T

he construction products manufacturing sector posted a fourth successive quarterly expansion in the second quarter of 2021, according to the latest Construction Product Association’s (CPA) State of Trade Survey.

Private housing, infrastructure and private housing repair, maintenance and improvement, in which activity remains firmly above pre-coronavirus levels, continued to be the main drivers of growth. Material cost inflation, however, remained a prominent feature and supply-side constraints were seen as the key concern for the year ahead. The supply of raw materials and components over the coming year remains the largest concern for manufacturers due to bottlenecks in the global supply chain. Amandeep Bahra, CPA Economist said: “The recovery of the construction products manufacturing industry is well underway, with manufacturers posting the fourth consecutive quarterly rise in product sales in 2021 Q2. “Adding to this positive news were expectations of further growth in the year ahead and plans to hire. However, with global supply chain woes lingering due to a lack of shipping containers and drivers, a record proportion of manufacturers cited the supply of materials and components as a major constraint on the 12-month horizon. “Inevitably, this stoked concerns among heavy side firms over high raw material prices over the coming year. As self-isolation and Brexit rules also bite, the industry’s long-standing issue over labour availability was a key risk for light side firms.” Despite this, the CPA’s summer forecast is still maintaining that construction output remains very buoyant and is forecast to rise by 13.7% in 2021 and 6.3% in 2022.

Disability strategy misses golden opportunity on accessible housing The Government has published the National Disability Strategy with the stated aim of improving the everyday lives of disabled people. The strategy sets out aims to address disabled people’s housing needs as well as other themes including transport, employment, education, shopping leisure and public services. Habinteg want to see the building regulations ‘accessible and adaptable’ standard established as the minimum requirement for all new homes as well as a national expectation for a proportion of all homes to be built to wheelchair accessible standards. However the strategy stops short of these steps. Instead, it commits the Ministry of Housing Community and Local Government to: • confirm plans to improve the framework to deliver accessible new homes by December 2021 • commission new research to develop statutory guidance on meeting Building Regulations covering access to and use of buildings Nick, Apetroaie Habinteg Chief Executive said: “Despite the strategy setting out

ambitions to tackle inequality, we believe it’s missed an opportunity to make immediate and straight forward changes to building regulations. Increasing the minimum accessibility requirements for all new homes would have made thousands more homes that are easy to adapt when needed and ensure that an adequate level of inclusive design is provided in all new developments. “The case for change is simple and we don’t believe it’s enough to plan for more research. Every year’s delay means thousands more homes being built that are not inclusive or accessible for disabled people.” Other housing commitments set out in the strategy include: • enacting aspects of the Equality Act 2010 which require private landlords to allow adaptations to shared areas of their buildings to improve access for disabled tenants • allocating funds to deliver more affordable supported housing • making improvements to the administration of Disabled Facilities Grants • ensuring the safety of disable people in buildings during emergencies

DLA progresses YMCA Wimbledon redevelopment DLA Architecture has announced the start on site for the first phase of the £30 million mixed-use redevelopment of YMCA in Wimbledon. This includes the delivery of a 121-room hostel with much improved amenity and a second phase delivery of 135 new private

homes with ground floor retail spaces and public realm. DLA was appointed by joint venture partnership Thornsett and YMCA St.Paul’s Group following a design competition in 2018 and secured planning consent in June. Having had a presence in Wimbledon for 150 years, YMCA and has held ambitions to redevelop the site for over ten years.

Call for game-changing solutions to innovation challenge An innovation initiative to support the transformation of the housebuilding sector is calling for suppliers of new solutions. Advanced Industrialised Methods for the Construction of Homes (AIMCH) is inviting suppliers to enter the sandpit challenge to showcase their innovative products or services, demonstrating how they can deliver industrialised offsite solutions required to meet current and future housebuilding demands. The three-year AIMCH project, whose goal is to support the sector to tackle the UK housing crisis by building new homes quicker, more efficiently and to a higher standard, is encouraging innovation and collaboration from across all parts of the industry. There are three challenge areas for suppliers to submit their technically and commercially promising products and systems: • Advanced MMC Solutions, with a particular focus on scaffoldless erect • Standardised Solutions, including modular stairs, bathroom pods, and preformed windows and doors • Zero Carbon Solutions, with a particular interest in heat pumps, underfloor heating, convection heaters, battery storage, and lower lambda mineral wool • Successful partners could see their products and services trialled on live housing projects, with successful methods subsequently being commercialised and brought to market in volume.

New figures show increase in new energy efficient homes New figures show an increase in supply of energy efficient homes as we build back better from the pandemic towards a greener future. In the 12 months to June 2021, 251,000 EPCs were lodged for new build homes, an increase of 16% on the previous year. This now means 85% of new homes in England and Wales are in the highest energy efficient bands with an energy rating of A or B. EPCs are mandatory for all domestic buildings and provide new home-owners with an indicator on how energy efficient their property is and how they can save on costs. The statistics demonstrate progress in the mission to build back better and greener from the pandemic. Housing Secretary Rt Hon Robert Jenrick MP said: “This government acted decisively to keep the housing market open and operating safely during the pandemic. We are now seeing the benefit as these latest figures indicate an increase in supply of green homes. “Not only do we want to build back better, we want to make sure homes across the nation are fit for the future, better for the environment and more affordable for home-

owners to heat. Our environmental targets will be fair and affordable to everyone.” The government’s Future Homes Standard will ensure that new homes produce at least 75% lower CO2 emissions compared to those built to current standards. This is part of a commitment to improve the quality of housing across the nation by ensuring new homes adhere to strict energy efficiency standards, which will help meet target of net zero emissions by 2050. As part of our drive to net zero, the government is also backing industries of the future through the Prime Minister’s Ten Point Plan and the Plan for Jobs for a green industrial revolution such as increasing the use of Modern Methods of Construction (MMC). MMC provides an important opportunity to improve the quality of new homes, deliver more energy efficient homes, reduce construction waste, improve productivity and address the shortage in construction skills. At Budget, we announced the MMC Taskforce, backed by £10 million of seed funding, to accelerate the delivery of MMC homes in England.

Bringing wood to the global stage Commissioned by CEI-Bois, architects dRMM have designed a reusable timber pavilion for COP26 for the UN climate change talks to be held in Glasgow, Scotland, UK in November 2021. ‘Timber Beacon’ is dRMM’s response to the collective brief of a unique global timber industry collaboration. The 25+ strong alliance of innovators in engineered mass timber and wood-based products, global forest growth and development, are led CEI-Bois, the European Confederation of Woodworking Industries and the UK Timber Trade Federation. Wood for Good is delighted to be part of this group of organisations behind the project that aims to put timber and forestry centre-stage at COP26 in Glasgow later this year. The structure is one part of a global presence being planned which includes a 6-week long festival called ‘World of Wood’ in London, a virtual presence and other activities that will call on global leaders to recognise the value of forestry and timber in helping fight climate change.

Next significant phase revealed for £1bn development Scarborough Group International (SGI) has submitted two reserved matters planning applications and a revised outline planning application for the next significant phase of development at its award-winning Middlewood Locks project in Salford. The applications set out major residential and commercial development intentions for the remaining 10-acre plot of land that connects the existing community at Middlewood Locks and Salford through the Ordsall Chord railway arches to Manchester city centre. The first reserved matters application includes a further 659 residential apartments within two blocks, one to be part 28-storeys and part 10-storeys and the other part 32-storeys and part 11-storeys, alongside ground and first floor commercial space of just under 18,000 sq ft. The second reserved matters application is for 250 residential apartments within an L shaped building that steps down from 15 storeys to 11 storeys. There will be a 4,500 sq ft commercial space provision with extensive public realm for residents and visitors.

New planning requirements on fire safety come into force New planning requirements that came into force at the start of August, known as planning gateway one, will ensure that highrise developments consider fire safety at the earliest stages of planning. Developments involving high-rise residential buildings must demonstrate they have been designed with fire safety in mind before planning permission is granted – including through their site layout – and with access provided for fire engines. This information will be submitted as part of the planning application in a fire statement. Housing Minister Rt Hon Christopher Pincher MP said: “This is a key step in our progress towards a new, risk-based building safety regime that will ensure fire safety is prioritised at every stage in the development of high-rise buildings. “I am pleased to appoint the Health and Safety Executive as the statutory consultee, which will be on-hand to provide their expertise to local planning authorities on these important fire safety elements. “We are driving up the standards of safety for people’s homes and our new regulator – to be introduced under the Building Safety Bill – will provide this essential oversight, from a building’s initial design, to providing homes in the future.” Local planning authorities must seek specialist advice on relevant applications from the Health and Safety Executive (HSE), as the statutory consultee on fire safety, before a decision is made on the application.

In future, this role is likely to become part of the new Building Safety Regulator – which, led by HSE, will oversee a new safety regime for high-rise residential homes. Peter Baker, Chief Inspector of Buildings, at Health and Safety Executive said: “The introduction of planning gateway one is an important milestone in the journey to radically reform building safety so that residents are safe, and feel safe, in their homes. “It will ensure that fire safety is considered from the very beginning of a building’s life and that developments benefit from integrated thinking on fire safety.” The Health and Safety Executive is now a statutory consultee for planning applications involving relevant high-rise residential buildings and will apply risk-based fire safety knowledge and expertise to evaluate planning applications. This will enable local planning authorities to make sound and informed decisions. The changes to planning requirements follow a key recommendation made by Dame Judith Hackitt that fire safety in high-rise buildings should be considered at the earliest possible stage in the planning process, as set out in her panel’s independent Review of Building Regulations and Fire Safety. It marks one of the first steps in the government’s major overhaul of building safety regulation. On 5 July 2021 the Housing Secretary introduced the Building Safety Bill that will set a clear pathway for improved standards on how residential buildings should be constructed and maintained.

Creating a timeless story with new museum in heart of national park The new multi-award-winning Windermere jetty museum, designed by Carmody Groarke, rehouses an internationally significant boat collection on the shores of Windermere in the Lake District.

T

he new museum building includes exhibition spaces for the display of steam launches, motorboats, yachts and other vessels, telling the stories of their construction and use on the lake. A wet dock allows the display of boats on water within the museum, and the site’s boatyard will repurpose a historic gravelextraction plant, continuing the working life of the place with an active conservation programme of the boats. Emphasis is placed on a visitor experience amongst buildings in a park landscape that creates a strong connection between people, boats and water, as well as providing a reinterpretation of the site’s industrial and picturesque heritage. “The language of the architecture deliberately breaks down the scale of a very large museum into a cluster of pitched roof forms arranged around the wet dock and all aligned spatially to the lakeshore,” explained the architects Carmordy Groarke. “Extended canopies distinguish the function of each building as part of the overall museum ensemble and extend the inside spaces of the building with all-weather shelter into the landscape. >>

Kingspan’s Kooltherm and Therma products have been installed as part of the naturally weathered copper façade for the Windermere Jetty. The naturally ventilated museum is also designed to be highly energy efficient and, as part of this approach, Kingspan Kooltherm K15 Rainscreen Board was specified for the walls of the main museum building with Kingspan Thermapitch TP10 chosen for its pitched roof. Kingspan Kooltherm K15 Rainscreen Board is the first insulation board for rainscreen cladding applications to achieve LABC Registered Detail status. With a thermal conductivity as low as

0.020 W/mK, the boards allowed the design team to achieve excellent fabric performance for the walls of the museum. Its lightweight design also streamlined the installation process in the challenging lakeside setting. The outer copper cladding will gently patina over time, adding green hues to the dark brown cladding. The museum’s pitched roof has been created to echo the form of many of the local boat houses. Kingspan Thermapitch TP10 was a natural choice for this element. Its fibre-free insulation core has a thermal conductivity of 0.022 W/mK and can be used within a variety of pitched warm roof constructions.

As part of the brief, lead contractor Thomas Armstrong Construction was tasked with providing a consistently dust free and durable surface flooring finish with no cracks to the museum’s extensive exhibition halls. The business subsequently awarded the work to industry expert, Aggregate Industries who oversaw the entire flooring specification; not only supplying the full product requirement but working with a design specialist to ensure a seamless solutions approach. Crucially, as a traditional dry shake topping would have been incredibly

difficult to install over the museum’s underfloor heating solution, a tailor-made combination of internal Diamondcrete slabs was used throughout. Carefully constructed from controlled binders and admixtures in conjunction with aggregates, Diamondcrete boasts superior durability and enhanced performance where abrasive elements are present. The result is a robust, superior strength concrete flooring solution able to withstand the harsh weather conditions associated with the area, along with high frequency and use expected of the museum.

>> “Oxidised copper cladding covers all external surfaces and consolidates the appearance of a collection of buildings working together as a single museum. The cladding will gradually weather over time and blend the appearance of the structures into the natural environment.” The project was won through an open international competition organised by the Royal Institute of British Architects. The major new attraction has been constructed by Thomas Armstrong and features a unique collection along with exhibition spaces and live conservation workshops. The architects were keen to do justice to the rich social history contained within the museum and its lakeside location with a sustainable design of architectural distinction. The buildings are carefully oriented to improve the level of natural light inside, reed beds naturally treat water runoff and a lake source heat pump provides heat and hot water. Owned by Lakeland Arts, it is one of the first contemporary buildings on the shores of Windermere in over 50 years and is principally funded by the National Lottery.

TORMAX supplied automatic sliding and swing doors for the £20m development. Enhancing the native aesthetics of the main entrance building, TORMAX was contracted to install a double set of full-height, automatic sliding doors, giving clear access for all visitors. Encouraging unhindered movement of pedestrians throughout the new café, TORMAX also installed two, full-glass automatic swing doors. Delivering minimalist automation, the swing doors are invisibly powered by in-house designed iMotion 1401 operators. Neatly concealed within the floor spacing, the 1401 door drives feature none of the working parts that commonly wear out, ensuring exceptional reliability and a long lifespan.

Why product manufacturers need to be the driving force behind specification reform Over four years on from Grenfell and 11 years from Lakanal House, Hannah Mansell, Masonite UK Technical Director (including Premdor Crosby and Door-Stop International), reflects on the current fire safety landscape and the critical role that fire safety product manufacturers must play in building safety now.

A

t both Lakanal House and Grenfell Tower, there wasn’t just one failure that we can point to and say, ‘if we change this part, the system is fixed.’ It is much wider than that. We have to reevaluate every stage of the building and refurbishment process, from specification and installation, right through to resident engagement and ongoing maintenance. We need to embed better practices across the whole fire safety and construction industries to ensure that everyone is singing from the same hymn sheet on transparency and traceability. Unrestricted access to the testing process Some construction product manufacturers have hidden their specifications behind closed doors, making it difficult for stakeholders to scrutinise and verify the information. Phase Two of the Grenfell Inquiry has investigated how manufacturers have positioned product information and test evidence, and how that could lead to a lack of clarity on what can, or cannot, be used. One of the product manufacturers giving evidence admitted that the testing information associated with the product “wasn’t sufficiently precise or clear*”. When Masonite test our doorsets, we manufacture the doorset under the witness of an independent third-party observer, by a process known as ‘sampling’. They verify each component, the production process, and that the doorset that is furnace tested is not a ‘lab queen’ (a doorset that’s been engineered to pass the fire test and is therefore not reflective of standard production or specification). The independent witnesser permanently marks the doorset with traceability marks. These are then verified by the test house and on the sampling report included in the test report. We do this to prove that the product that was tested, was the same one that was witnessed and sampled, directly from our production line in our factory.

Effective implementation of the Golden Thread Manufacturers are in an ideal position to set the standard for the information included within the digital Golden Thread as they should know everything about their product’s journey, from raw materials through to manufacturing, testing, production, and sale. Door-Stop use a bespoke digital ‘Critical to Safety’ framework that records the multiple checks carried out on the components and

manufacturing processes of each doorset. Our doorsets are shipped with copies of the full certificate, data sheet and installation instructions, which list the original primary test evidence reports of our product. The label traceability affixed to each doorset means that stakeholders can not only see who the manufacturer was, but also trace their way back to the certificate, and access detail of compatible components and specification limitations. This is a vital link to help stakeholders manage, inspect and maintain the product throughout its lifetime.

Adopting third party certification Dual certification is relatively new and is not mandatory. Some people step onto the market with just a single test report, but we prefer a more robust approach. We’ve chosen to test and certificate our doorsets for both fire and security: neither performance characteristics should be considered above the other. The documentation that supports dual certification clearly shows the stakeholder that the product specification is identical

and has been independently verified. Door-Stop has conducted indepth research and development testing programs to create the robust primary test evidence base that is used in our certification. We’ve run multiple tests to help us to understand not only what makes a doorset pass, but also the factors that will make a doorset fail. Fire doorsets are complete systems, so it’s important to understand the interplay and impact that every component - even something as tiny as a screw or fixing – has on the system as a whole. The way that we have approached our testing and certification is designed to help enable decision makers to make judgements regarding selection and use of our product in their specific build situations. Making change now We’ve got some clarity over the previously ambiguous areas of The Regulatory Reform (Fire Safety) Order 2005 in the Fire Safety Act 2021 - with further amendments and additions proposed in the Building Safety Bill - but there is still plenty of time before legislation will dictate what is to be done in a prescriptive manner. Full Mapei system provides seamless finish to London food court Mapei products have been specified as part of works to the flooring at Medz Corner Food Court in Kensington, London. The existing cementitious flooring was uneven with cracks and required patch repairs for localised loosely adhered areas. Delta ProFloor carried out work on the project, using a full Mapei resin flooring system to create a level and aesthetic appearance for long-term use.

P

rior to creating a level floor to the food court and toilet areas, the existing flooring received diamond grinding for full preparation and calibration. Two component solvent-free epoxy adhesive Mapei Eporip was then used to repair any cracks. The full Mapefloor System 31 was then used to create a durable, non-slip finish flooring. This multi-layered epoxy system includes Primer SN, a two-component epoxy primer to protect and coat the substrate and promote adhesion. Quartz 0.5 was applied to the primed area while still wet to create a suitable surface key for the Mapefloor I302 SL to bond onto. Once hardened, any excess quartz sand was removed and Mapefloor I 302 SL was then mixed with Mapecolor Paste in Tin Grey to

create a shade to fit the requirements. Once mixed, it was then applied with a medium piled roller for a smooth surface. This twocomponent, epoxy formulate is suitable for use in the foodservice industry due to its resistance to deep cleaning, as well as its sleek and seamless finish. Not only does it offer a smooth finish, it is also non-slip to reduce the possibilities of falling and slipping. For this particular project, Mapefloor I 302 SL was the ideal choice for the flooring finish as it met the full brief provided by Medz Corner; it offers a suitably levelled finish for the stability of tables and chairs, resistance to stains, and an attractive aesthetic for this multi-restaurant food court. Zutec and Westfield – a perfect partnership Construction software platform, Zutec, has been tasked with helping global commercial real estate company, Unibail-Rodamco-Westfield, to build the largest shopping mall in Europe

I

n 2018 after further expansion, Westfield Group’s Westfield Shopping Mall, in White City, West London, became the largest covered shopping development in London. To ensure the mall was completed on time despite the poor economic climate, commercial real estate company, UnibailRodamco-Westfield, sought the aid of cloud-based software platform, Zutec, for Phases 1 and 2 of the project from 2007 until present. Unibail-Rodamco-Westfield was formed in 2018 when Unibail-Rodamco SE, a European company, acquired Australian shopping centre operator Westfield Corporation, and has the largest development pipeline in the industry. During the course of the project time, Zutec evolved from an interactive folder structure for the capturing of handover information, to a 3D Model Management and Visualisation Solution, and repository for all BIM attributes linked to Asset Registers and Manuals/Documents.

The project was a success due to the multitude of benefits Zutec provides its customers. The platform, which is used for all project data to be defined, captured and managed throughout the entire lifecycle of a project, allowed Westfield quicker access to information, enhanced knowledge of built assets, a reduction in existing condition

surveys and a faster reaction time in emergencies. Zutec continues to be utilised as a single Source of Truth, where the as-built records, changes and modifications which take place throughout the facility’s life cycle continue to be updated and maintained. Zutec – Enquiry 19

Primark and Gilberts - the first and now the biggest The world’s biggest Primark store is making the most of its space- through to its ventilation. Gilberts Blackpool - the air movement specialist that provided the air distribution outlets for Primark’s first UK store over 20 years ago - has now facilitated a fresh

environment for shoppers at the latest Primark to open its doors. Gilberts worked with facilities management company Mitie to ensure air supply throughout the public and staff areas of five-storey, 161,000ft2 (14,957m2) new store, on the former Pavilions site in the heart of the UK’s second city. “The scale of the project made it complex,” explained Gilberts’ Sales Manager Martin Malyon, “. We have an established relationship with Mitie and Primark but this was certainly the biggest we’ve done together. The long-term partnership that we have helped make this actually one of the smoothest Primark project we have done to date!”

Post-pandemic values will shape the homes and communities of the future With Covid-19 changing the way that people live and work, new research from Marley has revealed what people value most about their homes and communities in post-lockdown Britain. Here, Stuart Nicholson, talks us through the findings and the implications for those designing and specifying new homes.

L

ast year was like no other, with COVID restrictions, furlough and health concerns forcing large numbers of people to spend long periods of time in their homes. The house had to become the gym, the office, the school, and the relaxation space, causing people to re-evaluate where they live, work and how they spend their time. We set out to explore whether the experience of living through COVID-19 has changed how people value their homes and communities and how this could help inform the specification marketplace. From our independent research of 2,000 homeowners, social housing tenants and private renters, some clear themes emerged, including the importance of working and living space, the need for higher quality rental homes, growing concern about sustainability and greater reliance on local communities. Living space Our research showed that many people are seeking good living spaces, following a reappraisal of their circumstances postCOVID and are prepared to invest to achieve

what they want. With 62% of homeowners undertaking home improvements in the past year, many reported being motivated to create better use of the space they have. As the pandemic restrictions meant many working from home, this has created issues about workspace and living space confusion and a wish to see more of a separation, perhaps ending the open plan trend. For a significant proportion of private and social housing tenants, the quality of their property is key. Nearly half (49%) of private and 55% of social housing tenants want greater priority given to better standards, for example, no damp. While almost half of all tenants are seeking high-quality building elements, such as the roof. This reinforces the importance of giving tenants more power in both the new Building Safety Bill and Social Housing White Paper.

BBA approves industry first Knauf Insulation’s Rocksilk RainScreen Slab has earned the industry’s first BBA certification for double layering and for use below the damp proof course (DPC), making it certified for the broadest range of build-ups of any rainscreen solution on the market. “We know how much architects and specifiers value the peace of mind that

comes from BBA certification,” said Luke Davies, Product Manager at Knauf Insulation. “Our RainScreen Slab is already certified for use in steel frames and behind masonry. Adding these applications and installation methods means customers can rely on Rocksilk RainScreen Slab to provide a robust and durable solution, certified for all common rainscreen build-ups.” Rocksilk RainScreen Slab is a noncombustible Rock Mineral Wool slab with Euroclass A1 reaction to fire classification, which means it complies with the strictest requirements of Approved Document B

for dwelling buildings over 18m tall. It is available in the widest range of thicknesses up to 250mm, with a thermal conductivity of 0.034W/mK. Rocksilk RainScreen Slab can be used in situations where it bridges the DPCs of the inner and outer leaf because it does not absorb water by capillary action. It is manufactured with a water repellent additive which also preserves its integrity while exposed during construction, and it has been wind load tested by the Building Research Establishment to a maximum design pressure of 3,600Pa or 76m/s – the equivalent of a category 5 hurricane. The BBA certification also covers timber frame applications with a masonry outer leaf, and on reinforced concrete substrates. Rocksilk RainScreen Slab is optimised for ease of installation. The improved robustness of the product makes it easy to manoeuvre in place, while still being able to adapt to minor imperfections in the substrate. The product is supported with extensive installation guides, which cover the double layering and below DPC applications. Rocksilk RainScreen Slab is manufactured using ECOSE Technology, Knauf Insulation’s unique bio-based binder, which contains no added formaldehyde or phenol. Mineral Wool insulation made with ECOSE Technology is more environmentally friendly than products made using traditional formaldehyde-based binders, and so helps earn addition points within green building rating systems such as BREEAM and LEED.

They haven’t always been known as Britmet Tileform Ltd was founded by John Attley in 1976, manufacturing the first ever ‘ridge to eave’ granulated tile effect sheet that could be used to replace old asbestos roofs as part of the BISF projects. In 1998, John’s son, Lee, took over the business and renamed the company ‘Britmet Tileform Ltd.’ And took to work designing and developing further profiles to offer a wider tile range to the marketplace. In 2019, Britmet Tileform Ltd underwent

an extensive re-branding exercise, transforming into what we now know as Britmet Lightweight Roofing. 3. Nordic Copper Forever For one New Zealand family, ‘forever home’ meant just that when they and their architect chose Nordic Copper for the external skin of their new house on the foreshore of Cass Bay, near Christchurch. The house’s organic design is an exemplar for copper in contemporary architecture while celebrating a strong tradition of craftsmanship.

lose collaboration between the Green family and their architect, Michael O’Sullivan of Bull O’Sullivan Architecture, characterised the design process. The main living level is set into the sloping site, before emerging, reaching out towards the sea and elevating to take in expansive panoramic views towards Quail Island.

The curvilinear plan wraps around the plot to maximise accommodation and the building’s organic form generates double-height living areas and distinctive spaces. Discrete views of the surrounding hills, sky and coastline are curated and perfectly framed with distinctive rooflights and windows. Although initially conceived as an entirely cedar-clad building, this material was considered to be too complicated and costly, and alternative solutions sought. Architect Michael O’Sullivan comprehensively explored with his clients how Nordic Standard copper would naturally change and develop over decades in this specific location, using his trademark watercolour sketches and copper samples. Many benefits of copper were identified, including lighter weight requiring less steel structure, durability with no maintenance and a naturally developing surface appearance. As Aaron Green commented: ‘the copper will become more beautiful with time and an asset that we never have to touch again. It fits in with our aim to create a building that will last for literally hundreds of years’. Nordic Standard is ideally suited to this dramatic copper carapace emerging out of the seashore, providing a weather-tight external skin which can be adapted to all the building’s geometric complexities. With detailing and installation, again close collaboration was key and copper details

A series of 4 highly attractive newly built townhouses in London SW4 has been fitted with the high-performing Wraptite® air-barrier from the A. Proctor Group. These environmentally designed houses have been built with energy efficiency in mind, including triple glazed windows, solar panels, and a mechanical ventilation heat recovery system, but it is also the approach to thermal insulation which is forward-thinking. Beach Seakins, Managing Director at Falconet commented on how the selection of Wraptite has benefitted the development both in terms of its thermal performance and the ease and speed of application. “The specification of Wraptite enabled us to make significant improvements and savings on a traditional approach to a cavity insulation system. Using Wraptite has meant that we could achieve superior levels of airtightness, whilst at the same time maintaining enhanced protection from water ingress and in controlling condensation. “The self-adhesive nature of the membrane removed the additional time, cost, and equipment which would have been required in a traditional installation, speeding up the install substantially. Bespoke home makes innovative use of Evoke Marley Alutec’s Evoke roofline solution has been selected for a custom new-build property within a conservation area in Ipswich. The composite aluminium system was chosen to provide a durable, low maintenance, modern look that would complement the surrounding area. Marley Alutec produced a number of bespoke elements including box section ends and custom soffit pieces. All the Evoke fascia and soffits were supplied in RAL 7036 (Platinum Grey) to match other elements such as the windows, dry verge roofing and chimney edge pieces. Why the next gen of reinforced bitumen membrane systems has specifiers’ heads turning Recognised throughout the specifier community for its supreme durability and longevity, reinforced bitumen membranes (RBM) offer an ideal way to waterproof a new or refurbish an existing building. But why is a new take on this traditional roofing system now garnering interest among surveyors, architects and specifiers alike?

avoured for being particularly robust and hard-wearing during the construction phase, RBM is known for its ability to endure heavy foot traffic. It can also often be the most cost-effective option, with most manufacturers having the ability to mix and match membrane types to suit all budgets and guarantee requirements. However, as the industry changes and involves, it’s vital that manufacturers respond to market trends and invest in product development, even with so-called ‘traditional’ roofing systems. That’s why Sika is always working hard to develop the next big thing - redesigning and engineering products to higher standards. The guidance was devised to aid compliance with the Construction (Design and Management) Regulations 2015 and ties in with the HSE’s ‘Helping Great Britain to Work Well’ Strategy, which promotes safer working environments. Crucially, SikaBit has been engineered to have both torch-on and self-adhesive options for flame-free Safe2Torchcompliant roof installations, offering a complete range of safe and secure solutions for any environment. Sika sweeps the board at SPRA Awards 2021 Market-leading single ply roofing manufacturer Sika and five of its Certified Contractors have triumphed at this year’s Single Ply Roofing Association (SPRA) Awards.

T

he awards, which recognise best practice within the single ply roofing industry, saw Sika Sarnafil, working with Berkshire-based Malone Roofing, take home the Best New Build award for their contribution to St George’s college’s new sports facility and its bespoke freeform glulam roof. The lightweight system was ideal for the complex curved roof. Also the addition of Sika décor profiles meant rainfall could be interrupted and guided across the roof area ensuring high pitched areas could provide more slip resistance, offering substantial health and safety benefits. Sika, working with Perth-based AIM Developments Ltd, also came out top in the Best Safe Working category for their work on the iconic dome shaped Bell’s Sports Centre roof in Scotland. The contractor’s expertise in working with the flexible single ply system for over 35 years meant the complicated project was installed safely and finished on time. The Best Refurbishment category was won with Oxfordshire’s Owlsworth Roofing, for their work on the University of Reading’s immense library overhaul. 13 different roof areas on 8 separate levels didn’t faze the Sika contractors, with technical guidance and support in creating bespoke specifications for each roof area.

Throughout the full roof refurbishment, the library was still safely accessible to students. A further two Sarnafil projects were highly commended: one for Refurbishment work on historic treasure the Royal Gunpowder Mills with Essex-based Contour Roofing, and one for Best Safe working on the Waterside Theatre in Aylesbury with Bedford’s Delomac Ltd. Announced at SPRA’s first ever virtual conference and awards ceremony, held on Wednesday 16 June, this year’s awards celebrated projects completed in 2019 across five project categories, with 2020 projects now to be carried forward to an event next year (2022). This year’s event focused on ‘Driving Confidence and Developing Competence’ with live keynote speeches from a host of

influential speakers within the construction industry including senior figures from the CPA, Peter Caplehorn (CEO) and the BBA, Hardy Giesler (CEO). Rooftop solar solution powers R&D facility

The Gramophone Works, former home of Saga records and epicentre of reggae music in London, is located in Kensal Rise. In this installation from Whitesales attention to detail was essential for the refurbishment and to ensure a BREEAM rating of ‘very good’. A single ply membrane was selected for the roof, offering seamless interfaces to other construction elements and the flexibility needed for the complex refurbishment project. Whitesales worked closely with the roofing contractor to phase the installation works. Using single ply membrane allowed the upstands to be sealed and welded before the main roof was ready to be weatherproofed. The single ply flashings were then welded to the main roof area covering at the end of the project which allowed the installation of the rooflight to continue uninterrupted. The new aluminium continuous roof glazing exactly matches the pre-existing in appearance, whilst delivering improved solar control through double glazed low e glass. The Platform Lift Company stays ahead of the curve With 20 years’ experience under their belt, the independent family run Platform Lift Company is still proving they are the best in the business when it comes to the design, build and installation of the latest low rise and vertical access innovations. Here are two of their recent projects.

tylish solutions An internal and external platform lift was required for YOTEL, a stylish new modern hotel situated on Clerkenwell Road, London. The Platform Lift Company was engaged to provide a solution which blended in with the prestigious development. A disability access solution was needed to overcome the steps leading up to a separate entrance to the hotel on Clerkenwell Road and inside within the split-level restaurant bar area. Instead of using a fully enclosed lift, the Platform Lift Company recommended its through car open platform lift which can accommodate changes in level from 600mm up to 3000mm and is suitable for both internal and external settings. Both platform lifts were successfully installed by the Platform Lift Company’s qualified engineers using a no pit integral ramp system. The black and stainless-steel finish of the open style platform lifts matches the contemporary design of YOTEL. Externally, the unobtrusive appearance of the platform lift fits in with the overall

scheme of the YOTEL development which has been sympathetically designed to act as a contemporary backdrop to the surrounding Grade I & II listed buildings within this conservation area. Bespoke design A vertical platform lift was necessary for the refurbishment of Fulham Senior School. The Platform Lift Company was chosen by 8Build, the main contractor for the project to provide a product which met the specification. The contractor required a platform lift solution which could service up to three floors. A hydraulic cabin platform lift was selected as the best product to suit the school’s requirements. To fit the available space, the design of the platform lift was slightly modified by using swing doors instead of the standard sliding doors. Platform Lift Company qualified engineers installed the new cabin platform lift within 5 days with minimal disruption and building work.

The modern and clean appearance of the product fitted in perfectly with the newly refurbished interior and complemented surrounding architectural features such as the stainless-steel staircase. The new cabin platform lift provided costeffective, energy efficient, step free access from the newly designed atrium to the school’s common areas and classrooms. The Newt in Somerset The Newt Hotel and Spa is a stunning country estate surrounded by beautiful gardens, nestled within the heart of Somerset. A recent project saw its impressive renovation and restoration, with the help of expert advice and support offered by Schlüter-Systems paired with some of their key products.

T

he project consisted of three different areas: Hadspen House, The Farmyard and Barton Spa. The spa was designed from scratch to serve as an enticing draw for guests to relax, whilst the other locations were renovated, giving the estate a new lease of life. Barton Spa Schlüter took on the most significant role for the creation of certain elements of the newly built spa facilities which adjoined Hadspen House. Schlüter-KERDI-BOARD helped construct multiple focal points within the spa area, including the vanity units in the male and female changing rooms. The portico around one of the doors in the main spa was a particularly eye-catching element which added character to the space. The durability of the tile backerboard allowed for 20mm Carrara Marble to be easily fixed over for a beautiful and luxurious finish. Heating elements were also provided with the help of Schlüter-DITRA-HEAT-DUO, the electric undertile heating system. Featuring a studded uncoupling membrane into which heating cables are clipped and securely held in place, it guarantees an even and consistent heating experience which is imperative for a commercial area such as this one. The system was used on benches and seats which were then clad with Carrara Marble, meaning that there was a uniform look with the desired comfort element provided alongside it – resulting in the perfect spa experience for guests to enjoy.

The installation of Barton Spa was carried out by Bristol Marble, who are Schlüter approved installers. Hadspen House Already a beautiful Georgian Manor House with a rich history, Hadspen House undertook a restoration to ensure it would be future proofed for years to come whilst keeping the original charm intact. Whilst the whole manor was given an upgrade, the main work carried out by Schlüter was to provide underfloor heating systems to the guest bathrooms. This involved the reliable and popular membrane Schlüter-DITRA-HEATDUO to offer guests a level of indulgence to match the inviting ambiance the hotel provides. Schlüter-KERDI-LINE drains were also installed in all showers. SHC Tiling, who are based in Bath, supplied the marble tiles used to produce the beautiful bathroom finishes, meaning both function and flair were added. The Farmyard Originally a Grade 2 listed farmhouse and several outbuildings, The Farmyard undertook a substantial conversion to create accommodation, a Farm Shop and Cider

Press which gave the estate an even stronger sense of community. A challenge which presented itself almost immediately was the need to seamlessly incorporate modern products and practises into a building that has deep roots into the past. There was a desire to keep many of the original features whilst producing design elements which were both contemporary and stylish. The bathrooms involved utilising the SchlüterKERDI-LINE drainage system to reduce height build up. DITRA-HEAT-E was also used in the bathrooms for underfloor heating, meaning that whether guests stayed at Hadspen House or The Farmyard, they were greeted with cosy warmth. The project was an exciting way to breathe new life into an estate that was already full of personality, ensuring it would be enjoyed for years to come. Developing key areas of Barton Spa with waterproofing and undertile heating products which were also used in Hadspen House and The Farmyard shows just how versatile Schlüter products can be. Prepare to be different, to create a difference. Concrete bricks manufactured by Marshalls have been found to contain almost 50 per cent less embodied carbon than traditional clay bricks, according to the British manufacturing company.

M

arshalls Bricks and Masonry offers a range of concrete facing bricks, which have been developed to be as sustainable as possible. Research carried out by the brand found that switching from fired clay bricks to concrete alternatives effectively halves the embodied carbon in the external walls of a newly constructed house. The calculations suggest that, on average, using concrete bricks could offer CO2 savings of 2.4 tonnes over the lifetime of every new house. “To put this into context, if housebuilders were to adopt this approach across every house built in the UK for one year, then the lifetime CO2 savings would be equivalent to taking 300,000 cars off the road, or reducing transatlantic flights by almost half a million,” said the brand. Marshalls Bricks and Masonry has been able to reduce the amount of cement in its concrete by at least 40 per cent over the past decade, by replacing it with alternative substitutes. This reduces the material’s carbon footprint without affecting its strength or durability. “We don’t need to fire a product in hundreds or thousands of degrees to cure it,” say the

brand, comparing the process to the way that clay bricks are produced. “A concrete product will cure naturally on its own without any additional help and will just get stronger over time.” Marshalls believes its concrete products can significantly contribute to reducing the carbon footprint of the construction industry, while also helping the UK government achieve its target of building 300,000 new homes every year until 2025.

Why you need to know where and how your bricks are made and supplied Jason Hughes, Managing Director of Imperial Bricks, looks at the importance of manufacturing methods and factory location to ensure ethical supply chains.

P

ractical, strong and incredibly durable, brick construction is a long-established build method in the UK, dating back to Roman times. Today, traditional handmade, extruded and pressed bricks are more popular than ever. The right brick can add kerb appeal and value, ensuring a refurbishment or extension blends in seamlessly with original brickwork, or that a new build sits well alongside existing architecture. However, sourcing and specifying bricks that meet project requirements, are reliably available at the quality and quantity required and meet the budget can be difficult. One issue is the colour variations of bricks across the UK. Historically, this comes from the ready availability of local clay. Southern England, for example, tends to have more soft reds, London clay is yellow, and the Midlands and North produce oranges and darker red bricks. But in many areas of the UK, local clay is no longer available in the volume required to meet demand, so bricks are sourced globally. Many other products are imported into the UK for construction and other industries; food, clothing, cars, consumer goods and more. Without these our economy would

not survive. In the last decade, there has been a welcome focus on the supply chain – for UK manufactured products and those which are imported. The ongoing consultation and creation of the Code for Construction Product Information (CCPI) will put quality assurance processes under even greater scrutiny, something welcomed by Imperial Bricks. In the past, we’ve been targeted by unprofessional companies and distribution agents operating in the UK market who source products from factories in and outside of Europe, but don’t fully comply with quality assurance testing. Patio chic meets trend in house design to ‘bring the outside in’ A growing number of properties are seeing this trend for encouraging outdoor living evolve further; extending the interior living space out to an adjoining terrace or patio using porcelain floor tiles throughout to create a truly seamless connection between the inside and outside.

P

orcelain tiles are one of the few floor finishes that work equally well externally as well as internally, hence their growing popularity for extending an internal living area to an outside terrace or patio, explains flooring preparation products manufacturer Setcrete. As well as delivering a smart, high quality visual appeal, porcelain tiles are able to withstand the varying seasonal weather conditions experienced in the UK and they are easy to clean and maintain. What’s crucial in achieving the perfect finish is to ensure the subfloor is properly prepared, which means it must be sound and stable, as well as being super smooth, level and at the same height as the internal floor. This makes the installation process easier and quicker to achieve that all-perfect finish; indistinguishable from the inside. A typical concrete screed is unlikely to be laid so that it precisely matches the height of the internal flooring screed and certainly would not achieve the same level of smoothness as a purpose-design levelling compound. This is even more likely to be the case if the team laying the concrete isn’t the same team that will be installing the tiles. Levelling compounds are designed to deliver the perfect subfloor base as part of the tiling installation. The best performing ones are formulated to provide flow properties and self-levelling characteristics that make the preparation process simple and quick, with drying times that fit in with demanding build programmes. Exterior performance Importantly, for exterior applications a specialist external levelling compound must be used to withstand all that the British

weather can throw at it; from severe winter frosts to 30°C plus summer sunshine and everything in between. Furthermore, the levelling compound will retain its integrity throughout the lifetime of the installation. Because the compounds are designed to be self-levelling, only minimal work with a smoothing trowel is required to ensure the floor is evenly covered. Normally, the levelling compound will be applied at a thickness of between 5-15 mm (or up to 50 mm with a gravel-filled mix).

Again, the best performing levelling compounds are fast-setting and fast-drying, so will be ‘walk on’ hard after around two hours and ready for the porcelain tiles to be installed the following day. The super-smooth surface finish facilitates application of tile adhesive, making the tile installation process easier and faster and, crucially, avoids imperfections and undulations in the concrete base transferring to the finished appearance of the tiled area.>>

From a drainage perspective, this has meant a real drive towards products that not only perform their water management function, but look great too.

Growing Concerns With increasing demand to green-up hard landscaped areas, Grass Paving and Living Walls have fast become a design option of choice for urban planners, architects and specifiers. Grass Concrete offer a range of grass paving and vertical walling products that fit today’s growing concerns for a greener hard landscape.

rasscrete, a reinforced grass system can help permeate heavy rainfall and help address SUDs issues with obvious advantages over traditional hard paved landscapes with their increased runoff into the storm water channels. Some grass paving systems help store rainfall within the system with low risk of ponding, until the ground can naturally recharge is a significant benefit. This lag time is beneficial in the prevention of flooding and can be extended by introducing an underlying drainage blanket across the full extent of the paved area. The drainage blanket can be used to either attenuate permeation to the water table or be a vehicle for rainwater harvesting. Today’s wide choice of grass paving systems means that Specifiers now have a wide choice of products. Without the clear guidelines of an industry standard it could be possible to end up with a product that might be fine in the short term, but will not stand the test of time, and in turn, not achieve any degree of sustainability. Future proofing is essential for grass paving.

For building developments emergency access roads must support the weight of the latest fire and access vehicles, with weight capacity up to 18 tonnes. In other areas think however about the potential for unplanned heavy use such as from refuse and skip vehicles. Designers careful consideration of grass paving types, particularly when likely to be subjected to frequent traffic. A relatively thin layer plastic paver might suffice for light traffic or secondary parking but will not stand the test of time of structural design of reinforced concrete. Good grass coverage will be essential to achieving the green vista many clients desire. Many grass paving systems rely upon grass to anchor the system in place, the depth and shape of the soil pockets therefore has a critical part to play if grass cover is to be sustained. For both commercial and domestic car parks and driveways there are options for concrete grass reinforcement. Grass paving systems can have an increasing role in sustainable harmonised urban landscapes. They provide fantastic green areas where once just asphalt was considered.

Besides going green at ground level many designers are looking at vertical to enhance the green envelop. StormCrate55 controls surface water at caravan showground When it came to the management and control of surface water run-off at a caravan showground in Hull, StormCrate55, an engineered Sustainable Drainage System (SuDS) from Brett Martin was up for the challenge. Manufactured from 100% recycled plastic, 523m³ of the StormCrate55 modular units were clipped together in a brick bond pattern to create a three tiered underground attenuation tank. With a loading capability of 562kN per m³, their high strength provided more than enough vertical strength for this tarmacked area at the showground. For the installation team, the lightweight crates, weighing only 15.5kg each, were easy to handle and fit

together using the connectors and shear pins supplied. In the event of heavy rains, StormCrate55 has a high void ratio of 95%, which means that the units are highly efficient at storing up to 237.5 litres of water. On this project, the StormCrate55 system was surrounded with an impermeable membrane to create a sealed underground tank. The outlet from this tank is then controlled to facilitate a slow release of the stored water back into the drainage system over a longer period. Granite Sett Paving Repointing for the Peace Gardens The paving through the Peace Gardens has been successfully refurbished for the long-term, by Sheffield City Council using GftK’s vdw 850 Paving Joint Mortar. The natural stone paving was becoming loose and subject to damage due to the cracking and loss of strength problems associated with both traditional and proprietary, pre-bagged cement based jointing mortars, which had all been tried without success. The council’s engineers found the ideal solution was GftK’s unique, epoxy resin coated, and bound sand based, vdw 850 Paving Joint Mortar from NCC Streetscape. This also enabled the repointing work to be completed without disruptive closures and without any delays due to the weather. The installation process is also simple - the areas were high pressure water jet cleaned, any loose stone setts were replaced, and then the joints were wet-slurry pointed, as GftK’s vdw 850 effectively self-compacts into the joints, with no tooling required. Project Development Manager Ken Johnson said: “We have specified our compact Vort HR 200 BP heat recovery units and the Vort Leto MEV continuous extract unit. H+H UK announces group sustainability strategy H+H UK Ltd has declared its participation in the H+H Group sustainability strategy, committing the company to achieving net zero emissions by 2050.

T

he sustainability strategy published by the Danish parent company of H+H UK Ltd comprises a comprehensive sustainability roadmap, committing all its operations to specific performance targets which are aligned to the UN Sustainable Development Goals (SDG). Perhaps the most significant of these is the commitment to achieving net-zero emissions in the company’s operations and products by 2050. The target and the plan set out to achieve this goal is expected to be submitted to achieve verification as a ‘science based target’. In preparing to plan its zero carbon journey, H+H has undertaken a life-cycle analysis (LCA) on its aircrete products in order to provide an accurate benchmark against which to measure progress. While on the journey to Net Zero by 2050, the company is also committing to reducing water used by 5% by 2024 and, in the same timescale, to reduce energy consumption per m3 by 7%.

Following the model of the UN SDG, H+H has set out four specific focus areas, considering its contribution to: sustainable buildings; climate and environmental impact; safety and people and business integrity. MD Calum Forsyth welcomed the report: “In its sustainability report, H+H Group is setting out its direction for the business into the future. We are particularly pleased with the objective rigour on which this report is based. Aligning the Group with UN Goals, and taking a measured, scientific approach to analysing carbon emissions ensures that our results will be robust and demonstrable.” This overarching strategy is a Group initiative and each country will take its

own approach to meet the Group targets. In anticipation of this announcement, H+H UK had established a working group to focus on re-shaping its operation to achieve the goals. Curved Marmox Multiboards facilitate cylindrical façade The developer building a private property in the beautiful Kent town of Westerham, near Sevenoaks, has made full use of the flexible version from the Marmox Multiboard range in creating a two storey, drum-shaped elevation that is being finished using a proprietary render system. THS Homes Ltd. is building the £1.4 million home and Parker Building Supplies supplied 50 of the 20mm thick, 1250 x 600mm boards. The six metre high elevation has a radius of eight metres. While standard Marmox Multiboards are formed from rigid sheets of extruded polystyrene (XPS) faced on both sides with a layer of polymer modified

concrete encapsulating glass fibre reinforcement, the Curved version features 2mm wide slices through 75% of their depth, at 20 mm intervals. This enables the 1250 x 600mm boards to be bent down to radii as tight as 200mm if fixed so that the slices close together. Even tighter radii can be achieved by folding the boards so that the ‘teeth’ open up. They can either be fixed against a blockwork of other solid surface using a continuous coating of tile cement or secured to timber battens at 300mm centres using screws and the special Marmox washers. ATAG Commercial delivers modern heating to historic hotel ATAG Commercial has supplied four floor standing XL-F boilers to the historic Littlecote House Hotel, Hungerford, replacing four antique units. In order to fulfil Littlecote House Hotel’s requirements, three XL210F and one XL180F floor-standing boilers were specified and installed in early 2021; the whole process was undertaken and managed by Fareham-based mechanical & electrical building service engineers, J&B Hopkins Ltd. The XL-F boiler utilises ‘plug and play’ technology, with the pumps, water non-return valves and flue non-return valves neatly integrated inside, resulting in reduced set-up time and costs.

JSL units up to 3000mm long have been incorporated in amenity zones including the entrance lobby, café bar, lounge and screening room which contribute towards the Lexington’s 8500 sq ft of dedicated amenity space for residents. The JSL

configuration at Lexington provides to 187l/s/m of fresh air supply, with an air throw up to 8m through slots either 60mm or 80mm wide, although the unit can deliver up to 250/l/s/m depending on specification. The JSL’s matt black finish specified by building services specialist Briggs & Forrester Living emphasises the shadowgap aesthetic that is a key feature of the diffuser. In addition to the jumbo slot diffusers, Gilberts has supplied its standard GSLS slot diffusers, DGA four-way louvre face diffusers and GECA eggcrate grilles for back-of-house areas including the maintenance room and staff kitchen.
