According to the Construction Products Association’s Winter Forecasts, construction output is forecast to fall by 2.1% this year due to falls in private housing new build and repair, maintenance and improvement (rm&i) - the two largest construction sectors.

The CPA forecasts that construction output will rise by 2.0% in 2025 in line with falling interest rates and a general economic recovery, which, in turn, could ease challenges in the housing and rm&i sectors.

Recent disruptions in the Red Sea, however, have been identified as a key risk to the forecasts, potentially leading to supply issues such as delays and accelerating cost inflation. Private housing - the largest construction sector - suffered a double-digit fall last year after a spike in mortgage rates hit housing market demand.

CPA Economics Director, Noble Francis said: “The bad weather at the start of January has already affected the construction industry but there is still lots of time for a catch up in activity when the weather improves.

“The bigger problems for the industry are the hits to activity last year in its two largest sectors - private housing and private housing rm&i. These are likely to continue into 2024. Even with expected falls in interest and mortgage rates in the

second half of this year, rates are likely to remain relatively high and so demand in the housing market, house building sector and rm&i sector is likely to remain subdued overall.

“Given the importance of housing to the UK economy, it was disappointing that the Chancellor’s Autumn Statement last year had little to help the beleaguered sector. It is critical that we see measures to help boost house building and homeownership from government in the upcoming Spring Budget.

“Furthermore, government should do more on infrastructure delivery given that the sector is set for its third consecutive fall in output. This is despite announcements from government on new projects to compensate for the cancelling of the Northern leg of HS2.”

OWA UK’s metal ceilings get to work

OWA UK has fulfilled its largest contract to date for its OWAtecta S80 demountable metal ceiling raft, with the innovative system being used on two of the buildings that form part of Assembly – a landmark riverside commercial office development in Bristol. Designed by AHMM Architects and constructed by Galliford Try, OWA UK worked closely with its approved sub-contractor Morrissey to design and install the trapezium and rectangular shaped mesh rafts throughout the open Cat A floors. The project is the company’s largest ever order for its OWAtecta S80 mesh rafts, with dozens of different configurations supplied for each floor. The trapezium shaped ceiling rafts blend into the footprint of the building to provide a flexible and stylish acoustic ceiling.

SuperPhon panels provide reverberation control

CMS Danskin Acoustics’ SuperPhon panels are contributing to reverberation control at a newly built school in East Hertfordshire, helping to ensure standards for acoustics in new school buildings are met. Built to Passivhaus standards by Morgan Sindall Construction for Hertfordshire County Council, 175 SuperPhon panels of varying sizes and colours were installed by SCL Interiors, mainly on classroom walls, to absorb sound and provide reverberation control. SuperPhon provides up to Class ‘A’ acoustic performance and has a Noise Reduction Coefficient from 0.80 to 1.15 - an NRC of 0 indicating perfect reflection and an NRC of 1 indicating perfect absorption. The sound absorption coefficient is tested to BS EN ISO 354:2003. SuperPhon is available in standard sizes, thicknesses and finishes.

Locking captured carbon into facing bricks

Inn offers warm welcome with Hamworthy

When The Knaresborough Inn (formerly known as Dower House) recently underwent a major refurbishment, a new high-efficiency low-temperature hot water (LTHW) heating system from Hamworthy Heating was employed to help the Inn minimise energy costs and maintain a comfortable environment.

To meet the demands of the Grade II listed building and provide sufficient coverage for an Inn of this standard, Sine Consulting Ltd specified a system that comprised two Stratton mk3 wall-hung condensing boilers and two Dorchester DR-SG stainless steel condensing water heaters.

Faced with limited space within the plant room, when it came to specifying a boiler for the new system, the Stratton mk3 provided simple installation and offered a space saving alternative to floor standing alternatives.

Garador’s solar energy system outperforms expectations

Garador, one of the UK’s first garage door manufacturers to start using a renewable power source for its factory, has announced that its solar based energy system is outperforming all expectations.

Last summer, Garador installed a vast array of 1600 solar panels at its Somerset factory. Latest reports coming in now show that even during the winter months, Garador’s renewable energy system has been steadily outperforming predictions. Garador’s Managing Director, Jon Watson, says: “With the strong benefits of helping to reduce our carbon footprint and also keeping our overall manufacturing costs down, our plan to invest in solar energy was definitely the right decision.”

Rooflights light up Blossomfield Park development

Howells Patent Glazing has supplied and installed new glazed roof products for Blossomfield Park, an exclusive development of one, two, and three bedroom apartments. The development is made up of contemporary new buildings and a thoughtful conversion of the Grade II listed Tudor Grange with outbuildings. Using its 40mm HG2 glazing bar, Howells replaced the old steel lead clothed glazing bars and single glazed Georgian wired cast glass in three areas of the Grange. Elsewhere, a daylighting solution was also required for the new buildings. For this, Howells used its 57mm self-supporting ridge glazing system in Anthracite Grey, plus two pairs of automatic opening smoke vents. Two internal glazed gable windows were also supplied.

Benefits of PMMA specification

The popularity for PMMA liquid waterproofing solutions –(Polymethyl Methacrylate) – has grown in recent years, but the technology isn’t a new concept. Victoria Ramwell, commercial manager at cold-applied liquid waterproofing specialist, Kemper System, explains that as well as quick curing, PMMA is durable, flexible and hard wearing. The cold-applied liquid resin cures rapidly even at temperatures around 0°C or lower, and is installed wet-on-wet. This means the polyester reinforcing fleece is first saturated with liquid resin, bonding the membrane to the substrate, with the surface layer then applied onto the bonding coat whilst still wet – therefore forming a single, seamless membrane of uniform thickness. PMMA is tough and robust, and can provide a sound waterproofing solution for decades.

These new arts and cultural venues are now the home of Factory international, known as Aviva Studios, located in the centre of St John’s, which is a 13-acre regeneration project around the old Granada TV studios in Manchester.

This prestige project’s architect was Ellen van Loon, partner in OMA (Office of Modern Architecture), who designed the buildings to create an eclectic environment, including striking and complex architectural facades. Structural movement joints in the walls and floors therefore had to be designed

Approved by RIBA, the 45-minute seminar, Why Wood? Advantages of Timber Ceilings & Walls, is an interactive presentation that covers a host of project-specific solutions, including service integration and exterior applications. Among the subjects covered are: solid and veneer wood systems as part of the sustainability

agenda in the workplace; how a real or veneer wood system can have a positive impact on the environment; and how wood keeps CO2 out of the atmosphere and contributes to a healthy indoor climate. Acoustic properties, fire ratings of the different systems, energysaving performance and maintenance are also discussed as part of the seminar.

Architects Purcell created a new two-storey extension which includes two new galleries, as well as re-designing the original buildings to add a new main entrance, foyer, and visitor facilities. The interior, designed by Studio C102 and Mobile Studio Architects, features Junckers Oak Natural Pearl flooring as part of a material palette of rich colours and textures. Junckers’ oak flooring provides the museum with a durable surface to accommodate high foot traffic. The floor is easy to care for and maintain and with a proven long lifespan, the floor can easily outlast the building’s design life of 60 years.

Sensational success for Gerflor at Welsh college

When the Nantgarw student Campus, part of Coleg y Cymoedd in Wales, required a fast refurbishment of their Library it turned to Gerflor to supply Gradus Carpets for the much-used library. The project, led by Cardiff-based architects Austin-Smith: Lord, provided Gerflor with the perfect platform to showcase a raft of other high-quality flooring solutions ideal for the demands of the modern-day education environment. The project would amount to an immense 5300m2 of Gerflor products being specified. Two large internal glass screens which balance aesthetics with assured fire protection have been created using Promat SYSTEMGLAS® F1 within a new multi-million pound facility to support the day-to-day operations of a major UK airline. The twin 6m wide by 2m high glass screens feature inside the purpose-built 150,000 sq. ft ‘retail operations centre’ in Cheshire. Visibility and connection between the office spaces and the main warehouse and logistics zones has been maximised through the installation of two large, slim-framed fire resistant glazing screens, each formed of five panes. These were manufactured using the Promat SYSTEMGLAS® F1 Ferro steel-framed glazing system following the architect’s specification, and installed by leading glazing contractor MD Glass Partitions.
