I. EXECUTIVE SUMMARY INTRODUCTION Development Solutions, Inc. (DSI) is pleased to submit this proposal to Transwestern for the MAC Cosmetics office renovation located at 29 N. Wacker in Chicago, Illinois. DSI has completed many high profile projects in the 25-year history of our company, and we are proud of our reputation in the marketplace. In this proposal, we have included all of the information requested from Transwestern in the RFP dated January 20, 2017.

HISTORY Development Solutions, Inc. (DSI) is a Chicago-based, full-service construction firm providing interior and ground-up commercial construction services. Founded in 1992 by Craig Manske and Daniel Mazeiro, DSI employs 59 individuals and has a staff of 19 project managers, 25 superintendents and 10 support staff. Headquartered in the heart of downtown Chicago, our service area includes Northern Illinois, Northern Indiana, Southern Michigan and Southern Wisconsin. DSI’s founding principals have backgrounds somewhat unique to the construction industry, which allows us to provide more comprehensive services to our customers. Daniel Mazeiro is an architect by trade, having spent 10 years in Argentina with his own architectural practice. His expertise allows DSI to understand intimately the role of the architect in the design and construction process. Daniel is also a LEED AP Professional and is responsible for overseeing project management and field operations for all projects.
Before co-founding DSI, Craig Manske spent 10 years at Trammell Crow Company developing office and industrial real estate. His experience in site acquisition, development, leasing and management allows DSI to view every project from the client’s perspective. Craig is responsible for the management of Business Operations for DSI as well as Sales and Marketing.

III. PROJECT TEAM Mark Andreat: Superintendent Mark has been with DSI since 2010 and has extensive experience in construction management of tenant development assignments. As Superintendent, he will provide full time supervision for your project, managing the schedule, coordinating the trades and working hand in hand with the architect thru the successful completion of the punch list. Mark will be located on-site and will dedicate 100% of his time to this project.

Marathon Capital is a leading investment bank and financial advisory firm focused on delivering financial products and services to the global energy and infrastructure markets. Development Solutions, Inc. was selected by Marathon Capital to build out their 8,100 square foot headquarters designed by Baumann Studios. The build-out of the new space included a combination of private offices, open workstations, meeting rooms and a break room kitchenette. Project details include a Ledgestone feature wall, and a mix of dramatic lighting fixtures. The project was completed in a tight timeline of 10 weeks.

PROJECT DESCRIPTION Transwestern Property Management hired Development Solutions Inc. (DSI) to be the general contractor at 500 W. Madison to complete 5 spec suites totaling 21,199 square feet. The spec suites included compelling finishes, and cabinetry with solid surface counter tops. In addition each space was complete with a conference room, private offices and large open areas for a collaborative workspace. DSI had to keep an aggressive schedule, as well as, re-purpose existing conditions to minimize cost impact. Once finished each suite was an unique space that could appeal to many different types of clientele.

BRANDTRUST
Brandtrust is a research and strategy firm that specializes in brand strategy through insights and behaviors. Development Solutions, Inc. (DSI) was selected through a competitive bid process by Techno Ltd. and Brandtrust to be the general contractor for their 7,200 square foot headquarters. DSI worked closely with Techno Ltd. to create Brandtrust’s office space. Details include matte epoxy floor, custom wood ceilings, and matching custom wood finishes throughout. Notable features include sliding barn doors and a double glass wall with one way tinted privacy film. The project was completed in just 11 weeks and to the complete satisfaction of the client.

PROJECT DESCRIPTION When W.W. Grainger, one of the world’s leading industrial supply companies, decided to expand its presence in its hometown of Chicago, Development Solutions, Inc. (DSI) was ultimately called on to oversee the complete renovation of the Fortune 500 company’s new location at iconic Ogilvie Transporation Center. The 21,130 s.f., LEED Gold space consists of several expansive corridors including separate areas for Grainger’s call center, corporate sales, product development, product display and creative thinking departments. Quality craftsmanship, high-end finishes and unique, well-executed design details are just a few of the features that designate the office as a superior workspace. Finished in just 10 weeks, this project was completed on budget and to the full satisfaction of the client.
AQUENT Client Aquent Architect Partners By Design Address 500 W. Madison, Chicago, IL PROJECT DESCRIPTION Development Solutions, Inc. was selected by Aquent, a global staffing agency for marketing and design professionals, to renovate its 16,000 square foot headquarters in downtown Chicago. The project included complete gut rehabilitation of the original, second generation space and a full remodel of the suite, fitting Aquent’s distinctive standards and needs. The extensive interior improvements included unique ceiling detail, combining structural deck exposures accented by floating gypsum board soffits and acoustical “clouds”. DSI completed the project on-time and within budget to the complete satisfaction of Aquent.
