The views of industry and the public on the new Home Quality Mark (HQM), a national quality rating scheme due to begin operating in October this year,

are being sought by HQM’s developer, BRE.

GREEN DEAL DRAWS TO A CLOSE

In light of low take-up and concerns about industry standards there will be no further funding to the Green Deal Finance Company, in a move the Government claims is to protect taxpayers.

The Government will work with the building industry and consumer groups on a new valuefor-money approach, Energy and Climate Change Secretary Amber Rudd announced.

Amber Rudd also announced that the Government will stop

any future funding releases of the Green Deal Home Improvement Fund.

Future schemes must provide better value for money, supporting the goal of insulating a million more homes over the next five years and the Government’s commitment to tackle fuel poverty.

This decision has no impact on existing Green Deal Finance Plans or existing Green Deal Home Improvement Fund applications and vouchers.

It started with a whimper rather than a fanfare and its demise was signalled with a similar lack of fuss. The Green Deal was supposed to be the coalition Government’s flagship programme, a cornerstone of David Cameron’s claim that his alliance with the Liberal Democrats would go down in history as the greenest administration British politics had ever seen.

But just as that bold claim was consigned to the dustbin rather than the history books, so the Green Deal has endured a long and painful demise.

The reasons why Green Deal ultimately failed will be picked over in the coming weeks and months. Ultimately, however, the Government’s own lack of enthusiasm for the programme is the principal cause of Green Deal’s passing.

It is all very well the Government wanting the private sector to take a lead on programmes such as the Green Deal, but the failure of Ministers to provide clear direction or indeed any evidence that they were fully committed to their own policy hardly sent out the right signals. The construction industry and manufacturers had reasonable expectations that they were entering a productive partnership with the Government on Green Deal and yet that two-way channel of communication and support never fully materialised.

Little wonder that companies started to pull away from the Green Deal when it became clear the Government’s own priorities appeared to lie elsewhere. So where does that leave us? As the British Property Federation says, the Government has once again left housing in a state of confusion.

The BPF is concerned that there are many property owners who would have been relying on the Green Deal to finance energy efficiency improvements and reach Minimum Energy Efficiency Standards.

Ian Fletcher, BPF’s Director of Policy (Real Estate) commented: “Many will use this as an opportunity to bemoan the scheme and its failings, but of greater importance is where we go from here. The end of the Green Deal will impact on many other policy areas including the Minimum Energy Efficiency Standards (MEES) passed by the previous Government, which was designed to dovetail with a pay as you save energy efficiency scheme.”

ECOBUILD BUILDS ON CONFIDENCE IN HOUSEBUILDING SECTOR

With the construction sector continuing to make the biggest contribution to the UK’s improving economic growth, backed by recent Government initiatives, the organisers of the industry’s leading event Ecobuild are responding to an increasingly confident housebuilding industry in its plans for 2016.

George Osborne’s Productivity Plan demonstrates the Government’s commitment to housing and to maintaining the sector’s steady upward momentum. Unlocking planning and essential brownfield sites will help to continue the upward growth in housebuilding this year, which saw the largest numbers of starts on site since 2007 in Q1 at 40,340. Following forecasts that the construction sector as a whole would grow 5.3% this year, it was the major contributor to the increase in the Government’s figures on GDP of 0.4 per cent for the UK in Q1. This performance will be bolstered by the welcome recent announcements for housebuilders. Housing is the Government’s key priority for wider productivity, as evidenced by the recent Productivity Plan, as well as the Manifesto commitment to build 200,000 starter homes over the life of the current Parliament. With a stable government able to enact policies to support the industry, such as granting automatic planning permission on suitable brownfield sites and funding for development zones, the outlook is positive for the housebuilding sector.

UPONOR PROVIDES DEDICATED UFH SUPPORT

Providing a platform for discussion and an opportunity to share the progress being made across the industry, Ecobuild is the must-attend event of 2016. In response to the critical importance of housing, event organisers UBM have dedicated the first day of Ecobuild 2016’s conference streams to the housing sector with a variety of targeted sessions. INSULATE NOW TO AVOID POSSIBLE VAT INCREASE

As the UK government may be forced to raise the current VAT rate on insulation and energy efficiency products the British Urethane Foam Contractors Association is advising potential customers to install insulation measures now.

This will not only save the difference in VAT should the rate go up, but also save money on ongoing fuel bills.

In June 2015, the European Court of Justice ruled that the UK’s reduced VAT rate of 5 per cent for the supply and installation of energy saving measures was unlawful. It is unclear, following this ruling, how the Government is going to

proceed and penalties could be imminent if it does not increase the rate of VAT.

Insulation of the building fabric has the most potential to make energy efficiency savings, improve comfort and reduce the carbon footprint. The walls and roof are normally the greatest areas of heat loss. The building fabric should be insulated first before investing in other energy efficiency options, such as renewables.

One method of insulating the walls and roof is with a high performance sprayed, or injected, polyurethane foam which is a very versatile material that can be applied to

many differing applications.

For instance within the wall cavity, to the underside of the roof, and in voids, plus other areas where an insulant is required. It can also be used to insulate outbuildings, farm buildings, warehousing, and many other commercial/ industrial buildings and applications.

Polyurethane foam, when sprayed to the underside of a roof can achieve excellent insulation values and can be used for the dual purpose of roof stabilisation and to counter nail fatigue, prolonging roof longevity rather than reroofing. This is subject to survey to ensure that the existing roof is sound prior to installation.

Injected polyurethane for cavity wall insulation, can often be used where other insulants are not possible, for instance in hard-to-treat housing, or where wall-ties are failing, or in flood plain areas.

The British Urethane Foam Contractors Association is the national trade association representing the spray applied and injected polyurethane foam industry. BUFCA has a network of contractors skilled in the installation of sprayed or injected polyurethane foam.

From October 1, the new build sector is to be closed to contractors sourcing, or fabricators manufacturing, doors and windows that do not meet the requirements of PAS 24.

The latest addition to the Building Regulations - Approved Document Q (AD Q) applies to all new-build projects that gain planning permission on or after October 2015 and affects any doors and windows that provide access to the dwelling.

“We’re in favour of any initiative that improves security, but we’re concerned that some trade installers might unwittingly fall foul of the law by using doorsets and windows that do not meet the latest requirements,” comments Ian Kernaghan, Product Manager at Eurocell, the UK’s leading manufacturer, distributor and recycler of window, door, conservatory and roofline products.

These more rigorous rules will apply to any door or window

that could provide a means of entry so they affect all residential, patio, French, bifold and communal doors. If there is an interconnecting door between the garage and the main property then either the garage doors or the interconnecting door must meet AD Q, as must ground floor or other easily accessible

windows (such as rooflights).” The new regulations introduced by AD Q will close the new build sector to non-PAS 24 fabricators, though in most cases and this is certainly the case with Eurocell, there will be test data on the door and window systems in existence that can demonstrate compliance.

HERITAGE LOOK FOR MODERN SHOW HOME

Marley Eternit’s range of authentic Canterbury handmade clay plain tiles have been used on a contemporary show home installation based on the design of a real home.

The roof, designed by Oakworth Homes and Benchmark Self Build, features 2,000 clay roof tiles from Marley Eternit’s premium handmade range which launched earlier this year to meet growing demand for an authentic yet durable handmade clay plain tile solution.

ACTIS MEMBRANE PASSES NEW WIND UPLIFT RESISTANCE TEST

A roofing underlay, insulating breather membrane Actis Boost ‘R Hybrid, has passed a specialised BRE test aimed at helping British builders

construct roofs which can withstand increasingly windy conditions.

The test for wind uplift resistance is part of a new labelling system brought in as part of the radically updated building standard BS5534 which was introduced in February this year. NHBC sites have had to comply with the revised version, which now addresses every component of the construction of a standard roof, since the beginning of July.

The labelling will ensure that builders can easily identify

the correct underlay for the geographical region in which they are working. This is particularly relevant for roofing contractors in Scotland, the North of England and ultra windy parts of the UK.

The test, carried under controlled conditions at the BRE HQ, concluded that Actis Boost ‘R Hybrid is suitable for use across all five regions, or zones of the UK identified under the new system, from the most northerly islands of Scotland to the most southerly point of England.

OFFSITE HOUSING

The Offsite Housing Review has called for the industry to innovate and for developers to build better houses at a faster pace. The construction of a house maximising offsite technology typically takes four to six weeks, which is nearly a quarter of the time taken by traditional methods. This recent project in Spain is a great example!

The two storey student housing complex comprises stacked 5m x 11.2m concrete modules, arranged around a long inner courtyard which serves at the social core. Each module gives one or two students about 40sqm of space including a bathroom near the entrance, plus study area and cooking space. The units are well insulated with flanged steel sheets for weatherproofing the exposed side and black-coated plywood panels on the sheltered side. Externally, plants climb over a steel web to soften the façade.

Obviously, there are many advantages to modular building such as cost effective manufacture and in a short assembly time . Another benefit

is that these units can be taken down and reassembled elsewhere, The result of a competition, it was conceived by the two Catalonian architectural practices HARQUITECTES and DATAAE.

This coincides with the Explore Offsite Housing conference and exhibition held earlier this month in Birmingham. Housebuilding was once a slow process using traditional materials and skills but we are now able to achieve a marked decrease in the build time with a marked increase in the standard of build. The summary benefits of offsite construction include: Cost certainty with a faster return on investment; Programme certainty, improving build schedules; Exceptional accuracy with minimal defects; Improved resource efficiency.

The Norwegian project

As a consequence of the global economic recession and increase of centralisation, architects worldwide are taking on the challenge of designing small houses. Based on the precept that ‘a house doesn’t need to be more than 15 sqm to be called a house’ , Saunders Architecture in Bergen Norway have created this small guest house in their client’s garden.

The challenge was how to design small yet have a perfect and exciting design. The interior includes a bedroom, small bathroom and kitchen all in white and pastel colours, contrasting the colours of the black exterior against the white interior. Dramatically, the existing plum trees grow undisturbed through the

triangular building, with its black outer shell contrasting with the white vertically clad timber façade. It’s the perfect design and the perfect relaxing retreat.

PRODUCT PICK Awards

Poulsom Middlehurst is a creative design studio based in central London, founded by architects Amy Poulsom and Jane Middlehurst. As a practice they believe in demystifying the design and construction process. Through workshops and free consultations, they provide an accessible, collaborative approach to architecture.

What’s particular interesting is their work to make the specification of products a much simpler process for the client. It took a while but they have been building a library of their favourite products and suppliers.

THE POWER-PIPE

This is a new (to the UK) waste water heat recovery system (WWHR). Typically, over 90% of the heat used in a shower or running tap is simply lost down the drain. Of course there are competitors but this one hails from Canada, and moving into the UK, embracing housing but also used in commercial buildings from Hotels to Manufacturing plants.

Simply put, heat from descending warm waste water transfers to copper pipes coiled around through which cold mains water travels up, progressively getting warmer before it is fed into the shower system and with no noticeable pressure loss. The old St John’s Convent and Orchard at 17 Grove Park south London has been given a fresh lease of life by John Smart architects. It combines the rich history of the original Victorian building with stunning new contemporary spaces, each 370sqm over 5 floors.

The front elevation maintains the traditional facade while the underpinned lower ground has full height glazing which looks out onto inserted lightwells. Garden facing back elevation maintains the traditional frame and elements of the original fenestration, with considered interventions of new glazing which harmonise with the original proportions. Floor to ceiling windows and juliet balconies provide full height glazed insertions.

One of the most spectacular features is the five storey oak staircase (see image left), constructed using staves of standard section sizes laminated into a bespoke form. Crafted in a workshop, the elements were assembled on-site into a seamless flight that rises through the core of the house. Detailing is reduced to a minimum with just two types of wedged-shaped staves used to achieve the inner and outer curves of the stair, which serves as both stringer and handrail.

At the heart of each house is a cooking and dining space situated under a dramatic 6m high double height void with site-crafted, oak-panelled walls. The kitchen itself is crafted from fumed oak with framed black granite oak doors and an Italian white marble worktop, creating a material richness that is offset by the waxed concrete floor.

HI-RISE SOLUTION

Bacton Tower, a 61m 22 storey hi-rise tower block in Camden, North London, built 1967 and housing 120 studio and one bedroom apartments has been extensively refurbished. Central to this work was application of 2,500m² Weber.therm XM, a lightweight render protected EWI system, to the walls and the complete structure, including stairwells, corridors and walkways, finished with a protective coat of high

performance Weber.sil TF in Winter White. 2,000m² of non-insulated walling was finished in Weber.sil TF coating which is a silicone-based, textured, through-coloured decorative finish. highly water repellent, durable and weather resistant and providing optimum façade protection. The 9 month renovation project was designed by AK Design Partnership LLP, Romford, Essex, a practice that excels in estate regeneration schemes, for main contractor Keepmoat.

Prior to the EWI application, Saint-Gobain Weber calculated a U value of 1.77W/m²K for Bacton Tower with a target of 0.30W/m²K. Dual density mineral fibre insulation was specified to meet fire protection regulations and 110mm thick panels were mechanically fixed to the concrete substrate walls of the building. Other work carried out by Camden Council included replacement aluminium double glazed windows, new kitchens and bathrooms and the installation of a green roof to residential flats. The council also installed a new pipe network to connect the tower block to the Royal Free Hospital district heating network.

STUDENT SOLUTION

Verde, a major new student accommodation complex in the centre of Newcastle, by Ian Simpson Architects, has started on site. Designed in two structures, the £21m complex will comprise 543 student bedrooms. The work on site is expected to last for just under two years with the first students expected in September next year. The project has been developed by Downing, one of the North West’s leading property groups. Verde rises to a point defining the corner and creating a recognisable symbol for the complex, marking the main entrance. The two structures will be clad in a green glazed terracotta tile. Laid horizontally, a selection of projecting tiles create a sense of movement and signal the buildings’ entrances. Dark blue brick is introduced at ground level where the facade has been recessed. Terracotta tiles and brick have been specified due to their robust weathering capabilities and their strong tones and colours.

To the south lies a landscaped courtyard where the elevations surrounding the garden will feature silver aluminium panels arranged in a checkered pattern alternating between matt and glossy finishes. The panels have been selected to reflect the changing colours of the sky.

WOOD AND STAINLESS STEEL

including its floors, walls and ceilings. This gives it an exceptional visceral quality; everywhere one can smell the wood and everything has a tactile handmade quality. The WoodBlock House was highly commended in last year’s Wood Awards.

The building is made of an expressed cross- laminated timber (CLT) panel structural system, which was far quicker to construct than its equivalent in brick or concrete would have been and it also has exceptional sustainability credentials. The architect points out that it is the only carbon positive method for long-span superstructures, since more carbon dioxide is absorbed through the lifetime of the trees’ growth than is expended through the manufacture, delivery and installation.

The workshop and home were formed as two timber boxes, with the former clad in unpainted larch board and the latter in horizontal painted plywood. The studio has an underfloor heated ground slab while the wood house above is heated mainly through passive and active thermal solar gain and a single stove. This delightful, joyful home and workshop are a true accomplishment by both client and architect, which will undoubtedly be a lovely place to live and work.

WoodBlock House

This is a joyful, sensual house which is the product of a genuine collaboration between inventive architects dRMM and their imaginative artist clients. The building is almost totally made of timber,

The house is held up with a steel truss, much like those used in bridge construction. On the ‘land’ side, a heavy concrete block is cast into the base of the truss to support the 18m long cantilever. The visual trick of balancing the building on the edge of the hill is made vivid by the movement at the end of the house where a slight tremor reminds one of the feat of suspension.

Balancing Barn Mole Architects have collaborated with internationally renowned Dutch Architects MVRDV on this unique holiday home. The 35m long house in Suffolk is balanced on the edge of a slope, with half of its length cantilevered out over a meadow 5m below. At the furthermost point is a living room with large windows and a glazed floor and large rooflight. The 4 bedroom house is clad in reflective stainless steel, and internally lined with solid ash floors and ash veneered plywood to walls and ceilings. The challenge for Gleeds Building Surveying Ltd was to reduce the Playhouse’s energy bills by making the 1960s building significantly more energy efficient – without damaging or altering the building appearance

and without disrupting theatre operations. Preserving the authenticity and integrity of the Playhouse needed to be balanced with the demands of modern use.

Each aspect of the works carried out required planning permission, listed building consent and English Heritage’s input and approval. All works were completed within these stringent requirements, incorporated and hidden within the structure, all whilst the theatre was in live operation –no performances had to be cancelledas a result of the works.

The innovative façade design included the use of Spacetherm® blanket. 15mm Spacetherm Blanket was used between the Glazing and Board to improve thermal performance of the building. The Spacetherm® Blanket consists of unfaced sheets of high performance aerogel composite insulation. The possible applications of the Spacetherm ® Blanket are virtually limitless as it has been used in doors, shutters, window reveals, boats, swimming pool covers and numerous other applications where thermal performance, space and thickness are critical.

As a result of this work, Spacetherm® insulation has provided a 34.30% reduction in heating load which works out a significant cost saving. The Playhouse’s charitable education activities have peen protected by slashing energy bills enabling those monies to be spent on core activity not energy bills. Indicative readings from December show that it has already cut usage by 30% before the system is fully calibrated and 100% operational.

IKO ON BBC’S DIY SOS FOR 2ND TIME

Last year IKO PLC contributed to an episode of the BBC’s DIY SOS – and got the taste for helping! Now IKO has contributed to another episode in this year’s series. The programme is currently going out on BBC1.

The project in Dartford was the biggest build ever on an individual house, designed to provide suitable living space for Charlie, a teenager with severe disabilities. Despite the dedicated efforts of his parents and brothers it looked as though Charlie would have to be moved from the family home into care as the two-up, two-down end-of-terrace home was unsuitable for the daily care he needed.

IKO provided several rolls of its Rubershield breather membrane for the roof of the house. DIY SOS, with the help of dozens of local tradesmen and suppliers, rebuilt the whole of the downstairs and remodelled the rest of the house to provide a significantly better living environment so Charlie could stay at home with his family.

COULD THE ALTITUDE CLAUSE IN BS5534 LEAVE SOME CONTRACTORS HIGH AND DRY?

While much is being made by various underlay manufacturers and suppliers of achieving BS5534:2014 compliance, the picture may not be quite so straightforward – especially when you consider that a key part of the revised standard refers to altitudes not greater than 100m – and that large areas of the UK are at often surprising heights above sea level.

For example, one might expect parts of Cumbria, Wales and Scotland to exceed that benchmark… but how about parts of Essex, Surrey, Nottinghamshire and Northern Ireland?

The two estates in Birkenhead and Bromborough included both semidetached and terraced non-traditional homes, with the existing exterior facades a mix of pebble dash and brick. Wetherby’s EpsiCoat system comprising of 90mm Epsitherm insulation was specified as the most effective solution to achieve the desired results for both property types.

A Silicone ‘K’ finish was originally selected for the external facade, but the specification was modified by the client to mineral render, to allow work to continue through the wet winter months, due to the product’s significantly quicker drying times.

A through-coloured render system, Wetherby’s EpsiCoat Mineral Render PLUS does not require over painting and so Magenta Living specified a variety of shades to create a separate identity for each street within the estates.

More than 350 properties have been fitted with EWI across the two estates, which are now not only conforming to current building

regulations, due to the significant reduction in U-Values, but tenants are also due to save in the region of £250 a year on their energy bills.

Commenting on the project, John Evans, project manager at Magenta Living said: “The transformation of these estates has been incredible. The improved energy efficiency is why we undertook the work, but the overall aesthetic appearance cannot go unmentioned, as it has provided an attractive neighbourhood that residents are proud to call their home.”

The listed 19th Century former Schoolhouse overlooking the Dublin mountains was renovated and extended to create a new energy efficient residential family home. So that the exterior facade of the existing property was not altered in any way, internal insulation was installed to the interior of the stone walls of the original house. Due to the build up of condensation behind conventional insulation when applied to single leaf construction, it became apparent that a “breathable insulation system” would be required. Remmers IQ Therm was chosen as it has the highest level of insulation for given thickness of breathable systems. The original U-value of the wall was approx 3.3W/m2K and was improved to 0.33W/m2K.

SWISSLAB EXTERNAL WALL INSULATION USED FOR CHALLENGING REFURBISHMENT

Alumasc Swisslab External Insulation system has been used at Park Road Flats in West Lothian, as part of a £1.2m refurbishment programme. The flats are owned by West Lothian Council and provide social housing to local residents in the form of 28 flats across three 3-storey blocks.

The refurbishment was required in order to bring the properties up to Scottish Housing Quality Standards and also included a range of other improvements such as window replacement and lighting systems.

Having been constructed in the 1940s of roughcast onto brick, the Park Road Flats were suffering from issues with cold, condensation and mould. In addition, many residents were experiencing higher energy bills due to a lack of insulation. There were also issues with the existing structural ties, which had become rotten over time.

The volume of works being carried out also led to logistical site challenges and had to take place with residents in situ. Following completion of the project, feedback has been very positive, both from residents and West Lothian Council.

To combat the challenges of the project 1500m2 of Alumasc’s Swisslab, was installed by Alumasc Registered Contractor CCG, to all four elevations on each of the three blocks, using 70mm Expanded Polystyrene (EPS) Insulation.

Wet rooms are proving to be the strongest trend in current bathroom design, heading up everyone’s wish list in the same way as an indoor toilet more than 50 years ago. There are similar reasons too: health and safety. Wet rooms may look stylish and streamlined, and they may create a sense of space but, basically, they are safer than conventional baths and showers.

And this is the largest driver behind the demand for wet rooms. The UK’s population is ageing: there are currently 10 million elderly people but, by 2030, there will be 15.5 million of whom nearly 6 million will

be more than 80 years old. At the moment the injuries caused to old people from falling are costing the state £1 billion a year – and a quarter of these take place in the home. There is also a strong financial incentive to make homes safer for elderly people as evidence suggests that postponing entry into residential care can cut the costs per person by £26,000 a year.

However, traditional pumped drainage solutions may not always be viable and can have drawbacks. The noise of the pump pulling the water out of the showering area can be uncomfortable for the user, while the wiring, trunking and conduits required complicate installation and spoil the look of the shower room. Setting up the pump to synchronise with the shower can also be a complication.

Wireless technology and sophisticated sensors are now available that avoid these difficulties and deliver a shower/pump combination that provides an ideal solutions for situations where a conventional gravity fed drainage system is costly, difficult and time-consuming to fit.

These products use unique encryption and integral flow sensors to synchronise the shower and pump. Consequently, the pump only operates when the shower is in use and also adjusts to the rate of flow so that suction noise is much reduced. The link between the appliances also cuts down flood risk – there are no vulnerable wires and, if there is a power cut to the pump, the shower will not work. When power is restored to the pump, then so is the shower.

Polyflor’s vinyl flooring was recently installed at Wales & West Housing’s new housing development in the popular seaside town of Porthcawl, Bridgend.

Around 2500m² of Polyflor flooring was installed by Artisan Flooring of Swansea to help create 40 brand new, affordable homes.

Polyflor’s Secura PUR flooring in the bold Antique Herringbone 2129 design was installed throughout the apartments in kitchens, corridors, bedrooms and living spaces.

High performance, decorative Polysafe safety flooring was fitted in the bathrooms to provide sustainable slip resistance in these frequently wet areas. Passive Fire Protection

When award-winning Passivhaus experts Beattie Passive were challenged by Great Yarmouth Council with constructing properties that achieved Passivhaus standards at conventional construction costs, they chose their materials carefully. Amongst those materials were Euroform’s Versaliner and Rendaboard. Versaliner, an A1 Non-Combustible fire and acoustic lining board developed with timber-frame systems in mind, was employed as a sheathing panel. Rendaboard, a direct render base board compatible with a wide range of polymeric coating systems, was used as a carrier panel for the final rendered finish. Unsurprisingly, with the expertise and experience involved, the project was a success: Passivhaus certified properties at standard building costs.

SAFETY AND SAVINGS WITH NEW ADVANCES TO CROWN TRADE TIMONOX

For more than 40 years, Crown Trade’s Timonox flame retardant system has played a key role in fire safety – slowing down the spread of flames and ‘buying’ precious time for buildings to be evacuated.

The system can help bring premises up to the required safety standards of relevant legislation including the Regulatory Reform (Fire Safety) Order (RRFSO) in England and Wales and The Fire (Scotland) Act 2005.

Now a major advance in research and development has seen Crown Paints improve the Crown Trade Timonox upgrade system, which is used on walls and ceilings to achieve the class 0 status required by legislation.

Only one coat of Crown Trade Timonox Upgrade Basecoat, followed by two coats of Crown Trade Timonox Emulsion topcoat, is all it takes to offer protection against the rapid spread of flames and improve a Class 4 surface to a Class 0. Previously four coats were required.

David Spicer, Crown Paints’ Specification Technical Manager, said providing the existing coatings are sound, Crown Trade Timonox can restore a surface to the Class 0 rating required by the legislation and can help by slowing down and limiting the spread of flames throughout a building, giving invaluable time for occupants to get to a place of safety.

“For properties with more than 10 coats of conventional, old paint we have had an upgrade system in our range for some time which enables the surface to be transformed into a Class 0 surface without the necessity of costly strip and redecoration,” he added. “Up to now, to achieve Class 0 status, this has involved a four coat application process.

“Now, as a result of the reformulation, we have now reduced the system to three coats, which offers clients considerable savings in labour charges.”

Crown Paints will be launching the new improved Crown Trade Timonox Upgrade system at The Building Centre in London on September 8, from 12:30pm until 8pm.

Passive fire protection is constantly being reviewed to improve tenant safety in social housing and prevent the spread of fire. Most of the common fire pathways have been identified and closed off (e.g. firedoors, pipe collars etc). Other routes for fire to spread are now being discovered, such as meter boxes mounted within the internal walls.

Back in November 2012 Ritherdon carried out fire testing at Chiltern International Ltd., which is now known as BM Trada. The FireSeal and fire rated Meter Box were tested and achieved >60 minutes ‘integrity performance’ or resistance. ZEROING IN ON CARBON AT UK CONSTRUCTION WEEK

The Zero Carbon Hub is the latest name to bring its invaluable insight to UK Construction Week, signing up as an event partner, supporting Energy 2015, HVAC 2015 and the Build Show with an impressive contribution to the seminar programme across all three shows taking place this October.

Funding the fight against fuel poverty with the RHI: A real-life project blueprint

Many social landlords are finding that using a ground source heat pump system can dramatically reduce tenant energy bills and provide much higher levels of comfort and well-being to the tenant.

This is Staffordshire based housing association Trent & Dove Housing and Kensa Heat Pumps’ story:

This Spring Trent & Dove Housing, together with UK ground source heat pump manufacturer, Kensa Heat Pumps, managed to make significant strides to achieving their objective to remove their rural off gas tenants from risk of fuel poverty and excess winter deaths, in less than four months.

Installing Kensa ground source heat pumps in place of inefficient night storage heaters in 133 bungalows across 15 sites, the retrofit heating upgrades programme has reduced tenant fuel bills by 50% and generated Trent & Dove financial subsidies which will more than offset the cost of the entire project; providing further incentive to upgrade the remainder of their housing stock.

Explaining the funding mechanisms behind the project, Steve Grocock, Director of Property Services at Trent & Dove Housing, explained that despite the initial capital costs, the business case

had been easy to persuade the Trent & Dove board to invest:

“Until now, many housing providers have struggled to finance the upfront capital costs associated with ground source heat pumps, even though the maintenance costs and, of course, tenant’s energy bills are significantly reduced. However, Kensa Heat Pumps unlocked a combination of funding from the RHI and ECO that made the financial case for the project stack up.

“With the support of Kensa and our contractors, Trent & Dove has achieved an outcome that many housing associations dream of; halved tenant energy bills, halved CO2 emissions in our stock, improved tenant health and wellbeing, and generated £2.3m of income through the ECO and RHI to offset our £1.8m investment – and all this in just 4 months.”

Micro ground source heat networks

Completed over a three month period, Trent & Dove Housing’s scheme features clusters of micro heat networks over 15 sites, feeding heating and hot water into pairs of bungalows via individual ground source heat pumps, enabling upfront capital support via the Energy Company

Obligation (ECO) subsidy alongside 20 years of Non Domestic Renewable Heat Incentive (RHI) income.

Each bungalow received a 6kW Kensa Shoebox heat pump and new hot water cylinder and radiators in place of its previous night storage heating.

This is the best heating I’ve ever seen. I’d recommend it to anybody. Everybody I’ve spoken with has been terrifically pleased with it. It’s absolutely amazing.

When Shropshire Housing Group was looking to tackle fuel poverty throughout its housing stock, the choice of Ecodan renewable heat pumps helped ensure a smooth transition for tenants.

As a rural housing association, Shropshire Housing has 1300 off-gas properties out of a total stock of around four and a half thousand, with the bulk of these being 1950s-built properties.

Bernard Quinn, Investment Manager for the Group, said: “We wrote an affordable warmth action strategy way back in 2010 and it is our plan to remove all of our residents from fuel poverty, over a period of time. And we believe we can achieve that, through using renewable technology to replace electric and solid fuel heating systems as these become up for renewal.”

Heating engineers from the Dodd Group met tenants at the local community hall to discuss the installations and resolve any issues that may have arisen. Bernard says that almost all of the residents have found the heat pump technology quite easy to cope with as the

controls are very simple with the desired temperature being set and not really needing to be touched again.

“It’s also a very neat little unit and the tenants were quite happy with it”, added Bernard, “we’ve also gone through planning process for each one to make sure the noise isn’t going to disturb anybody but because they’re very quiet units, they don’t cause any bother”.

Tenants have had experience of the heat pumps throughout two winters now and Bernard explained that Shropshire Housing went with the Ecodan system because it was one of the best systems on the market with simple controls for tenants.

Vectaire’s EVO250DC has been chosen by St George for installation in the prestigious Battersea Reach development. These MVHRs, installed and commissioned by Air Quality Services Ltd, are made in the UK to exacting standards (and are SAP Q eligible).

The EVO250DC is for in-line installation into a loft, void, false ceiling or cupboard. It is just 250mm deep, and provides low level, continuous ventilation in a kitchen and up to six wet rooms.

It has an energy efficient EC motor, and is an effective, low energy/ low running cost solution to controlling condensation and pollution, ensuring that all residents have the benefit of living in a comfortable environment.

It is up to 88% heat exchange efficient (with SFP down to .70 w/l/s). BALCONIES BY SAPPHIRE FLOW ONTO RIVERSIDE APARTMENTS IN READING

An innovative mix of balcony and balustrade solutions by Sapphire is bringing outdoor space with style to new waterside apartments by Crest Nicholson in Reading. Kennet House has been completely transformed from a disused 1960s office block into a highly desirable residential development with a bold architectural façade incorporating rendered cladding panels. Sapphire’s bespoke package for the project is based around the company’s core balustrade and balcony systems, utilising standard manufacturing principles, this maximises cost and time efficiencies for clients whilst still allowing custom design variations to satisfy specific client requirements.

Approximately 500 metres of balustrades were manufactured and installed by Sapphire to apartment terraces and to create both standard and ‘wrap around’ Juliette balconies at Kennet House. The slim, contemporary sightlines of Sapphire’s Jasper flat baluster system, with a graphite grey powder coated finish and clear glass infill panels, provided the ideal solution for this aspect of the project.

For symmetry across the façade, this attractive combination was also used for pre-glazed bolt-on balconies to larger apartments. Balconies were manufactured offsite by Sapphire and delivered as pre-assembled units ready for fast-track installation.

Low energy consumption is high on the agenda for the new Firex range of smoke and heat alarms, alongside a host of other advanced features ideally suited to all types of housing.

management company for North East Derbyshire District Council, Rykneld Homes completed a comprehensive refurbishment on the five blocks of flats (70 homes). There were a number of key drivers behind the refurbishment; improving energy efficiency and reducing maintenance costs were both high on the list. “We wanted to secure the future of the blocks through a long-term solution not a rebuild,” comments James Lindsay, assistant contracts manager for Rykneld Homes. “…while also improving tenants’ quality of life and lifestyle. “We had to carry out frequent repairs so low-maintenance, future-proof products formed an important part of the specification. The windows are a good example of this. The original windows were early 1990s PVC-U. They were side-hung and very large which meant that the hinges failed. There were no trickle vents either so that contributed to some damp issues within the flats.” Windows’ business development manager, Rob Hawkins explains how the window solution helped eradicate cold spots within the building, and worked with the external wall insulation (EWI) to improve the thermal performance of the blocks.

Engineers challenged to solve a “tight-fit” surface water management challenge on a new homes development in West Yorkshire turned to Hydro-Brake Optimum to keep flood protection measures well within safe limits.

At the Saffron Park housing development in Liversedge, the designers Paul Waite Associates Ltd needed to engineer stormwater attenuation in an extensive pipe storage area, necessary because of the topography of the site and the preference of the water authority.

To ensure that the discharge rate limits were met despite the site constraints, Hydro International’s Hydro-Brake Optimum® vortex flow control was specified to control the outflow to the drainage network.

Luke McCabe, of Paul Waite Associates, said: “Yorkshire Water had indicated that they preferred concrete pipe storage to cellular storage reservoirs if they were going to adopt the drainage scheme. This necessitated nearly 220m3 of storage in three 1.2 m concrete pipes, each nearly 50 metres long.

“The pipes were buried at a depth of nearly three metres under the narrow landscaped strip at the lower perimeter; there was no room for more pipe storage if we had wanted it. The Hydro-Brake Optimum® discharges to the public storm drain.”

Rundum Meir ventilated garage doors in solid oak have been installed on new houses in Cambridge. The vertically slatted design met architect requirements for bringing light into integrated carports. Each garage door was made-to-measure ranging from 2200 mm to 2800 mm in height from solid European oak and is fully automated, allowing remote control. The garage doors were installed on new houses by Countryside Properties in Abode, part of the Great Kneighton development which was a project winner in the Housing Design Awards 2013. A 4 month refurbishment project has been completed by Hush Acoustics in a block of apartments in Kensington, London.

The client wanted to replace their existing carpet with a more modern timber flooring in the apartment but the lease dictated that a change in floor finish was not permitted due to potential sound transmission to neighbouring properties.

Hush Acoustics were called in to solve this problem and specified Hush Mat 15 as the acoustic underlay for the project. This allowed the carpet to be removed and a timber floor to be installed. Hush Mat 15 decoupled the hard floor from the existing floor structure. The floor construction consisted of: Hardwood floor finish 15mm, Hush Mat 15 acoustic underlay, existing timber structural deck and existing ceiling.

Hush Acoustics carried out Sound Testing before and after the works were carried out. The results confirmed that the treatment proposed by Hush showed an improvement in both Impact and Airborne acoustic performance. This satisfied the leaseholder and the management company and allowed a timber floor finish to be installed. This is a very common problem within multi-occupancy buildings and Hush Acoustics provide solutions to treat it.
