. I was facing some personal tribulations, and battling through the “warzone" that was my mind regarding being a husband, a father, and a small business owner. It wasn’t long until I would relearn this principle.


While helping with a local youth group, there was one young lady that was always quick to call herself stupid. After hearing this for the hundredth time, I finally spoke Mr. J's words again. While my intention was to help her, I really helped myself. She now sees herself as a great young lady that has lots of potential. To this day, I can walk up to her and ask, "tell me about your thoughts", to which she recites the words of Mr. J. And while she may struggle, she now knows that she can be her own captor or the jailer releasing her. When I started to look at the things that I was throwing at myself, it was clear that it was time to set me free. I began to look at more than just the obstacles in front of me. I began to look at the sun setting over the mountains and think that the sun doesn't worry about how tall the mountains are. It doesn’t care about what the moon did or didn’t get done the night before, or even what it will do when it continues to travel? The sun just simply climbs to the top of the sky and enjoys what it does. It doesn’t second guess itself, but knows that it is the most powerful star in the sky. What could you accomplish and who would you become if you chose to believe in yourself just like the sun? You know, the sun isn't "shackled" by anyone or anything. When I started to think like the sun, I no longer worried about the competition in my field. I no longer worried about how many weeks I was "booked out". Instead, I focused on what the scenery would look like from the top. This has helped me tremendously! I still have my struggles and I definitely have my bad days. The difference for me lies in the words spoken by a goofy, balding man with a mustache that rivaled Tom Selleck's in thickness, not just his words, but how I applied them. Here's to you Mr. J! And for the rest of you remember: your thoughts become your beliefs, your beliefs become your words, your words become your actions, and your actions will beget your consequences-be it good or bad.

The end of summer signals a change of weather, a change in routine and a change regarding food choices. The sweet berries we enjoyed all summer, while maybe still available, lose flavor and nutritional value as the seasonal temperatures shift their availability within new regions. This requires harvesting crops much sooner in order to get those scrumptious veggies and fruits to our plates before they rot. Other fresh fruits and vegetables "fall" out of season altogether requiring us to change what we feed our family. Subsequently, with the start of school, packing healthy lunches and snacks becomes a priority. Autumn is a beautiful time of year, but back-to-school preparation can add a little stress when you're trying to get your family to eat right. Hopefully, these ideas will help make it easier for everyone and the start of the school year will launch (or lunch) without a hitch. Following are a few ideas to "keep it simple" and encourage healthy eating at school as well as at home.


• Let your kids make some decisions. Red or green apples? Chunky or smooth (all natural) "nut butters"? Celery or carrot sticks? • Teach your kids how to read labels. Have them play "detective" to identify which option has the lowest sugar and salt content, then, buy it. Or which ingredient has the most syllables, then, avoid it! • Dried fruit are a good option, but beware of sugar content. It can be higher than you expected. • You can also make some simple snacks that your family will gobble up, such as: Roasted chickpeas - Drain & rinse a can of chickpeas and toss with 1/2 tsp each salt, garlic powder & paprika. Bake on a cookie sheet 45-60 minutes at 400 F. • Cauliflower popcorn - Toss cauliflower pieces lightly with vegetable broth and sea salt. Bake 45-60 minutes at 425 F on parchment paper turning 3-4 times. • Unsweetened applesauce - pulse 3-cored and peel apples, 1 Tbsp lemon juice and 1 tsp cinnamon in a food processor until smooth.

For many people cosmetics and skincare are a part of our daily lives. The pores in your skin soak in everything you put on it, which means what you put on your skin matters. Some cosmetics use harsh chemicals to try and keep the products fresh and free from bacteria, your cosmetics will be usable much longer but at what cost? Here are some things to watch out for in your cosmetics:

Mineral oil, also called liquid petroleum and paraffin oil is colorless and odorless oil often used in cosmetics and skincare to prevent the loss of moisture. Mineral oil is a by-product created when petroleum is distilled to create gasoline, so it’s no surprise that it can contain toxic material that can soak into your skin. Also not surprisingly, mineral oil clogs your pores and does almost nothing to benefit your skin.


Parabens are chemicals that prevent the growth of harmful bacteria in your cosmetics. This is

important especially for your lipsticks and other products you might apply with your finger or near your eyes and mouth, however, there are more natural ways to prevent the growth of these bacteria. The concern with parabens is that certain strains can contribute to disruptions in your hormone system that can cause cancer and other health issues.

Cruelty Free cosmetics are products that were not tested on animals at any point in the

production process. This may not sound like it may have anything to do with how the product will work on your skin but animal testing is a particularly cruel process that goes into making your makeup. The previously mentioned chemicals (and other potentially hazardous chemicals) are not often found in cruelty free makeup because without them there is no need for test subjects. Cruelty free makeup is better for your skin and contrary to popular belief it is not more expensive than the big brands that do test on animals. It’s easy to tell what is going into your cosmetics and skin care if you just take a second to turn it around and read the label. HOME ON THE“RANGE” BY CONNIE RUEL In 1974, my sister Patti was a rodeo princess at the Benton Franklin Fair and Rodeo in Washington state. Throughout that year she travelled the Northwest and Canada from rodeo to rodeo in her cowboy hat, boots and tiara. Perched high upon her beloved horse, Ginger, she sat with a straight posture, proudly clad in chaps, a tiara adorned cowboy hat, a princess belt buckle, and a smile to melt any lasso totin’ cowboy. Though we were both born deep in the city of Los Angeles, California, from a very young age, Patti gravitated toward the equestrian life. I, on the other hand, have always been the jet setting city slicker type. But being as close as we were, I had no choice but to be thrust into the gaucho world to watch her compete in barrel racing and jumping, and I even took a trail ride or two of my own. Today, just shy of her 61st birthday, she still lovingly sucks in the aroma of horse sweat from her fingers and revels in the chore of shoveling manure and combing sweat from her animals’ coat. She is the consummate horse whisperer and would happily take a conversation with her trusty steed over any with a ‘lesser’ humanoid. I don’t claim to know what a cowboy eats or how to cook on a prairie over a cast iron pot, but I can throw you a cliché or two. So, in honor of my horse lovin’, bridle totin’, bow legged cowgirl sister, I give you my rendition of cowboy food. I start with cornbread. Simple, you think, but I have toyed with many recipes and finally put one together that is moist and versatile unlike any other. Feel free to add your favorite cowboy ingredient like roasted corn, jalapeños, cheddar cheese, etc.

cup butter cup sugar eggs, beaten cup sour cream ½ cup milk cups cornmeal cups flour tsp salt

Preheat oven to 375⁰F. Melt butter in microwave and transfer to large bowl. Stir in sugar and eggs, mixing well. In a separate bowl, blend the milk and sour cream with the baking soda, then stir into the egg mixture. Add in cornmeal and flour and stir until wellblended. Some lumps are okay. Pour into a buttered 9x13” pan and bake for 30-40 minutes or until golden brown. Chili recipes are a dime a dozen but I have developed Satan’s Chili. If it doesn’t burn your chest hairs off, it doesn’t deserve to be called Chili. Check it out on the next page!


SATAN’S CHILI

2 tablespoons olive oil 2 lbs ground sirloin 2 lbs ground bison 1 lb ground lamb 1 15 oz can of pinto beans 2 yellow onions, chopped coarsely 5 garlic cloves, diced finely 1.5 tablespoons salt 2 cups red bell peppers, chopped 2 jalapenos, diced 2 small red thai chili peppers, chopped (if you want to keep the hair on your chest, omit these..if you really want to pour on the heat, leave the seed in!) 1 tablespoon chili pepper flakes 2 cups stewed tomatoes, chopped One packet of Sazon Goya with coriander and annatto 2 cups tomato sauce 3 tablespoons cumin, freshly ground 1 tablespoon oregano Âź cup chili powder 12 ounces porter Cheddar and sour cream for topping Heat oil in a large heavy pot. Add meat, onions, garlic and red peppers. Cook until onions are translucent. Add the beer, tomatoes, tomato sauce, spices and chili peppers. Cook for 2 hours on Low heat, stirring frequently. Add the beans simmer for 30 minutes more. Serve with grated cheddar and a dollop of sour cream.

COLORADO’S ASPENS: PAINTERS AND PHOTOGRAPHERS FAVORITES Fall is probably on of the most favorite seasons to paint and photograph in Colorado's high country. Artists prepare to capture the best of the golden and red leaves or clusters of Aspen trees against a sun setting dark sky or lingering along a high mountain ridge in single file. As many times as Aspens have been conquered on canvas or through the lens, there is always that one masterpiece to be conquered year after year. One reason being, is that the artist never quite knows how long the the Aspens are going to glitter before cold and/or windy weather arrive. Once the snows hit, pretty much the brilliance of yellow and red sparkling leaves lose their vibrancy and fall to the ground. However, an accomplished artist knows how to pop or digitally enhance those colors into the leaves if they can't make it back to the high country. Then there is always next year.

Her works can be currently seen at the Erie Animal Hospital, KCP Art Gallery in Longmont, Main Street Gallery in New York and was featured at the Louisville Arts Association art show and the Longmont Art Association art show. Wira holds a BA in Sociology from CU Boulder, and a Masters is Public Administration from CU Denver. She worked at CU as an MBA Advisor, Mechanical Engineering Advisor and retired as an Art/Art History Advisor. The Wild Wild West of Erie by Georgez Dabit Erie, Colorado is no stranger to Western/Country style. I'm talking; cowboy hats and boots, strap tees, big Texas hair, etc. It's not the "most country", of course, but like many other cities, Erie may soon be considered the "Wild Wild West"! As Erie grows, so does the style here. Being an Erie High alumni, there were many people who sported their country-style, from their trucks to their boots and still do today. What's interesting is that Erie has opened the door to a whole new level of suburbia and mixing country-style with "Colorado-style" has become the norm. When I say Colorado-style, I mean casual wear and sportswear. Colorado has a reputation for dressing more on the causal and sporty-side of things. When you add Erie to that mix, you get an entirely "new breed" of style. So many people from other states and cities have moved to Erie and have added their own fashions to the town. I am no exception! The country-style we still love is not going anywhere; that will always stay a part of this state and this town, but new fashion breeds are emerging. It's very exciting to see what will come next, especially for Erie.

If you are over 50 perhaps you now feel like you have to dress a certain way, or that you now need to be conservative, to cover your arms, that you can no longer wear fun fashion like distressed jeans and never, ever skirts showing your knees. If you are comfortable with these styles … I say wear them! An outfit that fits you and reflects your personality really makes you feel happy and confident.

I also think women should show their natural beauty and style at each stage in life. As we get older we learn to gradually accept our curly (or straight) hair and our curvy (or not so curvy) bodies. It’s so much easier to just be you! Just be the best you possible by accentuating your positives! Some flattering looks for every body type are structured blazers that are nipped at the waist, a-line dresses, statement necklaces, nude shoes, and wearing a monochromatic outfit is always a win!

Women with “Hour glass” shapes look great when they are wearing belts to draw attention to their waist and wide belts are back! Apple shapes look great in shift dresses that show off your legs. Such a great look with tights and boots and even a turtleneck underneath. Pear shapes look great in off the shoulder tops or one shoulder tops. An eye catching look for parties and nights out!
