From its humble beginnings as a two-person company in a couple of rented cubes, DSI has grown to over 60 employees and $80 million in revenue, all thanks to one thing—our outstanding people. Development Solutions, Inc. (DSI) is a Chicago-based, full-service construction firm providing interior and groundup commercial construction services. Founded in 1992 by Craig Manske and Daniel Mazeiro, DSI employs 59 individuals including a staff of 16 project managers and 25 superintendents. Headquartered in the heart of downtown Chicago, our service area includes Northern Illinois, Northern Indiana, Southern Michigan and Southern Wisconsin. DSI’s founding principals have backgrounds somewhat unique to the construction industry, which allows us to provide more comprehensive services to our customers. Daniel Mazeiro is an architect by trade, having spent 10 years in Argentina with his own architectural practice. His expertise allows DSI to understand intimately the role of the architect in the design and construction process. Daniel is also a LEED AP Professional and is responsible for overseeing project management and field operations for all projects.

Before co-founding DSI, Craig Manske spent 10 years at Trammell Crow Company developing office and industrial real estate. His experience in site acquisition, development, leasing and management allows DSI to view every project from the client’s perspective. Craig is responsible for the management of Business Operations for DSI as well as Sales and Marketing.

LEVY RESTAURANTS TEST KITCHEN Client

PROJECT DESCRIPTION Levy Restaurants has one of the most diverse portfolios that celebrates food in close to 100 locations, including restaurants, sports stadiums, arenas, convention centers, zoos, racetracks, and music festivals, in markets coast to coast throughout the U.S. and Canada. Development Solutions, Inc. (DSI) was retained by Levy Restaurants to construct an experimental test kitchen to create new menus for all of their restaurants. The biggest challenge on this project was to install the extensive black iron duct work to operate the kitchen within the existing mechanical and structural building systems of a high-rise office building in downtown Chicago. DSI partnered with the architect on developing a creative environment to suit the needs of the chef.

PROJECT DESCRIPTION Levy Restaurants has been a long-standing client of Development Solutions, Inc. (DSI) since 2005. When Levy Restaurants decided to renovate Café Spiaggia, they selected DSI through a negotiated bid process to oversee the construction of this upscale restaurant. This beautifully remodeled and stylish café features plaster walls, luxury vinyl flooring and elegant lighting. This project won Modern Luxury’s ‘Best of Design Award’ for Best Restaurant Renovation in 2015. The project was completed on a fast-tracked 6-week schedule to the complete satisfaction of the client.

PROJECT DESCRIPTION Levy Restaurants has been a long-standing client of Development Solutions, Inc. (DSI) since 2005. When the Gold Coast pizzeria from “Top Chef Master” Chef Tony Mantuano needed to remodel the 7,633 square foot restaurant, they called on DSI to be their general contractors. The restaurant’s new look included a brand new layout with an expanded dining room, wall graphics, new brick veneer, and two wood fired pizza ovens imported from Italy. DSI completed the remodel in 6 weeks coming in on schedule, on budget and to the complete satisfaction of the client.

PROJECT DESCRIPTION Potbelly Sandwich Shop is a sandwich and edibles shop that was founded in Chicago in 1977. Development Solutions, Inc. (DSI) was retained by Tartan Realty and D.E. Johnson & Associates to construct a new 6,000 square foot store for Potbelly in Bolingbrook, IL. DSI successfully met the owner’s construction schedule of 20 weeks and provided all interior finishes for the restaurant. DSI was responsible for the coordination of all owner-provided fixtures and furniture as well as materials supplied by national vendors. This project was a negotiated contract finished on time and on budget to the complete satisfaction of Potbelly Sandwich Works.

PROJECT DESCRIPTION Development Solutions, Inc. (DSI) was retained by Franklin Partners to construct the interior office build out for the new tenant amenities level on the 7th floor of the stunning One Magnificent Mile Center. This project consisted of constructing the floor lobby, concierge station, fitness center, conference center, tenant lounge, and management offices. The 8,000 square foot project was a unique one for Franklin Partners, as it was the first exposed design in the building. The DSI Team, who worked closely with Wright-Heerema Architects, constructed the project within three months and delivered under budget.

PROJECT DESCRIPTION Development Solutions, Inc. (DSI) was selected by Village Green to construct over 9,500 square feet of shared amenities space including a new exterior canopy, lobby, resident clubroom, conference center, and rooftop deck for their Streeterville luxury residence property, Axis, located in the iconic Onterie Center. Highlights included exposing as much of the ceilings as possible; installation of glass walls and doors in the lobby; and adding stone-clad outdoor grilling stations, painted steel pergolas, and an exterior gas firepit to the rooftop deck. All work was completed during regular business hours, limiting the amount of disruption and construction noise. In addition, DSI employed extra safety measures, allowing residents unfettered access to their residences during the entire renovation process.


500 WEST MADISON TENANT LOUNGE Client

PROJECT DESCRIPTION Development Solutions, Inc. (DSI) was selected by Transwestern to construct the tenant amenities projects for 500 W. Madison after a competitive bid process. DSI worked closely with Baumann Studios and Transwestern during preconstruction to develop detailed phasing plans which allowed minimal disruption in this high-traffic location. The 3rd floor tenant lounge consists of a premium pantry, state of the art appliances, glass back-splash, built-in booths, fireplace with porcelain tile surround, and a gaming area. The 3,346 s.f. lounge took 10 weeks to complete. The project was finished on time, on budget and to the complete satisfaction of the client.


101 NORTH WACKER LOBBY Client

PROJECT DESCRIPTION Development Solutions, Inc. (DSI) was retained by Hines to remodel the main lobby of its 23-story office building at 101 N. Wacker in Chicago’s Central Business District. Construction included significant upgrades to the building base, front entrance, security desk and lobby elevators. The renovated lobby features a two-story atrium with polished granite flooring, a brushed stainless steel security desk, a dramatically angled wall of white Starphire glass and golden grained Anigre wood finishes throughout the vestibule. In addition, DSI also renovated restrooms and multi-tenant corridors on select floors at 101 N. Wacker and constructed a new, 4,000 s.f. fitness amenity in the lower-level of the building.


115 SOUTH LASALLE LOBBY Client

PROJECT DESCRIPTION Hines is a privately owned, international real estate firm that has provided the highest level of quality, service and value to its clients and investors for more than 50 years. When their property at 115 South LaSalle needed the 1st and 3rd floor lobbies renovated they selected Development Solutions, Inc. (DSI) as general contractor. The scope of the work included remodeling both lobbies including a new security console, a stainless steel canopy extension at the building’s exterior entrance, and modernization of the elevators. Most of the work was completed during regular business hours and required extremely tight controls for safety and security.


333 N. MICHIGAN AVENUE RENOVATION Client

PROJECT DESCRIPTION The base-building renovation of historic 333 N. Michigan Avenue by Wirtz Realty involved extensive architectural, MEP upgrades, and granite façade rehabilitation. As General Contractor, Development Solutions, Inc (DSI) worked closely with Wirtz, the owner’s representative MB Real Estate, and the design firms of Goettsch Partners and Kellermeyer Godfryt Hart, to construct the 350,000 SF restoration. The project called for a limestone façade restoration with steel repair and replacement and multiple storefront installations. The main lobby entrance features terrazzo flooring, decorative castings and bronze doors. The project also included completed mechanical upgrades. In addition, elevators, corridors and restrooms were updated.

PROJECT DESCRIPTION Development Solutions, Inc. (DSI) was selected by Transwestern to construct the tenant amenities renovations for 500 W. Madison, which included a 2 story fitness center on the second floor and mezzanine level. DSI worked closely with Baumann Studios during preconstruction to develop detailed phasing plans which allowed minimal disruption in this high-traffic location. The new 11,625 square foot workout facility includes cardiovascular equipment, weights, personal & group training areas, and the West Loop’s only half-court basketball court. The high-end locker rooms include ceramic tile, wood veneer lockers, millwork signage panels and several eco-friendly, recycled materials.


444 NORTH MICHIGAN AVENUE FITNESS CENTER Client

PROJECT DESCRIPTION Development Solutions, Inc. (DSI) was retained by Cushman & Wakefield of Illinois to oversee over 90,000 square feet of common area and spec suite renovations at 444 North Michigan Avenue, in the heart of downtown Chicago. One of the many areas to be upgraded was the building’s now state-of-theart fitness center. The 3,000 square foot space includes brand new locker rooms featuring high end hardware and finishes, a large mirrored feature wall, acoustical drywall “clouds”, colorful accent walls, and new tile and carpet throughout. The project was completed under budget in just 6 weeks.

PROJECT DESCRIPTION The Chicago Council on Global Affairs has, for nearly a century, played an important role as an independent, nonpartisan organization that provides insight – and influences the public discourse on critical global issues. DSI worked closely with JLL & Eastlake Studio to create the Council’s new 29,000 square foot workspace & conference center. The renovated Two Prudential Plaza building lobby is home to the state-ofthe-art conference center. The space includes seating for 300, a stage, and a movable partition to demise the space. The conference center enhances the Council’s digital offerings and enables its experts to connect and broadcast media around the globe. The space also features a recording studio and multiple AV rooms.

PROJECT DESCRIPTION Development Solutions, Inc. (DSI) was retained by Cushman & Wakefield of Illinois to oversee over 90,000 square feet of common area and spec suite renovations at 444 North Michigan Avenue, in the heart of downtown Chicago. One of the many additions made to the tenant amenities was the building’s brand new conference and meeting center on the 12th floor. The 3,000 square foot space features a large conference room, an entry foyer and seating area complete with walk in closet, and a full kitchenette with a roll down shutter for privacy during conferences and meetings. Completed in just 10 weeks, this project was finished on time and under budget.
