Saint-Gobain PAM launch new pre-assembly service for cast iron drainage

Saint-Gobain PAM UK has launched a new pre-assembly service for its above ground BS EN 877 Ensign cast iron drainage system after close collaboration with Mechanical and Public Health contractors FMS Ltd on the Peninsula Hotel project in London.

The Pre-assembly service from PAM involves close collaboration throughout the project from early 3D design, to pre-assembly of the pipe stacks at its Telford plant, to full logistical support and post installation review.

NBS has launched the 10th annual NBS BIM survey

Ten years on from the initial survey, the NBS BIM Report 2020 is set to not only track the adoption of BIM, but also focus on the construction industry’s digital journey.

For a decade, the annual report has tracked BIM, documenting awareness and adoption from little more than 10% in 2011, to almost 70% in 2019.

The 2019 report represented the views of nearly 1,000 industry professionals and reflected on the launch of the ISO standards, showing that 16% of organisations had already started to use the ISO 19650 series of standards.

NBS Innovation Director, Stephen Hamil said: “We have now been monitoring BIM adoption at NBS for a decade. Last year’s report showed a pause in the growth of BIM adoption as the industry consolidates and matures in its integration of BIM. Will BIM adoption have grown in 2020? Is BIM becoming the norm for the construction industry? We’ll cover this, and more, in the 2020 report.

“Alongside BIM, the use of new digital technologies is transforming construction. In this survey, we look beyond BIM to some of the new technologies being used in the built environment. The survey will look at the current state-of-the-art alongside what the future might look like for digital construction.”

This year’s NBS National BIM Survey is open until the 1 March. A pre-release report is sent to all participants, so those taking part will be among the first to have access to the findings.

Homebuilders face up to significant environmental challenge

New polling shows the scale of the challenge faced by the homebuilding sector as it holds a summit to plot a route map to net zero carbon housing and other environmental objectives.

The summit, with delegates including Government officials, house builders, energy suppliers, material and appliance manufacturers and environmental groups will discuss the scale of the challenge and start to plot a road map for delivery.

The survey results, based on polling by Public First, show that 20% of people put environmental concerns in their top three biggest issues facing the country (higher than terrorism, access to quality education, taxation or public transport). However, over half (54%) of the people polled were not aware of the energy efficiency rating of their current home when they moved in demonstrating the need for further consumer education.

Stewart Baseley, executive chairman of the Home Builders Federation said: “The scale and scope of the environmental challenge we face is daunting, but it is one we are committed to tackling. (This) was the start of a long journey that only underlined the broad range of stakeholders and issues involved.

We have all committed to work together to develop a route map for how we deliver net zero homes and the range of other linked requirements.

“Consumers will be key. Ultimately builders need to sell their wares and we need to ensure the homes and technologies are acceptable and deliver for the homeowner and the environment.”

The polling also showed that:

• 37% of people said they would be willing to pay more for a ‘zero carbon’ new home; versus 36% who wouldn’t.

• Of those who say they would consider energy efficiency when moving home, 56% said it would be more for low ongoing bills compared to 39% who want to help the environment.

• Interestingly, when asked which outgoings should be considered by a lender when assessing a homebuyer’s mortgage application, almost 30% listed energy bills. Only current debts (51%) and council tax (34%) were higher. HBF is currently talking to lenders about a ‘green mortgage’.

• Of those polled 67% think new builds are more energy efficient.

Self-build novice wins date with George Clarke

Mitsubishi Electric has announced the winner of its Self-Build Competition, which offered one keen self-builder the chance to meet with architect and TV presenter George Clarke for an advice session as well as winning a market-leading renewable heating system.

The winner, Helen Thomas, from Powys in Wales, entered the competition after purchasing a 3.5-acre plot of land with no prior construction experience, to build a new home for her and her young son. Helen applied for planning permission to develop a new building, and with a budget of £80,000 she has built a three-bedroom bungalow, due to be completed this summer.

In February, Helen will spend a day on site with George Clarke, making use of his expertise in designing small, affordable spaces. They will discuss how the building’s interior can be as comfortable and functional as possible,

and how she can achieve a totally energy efficient home. As part of her design, Helen is already using triple glazed windows and doors, external insulation and rendering and a prefabricated frame with Magnesium Oxide SIPS to improve her home efficiency.

Along with the advice session with George Clarke, Helen will also have an Ecodan air source heat pump installed into her home later this year. Ecodan is the market-leading renewable heating alternative to gas or oil and will contribute to a more sustainable, energy efficient home, helping reduce both energy costs and the home’s impact on the environment.

Balfour Beatty Group tops the contractor table

Balfour Beatty took the top spot this month with three contract awards totalling £297 million.

The award of the Midland Metropolitan Hospital in Smethwick, a project that was originally contracted to Carillion, contributed £267 million to their total.

Kier Construction and John Graham Construction were in second and third place for December 2019, with a total contract award value of £149 million and £117 million respectively. This month the top three contractors have been awarded a combined 17 projects at a total value of £563 million. In November the top three were awarded a total of 15 projects valued at £781 billion.

Balfour Beatty just pipped Galliford Try to the post for the top contractor in 2019 following a lucrative December. Balfour Beatty finished the year on a total of 47 projects with a combined value of £1.75 billion Galliford Try completed the year on 82 project awards at a total value of £1.7 billion.

The latest edition of the Top 50 League Tables published by industry analysts Barbour ABI, highlights the number and value of construction contracts awarded during November. This month shows that the combined value of contracts awarded to the Top 50 was £2.0 billion with a total of 104 projects.

Quarterly figures indicate that construction activity in the final quarter of 2019 was down compared to the previous quarter. October-December 2019 saw a total contract award value of £9.2 billion to the top 50. This is a decrease of 9.8% compared with July-September 2019. There was also a decrease of 8.9% on the number of projects awarded in Q4 compared to Q3.

Tom Hall, Chief Economist at Barbour ABI & AMA Research said, “Interestingly this month, the top contract award for December was a project that had initially been awarded to Carillion back in December 2015.

“Activity numbers in both value and quantity were low in December, perhaps this is to be expected due to companies awaiting the outcome of the General Election, uncertainty of the Brexit outcome, and seasonal effect.”

Supercharging the construction industry’s digital future

UK building professionals should take a leaf out of motor racing’s book in order to advance their use of digital technology, an industry roundtable has commented.

The Westminster Sustainable Business Forum (WSBF) event, sponsored by the British Board of Agrément, met recently to discuss ‘Construction’s Digital Future’, concluding that the industry ‘lagged behind’ others with similar levels of complexity in the uptake of digital technology.

“For example, the motor racing and aerospace sectors have widely embraced digital models and virtual testing because the costs, safety implications and reputational impact mean that they have to. The construction industry should look to these sectors as a guide,” suggested roundtable attendees.

“There is little doubt that digitalization holds the key to helping solve many challenges for the construction industry,” said Wendy Ajuwon, BBA Head of Marketing. “We are really keen to facilitate debate and push this agenda, not least because developing this technology for our industry can help deliver the Hackitt Report’s all-important ‘golden thread’ of quality building information.”

The roundtable, chaired by Housing, Communities and Local Government committee member Teresa Pearce MP, discussed how embracing digital technology delivers secondary benefits including more efficient use of materials, better

labour organisation, improved health and safety, waste reduction and safer working environments. It also allows building designers to ensure the Hackitt Report’s ‘golden thread’ of information is delivered.

The use of BIM – described as having a ‘multitude’ of indirect benefits for consumers – was discussed and how the government’s mandate for adoption of BIM Level 2 on public sector projects had accelerated the use of digital tools. Consideration should now turn to making BIM Level 2 mandatory at tender stage on residential projects utilising off-site construction techniques, which lend themselves well to digital workflows.

Barriers to implementing BIM and other digital technologies include conflict between project delivery teams (cost and timescale focused) and asset management teams (quality and longevity focused) and the reluctance of some building product manufacturers to recreate BIM information because it may compromise their Intellectual Property.

End of year boost for housebuilding sector

More than 16,000 new homes were registered to be built by the UK’s builders and developers in November according to NHBC’s latest figures, 7% more than a year ago (November 2018: 15,158).

16,175 new developments were registered, with 10,662 in the private sector (11,036 in 2018) and 5,513 in the affordable and rental sector (4,122 in 2018).

For the rolling quarter, between September and November, 44,361 new homes were registered compared to 43,655 in 2018 – an

increase of 2%. During this period there was a 7% decrease in the private sector, with the affordable and rental sector growing by 28%, reflecting continued investment in the private rental sector.

The West Midlands (+53%), London (+34%) and the Eastern region (+30%) were the fastest growing regions over the latest threemonth period.

Construction urged to realise value of apprenticeships

A new report published by the skills and education think tank EDSK has found that millions of pounds of the government’s Apprenticeship Levy is being spent on so-called ‘fake apprenticeship schemes’, which, in reality, are ‘relabelled degrees or training courses for existing staff’.

The publication of the EDSK report follows an investigation by the Construction Industry Training Board (CITB), which revealed the sector must attract more than 1,000 new recruits per year to meet projected growth targets over the next decade.

Now, Ibstock Plc, the UK’s leading manufacturer of clay and concrete building, is calling on the construction sector to double-down on its commitment to apprenticeship schemes, and fully recognise the vital role they play in attracting the talent of tomorrow.

Paula Wardle, Group Learning & Development Manager at Ibstock Plc, explains: “Since launching in April 2017, the Apprenticeship Levy has been a vital resource for bringing younger people into the workforce, enabling businesses to provide vocational training and real-world work experience. But for its full potential to be realised, businesses must ensure they are utilising it effectively.

“Apprenticeships are particularly vital for the construction sector, with a recent report by the FMB finding that 60% of senior construction specialists started their career as an apprentice. What’s more, the industry is facing up to a widening skills gap; 22% of the current workforce are over 50 and 15% are in their 60s.

“So, with upwards of 40% of the industry’s workforce heading towards retirement over the next decade, there has never been a more important time for businesses across the sector to shore-up their apprenticeship offering.”

Ibstock has long-recognised the important role of apprenticeship schemes in tackling the skills gap, and has made significant investment into its vocational skills training offering; investment that has been recognised at the highest level.

Government urged to listen to industry to tackle challenges

The Royal Association of British Architects has welcomed the various proposals set out in the Queen’s Speech, but urged the Government to continue to listen to the industry.

Plans have been announced by the Government during the Queen’s Speech to help home-buyers and renters, devolve power and funding to communities and improve building safety.

In the biggest change to building safety laws for 40 years, the government will take forward the recommendations from Dame Judith Hackitt’s independent review of building regulations and fire safety through a new Building Safety Bill.

RIBA President, Alan Jones, said: “The Queen’s Speech outlines a substantial programme of actions and emphasises the scale of the challenges facing the country: not least in tackling the housing crisis, dealing with the climate emergency and moving forward with Brexit.

“The RIBA will continue to encourage government to draw on the expertise of architects to address these vital issues.

“We await more detail on the new fire safety Bills outlined. New legislation must take a holistic view of the issues and urgently introduce clear and robust regulations. We have been clear that action is long overdue: England continues to lag behind other countries in the UK and across the world on fire safety, putting lives at risk.

“We welcome the commitment to tackling the lack of resourcing in planning

departments. The RIBA has long campaigned for this, and we look forward to working with government nationally and locally to ensure that new resourcing meets the challenge of the housing crisis and reflects the broad range of professional expertise required to deliver high quality buildings, places and communities.”

RIBA has also welcomed moves by the Welsh government to ban of combustible cladding on high rise buildings in Wales.

Ryan Stuckey, President of Royal Society of Architects in Wales (RSAW), said: “This legislation announced is welcome. However, following further recent serious fires in England, the Welsh government should consider a lower height threshold for this ban, applying it to all buildings above 11m in height.

“Wales has led the way in fire safety building regulations with requirements for sprinklers, and should continue to show leadership in relation to combustible materials.”

Jane Duncan, Chair of the RIBA’s Expert Advisory Group on Fire Safety, described the move as a “step in the right direction”, alongside the existing requirement for all new and converted homes in Wales to have sprinklers installed, and demonstrates a commitment by the Welsh government to enhancing fire safety regulations.

“However, there is still more to do to ensure buildings are as safe as possible and RIBA would like to see this regulation applied to all buildings, including schools and hostels, which house vulnerable people or are multi occupied,” she added.

Roof specification in 2020

ver the past decade, pitched roof specification has become increasingly complex, with the introduction of more stringent fixing and batten grading requirements under BS 5534:2014+A2:2018, a new Dry Fix Standard and the development of masses of new products.

There has never been so much scrutiny over the quality of pitched roofing and this has had a positive effect on the security of roofs in the UK. However, as we enter a new decade, there is still more to be done to ensure that when a BS 5534 compliant roof is specified, that the finished installation meets this standard.

From concerns about batten quality and product substitution, through to a greater focus on environmental impact, here we look at the key issues and product trends for roofing specifiers to be aware of in 2020.

Batten quality

When you think you are specifying BS 5534 compliant roofing battens, is this really the case? There are concerns that some graded battens may not actually meet the strict requirements of BS 5534 and this is a serious issue, given that they can be used as a foothold and are a structural and load bearing element.

Easy-to-fix traditional tiles

While easy-to-fix interlocking products have become very popular, some planning authorities, particularly in conservation areas, still require a traditional tile. Sustainable products

Growing consumer and political pressure to take action on climate change means that sustainability is likely to be one of the biggest issues for construction specification in 2020. As environmental impact becomes a bigger influencing factor in materials choice, the BRE Green Guide rating and Responsible Sourcing status of roofing products will be increasingly important this year. imed at addressing the escalating housing shortage in Cambridge, once complete the development will include 3,000 homes, accommodation for 2,000 postgraduate students and 100,000m2 of academic and research and development space. There will also be a range of community, retail and leisure facilities along with sustainable transport provisions, such as cycle ways.

Through a collaborative cross-divisional approach, Aggregate Industries was ideally placed to provide a raft of bespoke solutions to the development, spanning specialist asphalt, ready-mixed concrete, and landscaping products.

From an asphalt perspective, planners were keen to avoid the use of traditional blacktop asphalt for road surfacing to ensure the new district was in keeping with the surrounding countryside – preferring materials that would produce a more natural aesthetic but were also durable enough to withstand the high levels of traffic expected to the site.

The task proved challenging as many of the decorative asphalt solutions currently available on the market, although capable

of achieving the desired look, were not robust enough to meet the technical performance required. It was on this basis that a bespoke product solution using Aggregate Industries’ SuperColour Exposed Golden Gravel formula was specified and the team carried out extensive skid resistance testing on the scheme prior to installation, to ensure it met exacting safety requirements.

When it came to landscaping, the architects were keen to work with the Charcon commercial landscaping team – having worked together on a number of successful projects – to source paving products that would work with all the different architectural elements, meet sustainability standards, be cost effective for such a large project and be available for future phases of the development for continuity of design.

The solution was StoneMaster paving, a revolutionary range of flag and block paving made from a fine sand mix that replicates the appearance of natural sandstone, thus making it more economical in terms of achieving a high-end landscaping look. he newest product in the Lignacite concrete block range is Ash GP, a medium dense concrete block which is robust, durable and suitable for a wide range of walling applications especially within commercial buildings.

With sustainability in mind, Ash GP is manufactured from at least 35% recycled aggregate conserving valuable sources of primary materials. The fire resistance period for Ash GP (140mm) on non-loadbearing walls is four hours making it an extremely safe block both during the construction phase and for the lifetime of the building.

Ash GP blockwork provides high quality levels of sound insulation between buildings and adjoining rooms making an excellent choice for use within office and educational buildings. It can be used in party wall constructions, based on lightweight blockwork specifications, detailed in Approved Document E to the Building Regulations. It can also be used to construct party walls meeting Robust Detail

specifications eg. Robust Details E-WM-2, 4, 8, 11, 14, 17, 20, 21, 22, 27 and 28.

Typically uses for this block include inner leaf of cavity walls when used with cavity insulation, separating or partition walls, and infill blocks in beam and block flooring systems. It can also be used externally where rendering or cladding is to be applied to the wall. The block also provides a strong background for holding fixings. Ash GP blocks are manufactured with a striated surface to aid the key of plaster and render finishes and is has a face size of 440m x 215mm. It is available in 100mm and 140mm widths in solid form only.

22 Bishopgate, London designed by PLP Architecture for AXA IM is the tallest tower at the heart of the City of London’s financial district.

The building has been designed with the individual’s well-being in mind, with higher ceilings, increased daylight control, better fresh air and amenities combine to support individuals, in traditional and new ways of working. Ash GP, together with Lignacite and Lignacrete were used extensively in the construction of the internal walls of the buildings. All three products offering elements of sustainability, sound insulation and strength all key attributes to the design concept of the building.

Google HQ

This new building, combined with the current building at 6 Pancras Square and an additional third building, will create a Google office building with the potential to house 7,000 Google employees. The new building is being developed from the ground up and will contribute to the Knowledge Quarter and King’s Cross’s growing knowledge-based economy.

Waterloo Station Retail Development

Opening in spring 2021, the Waterloo London scheme will feature 40 glass-fronted retail units over three floors in the form of an upmarket shopping mall. The development will also feature a mezzanine and public spaces along a new pedestrianised street called the Waterloo Curve. Lignacite blocks are now being delivered to the project via the main contractor, E H Smith.

ocated on Paradise Street and managed by student accommodation provider, AXO Student Living, the development includes studio rooms and study bedrooms, arranged in clusters, as well as a café bar, cinema and gym.

Designed by Fraser Brown Mackenna Architects and constructed by Galliford Try, the new building incorporates three towers with 10, 12 and 14 storeys respectively, together with an extensive 3 storey town house structure that is arranged in a ‘wall’ below the towers and adjacent to the city’s ring road.

To meet fire safety and smoke ventilation requirements, the buildings are separated into six individual fire zones with dedicated smoke control solutions from SE Controls serving each zone, which protects stairwells and corridors by keeping escape routes clear of smoke if a fire should occur.

The town house is separated into three zones with the ‘cluster corridor’ in each being protected by a mechanical smoke ventilation system, using duty and stand-by SHEVTEC® fans, with replacement air supplied by automatic opening lobby dampers connected to a natural air inlet shaft.

In addition, two of the town house zones also have a stair lobby, each of which is protected by an automatic louvre vent at the head of the stairs. Once triggered by a fire alarm signal, the corridor dampers on the fire floor open, together with the stair

louvre, allowing smoke to be extracted from the building. Also, Manual Control Points (MCP) are located throughout the town house zones, which enable the system to be managed and reset by fire service personnel.

The three high-rise blocks also use SE Controls mechanical smoke extraction, but in a duplex push-pull system that enables smoke to be removed from corridors through one of two smoke shafts, depending on the location of the fire, to keep escape routes clear.

Each of the main stair cores in the tower blocks are also protected with roof mounted automatic louvre vents, which allow smoke and heat to be vented, keeping them clear of smoke and hot gases to aid escape.

The system is designed so that every tower incorporates two smoke shafts, each of which is connected to a duty and stand-by SHEVTEC smoke extraction fan set capable of running in either direction. In the event of a fire, both duty fans will start with one shaft extracting the smoke, while the other fan runs in the opposite direction, which helps purge smoke by pressurising the other shaft and corridor.

A key advantage of this approach is that the direction of operation is dependent on the location of the fire so that the extract fan shaft is always closest to the source of a fire and the pressurised replacement air is

supplied

Each corridor incorporates a SHEVTEC lobby damper at each end as well as an automatic smoke door by the lift lobby, which open when a signal is received from the building’s alarm system.

The control of the complete smoke ventilation and extraction system is handled by 12 SE Controls OS2 SHEVTEC controllers with integral failsafe battery backup, which are linked to a series of OSLoop Coordinators throughout each of the six fire zones. OS2 MCPs and tamperproof MCPs are also installed to allow the fire service to manage the system’s operation and reset it after any fire event.

SE Controls Project Manager, Regie Gadayan, explained: “This is an ideal example of how we combine our technical expertise, immense experience and innovative products to develop a highly effective solution for this flagship residential project.”

He added: “The Paradise Student Village is an innovative development itself and is providing much needed high quality accommodation for students attending the city’s university and I’m delighted that we have been able to play a key role in their safety.”

Saint-Gobain PAM’s new pre-assembled cast iron soil stacks save time and labour on prestigious London hotel project

OPTIMIZING TIME AND LABOUR COST IS A MUST FOR ALL M&E CONTRACTORS AND DRAINAGE MATERIALS NEED TO ADAPT TO NEW MODERN METHODS OF CONSTRUCTION.

n this article Matthew Hassall, Product Development Manager for Saint-Gobain PAM explains how they developed a new pre-assembly service after Fitzpatrick Mechanical Services had initiated the idea believing that cast iron could be installed in this way on the high profile hotel project. The services were to be installed in a central core, up the 8 storey building, and believed it could save them 60% on the installation time.

Traditional materials such as cast iron would perhaps not immediately spring to mind for “modern methods” of construction, such as pre-assemblies and offsite construction, but Saint-Gobain PAM is proving that it’s time to change perceptions about cast iron.

The benefits of offsite manufacturing have long been understood by the building and construction industry. A pre-assembled soil stack solution meets the pressures of

tight deadlines, overcomes the problem of skilled labour shortages, minimises the need for storage on site and ensures consistent quality through a strict factory controlled quality inspection routine with full testing prior to dispatch.

Most of the press to date, however, has been about how the main construction firms plan to use the technology rather than those further down the supply chain. Sadly, according to a report from law firm Clyde and Co, such companies are making painfully slow progress.

While 62% of those surveyed from the UK’s top 50 construction firms “agree entirely” that offsite “has the potential to fundamentally transform the construction industry”, 71% reported investing just 0-5% of revenue in developing offsite technology in the last five years. And most, 62%, did not expect it to have an impact on their organisations’ productivity for another five to ten years. One of the main factors behind this is the lack of relevant knowledge in their companies.

Offsite Manufacturing in the Supply Chain

In the face of this slow progress, the value of offsite manufacturing is now being explored by sub-contractors and installers who are facing issues of skilled labour shortages and increasing pressure to meet tight deadlines with potentially stiff penalty clauses for any overruns.

It was this pent-up demand from Tier 1 and Tier 2 contractors and the opportunity to prove that cast iron is one of the most flexible drainage materials on the market, that led Saint-Gobain PAM to develop its preassembly service for above ground drainage projects. The new service is the result of a collaboration with Mechanical and Public Health contracting company Fitzpatrick Mechanical Services who enabled PAM to trial pre-assembly solutions on this major project in London, the Peninsula Hotel.

This new build is replacing offices dating from the 1950’s and 1960’s which have now been demolished. The new luxury hotel will overlook Buckingham Palace and will have 189 rooms, a ballroom, conference and meeting facilities, restaurants, bars, spa and

leisure facilities. The development will also include retail units and separate residential apartments, all to be completed by 2021.

The project demanded a high quality above ground drainage solution with excellent acoustics, all delivered to a tight schedule.

Cast Iron for Improved Performance

Fitzpatrick chose to use the Ensign cast iron above ground system not only because it offers superior acoustic performance compared to other materials and is also non-combustible with an A1 fire rating, but also because it is quicker to assemble than HDPE. Mechanical couplings such as the stainless steel rapid takes just seconds when compared to fusion welding, with a one bolt assembly for up to 200mm diameter and there is no specialist jointing equipment needed.

In addition, cast iron will not expand due to temperature differences and remain straight, whereas plastic systems such as HDPE can bow. It’s also a robust material and withstands handling on site, making it ideal for pre-assembled solutions.

Ensign is the market leading cast iron above and below ground drainage system kitemarked approved to BS EN 877. The above ground range used for soil, waste, vent and rainwater applications consists of red coated pipes, and epoxy coated fittings from 50mm to 600mm in diameter. Ensign offers a range of mechanical couplings in red epoxy coated ductile iron, or in stainless steel for pressure applications up to 5 bar (accidental static), and a range of stainless steel couplings for high pressure applications up to10bar.

Fitzpatrick having traditionally installed the Ensign system on many projects over recent years are fully aware of the value that cast iron

as a material can offer installers. The logical next step was to move into the area of preassembly and through the close collaboration throughout the early stages of the Hotel project, the new service is now proving its worth.

The pre-assembled soil stacks are supplied in various component arrangements depending on the waste connections needed, up to 1700mm long up to the access point. The stacks are then connected to the services on each floor before being linked to the main soil riser via a connecting pipe which is lowered from the floor above through the slab penetration. The connecting pipe is cut on site to accommodate any site variations that can happen from floor to floor, providing the installer with total flexibility and greatly reducing any wastage – an important point when comparing to fusion welded plastic assemblies, which are often scrapped rather than making costly changes.

The pre-assembly of the cast iron stacks at its Telford factory includes air testing as standard, to ensure quality of the joints and each stack labelled accordingly for location and floor level.

To simplify logistics, PAM then supply the preassembled stacks to site in purpose made stillages to ensure that they arrive securely and can then be easily moved around the site to floor locations for installation. The site also allows products to be moved via a hoist which is perfect for this solution.

Work at the Peninsula hotel is ongoing with several floors already completed with soil stacks. Compared to a conventional installation,

Fitzpatrick reports time savings from using the pre-assembled solutions of about 60%.

Having proved the concept by working closely with Fitzpatrick Mechanical Services on the luxury Peninsula Hotel, Saint-Gobain PAM has now launched its pre-assembly service to the wider market.

Hotel construction to defy Brexit gloom

INVESTMENT IS WAITING IN THE WINGS TO FUND A FRESH WAVE OF LONDON HOTEL CONSTRUCTION ACCORDING TO A NEW STUDY.

With the value of the pound expected to fall compared to other currencies after Brexit, investors are queuing up to invest in new hotels to cater for an expected influx of tourists from overseas.

New research by Boodle Hatfield, a legal company working in the private wealth sector, shows that investors are funding or planning 210 new hotels across the capital.

Boodle Hatfield partner Rajeev Joshi said: “Investor appetite in the London hotel market is holding up. But investors will want to know that this new supply of hotels can be soaked up by increasing demand. For tourism to continue to grow, the UK needs to ensure that post-Brexit, we do not start to be seen as a less convenient destination for tourists from the EU or from further afield.”

Increasingly, developments are looking to push the boundaries at specification stage to ensure the highest quality products are used. The onus is on hotel managers to ensure rooms are kept tranquil. David barker, head of category management at Marley Plumbing & Drainage explores why acoustic drainage should be an essential consideration within hotel design.

“Avoiding unnecessary disturbances is essential; in fact, 74 percent of travellers agree that a quiet room is the key to getting a good night’s sleep,” he said. “Similarly, noise is one of the most frequent complaints that hotels receive from guests, featuring commonly in online accommodation reviews.

“Efforts to eliminate unnecessary noise from rooms will benefit both the hotel and the traveller. However, when trying to eliminate noise, most hotel managers will first look to add acoustic protection to doors, windows and walls. This approach overlooks the considerable amount of unwanted noise that can come from bathrooms and drainage systems. Indeed, bathrooms can be noisy places, with gurgling pipes, the audible sounds of toilets flushing and the sounds of water passing through the building’s drainage system.

“Poor acoustic management of a drainage system can lead to more than just a loss of business and unhappy hotel guests. A number of studies have shown that poor acoustics can have a detrimental effect on a person’s health and well-being. In fact,

one study published in the Noise & Health Journal found that night-time noise exposure could be linked to cardiovascular disease, and that even low-level sounds can impact health. Poorly specified drainage systems that create excess levels of noise can be a real problem, particularly when they are used at all times of the day and night, such as those within hotels.

“There are two main types of noise that can be transmitted from a building’s drainage system: airborne sound and structureborne sound. Airborne sound refers to noise produced from vibrating air particles, such as the sound of wastewater flowing inside a pipe. Structure-borne sound occurs when an object impacts on another, such as a pipe or fitting vibrating against the building’s structure, resulting in the transmission of noise. Unlike with other acoustic problems, retroactive acoustic solutions aren’t as effective on drainage systems.

“To avoid the issue, it’s best for hotels to consider the acoustic performance of a drainage system at the original design and specification stage. Developers should instead look to install specially designed acoustic drainage systems, minimising both air-borne and structure-borne sound within the soil and waste pipes. At Marley Plumbing and Drainage, we would always recommend installing a layered plastic drainage pipe.

“Layered plastic drainage pipes absorb sound waves and reflect them inwards. Each of the pipe layers has an individual function: the inner skin is resistant to high temperatures, while the central layer provides structural strength and noise reduction capabilities. The outer layer then provides exceptional impact resistance and protection against severe weather conditions. Marley Plumbing & Drainage’s dBlue acoustic system consists of a triple-layered pipe that provides quick and hygienic removal of wastewater, while reducing structure borne noise to a level of 16dB at 4 l/s.

Kingspan’s Kooltherm and Therma products have been installed as part of the naturally weathered copper façade for the Windermere Jetty – Museum of Boats, Steam and Stories, named design of the year at the 2019 AJ Architecture Awards.

The major new attraction has been constructed by Thomas Armstrong and features a unique collection of steam launches, yachts and record-breaking speed boats along with exhibition spaces and live conservation workshops.

The architects were keen to do justice to the rich social history contained within the museum and its lakeside location with a sustainable design of architectural distinction. The buildings are carefully oriented to

improve the level of natural light inside, reed beds naturally treat water run-off and a lake source heat pump provides heat and hot water. The naturally ventilated museum is also designed to be highly energy efficient and, as part of this approach, Kingspan Kooltherm K15 Rainscreen Board was specified for the walls of the main museum building with Kingspan Thermapitch TP10 chosen for its pitched roof.

Following an extensive study of cladding materials and how they would respond to the challenging Lake District climate, they selected a corrugated oxidised copper cladding for the rainscreen façade and roof.

Kingspan Kooltherm K15 Rainscreen Board is the first insulation board for rainscreen cladding applications to achieve LABC Registered Detail status. With a thermal conductivity as low as 0.020 W/mK, the boards allowed the design team to achieve excellent fabric performance for the walls of the museum. Its lightweight design also streamlined the installation process in the challenging lakeside setting. The outer copper cladding will gently patina over time, adding green hues to the dark brown cladding.

The museum’s pitched roof has been created to echo the form of many of the local boat houses. Kingspan Thermapitch TP10 was a natural choice for this element. Its fibre-free insulation core has a thermal conductivity of 0.022 W/mK and can be used within a variety of pitched warm roof constructions.

In addition to their excellent thermal performance, Kingspan’s Insulation boards also contributed to the wider sustainability goals of the project. Both products have

been assigned the highest possible summary rating of A+ under the BRE Green Guide and the boards produced at Kingspan Insulation’s Pembridge site are certified ‘Excellent’ under the demanding BES 6001 responsible sourcing standard.

Research has shown that hotel rooms looking out onto a green roof can be charged more than other rooms.

However, site access has often proved an issue, both in delivering product to site (especially in city centre locations) and moving product to the roof. This was exactly the case for a prestigious hotel in Mayfair, London, which had a luxury suite overlooking a 13m2 unsightly bitumen flat roof.

Wallbarn, the UK’s market-leader in modular green roof systems, had previously worked on another property in the same hotel group and was asked about the feasibility of installing its M-Trays, a modular green roof system of individual 500mm x 500mm x 100mm deep cassettes pre-planted with hardy sedum plants in extra deep, scientifically developed substrate.

The scheme went ahead and the cassettes were transported through the hotel on luggage trolleys and passed through the hotel suite window to installers working on the isolated flat roof. The project took half a day and caused minimal disruption to hotel operations.

M-Trays can be installed onto most roofing finishes/membranes, with the cassettes simply clipping together to form an instant established and sustainable green roof. Importantly the system design allows cassettes to be easily removed for access to the roof deck if required. Maintenance is minimal, with the cassettes designed to capture rainwater and release it gradually to the sedum plants.

uests have a diverse range of needs and expectations. Providing an environment which won’t exclude clientele is a challenge for everyone across the hotel and leisure market.

Legislation is already in place to ensure the needs of these visitors are catered for. The Equality Act 2010 requires all operators to make “reasonable adjustments” to meet the needs of their guests. Alongside that, ‘Part M’ of the Building Regulations states that 1 in 20 rooms in a new hotel should be wheelchair accessible. Assuming this standard continues to be adhered to, then London’s hotel sector will offer 7,100 accessible hotel rooms by the year 2041 and 7,700 by 2050.

Providing more inclusive environments is in everyone’s best interests. Alienating potential customers is indefensible from both a moral and business perspective. According to VisitEngland, £12bn is spent each year on

trips where a member of the party has an impairment. The so-called purple pound is holding sway across the hospitality sector. It accounts for 15% of domestic overnight trips and 18% of day visits. On average, these visitors stay longer and spend more per trip.

How do operators in the hotel and leisure sector adapt their offer to be more inclusive? One obvious place to start is in the bathroom. A conventional bathroom is filled with barriers and hazards for people with limited mobility and that demands a radical rethink around design.

Help is at hand thanks to the evolution of wet room design. These open fully waterproof spaces allow for showers to be at the same level as the rest of the floor. They have a number of benefits including improving access, durability and flexibility of layout and design.

Modern wet rooms are becoming particularly popular. These ready-made tranquil environments can be designed into any new build or refurbishment and are accessible to all. They are much quicker to install than those constructed on site and are forming an integral part of construction projects across the hotel and leisure sectors.

A welcoming entrance to new wildlife centre

Creating a warm welcome to all visitors to the Staffordshire Wildlife Trusts’ new Wolseley Centre, two TORMAX automatic single sliding doors work in tandem to create a spacious lobby area that helps ensure a clear through-flow of pedestrians whilst also reducing heat-loss from the building. Enhancing the internal ambience, natural light floods through the glass doors whilst an attractive frosted wildlife manifestation to the external door complements the aesthetics of the façade.

Taking recycling to the next level

Integral blinds manufacturer Morley Glass & Glazing is working in partnership with SaintGobain Glass to take recycling to the next level.

The two companies are joining forces to recycle and re-use post-consumer glass; that is glass that has been taken out of old windows that have reached the end of their life.

Saint-Gobain Glass already operates the UK’s largest cullet or waste glass return scheme and, since the introduction of using cullet in the manufacture of float glass, the company has been able to increase the amount of recycled material utilised to 35% rising to 41% in some cases. However, the majority of the 56,000 tonnes of waste glass returned every year comes from the manufacturing process (preconsumed glass) rather than glass that has been utilised in end products.

Morley Glass & Glazing has now stepped in and offered its 50,000 sq ft manufacturing space in Leeds, West Yorkshire to serve as a collection

centre for post-consumer glass and has installed a glass crushing machine and employed one new member of staff to manage the scheme.

Retractable Kalwall allows open air swimming

Kalwall translucent cladding, exclusively available in the UK and Ireland from Structura UK Ltd, has been used for a clever retractable roof system at Club One in Maryland, USA.

Kalwall and its subsidiary, Structures Unlimited, worked with SEI Architects to

engineer at 40 x 25 metre enclosure for Club One’s aquatic centre comprising six-lane swimming pool, warm water leisure/therapy pool and a kid’s pool with slide and beach entry.

The pre-engineered aluminium frame pool enclosure system features a Kalwall translucent panel roof system with two unique openable roof systems. Kalwall’s insulation properties mean ‘U’ Values of up to 0.28 W/m2K can be achieved. This is as energy efficient as a normal cavity wall and four times better than insulated glass units.

The strong and lightweight panels feature a colour stable, UV resistant and self-cleaning surface, meaning the additional cost of ongoing maintenance is kept to a minimum.

Kalwall is a popular choice for swimming pools and leisure installations and offers many advantages over traditional glazing. Glare on a swimming pool surface is a common concern with dazzling rippled sunlight bouncing off the surface which can cause discomfort to swimmers.

Safesite scores with Wolves

Safesite, a supplier of fall protection solutions, has provided a safety solution for Wolverhampton Wanderers FC’s (also known as Wolves) training grounds. Using KeeGuard, Kee Walk Step-over and a Bespoke Access Platform, Safesite offered security for the team to be able to film the club’s training sessions from the building’s rooftops. A Kee Walk Step-over was put in place from the office balcony and led onto a Kee Walk walkway which provides a safe, demarcated route to the flat roof area. This proved to be the perfect solution as it is anti-slip and suitable to walk on in various weather conditions.

Aimed at specifiers, contractors and end clients, the literature outlines the many benefits of marrying the two solutions, from energy efficiency to time savings and increased build quality to improved on-site health and safety.

“EWIs and off-site construction are perfect partners when system selection, design and testing are key considerations,” said BBA Test Services product manager George Bailey, who co-authored the document with David Tyndall, STO Director - Off-Site Construction Solutions (Western Europe).

“EWIs can be applied to a wide range of off-site modular and panellised structures including timber, SIPS, reinforced concrete and various steel-based options that are proving increasingly popular for large multistorey buildings.

“Durability, thermal performance and longterm aesthetics rely on the performance of the system as a whole…performance is achieved through multiple components working together,” added Mr Bailey.

“Therefore when considering design changes or multiple external finishes, careful attention must be paid to the implications these alternations may have on performance.”

The literature also discusses technical elements to take into account, for example the spacing of structural elements within each modular unit to accommodate mechanical fixings and planning the EWI early in order to determine the entire system’s performance through structural and environmental testing.

Manufacturers offer numerous types of EWI, including EPS, XPS, mineral wool, PIR, PUR and phenolic foam. This variety of material

type and usage means there is no standard method of testing and assessing systems; careful consideration is therefore required to select from test requirements including fire and thermal performance, watertightness, resistance to wind loading and structural testing.

“EWI products should be supported by robust testing carried out buy a UKASaccredited testing facility such as the BBA,” said Mr Bailey.

“The work of the BBA in establishing certification and testing parameters for EWIs has led to European-wide regulation with EOTA and provided guidance to the UK government.”

KIWA provides expert guide to External Wall Insulation

EWI IS USED TO AUGMENT THE THERMAL INSULATION PERFORMANCE OF EXISTING EXTERNAL WALLS BY IMPROVING THEIR THERMAL RESISTANCE VALUE.

EWI is the preferred method of insulating a solid wall property, refurbishing non-traditional housing or that which requires external repair work, or to improve a building that has severe heating problems. It should only be applied to walls that do not suffer from pre-existing rising damp.

An EWI ‘system’ comprises an insulation layer fixed to the outside of the wall and covered with a protective and decorative render, brick effect or cladding finish.

“The insulation layer can be expanded polystyrene (EPS), phenolic foam or polyurethane foam boards; or mineral wool (MW) batts,” explained Simon Lloyd, Technical Project Manager working for Kiwa Building Products on construction Product and Systems for 3rd party certification with regard to fitness for purpose.

“A render finish is a cement based, mineral or synthetic base coat reinforced with mesh; and over-coated with a primer. A top coat render is then applied and finished to a smooth, textured, painted or pebbledashed finish. Dry cladding includes timber boards and aluminium panels; whereas brick effect finishes can be stone or clay tiles or brick slips.

“Benefits of EWI include improved protection of external walls against rain penetration to the inside, reduced heat loss, reduced CO2 emissions and lower heating/energy bills, reduced draughts through walls and around window frames, improved sound resistance and an enhanced appearance (i.e greater ‘kerb appeal’).

“Warmer walls reduce the risk of condensation on internal wall surfaces and

help with damp problems; and increase a property’s energy efficiency (EPC) rating.”

The project specific choice of EWI is determined by the existing wall type.

Forterra appoints technical sales and business development manager

Forterra has appointed a technical sales expert to oversee the development of its cuttingedge façade and innovation product range, as the company’s newly-developed SureBrick system comes onto the market. Mark Brooker, 56, from Sherborne in Dorset, joins Forterra’s Technical Services Team from a background in sales, bringing with him a wealth of experience in cladding and insulation systems. In his new capacity as Technical Sales and Business Development Manager, Mark will be involved with promoting products including Wonderwall, Prefabricated Masonry and SureBrick, via the generation of new sales leads and opportunities through façade contractors, installers and architects.

Merrion House has a face lift with WICONA’S WICTEC

WICONA’s WICTEC curtain walling has been used to create a bespoke façade for the refurbished Merrion House, Leeds City Council’s offices.

Fabricated by Façade & Glazing Solutions (FGS), WICTEC was specified for its slim face width and strength to carry brick slip feature beams with steel frame reinforcements.

FGS proposed the use of WICTEC curtain walling for the project, selecting WICONA’s WICTEC 50 and WICTEC 60 stick system curtain walling. The adaptable WICTEC systems can support a glass load of up to 5.6 kN as standard. To satisfy other structural requirements WICONA can develop bespoke design solutions.

Simon Sutcliffe, Construction Manager North East at BAM Construction commented: ‘Thinking back to how the building looked when we first started, and comparing it to how it looks today, the transformation has been amazing. Mapei completes FRP structural strengthening at London office space

MAPEI PRODUCTS HAVE BEEN USED AS PART OF INTERNAL RENOVATION WORKS AT THE LOCAL GOVERNMENT ASSOCIATION’S LAYDEN HOUSE OFFICE SITUATED IN FARRINGDON, LONDON. THE 1970’S BUILDING UNDERWENT SIGNIFICANT WORK, WHEREBY SPECIALIST CONTRACTOR GUNITE (EASTERN) LTD REQUESTED A FEASIBLE SOLUTION USING MAPEI’S COMPOSITE MATERIALS FOR STRUCTURAL STRENGTHENING WORK.

The project required new openings to be created through the reinforced concrete slab to provide space for services and a new lift. Before cutting the openings, the slabs needed to be strengthened to redistribute the loads around the hole which meant designing for increased flexural loads and, where the holes were close to columns, also designing for punching shear. A feasible solution was proposed by Mapei, which included the use of Mapewrap C Fiocco carbon fibre cord and Carboplate, a pultruded carbon fibre plate preimpregnated with epoxy-based resin.

The proposed design was accepted by the client as a cost-effective solution. The solution was approved and adopted by the engineers, and it was implemented by Gunite (Eastern) Ltd after they were instructed to

undertake the work by the Main Contractor Gilbert-Ash.

The design, where the service holes were cut near to columns, involved bonding Mapei Carboplate E170 plates to the top of the slab, with the plates on top of the slab connected into the column with the Mapewrap C Fiocco. This increased the ultimate slab deflection and improved the punching shear capacity of the slab.

Where the new lift was to be later installed, the design required a larger section of the slab to be cut out, which involved bonding Carboplate E170 plates around the location of the new lift and would therefore control the distribution of bending moments around the hole.

After the surface preparation of all the areas to receive Mapei Carboplate, holes were

drilled into the junction of the column and the slab for the application of Mapewrap C Fiocco. Once the holes were drilled, Mapewrap C Fiocco carbon fibre connectors – previously prepared by cutting the cord to the designed length and impregnating half the cut length in Mapewrap 31 adhesive and allowing them to dry – were inserted into the holes leaving half the cut length protruding from the hole.

Carboplate E170 was then applied to the prepared concrete slab using Mapewrap Primer 1 and Adesilex PG1 adhesive, as per the design. First, the surface was primed with Mapewrap Primer 1 to ensure a good adhesion to the structural concrete. With the primer still tacky, Adesilex PG1 was applied to the primed substrate, and the cut length of Carboplate E170 was then offered up to the adhesive on the slab and pushed together. A hard rubber roller was then used to apply pressure ensuring that a full bond was achieved between the concrete substrate and the plate, and ensuring that any excess adhesive was removed.

The Mapewrap C Fiocco that was previously left protruding from the hole had the protective sheath removed, and was then bonded onto the Carboplate E170 using Mapewrap 31 adhesive.

Having recently become members of The Tile Association, a large independent trade association representing the UK tiling industry in all aspects of wall and floor tiling, Wunda Group is helping tradesmen and consumers to know how each floor finish works with underfloor heating.

Wundatherm underfloor heating can be used with most types of carpet as long as the carpet and underlay combined doesn’t exceed two togs. Felt and polyurethane underlays should be avoided as they affect heat transfer and work as an insulator and blocking the heat, preventing the system from providing sufficient heat output.

Meanwhile homes built since the 1920s are likely to have an open cavity, with air acting as a barrier between the layers of brick, which is much less effective.

“While cavity walls can be filled with foam board insulation, even the oldest walls can be better insulated to keep the heat in. It’s worth the investment- installing solid wall insulation can shave around £245 per year off energy bills of a typical gas-fuelled semidetached home.

“As a result of new legislation on energy efficiency, multi foil has become very popular in both new builds and renovations. It may be new but it’s become a trusted alternative to traditional insulation. So, whether you’re carrying out renovations on your home to make it more energy efficient, or just want to cut down on your energy bills, it’s the ideal solution.”

Sounding Out 1950’s design

An intriguing new Milan styled Italian café has opened on Essex Road, Islington designed by well-known Italian studio Vudafieri-Saverino Partners.

The 240 sqm ‘Latteria’ is inspired by Milanese culture and style with a warm and informal atmosphere in white and red. This is complemented by Troldtekt wood wool panels on the ceiling painted white to blend in and used to soften the acoustics and reduce background noise. Troldtekt panels are frequently used in this kind of open plan environment to combat noise generated by the kitchen machinery, staff and customers which is exacerbated by bouncing off the hard surfaces. This is particularly true in this project where the design harks back to the 1950’s and features an open-plan kitchen coupled with hard surface lacquers and laminates, polished and satin-finished steel, tiled walls and marble floors.

The new Welcome Building facility at the Royal Horticultural Society gardens, Wisley, Surrey has transformed the experience for visitors, including Blue Badge scheme easy access bays for visitors in park two. Square downpipes were chosen to fit in with the angled aesthetic of the façade and concealed pipe fixings, one in the soffit void by means of a spigot and the other under the balcony decking, were used as an alternative to securing the downpipes to the façade itself.

Resiblock provide Retail Therapy at Knocknacarra

Resiblock have teamed with JSA Architects in the specification of Resiblock Resiecco at Gateway Retail Centre, Galway for Knocknacarra Phase 2. Resiblock have initially provided sealing solutions for an area of around 1500m² for the retail centre car park and footways, which makes up around 50% of total area to be sealed. With the sealer installed, Resiblock Resiecco will provide sand stabilisation which will prevent the failure of the concrete block paving under the weight of both vehicular and pedestrianised traffic.

As the government announces the introduction of a new building safety regulator, Bureau Veritas has welcomed the move for giving confidence to residents of high-rise buildings, while stating it further deepens the ‘biggest period of change’ facing the construction industry. Earlier this week, the government set out plans to establish a new building safety regulator within the Health & Safety Executive, until legislation giving it statutory powers is passed, after which the body will act independently.

Gilberts rise to smoke evacuation challenges

The “best yet” is how Gilberts Blackpool is describing its latest range of smoke evacuation dampers for multi-storey buildings.

The UK’s market leader in the sector, Gilberts is taking its reputation to new heights with its new Series 60 smoke evacuation damper range.

Believed to be the only vent of its kind designed and manufactured in the UK, Series 60 offers what Gilberts claims will the biggest standard range of EN13501-3 compliant firetested dampers. The initial launch provides seven sizes, from 440mm x 440mm up to 1000mm x 1125mm, and all CE marked to EN12101-8; further sizes in just 1mm increments will follow.

Series 60 combines a low leakage rate and high free area when open to deliver high smoke evacuation rates. Activation (by powered motor) is triggered to open the damper on the fire floor for smoke evacuation, whilst all other dampers failsafe close to protect the rest of the building. The damper will give 120 minutes’ fire integrity.

Series 60 has passed all relevant smoke and fire tests (EN1263-1, EN1363-2), retaining its integrity and performance when incorporated into evacuation shafts and risers.

Vortice has launched a version of its popular Vort Avel heat recovery unit which is thermal efficient and accredited under the German Passivhaus standard, the Vort Avel 450 D. Suitable for vertical wall installation, it has a high efficiency counter cross flow heat exchanger and automatically activated antifreeze protection. The front panel gives direct access to the main internal components and allows for easy change of filters. The Vort Avel 450 D has four operational speeds and a 100% mechanical by-pass and its design allows for virtually maintenance free operation.

Hot water and heating specialist Adveco, adds 10 new high-efficiency wall-mounted models to its popular MD condensing gas boiler range for light commercial applications.

The MD wall-mounted boilers offer the same high-quality patented heat exchanger construction, with continuous non-welded run of titanium stabilised stainless steel, providing exceptional construction strength and corrosion resistance. The wall-mounted variants of the MD also incorporate the brand-exclusive three-pass design, featuring large bore, circular tube crosssections that reduce the collection of debris to ensure greater longevity.

All the MD boilers feature efficient pre-mix burner technology to help control operational costs and significantly reduce NOₓ and CO emissions.

Unlike many wall-mounted boilers, the compact MD offers integrated run/fault signal for connection to a BMS system. With 0-10 V input

on the MD, a BMS system incorporating interior/ exterior sensors can deliver automated heating control with these boilers.

British engineering helps deliver European healthcare first

The award-winning( Royal College of Surgeons in Ireland (RCSI) has opened the new centre in the heart of Dublin, all of which is ventilated by grilles and diffusers from UKbased Gilberts Blackpool.

In total, some 500 of Gilberts’ ventilators have been installed, via Keane Environmental, throughout the 10,000m 2 building.

Gilberts’ GSL slot, GSF perforated plate swirl, MBD multi linear blade, GZL zip and DGA four-way diffusers plus LGN slimline linear bar grilles have been utilised to air the space. They have been incorporated into the multiple learning, study and recreational environments throughout the ten floors, including the 1200m 2 National Surgical & Clinical Skills Centre- the first of its kind outside of the USA.

Explained Keane Environmental’s Ryan Caldwell. “The site is compact, and in the heart of Dublin’s historic centre, which posed build height restrictions. We also had to balance the architectural aesthetics, and appropriate air changes across a range of internal environments, which had varying degrees of requirements in terms of air quality.

“By using Gilberts grilles we were able to provide all the technical expertise, product quality and diversity to meet all of the project complexities.”
