Playing a role in maintaining BIM standards
The advent of Building Information Modelling (BIM) has undoubtedly had a significant impact on the industry and will play a central role in the rise of digital construction,
However, it is also fair to say that BIM hasn’t had the universal effect that the Government insisted it would have when imposing deadlines on its uptake.
In fact there has been growing discontent within the industry, primarily amongst those manufacturers who have invested heavily in BIM, that progress hasn’t been as impressive as predicted.
But the positive influence of BIM is evident and arguably will have a much bigger role to play in the aftermath of the Hackitt Review into building regulations for high-rises and the public inquiry into the Grenfell Tower fire. Strengthening the specification process and making full use of tools like BIM will be crucially important.
We all have a role to play in championing BIM across the industry. It is timely, therefore, that later this year will see the first two international standards published by BSI for BIM.
Having consulted with stakeholders such as the UK BIM Alliance, the Home Nations Working Group, the Department for Business,
Energy and Industrial Strategy, and the Centre for Digital Built Britain, BSI has agreed to stop the current revision activity on PAS 1192 parts 2 and 3 to avoid market confusion and cost. The work completed so far will now feed into the UK adoption of the relevant ISO standards through the national annex and transition guidance.

Zurich HIUs deliver efficient heating for residents
A residential conversion project completed in a small Cambridgeshire town with the mechanical services contractor undertaking the installation of custom built versions of GF Piping Systems’ Zurich range of heat interface units (HIUs): delivering both very efficient space heating and continuous hot water for the occupants of the apartments. The twin plate heat exchanger units had to be customised because the utility cupboards where they are fitted are compact, the standard Zurich design was re-engineered to provide top primary connection and incorporated the flushing bypass valve within the casing.
They offer 10 kW output in heating mode and 45 kW for direct hot water supply to the apartments’ kitchens and bathrooms.

Neaco specified for £14 million school development
The maintenance-free finish of Neaco’s powder coated aluminium balustrade has made it a long-standing favourite in the education sector, with countless specifications throughout the UK, and the latest example is a £14 million development at Elthorne Park High School in Ealing.

A new development in St Helier, Jersey for Dandara showcases a revolutionary new ‘bolt-on’ balcony system, which was designed, manufactured and installed by Levolux. Levolux developed six different types of balcony for the development. The shape and size of balconies supplied by Levolux vary considerably, from rectangular, to more irregular trapezoidal shapes and larger ‘L-shaped’ balconies that extend along two elevations.
Unlike conventional balcony designs, which use standard components, which are assembled during installation on site, Levolux’s ‘bolt-on’ balconies are formed from custom components and are fully assembled at their premises prior to installation. The process used by Levolux to install fully assembled balconies is surprisingly simple and extremely efficient.

The Wilo-Plavis is a high-efficiency, low noise and compact solution for condensate lifting. Shackerley Façades at Landsec’s White Rose
White Rose Shopping Centre south of Leeds is one of the UK’s premier retail and leisure destinations. Its owner, Landsec, has recently completed and opened a 65,000 sq ft leisure extension to the scheme named ‘The Village’, incorporating a wide range of restaurants and a cinema.
The external elevations have been clad in a combination of burnished bronze coloured panels and Shackerley’s SureClad® ceramic granite ventilated façade cladding in a matt black colourway, chosen to deliver the appearance of natural riven slate.
Shackerley’s large format ceramic granite panels were specified as part of a Kingspan BENCHMARK Karrier Panel system. This external envelope solution brings together Kingspan’s high performance structural insulating panels with the premium appearance and longevity of Shackerley’s fully-prefabricated ceramic granite cladding and the installation benefits of its SureClad® Access System.
The project required the prefabrication of more than 1100m2 of SureClad® ceramic granite façade panels at Shackerley’s ISO 9001-accredited production facility in Lancashire.
The design concept called for all the frontages of the new, extensively glazed restaurant outlets to be clad with matt, slateeffect facades, delivering an upmarket aesthetic that would enable each of the occupiers to maximise the impact of their individual branding. That same facade material also delivers visual continuity across the complex as it has been used in tapered sections that break up the expansive bronze cladding on the cinema.
Construction of ‘The Village’ at the White Rose Shopping Centre is now complete and the SureClad® façade not only provides a high-quality appearance but also creates impact with contrast of texture, finish and colour.

Underfloor air conditioning upgrade for offices
AET Flexible Space have just completed a full upgrade of the underfloor air conditioning system on the first floor of 16-18 Kirby Street, occupied by creative agency 7Fold. The existing CAM-C downflow units were retained, but the original AC fans were changed out for new high efficiency EC fans for enhanced performance. Existing Fantiles were cleaned and relocated, with an additional twelve units supplied to cater for increased cooling loads anticipated by the client as a result of the space reconfiguration. Mitsubishi Electric has launched the UK’s first viable R32 solution for large-scale air conditioning with the new range of City Multi Hybrid VRF (Variable Refrigerant Flow) products. This brings all of the benefits of VRF air conditioning in R32 format to deliver a system with a significantly lower global warming potential (GWP) than existing solutions.
“There have already been over 500 Hybrid VRF systems installed across Europe since we launched five years ago and we believe this R32 version will increase the market share for this unique VRF solution,” explains Mark Grayston, Product Marketing Manager for the company’s air conditioning systems.
“Not only can Hybrid VRF help remove the need for leak detection, this R32 version delivers the low GWP benefits that customers are now searching for.”
As part of the F-Gas Regulations, the construction industry has been looking for air conditioning systems that deliver high operational efficiency whilst minimising the global warming potential of the refrigerants used within these systems. Hybrid VRF delivers a familiar, proven solution to offer businesses a commercially viable alternative to R410A systems.
Existing VRF units use R410A which has a GWP of 2,088, whilst the newly adopted refrigerant, R32 has a reduced GWP of 675, two-thirds less than R410A. Whilst several manufacturers have introduced R32 models in the room and packaged air conditioning range, no-one has yet introduced a UK model that provides a solution for large VRF systems … until now.
“We already have split air conditioning models on R32 and have introduced Hybrid VRF so that customers have a complete range of R32 solutions regardless of the building or situation,” adds Grayston. “Coupled with this is the rapid price rises of R410A month by month which places a strain on traditional VRF systems so we want to ensure that both customers and installers not only have an alternative, but also get the added benefit of increased performance and advanced controls.”
Hybrid VRF is suitable for almost any commercial building and has already been installed in a huge variety of applications from offices, hotels, residential accommodation, showrooms, care homes, public houses and much more, with the system delivering all the design and installation flexibility of traditional VRF with comfort levels normally associated with 4-pipe fan coil systems.
“We’ve seen particular growth in Hybrid VRF sales in both the office and hotel sectors and with this R32 version we have sought to answer one of the hottest topics in the UK air conditioning industry on how to tackle low GWP in larger systems,” adds Grayston. “Hybrid VRF is also designed to offer customers a future-proof solution that delivers advanced efficiency with improved corporate social responsibility.”
The Hybrid solution is fundamentally different from traditional VRF systems as it uses water throughout the majority of the pipework to transfer simultaneous heating and cooling to different rooms yet still offers two-pipe heat recovery, lower annual maintenance costs and the full flexibility of design, operation and advanced controllability that the company’s systems are synonymous for.
At the heart of the new system is an HBC (Hybrid Branch Controller) box, which is connected to the outdoor unit via traditional refrigerant piping. Between the HBC box and the indoor fan coils, the system uses water piping but still offers high sensible cooling and stable room temperatures for maximum comfort.
“Legislation is also now demanding that leak detection equipment is installed alongside VRF air conditioning when it is used in occupied spaces and this calls for additional equipment costs and added risk, as well higher maintenance bills”, explains Grayston. “This new system does away with the need for leak detection whilst also delivering higher sensible cooling throughout the building”.
For other applications where leak detection is not needed, Hybrid VRF delivers comfortable off-coil temperatures, allowing even more buildings to take advantage of manageable phased installation through the system’s modular design.
