Brighter times lie ahead for the UK construction industry as the economic recovery gathers pace and private sector investment picks up following the General Election, according to the new mid-year Glenigan Construction forecast.
The forecast predicts that new project starts in the private housing, offices, hotel & leisure, retail and industrial sectors will all increase from next year as investor confidence returns and political uncertainty fades.
The prospect of lower mortgage rates, an upturn in property transactions, and rising consumer confidence all bode well for new housing demand.
In the public sector, activity is likely to be held back in the short term ahead of a new government’s Spending Review. But civil engineering activity is set to continue growing beyond this year helped by more investment by water utilities and on renewable energy projects.
After a 3% increase in the value of underlying (under £100 million) project starts this year, the new Glenigan Construction Forecast sees continuing rises of 7% next year and a further 6% in 2026.
Having staged a tentative recovery this year, private housebuilding stands out as the most promising sector for new construction activity in coming years. Following a 2% rise in project starts in the sector this year, Glenigan is now forecasting a 14% upturn in 2025 with a further 6% increase in 2026.

But recent Glenigan data pointing to an upturn in planning approvals this year for housing schemes in the East of England, the North West and the South West suggests other regions are well-placed to see increases in new starts.

Traditional aesthetics and modern fire safety

Acoustic ceiling systems manufacturer OWA has extended its already extensive range of OWAtecta metal ceiling solutions with the introduction of the new S14 acoustic canopy.
Suitable for use across the sectors, including education, hospitality and commercial offices, S14 has been designed to enhance any contemporary open-plan interior space while offering class A sound absorption.
The standard rectangular-shaped 2 m by 1 m canopies come in one piece to create stunning ‘floating’ ceiling designs and have an integrated acoustic pad and suspension rods which make them easy to install and relocate. London’s first Waldorf Astoria property is set to open in Admiralty Arch in 2025, with site accommodation for the restoration provided by Portakabin.
In total, Portakabin installed 56 site accommodation modules spread over four-storeys, which will be in place at this iconic location for two years. Delivery of this unique project took a total of four weeks, with seven days of initial install followed by three weeks of fit out and completion.
The Portakabin site accommodation team worked in close collaboration with Knight Build throughout the design process and during the install to deliver the project in what was a very logistically challenging space, on to a 7m high gantry adjacent to a busy Trafalgar Square.
The space provided will accommodate up to 350 contract workers and will be used for both office and welfare facilities.

For Lissett Homes, a manufacturer of premium park homes and lodges, one customer’s request to use a different style of cladding had ramifications beyond the aesthetic appearance of the building. Minimum heights and distances are a key feature of fire safety regulations, and it is no different for park homes and lodges.

Improvements for Ravatherm XPS X insulation
Ravago Building Solutions has announced improved thermal performance for many of its Ravatherm XPS X thermal insulation board products. Further optimisation of production processes at the company’s flagship XPS manufacturing plant in King’s Lynn, UK, has allowed Europe’s largest manufacturer of XPS insulation to declare improved lambda values following stringent lab testing of production samples to ensure consistent levels of performance. These improved lambda values mean target U-values can be achieved with a thinner insulation solution than previously, providing further reason for specifiers to choose Ravatherm XPS X over alternatives. Ultimately, this improved thermal performance potentially offers savings in embodied Carbon, transport costs, storage costs, installation costs, and energy savings for the end-user once installed.

Unfortunately, problems with the existing roof specification were causing some residents to experience leaks during periods of poor weather. Bernicia tasked Wensley Roofing with stripping back the existing roof and installing a new system. The roof included an area of solar PV panels, so the new roofing system had to be capable of providing weathertightness and condensation control in several different circumstances across the single building – all while residents remained in occupancy during the work. Banksy artwork helps fund award-winning hub
Following the sale of Banksy’s Game Changer artwork in 2021, the proceeds were used across the UK for a number of healthcare projects, including a new Wellbeing Hub at University Hospital Southampton (UHS).
