The 1355 Market Street renovation had an agressive schedule and tight budget, and our team needed to find creative ways to push the project while keeping costs to a minimum.

When reviewing the tight deadline, our team chose to self-perform the demolition and concrete pours. Because we had internal control over these scopes, our team could schedule these events in phased sequences and work on multiple facets of the project at the same time.

PROJECT DESCRIPTION

Truebeck built this 450,000sf ground-up global headquarters for Uber. Consisting of two buildings, one 12 stories and the other seven stories, the campus is located in the thriving Mission Bay neighborhood in San Francisco. Constructed using steel and concrete, the project was delivered using design-assist MEP and façade systems. The exterior façade of the buildings feature unique, one-of-a-kind systems comprised of glass, metal, and wood assemblies. The project includes a green roof with an urban farm component and extensive courtyard landscaping. Truebeck also completed the 415,000sf office tenant improvement build-out, including 2,000+ work stations, executive spaces, assembly spaces, communal spaces, full cafeteria on 2nd floor of 1515 building, child care facility with exterior play yard in 1455 building, and extensive A/V throughout. The project achieved LEED Gold and WELL Silver project, which is the leading tool for advancing health and wellbeing in buildings globally.

Partnering with a world-renowned architect, Truebeck completed Apple’s one-of-a-kind, below-ground 1,000-seat theater for presentations and media project launches. The building consists of a structural glass auditorium lobby, a structural glass cylindrical elevator, and a carbon-fiber roof structure spanning 150 feet. Because of the impressive design, the project included coordination of numerous international specialty vendors.

COUNTY OF SAN MATEO

County Office Building (COB3) and Parking Structure

PROJECT DESCRIPTION

This project consists of the County Office Building (COB3) and a Parking Structure. The 207,000sf COB3 will be five above-grade levels, its structure is composed of Cross-laminated timber and steel. This project is the first civic, public project in the nation to use Cross-laminated timber. The building will include open and closed office space, a gym, café, large multipurpose room on the first floor, and board chambers for the San Mateo County Board of Supervisors. The project features many areas of exposed wood, as well as four steel cores for stairways, elevators, and utility shafts. The facade includes copper anodized panels alongside sizeable glass segments inviting natural light throughout the building. The new seven-story parking structure includes 1,200 stalls including 124 EV chargers and will meet the parking needs of the new COB3 and the other facilities in the County Government Center. Solar panels on both structures support the goal of LEED Platinum for COB3 and Net Zero Energy for COB3 and parking structure.

Chiles House

PROJECT DESCRIPTION

Located on the campus of Catholic Charities’ Clark Family Center in SE Portland, Chiles House will fill a critical need with highly affordable housing for those who need it most. Guided by trauma-informed design principles to balance opportunities for socialization – indoors and out – while ensuring privacy and security, the 17,500sf building provides 27 housing units and two ground floor retail spaces.

Utilizing a design-build MEP delivery, Chiles House offers a lighter environmental footprint afforded by the cost-effective crosslaminated timber (CLT) structure. Consisting of five stories––four full floors and a tuck-under basement that takes advantage of the natural north-to-south slope of the site––the unit types include 18 studios, seven (7) one-bedrooms, and two (2) two-bedrooms. In addition, the building has communal amenity spaces such as laundry, storage, sanitization room, community room, and an elevator. There is also a grand gathering space in the interior shared courtyard.

A phased corporate campus development across three sites, comprising of ground-up, structural steel construction of two office buildings and multiple office and lab tenant improvements.

The state-of-the-art facility features an open-office floor plan, conference centers, executive suites, fitness center, full-service kitchen, cafeteria, and an employee break room complete with a 56-screen TV feature wall.

Additional features include assembly space, high-occupancy first floor restrooms, bridge connection to existing adjacent building, architectural open central stair, and dual lobbies.

Sustainable features include increased energy efficiencies of the building’s MEP systems, enhanced lighting and MEP controls, and enhanced commissioning of all systems.

PROJECT DESCRIPTION

This first phase of John Muir’s significant master-planned expansion consisted of a OSHPD 3 regulated 327,000sf eight-story structure with 44,000sf of medical use and 768 parking stalls. Medical uses include a surgery center, endoscopy, imaging, and an eye lab.

Truebeck assisted with the coordination of the fully-designed MEP systems and interfaced with five different architectural and tenant improvement designers. The combined use of the overall structure as both a medical facility and parking garage posed the biggest challenges, which Truebeck supported the design efforts for by providing budgeting, scheduling, value analysis, and constructability reviews to help integrate the complex vibration, acoustic, and structural design elements into the project.

Interim site work projects included new helistop structure, relocating existing site utilities to support the new campus, loading dock renovation, electrical service improvements, and new mobile medical unit.

UC DAVIS

Winery, Brewery, and Food Science Building

PROJECT DESCRIPTION

This award-winning design-build project for the UC Davis consisted of three main components; the winery for the Department of Viticulture and Enology; the brewery small scale fermentation and classroom; and food pilot plant for the Department of Food Science and Technology. The entire project provided a world-class research and teaching facility. Support spaces for each department include laboratories, classrooms, offices, controlled temperature rooms, and storage facilities.

The facility was designed and built to achieve LEED Platinum certification. Sustainable features include an energy efficient design, rainwater storage for all landscaping irrigation, photovoltaic panels, and the maximization of daylight into the space. The facility is designed to allow for future capabilities to capture/sequester carbon dioxide and reclaim processed water in the winery.

East Jamie Court Biotech Office Buildings

PROJECT DESCRIPTION

Truebeck provided General Contractor services to construct this signature ground-up project for Alexandria Real Estate Equities, Inc. Located in South San Francisco, the East Jamie Court project consists of two, four-story structures linked by a circular pedestrian plaza. Buildings 1 & 2 accommodate three floors of lab space and office space. Each building has an exterior service yard and trash enclosure, as well as a full mechanical penthouse on the roof. The two buildings also feature high-end skin systems consisting of GFRC, metal panels, and curtainwall systems. The site is developed alongside the SF Baylands and includes a new section of Bayland (BCDC) Trail. The pedestrian plaza includes custom colored concrete and stone paving, seating areas, and a grand staircase leading down to the Bayland Trail. This project is LEED Certified.

Data Center and Information Rich Detection Center

PROJECT DESCRIPTION

Located on Varian’s Walnut Creek campus and hub for their Northern California operations, the data center included dedicated rooftop-mounted A/C units with N+1 redundancy utilizing process chillers and a pre-action FM-200 fire sprinkler system–the fastest available fire suppression system. The data center is serviced by a 400kW diesel generator, UPS, and 24-hour emergency generator fuel operation.

The 133,600sf phased project accommodated the merging of two independently operating businesses and consisted of voluntary seismic upgrades and various renovations of two existing buildings totaling 89,900sf, as well as a new ground-up, single-story 43,700sf, Type III B, fully-sprinklered facility combining both demonstration labs, R&D labs, office and training space, work rooms, and other admin functions. The project included the demolition of a singlestory building and modifications to the existing building while remaining occupied and operational.

Located on a 10-acre site for Montage Health, the project includes a 33,800sf Health and Wellness Center next to a 28,000sf Medical Office Building. The Health and Wellness Center includes a retail fitness center that features infinity edge aquatic facilities, including a pool, warm water therapy pool, spa, steam rooms, massage room, locker room facilities, fitness equipment, and exercise studios. The adjacent two-story medical office building houses an urgent care clinic, primary care facility, blood laboratory, and additional space for x-ray and ultrasound capabilities. The OSHPD 3 facility required extensive site work, including the removal of underground utilities and construction of an underground storm water percolation facility. This LEED Silver NC project included unique sustainable systems and materials, included a storm-water collection and percolation structure beneath the main parking lot, energy-efficiency lighting, and thermal efficient windows.

The MPK 22 project consists of a 457,000sf four-story office building and 570,000sf eight-story, 1,750-stall parking garage with one level partially below grade, and includes design-build MEP and exterior glass systems. Sitework, landscaping, and utility infrastructure work will be incorporated into the project package in phases. Project includes abatement and demolition of five existing buildings, a public park, and offsite work.

Occupying floors 1, 3, and 4 of Building 3 at 455 Mission Bay Boulevard, the Bayer Innovation Center includes wet and dry labs, research space, and vivarium. The project also included common areas including employee break room and conference areas. It was built with LEED compliant features such as low-flow water fixtures, partial green roof, and over 75% jobsite recycling.

Occupying a full city block in the Civic Center district of downtown San Francisco, this 11-story renovation transformed a historic building into a thriving downtown mixed-use campus for international tech client Twitter. The complex project included renovation of the historic lobby space, six new elevators, seismic and structural upgrades, new MEP systems and a 20,000sf roof deck. The project also achieved LEED Gold certification and features occupancy sensors, low-flow water fixtures, recycled materials, and a goal of over 90% jobsite recycling.

PROJECT DESCRIPTION

This confidential biotech client currently offers an array of wellness services designed to assist employees achieve and maintain optimal health and well-being. A goal of their Wellbeing program initiative is to consolidate all programs into a single, dedicated location and to increase the capacity and capability of these programs.

At 60,000sf, the consolidated campus Wellbeing Center, identifies five major components under one roof: expanded 19,500sf Fitness Center, dedicated 7,800sf Health Services, plus a lobby and support spaces. The program also calls for adjacent outdoor amenities, consisting of recreational sports spaces. The new LEED Platinum facility creates an aspirational statement with aesthetic elements worthy of a forward-thinking company making best use of the premium center-of-campus location. This project won a 2022 ENR Best Project Award for its design, delivery and project success.

PROJECT DESCRIPTION

This six-story steel framed lab building is an iconic facility in the Mission Bay neighborhood of San Francisco, reflective of innovative and collaborative culture. The project scope included tenant improvements for leading life science companies (UCSF, Illumina, Medivation, and Clovis) and the STEM Kitchen Garden & Restaurant.

The warm-up included the two-story lobby, research and development labs, a data center. Office solutions that were built included open office spaces, meeting rooms, administrative support areas and enhanced technology solutions for conference center. A back-up generator was also installed on-site.

The sustainability-centric STEM Restaurant is a 158-space eatery, serving breakfast, lunch and dinner. An outdoor heated terrace space includes fire pits, an edible garden and a bocce ball court.

PROJECT DESCRIPTION

This OSHPD 1 project is a new 35,000sf two-story addition to the existing Behavioral Health hospital, including 72 semi-private patient rooms, associated nursing and support spaces, group meeting and participation rooms, kitchen, gurney-sized two-stop hydraulic elevator, two enclosed 1-hour rated exit stairs, parking spaces to support the new addition. The project utilized Integrated Project Delivery (IPD) and Lean building techniques.
