The high density residential district will house the vast majority of Jintang’s population. While these larger scale apartments buildings are not intended to become as dense or as tall as the average Chinese residential tower, they more efficiently capitalize on ground square footage in comparison to the low density residential structures. Most of these apartment buildings will have between 4 and 6 stories, with a maximum height of 70 feet. Many will feature commercial and retail spaces on the ground floor, with apartments above.

The commercial corridors of Jintang are intended to serve as a buffer between residential spaces and places of higher traffic. Downtown, the corridors will line the blocks between the CBD and apartments. Uptown, a main street will serve as the commercial corridor.

Directly across the river from Jintang’s historical city center, the new Arts and Cultural district will provide a new museum, library, and visitor’s center. All three amenities will play a key role as Jintang continues to grow in the future. As they overlook the river, old city, and riverfront park, these buildings will become the icon of new Jintang.

LOW DENSITY RESIDENTIAL ZONING REQUIREMENTS BUILDING TYPE: SINGLE FAMILY HOMES MAXIMUM HEIGHT: 20 FEET MINIMUM SETBACK: 20 FEET OPEN SPACE REQUIRED: 70%
The low density residential district, located in the northernmost part of the Jintang expansion, is intended to be home to suburban, single family homes. The district is divided bilaterally. The streetcar line runs through the center, connecting the neghborhood to downtown Jintang. A retail-heavy main street lies to either side of the street car line, and provides easily accessible goods and services to residents. While still a vibrant area, the low density housing will be a quieter, more serene alternative to the urban downtown lifestyle.
