Welcome Government continues to struggle to make the sustainability equation add up
T
he Government’s Green Homes Grant Voucher Scheme, launched last year in a fanfare with claims it would spearhead a new era of sustainability in the housing industry, has been abandoned already. The decision has been made despite the fact that the scheme was regarded as one of the cornerstones of the Prime Minister so-called Green Industrial Revolution. Only a small percentage of the original funding has been allocated and the number of successful applications is significantly below the promised levels. But the move has been met with widespread dismay, while critics argue the scheme was mismanaged from the outset. Brian Berry, Chief Executive of the FMB, said: “The misguided scrapping of the Green Homes Grant scheme sends entirely the wrong message to consumers and builders, and will harm the UK’s desire to be seen as a global leader in tackling climate change. “Flaws with the scheme should have been addressed, in consultation with industry, with a commitment to training. Instead we have another example of a stop-go green initiative that undermines, rather than creates, certainly for both the public and installers.” The original £500 million Green Homes Grant Local Authority Delivery Scheme is only helping around 50,000 households in England. “The Government needs to be more ambitious in its thinking and set out a long-term plan to upgrade our existing homes to make them greener and more energy efficient,” continued Brian Berry, of the FMB. “A national retrofit strategy would address this need and allow the Government to be taken seriously as well as regain the trust of industry. “Small, local builders who have spent thousands of pounds becoming eligible for work under the scheme rightly feel let down and angry. Without these workers on the Government’s side, we will fail to retrofit our 28 million existing homes, missing the opportunities for green growth, new jobs, and to level up.”

MPs criticise Government over lack of clear net zero action plan The Government is failing to grasp the enormous challenge of decarbonising the UK’s housing stock, which accounts for 20% of our greenhouse gas emissions, the Environmental Audit Committee (EAC) has warned. In its latest report, Energy Efficiency of Existing Homes, the Environmental Audit Committee states that the Government’s legally enshrined target to be net zero carbon by 2050 will hit a roadblock unless urgent action is taken to improve energy efficiency of homes this decade. The Government appears to have underestimated the costs to decarbonise UK homes by 2050, at between £35 billion and £65 billion. However, this does not include properties such as those with solid walls, or those in conservation areas which could make energy efficiency installations more challenging. 19 million UK properties need energy efficiency upgrades to meet EPC band C, and the EAC heard in evidence that it can cost on average £18,000 (before a heat pump installation). Therefore, the cost is likely to be far greater than the Government’s estimate. The EAC is concerned that the Government has announced just over £4 billion of the £9.2 billion committed to in the 2019 manifesto for energy efficiency measures. To stimulate activity, schemes such as the Home Upgrade Grants, Social Housing Decarbonisation Fund and phase two of the Green Homes Grant Local Authority Delivery
Scheme should be front-loaded and rolled out without delay. The lack of Government investment and signals to the energy efficiency sector is doing little to incentivise businesses to upskill engineers and installers. Poorly designed schemes which have been rolledout are failing to make a big impact. The Green Homes Grant, although a welcome initiative, has been laden with lengthy bureaucracy, which bizarrely has led to reports of businesses laying off staff to cover loss of income rather than creating green jobs as heralded. Environmental Audit Committee Chairman, Rt Hon Philip Dunne MP, said: “Government investment to improve energy efficiency has been woefully inadequate. The £9 billion that the Government pledged at the election was welcome, but 16 months on, there appears to be no plan nor meaningful delivery. Funding allocated for the Green Homes Grant has not been spent, with only £125 million worth of vouchers – of the £1.5 billion budget – issued. “Further schemes that endure must be rolled out, boosting the Government’s credibility with householders and their contractors that it is determined to decarbonise the nation’s homes. Realism needs to be injected into the Government. A much better understanding of cost, pace, scale and feasibility of skills development is desperately needed for net zero Britain.”

The Entopia Building, a retrofitted 1930s Telephone Exchange at 1 Regent Street, Cambridge, will be transformed over the next 10 months into an ultra-low carbon sustainability hub, and new home for CISL as it scales up business, government and academic leadership, collaboration and innovation to accelerate the inclusive global transition.
Triton to restore iconic picture house Triton Construction has been appointed as main contractor to preserve and redevelop the historic, Grade 2 listed Hyde Park Picture House in Leeds. The £2.8 million contract follows news that the treasured venue has secured a National Lottery Heritage Fund grant with match funding from Leeds City Council to secure its future. Renowned for its history and architectural prominence, Hyde Park Picture house opened at the beginning of World War One in November 1914. It was popular for screening patriotic dramas and newsreels to boost morale during the War. The Picture House survived the advent of sound in the movies and remains an iconic independent cinema, screening the best films from around the world.

Bright future for construction as planning approvals continue to climb The prospects for construction continue to brighten as planning approvals rise dramatically from December 2020 to February 2021, reports Glenigan. With approvals rising 24% over a strongperformance a year ago, this is very welcome news for the industry’s future pipeline and will provide much needed light at the end of the dark tunnel that was 2020. Major projects were largely responsible for the rise, with projects over £100 million climbing 41% against the same period a year ago. Two major projects contributed significantly; the first being the £3.5 billion Hornsea Project Three wind farm off the Yorkshire coast (Project ID: 16095470). This Nationally Significant Infrastructure Project
will comprise up to 300 turbines and has the potential to power the average daily needs of over 2 million UK homes. The project is due to start in March next year and is expected to take 36 months to complete. The second major project to gain approval was the £1 billion Phase 2 of Elephant & Castle Town Centre development (Project ID: 13394989) which comprises mixed-use redevelopment of the Elephant and Castle Shopping Centre and London College of communication sites. The redevelopment will include buildings ranging in height from single storey to 34 storeys to provide a range of uses including 979 flats, retail, office, education and leisure spaces. Underlying project-approvals also performed very strongly, with projects under £100 million climbing 14% against the same
period a year ago, and 26% on the preceding three months on a seasonally adjusted basis. Leading the charge in sector approvals was the civil engineering sector which achieved the greatest growth for approvals, rising 122% against a year ago, despite underlying-approvals falling 9%. The industrial sector continued to perform very strongly too with approvals rising 55% against the previous year. Underlying approvals climbed 57% compared to the previous year and 60% against the preceding three months. Underlying approvals led the way for the residential sector, climbing 26% against the previous year - the strongest performance we’ve seen in 24 months.
ADSA Launches Landmark apprenticeship A landmark apprenticeship scheme to bridge a skills gap and ensure quality standards within the automatic door industry has been launched by the Automatic Door Suppliers Association (ADSA). The Powered Pedestrian Door Technician Apprenticeship realises more than five years hard work – from initial idea, active partnership working and Government green light, to devising structure and content and commissioning a suitable training provider. ADSA Managing Director Ken Price said that this was “a landmark moment” for the industry which will serve it for years to come – delivering professional entry level training and qualification, underpinned a consistent approach to safety and standards.
Legal & General secures pipeline of 5,500 new affordable homes Legal & General Affordable Homes announces that it has increased its development pipeline to 5,500 homes across the UK, with a Gross Asset Value of nearly £1bn. As it looks to tackle the major health and wellbeing implications of poor housing, highlighted by the pandemic, Legal & General Affordable Homes has also increased its team from 5 to 75 employees, with a plan to hire another 20 by the end of the year.

According to research, 7.6 million people in England had at least one major housing problem relating to overcrowding, affordability or poor quality housing going into COVID-19. Compounded by the pandemic, one in three low-income earners have had to borrow money to pay their rent and the steep decline in social housing has led to huge increases in government welfare costs, as well as rising homelessness. 1.4 million households remain on the waiting list for affordable homes in the UK.

The two-year level two apprenticeship comprises of 23 modules: six electrical and mechanical engineering, the remainder industry specific. Each module has been selected to ensure that all apprentices attain essential core skills. Greening historic homes could save up to 84% in carbon emissions Carefully retrofitting our historic homes could save up to 84% in carbon emissions, according to this year’s Heritage Counts report, published by Historic England on behalf of England’s leading heritage organisations which make up the Historic Environment Forum. Buildings, including homes, are the third largest producers of carbon emissions in the UK today and homes alone account for 13% of all the UK’s carbon emissions. As England has one of the oldest building stocks in Europe, with a fifth of all homes being over a century old, we need to reduce the carbon emissions from our historic homes. But this is a complex process as every building is different and how they function is affected by a range of elements, from size and number of occupants, to the impact of regional weather patterns. New research in this year’s report shows that when comparing a traditional terraced home in North West England with an identical property in the South East, there is a 17.6% increase in heating needs for the North West home, which results in a 13.8% increase in total CO2 emissions. look after our historic buildings. It shows the value of good custodianship, the power of small behaviour changes and the need to recycle and reuse our buildings first to reduce carbon emissions. Duncan Wilson, Chief Executive of Historic England said: “The scale and urgency of climate change requires people to take action now to reduce carbon emissions. “Our buildings are important sources of embodied carbon, so we know we must reuse them, rather than demolish and rebuild, but as buildings are the third largest carbon emission producers in the UK after transport and industry we must also address their daily emissions. “From small behavioural changes to larger energy efficiency improvements this new research demonstrates that we can greatly reduce the carbon footprint of our precious historic homes, whilst maintaining what makes them special.” Historic buildings were built to last across generations. To meet the government’s target of being carbon neutral by 2050, we know we must recycle and reuse our existing historic buildings, rather than demolishing and building new, so the CO2 emissions already embodied within existing buildings are not lost through demolition.
Hammersmith Bridge could re-open to pedestrians next summer Hammersmith Bridge could potentially reopen for pedestrians and cyclists next summer, and motor vehicles two months later, under radical plans presented to Hammersmith and Fulham Council. A six-week long technical study conducted jointly by the integrated team of architects and engineers at Foster + Partners, and bridge engineers COWI, has concluded that a temporary double-decker crossing is feasible using the existing bridge foundations. Roger Ridsdill Smith, Head of Structural Engineering, Foster + Partners: “The feasibility study supports the technical viability of the proposed temporary crossing, showing it that it has the potential to be significantly cheaper than a scheme that repairs the bridge in situ. It also offers the possibility of the bridge reopening earlier than previously envisaged. The feasibility study was expedited by the extensive investigations and analysis already carried out on the existing structure and we are grateful for the cooperation of all of the parties involved.”
Innovative Carbon Calculator software launched Balfour Beatty, in collaboration with Innovate UK, Leeds Beckett University, Hertfordshire University and White Frog Publishing, has created a carbon calculation tool for the construction and infrastructure industry offering a consistent, practical solution for the measurement of embodied carbon. Currently in its beta testing phase, the AutoBIM Carbon Calculator automatically links BIM data to embodied carbon data from the Inventory of Carbon and Energy (ICE) database, an online source which provides energy and embodied carbon information for construction materials. In addition, the platform also allows users to input information from environmental product declarations sheets; verified and registered documents that provide transparent and comparable data about the environmental impact throughout the lifecycle of a product or material. The innovative platform will support teams during the design phase of a project to compare products and materials, provide alternative solutions and ultimately help those involved make informed, low carbon decisions.

Second phase development offers a first class new building 100 Embankment is the second building of a two-phased development on this vibrant site, situated at the historic centre of Salford and overlooking Manchester Cathedral and Deansgate. It completes Flanagan Lawrence’s work on the regeneration of the greengate area, linking Manchester and Salford across the River Irwell with the redevelopment of the viaduct.

he scheme is arranged on a series of levels, with a Grade II Listed sandstone viaduct forming a grand base for two office buildings which will sit at plinth level, nine metres above. The modern steel and glass office buildings appear as lightweight highly polished jewels, sat above the robust historic façade of the railway embankment. The existing and newly created perimeter arches are retail units, intended to revitalise the public realm, while the interior of the podium contains a state-of-the- art multidecked car park. “The nine and ten storey office buildings above form an important gateway to a major new square beyond the railway,” explains a spokesperson for Flanagan Lawrence. “Accessed via a processional route up Cathedral Approach, the buildings are located within a dynamic urban context which optimises its southerly aspect, inviting office workers to enjoy a calm, green environment.
“A commitment to sustainability by the client requires the buildings to achieve a BREEAM ‘Excellent’ rating, as well as achieving an efficient thermal performance which improves on current Part L requirements.” The 11-storey, steel-framed project is led by BAM Construction and specialist building envelope contractor Prater; the latter renewing its partnership with unitised curtain wall specialist, AEL. 100 Greengate is a development by the joint venture partners Ask Real Estate and the Richardson family. Located on the site of Manchester’s historic Exchange Station, and overlooking the city’s Cathedral, the development sits at the heart of the joint city centres. The location offers a wide variety of retail, cultural and leisure opportunities and is well served by a range of public transport options, with Victoria Station and Metrolink in close proximity. >>

After the successful delivery of the 101 Embankment office building in Manchester in 2016, Prater was appointed by BAM to provide an external package for the neighbouring 100 Embankment. Prater delivered unitised curtain walling, rainscreen cladding and Glass Reinforced Concrete (GRC) feature panels. It was working with key members of its supply chain including Kawneer, Interpane and Schuco and all were involved from an early stage to ensure successful collaboration. “We are incredibly pleased to be working on the historic Greengate redevelopment once more,” commented Miguel Santos, PreContracts Manager at Prater, “We are looking forward to collaborating with both BAM and our key supply chain partners on this project to deliver the same high standard as 101 Embankment – its sister building.”

News >> Dowsil sealants have been supplied by the Sherwin Williams Company to one of Dow’s leading Quality Bond customers, Architectural Engineering Ltd (AEL). While the structure of the podium skyscraper shows elements of rainscreen cladding and glass reinforced concrete, AEL’s high performance curtain wall package encloses the four main elevations. A total of 1,164 panels – featuring a 350mm deep aluminium channel covering the floor zones – were installed, making a total area of 7,000m2. The façade’s assembly and installation included the use of Dowsil 993 Structural Glazing Sealant to bond the glazing elements, as well as Dowsil 791 Weatherproofing Sealant for all of the weather-sealing applications. Additionally, all of the insulating glass units (IGUs) were assembled by sub-contractor, Interpane, using Dowsil 3363 Insulating Glass Sealant - specifically formulated in response to modern architectural designs featuring larger glass areas. This product is ideal on tall buildings where wind and other loads are generally higher.
PSP Architectural manufactured 192 panels for this project and the majority were produced on a flatbed CNC machine which offers high tolerances and very sharp folds, whilst the curved elements were bespoke fabrications. These A2 fire rated ACM feature channel panels included a backing support grid which was specified to ensure it allowed for thermal and floor movement but also for ease of installation onsite. “PSP were extremely approachable and helpful in finding solutions to overcome technical glitches,” said William Morrison, of
Prater. “Although being competitive is very important, perhaps more so was achieving the brief on this project. “The architect’s intent asked for panels up to 6m long which would achieve a flatness that would avoid the appearance of ‘oilcanning’. In addition, the panels had to be sufficiently robust so as not to distort when being manhandled into position. “PSP achieved all of this while remaining competitive and meeting the tight timescales. After this experience we are confident that our relationship will last for a very long time.”
The two-part neutral curing, high modulus silicone sealant is twice as strong as conventional products while also facilitating faster unit assembly and greater durability. As part of the Quality Bond procedures, both AEL and Sherwin Williams conducted tests, before and during the contract period, including assessment of a trial rig comprising the structural glazed units and the aluminium feature panels. The largest glass panels used measured 1,646 by 3,296 mm while the ‘bite size’ for the structural glazing was 12 by 6 mm, with individual units weighing up to 300 kg. There was also the additional challenge of manufacturing and installing a variety of curved panels designed to different radii. Dowsil 791 is a specially developed weather-proofing low-modulus silicone sealant: available in clear as well a white, grey, black brown, bronze, stone, buff limestone and anthracite. It is suitable for un-primed application to glass, metal, masonry and other porous or non-porous substrates, which offers +/- 50% movement of the original joint width, making it ideal for expansion, perimeter and other joints.

CLT (Cross laminated timber) is growing in popularity and can offer many advantages, as a sustainable energy efficient building method. It has been used in many construction projects, predominantly within the commercial sector such as schools and hospitals. CLT, is an engineered timber product, produced in a controlled factory environment from sustainably sourced timber. It is formed of kiln-dried spruce or pine boards which are laid on top of each other at 90° (three, five, seven or nine layers depending on structural requirements), and then coated with a layer of adhesive and subjected to immense hydraulic pressure to create large, stiff, dimensionally stable panels. Often referred to as ‘Super Plywood’, CLT offers high strength and the structural simplicity needed for cost-effective buildings, as well as a lighter environmental footprint than concrete or steel. It also provides numerous other benefits, including quicker installation, reduced waste, improved thermal performance and design versatility. The STA have recognised this and produced a comprehensive document in March 2017 - The STA Advice Note 14, Robustness of CLT structures. This document provides good practice guidance for the design, detailing and installation of CLT building structures. A critical element to their successful use is to ensure good moisture management, as whilst the system is robust, poor installation can let the design down. Fig 1 (produced by STA) shows how a CLT structure is built up with the correct installation of insulation, on the outside of the frame. The CLT should always be on the warm side of the insulation to avoid unnecessary moisture fluctuations, which also brings the added benefit of mitigating any potential cold bridging issues, as they are adequately catered for with the external envelope of continuous insulation. It is preferable for this insulation to be moisture open to allow the wall to breathe and
reduce the risk of built-up moisture within the envelope. The cavity provides extra protection throughout the life of the building. The STA have produced further guidance in January this year (Laminate/Mass timber structuresDurability by Design Technical Note 23). This note concludes with some best practice advice which includes the following•
• •
Ensure the external wall make up allows for vapour diffusion from the interior to exterior vented spaces (BS5250 standard to be referenced and followed in a design) Air leakage control membranes and sealants checked to avoid moisture vapour traps Thermal Insulation should be placed on the exterior side of the laminated mass timber panels.
BS 5250 gives good guidance in the moisture management of CLT structures. This advice incorporates many of the above principles and the placement of membranes to reduce the risk of damaging moisture issues. The A. Proctor Group provide a self-adhered, vapour permeable, air tight “breather membrane” that can be installed either behind or in front of the insulation. This decision can be made dependent upon the project location, and works programme for follow on trades. In some circumstances it may be appropriate to utilise the membrane in both locations. Once Wraptite® is applied to the CLT on the outside, the envelope is immediately protected from water ingress such as rain during the construction, which may be beneficial if the insulation is not to be installed immediately. The unique properties of
Wraptite® - Ceres House, Australia Wraptite also provide the airtight line on the external side of the CLT panels offering, long term protection, and less risk of damages to the airtight layer from internal finishes. The high vapour permeability of the Wraptite provides the “breathing wall” which will help reduce any potential moisture build up that may have happened during the build process and wet trades. As Wraptite is vapour permeable, it is moisture neutral and protects the building from unwanted moisture build up once it is occupied, such as heating/everyday occupier activities. Its characteristics therefore keep the envelope free from the risks of interstitial condensation. Once the insulation is installed, depending on its type, it may be advisable to install a second layer, this time on the cold face of (outside) the insulation, to avoid moisture pick
up through the insulation and potential loss of thermal performance. This can include the use of a reflective material to further enhance the thermal performance of the structure, this time with APG vapour permeable Reflectashield® TF 0.81. Driving security forward with the complete package If you were selecting a car for security reasons, you wouldn’t be looking for one that just had 4 wheels, an engine and a door you could lock, selecting the right secured by design (SBD) doorkit is not dissimilar.

Palettone helps provide sports lovers with a vibrant workplace Czech technology company, Livesport, recently expanded their headquarters in the modern Aspira Business Center in Prague, where they occupy three floors and 7,319 Sq.ft of office space to accommodate employees and other stakeholders.

tudio Reaktor created a space that was functional and attractive with a sporty vibe, accurately reflecting the company culture. The biggest statement was undoubtedly the colourful runways incorporated across the
entire floor, using Polyflor’s Palettone PUR Collection. This fun yet professional interior was exceptionally well executed, creating an engaging environment that will no doubt improve work quality and creativity amongst the team using it. Palettone’s rich palette of 50 shades made it the ideal solution for this project, where choice of colour was key. Modular matters for the UK’s post-lockdown response One year after the first wave of the covid-19 pandemic hit the UK, the public and private sector have proven to be both resilient and inventive in the face of the pandemic; and modular construction played a significant part in that adaptation.
T
he UK’s public sector – particularly education, healthcare, and administrative areas – had to quickly adapt to a uniquely challenging situation as first lockdown, and then social distancing measures, were enacted. Now, as the private sector begins to open up, the time is ripe for a reconsideration of construction and space across the board. In fact, with a year’s hindsight, it’s enlightening to see some of the changes that have come about and how they are affecting the UK’s construction strategy now and in the future, in both the public sector and the commercial world. Largely, this can be distilled to two simple priorities: more space and improved ventilation. For hospitals, which in many ways led the charge on reconfiguring their provisions, this meant not just creating new isolation wards such as the 24-bed modular unit Elite Systems provided at Royal Surrey Hospital, but also constructing specialist buildings to offer separate space for patient assessment and safe waiting areas to enable hospital staff to quickly and efficiently separate covid and non-covid patients, and to treat and discharge the latter as quickly as possible.

More and more healthcare trusts are turning to modular buildings, with their fast turnaround times and high-quality construction, to create these new facilities. Elite Systems has been instrumental in helping several NHS trusts create new covid-safe ways of working. For education, space is high on the priority list too – but with more understanding of the transmission of covid-19, we expect to see effective ventilation becoming a musthave for new classrooms as well as a need for more space. Fortunately, these principles fit well with current thinking in education psychology, which emphasises the importance of fresh air, natural light, and access to green space as important to child development and creating an effective teaching environment. With a greater weight of administrative work created by new rules following the end of the Brexit transition period, particularly at the UK’s entry and exit points, creative spacious, well-ventilated office space with a quick turnaround means that off-site construction and modular buildings fit the bill. he Protect TF200® breather membrane, branded as Countryside Properties, has been used on all external walls to offer protection during construction and to allow water vapour to escape into the external wall cavity, minimising the risk of condensation within the structure. All pitched roofs across the site feature Protect VP300, the LR vapour permeable underlay, providing a secondary line of defence to the roof covering, ensuring water tightness and suitable wind uplift resistance to meet the wind zone requirements of the site’s location. The timber frame development, located at Daniels Way, Hucknall in Nottinghamshire, was constructed offsite, with wall panels built at the Countryside Properties Timber Frame factory in Narborough and erected on-site. Traditional sporting venues are making way for multi-purpose developments Few projects capture the interest of the general public quite like football stadiums and as we approach the end of an unusual football season, it seems like an appropriate time to take a look at the changing shape of stadium developments in the UK.
T
he opening of the 62,000-capacity Tottenham Hotspur stadium in 2019 pushed new boundaries for football stadiums, with the new ground offering a number of unique and interesting features, says construction industry analysts Glenigan. As well as featuring the world’s first dividing, retractable football pitch and the UK’s largest single-tier stand, the £1 billion stadium also became home to Europe’s longest bar and even a microbrewery, showing that nowadays stadiums are looking to cater to more than just their fan’s footballing appetite. Stadiums are often a centre point of the community, and are being planned with that in mind, offering facilities and even homes to benefit their local areas. In many cases, clubs choose to develop their existing stadiums to offer increased capacity and additional/improved facilities, in order to improve profitability. Liverpool Football Club are choosing to extend rather than build a new ground. The £60 million extension to the Anfield Road stand will provide an additional 4,800 seats, bringing the overall capacity up to 61,000. Hospitality is becoming an exceptionally

lucrative area for football clubs. “People follow the American model, where hospitality is playing a big part,” says Davendra Dabasia, director for major programmes and infrastructure at Mace. Hospitality has been a particularly successful way of generating revenue at Wembley, the Emirates Stadium and the Etihad Stadium. Despite many clubs abandoning traditional plans to build new stadiums, some clubs are still choosing to do so. Most notably is the new Bramley-Moore Dock Stadium, the new 52,000 capacity ground home to Everton Football Club. Laing O’Rourke is the preferred bidder on the £500 million project, who have submitted detailed planning. Architects described its brick and steel construction as appearing to have “risen from the dock” in tribute to the city’s maritime history.

RED Construction has been officially appointed by The Portfolio Club (TPC), a joint venture between the fifth largest pension delivery organisation globally, APG, and real estate investment advisory, London Central Portfolio (LCP), to deliver the comprehensive transformation of a period building in South Kensington into a premium flexible stay hotel development. Flagship water recycling technology delivers cash savings A next-generation water recycling system, unveiled by water infrastructure systems specialist SDS, is promising to boost business sector efforts to save water by offering significantly improved investment returns for commercial developers and operators.

he SDS GWOD uses a state-of-the-art ultrafiltration technology, unique to the UK, together with smart controls, to deliver a space-saving, low-energy and responsive water reuse system, for commercial buildings, hotels and leisure centres. The SDS Greywater on Demand (GWOD) system is set to be a flagship technology of the company’s water reuse product range. It is also one of the first to be equipped with SDS’s SYMBiotICTM automated smart controls incorporating cloudbased monitoring to ensure that process performance is optimised.
The GWOD’s small footprint, together with its ability to provide, on-demand, quality recycled water whenever needed, makes it capable of significantly improved investment payback when compared to conventional Membrane Bioreactor (MBR) greywater systems, especially for larger-scale systems. Timeless Nordic Copper Nordic Copper cladding, roofing and detailing alongside local stone walls provide a natural and timeless material palette for a development of holiday lodges on a sensitive site on a cliff-top of the Jurassic Coast.
C
ommanding dramatic coastal views, ‘Clifftops’ comprises five new luxury lodges, designed by London architecture studio Morrow + Lorraine. Its spectacular site on the Isle of Portland, Dorset, forms part of the UNESCO World Heritage Jurassic Coast. It sits directly above a Site of Special Scientific Interest between Bow and Arrow Castle, a Scheduled Ancient Monument, and the Grade II Listed Pennsylvania Castle. Sensitive Location The architects’ response to this particularly sensitive location was to set the building into the cliff – apparently hewn from the ground, rather than built upon it – enabling the Pennsylvania Castle grounds to flow over and reduce its visual impact. The lodges are separated by stone walls which run through the development, like groin walls on a beach, each rotating 3 degrees from the next and stepping back randomly away from the cliff. The walls are constructed of large, roughcleaved blocks of the renowned Portland stone quarried a short distance from the site, anchoring the architecture to its locality and yielding a low carbon footprint. Linking the groin walls, each lodges’ façade, roof and detailing around windows are clad in Nordic Standard ‘mill finish’ copper without any additional surface treatments. Although one of our oldest building coverings, copper is today viewed as a thoroughly modern architectural material. Its unique characteristics are defined by a naturally developing patina, which provides impressive protection against corrosion and can repair itself if damaged, giving exceptional durability, sustainability and maintenancefree longevity. Within a few days of exposure to the atmosphere, a copper surface begins to

oxidise, changing from the ‘bright’ mill finish to a chestnut brown, which gradually darkens to a chocolate brown. Over the years with continued weathering, the distinctive green/blue patina seen on older roofs can eventually result. This is particularly likely in exposed locations with the patina, taking on more of a blue hue in marine environments. Rising to the challenge of getting the airspace right Ian Rogers, Sales Director at Gilberts Blackpool, looks at the impact of ventilation on the success- or otherwise- of a hospitality venue
“
It has a great atmosphere!”. How often do you hear that phrase? Yet how many of us appreciate the role of ventilation in the achievement of that atmosphere? Not enough, and we feel hot and uncomfortable. Too much, and we feel cold. As we begin to go out and about again, ventilation is more important than ever. Government recommendations under COVID were the optimisation of natural ventilation; where mechanical ventilation was used, then air changes should be maximised. Ventilation needs to deliver the correct amount of fresh air for the activity and occupancy levels. It goes without saying that the airflow and air change in a hotel bedroom differs massively from that required in a sports hall or swimming pool. It also needs to do so at a comfortable temperature and RH (relative humidity), with appropriate acoustic attenuation, without draughts nor cold spots, without striation, and diluting pollutants. Well-designed ventilation can play a major role in the overall aesthetics of the internal
space: air supply inlets and extract units can be an architectural feature in their own right. They can either “disappear” into the surrounding fabric, or be a focal point. This principle was nicely demonstrated at Carden Park, whose new Spa features a linear bar grille that appears to be floating in space, and at Grantley Hall where the main extract ventilation unit for the swimming pool area is decorated with the venue’s logo. The focal point approach is perfectly demonstrated in the growing use of exposed services, where the ventilation diffusers form a central element of the interior design. The design trend also demonstrates the ventilation industry’s capability to evolve and develop solutions that meet aesthetic, ethical and financial pressures. Whilst the concept of exposed services looks trendily industrial, it impacts on the ability of standard ventilation diffusers to work properly. With no ceiling, there is no surface for the incoming air to ‘cling’ to. Thus, it can ‘dump’ onto the occupants below, making them feel cold and uncomfortable.
Addition of a specifically designed coanda plate to the diffuser addresses the problem. The latest evolutions are specific hybrid products, which tick the boxes for all involved. Systems such as our MFS are modular, stand-alone solutions mounted at high level through the external façade to ventilate a single zone or space. In large spaces such as sports halls, units can be mounted vertically in rooftop penthouses. Importantly in the current climate, these are COVID compliant- minimising CO2 levels to below 1000ppm and capable of increasing fresh air volume by as much as 200%. Mechanical systems can be optimised by utilising thermally-controlled diffusers, which adjust airflow depending on the internal air temperature. Glass back in view for 18m plus high rise balconies "Regain the view" There continues to be debate and controversy over the current “ban” on the use of laminated/ toughened glass on balconies on high rise building in England above the 18m ruling.

rom the industry perspective and indeed ONLEVEL’s this current ban is an incorrect overreaction to the welcome embracing of the drive to use non-combustible materials on facades. Indeed, ONLEVEL has introduced its DEKTEK aluminium decking solution primarily for this reason. However, whilst this ban remains in place what we consider to be unsightly vertical bar rails have widely been adopted on high rise development, in our opinion not only are these ugly, expensive and over the long term hard

and expensive to maintain, but the growing cost of steel also means they are neither a lower cost alternative to glass, nor something the homeowner wants to be imprisoned behind. So, a solution needs to be found. ONLEVEL has announced they can now provide a A2 fire rated solution glass balustrade that can be used to regain the view. Meeting the BS EN 13501 class A2-s1,d0 requirements, the system uses a special glass which does not include a PVB or EVA interlayer with a newly developed base profile
and edge protection for aesthetic reasons. In reality this is not truly a frameless glass balustrade due to the slimline edge covering required for the individual glass panes, but currently it’s the best option available that meets current requires of Approved Document B 2018. SterlingOSB Zero is a highly versatile board for structural use in load-bearing dry or humid conditions. Naturally strong and hard-wearing, it is tougher than most softwood plywood and has no knots, voids or delaminating problems. Securing construction sites is challenging. The theft of tools, building materials and expensive plant such as diggers and generators is just one of the problems. Security is linked inextricably with health and safety, there are also serious liability issues. Those owning or operating a site are responsible for managing access and ensuring the safety of non-employees, trespassers and particularly children. The Health and Safety Executive (HSE) states: “While the numbers of children being killed

or injured on construction sites has reduced, there is no room for complacency. Each year, two or three children die after gaining access to building sites, and many more are injured.” Security breaches have implications in terms of downtime, loss of revenue, increased insurance premiums and equipment replacement costs; they also do little for the PR effort when problems on a site become public. According to the HSE, site boundaries must be defined physically, where necessary, by suitable fencing. The inherent strength of SterlingOSB Zero makes it the natural choice for hoardings. Requiring minimal finishing, the product is available in a number of sheet sizes and thicknesses. The boards are squareedged so butt together easily and cleanly; nails can be driven as close as 8mm from the panel edge without causing splitting. Hoardings created using SterlingOSB Zero may be finished with most popular surface treatments, allowing logos and marketing messages to be displayed, creating a smart site perimeter for the duration of work.
Not all sites lend themselves to hoardings. In some cases, it is important to secure access to individual buildings by boarding up doors and windows. This is particularly necessary for renovation and conversion projects involving old buildings where the structures may be unsound and present a potential danger to trespassers. In addition, thieves will be lured by the prospect of valuable architectural salvage; fireplaces, panelling, doors and even staircase are vulnerable. Such items may require ‘boxing in’ to provide protection from both thieves and damage due to the building work itself. SterlingOSB Zero is a robust solution in all these situations. Guiding the future of swimming pools In a new feature on their website, leading acoustic panel manufacturer Troldtekt summarises the knowledge, trends and examples which will help influence the design of swimming centres today and in the future. The feature includes 16 trends compiled by the International Association for Sports and Leisure Facilities. These cover everything from economics and digital features to new uses and products which influence the architecture of pools and their construction. Pools can be used for different purposes and by quite different groups of people. This places demand on designers and developers to provide perfect layout and solutions to create the best atmosphere.
One of the most important aspects and one universally agreed across all types of user is the control of noise. The station, designed by UNStudio, is called “Vaulted Spaces” and the bold design echoes historic Islamic architecture. Complementing these stunning designs and palette choices is a complex, bespokedesigned Hunter Douglas Architectural ceiling. Hunter Douglas Architectural was challenged to develop a flower design with several petal shapes that would form a striking, modular ceiling within the station, installed around the vaults. Hunter Douglas changed the original GRG [Glassfibre Reinforced Gypsum] design to a fully metal ceiling design, ensuring it was fully accessible, durable and low maintenance. Crucially, each section was designed so that it could be transported easily and at minimum cost. Because no alterations were required on site, the sections were installed on site quickly. The design involved a deep drawn petal frame made from 1mm steel with an inlay 15mm honeycomb panel, which was 2.5 metres in length. The panels were flat and comprised four layers: perforated aluminum with 3.6% open microperforations; 13mm aluminium honeycomb; perforated aluminium back skin that is 33% open; and an acoustic nonwoven backing. Proving Permeable Paving Recent trials of older concrete block permeable paving projects following long-term use back up previous research, endorse current minimal maintenance recommendations and debunk misconceptions about clogging up of joints. ollowing more than 25 years extensive use, concrete block permeable paving (CBPP) has demonstrated its longterm performance with minimal, if any, maintenance. Over time, detritus and silt collects in the upper part of CBPP joint material between blocks, where a surface ‘crust’ is formed, protecting the laying course and sub-base material but still allowing infiltration. Also, the performance of CBPP is not significantly affected by moss or weeds in the joints, or by leaves collecting on the surface. Even where localised blockages do occur, in a storm event excess water simply flows to more permeable, adjacent areas. Previous research has demonstrated that the infiltration rate of CBPP will decrease due to this build-up in the jointing material, but then stabilise with age. Even after allowing for clogging, the long-term infiltration capability of permeable pavements will normally substantially exceed UK hydrological requirements.

In order to better understand the effect trafficking, weathering and time have on CBPP systems, field tests were recently undertaken by an Interpave member on three projects installed 6-, 17- and 19-years ago respectively. All of the CBPP sites tested, despite receiving no specific maintenance to improve permeability, still provide infiltration rates that would cope with any likely UK rainfall event. One of the trial projects – Martlesham Park and Ride, Suffolk – is the subject of a video showing the trials and including an illuminating interview with the original designer about long-term performance, maintenance and the benefits of CBPP for trees. EverEdge ProEdge installed at Whipps Cross Hospital When asked to transform the palliative care garden at Whipps Cross Hospital, Pro Landscapes Essex used EverEdge ProEdge to create the curved borders.

ro Landscapes Essex provided their services and expertise to the Whipps Cross Hospital Palliative care unit. The Pro Landscapes Essex team were asked to landscape the gardens and worked closely with KRH Contracts Ltd to re-work the overgrown gardens. The hospital wanted a private area for patients to be able to relax. Easy access was essential and was as important to the project as the asthetics. The design is based on a Japanese theme using curved edges, ornamental grasses, shrubs and plants. EverEdge was used in the design as a simple, unobtrusive way of creating the

curved edges. EverEdge steel edging can be formed to virtually any shape so was the perfect choice in this design. The EverEdge ProEdge range was specified and installed to great effect here. The transformation of this garden is just wonderful and has created a space to bring peace and solitude to the patients and staff. Barton Square, Manchester There can be challenges to overcome when blending new and old architecture, but the design of Barton Square in Manchester is an excellent example of what can be achieved. Owners Intu wanted the designs for the new retail and leisure space, to tie sympathetically with the connecting Trafford Centre, giving architects Leach Rhodes Walker the challenge of sourcing new materials to blend with a shopping centre that had been built some 20 years earlier.
S
pecification work began mid-2017 and through the tendering process A Andrews & Sons Ltd nominated Marshalls as their supply chain partners for the natural stone elements of the flooring areas. A bespoke approach to sourcing natural stone To ensure the stones used for the flooring blended harmoniously with the previously sourced stones of the Trafford Centre we had to look outside of our core range of products. Using the expertise of our Natural Stone team, alongside our in-house Geologist and Sourcing Director, Rory Kendrick, we began to work with our trusted suppliers to find stones that would fit with the Architects chosen pallet. A six colour mix of granites and marble was agreed with the chosen stones sourced from China and Italy. Large sample panels were cut at source and a full client team visit took place in early 2018 so we could demonstrate what the materials looked like and show how they sat together in full scale to help ratify the design concept and intent. Additional factory visits with the full client team were made throughout the process, these visits included visual inspection and dry lay mock ups to agree the final palette of material as well as a general audit of the facilities, the supply chain and logistics appraisal. Throughout the process Marshalls staff based at our office in China made frequent visits to the processing factories to ensure standards and timescales were being met. Intricate design and attention to detail The designs for the flooring area of Barton Square included over 200 individual special components to support the vast area of standard rectangular tiles, many of which had to be waterjet or CNC cut for precision fit pre-delivery to site. Due to the shape of some of the special units, transporting them across the high seas was a significant risk, so using our own in-house and partnered masons’ we cut

from slab in the UK to minimise waste/loss wherever possible. Working through 50+ drawings collectively, a schedule was agreed, along with how materials would be crated, transported, stored in the UK and delivered to site on call off. The time spent here was priceless to ensure we supported not just delivery of the programme but worked ahead of time to allow the contractors to plan and react accordingly. Installation took place over an 8-month period and the contractors, A Andrews & Sons Ltd were excellent in their communication, preparation of material bills and ultimately in the application of stone on site. Showcasing AluK curtain walling in a 21st century schools setting The newly opened £24m Torfaen Learning Zone in Cwmbran is a showcase for AluK’s SL52 capped, mullion drained curtain walling system, complete with punched open-in windows in the thermally efficient AluK 77IWE casement system.

art of the Welsh Government’s 21st Century Schools and Education programme, it is the new home of learning for all those aged 16 and over in Cwmbran and caters for 1300 students. Procured within the SEWSCAP 2 Framework, Torfaen Learning Zone has been developed by Interserve on behalf of Coleg Gwent and Torfaen Council. It features four-storeys of study and training facilities, including extendable classrooms with moveable walls, two atriums, performance and social spaces and an enclosed roof garden. The entire fenestration package was fabricated and installed by Gloucesterbased Aluminium Sashes and was unusual in that some of the open-in windows had to be glazed into an outward sloping façade.
Senior takes an active role in the leisure sector With daylighting and natural ventilation having an important impact on both physical and mental wellbeing, leading manufacturer Senior Architectural Systems has seen an increase in demand for its aluminium fenestration systems in the fitness and leisure sector. Senior’s portfolio of projects includes the David Lloyd Leisure Centre in Emmerson Green, Bristol and the Bulmershe Leisure Centre in Reading. Both projects benefit from attractive glazed facades that have been created using Senior’s slimline SF52 aluminium curtain wall system, which helps maximise the flow of natural light and create an attractive building envelope design. AluK’s specification team worked directly with Torfaen Council’s architects to review the system options on the project and produce the specification clauses and structural analysis of the profiles required ahead of the tender. They also provided the thermal calculations required to demonstrate that the SL52 and 77IWE systems could meet the project design and the 1.4Wm2K thermal performance requirements. AluK supported Aluminium Sashes with pricing and project particulars during the tender process to various main contractors, and once appointed, arranged training at the AluK Academy on the nuances of the punched window fabrication. Alongside the windows and curtain walling, the project also included automated
aluminium entrance doors in AluK’s Secured By Design accredited GT55 system, complete with anti-finger trap devices. AluK – Enquiry 54
Sto EWI system chosen to help meet BREEAM target An external wall insulation system from Sto has been used to help a new care home building achieve an impressive BREEAM rating. The company’s StoTherm Mineral system was specified for the Figbury Lodge Care Home in Poole, for its outstanding thermal insulation performance. This sustainable approach led to the inclusion of such features as photovoltaic systems on the roof, an intelligent building management system, and the use of the StoTherm Mineral insulation system. This highly durable external wall insulation system uses mineral fibre boards which combine outstanding thermal performance with excellent levels of sound insulation and fire protection. The StoTherm Mineral system was installed onto a lightweight steel frame using Sto’s innovative Sto-Rotofix Plus fixings. These unique, spiral fixings allow the insulation boards to be installed quickly and easily, while retaining a high degree of flexibility. The boards can be adjusted by the spiral fixings to accommodate any unevenness in the substrate and so create a perfectly level surface ready for the render finish. Sto-Rotofix Plus allows up to 19mm of deflection per floor, so there is no need for unsightly expansion joints on the surface, and large seamless façades can be created. Sto – Enquiry 56

With a design that draws inspiration from EY’s brand, Wellwood Leslie created a floorplan that reflects the angles of the company’s logo and which gives the open plan space multiple layers, simultaneously identifying areas. Mixing between luxury vinyl tiles installed on Flex Pro underlay and carpet tiles has also helped to improve acoustics within the space. Sundolitt awarded BBA certification for floor insulation Sundolitt’s Extruded Polystyrene (XPS) Floor Insulation has recently been awarded BBA certification with NHBC Standards compliance. This new certification relates to Sundolitt XPS 300 for use as thermal insulation in ground-bearing, suspended concrete ground floors and suspended timber ground-floors. The insulation board can also be used in substructure floors and beam-andblock floor systems. With a thermal conductivity of 0.033 W/mK and a compressive strength (at 10% deformation) of 300kPa, Sundolitt XPS Flooring Insulation board can withstand long and short-term static loads and is ideally suited for both domestic and industrial flooring applications. Sundolitt XPS Insulation closed-cell structure has been proven in submersion and diffusion tests to resist and considerably reduce moisture absorption, with the added advantage of maintaining their insulating performance in wet environments and can also be laid in any weather. The boards are available as square or rebated edge, with the profile edge board having the added benefit of reducing thermal bridging and capillary action. CO2 blown and utilising no harmful greenhouses gases in manufacture, Sundolitt XPS Insulation can be fully recycled at the end of its life. Fibo reaffirms commitment to environment with EPD As part of its continued commitment to sustainability, Fibo, the leading supplier of waterproof wall panels, is now providing customers with easier access to its environmental data, with its wall panel EPD now available to download online. The Environmental Product Declaration (EPD) provides quality-assured, quantifiable environmental data on Fibo’s waterproof wall panels. As developers, contractors and housing associations pledge to build “greener”, EPDs form a key part of this commitment, used to determine the environmental performance of a building product. Based on information from a life-cycle assessment, the EPD takes into account the panel’s raw materials, transportation, manufacturing process and usage.
The White Oaks Leisure Centre is being constructed by ISG with Saunders Boston the architectural practice. A total of 1,200 of the 65mm deep, 600 x 140mm Thermoblocks form a continuous thermal break overlapping the underside of the concrete floor, the soffit to which will then be covered with a spray-applied insulation layer to complete the thermal integrity of the sub-structure. In addition, 10 boxes of
the Marmox 360 adhesive were supplied to complete the overlap joints between the adjoining Thermoblocks. Marmox Thermoblocks are available in widths of 100, 140 or 215mm and are formed from sections of XPS (extruded polystyrene) encapsulating two rows of high strength, epoxy concrete mini-columns. These are attached at either end to the top and bottom layers of glass-fibre reinforced polymer concrete, to ensure a good bond with the rest of the structure. Distinction doors launches new fire door system Distinction Doors is proud to introduce a new and fully compliant FD30 composite fire door system, Neuma fds, through new brand fds (fire door systems). Neuma fds has consistently proven fire resistance with 44 individual test specimens subject to 22 bi-directional fire tests, achieving an average of 45 minutes integrity.
The fire door system was independently tested to EN1634-1: 2014 by EU notified body test houses. It also delivers on ambient smoke control (EN1634-3:2004), security (PAS24:2016), weather (BS 6375), sound insulation (Approved Document E) and thermal performance (Approved Document L). The FD30 composite fire door system is accredited by Secured by Design (SBD). It is available nationwide through a network of official fds doorset manufacturing partners, each audited to meet the non-mandatory requirements of Q-Mark STD 170.
The doorset also features a choice of low thresholds for both internal and external entrance door applications, as well as additional hardwood cill and frame extensions.

Setcrete reveals top three causes of flooring failure Setcrete has revealed the top three reasons for flooring installation failures when using floor levelling compounds and adhesives to install textile, resilient or wooden floorcoverings. The number one cause of floor failure is the presence of damp, compounded by the absence of remedial action before installing the floorcovering. The other two main causes of floor failure are the absence of priming, either before installing a levelling compound or applying adhesive to a subfloor, and the incorrect selection of levelling compounds. Viega’s Smartpress range has been installed at the Royal Warwick Square apartment complex, a new build development from the prestigious residential developer Berkeley St. Edward, part of the Berkeley Group.

he multilayer composite pipework was selected for its speed and simplicity during installation. Furthermore, its flexibility helped to reduce the number of joints required on the project by as much as 80% - minimising the risk of leaks. Viega’s Smartpress system in various sizes from 16 to 40mm was used throughout the development on the potable, boosted cold and heating system pipework. The simplicity of the cold applied Viega’s Smartpress multilayer piping system means it does not require the use of an O-ring, taking away the need for complex calibration and cutting installation time by as much as 30%. wall details on site. This in turn reduces the number of fittings required, compared to a metal system. The stainless-steel fittings also feature Viega’s renowned SC-Contur technology, which is designed to clearly indicate any unpressed connections during a leak-test. Viega and the installer, Vital Energi, liaised closely to ensure the distribution of products, installation and quality checks were carried out as Viega recommends. In addition, the Viega team also provided onsite training for Vital Energi’s installation team.
