Welcome

Welcome Construction recession set to hit industry until 2025

A

ccording to the CPA’s Autumn Forecasts, construction output is expected to fall by 6.8% in 2023, similar to the 7.0% contraction forecast three months ago, before a further marginal fall of 0.3% in 2024. This is a revision down from the 0.7% growth forecast in the Summer publication due to a weaker economic backdrop. Although UK interest rates are now likely to have reached a peak that is lower than previous expectations, it is now anticipated that they will remain at this level for longer, until 2025, due to stubborn inflation. Consequently, the UK economy is expected to flatline throughout 2024, holding back the recovery in major sectors of construction activity such as new build housing and repair, maintenance and improvement (rm&i) to 2025. CPA Head of Construction Research, Rebecca Larkin said: “With only a couple of months left in a difficult year for construction and looking forward to 2024, the evidence suggests it will still be a while before the clouds begin to lift. “Both new build housing and rm&i have taken a significant hit from rising interest rates, falling real wages and weak economic growth.

“Although further rises in interest rates now appear off the table, the prospect of rising oil prices keeping inflation elevated suggests rates are likely to remain at peak for longer and throughout next year. This will keep demand subdued for house purchases and improvements. “It will also create a step-change in financing costs compared to the record-low rates of the past decade for new commercial and industrial projects that is likely to limit appetite for investment and development. “With infrastructure now set for two years of flatlining activity, it does shine a light on the importance of major projects as a driver of growth in the sector and for construction overall. “In particular, government’s chopping and changing on infrastructure spending decisions this year has removed roads, rail and offshore wind projects from the near-term pipeline and has further weakened the industry’s confidence that government announcements can translate into tangible delivery.”

Register lets architects take the lead on building safety As part of its commitment to drive a culture change in building safety, the Royal Institute of British Architects (RIBA) has opened applications to the industry’s first Principal Designer Register, allowing architects to demonstrate their competence for this crucial new safety role. Under England’s new Building Regulations, published in August 2023, every building project must now have a Principal Designer. This is an individual or organisation appointed by the client to take the lead on planning, managing, monitoring and coordinating health and safety and building regulations compliance during the

design of a project. The RIBA Principal Designer Register will enable individual UK RIBA Chartered Members who have the necessary knowledge, skills, experience and behaviours to prove their competence through a three-stage assessment process. It will also enable clients to find a suitably qualified Principal Designer by searching the RIBA Principal Designer Register. The Register will include a higher competency level for those working on Higher-Risk Buildings (HRBs), defined as 18m or more in height or having at least seven storeys, and containing at least two residential units. RIBA Chair

of Board Jack Pringle said: “Demands for stronger building safety regulations and higher professional competence has never been greater – affecting not only architects, but all those involved in the design and construction of buildings. “The RIBA Principal Designer Register, the sector’s first competency database, provides professionals with a means to demonstrate appropriate professional expertise and, more broadly, to fulfil new Building Safety Act requirements. “It’s a practical step in the right direction – a fundamental piece of work that supports the greater, industry-wide culture change to ensure the highest standards of building safety.”

Net Zero Carbon planning policy likely to drive more efficient buildings The Tram Sheds open to the public Following seven years of construction the final phase of Places for People’s, The Engine Yard is now open. The iconic, former tram depot located in Leith, Edinburgh, originally opened in 1898 as the Shrubhill Tramway Workshops and Power Station, the workshops were where Edinburgh’s trams were built and maintained.

The UK’s first Net Zero Carbon planning policy is likely to establish significant carbon savings in new buildings and reduce energy bills for occupants, a study has found. A review led by University of Bath researchers into the first six months of the UK’s first Net Zero Carbon construction policy, implemented by Bath & North East Somerset Council (B&NES), has found that most planning applicants broadly support the intentions of the policy, while highlighting concerns about increased planning and construction costs, and awareness of the scheme. Introduced in January 2023, the new policy is the first of its kind to be adopted by a local authority and goes beyond the current UK Building Regulations. It covers both the operational or day-to-day emissions (of heating, powering and cooling), as well as the ‘embodied’ emissions that are released in a building’s construction and maintenance. The policy requires that all new residential and major non-residential building developments achieve net zero operational energy, by meeting ambitious energy consumption targets and matching consumption with on-site renewables with offsetting allowed only in exceptional circumstances. All major developments must also demonstrate an embodied carbon value below a threshold value – something not required in the current national regulations with no offsetting permitted. The report authors found that every compliant application submitted during the

8

review period included solar photovoltaics and heat pumps – indicating a strong consensus that currently, they are key technologies in efforts to achieve net zero. The new framework makes Bath and its surroundings, known for historic architecture, an important testbed for future national regulations and local planning policies. Dr Will Hawkins, principal investigator of the report, is a lecturer in the University of Bath’s Department of Architecture & Civil Engineering. He said: “Buildings directly account for a quarter of the UK’s greenhouse gas emissions, so early pioneers like Bath & North East Somerset Council can have big impacts both locally and further afield. Our collaboration aims to maximise the benefits for builders, developers and building occupiers, as well as the environment.

In 2020 LDN Architects with Places for People put forward an imaginative plan for the former brownfield site to deliver a desirable, mixed-tenure community that would not only recognise the history of the site but act as a catalyst for the regeneration of the local area. The heritage-led design continues into the outer spaces while the historical octagonal brick chimney – visible from Leith Walk – provides a magnificent focal point. There’s even an underground car park.

Eighty million home windows need to be replaced A new report, ‘A Window of Opportunity’, jointly published by the Glass and Glazing Federation (GGF) and British Glass, is the most extensive report in the glazing industry to date, publishing results from extensive research on heat loss in homes and the contribution that modern windows can make to keeping people’s homes warm.

“We found evidence that this policy is likely to make all new buildings much more energy efficient and will also boost the introduction and take-up of renewables, compared to the previous guidelines. This isn’t fully proven yet as the buildings are still to be built, but the evidence available so far is very encouraging in terms of carbon reduction.”

It states that 80 million home windows need to be replaced if the UK hopes to meet the government’s net zero targets. When it comes to heat loss in a home, the UK currently has the least efficient housing stock in Western Europe and has seen one of the worst carbon reductions of all sectors since 1990. The report demonstrates that replacing older double glazed windows with new windows that meet current standards can reduce heat loss in an already insulated home by half, from 44% to 22%.

The authors are now seeking to carry out a longer-term study, which they say is needed to track the evolving industry response, quantify the real emission savings through construction and occupation, and engage with stakeholders to support the policy’s implementation, further development, and wider impact.

Chris Beedel, Head of Advocacy at the GGF, said: “The residential sector currently contributes to almost a quarter of the entire country’s carbon emissions. This needs to change – reducing emissions from households, and therefore improving glazing, is crucial in helping reach net zero, which we are all committed to.”

RICS release a new guide to make buildings worldwide healthier RICS, one of the world’s leading built environment organisations, has partnered with Ekkist, the UK’s first health and well-being consultancy for the built environment, to launch a new guide to designing, delivering and managing healthier buildings. A wealth of research shows how health is affected by a range of factors in the built environment, including noise, lighting, temperature, poor air quality and ease of doing physical activity. With people spending as much as 90% of their time indoors, designing for health can have significant benefits. For UK housing alone, research published by BRE found that the annual cost to the NHS of leaving people in the poorest housing was around £1.4 billion, with wider societal costs amounting to £18.5 billion each year. RICS’ new guide builds on its International Building Operation Standards (IBOS). IBOS already goes beyond traditional measures of a building’s performance to include the experience of the people who use it; as part of this, the publication provides more advice on supporting people’s health and wellbeing. The information covers every stage of a project, from the initial definition through to running the completed building. It sets out various ways in which planning and

construction professionals can include features that promote health and well-being, or mitigate factors that damage health. This ranges from improving air quality to tackling loneliness. Alongside the guide, RICS has also announced a new strategic collaboration with The International WELL Building Institute (IWBI), whose WELL Building Standard is the world’s leading roadmap for creating and certifying spaces that advance health and well-being, already used by more than 44,000 projects worldwide. The organisations will work together to encourage built environment professionals to adopt strategies that advance health and well-being in buildings and organisations worldwide. They will place particular focus on integrating health and well-being into the valuation of properties, working to advance benchmarking, regulatory frameworks and standards, with an emphasis on the built environment sector in Europe. RICS’ new guidance has also been informed by the IWBI’s standards among many others. Paul Bagust, Head of RICS Property Practice, said: “Across the world, millions of people will be relying on the expertise of property professionals to ensure that the buildings they use on a daily basis are healthy environments, while organisations will also be relying on the same people to provide productive environments with wellbeing at their heart.”

Project: The John Morden Centre Architects: Mæ Suppliers: Ibstock; Bauder; VMZinc; Eurban CLT; Future+ Windows.

UK’s best new building is the John Morden Centre Riba has named the John Morden Centre - a retirement day centre in London - by Mæ as the winner of the RIBA Stirling Prize 2023.

T

he John Morden Centre provides day care for residents of Morden College, a retirement community, in Blackheath. The new centre complements existing buildings on the Grade I-listed college grounds, including an almshouse and chapel, both attributed to St Paul’s Cathedral architect Sir Christopher Wren. The building is arranged as a series of red brick ‘pavilions’ housing care and social spaces, stitched together by a central timber ‘cloister’. A striking, zinc-clad roof and high chimneys echo those of its 17th century neighbours. A light and airy reception hall is the starting point for a journey through the new building which follows a meandering walkway and terminates in a large theatre hall – part of an existing structure that has been seamlessly upgraded and integrated. A generous overhanging roof, along the exterior of the cloister, provides shade and shelter all year-round. The centre carefully integrates medical facilities with a range of warm and natural feeling recreational spaces to encourage connections and counter isolation, including an art room, hair and nail salon and café. The theatre provides a backdrop for larger scale events - from parties to tribute performances. Design choices throughout the building sensitively anticipate the varied needs, abilities and disabilities of users. Features, such as level thresholds, concealed wooden handrails and built-in seating along walkways, offer opportunities for respite while enabling active participation in the community life of the centre. High-contrast patterns on the edges of floors provide dementia-friendly wayfinding, helping residents to navigate between spaces. Employing principles of ‘biophilic design’, the centre is carefully embedded within the surrounding natural environment.

12

Founding Director of Mæ, Alex Ely said: “The John Morden Centre has been a really fulfilling project to work on. At a time when adult social care is in a perilous state, this award demonstrates that there is hope for the sector and the project offers up a model for others working within health and care – inspiring them to create environments that positively impact on people’s mental and physical health.”

RIBA President Muyiwa Oki, said: “Loneliness and isolation are critical issues, particularly for older people.

Project

“This building provides comfort and warmth, with thoughtful features designed to prevent isolation. It illustrates how buildings can themselves be therapeutic – supporting care and instilling a sense of belonging. Great architecture orients people so they can thrive, and this building is exemplary at achieving exactly that.”

“The John Morden Centre’s elegance and efficacy sets a high standard for spaces that support healthier, happier and more independent lives. It illustrates the positive potential of architecture to strengthen vibrant and active communities. “This is a skilfully designed package that minimises the building’s impact on our planet’s delicate ecology, while also harnessing the therapeutic value of the surrounding nature. It stands as a testament to the vision and ambition of Morden College, Mæ’s creativity – and the exemplary collaboration between them.”

The linear path of the cloister adjusts as it meanders between the existing mature landscape, including a large cedar tree - the focal point of the garden. There are plenty of places to rest, inside and out, and enjoy the natural, changing light and views. The building uses simple and effective low carbon techniques. The use of materials, such as cross-laminated timber to form the structure, has reduced embodied carbon in the construction process, while lime-based mortar will enable future reuse of the brick cladding. Passive ventilation, utilising the buildings chimneys, minimises the operational energy needed to heat and cool the centre. Speaking on behalf of the RIBA Stirling Prize jury, Ellen van Loon, said: “The John Morden Centre is a place of joy and inspiration. It sensitively and seamlessly integrates medical facilities and social spaces, delivering a bold and hopeful model for the design of health and care centres for the elderly. Creating an environment that lifts the spirits and fosters community is evident at every turn and in every detail.

The RIBA Stirling Prize 2023 jury was chaired by Ellen van Loon, Partner at OMA, with: Niall McLaughlin, Founder and Principal at Niall McLaughlin Architects and winner of the 2022 RIBA Stirling Prize; Armstrong Yakubu, Senior Partner at Foster + Partners; Mona Chalabi, journalist and writer; and Marek Suchocki, Head of Industry Associations Strategy at Autodesk, sponsor of the 2023 RIBA Stirling Prize. Rachael Owens, Head of Sustainability at Buckley Gray Yeoman, was the jury’s Sustainability Expert.

The other buildings shortlisted were: • A House for Artists in Barking by Apparata Architects • Central Somers Town Community Facilities and Housing in Camden by Adam Khan Architects • Courtauld Connects - The Courtauld Institute of Art by Witherford Watson Mann Architects • Lavender Hill Courtyard Housing in Clapham by Sergison Bates architects • University of Warwick - Faculty of Arts in Coventry by Feilden Clegg Bradley Studios

Schöck thermal breaks and new dowels for major Swansea office development A major new high-tech office development in Swansea city centre is fast taking shape.

T

he five-storey building, known as 71/72 Kingsway, is a carbon-zero development with two underground levels. It is part of a major transformation of the area and will provide 114,000 square feet of flexible coworking and networking office opportunities for 600 jobs in the innovative tech, digital and creative sector businesses. The offices will feature state-of-the-art digital connectivity and integration with smart city technology, conference and meeting facilities. Balconies, a green rooftop terrace and atriums are also incorporated.

The 7172 Kingsway project street view Courtesy of Architecture 00

The building detail required thermal insulation of the highest standard, along with high-performance expansion joints. With its comprehensive range of structural thermal breaks and the new Stacon dowel product, Schöck was ideally placed to meet the necessary requirements. There were technical challenges though The main issue was the retaining wall in the basement and ground floor area, which put axial pressure onto the structural Isokorb thermal break elements. As a result, it was necessary to calculate both the compression from this force and the moment resistance based on the residual capacity of the in-situ thermal breaks.

At the second and third floors, the placement of the column grid was unconventional and converse to the usual external-to-internal arrangement.

The Stacon SLD in position

The Isokorb T type K and XT type K in position

So the elements were in effect installed in the opposite direction to what would normally be anticipated. To combat any effects of thermal bridging throughout the RC construction, namely heat loss, damp and mould formation, a variety of Isokorb thermal break types were incorporated. Those most extensively used though are the T type K and the XT type K. Both are load-bearing thermal break elements for concrete cantilevered balcony construction, transferring moments and shear forces. They have 80mm and 120mm insulation thickness respectively. New Stacon dowels used for the first time There were a number of large beam forces to transfer on the upper levels and the newly launched Schöck Stacon dowels were used for the first time in the UK. This new dowel, the type SLD, is really compact and as the anchoring bodies have been reduced in size,

14

it has the advantage of enabling higher loads to be installed in thinner slabs and walls, optimising on-site reinforcement. Stacon has been awarded UK Technical Assessment (UKTA) along with fire protection classification R 120. It is fully supported with Scalix design software too, the first web-based application for the design of shear dowels. A dependable and fully compliant product range The Schöck Isokorb range of structural thermal break solutions is the largest in Europe and in the UK helps projects meet full compliance with the necessary Building Regulations. In addition to the Isokorb type used on this project, there are also solutions for concreteto-steel, steel-to-steel, renovation projects – and even a maintenance free alternative to wrapped parapets. All products have the security of independent BBA Certification, which provides NHBC approval. Schöck – Enquiry 7

Levelling Up and Regeneration Bill doesn’t go far enough

ANSELMI The concealed hinge system for residential doors

The Levelling Up and Regeneration Bill has become law, however, 61% of housebuilders believe that the 534page bill, which will underpin the government’s levelling up agenda, needs to go further to enable them to reach housing targets.

I

n fact, two thirds (66%) of housebuilders had supported the government’s initial plan to scrap nutrient neutrality laws and 75% said that the amendment would have been a ‘major win’ for the industry. So, when this was dropped, many were left disillusioned and concerned about the housing crisis, a reduction in economic activity, and how the removal of the amendment could impact jobs and businesses.

According to the recent research on 100 housebuilders by Polypipe Building Products, aside from a downturn in the housing market, 63% of housebuilders say that the government’s overall approach to planning is an issue and 62% said that the lack of resources in Local Planning Authorities is a major barrier.

LONDON SHOWROOM 45 Great Sutton Street, London, EC1V 0DE

Furthermore, 65% said they didn’t believe Gove’s claim that the reform would unlock the prompt construction of 100,000 new homes, arguing that the legislation must go further.

AkzoNobel pilots a new sustainable packaging solution In an era where waste reduction and sustainability are increasingly prioritised by customers and contractors alike, new and innovative solutions are required. Recognising this, AkzoNobel is piloting bulk packaging to limit the number of paint cans used for larger projects and reduce subsequent waste.

C

ommercial painting and decorating contractor (and Dulux Connect member) A.C. Beck & Son has been trialling the new packaging solution for its work at The Morello Apartments in Croydon. The team were called in by principal contractor, Sir Robert McAlpine, to decorate 456 new build apartments, spread over three tower blocks. The team started the programme of works in August 2022 and are due to complete by the end of 2023. Steve Beck, Managing Director at A.C. Beck & Son, said: “Improving sustainability is high on our business’ agenda and continued innovation from manufacturers like AkzoNobel is needed to ensure we can minimise our impact – and that of the wider painting and decorating community - as much as possible. “We are proud to be working with AkzoNobel and trialling its latest sustainability solution: bulk packaging. It is so important for those in the trade to be part of the process and

16

test what will (and won’t) deliver the desired results and move the sustainability dial. I am a real advocate for its use and have seen the positive impact it has on waste reduction across our projects.”

What is bulk packaging? For large projects, the conventional practice of packaging paint in individual 10L containers can result in a significant amount of plastic waste – especially if the cans are not recycled.

News

With waste reduction targets becoming increasingly common across the industry, AkzoNobel recognised the need to find a more sustainable alternative. It is currently trialling bulk 170L reusable containers to provide customers with the paint they need in more sustainable packaging. A selection of Dulux Trade paints including Dulux Trade Fast Matt in White and Dulux Trade Supermatt in White and Almond White – are now available in the large format reusable containers. These are ideal for large new or retrofit projects spanning a wide range of sectors, including housing, education, healthcare and commercial premises. Duncan Lochhead, Commercial Sustainability Manager at Dulux Decorator Centre, commented: “The sustainability benefits of using the bulk containers improves the more they are used. If they are used twice or more, the bulk units become a more sustainable packing solution than the 10L packs. Each container is cleaned and refilled, so no packaging goes to waste.” Product in practice: The Morello Apartments Speaking on the company’s work at The Morello Apartments in Croydon, Luke Beck, Director at A.C. Beck & Son, said: “We specified Dulux Trade Fast Matt for several reasons - but its ability to be supplied in bulk was a significant draw. The project is working to the BREEAM sustainable buildings framework, and selecting Dulux Trade as our paint manufacturer for the project was key to supporting us with meeting sustainability targets.”

Luke added: “It has been a seamless transition over to bulk packaging. We’ve had a lot of good feedback from the team regarding the larger containers; they find them easy to use and have effortlessly adapted to the slightly new way of working.” A.C. Beck & Son has partnered with Dulux Decorator Centre for many years, benefitting from the team’s technical support at every stage of a project. They also benefit from a reliable delivery service. Luke said: “For this project, we have been working to quite tight deadlines and the Dulux Decorator Centre team has shown exceptional service to provide product as we need it.”

AkzoNobel’s bulk packaging pilot is a significant step towards reducing the amount of waste produced by the decorating industry. Duncan concludes: “It is innovative solutions like bulk packs that are exactly what we need to make positive changes to the footprint and impact of our industry.” To see the bulk packaging in action, watch the video here: https://youtu.be/ Z2fmNKZIC7k?si=liBATjnrmBvhQviS. s housebuilders and developers strive to build homes in a manner which is kinder to the planet, careful consideration must be given to the ongoing impact the homes they build continue to have long after the construction phase is over. Key to ensuring a property continues to exist and function in a way which limits its impact on the environment once inhabited, is the careful consideration of the products specified within that home, which occupiers will use on a daily basis.

With home appliances accounting for approximately 30% of a household’s energy bills*, providers of new housing will be looking to enhance their schemes and add value to their properties with energyefficient appliances designed to bring savings on energy bills as well as reduce the household’s carbon footprint. Beko plc Appliance Partners provide a range of energy-efficient appliances to housebuilders, developers and build-to-rent providers to support a project’s environmental objectives, offering inexpensive options to accommodate even the most challenging of budgets. Beko plc Appliance Partners is the contract supply division of the UK’s leading home appliance provider, offering tailored solutions

18

specifically for the residential property sector from their Beko and Grundig brands. The company offer a portfolio of freestanding and integrated cooking, refrigeration, laundry and dishwashing solutions, holding stock specifically to support contract fulfilment in their world-class distribution facility, centrally located in the UK. Considering the overwhelming share of use-phase emissions in the lifecycle of an appliance, offering energy efficient models is a key focus for the company. Top ‘A’ rated class dishwashers and washing machines, ‘A+++’ heat pump dryers and highly energyefficient ‘B’ rated combi models are among the company’s product offering.

The dishwasher is available with Beko’s extended 10 year parts guarantee, which applies to selected products within the brand’s range, in addition to any 1 or 2 year labour guarantees. Beko plc’s Head of Sustainability and Quality, Steve Clarke explains: “Longer lasting and more easily repairable products save resources and reduce the carbon footprint, as well as the obvious cost saving implications to home owners and renters. Beko plc Appliance Partners are confident in the quality and durability of our appliances, and our extended 10 year guarantee provides additional peace of mind to both homebuilders and their customers.”

The range also includes a stylish integrated dishwasher featuring Beko’s innovative SaveWater technology, offering the lowest water consumption in the brand’s portfolio of products whilst ensuring dishes are cleaned to perfection. The high-capacity dishwasher uses water more effectively, reserving water from the last rinse phase which is then reused in the beginning of the next wash, saving households 2.6 litres of water with every wash when using the Eco programme. To ensure hygienic and safe conditions, the water in the tank is discharged if it is not used 72 hours after the previous wash cycle.

Steve continues: “We are determined to support our parent company Arçelik in achieving their ambitious goal of becoming net zero by 2050. From continuous product innovation, for example transforming recycled plastic bottles, fishing nets and industrial thread waste into high performance materials in our Beko RecycledTub® washing machines and RecycledNet® ovens, to responsible manufacturing methods, reducing packaging and increasing our range of energy efficient appliances, together we strive to reduce the impact on the environment wherever possible.” Beko plc also understand the role that each employee will play on the journey to reducing their impact on the environment. The company has made a commitment that, by the end of 2023, all employees will

Steve explains that the effort to reduce an appliance’s carbon footprint begins well before the consumer uses the product for the first time: “Our parent company, Arçelik, are setting the standard for sustainability within the appliance industry and we are proud of the accolades Arçelik continue to receive in recognition of their efforts to reduce their impact on the planet. These include securing the highest score out of the 46 Household Durables Industry companies assessed in the 2022 S&P Global Corporate Sustainability Assessment for the 4th year in a row. At Beko plc we’re also proud to have received this year’s D&G TEQ Award for ESG Initiative of the Year, in recognition of the wider group achievements and ambitions as well as the actions taken on a local level in the UK, with a particular focus in the deployment of the Carbon Literacy project.”

have completed Carbon Literacy training, with well over two thirds of the company having been trained so far, including Beko plc Appliance Partners’ dedicated team of Specification Managers. This enhanced knowledge allows them to help housebuilders by choosing appliances in line with their environmental targets as well as recommending products which best suit their customers and available space. Beko plc Appliance Partners provide a flexible end-to-end service tailored to each project’s unique requirements. Their knowledgeable Specification Managers, with over 100 years of collective experience in the appliances industry, advise on the most appropriate products for each kitchen design, based on specific budget, timescale and build considerations.

A nominated team provide exceptional support throughout the specification process and beyond, with a nationwide network of expert service engineers offering ongoing peace of mind to homebuilders and their customers. Whether housebuilders and developers are looking for functional yet stylish appliances at entry-level specifications and price points for starter homes or buildto-rent schemes, or feature-rich, premium models to enhance stunning new homes, Beko plc Appliance Partners offer energy and water efficient solutions that also fit any aesthetic without compromising on technology, innovation or function. DELABIE’s Direct Flush System – a fresh approach to washroom hygiene Toilets are a source of harmful germs. The cistern poses a hygiene risk because water is stored at ambient temperatures in the presence of oxygen - ideal conditions for bacterial development. These bacteria are released in an aerosol plume during flushing, but they can also spread back through the pipes and colonise the system.

D

irect flush connects directly to the water supply and a self-closing valve discharges a pre-determined flush volume without having to store water. By employing system pressure, there is no stagnation, scale deposition or build-up of impurities upstream of the flush mechanism. Direct flush improves hygiene Water Supply Regulations require the pan content to be cleared effectively with a single flush. Gravity-fed cistern-flush mechanisms may not have sufficient dynamic pressure to ensure an effective rinse with a single flush. Direct flush systems are more hygienic and save water. The mechanism harnesses the system’s dynamic pressure and there is no refill time, so the flush is instantly available. DELABIE’s direct flush with dual flush is preset to 3L/6L and can be adjusted to 2/4L for ecological or smaller children’s WC pans. This also prevents unhygienic splashing and removes the risk of slipping on wet floors. Intelligent rinsing For optimum hygiene, DELABIE’s TEMPOMATIC Dual Control direct flush valve activates via a push-button or automatically if the user forgets.

20

An intelligent rinsing system identifies the duration of use and flushes accordingly. There are 3 programme options, including an ecological setting for maximum accreditation with environmental schemes. This guarantees that the bowl is always rinsed, and a hygienic duty flush every 12 or 24 hours prevents stagnation in the pipework. Furthermore, no manual contact is required, so the toilet is accessible to any user, regardless of age or mobility level. Fit-for-purpose Cistern-flush mechanisms are not suitable for intensive use. Heavy-handed users can easily break their fragile mechanisms or cause deliberate flooding. Scale build-up in the cistern can compromise the seal, resulting in leaks which often go undetected. Waterwise estimate that a leaking toilet can waste up to 400 litres per day. Even if leaks are detected rapidly, maintaining large numbers of toilets is time consuming. Mechanisms can be difficult to access and parts wear out quickly with intensive use, requiring frequent repairs. TEMPOMATIC Dual Control’s mechanism, designed for public washrooms, is more robust.

The actuator plate withstands high levels of demand and the solenoid valve’s lifespan extends beyond 350,000 cycles. An antiblocking system means the valve cannot be activated inadvertently or blocked to flush continuously - the flush takes place once the button is released. Thanks to the pushbutton, the flush still activates even if the power fails. Direct Flush systems offer a hygienic solution for public washrooms. Designed for intensive use, they provide a sustainable solution that manages water consumption, and they are easy to maintain. Direct flush systems deliver long term dividends in terms of sustainability, improved hygiene and low maintenance. DELABIE – Enquiry 12

Forbo celebrates 100 years of Nuway

Vista Engineering Ltd has launched a new double drip design for its Type 4 housing tie, the VE4-275.

In addition to working in situations where there is no drip in the clear cavity the new Vista VE4 can be used in standard cavities.

The new shape is designed to address applications where there is no drip in the clear cavity. Historically this would have required a specific offset drip tie which, if installed the wrong way round, would mean the wall still has no drip in the clear cavity. The new VE4 has been created in such a way so that it can still be installed either way round without diminishing performance and ensuring it cannot be installed incorrectly.

The new VE4-275 wall tie conforms to PD6697 as a Type 4 tie suitable for party walls at 126 to 150mm cavities.

Kinder to architects: The Next Generation of balconies Balcony manufacturer and supplier Sapphire Balconies has unveiled their most sustainable balcony product yet, quickly gaining a reputation as a ‘kinder’ next generation of Balconies.

A

t Vision Construct 2023, Sapphire officially unveiled the Next Generation suite of balcony innovations to date. Included amongst their developments are a reduced weight frame, a more sustainable framework, increased aesthetic possibilities and developments that make the Next Generation Balcony safer for installers thanks to multiple-award-winning technology. Expected to be a game-changer for the external envelope space, the Next Generation Balcony is touted as being lighter, safer, having more possibilities and being kinder. The Next Generation balcony is lighter due to new Cassette® engineering. This allows for less structural load back to the building and less raw material. The Next Generation is safer thanks to new forms of installation equipment including Sapphire’s patented Remote Locker Device (RLD), ensuring that installers can fit the balcony from within the building. More possibilities than ever before are available, with new connection methods like the Clip-On™ connection, new Cassette® options like the Crescent Corner™ and new balustrading choices such as the customisable Identité Balustrade, patterned vertical bars and more. Finally, the Next Generation balcony is kinder – thanks to Sapphire’s brand-new G60 anchor, the Clip-On® connection and a reduced carbon Cassette, the embodied carbon present in Sapphire’s Next Generation range has been reduced significantly. LCA EPDs indicate the Next Generation suite is likely to be the most sustainable aluminium balcony on the market. Sapphire’s Head of ESG, Nick Haughton, spoke on the benefits of the Next Generation suite, elaborating on his excitement. “It’s really exciting to be launching a new product that has EPDs demonstrating such a reduction in embodied carbon. At the core of this reduction is smart engineering and, for me, the fact that it’s safer and gives more possibilities is a triple win for designers.” John Sisk & Son’s Managing Director, Ger Hayes, spoke on the reveal of the Next Generation suite upon its reveal, saying: “Sapphire are probably one of the most innovative companies we work with” and that working with Sapphire’s Next Generation suite on the NE02/03 development in Wembley has helped them to deliver “the most sustainable, low-embodied-carbon

22

and efficient residential development [they] have ever delivered”. Mr Hayes went on to describe how proud he is of the relationship between Sisk & Sapphire and that the Next Generation balcony was “revolutionary” for the residential construction market. The Next Generation balcony features a significant 19% reduction in CO2 across stages A1-A5, making it the lowest-carbon and most sustainable balcony in Sapphire’s 31-year history. In early stage project analysis the balcony has been found to reduce over 6,000 tonnes of weight from 50-storey towers. The new Clip-On anchors have been optimized by Sapphire’s engineering team to allow the reduction of moment forces back to the building to as low as 4kNm.

Sapphire Balconies is a balcony manufacturer and supplier specialising in the mid-to-high-rise residential construction market. Sapphire focuses on bringing lightweight, innovative aluminium balcony projects to apartment complexes across the globe. Glidevale Protect publishes Environmental Product Declarations for key ranges Leading UK building products manufacturer Glidevale Protect has published third party, independently verified Environmental Product Declarations (EPDs) for three of its most popular construction membrane products to assist specifiers by providing clear sustainability and life cycle assessment data.

C

reated by One Click LCA and verified by the EPD Hub in accordance with EN 15804+A2 & ISO 14025 / ISO 21930, the product and factory specific EPDs for construction wall membranes Protect TF200 Thermo, Protect VC Foil Ultra and Protect TF200 do not contain average calculations and have been assessed cradle to gate with modules A1-A3, C1-C4 and D, with the life cycle analysis (LCA) published in accordance with the reference standards ISO 14040/14044. Detailing key environment impact data including global warming potential (GWP) calculations as well as total energy and water use, the EPDs form a transparent analysis of each product’s carbon footprint to give full reassurance in specification. The development of these EPDs for Protect TF200 Thermo, Protect VC Foil Ultra and Protect TF200 demonstrates Glidevale Protect’s continued commitment to and investment in sustainability. Protect TF200 Thermo is a reflective breather membrane for the external wall which can enhance the thermal performance of the final wall design while Protect VC Foil Ultra, a reflective air and vapour control layer (AVCL), offers low emissivity to enhance the thermal

26

performance of internal walls, ceilings and floors. Both can be used together as a system to help maximise the energy efficiency rating of a building and control the risk of condensation. Protect TF200 is a high performance breather membrane designed as a secondary line of protection to external walls and to minimise the risk of interstitial condensation. Detailed EPDs such as these from Glidevale Protect are instrumental in helping specifiers understand a product’s sustainability credentials when working to more stringent regulations such as the uplift to Building Regulations Part L as well as wider reaching whole building environmental assessment standards like BREEAM. EPDs quantifiably demonstrate the environmental impact of a product and data is independently verified and certified in line with internationally recognised standards, focused on the product’s whole life cycle. John Mellor, Glidevale Protect’s sustainability lead said: “At Glidevale Protect, we believe that transparency is everything. As the sustainability of any project relies on the performance of individual products specified, it’s essential for specifiers to know they can rely on trusted product data in order to

achieve full compliance. That’s why we’ve invested in developing EPDs for three of our most frequently specified products to give specifiers access to all the information required both now and, in the future, providing full transparency and traceability.” The new EPDs form a key part of Glidevale Protect’s ongoing commitment to sustainability. This has two facets – firstly to look at how to improve the environmental performance of its products to offer customers market-leading energy efficient solutions and secondly to reduce the embodied carbon of its products through improvements to the manufacturing process. The company has already made strides through various initiatives including new systems to track recycling levels and energy consumption across its UK based manufacturing facilities and closed loop recycling of its waste offcuts put back into specific products via a locally based supply chain. Fibo wall panels in energy-efficient modular housing from DMDmodular DMDmodular has recently achieved a significant milestone, successfully completing a fully energy-efficient housing project that tackles the industry’s most pressing challenges, with Fibo’s waterproof wall panels used throughout.

D

Manufactured from layers of PEFC certified plywood and high-pressure laminate, Fibo’s wall panels offer a sustainable alternative to tiles, with a carbon saving of 40%.

Choosing sustainable building materials was also a priority, with Fibo’s waterproof wall panel systems installed.

The panels have been installed in a classic Denver White tile effect design, across areas where high-strength, durability and quick assembly were required, such as bathrooms and kitchens.

MDmodular’s new development in Mysłowice, Poland is an energyefficient, multi-occupancy building, built in response to an initiative led by the Polish National Centre for Research and Development and fully financed by EU funds.

Sven Konrad, Head of Prefab and Export Sales at Fibo, added: “We believe that it is no good to have a product that fits sustainability requirements if it doesn’t look visually appealing. It’s important to balance sustainability with both durability and

aesthetics if we are to truly deliver the housing of the future. Fibo wall panels even come with a 25-year guarantee, offering the assurance that they will stand the test of time. “While wall panels may have previously been seen as a cheap or dull option, this is no longer the case. Thanks to the latest market and technological developments, wall panels come with a tile-effect look and feel. The top layer of laminate on Fibo wall panels is etched out to reveal a realistic grout line, offering a greener, durable and visually appealing alternative to tiles for any modular housing project.” Fibo – Enquiry 21

Education & Student Accommodation

Demand for purpose-built student accommodation set to rise Purpose-built student accommodation is in high demand as the start of new College and University terms highlights the need for more housing for students. As it is, Glenigan data highlights numerous construction work opportunities on PBSA schemes of widely varying sizes where work is set to get underway in the months ahead.

Glenigan

Glenigan

work set to start in the spring of next year (Project ID: 23069140). Moving south to Nottingham, detailed plans have been granted and work is due to start this autumn on a £132 million project for clients Balia and Olympian Homes at the Forest Mill Site.

R

ecent research from Savills has highlighted the scale of the housing shortage in the sector and the improving prospects for purpose-built student accommodation (PBSA). It points to UCAS application figures suggesting the number of first-year undergraduates will rise from 618,000 in 2022/23 to 622,000 in the current year, 2023/24. With growth set to continue, UCAS is projecting the number of new university applications could reach 1 million by 2030. With fewer large properties available from private landlords, students are increasingly looking to PBSA. Occupancy levels are at record highs which should support rental growth in the sector and drive strong investment returns over coming years.

30

The sharp rise in building costs has put pressure on many new PSBA schemes in recent years. But with tender price inflation forecast to fall back to 2–3% pa this year and next, Savills says this ‘may bring some confidence and increased viability back to the development of new PBSA stock.’ This, in turn, bodes well for new construction contracts in the sector. Projects to house growing student numbers in big cities have particular momentum. In Manchester, for example, detailed plans were approved this summer for a 14-storey PBSA scheme at The River Medlock site in the city’s Cambridge Street which will also involve a food hall on the ground floor. The project, which is being developed by Vita Group, is at the pre-tender stage with

It involves some 344 student accommodation flats with leisure and retail facilities along with nearly 70 residential apartments (Project ID: 22071986). Some enterprising renovation schemes are also being undertaken to create new accommodation for students. In Coventry, detailed plans have been granted for a £28.24 million conversion of office space in the city’s Whitefriars Street to create student accommodation. The project is at the pretender stage with work due to start next spring (Project ID: 23066384). The strong demand for student housing in London is inevitably a spur to schemes in the sector in the capital. Plans have been unveiled and a public consultation is underway on a £27.3 million project to convert a property, Chatelain House in Southwark, into student accommodation and apartments.

Morgan Sindall

Work on the project, designed by Sheppard Robson, is pencilled in to start in summer 2024 and run for five years (Project ID: 23180716). Much needed SEND places Morgan Sindall Construction’s Cambridgeshire business has been appointed by Cambridgeshire County Council to deliver the new £30 million Prestley Wood Academy, a Special Educational Needs & Disabilities (SEND) School that will be located at the heart of the Alconbury Weald development in Huntingdon. Prestley Wood Academy will cater for 150 pupils aged between 3-19 years. The school will form part of the Alconbury Weald Education Campus that will see the addition of a new Secondary School in future phases. The design of the school has been determined through extensive engagement with Cambridgeshire County Council and Horizons Education Trust, to provide a facility which responds to the Council’s Nearly Zero Energy Building (NZEB) policy, the four key design drivers and the Trust’s vision for the school as depicted below. The school builds on the success of the Trust’s Spring Common Academy in Huntingdon and the Trust’s aspiration to provide a welcoming environment where pupils can flourish both academically and in their personal development; to leave school as self-confident young people, ready to take on the many challenges that they may face in the wider world. Jamie Shearman, area director for Morgan Sindall Construction in Cambridgeshire, said: “Like so many areas in the UK, SEND places are in high demand in Cambridgeshire. “The Morgan Sindall team understands the importance of providing high quality facilities that meet the educational needs of children, giving them the best chance in life. “It is a privilege to be working alongside Cambridgeshire County Council and the Horizons Education Trust, as we collaborate on delivering an inspiring, state-of-the-art development for the benefit of the wider community.”

Where is Heckmondwike Today? Heckmondwike has expanded its product range to offer new designs which are stylish yet functional. Particularly Array, which offers customers a commercial fibre bonded carpet with a design-led edge. It can be used alongside other products in the range, such as Broadrib and Supacord, for a creative and eyecatching finish, working best in office spaces or break out areas. Heckmondwike has also brought out several entrance and transition products such as the Battleship/Hippo and Dreadnought ranges. All of these are functional, highly durable and a popular choice for use in heavy traffic areas. Not only are the products made to an unparalleled standard, but their customer support is no exception to this too. Their focus is on ensuring that they meet the requirements of their customers, providing top-class technical support, quality assurance and customer service.

H

eckmondwike is one of the UK’s leading specialists in fibre bonded commercial carpets and carpet tiles. They offer a wide range of hard-wearing carpets which are ideal for a multitude of sectors like education, retail, leisure, offices and apartments. This article will explore the past, present and future of Heckmondwike, as well as offer insight into their products and innovations. Heckmondwike Through the Years Heckmondwike is part of the National Floorcoverings Group, and has sister companies including Paragon Carpet Tiles, Mat.Works Entrance Solutions and Playrite - all of whom supply quality commercial flooring for a range of uses. Heckmondwike has been manufacturing their renowned fibre bonded carpets ever since the launch of their Iron Duke collection in 1967, which is still just as popular today. However, where Heckmondwike has made significant strides is in the education sector. They were the first company to introduce fibre bonded carpets into schools around the UK, which ultimately provided a better learning environment for students and teachers. From there, they’ve gone from strength to strength and are now considered one of the education sector’s number one carpet providers, with Heckmondwike products installed in educational buildings from nurseries and primary schools, to colleges and universities. Made in the UK, Made to Last Whilst time has moved on since 1967, and carpet designs and customers’ needs have

34

changed, Heckmondwike’s ethos remains the same. They’re still manufacturing only the highest quality, durable carpets direct from their factory in West Yorkshire. Being a Yorkshire business is something the company is incredibly proud of. In fact, they’re so proud of their heritage that their brand is even named after the local area where they are based - Heckmondwike. So, in typical Yorkshire fashion, quality, durability and reliability are at the forefront of the business. Their commercial carpets are designed to withstand the test of time and are perfect for areas with heavy footfall like entranceways, offices, classrooms and corridors. Dates to Remember The Iron Duke fibre bonded range was launched along with the company in 1967. It’s Heckmondwike’s original fibre bonded product and has a flat finish making it easy to cut into multi-directional shapes and patterns - a feature that is particularly useful in schools. It goes without saying that this classic fibre-bonded carpet is as durable as they come thanks to the anti-ravel and anti-fraying technology. 50 years of Supacord After the success of Iron Duke, came the arrival of the company’s best-selling product: Supacord. Since its launch in 1973, the Supacord range has grown its reputation and become one of the most popular carpets for educational facilities. Similarly, to Iron Duke, Supacord will not ravel or fray and comes in a wide range of colourways to match any branding, as well as having class leading acoustic properties.

What’s next for Heckmondwike? Being a local manufacturer is something that the company values, particularly in current times. They aim to use only local suppliers for raw materials to give the local economy a much-needed boost, as well as reduce carbon emissions. They’re also constantly looking for new ways to innovate products and become more sustainable. They already use rubber crumb backing made from recycled car tyres for some carpet tile collections, with the rest of the carpet tile range being backed with a polymer modified bitumen, which contains a minimum of at least 72% recycled content. Heckmondwike also uses other recycled materials where possible throughout their manufacturing process. Heckmondwike is a leading supplier of durable commercial flooring solutions and has specialised in the education sector for over 50 years. Passivent’s comprehensive range of Aircool® wall and window ventilators offers solutions across a wide variety of sectors, providing controlled air intake and extract in natural ventilation systems to create healthy internal environments.

T

he Passivent Aircool range comprises four core products to give specifiers the full spectrum of solutions. The Aircool works with all forms of wall construction, curtain walling and window profiles with the external weather louvre providing excellent weather protection and an insulated internal damper which minimises heat loss. Passivent Aircool can form part of a natural or mechanical ventilation strategy and with its electrically-actuated low-voltage dampers, is virtually silent in operation. It is particularly suitable for use as part of a night cooling strategy, where daytime heat build-up is dissipated from the structure via the Aircool during the night, reducing the need for daytime cooling or air conditioning.

As well as the standard Passivent Aircool option, Passivent also offers an Acoustic Aircool® Ventilator with additional acoustic attenuation features plus its Thermal

Aircool® Ventilator with a heater coil to temper the temperature of the fresh incoming air during cooler weather. The hybrid air-mixing variant - Hybrid Plus2 Aircool – combines the features of the Aircool with an innovative air tempering and mixing unit with three distinct operating modes to satisfy cool and warm conditions – passive, cooling and mixing. The Hybrid Plus2 Aircool meets BB101 (ventilation) and BB93 (acoustics) for use in the education sector, but is equally suited to general commercial applications as well as modular construction.

Passivent no leak guarantee protects year after year Passivent, one of the UK’s leading manufacturers of natural ventilation solutions, has unveiled a market-leading 15 year no leak guarantee available as standard across three of its most popular roof ventilation terminal products.

T

he Passivent Airscoop, Airstract, and Hybrid Plus Airstract roof ventilation terminals are all covered by the 15 year guarantee, which starts from the date of installation, rather than the purchase date. Central to all three products is Passivent’s patented double-bank louvre system within the terminals. The unique design means buildings relying on these products will be 100 per cent ventilated all year round, regardless of external weather conditions. And so robust is the design that Passivent is able to guarantee no leaks for 15 years, provided the roof ventilation terminals covered have been installed in accordance with Passivent fixing instructions. What’s more, there is no requirement to undertake a regular servicing programme for the roof terminals to qualify for the guarantee.

Forbo’s flooring elevates new eco-friendly school Two Rivers primary school in Keynsham, Somerset, is only the second school in the country to achieve Passivhaus Plus accreditation. To achieve this impressive milestone, architects Hatcher Prichard had to make conscious choices when it came to choosing materials for this project. With outstanding sustainability credentials and a wide portfolio of solutions suitable for the education sector, Hatcher Prichard specified a variety of Forbo Flooring Systems’ contemporary floor coverings, including its Tessera carpet tiles, Sphera and Eternal vinyl floor coverings, as well as both its Surestep and Safestep safety flooring. Image: Bhagesh Sachania Forbo Flooring – Enquiry 34

As the Airscoop, Airstract, and Hybrid Plus Airstract do not include mechanical or electrical items, such as actuators, within the terminal, no regular maintenance is required which in turn means no need to allow for external roof access. The guarantee is granted to the product and so is transferable to any future building owner for the remainder of the term. A lot can happen in 15 years but Passivent’s Airscoop, Airstract, and Hybrid Plus Airstract roof ventilation terminals will keep buildings well ventilated with no leaks – guaranteed. Wraptite airtightness protection for Northampton School for Boys The Wraptite external air barrier system from the A. Proctor Group has been chosen for its airtight benefits for a Department for Education (DfE) funded project of the offsite construction of Northampton School for Boys Multi-Academy Trust.

T

he new project forms part of a full turnkey solution provided by Algeco, acting as Principal Design and Build Contractor alongside Watson Batty Architects.

The self-adhesive design is perfectly suited to offsite manufacture, easy and quick to apply. Installing Wraptite at a low level in the factory enables the membrane to be easily applied and avoids the risks of working at height.

Utilising Seismic technology for the Northampton school modules will deliver important benefits.

Offsite installation also enables the product to be installed in completely dry conditions to ensure full adhesion in a quality-controlled environment to deliver the required airtightness requirements. The product is very durable and provides excellent protection in transit and on-site.

Controlling spiralling energy costs is particularly key in educational facilities such as schools and colleges. The Wraptite air barrier system is a safe and simplified membrane system. It provides a fully self-adhered vapour permeable air barrier certified by the BBA and combines the critical properties of vapour permeability and airtightness. This approach saves on both the labour and material costs associated with achieving the energy efficiency demands in buildings.

Timber frame insulated wall panels from Taylor Lane have been used in the construction of a new purpose built 2,500m2 ‘living lab’ for the New Model Institute for Technology and Engineering (NMITE), designed to educate Centre of Advanced Timber Technology (CATT) students.

T

aylor Lane was selected by NMITE for the new site on Skylon Park in Hereford. The building itself demonstrates advanced timber technologies and is acting as an exemplar in a region aspiring to net zero carbon targets. As the appointed timber frame supplier Taylor Lane was tasked with demonstrating this modern method of construction in the hybrid structure. Taylor Lane used a selection of non-standard materials specified by NMITE to construct 20 panels. These range from 250 to 2400mm wide, and 4100mm high. The insulated panels were installed over two phases; a 53Lm run and another spanning 33Lm. This was particularly challenging as Paul Harris, contracts director for Taylor Lane Timber Frame explains: “The glulam structure including the roof element, and Cross-laminated Timber (CLT) frame were already in position which meant that we had to crane the panels in and around an already constructed structural frame. This was tricky and took careful consideration in devising a suitable method of work and appropriate access equipment.”

The panels sit on a glulam soleplate. Taylor Lane used 240mm I-joists rather than solid timber floor joists to avoid cold bridging and maximise thermal performance. Each panel is fully filled with 240mm Knauf Insulation OmniFit 35 slab, a glass mineral wool slab that provides excellent fire, thermal and acoustic performance. Nine mm OSB is fixed to the front face of all 20 panels. For educational purposes, 11mm OSB is used on the inside face of the panels fitted in phase one, and 11mm flame retardant (FR) OSB for the remaining panels installed in phase two. Some panels are attached to the CLT frame and others to steel which enables Taylor Lane to showcase a variety of fixing methods. Paul continues: “We were mindful of the fixing positions as some of the construction components are left visible for the CATT students to observe. We also concentrated on the panel’s aesthetics, such as ensuring the breather membrane [A. Proctor Facadeshield UV] wasn’t damaged during construction, for example.

Education & Student Accommodation

Taylor Lane Timber Frame selected for exemplar education site

To allow for the right components to be visible in the right locations, Taylor Lane had to work within very tight tolerances. “The panels sit in front of the glulam, clipped to brackets. Obviously, this required precision spacing, slightly out and it would impact the whole run, hindering the observation panels and exterior cedar wood cladding,” concludes, Paul. Taylor Lane’s panels were used for one L-shaped section of the building, opposite is another timber construction method. Working to the client’s tight timescale, Taylor Lane completed a phased installation, erecting the panels in around six days in total. NMITE is home to the Centre for Advanced Timber Technology (CATT) with a strategic mission set by industry to “stimulate collaboration across the industry together with showing a wider audience how rewarding a career in timber can be.” Image: Speller Metcalfe Taylor Lane – Enquiry 40

BWF

New data reveals misconceptions over timber windows and doors British Woodworking Federation expert explores the main myths over timber and why we should rethink how it can be used in the home.

A

survey of 1,500 UK homeowners has revealed signs that timber windows and doors are viewed positively by homeowners, but that there are misunderstandings over how they perform, their overall cost and how they are maintained.

thought they cost more than alternatives to purchase and install.

The survey conducted by the British Woodworking Federation (BWF) revealed that 59% of homeowners felt that timber windows offered a wider opportunity for design and style options than alternatives, and 56% thought timber windows were more sustainable.

Helen Hewitt, Chief Executive of the BWF, said: “With the cost of living and energy crisis ongoing, it comes as no surprise that cost and energy efficiency are the primary concerns for homeowners when selecting windows for their property.

Despite these positive perceptions, research also revealed a number of misconceptions over timber windows as compared to alternatives. Fewer than half (40%) believed timber windows offer high energy efficiency performance, and more than half (57%)

42

Almost two thirds (70%) believed timber windows have a shorter lifespan and will need more frequent replacement than alternatives.

“But there are still some outdated assumptions over timber windows’ energy efficiency performance. “It’s really important that homeowners have the full range of information available to them to help them make informed choices.”

Large retrofit completed Boon Edam has completed a landmark project at One Canada Square, one of London’s most iconic buildings. As part of an ongoing lobby refurbishment, Canary Wharf Management opted to modernise the building’s original revolving doors to increase performance and improve the overall experience for tenants and visitors. The refurbishment included retrofitting nine hydraulic-assisted revolving doors, which were installed in the late 1980s, with a more advanced and efficient system. Boon Edam’s solution was multifaceted and required careful planning and coordination. The project was phased over a series of weekends to avoid disrupting the building’s daily operations.

Boon Edam

address the challenges of being ready for the FHS. This is especially important as no respondents to REHAU’s survey were aware of a window system capable of meeting the 0.85 W/m2K U-value standard required under the upcoming legislation, with 65% saying ‘no’ and 35% saying they were ‘unsure’. Boon Edam

The entry experts worked closely with Canary Wharf Management and the various subcontractors to create a detailed programme and coordinate logistics to ensure that all aspects of the project were completed seamlessly and that each installation went smoothly. To upgrade the operation of the doors, the team needed to install a new drive and control box. Typically, the drive and control are installed beneath the door; however, it was not possible at One Canada Square due to the high-quality and expensive marble flooring that runs throughout the lobby. Instead, Boon Edam designed a canopy extension to provide the space required for the upgrade. This allowed each door to be retrofitted to fully automatic operation. The additional space also allowed Boon Edam to install Instant Lockdown to enhance security and enable building management to quickly and easily secure the revolving doors at the push of a button. With up to 10,000 people entering the lobby each day, all upgrades needed to comply with the latest British Safety Standards. As a result, Boon Edam installed new state-of-the-art features, including sensors, buffers, and emergency stop buttons, to comply with EN 16005 and to improve safety and accessibility for building occupants and visitors.

Preparing for the FHS With less than 18 months from full implementation, more than two-thirds of decision makers in the housing market are not prepared for the Future Homes Standard (FHS), according to a new survey by REHAU. In its latest market readiness report, Future Homes Standard: Preparing UK Housing for 2025, leading polymer window profiles manufacturer REHAU has revealed just over half of respondents are ‘somewhat prepared’ against the FHS timeframe. Compliance with the Future Homes Standard is mandatory from 2025. However, REHAU’s survey of 200 decision makers for building products in local authorities, housing associations social housing and housebuilding also found that 79% said it was going to be ‘somewhat challenging’ or ‘very challenging’ to meet the FHS timeline. To help housing providers, REHAU is committed to raising awareness about how PVCu door and window frames can help

Martin Hitchin, CEO at REHAU UK, comments: “Reaching a point where all new homes produce between 75%-80% less carbon emissions than previous standards is a huge challenge, though clearly necessary if the UK is to have any chance of achieving net zero by 2050 – a target that is now legally binding. The UK’s position is also concerning because the FHS comes into force in less than two years.” To date, discussion has understandably been dominated by the new build market, but there’s a need for the housing industry to consider how existing properties can be improved. There is a huge amount of legacy building stock that will remain occupied for the foreseeable future, especially by social housing providers. The feasibility of net zero rests in part on addressing the retrofit challenge. On top of the shortening timescales, the report also shows that there is an overriding lack of awareness in the market. No one knew of a window system offering a FHS U-value of 0.85 W/m²K. However, these U-values can be achieved with the right design and specification.

REHAU

To achieve the desired aesthetics, Boon Edam’s team installed new, custom-made doorsets that are designed with larger profiles than a traditional Boon Edam revolving door. Following the success of the project, Canary Wharf Management opted into a premium maintenance agreement to ensure the new automatic doors remain in top condition.

Bringing natural light from above to the building within a ruin The Rooflight Co have supported Ann Nisbet Studio to demonstrate how the concept of both new and old can sit harmoniously side by side in the RIBA and RIAS award-winning Cuddymoss residential project.

T

he original building sits high in the Ayrshire Moorlands and consisted of only four external stone walls, a concrete slab, two brick walls for separating cattle and a single internal stone wall. The roof had collapsed in several years before and the interior was full of debris. Extensive measurement and research enabled the architect’s team to create a visual evolution of the building dating back to the early 1800’s. This gave rise to the concept of an ‘intervention within the ruin’ where a timber framed building would be inserted into the existing stone structure. In this way, the windows would be set back, creating deep reveals, that visually encompass two entities – the new and the old.

Perpendicular to the existing structure and connected by a minimalistic, glass link is a new building, clad in timber, creating additional living space. To minimise the need to create new openings in the original stone walls the architect’s designs incorporated rooflights in the newly constructed roofs, for natural light and ventilation. Using both The Rooflight Co’s iconic Original Conservation Rooflight and the frameless, minimalism of their contemporary Neo® Rooflight, the architect extends the concept of old and new in the design. The minimalistic design of Cuddymoss reveals the deliberate care and clarity with which the original vision has been executed. The expert execution of the fabric-first approach has resulted in triple glazed windows and thermally efficient rooflights to balance warmth and ventilation throughout the property. The outcome is a tranquil private residence with a connection to the encircling expanse of nature.

46

The Original Conservation Rooflights sit flush into the roof, with the signature fine lines of the steel framework honouring the heritage of the building and its rural narrative. With internal features such as the patented Thermoliner® and carefully considered glazing specification, the rooflights enhance the cohesion of a heritage building with modern performance. Meanwhile, the Neo® Rooflights, with their flush edge-to-edge glazing in the new building, echo the look and feel of a sheet of glass and complement the contemporary design of the glass corridor, supporting design continuity throughout the property. Internally, all 5 rooflights allow the property to capitalise on the natural light from the secluded surroundings, welcoming directional light into the bright white interiors. Purposeful design is at the heart of Cuddymoss. This is reflected in the recognition the project has received. It was awarded the RIAS Award for Architecture 2023 and was longlisted for the RIBA House of the Year 2023 and the

Dezeen Awards for Architecture of a Rural House. It was also shortlisted for the 2022 GIA Sustainability Award. This year marks the 30th anniversary of The Rooflight Co. Founded by architect, Peter King, who first conceived the Conservation Rooflight. The company remains committed to that original spirit of innovation, artistry and performance across all of their product collections. From their state-of-the-art studio in the Cotswolds, the design team can take your design vision and turn it into a beautifully crafted reality, whilst every rooflight is carefully hand-assembled, including the glazing units, by their skilled craftspeople. Häfele relaunches CPD suite to support specification experts Häfele, manufacturer and distributor of fixtures, fittings, architectural hardware and access control to the specification space, is relaunching two of its CPDs following reaccreditation from RIBA.

C

urrently in the process of refreshing its CPDs for the projects market, Häfele’s modules on ‘Defining Electronic Access Controls’ and ‘Specifying Door Ironmongery’ are now available for delivery. The ‘Defining Electronic Access Controls’ CPD explores the history of access control systems, the elements that make up modern-day systems and how to correctly specify them. Those taking part will also gain a greater understanding of the elements that make up such systems, and the considerations for different applications including hotels, office spaces and high-rise builds. The ‘Specifying Door Ironmongery’ CPD examines the hardware solutions used to manually operate, lock, close and protect doors on projects, and explores relevant legislation and regulations surrounding door hardware, providing real-world examples of common specification requirements.

Paul Smith, Head of Specification Sales for Häfele UK, said: “All our CPDs are designed to help those working in the specification space to apply best practice when it comes to the key fixtures and fittings that make up the buildings that millions of us use every day. Our commitment to this sector is to ensure these learning modules are kept current and relevant, and we’re pleased this latest iteration of two of our most popular CPDs have received the seal of approval from RIBA.” Underpinning Häfele’s CPD suite is a collection of dedicated support services, delivered by its Projects 360° team, made up of over 20 DipGAI qualified ironmongers. University experiences the benefits of Aico’s IoT Technology in student housing Canterbury Christ Church University (CCCU) has recently started upgrading their alarm system to a grade LD1 and implemented the homelink connected home solution to monitor indoor air quality and increase proactive maintenance within their student accommodation.

This data has enabled CCCU to make decisions on any building works that need to be carried out in the properties, to improve ventilation or insulation and work towards their goal of becoming more sustainable. The installation of the Gateway & Environmental Sensors in CCCU’s student accommodation has proved to tackle more problems than it initially intended. Insights from the Environmental Sensors have highlighted the key areas that needed addressing in terms of the properties ventilation and insulation.

C

CCU offers student accommodation at a range of prices to suit the budgets of their students. Their accommodation guarantee means that all students are guaranteed a place in accommodation during their first year. British Standard BS 5839-6:2019+A1:2020 covers specific recommendations for fire alarm systems in all domestic premises and covers both new-build and existing properties. The University were looking to upgrade their domestic smoke alarm systems to a Grade LD1 in some of their student housing. Grade LD1 is a high level of protection and includes alarm coverage in all areas where a fire could start. The University also wanted to be able to monitor temperature, humidity and Carbon Dioxide, providing actionable insights into condensation, damp & mould risk and indoor air quality to enable the creation of healthier, safer homes. The solution identified by CCCU to achieve these goals was Aico’s Ei1000G Gateway and Environmental Sensors.

56

This remote property management solution includes custom notifications and tags so that the right departments and individuals in the University get notified at the right time. This has led to a cost reduction in call-outs as the University has set up personalised notifications to the relevant departments. The Installation of the Gateways has created an assigned workflow so that student safety is never compromised or delayed. By specifying the HomeLINK Connected Home Solution, the University have utilised IoT Technology to enhance student wellbeing and better understand their properties. Constant monitoring of the alarms via notifications has allowed the University to know immediately if there are maintenance issues like an alarm head removal from the base-plate, low battery, or false activations and address any potential problems immediately.

However, it has also assured the University that all of their alarm systems are working as they should. Thanks to the Gateway, if any event was to arise, multiple people would be alerted, replacing the need for a warden to visit the property. Canterbury Christ Church University have been able to experience the benefits of using IoT technology in student housing. The University have already put plans in place for a further rollout of HomeLINK devices with the support of their Regional Specification Manager, Brad Wain. Aico – Enquiry 62

The Gateway extracts information from the HomeLINK Environmental Sensors and sends it seamlessly to the HomeLINK Portal. The Portal allows the University to drill deeper into the detail using various reporting tools.

Safety, Security & Fire Protection

Specifying Safety to the Highest Degree In the wake of the Grenfell Tower Inquiry of 2022, tall buildings continue to provide challenges with regard to fire detection, evacuation, and firefighting.

T

he height and complexity of structures, and the resident mix often found within tall buildings provide a number of challenges and considerations that can have a large impact on evacuation plans, evacuation times and firefighting responses. While many technologies exist to prevent the development and spread of fire, early detection is paramount to ensure safe exit. They are also essential to activating fire suppression and extinguishant systems, and voice evacuation systems, to protect lives and property from the first hint of danger, but this requires an integrated approach. Integrating fire detection and alarm systems into Building Management Systems (BMS), for example, allows for full control of all aspects of safety, from heating and ventilation systems to lift control, fire safety and more. This is key towards ensuring a building protects those housed within it, and the property of which it contains. Kentec’s Taktis fire control panel does so,

with true integration achieved through its open-protocol makeup, enabling Building and Site Managers, and specifiers, the unique ability to combine a diverse range of products, from a host of manufacturers, into one system with the confidence that they are combatable and communicating with one another at the most critical stages of a fire alarm operation. This makes personnel safety not only a more reliable process, but more cost-effective – a crucial consideration for all parties involved. But another key consideration, is that sufficient life-protective systems must not inhibit or compromise the structural integrity of the building it is designed to uphold. Traditional cabling systems can often present hazards, with holes borne into the building fabric and cladding – a process which often disrupts firestopping capabilities. The emergence of wireless systems bridges this gap however and must be a consideration for the modern building specifier, particularly in heritage or high-risk sites. Installed with pace and with ease in relation to the structural

58

skeleton of the building in question, wireless systems such as Kentec’s K-Mesh provides the added benefit of remote monitoring and status updates – not only reducing labour costs, but limiting human intervention in case of emergency – with the communicative power to enhance evacuation operation, without compromising on performance. A final challenge is ensuring that buildings and premises attend to legal duty, such as those placed in line with the 2005 Fire Safety Order, placing legal responsibility on building managers and owners. A common system imposed to address this is the provision of a Personal Emergency Evacuation Plan (PEEP), a binding contract which sets out tailored support to each individual within a building should a problem arise. Being flexible in approach, and catering to the needs of PEEPs is a modern challenge that building specifiers, and life-critical control system manufacturers, such as Kentec must tend to, with adaptable, bespoke solutions being the end result. Kentec offers a range of Evacuation Alert Control Panels to combat this, with panels capable of activating differing systems of audio and visual devices to enable controlled and safe evacuation of building occupants. Being responsive to occupant needs, but also those of the modern specifier is critical to ensure safety to the highest degree, and do so for all involved. EJOT Colorfast fasteners receive globally renowned FM Approved mark EJOT has secured FM approval for all the most widely used products in its Colorfast range of colour-matched self-drilling fasteners, providing specifiers and contractors with another independently verified ‘stamp of approval’ for the suitability of the range’s key products when used for fixing sandwich panels, or built-up envelope systems designed to the same standard. It is a development that provides additional assurance when specifying screws for coloured roofing and façade sheets. Whilst Colorfast’s original metal parent product has long been FM Approved, this latest approval classifies the products in their own right. The third-party certification by FM Approvals, a division of American property insurance giant FM Global, confirms EJOT’s stated performance capabilities for the fasteners in line with the stringent requirements of an international standard that applies to fully tested systems. Under the scheme, every element of the building envelope’s proposed construction is assessed down to the smallest fasteners, which is why it represents the ‘gold standard’ for approvals.

Keller Kitchens awarded German quality standard At the beginning of 2023, Dutch kitchen manufacturer, Keller Kitchens, launched a range of utility room schemes; and now nine months later, Keller and parent company, DKG Group have been awarded the German quality standard TÜV GS certificate for the entire portfolio. The GS quality mark (Geprüfte Sicherheit - meaning ‘approved safety’) is a German quality mark awarded to furniture that meets the highest safety standards. The utility range was rigorously tried and tested on various aspects including stability, durability and mechanical safety and the inspector also visited the DKG kitchen factory to review production facilities. As a result, the standard is unambiguous in terms of which fasteners can be used in order to deliver an approved roof or façade. Securing approval, however, is not only subject to successfully demonstrating the product’s performance in testing. EJOT – Enquiry 78

Senior’s SF62 system gets to work in landmark office development An innovative aluminium curtain wall solution from Senior Architectural Systems has helped create a stunning façade for Bank House in Newcastle. Bank House required a robust solution to create the large expanses of floor to ceiling glazing deigned by Ryder Architecture. Senior’s innovative SF62 aluminium curtain wall system was the ideal choice, achieving

the desired slim sightlines with the added reassurance of being able to accommodate greater structural movement. Combining an attractive robust aluminium frame with a wider 62mm box, the increased rebate size of Senior’s SF62 system means that it is possible to provide either additional clearance between the section and infill, so that the system is able to allow the glass to move more, or greater edge cover for issues such as guarding. Benefitting from the inherent strength of its aluminium frame, the new SF62 curtain wall system can also support transom loads of up to 750kg and achieve longer glazing spans without the need for additional supporting steel to be used. Senior’s SF62 aluminium curtain wall system was fabricated and installed at Bank House by façade specialists Topside Group for main contractor Bowmer & Kirkland, who has constructed the new development to achieve a BREAAM rating of ‘excellent’. New Rockpanel Stones – the warmth and resilience of stone, reimagined Rockpanel has launched fire-resilient, ventilated facade cladding featuring surface designs that faithfully evoke the look and feel of natural stone. Durable, fire-resilient and colourfast, choose from a selection of stunning, realistic colourfast hues across the range – six for the sleek Stones Smooth collection and ten for the subtly riven Stones Textured – each will add elegance to any external facade and increased financial worth to the building owner.

The natural slate rainscreen cladding system was chosen for its durability as well as its premium aesthetic. CUPACLAD® 101 horizontal profiles were installed followed by the 40x20cm natural slates, in a 7.65mm thickness. These were fixed horizontally using self-drilling screws, which are invisible post-application to ensure that the overall design and aesthetic is not impacted. Installation was a straightforward process, partly due to the lightweight of the system, with each natural slate weighing less than 30kg/m2.

Rockpanel is the ideal choice for architects who want to combine sustainability with style. In addition to a core of stone wool derived from abundant, non-combustible volcanic rock, Rockpanel contains construction industry by-products that might otherwise end up in landfill.

CUPA PIZZARAS – Enquiry 82

The panels have an official lifespan of fifty years. At the end of use they can be easily dismantled and recycled into new stone wool products with no loss of quality via Rockcycle®. Rockpanel ventilated facades are perfect for new build and renovation projects across all sectors and especially for applications in high-rise buildings. Installation is quick and easy with a range of fixing options. Class A2 (Euro class A2-s1, d0) Rockpanel embodies exceptional fire-safety. It also carries the CE quality label and is ETA certified.
