Construction output sees sharpest fall on record from Covid-19

Total construction output in Great Britain is expected to fall by 25% during 2020, according to the Construction Products Association. The anticipated decline in output is one of three scenarios for construction output examined by the CPA. Even under this most optimistic of scenarios, the country’s construction activity would suffer its sharpest fall ever recorded.

The pause to construction work as a result of Covid-19 social distancing measures is the main cause of the fall, with 60% of planned construction output lost in April due to the measures.

The CPA has developed a series of scenarios to assess the impact of Covid-19 on construction output, given that the full effects of the pandemic are so wide ranging and lack precedents. The full impact on the UK economy and construction will only become clear once the duration and severity of social distancing requirements in apparent, along with the effects this has on demand.

The most optimistic scenario is based on a ‘V’-shaped recession affecting primarily the second half of March, April and May, followed by a recovery from June at a slower pace than the initial decline. The other scenarios include a W-shaped recession (a second wave of infection and lockdown in 2020 Q4 and subsequent recovery in 2021 Q1) and a U-shaped recession (continued restrictions throughout 2020 and a slow recovery

in 2021 as businesses and consumers come out of it highly risk-averse).

The CPA’s Economics Director, Noble Francis, said, “For the fortunes of construction more generally, the near-term effect of Covid-19 on the economy and employment are likely to be considerably greater than those faced during the financial crisis of 2008/09.

“In addition to these issues around the general economy and construction demand, productivity on site has fallen significantly due to social distancing and other safety, which means that construction activity will take longer and cost more.

“Combined with the high levels of uncertainty on demand, getting levels of construction back to pre-Coronavirus levels will take time. Expect a long slog ahead.”

Magply given ‘purple passive’ treatment

A development of two and three bedroom terraced homes on a brownfield site in South London is making use of Magply boards’ fire resistance and other physical benefits: receiving a special polymer based, purple coloured membrane finish to provide excellent airtightness as part of an ‘Eco-homes’ energy specification. The four new houses in Peckham for Emerson Properties are being built by Cambridgeshire based White Haus, a package contractor specialising in high performance timber frame structures up to PassivHaus standards, which has specified Magply on a previous project in the borough, as well as elsewhere around the country. In this instance, the high performance MgO boards will be overclad with black timber boarding across a batten cavity, with widths varying from 50-120mm which conceals the rainwater downpipes draining the homes’ green roofs.

Malta has erected multiple COVID-19 testing stations for the population and two urgently required canopy frames to provide weather protection for the outdoor waiting area to the testing stations. Crawley Regenerate Queensway with Resiblock

Crawley Borough Council have placed their trust in Resiblock and the Resiblock Resiecco product, following sealing works of over 2,100m2 of paving as part of Queensway Regeneration. The project, which saw Queens Square extended throughout Queensway and The Pavement, saw Crawley Borough Council install Concrete Block Paving in both pedestrian areas and newly created car parking spaces. The council determined these areas were to be sealed to prevent paver destabilisation caused by associated trafficking. Resiblock were able to showcase the previous success of Resiblock Resiecco in similar challenges at both Winchester City Centre and Havelock Square, Swindon, and as such was ultimately specified and installed.

Cut-to-falls Multiboard spec speeds protection

An architect led refurbishment project on a private residential property near Exmoor has included the specification of cutto-falls Marmox Multiboard, chosen for the versatile product’s highly beneficial physical properties, together with the practical considerations to their inclusion.

The work on the home on the North Somerset coast, is being carried out by sector specialist builder and developer, NTG Property, while Peter Reid of P2 Design drew on his experience of using Marmox Multiboard, to address past problems, when faced by a semi-basement space whose concrete roof structure was leaking badly. The original waterproofing membrane having cracked and deteriorated, with damp penetrating the habitable room below.

Peter Reid commented: “As a practice we work right across the UK and have used Multiboard on a wide range of past projects, for applications such as lining existing walls or upgrading floor constructions prior to installing underfloor heating. It really is a very useful and adaptable product, ideal for refurbishment because of its thermal and waterproofing performance.

In this case there was a habitable semi-basement level where water had been getting in over a long period and causing damage and while it wasn’t designed under the Building Regulations but considered a repair of the existing, we went to Marmox to obtain calculations on the heat loss: to maximise the energy retention and avoid any risk of interstitial condensation forming within the new build-up. And there was also the added bonus that utilising the tapered boards allowed us to speed construction and do away with one of the wet trades. It has been a very successful application.”

With the 125mm concrete slab broken off the original beamand-block roof structure and all the old phenolic foam insulation removed, the substrate was treated with a bitumen based, Alutrix, waterproof adhesive and the first of four layers of 20mm Multiboard bonded down.

Subsequent layers, including the cut-to-falls sections, were laid with staggered 10mm joints: the uppermost being sealed using Marmox Jointing Tape. This was followed by the installation of stylish porcelain tiles with a waterproof grout detail to complete a classic, ‘inverted’ promenade deck or patio. All of the Marmox Multiboards and Marmox Tape were supplied through Boyden Tiles in Croydon.

Marmox Multiboards are manufactured from extruded polystyrene or XPS and offer a range of positive physical characteristics in addition to being fully waterproof. They are both light to handle and easy to cut, while still being able to sustain substantial loadings if required. They further offer good thermal insulation performance, helping to cut condensation risk.

TBA Firefly’s passive fire barriers CPD seminar available on-line

Presented by sector specialists, TBA Protective Technologies Ltd, who manufacture the FIREFLY™ range of flexible fire barriers at their Rochdale facility, have issued their latest CPD seminar on Passive Fire Protection (PFP) via their website.

The introduction to the new CPD begins with an overview of PFP, citing the importance of sealing around pipework, ducts and other penetrations. The presentation then moves on to legal requirements, explaining that cavity fire barriers should offer a minimum of 30 minutes’ containment of smoke and flame with the occasional need to perform for longer periods of up to two hours.

A cavity fire barrier also needs to restrict the temperature rise on the unexposed face for a minimum of 15 minutes, but is often specified to deliver 30 minutes or more of insulation. It should also be noted that barriers / compartmentation should be in place every 20 metres.

Various elements of Part B of the Building Regulations are covered, and the CPD points out that the “prime objective of Part B is the safety of life, not the preservation of the building.” There are various slides showing illustrated examples of the types of detailing required, that good design should consider when deciding upon the specification of a fire barrier: Typical installations include cable tray penetration, joint detailing and timber penetrations.

The seminar then moves on to the importance of PFP components, and provides a variety of photographic examples of real life installations. The presentation is completed by an example of IFC certification and lastly, the summary.

Essentially FIREFLY™ has created a straightforward and instructive presentation, ending with a questionnaire to complete in order to receive a 2 Point CPD accreditation.

Metalline feature on Arena Central

The new HMRC regional hub at the Arena Central complex in Birmingham will, when completed provide over 240,000, sq ft of grade A commercial space over its ground and 13 upper floors.

The building which is due for completion in 2020 features an external envelope of geometric glass and aluminium facades that create an iconic feature to this area of central Birmingham. Working closely with the façade contractor NACWL, specialist architectural metal fabricator Metalline have manufactured and supplied over 9000m2 of aluminium Unity rainscreen panels from their recently extended facility in Cannock.

Delivery which commenced in September was completed within 10 weeks. The specification also included over 5000m2 of Ultima Insulated Spandrel panels along with soffits, column casings and transition panels. The detailed design of the building’s façade demanded a uniformity of colours which was achieved using a single ingot of J57S Up aluminium.

The Ultima Insulated Spandrel Panels were finished in a black polyester powder coating. The individual Unity rainscreen panels were supplied in a two - tone specialist 1934 and 1953 Unatex silver anodised finish. Excalibur puts bomb blast fixings in its place

Excalibur, inventors of the SCREWBOLT, the innovative highstrength twin helix threaded anchor, has enabled the cladding contractor at a landmark London building to deliver a bomb-blast solution for fixing a high performance glazed curtain walling system to a steel frame. After struggling to find a fixing that could cope with the blast loads on the glazed screens they turned to Excalibur to find a solution for fixing the bomb blast steel work to the building’s concrete frame. A full-size bay was built to test Excalibur’s SSB20 x 230 STUDBOLTS so that this high-performance bomb blast façade to proceed. The high strength 20mm x 320mm Excalibur Screwbolt met the structural engineers onerous tensile & shear performance criteria.

Bringing daylight and fresh air to learning facilities

As part of the transformational project at Tullibody South Campus in Clackmannanshire, Scotland, VELUX Modular Skylights were installed to bring natural light and fresh air into the learning spaces for 700 children under the age of 11. Initial discussions between the architect and the contractor had revolved around designing bespoke rooflights, however, it was felt that VELUX Commercial would fulfill the project’s requirements with its prefabricated, modular skylight solutions. As Keith Sinclair, Architect at Keppie Design explained: “Our design was continuously modelled and tested by our mechanical and electrical engineers to suit the requirements of BB101 in terms of daylighting. Each space had a particular target that needed to be achieved.”

Developments for ultraline rooflight

Howells Patent Glazing has developed its non-intrusive, low-pitch aluminium roof light, Ultraline, introducing a vented option and a minimalist steel rafter alternative for smaller roofs.

Ultraline provides architects, designers, builders and contractors with the ability to maximise daylight with large expanses of glass, without compromise. The developments enhance Ultraline’s superior aesthetics and performance.

Insulated Steel Rafter

An option for roofs typically measuring up to 1500mm, a steel bar divider is used rather than Ultraline’s standard glass rafter. The insulated steel rafter is part of the frame and matches the width of the standard glass rafter (40mm) but unlike the glass option, it need only be 40mm deep to meet load requirements across any span. The steel rafter offers architects and designers an enhanced minimal look.

Vent Option

To enable controlled, natural ventilation, Ultraline can now be supplied with an opening vent. Synchronised motors lift the glass, with multiple motors required for large expanses. All of the motors are hidden from view. Multiple vents are dependent on the capacity of the motors.

The vent is controlled using an open/close switch, as standard. Customers can upgrade to remote controls or a digital control panel with built-in external rain sensor and internal thermostat.

wedi’s newest building board, the Vapor 85 is introduced to the market this year. It is a panel type sealing system: a building board with a preintegrated vapour membrane barrier applied in the factory, providing an SD value of 92.

Perfect for challenging applications in areas with very high levels of humidity such as in wet rooms that are constantly under a heavy strain, in wellness areas such as steam rooms or as an interior lining of swimming pool halls.
