Welcome
Welcome Focus on digital construction for major industry survey
T
he NBS has unveiled its industry survey for 2021 and in a new departure has widened the scope from the adoption of Building Information Modelling (BIM) to looking at all aspects of digital construction. It is a timely move by The NBS as the industry embarks on a significant period of transformation, from the launch of major new regulations with the emphasis on safety and quality to the growing use of digital tools in the design and specification process.
Precision Engineered Up & Over Garage Doors Choose from a full range of sizes, including doubles and made to measure
The survey allows those working in construction, architecture and engineering among others, to better understand the status quo and developments to make informed decisions, leading to a safer industry

The NBS says the construction sector has been implementing BIM widely over the last few years, with adoption standing at 73% in 2020. It now wants a more comprehensive understanding of the current picture of digital transformation and day-to-day usage of technology. For example, the survey will monitor offsite construction, collaboration in the cloud and the impact of COVID-19 on the sector’s digitalisation. NBS Research Manager David Bain said, “We have been monitoring BIM adoption at NBS for over a decade. “Digital transformation is changing the industry, and it will continue to do so. We know an increasing number of construction professionals are beginning to adopt virtual reality and other technologies like modern methods of construction, and the effects of the pandemic have undoubtedly accelerated this. These new digital tools are transforming the construction sector and will likely lead to a better built environment.
1
“In this year’s survey, we are taking a step further and plan to look beyond BIM to some of the new technologies being used in the built environment. We look forward to seeing what progress we have made as an industry and what changes we anticipate in the next year.”

Offices left empty by COVID-19 could result in substandard home conversions New analysis by the Local Government Association found that more than 16,000 affordable homes could have been lost in England in the past five years as a result of offices converted into homes under permitted development rights, which allow developers to bypass the planning system. Office blocks that are left empty following the coronavirus pandemic risk being turned into potential substandard housing as a result of rules that allow developers to convert buildings into homes without planning permission, councils warn today. New analysis by the Local Government Association found that more than 16,000 affordable homes could have been lost in England in the past five years as a result of offices converted into homes under permitted development rights, which allow developers to bypass the planning system.
substandard housing created from permitted development conversions, and the lack of any requirement for developers to provide affordable homes or supporting infrastructure. Last year (2019/20), more than half (56.6 per cent) of all new homes in Trafford were office conversions, with 40.9 per cent in Crawley, 37.5 per cent in Harlow, 36.7 per cent in Walsall and 36.3 per cent in Luton. This means communities are unable to have their say on these conversions to ensure they meet high quality standards, nor is there a requirement for the developer to provide any affordable housing or supporting infrastructure such as roads, schools and health services, as there would be if planning permission was required.
In some areas of the country, office to residential conversions account for a significant proportion of new homes.
Cllr David Renard, LGA housing spokesperson, said: “There is a real possibility that some office blocks, retail and commercial spaces will remain empty beyond COVID-19 and end up being converted into housing under permitted development rights, bypassing the local planning system and the voice of local communities, who will be hamstrung in their ability to raise any objections or issues.
Different types of accommodation will be appropriate for different people at different stages of their lives, and in some cases office conversions can provide a suitable option, but we have long had concerns about some of the
“We have long had concerns over the substandard housing created from permitted development conversions, and the lack of any requirement for developers to provide affordable homes or supporting infrastructure.”
The findings come ahead of the LGA giving evidence to the Housing, Communities and Local Government Select Committee inquiry on permitted development rights.
Railway station design competition winner revealed Edinburgh-based architectural practice, 7N Architects, has won a competition to shape Britain’s future railways, Network Rail and the Royal Institute of British Architects (RIBA) have announced. The competition attracted more than 200 entries from designers based in 34 different countries. 7N’s winning entry considers the needs of both passengers and their local communities. The station frontage includes an eye-catching clock tower, which serves a strong civic purpose as a local landmark and a natural meeting place for social activities. Beyond the station entrance, sweeping platform canopies - elegant and refined in feature - provide shelter for passengers. The modular station design can be integrated into a variety of locations that complement the local landscape. Panel members thought the winning concept had been cleverly pared back to create an open and flexible system which, with minimum component parts, would transform people’s experience of the station whilst aligning with Network Rail’s aspirations to be carbon neutral by 2050.

Building safety culture change initiative launched with Government backing The Building a Safer Future (BSF) Charter has launched its ‘Charter Champion’ company initiative to help companies drive the systemic culture change required to put building safety first. Through robust self-assessment, benchmarking and independent verification, the BSF Charter Champion company initiative will help companies identify potential issues and, in turn, develop continuous improvement plans to advance their overall approach and performance on leadership and culture in relation to building safety. Through their participation in this process companies will be able to identify ways in which they can help to reduce their risk profile in terms of building safety. The first 12 companies, who are demonstrating real sectoral leadership, have signed up to begin the journey and engage in the robust benchmarking and independent assessment process. The organisations include BAM, Galliford
Try, Kier, Mace, mhs homes, Persimmon Homes, Places for People, Salix Homes, United Living, Vistry Group, Wates and Willmott Dixon. Dame Judith Hackitt’s independent inquiry into building regulations and fire safety clearly identified failure of leadership and culture as key underlying causes of the Grenfell Tower disaster. The ‘Building a Safer Future Charter’ was initiated in response by a group of early adopters including contractors, housing associations and local authorities supported by MHCLG with a vision of having an industry committed to putting people’s safety first. The BSF Charter has been highlighted by Dame Judith Hackitt and the Industry Safety Steering Group (ISSG) as a key mechanism for leading the culture change required for industry in their report for the Secretary of State and the Minister for Building Safety published in August 2020. The BSF Charter benchmarking and verification process is now
open for participation from across the construction industry. All UK organisations involved in the built environment can proactively participate and demonstrate their commitment to building safety by becoming Registered Signatories to the Charter and, if appropriate, progress to undertaking the ‘Charter Champion’ benchmarking process. This is particularly the case for Duty Holders. Lord Greenhalgh, Minister for Building Safety said: “We are taking firm action to ensure that we never repeat the mistakes of the past, with this charter representing a major step forwards in delivering much-needed culture change in the built environment industry. “I warmly welcome its introduction and commend the twelve organisations already signed up to become ‘Charter Champions’. “I would strongly encourage more to get involved, especially those who will be playing a key role in the future building safety regulatory regime.”
Consent on prime Nine Elms Park site Quadrant, the UK real estate asset management and development company, has received consent from Wandsworth Borough Council to create a 12-storey, 240,000 sq ft office building on the site of the Royal Mail’s former south London depot in Nine Elms. Quadrant completed the purchase in partnership with AIMCo, on behalf of its clients, in December 2020 and, having secured planning, intends to create a building focused heavily on the occupier’s experience and interaction with nature.
Extensive internal planting, on-floor terraces, opening windows and the roof terrace all work to bring the outside in, connecting occupiers to their surroundings. Smart technology has been weaved into the design, making the interaction between occupiers and the building both seamless and sustainable. The building will target BREEAM Outstanding, Wired Platinum and Well Platinum-enabled. Ultimately the development aims to nurture innovation and collaboration whilst supporting the wellbeing of occupiers.
Taking a 3D approach Design studio Buttress is using 3D building models from Bluesky to create interactive walkthroughs and Virtual Reality (VR) presentations as part of its Building Information Modelling (BIM) workflow. Created from the most up-to-date and accurate aerial photography, the models are used to provide context, giving stakeholders the opportunity to explore a design in its real-world location using QR codes or VR headsets. Buttress has used the Bluesky models on numerous projects including a pioneering redesign of the Kings Gate at Caernarfon Castle and master planning for the Ancoats area of Manchester.

Focusing on the facts about structural timber The Time for Timber campaign has released a white paper that aims to help insurance companies understand the vital role they play in supporting the construction industry to achieve Net Zero status by 2050. Founded with the ambition of challenging misconceptions in the insurance and financial sectors about structural timber, the Time for Timber campaign seeks to highlight the material’s numerous sustainable benefits and underlines the need to increase its use if we are to stand any chance of preventing the environmental crisis that we face today. Recently, there has been an increasing reluctance to back timber projects by some insurers – yet, as the long-term impacts of climate change become more widely felt, insurers are increasingly realising the value in supporting such low carbon construction methods. Unfortunately, some uncertainties still remain – and the white
paper is an attempt to address this balance by providing a credible source of factual information and research. Reiterating the environmental, economic, health and well-being benefits that structural timber has to offer, the white paper also expresses a real desire to work with the UK’s insurance sector to further its understanding, using international examples to demonstrate that timber is a widely recognised and viable structural material. Andrew Orriss, Chief Operating Officer at the Structural Timber Association, stated: “While we still feel that the Government’s Net Zero targets are achievable, we are rapidly running out of time. “We have spoken to many insurance companies and there is a genuine interest in supporting timber projects, but the lack of clear and reliable information is hampering this effort. “The hope is that this white paper will help us to engage with insurance companies, so that we can close the gap between misinformation and the facts before it is too late.” For more information and to download the white paper, please visit: www.cutt.ly/timefortimber_whitepaper
Industry input sought on Net Zero progress The Construction Leadership Council (CLC)’s Net Zero workstream, CO2nstruct Zero is seeking views on how the industry should demonstrate progress on its collective Net Zero journey. The findings will feed into the creation of a performance framework –a suite of metrics, targets, milestones and commitments –that the industry can use to measure impact and understand when and where further action needs to be taken. The overarching framework will amplify many of the goals and initiatives already shared in this space, and ensure industry speaks in a single and unified voice. Andrew Griffith MP, the UK’s Net Zero business champion, said: “The construction industry has a vital role to play in achieving society’s Net Zero ambitions and how we measure its progress will be vital to, not only meeting our targets, but ensuring we bring all businesses –large and small –on the journey.” The CLC’s online survey is now open and closes at 17:00 on Friday 11June 2021.It should not take more than 10 minutes to complete and is open to anyone working in the construction sector/industry.
NHBC launches new Training Hub NHBC, the UK’s leading warranty and insurance provider for new build homes, has unveiled a new ‘Training Hub’ in the West Midlands which it will use to help develop the next generation of skilled tradespeople starting out in house building. The NHBC Training Hub in Tamworth has been built in partnership with Redrow and Tamworth Borough Council, with input from an industry working group.
The site is next to an active Redrow development and resembles a typical site compound, with a large covered central space for practical work alongside high-specification classrooms and welfare facilities. The 18-month programme is delivered through concentrated blocks of training,
focusing apprentices on the key skills needed in house building. Its modular nature means that, after only a few weeks, apprentices will be able to contribute positively on active sites. The scheme will train apprentices all year round with numerous cohort intakes throughout the year.
The Training Hub, which will be able to support more than 100 apprentices annually, is a purpose-built facility that will immerse apprentices in a realistic working environment. It was officially opened by Minister of State for Housing and MP for Tamworth, Chris Pincher. Bricklaying has been chosen as the initial focus for the Training Hub due to the shortage of skilled bricklayers in the house building sector, which has been compounded by the pandemic.

roof, which will attract insects and birds and enhance biodiversity. Inside, it hosts up to 180 members of staff, who are provided with a range of amenities including a café restaurant, meeting rooms and conference room/auditorium. “We have ensured the design is highly energy efficient with detailed strategies for materials, orientation and structures,” explained Ed Hayden, a Director of Scott Brownrigg. “Natural ventilation was a key design factor, and was achieved by a perforated façade, which permits cool air into the building throughout day and night. A traffic light system alerts users when the building gets too hot or doesn’t have enough fresh air.
The circular entrance features two sets of automatic bi-parting curved glass sliding doors, creating a lobby that minimises heat loss or gain and so helps to contribute to the building’s environmental credentials. In addition the Slimdrive SCR combines high performance with unobtrusive operation – the drives are just 7cm in height and very discreet.

ll EasySafe products are designed to work with LuxIntelligent, Advanced’s emergency light testing system. Powered directly from the LuxIntelligent panel, Advanced’s EasySafe devices require no local power supply. All devices are compatible with any existing LuxIntelligent luminaires and exit signs, enabling the easy installation of devices onto existing wiring to form a single, comprehensive intelligent emergency lighting system. The low-voltage lights offer quick and easy fitting and service, with a simple ‘twist and click’ installation onto a first-fix base. EasySafe has been designed to offer true scalability, with just one LuxIntelligent panel supporting up to 200 EasySafe devices alongside an additional 796 locally-powered devices. Traditional fluorescent lighting consumes significantly more electricity than LED technology, while the typical lifespan of fluorescent lights is between 15 to 30 per

cent shorter than that of identical LED solutions. This results in a greater number of bulb failures and replacements leading to higher overall maintenance costs. Switching to EasySafe’s low-energy LED emergency lighting is quick, simple and will on average deliver 20% energy efficiency savings compared with fluorescent alternatives. Matt Jones, Advanced’s Emergency Lighting Business Manager, said: “Realising the potential reductions in overheads and environmental impact that simply switching to LED can make is driving a fast pace of
change towards less energy-consuming lighting. EasySafe’s quick, simple installation, using the twist and click mechanism, and compatibility with almost any existing emergency lighting system mean less fitting time on site, which of course brings additional time and resource savings.” Advanced – Enquiry 12

he Town Hall’s Grade II Listed facilities offer space for conferencing, weddings, parties, and Christmas events. One such area, the Registry Office’s Ceremony Room, in the Grade II* part of the building required better acoustic insulation on seven of the primary windows, to ensure minimal breakthrough of outside noise during wedding registries. As the building is Listed, the traditional single glazed sash windows were retained as an important architectural feature and secondary glazing was chosen as a way of dealing with mitigating noise from the busy thoroughfare. Selectaglaze, the UK’s leading specialist of secondary glazing systems worked closely with main contractor Lakehouse and Reading Borough Council to devise appropriate designs. These needed to be engineered to meet the acoustic requirements but also had to be as unobtrusive as possible.
Approved for use with
TECTUS® TE 527 3D & TE 540 3D FR Concealed Hinges
23 units were installed to 7 enormous original windows in the Ceremonies Room. The very large gothic arched primary windows were just over 4 metres high, so had to be treated with a combination of units to ensure the perfect acoustic insulation. Each opening was treated a combination of three or four transom coupled secondary glazed units, with a Series 42 curved fixed light system affixed at the top. The slimline Series 10 horizontal sliding units were specified for the lower units on the wider windows, whereas the Series 45 side hung casement was selected for the narrower windows. This ensured that sightlines from the primary windows were not compromised irrespective of their differing widths. 6.4mm acoustic laminate glass was specified for each and a cavity of 100mm from the original windows ensured that the secondary glazing units reduced noise levels by between 40-45dB. In most instances this achieves World Health Organization guidelines for quiet environments. An additional benefit of this treatment was that the thermal controls were also enhanced, making the room warmer.
Suitable for use on one-hour and half-hour fire doors. Completely concealed when the door is closed.

Moisture Balance and appreciating what is important
Even before the period of Neanderthals, basic protection from the environmental climate, rain, heat and cold has been key to the survival of humans. Add in fire and security from outside predators and we can see how building methods have evolved and will hopefully continue as new materials come to market. The basic construction methods have moved from using bones and hide to protect our families, to mud huts, stone to the well-ventilated Georgian houses of the 18th Century and then the subsequent introduction of cavity walls in the late Victorian period, to protect from rain penetration. This has progressed in the modern day when Passive House is used by many as a yard stick for the balance of moisture issues, coupled with sustainable temperature control and a healthy building envelope. In all this evolution the key principles are addressed and basic instincts of protection being key. We are living in unprecedented times and due to a pandemic most are spending more time at home not just for leisure and relaxation, but for work too. The recently rolled out vaccination programme gives us all hope, but there is no doubt that these challenging times have brought peoples appreciation of the important things in life, such as time with friends and family over materialistic possessions. The energy crisis in the early to mid-1970s added to, and continues to validate our appreciation that we cannot rely on the earths existing resources for basic comfort goals. The A. Proctor Group (APG) like to take account of the HAMM (Heat Air Moisture Movement) principles that looks at the effect of insulation type and placement along with the vapour permeability of the various layers. This leads to a balance of key factors producing a healthy building envelope that protects the occupants.
One of the features of balancing these principals can involve calculations to assess condensation and/or moisture risks. Glaser calculations can do this but can have limitations, which a WUFI calculation can help overcome e.g., rain and drying out of residual moisture in the construction. With a WUFI (BS EN 15026) calculation, it can be shown what effect differing performing VCLs can have on the structure and whether it is critical. It is difficult to argue that a VCL is not a good thing but similar to the first COVID-19 injection, a VCL should be used to reduce the moisture risks to acceptable levels but not be relied upon as the sole method of protection. Remember a VCL is a vapour CONTROL layer not as previously referred to in the antiquated terminology of a vapour barrier, that led to its over reliance. Generally, where the insulation is placed externally a VCL is less critical compared with insulation solely between framing behind the sheathing board. This has led to the introduction of externally applied self-adhered vapour permeable yet airtight membranes like Wraptite®. It is the properties of Wraptite in being a self-adhered, airtight, yet vapour permeable membrane, that allows it to be placed on the external face of the sheathing board. This allows for temporary water protection, airtightness and long-term vapour permeability, which along with the correct balance of insulation, means a VCL may be less critical - yet it is important to assess this fully on a project by project basis. There is little doubt that a VCL (especially variable resistance membranes) can be advantageous in a number
Private House, Perthshire of applications to reduce the moisture flow through a building envelope, but less critical in some areas, depending on the insulation placement. For example, when placing insulation purely in between the frame of a timber frame building, the moisture risk may be too high to omit the VCL and therefore should be used to reduce vapour progressing through the structural frame. However, if this is balanced with insulation placed external to the structural frame the dew point potential is reduced due to the warm frame and the VCL becomes less critical yet still good practice. A good appreciation of the key balancing of heat, air and moisture movement can work together for the benefit of the industry
To summarise APG have many VCLs in our range, one being a variable VCL, and it is not our position to persuade the industry not to use them. Our stance is to show people that VCLs should not be relied upon solely to reduce moisture build up but can have benefits when balanced with other factors. APG now have Wraptite and Procheck® Adapt passed as Certified Passive House components, tested by the Passive House Institute. APG provide a respected technical back up service which includes• • • •

ONLEVEL get to grips with key products that make a big impact Since its launch four years ago ONLEVEL has made great strides, becoming the go to supplier for innovative glass hardware solutions. Key to their success is the relatively simple ethos of adding value by providing products that save time or money for the installer.
S
ticking true to their word ONLEVEL is proud to launch a selection of new products to their range that bring true benefits to installers and homeowners alike. The first new addition to the range brings even more value – protection of wildlife. Researchers have estimated that up to one billion birds are killed each year in North America alone due to collisions with glass on human built structures, making bird collisions one of the most significant causes of avian mortality globally. With a similar population and city density across the UK and Europe a similar number of bird deaths is probable. For some, this downside often leads to questioning the use of glass on structures, however on many other environmental measurements Glass is the best building material available. Based on the knowledge and with the understanding that birds can see light in the ultraviolet spectrum, bird-friendly glass innovation has been made possible and ONLEVEL Bird Protection Glass is now available to significantly help mitigate this source of wildlife destruction. ONLEVEL Bird Protection Glass has a patterned, UV reflective coating making it visible to birds while remaining virtually transparent to the human eye. In addition to the Bird Protection Glass, ONLEVEL has introduced SKYFORCE Soundshield, a great addition to the SKYFORCE Juliet balcony system. Soundshield works seamlessly with

SKYFORCE to provide a simple sound screen in front of your window for peace and quiet. ONLEVEL has also introduced quick to install and easy to mount privacy screens for use as balcony partitioning, roof terraces or as a protective screen in your garden. It’s a slimline, sleek system that’s unintrusive on the eye. Its simple installation saves you unnecessary frustration and gives you valuable additional time. ONLEVEL privacy screens are provided pre-assembled, saving you thirty minutes installation time per set. To ensure safe, precise installations that last ONLEVEL has launched their own high performance suction lifter range for safe and secure lifting of glass, along with EnduroShield protection system for glass and metal. EnduroShield helps make glass, stainless steel and aluminium surfaces look better for longer. Up to 5 years on glass and 3 years on metal surfaces ONLEVEL EnduroShield not only protects the surface against corrosion by repelling water and oil based and organic staining but makes the cleaning time faster. CEO of ONLEVEL UK, Gary Dean, comments “As we expand, we are clear in our strategy to add synergistic product line to the core balustrade and railings offer, so specialist glass solutions, further railing solutions in aluminium and natural add in items such as Privacy Screens are a perfect direction along with tools and accessories used in the same environment. ONLEVEL is extremely focused on the glass industry and key developments within it, our product
development is based on resolving problems and creating new and improved products, we don’t want 10,000 plus products spanning all sectors and being proficient in few, we take a very focused approach on the sectors we specialise in and plan to serve with a complete product and technical offer” In a relatively short period of four years ONLEVEL has introduced the very popular SKYFORCE for Juliet balconies, ‘KRONOS’ ONLEVEL’s fantastic one-piece glass clamp, a real game changer in the glass clamp market and a range of unique balustrading solutions, including the TL40 and TL60 glass balustrade profiles with Flex-Fit, ONLEVEL’s innovative system for adjusting glass plates. ‘DEK-TEK’, ONLEVEL’S non-combustible aluminium decking system and Banana Slide, a simple, sleek, and easy to install internal glass sliding door system are two further additions of note, along with LAZORTRACK and SPARTAN LED SPIGOT, two innovative LED lighting solutions to suit a range of glass railing solutions. Developing opportunities put education at top of the class An increase in school building projects is forecast to lead a recovery in education construction sector activity during 2021 and 2022 as local authorities work to tackle a shortage of secondary school places.
T
he Glenigan Construction Industry Forecast for 2021 - 2022 refers to the Government’s pledge, in June last year, to increase capital investment and funding available to local authorities to invest in their school estate. Allan Wilen, Glenigan Economics Director said: “Greater financial support is expected to help accelerate the delivery of much needed school places and lift school-building starts in the long term. Because of this, we anticipate the value of project-starts to climb 30% in 2021, with a further 9% rise in 2022.” Looking at the top five school building projects (by total project value) due to start on-site this year, Glenigan predicts that this investment, and the opportunity for construction, is ramping up: • £64 million, Fitzalan High School Phase 2, Cardiff - (Project ID: 19104697), will see the existing school replaced with a new-build school on land next to the Leckwith Stadium. The new school will consist of two interconnecting buildings, with 88 classrooms, able to accommodate up to 1,500 pupils, nine science laboratories, an immersive room, drama studio, and comprehensive sports facilities including a multi-use games area, 3G pitches and a new indoor swimming pool. The project is due to start onsite at the beginning of March and is expected to take 26 months to complete. •
26
£50 million, Maybole Community Campus, Strathclyde - (Project ID: 18066446) will be built on the site of the existing Carrick Academy, and will incorporate a new academy and primary school able to accomodate 1,370 pupils, plus leisure and all weather sports facilities including a new swimming pool which will be available for public use. The project is due to start in late June this year and will take 20 months to complete.
Although university construction projectstarts have fallen over the last two years, there is still considerable investment going into delivering high-value university construction projects •
£45 million, Kenilworth School and Sixth Form, Warwickshire - (Project ID: 19116115) will create a single school to combine two existing schools and will accommodate up to 2,200 pupils. The project involves the demolition of two residential properties and a collection of farm buildings and will deliver a new
three-storey secondary school and sixth form building, walking and cycle access, parking spaces for cars, school buses, electric vehicles, sheltered bicycle racks, internal drop-off zones and sports pitches. The project is due to start onsite in mid-March and is expected to take 30 months to complete.

£45 million, Temporary Wren Academy and One Degree Primary Academy, Enfield - (Project ID: 20117699) is part of the Chase Farm Masterplan development in Enfield which included the now complete Chase Farm residential development (Project ID: 17360754). The scheme comprises construction of two separated, temporary school buildings (one for the primary and one for the secondary), on a site adjacent to the proposed permanent schools site. The 2 storey primary school will accommodate 240 pupils, and the 2 storey secondary school 360 pupils, both will be used for a temporary period of 1 academic year and will feature modular buildings, assembled from prefabricated, pre-designed and high-quality classroom units. The project is due to start onsite in May and is expected to take 20 months to complete. £37 million, Harlington School, Hillingdon - (Project ID: 15045710) will have teaching spaces for 1,380 pupils including the 6th Form, a new designated unit for students with Autism to complement its current provision for students with physical and sensory disability, and will include rebuilding the existing sports centre, public library and adult education centre. Once the new school is
completed, the current school building will be demolished, and playing fields will take its place. The project starts onsite this week and is expected to take 21 months to complete.
The report: • Identifies drivers for improvement • Encourages holistic systems thinking • Outlines the benefits of modern heating technologies and techniques • Aims to deliver optimal efficiencies for better outcomes and progress towards net zero.

Taking immediate action to refurbish ageing school heating systems is vital to put ‘hardto-tackle’ educational buildings on the road to the future of heating, according to a new report.
Although university construction project-starts have fallen over the last two years, there is still considerable investment going into delivering high-value university construction projects, creating significant opportunities for firms, if you know where to look. Glenigan highlights the £202 million Life and Mind Building for the University of Oxford (Project ID: 19276525), which will be the largest building project the university has ever undertaken, and will become the new home for two university departments: Experimental Psychology and a new department of Biology, combining Zoology and Plant Sciences. The new 25,329 sqm building replaces the recently demolished Tinbergen Building, and will deliver laboratories for undergraduates, postgraduates and researchers, as well as lecture theatres, and specialised support laboratories. Opportunities for public engagement with the university’s research will also be featured as well as space for collaboration and engagement, teaching laboratories, lecture theatres, seminar spaces and computer laboratories. Multifunctional breakout and event spaces for outreach and conferences, study spaces, cafés, and roof level greenhouses also form parts of the building. The project, with Wates named as main contractor, is due to start on-site in July and is expected to take 33 months to complete.
The urgent need to reduce emissions from heat in UK buildings is particularly pressing in the education sector. Many of our schools are ageing and their heating and hot water systems have seen better days. With a low rate of new school construction and high proportion (65%) of school buildings built before 1976, the existing stock will continue to overshadow the sector for many years to come. Andy Green, Technical Director at Baxi Heating, who contributed to the report, said: “For many schools, switching from ageing non-condensing boilers to low carbon technologies in one leap simply won’t be a technically or financially viable option at present. “However, it’s evident that if we are to achieve our emissions reduction target, we must take every possible action now. In schools like these, taking a phased approach to refurbishment will help bring the building up to code and set it on the path to net zero.”

A new discovery in smoke protection Students at University of Salford discovered a new approach to being safe. Gilberts’ “ first of its kind” Series 60 damper were chosen by leading smoke control systems company Baiceir to protect the 14-storey Discovery Quay development. Some 26 dampers- each capable of providing up to two hours’ fire integrity- were incorporated into the common corridors to protect the two stairwells within the £24.5m building, comprising 400 student bedrooms and ancillary communal space. Manufactured from galvanised steel with intumescent material and gaskets within, Series 60 has passed all relevant smoke and fire tests (EN12101-8 and EN1366-10), retaining its integrity and performance when incorporated into evacuation shafts and risers. Thus customers have the assurance that they are meeting, if not surpassing, current Standards for smoke ventilation in multistorey buildings- new build and refurbishments.
F. Ball products create inspiring learning space
Believed to be the only vent of its kind designed and manufactured in the UK, Series 60 offers what Gilberts claims will the biggest standard range of EN12101-8 compliant fire-tested dampers. The initial launch provides seven sizes, from 440mm x 440mm up to 1000mm x 1125mm. The range will be extended by 1mm increments over the coming months.

Roofing industry reports a positive start to 2021 Roofing contractors reported a significant growth in workloads during the first quarter of 2021 but were hampered by recruitment difficulties and continued material shortages and price rises, according to the Q1 state of the roofing industry survey produced by Glenigan for NFRC.
O
ver half of roofing contractors surveyed reported a rise in workloads (51 per cent) in the first three months of the year, with only 11 per cent reporting a decline. This trend is set to continue, with a balance of 35 per cent of firms reporting a rise in enquiries and a balance of 47 per cent expecting growth over the next year. Growing workloads meant that a net balance of 8 per cent of firms grew their direct headcount on the previous quarter, and 17 per cent took on more subcontractors. However, over half (56 per cent) of contractors reported recruitment difficulties. Roles that were hardest to fill included roof slaters and tilers (39 per cent), felters (33 per cent), and specialist slaters (29 per cent) and tilers (22 per cent).
•
•
Scotland and Wales both saw falls in those reporting rising workloads, following a busy end to 2020; Government spending on public sector construction projects is expected to drive positive workloads for roofing contractors over the next year, with 70 per cent of contractors in this sector predicting growth over the next twelve months – far above any other sector; Payment continues to be slow – whilst 62 per cent of roofing firms have contractual payment terms of 30 days or less, only 42 per cent were paid within that period, on average.
Commenting on the report, NFRC Chief Executive James Talman said: “The roofing industry continued to perform well in
the first quarter of this year, with roofers reporting that workloads, enquiries and employment were all up. “The residential sector is doing particularly well, driven by the strong new build housing market, and homeowners continuing to spend their extra disposable income on upgrading and replacing their roofs. “However, there are simply not enough roofers to deliver the amount of demand we are seeing. One in every two roofing contractors are currently struggling to find skilled operatives. This is exacerbating the other challenges roofing contractors are also facing, such as finding materials and managing their cashflow. >>
Material shortages also exacerbated over the quarter, with over two thirds (68 per cent) reporting a deterioration. In particular, concrete roof tiles remained the top shortage area closely followed by timber battens, insulation, slate, and clay tiles. Shortages, as well as the rising prices of raw materials, has meant 89 per cent of respondents reported price inflation. The survey also found: • All sectors of the roofing industry saw growth in Q1 2021, with the domestic repair, maintenance and improvement and new build residential sectors showing the strongest growth; • Northern roofing contractors, those in London, and the Southern Counties and those who operate nationwide saw the sharpest rise in workloads.
29
Roofing, Green Roofs, Tiles & Slates
>> “If the government want our industry to help put roofs on 300,000 new homes a year by the mid-2020s, retrofit 27 million properties and build brand new schools, hospitals and prisons, then it needs to work with us to help to train, develop and upskill the next generation of roofers.” Glenigan’s Economics Director Allan Wilen explained that the construction recovery strengthened further during the first quarter, with roofing contractors reporting rising workloads. “Repair, maintenance and improvement work and new house construction have been the best performing areas,” he continued. “Roofing contractors anticipate that the recovery in workload will be sustained over the next twelve months as the UK economy is unlocked, with new enquiries pointing to a broad-based rise in activity. “However, shortages of skilled labour and materials will be a potential brake on the pace of the recovery.” Roofing is one of the key areas of AIMCH, a three-year research & development project aiming to help tackle the UK housing crisis by building new homes faster, to higher quality and more cost effectively than masonry methods using panelised MMC systems. Its second-year progress report showed encouraging results and key learnings for the sector. All advanced panelised MMC systems and lean construction solutions trialled so far have been successful and early analysis is recognising the benefits of these advanced panelised MMC systems with the hard data to back it up.
A free, online tool that enables users to quickly assess the suitability of liquid roofing systems has been launched by the Liquid Roofing and Waterproofing Association (LRWA). Aimed at specifiers, distributors and contractors, the Product Register compiles information from third-party certifications, including agrément and European Technical Approval (ETA) certificates, into an easy-to-read format. It allows the user to search for a preferred manufacturer via a dropdown list or a product name if known. Alternatively, if the user is unsure about which liquid roofing system to use, they can carry out a search using six filters, which will create a random list of potential products.
30
Mark Farmer, MMC expert and new AIMCH Chair, said: “Mainstreaming all categories of MMC is more important than ever. In a post-Covid world the sector needs to transform productivity, improve quality as well as improving the welfare of its workforce. We also need to find more sustainable ways of building in order to achieve a net zero-carbon built environment.
“The AIMCH project has already made great progress across a number of fronts which will better enable greater MMC adoption across all parts of industry including SME’s. The work done on design standardisation, panelised and sub-assembly system applications, productivity and carbon measurement and manufacturing process optimisation are all rich sources of knowledge for others to learn from and use.”
The filters include the material, for example, polyurethane; the type of roof that needs waterproofing such as inverted, pitched or a terrace; the level of foot traffic; the required lifespan of the roof area; what type of substrate will be coated; and whether it is a new build or refurbishment project. Every product in the Register is listed with key features and a link to further information such as approved applications, evidence of durability, and properties in relation to fire. There is also a function that allows different liquid systems to be compared.

Marley whitepaper sheds light on homeowner and tenant attitudes in post-Covid UK As lockdown measures begin to ease, roof systems manufacturer, Marley has published an in-depth whitepaper that brings together the opinions of both homeowners, tenants, and specifiers in a post-Covid UK.
T
he new whitepaper entitled, Raising the Roof: Homes and communities in a post-Covid UK, saw Marley survey 2,000 homeowners, social and private housing tenants to understand how the way they view their houses and local communities has changed following the last 12 months. In addition, the whitepaper unpicks how this may influence decisions around home improvement priorities, demands for local infrastructure development to build better communities, and where they see government support having a role. The research also covers off environmental challenges and asks if sustainability concerns connected to the home are growing in the minds of property owners. The exclusive findings pave the way to a better understanding of homeowner and tenant priorities and outlook as shaped by the COVID crisis and how this could help inform the specification marketplace looking to satisfy emerging trends.
This is increasingly important as the sector strives to deliver acceptable and sustainable housing and community solutions against the backdrop of increased regulatory demands as outlined within the Future Homes Standard and the significant changes to Part L and Part F of the Building Regulations. The whitepaper also includes specialist contributions from specifiers and architects who reflect on the findings, offering their expert opinion on how they believe the sector can respond going forward. Replacing Guttering and Downpipes on Heritage Properties Renewing heritage rainwater systems can often be a headache. Balancing the need to maintain the original look and features of your building with regulations for heritage properties as well as remaining within budget can be a troublesome process.
T
his situation is further complicated when dealing with grade 1 listed heritage buildings, where regulations heavily restrict changes to the building and limit options when replacing guttering and downpipes. Read on for our breakdown of three of the most popular replacement options for heritage rainwater systems. Aluminium An excellent all-round rainwater system, Aluminium rainwater systems are robust, lightweight, eco-friendly and look great on heritage properties. Our Aluminium products are also offered in a range of sizes including deep flow as well as a range of traditional profiles.
These products whilst emulating traditional rainwater systems offer the advantages of this more modern material. Cast Iron Many of Britain’s heritage buildings still feature their original Cast Iron rainwater systems, a testament to the longevity of the material. Choosing a Cast Iron rainwater system ensures that you will be replacing the original gutters and downpipes of your building with the most accurate replication possible, and is often the most suitable choice for grade 1 listed heritage properties. Our Cast Iron guttering and downpipes are designed to replicate heritage systems and are some of the longest-lasting rainwater products on the market. With expected lifespans of 40 years, this lifespan doubles if the products are cleaned and repainted. GRP GRP, or glass fibre reinforced mouldings, is ideal for those who want a heritage look to their rainwater system but in a more lightweight and cost-effective form. This material is long-lasting and versatile,
36
and can even be moulded into an exact replica of your existing rainwater system. Our GRP guttering and downpipes have average lifespans of over 30 years before replacement is needed, meaning you can rest assured that you won’t be needing to replace your rainwater system again any time soon. Hoppers A key feature of many heritage rainwater systems is a custom hopper. These increase rainwater flow into downpipes, but are also often highly ornamental, bearing coats of arms or intricate designs. Our Hoppers come in a range of common traditional designs and materials, however upon request our GRP range can also be bespoke manufactured to replicate unique existing hopper designs. This ensures the unique character of your heritage building remains intact. Our team Here at Rainguard, we have a wealth of experience in providing suitable rainwater systems for heritage properties. Unique new residential development receives a contemporary Alumasc update The former Holmlea Primary School is one of Glasgow’s most distinctive residential developments, comprising Alumasc’s Heritage Cast Aluminium rainwater system, in a remarkable blend of conservation and new build construction.
O
riginally designed by Andrew Balfour and opened in 1908, the school formally closed in 2004 and the site was disused for 15 years before finally finding a new owner in Home Group. The developer purchased the site with the intention of repurposing both the original school building and the janitor’s house, which is Category B Listed, for rented housing, and the all-new construction of an extension and two new blocks. In total, the redevelopment presents a total of 49 homes, in a mix of social and affordable rent. Architects on the project Anderson Bell + Christie worked closely with Historic Environment Scotland to deliver a sympathetic restoration and addition to the existing building, to bring the building back into use and provide much needed housing to the area. A major objective for the project was to preserve the listed status and historic features of the building, while incorporating a new extension creating design synergy between both. Nicola McGowan, Area Sales Manager for Scotland, commented:
38
“Alumasc’s Heritage range was especially chosen to compliment this listed building, specifically with our Moulded MG3 gutter profile. “Designed to provide all the essential architectural features appropriate to traditionally designed buildings, the Heritage range is also fully in-tune with modern buildings, and can offer an ideal, timeless solution for projects such as this one, which exists between eras.” Heritage Cast Aluminium is a comprehensive range of traditional gutter profiles, with round, square and rectangular downpipes and all associated fittings and accessories.
While available in 26 standard colours, or to match any BS or RAL colour to special order, the Heritage Cast Aluminium range is also available in a textured finish to resemble a traditional cast iron surface. Its BBA approved powder coating process ensures a long-lasting finish. “Aluminium is a metal with exceptional characteristics,” Nicola explained, “both relating to its functional performance and sustainable credentials. It has become increasingly important in the construction industry recently as it offers a corrosion resistant, lightweight and durable material that is also highly formable and 100% recyclable. It offers a great solution to this project, allowing the building to be completed in a way that is respectful to the original history, while guaranteeing a long-lasting installation.” The former Holmlea Primary School is also gaining notoriety as one of the finalists for the 2021 RTPI Awards for Planning Excellence. Non-combustible insulation in roofs and balconies Building Regulation Approved Document B Volume 1 Dwellings requires that balconies on buildings over 18m high are constructed using non-combustible materials as they are classed as part of the external wall.
B
S 8759:2020 balconies and terraces clarifies that balconies over air projecting open balconies, projecting enclosed balconies, recessed open balconies or recessed enclosed balconies - are impacted by this requirement whilst roofs, roof terraces, enclosed balconies over heated space and insulated walkways (elements over heated space) are not. There are some exceptions to this requirement, most notably Regulation 7(3)(g) which exempt ‘membranes’ from the need to be non-combustible (Class A1 or A2-s1, d0 to BS EN 13501-1). No part of Building Regulation Approved Document B Volume 1 Dwellings requires a roof or roof terrace to be constructed using non-combustible materials, instead it requires the roof assembly to achieve Broof(t4) to BS EN 13501-5; but there are instances where an insurance company or client are requiring the use of non-combustible insulation in roof assemblies.
42
The range of flat roof insulation boards classed as non-combustible is limited, consisting of either Cellular Glass or Stone Wool. Both of these generic products have higher Lambda values than XPS, EPS, PIR or VIP combustible insulation boards and will therefore be thicker to achieve given U-value, something that specifiers and main contractors need to be made aware of as early as possible to avoid issues with threshold, upstand and balustrade heights. All parties also need to be aware that just because the core of an insulation board is non-combustible the finished product may not achieve that classification. For example, the addition of a facing to the insulation board can change the fire performance, with some products moving from an A1 rating to BS EN 13501-1 to an E rating – that’s the same as most XPS, PIR or VIP based insulants. Upstand insulation boards are another area where paying attention to what products
you use is key. On balconies the upstand insulation board must be non-combustible, but on roofs and roof terrace on dwellings over 18m there are nuances to be aware of. If your insulation is no more than 150mm above the roof finish it can be made from a combustible material (PIR/ XPS/VIP), but any insulation that is against habitable space must be non-combustible (Class A1 or A2-s1,d0). Similarly, any vertical insulation over 150mm high must be non-combustible everywhere. For clear guidance on achieving compliance with the fire regulations of England, Wales and Scotland contact Radmat Technical Services at techenquiries@radmat.com. Radmat – Enquiry 43

The Unity A1 Floor 2 Floor system has been designed to accommodate through fix, discrete fix, secret-fix and hook on rainscreen panels. It is suited to both new build, refurbishment and in particular the replacement of dangerous combustible cladding. A framing system that spans floor slab to floor slab reducing the requirement for multiple helping hands and supporting top hats. It saves considerable time and money on installation costs, simplifies the design process, allows for greater adjustment and reduces the requirement for fixings and brackets by up to 90%. Unity A1 Floor 2 Floor eliminates the need to fix into existing masonry which can have poor load capacity, especially on existing buildings.

New Unity A1 Floor to Floor framing system – fully tested to CWCT standards Non-combustible cladding manufacturer Metalline, has developed a new Floor to Floor framing system which has recently been successfully tested to CWCT standards at the Vinci Technology Centre in Leighton Buzzard.
T
he Unity A1 F2F system has been designed to accommodate, flat, discrete-fix and hook-on rainscreen panels and is fully compliant with all types of A1 and A2 façade panels including aluminium, fibre cement and terracotta. In accordance with the CWCT’s ‘Standard for Systemised Building Envelopes’, Metalline’s floor to floor framing and Unity rainscreen cladding systems have been subjected to wind resistance (serviceability and safety), water tightness (dynamic) and both soft and hard body impact testing. Metalline’s Unity A1 F2F framing spans from floor slab to floor slab, reducing the requirement for multiple helping hand brackets and supporting top hats. This saves considerable time and money on installation costs, simplifies the design process, allows for greater adjustment and reduces the requirement for fixings and brackets by up to 90%. The system also features a unique ball and socket design that allows for up to 30 degrees rotation to the front face of the rail. This feature is ideal for high-rise developments and the replacement of non-compliant cladding systems on buildings where the main structure is often out of plumb. The extra adjustability and precise alignment of replacement panels allows for a seamless finish and a flat crisp appearance to the building’s new compliant façade.
44
The Unity A1 F2F system is currently being used on multiple high-rise cladding replacement schemes within the UK. It is the perfect framing solution for such projects due to the range of adjustability offered by the unique ball and socket design. Also, the ability of the highly engineered system to span from floor slab to floor slab eliminates the need to fix back to lightweight framing or masonry infill which often has very limited pull-out strength. Metalline’s Floor to Floor framing is part of their new Unity range of A1 fire rated non-combustible cladding systems. The recent testing to CWCT standards adds to the portfolio of assessments which have
been conducted within the last 12 months, including BS8414-2:2020 full scale fire testing and multiple EN13501-1 tests. Metalline have also recently become a registered signatory of the Building a Safer Future Charter. Managing Director Darron Brough added, “We recognise that becoming a registered signatory is an important first step towards achieving the culture and behavioural change our industry needs to make in relation to the charters objectives concerning building safety. In confirming our support as a registered signatory, we will be working to ensure that we embed the principles of the charter into our organisation’s everyday activities” Metalline Services Ltd – Enquiry 45

A Nordic Royal Forest An intriguing forest of vertical fins, formed from Nordic Royal copper alloy with bespoke triangular perforations, defines a major university building in Estonia.
T
he new Delta Centre, designed by Tallinn based Arhitekt11, is a key building for Tartu University. But its location close to the city centre, right next to a river and large parkland, makes it pivotal for the city as well, calling for a prominent but not overbearing presence in the urban context. The ground floor of this four-storey building is very open with exposed structural columns and extensive glazing to public spaces. In contrast, the upper three levels, accommodating classrooms, laboratories, offices and work areas, jetty out over the base and are enwrapped with a delicate tracery of vertical Nordic Royal copper alloy fins. These upper facades were conceived as a reflection and extension of the narrow, tree-lined parkland along the river. They add an informal, abstract verticality, set forward of the darker, contrasting background elevations and partly concealing the glazing. There is a playfulness in the apparently random spacing of the fins and moving around the building reveals fresh perspectives and variations in transparency, with the fins’ depth creating an almost solid surface when viewed obliquely. To create the façade system, Nordic Royal sheets were perforated with a bespoke tool to create a pattern of right-angled triangles of various sizes. The material was then profiled to create the unique fin shape and the fins fitted to a complete, metal structural system. Arhitekt11 project architect Sander Aas commented: ‘We wanted a material that would be natural, dignified and durable, so that the facade will age well but not change too much over the years. Nordic Royal copper alloy was the clear choice and we are very happy with the end result. The rich, natural golden colour makes the building eye-catching but dignified – improving over the coming years’.
Nordic Royal is a golden alloy of copper with aluminium and zinc, giving a rich golden through-colour that is very stable. It retains its golden colour and gradually loses some of its sheen as the oxide layer thickens with exposure to the atmosphere, resulting in a protective matt finish. It behaves differently to other copper products over time and does not develop a blue or green patina. The benefits of using Concrete Blockwork in Dwellings The predominant method of building homes remains traditional brick and block construction. Today, approximately 80% of all new homes built in in England use brick and block. Meeting sound insulation standards is a key requirement for most building types. Lignacite provides an overview of the masonry solutions that are available.
T
he current acoustic standards have been in force since 2004 and do appear to be effective in eradicating noise complaints and a achieving a better quality of life for building home occupants. Specific sound performance targets, particularly those limiting sound transfer between adjoining dwellings, are incorporated in the Approved Document E1, under Part E of the Building Regulations. The performance requirements cover a range of sound frequencies from 100 Hz (low frequency) to 3150 Hz (high frequency). For dwellings, there are two ways for demonstrating compliance: • Robust Details (RDs) − There are numerous RD specifications available for masonry walls and these are predominantly of cavity construction, with cavity widths of 75 to 100mm. This is the most popular method of compliance for house builders and avoids any potential pitfalls when using non RD specifications. Evidence obtained through the RD evaluation process has also identified constructions that are capable of achieving a significant uplift in performance, with specifications that can perform 3, 5, and 8 dB better than the minimum performance standard. • Pre-Completion Testing (PCT) − where sound tests are undertaken at the end of the build and a test report is produced that details the performance levels achieved. Approved Document E provides a number of compliant solid and cavity wall constructions to select from, but in reality any masonry construction can be adopted as long as the designer has evidence to prove the construction has a realistic chance of achieving the performance standards when tested.
46
Choice of masonry wall specification Party walls can be constructed using dense or lightweight blocks. This generally encompasses concrete blocks such as Lignacite Ash GP or Lignacrete in the 13502000kg/m3 density range. Compliance can be achieved with a cavity width of 75100mm. Most party walls will incorporate full-fill cavity insulation. This is done primarily for thermal compliance, avoiding heat bypass.
Typical party wall construction using Lignacite Ash GP & Lignacrete aggregate blocks Achieving enhanced levels of sound insulation There is often a requirement for walls in buildings other than dwellings, to achieve a higher level of sound insulation. Often, the performance of such walls will be conveyed as a weighted sound reduction index, Rw.
100mm Lignacite solid blockwork with acoustic lining to one side. Sound insulation = 64 Rw, dB
This term describes the airborne sound insulating power of a building element. It is a laboratory-measured value as defined in ISO 717: Part 1. It can apply to walls, ceiling/ floors, ceiling/roofs, doors, or windows. The higher the number, the greater the sound insulating power of the building element. It is measured over the frequency range 100 to 3150Hz. Depending on its composition and density, and any applied finishes, standard blockwork construction can provide an Rw of up to around 57dB. An example at the higher performance end can be achieved by a 215mm dense block wall with a plaster finish. Where performance in excess of this is required consideration should be given to using concrete blockwork with an acoustic panel to one side. The panel typically comprises a 50 or 70mm ‘C’ stud frame, set back about 15mm from the face of the blockwork, with acoustic quilt or a proprietary board between or over the studs and finished with high density plasterboard. The advantage of this construction is that it allows blockwork to be used fair face one side. The blockwork and acoustic panel act together to provided elevated levels of sound insulation. A sculptural, geometric facade made of HI-MACS for a building in New Delhi Located in one of the highest-traffic parts of downtown New Delhi, India, is a monumental building whose façade, covered with Solid Surface HI-MACS®, stands out from the surrounding constructions. This institutional building meets the original objective of Conarch Architects, the firm tasked with its design.
O
ne of the key ideas behind it was functionality, as the entire indoor space was intended to house a combination of open-plan offices, individual offices, conference and meeting rooms with parking spaces minimised, in view of the city’s nascent public transport system. At the same time, the building’s aesthetics are striking, thanks to a façade formed by an arrangement of geometric shapes that, despite their simplicity, create a highly expressive and sculptural look. The façade, made entirely in the pure, iconic hue of HI-MACS® Alpine White, is a striking three-dimensional vision, achieved through its arrangement of triangular shapes. One important aspect for the façade’s aesthetic appeal is that its location at the corner of the building only further enhances its shapes and its reliefs. What’s more, the cladding not only adds a sculptural touch, but it also enriches and protects the whole building’s structural facing. In the evening, when the construction’s nighttime lighting comes on, the façade’s visual charm is accentuated by LED back-lighting
50
installed behind the geometric shapes covering its entire surface. This interplay of lights and shapes transforms the whole corner of the building, separating it from its neighbours and arousing great interest and excitement in passers-by. Thanks to its infinite design possibilities, HI-MACS® was the perfect choice for this kind of façade cladding. Fit for purpose? A specification validation service has been developed to help ensure the practical and aesthetic longevity of screening louvres. Gilberts Blackpool - Britain’s leading independent manufacturer of screening and ventilation louvres- has developed the service to enable specifiers to be assured, from the outset, that the material, finish and format of the louvres will deliver, within budget.
Delivering on time for Amazon car park Responding to the need for additional convenient, safe staff parking at their Neasdon warehouse, fuelled by increased demand for online retail services, Amazon recently invested in a brand new dedicated multi storey parking facility.
“So often, the aesthetics of the external facade, particularly the cladding, can be spoilt by rusting or peeling louvres,” observes Ian Rogers, Gilberts Sales Director. “The issue is exacerbated as those louvres are often in inaccessible locations- high up on an elevation, on the roof. It could be avoided just by appropriate, suitable product specification at the outset. This includes considerations as simple as changing the material from steel to aluminium, the quality of the finish.” Gilberts has developed its own louvre product range over the years to provide a comprehensive package to keep pace with the evolution of building design and structural interfaces, initially and as/if the building structure is altered.
This enables more efficient logistics on site for delivery vehicles and features secure electric charge points as a key part of Amazon’s strategy to adopt a sustainable approach to goods delivery. Working closely with long-term client Berry Systems, Ash & Lacy developed project-specific perforated cladding solutions designed to meet the functional and safety requirements stipulated by Amazon. As well as providing a practical and simple solution for the external cladding, the road-facing elevation also features a unique perforated design that pays homage to the rich footballing history associated with Wembley.
With its in-house design expertise, Gilberts has the capability to create bespoke configurations which can be both CFD modelled, and tested within its own laboratory to give customers complete ‘fit for purpose’ peace of mind.
The majority of the main car park structure is clad in a bespoke framed expanded mesh system manufactured using highly durable aluminium finished with ‘Goosewing Grey’ powder coating. Complimenting the large expanses of expanded mesh cladding, perforated aluminium panels were designed to incorporate the architect’s desire for imagery features, created using image conversion software.

Sound investment The significance of good acoustics is often overlooked. A fire door installed in a building may not be required to perform as tested in a laboratory if the building is not affected by fire, which in the majority of cases, thankfully does not happen.
F
or acoustic doors however, the confirmation of test performance as carried out in a test facility, occurs in real life on a very regular basis. • In hospitals, hospices or other places of respite, noise can be harmful. Every support from good acoustics is of considerable benefit. • In schools or other places of education, external un-wanted ambient noise is an interference to learning. Well-performing acoustic products are critical in this environment. • Hotels and other hospitality facilities require reduction of sound to ensure privacy and comfort in the surroundings.
For this reason, since 2010, the specialist German producer of certified technical door solutions with classleading fire, smoke, acoustic, thermal and security performance, Moralt AG has put its focus and resource into creating door products that fulfil these needs. Moralt acoustic door cores do not just tick boxes to confirm to specification, but instead push the boundaries. The better the acoustic performance, the greater the chance that the scenarios outlined above, are met. Most UK door blanks cover the acoustic requirement up to dB35, as do Moralt with their 2 FireSmoke cores, but it is the dB40-plus acoustic territory, through the Moralt FireSound range, that stands out; dB40 FireSound 44mm (FD30), dB42 FireSound 54mm (FD60), and finally dB43 with FireSound 59mm that is up to FD90 fire rated. Acoustics are also an integral part of the Moralt FD90 / FD120 Xtreme range, with dB36 and dB44 operational performances respectively. Yet higher acoustic ratings - dB48 up to dB66 - are achieved with a combination of these high-quality cores as so-called inter-connecting doors as often found in hotel bedrooms and in between conference rooms. All of these products are timber-based, sustainable, UK stocked and Third Party accredited.
52
“We‘re tremendously proud of our on-going testing programme which is pretty unique in
the industry“ said Steven Dennard responsible for International Sales at Moralt AG. “Indeed, just last month we conducted an intensive two week programme of successful acoustic testing at the IFT Institute in Arnsberg, Germany. As well as a number of exciting new products we have in development, this testing included the use of concealed door closers, which have increased in popularity because they are aesthetically more pleasing than the face-fixed options as well as concealed hinges that again, offer a nicer design finish to a door .“ Most noise however will come from outside a building. So the Moralt external door range – Moralt FERRO – has also covered acoustic performance more than any other door core producer. An operational dB47 is achieved with the FERRO Akustik door core, and even to Passivhaus standard, the Moralt FERRO Passiv FireSafe Akustik which is also FD30 fire rated, attains an excellent dB42 acoustic performance. info@moralt-ag.de moralt-ag.co.uk Moralt – Enquiry 55

Schöck Combar ensures safer tram system and reduced noise The southern German City of Munich is investing heavily in its public tram system. Passenger levels are likely to exceed 110m people this year and to help improve operational running, a third-track expansion is underway on the busy section outside the main central station.
T
raditionally, the track support slabs would be reinforced with steel, however this can create a safety problem with the sensors on modern point-blocking circuits. These function by creating a resonant circuit in the area of the crossover. As a tram approaches, its large steel mass affects the resonant circuit, which is sensed by the track control system. If the carrier plate is reinforced using steel, this disturbs the resonant circuit in a similar way and may lead to interference in the point-blocking circuit – making it difficult for sensors to identify the presence of the tram, putting safety at risk. Any such risk is avoided by using Schöck Combar reinforcing bars, as the glass fibre reinforced polymer product is neither magnetic, nor electrically conductive. Operational safety and vibration reduction too In addition to the improved safety at crossovers, Combar also offers significant benefits in reducing noise and vibration. Mass-spring systems for these types of track typically consist of a rail carrier plate and a U-Trough shaped foundation of reinforced concrete. The two components being isolated to prevent mechanical vibration. However, because of the risk of local interference with the point-blocking sensors – and the fact that Combar has a tensile strength greater than steel – it was decided to incorporate the product in the mass-spring plates. Combar was installed in the area of the U-Trough and rail carrier plate and elastomer sheeting was used to completely isolate the carrier plate from its surroundings. The elastomer layer also served as lost formwork within the trough and as Combar units have no sharp detailing, there was no risk of them penetrating the layer and causing acoustic bridges. Superior performance Historically, steel has been used as the most common reinforcement material
54
in concrete construction. However, the material properties of steel rebar make it unsuitable for many applications and Combar continues to gain ground in more and more markets. The unique physical characteristics of the product are achieved by bundling high-strength glass fibres tightly together, pulling them through a closed chamber and impregnating them with a synthetic resin before cutting. The resultant ribbed reinforcing bar of corrosion resistant glass fibre reinforced polymer is significantly lighter than steel and is neither electrically or thermally conductive.
Exceptional versatility Combar application examples include easy machinability in tunnel construction, where boring machines cannot drill through steel reinforced shaft walls. With Combar the machine can cut directly through the head wall. High voltage transformers and power plant reactors generate inductive currents within the reinforcing steel. The heat affects the rebar strength if too close to the coils, but Combar remains unaffected. And its corrosion resistance – even from salt – is unrivalled when building bridge and harbour constructions. SchÖck – Enquiry 57

wedi Nonstep® ProS the all-round acoustic solution A modern building now has to perform better than it ever has — reducing its environmental impact, being more energy efficient, looking the part and meeting the requirements of the ever-more critical end user.
W
ith noise being one of the most common causes of dissent amongst neighbours, of bad hotel reviews and complaints in hospitals, it is an understatement to say that whether we speak of an apartment building, a hotel or a hospital, sound insulation is an extremely important criteria. All disturbing sound transmission possibilities have to be taken into account during construction or renovation and appropriate sound insulation has to be provided. The bathroom is one of the most complex rooms in buildings and even tiny errors in planning and execution can cause unwanted acoustic problems. Water impact noises can be heard quite clearly in neighbouring apartments/hotel rooms etc. unless adequate measures are taken to provide sound insulation. Especially during showering, the impact of water on the floor causes high degrees of sound development (air and structure borne sound) which leads to noise transmission into neighbouring rooms. Additionally, particularly in the health care sector, in hotels and public buildings, bathrooms are often accessed by people wearing shoes which generate additional noise.
To answer the demand for an all-round system solution for bathrooms, wedi has developed the perfect solution to guarantee soundproofed showering. The latest generation of wedi sound insulation, the wedi Nonstep ProS is a high-quality sound insulation fleece which complements wedi Fundo shower elements by significantly reducing water impact and footstep noises around the bathroom. The soft and flexible 9mm thick material easily covers any unevenness in the floor, is tension reducing, moisture and rot-resistant, prevents mould growth and is recyclable. When installed together as a system, wedi system solutions for floor-level showers do not only comply with the minimum requirements on sound insulation for water impact noise (DIN 4109) but also with sound insulation levels I to III (according to VDI 4100) depending on the system components. Construction heights (including a Fundo shower element with horizontal drainage and the Nonstep ProS acoustic solution) range from 74mm to 138mm to suit site requirements, providing 28dB sound

Overcoming the problem of noise in urban environments Noise is all around us and, with 68% of people projected to live in urban areas within three decades, it will continue to pose a real challenge to the development of the built environment.
A
s well as having the potential to interfere with daily activities, noise can disturb sleep, cause cardiovascular effects and even trigger changes in social behaviour, according to the World Health Organisation. Acoustics, therefore, are an important consideration in façade design, and construction materials like aluminium glazing systems can go a long way in overcoming the problem of noise. MasterLine SoftTone from Reynaers Aluminium utilises a carefully designed interface between the frame and sash to actively reduce noise ingress – even when the window is open. In practice, sound levels can be reduced by as much as 9dB compared to a traditional open window. This enables occupants to open their windows for effective natural ventilation, without having to suffer from excessive levels of noise from the surrounding environment. In addition to enhancing occupant comfort, this also supports the sustainability of buildings by reducing reliance on mechanical ventilation systems. By specifying systems which are designed with the challenges of urbanisation in mind, architects can successfully create comfortable living and working spaces which enhance occupant wellbeing - even in the busiest of urban environments.

ROCKWOOL delivers proven performance for Cobham Free School flat roof
With the role of the roof evolving, it is more important than ever that specifiers consider thermal and acoustic performance without compromising on fire safety. This is especially significant where public services such as education could be disrupted, which is why a non-combustible insulation solution was specified for the new build Cobham Free School.
T
he project Moving to a new site capable of accommodating over 1,000 students, construction for Cobham Free School involved the addition of two new-build blocks which have expanded the school’s facilities to include a 520-seater auditorium, sports hall, fitness studio and changing facilities. With the two new school wings incorporating a flat roof construction, main contractor Willmott Dixon Construction appointed Southern Industrial Roofing to manage this specialist package. The challenge The warm flat roof specified had to balance multiple design considerations, starting with BS 6229: ‘Flat roofs with continuously supported flexible waterproof coverings’ and compliance with education sector building regulations. Simultaneously addressing these requirements was compounded by mechanical and electrical plant being housed on the flat roof, which demanded noncombustible zones to provide safe access for maintenance. Internal fire rated walls in the building below also required the flat roof to contribute to effective compartmentation.
58
The solution Recognising that the flat roof construction at Cobham Free School presented a complex combination of performance criteria, Willmott Dixon Construction and Southern Industrial Roofing consulted ROCKWOOL for expert guidance. The flat roofs of the north and south wings span 800m2 and 630m2 respectively, constructed using both solid and perforated metal decks. With an IKO Armourplan Single Ply Roofing System / Membrane specified, ROCKWOOL supported Southern Industrial Roofing in designing a suitable insulated flat roof build-up. Across the two new buildings, over 2000m2 of ROCKWOOL HARDROCK® Multi-Fix (DD) has been installed to provide all-in-one acoustic, thermal and fire performance. ROCKWOOL provided an ideal insulation solution with this build-up as it removed the need for an additional barrier mat to reduce rain noise transfer. To help reduce reverberation in the dining room and auditorium, ROCKWOOL Acoustic Infills were installed within the perforated metal deck profiles. Where the roof deck interfaced with the heads of internal
compartmentation walls, ROCKWOOL Trapezoidal Fire Stops were installed. The result By using ROCKWOOL to insulate the warm flat roof, Southern Industrial Roofing has simplified overall design, achieved on-site efficiency gains and increased confidence in the performance of the system build-up. As non-combustible insulation, ROCKWOOL also removed any concerns about roof zoning for maintenance access to the rooftop plant. Andy Towns, Designer at Southern Industrial Roofing, explains: “Flat roof construction has become more complex in recent years, having to navigate what are sometimes conflicting design criteria. By providing access to test evidence with a metal deck in the early design phases, we knew we could move forward with confidence, using ROCKWOOL as a robust acoustic solution for flat roofs.” To learn more about the project, visit: www.rockwool.com/uk/cobham ROCKWOOL – Enquiry 62

A classic Parisian apartment is benefitting from the thermal effectiveness of the introduction of the innovative ultra-thin Spacetherm® WL insulation.
Hospice project receives outstanding insulation solution
Property owner Keirnan Murphy has made a significant investment in the renovation of the apartment to improve overall comfort, energy efficiency and to reduce heating costs. The Spacetherm WL aerogel insulation from the A. Proctor Group was a perfect choice for the apartment. At just 13mm thickness, the Spacetherm WL fits inside the lip of our cornices, which average about 20mm. Typically the walls of these older properties are not completely flat and so the option of an ultra-thin insulation was critical.
A new hospice building in the Midlands has shone the spotlight on Sto’s ability to provide an integrated package of proven insulation products. The company’s StoTherm Classic M system was specified for the new Day Hospice building at Mary Stevens Hospice in Stourbridge. The StoTherm Classic M external wall insulation system features EPS insulation boards and entirely cement-free components that provide an impact resistance of 60 joules, which is up to 10 times greater than other comparable options. It carries BBA certification, and its efficient single-leaf construction delivers excellent thermal performance.
Typically, a solid wall will have a U value of around 2.1 W/m2K. Following the application of Spacetherm WL, this can be reduced to around 0.8 W/m2K, dependent on the wall structure.

Insulation & Acoustics
Air leakage. It doesn’t matter how low your u-values are if there are draughts Paddy Leighton of Huntsman Building Solutions-Icynene, Spray applied insulation, explains why minimising air leakage must go hand in hand with better insulation.
B
etter insulation of domestic households is seen as one of the most important ways of reducing carbon emissions and slowing the effects of climate change. A recent environmental audit select committee report says that 19 million UK homes are poorly insulated that unless urgent action is taken to improve energy efficiency of homes, the UK will fail to meet its climate targets. Unfortunately, as over 60% of our current housing stock built pre-1960 when little thought was given to heat-loss prevention, the challenge is significant. Overall, roughly 20% of UK carbon emissions are generated through heating, hot water and cooking in domestic properties. Even more troubling was the fact that in 2017, emissions from buildings actually rose by 1% over those of the previous year. Basic principles If we go back to basic principles; heat loss in a building occurs through a combination of four processes: conduction, convection, radiation and mass transfer. The colder the outside temperature, the warmer the inside, and the worse the thermal insulation of the building envelope, the greater the heat loss will be.
1
60
In the UK, the construction industry focusses primarily on U values - sometimes referred to as heat transfer coefficients- as a measure of conductive heat loss. These are used to measure how effective elements of a building’s fabric are at insulating against heat loss. The lower the U-value of an element of a building’s fabric, the more slowly heat is able to transmit through it, and so the better it performs as an insulator.
Insulation & Acoustics
Very broadly, the lower the U-value, the less energy is required to maintain comfortable conditions inside the building. Unfortunately, measuring the thermal efficiency of a structure by U-value alone fails to take into account of heat loss through air leakage. If you spend any time in high mountain environments you quickly realise that it is the wind that strips the heat from your body. And it is the same in buildings. It doesn’t matter what your U-value is if there are draughts. Traditional forms of insulation are relatively inefficient in preventing air leakage through draughts. They can’t completely fill the complex voids in roof structures or seal the interface between the insulation and the building components. They can also struggle to cope with small structural movements which can lead to air gaps. When 40 per cent of a building’s heat loss caused by air leakage, an insulation system that works to prevent air leakage – effectively creating a “sealed box” environment, is essential to minimise heat loss.
2
Spray applied, open cell insulation. Breathable, open cell spray applied foams are highly efficient insulators against both conductive and convective heat loss as they control air movement and eliminate air leakage. Spray applied foam insulation is also extremely flexible; it moves with the structure, maintaining its insulative properties for the lifespan of the building. Spray applied foam insulations such as HBSIcynene Foam Lite are open cell materials which have a soft, yielding texture. This not only provides outstanding insulation properties, but also allows the building to breath naturally, resisting internal condensation – particularly important when insulating heritage-type buildings. Control of air quality. Heat loss through mass transfer is more complex and relates to how much moisture is held in the air (humidity). The more there is, the more energy it takes to heat it, so to feel warm, damp buildings need more energy than dryer ones. 4
3
To control humidity, you need to be able to control the air movement and you can only do this if the building is relatively airtight. Spray foam insulation does this effectively and quickly by sealing air gaps, enabling controlled ventilation and mechanical heat recovery systems to perform efficiently.
a whole different ball-game, one that needs urgent attention at the highest level.
A wholistic approach to heat loss mitigation High performance insulation, effective control of air movement and air quality, in combination with low carbon heating are interconnected elements that need to be addressed as-one in the design of new-build housing to ensure heat loss mitigation. Until Building Regulations take a wholistic view of this complex picture, the industry will continue to build housing that perform well in one respect but fail in others.

The Newt in Somerset The Newt Hotel and Spa is a stunning country estate surrounded by beautiful gardens, nestled within the heart of Somerset. A recent project saw its impressive renovation and restoration, with the help of expert advice and support offered by Schlüter-Systems paired with some of their key products.
T
he project consisted of three different areas: Hadspen House, The Farmyard and Barton Spa. The spa was designed from scratch to serve as an enticing draw for guests to relax, whilst other Schlüter products were utilised in the other areas of the project. Barton Spa Schlüter took on the most significant role for the creation of certain elements of the newly built spa facilities which adjoined Hadspen House. Schlüter-KERDI-BOARD was heavily used in the creation of multiple focal points within the spa area, including the vanity units in the male and female changing rooms. The portico around one of the doors in the main spa was a particularly exciting element which has added character to the space. The flexibility of the tile backerboard allowed for 20mm Carrara Marble to be fixed over to create a luxurious finish. Heating elements were also provided with the help of Schlüter-DITRA-HEAT-DUO, the electric undertile heating system. Featuring a studded uncoupling membrane into which heating cables are clipped and securely held in place, it ensures an even and consistent heating experience which is imperative for a commercial area such as this one. The system was used on benches and seats which were then clad with the same marble, meaning that there was a uniform look with the desired comfort element provided alongside it – resulting in the perfect spa experience guaranteed.
The installation of Barton Spa was carried out but Bristol Marble, who are Schlüter approved installers. Hadspen House Already a beautiful Georgian Manor House with a rich history, Hadspen House undertook a restoration ensuring it would be future proofed for years to come whilst keeping hold of the charm. Whilst the whole manor was given an upgrade, the main work carried out by Schlüter Systems was to provide the appropriate systems to add underfloor heating elements to the guest bathrooms. This involved using the reliable and popular Schlüter-DITRA-HEAT-DUO to offer guests a level of indulgence to match the inviting ambiance of the hotel and spa. Schlüter-KERDI-LINE drains were also used in all showers. SHC Tiling, who are based in Bath, supplied the marbles tiles used to create the beautiful bathroom finishes, meaning both function and flair were added. The Farmyard Originally a Grade 2 listed farmhouse and several outbuildings, The Farmyard undertook a substantial conversion to create accommodation, a Farm Shop and Cider

Press which gave the estate an even stronger sense of community. One challenge which presented itself almost immediately was the need to find simple ways of seamlessly incorporating modern products and practises into a building that has deep roots into the past. There was a desire to keep many of the original features whilst creating design elements which were contemporary and ticked all the boxes. In the case of the bathrooms, this involved utilising the Schlüter-KERDI-LINE drainage system to reduce height build up. To offer guests comfort and luxury, Schlüter-DITRAHEAT-E was also used in the bathrooms for underfloor heating. The project was an exciting way to breathe new life into an estate that was already full of personality, ensuring it would be enjoyed for years to come. Being able to develop key areas of Barton Spa with waterproofing and undertile heating products which were also utilised in both Hadspen House and The Farmyard shows just how versatile Schlüter products can be. eventually blow completely. It can also contribute to a harmful living environment. Earthborn Claypaint is a highly breathable paint, perfect for walls and ceilings where breathability is key. It’s thick and creamy
with a high clay content, offering excellent coverage, no nasty paint smells and a number of eco properties. There are two methods used to objectively measure breathability - the SD value and the MVTR value. Using either method, Claypaint is proven to have extremely high levels of breathability. More information on this topic can be found in the blog on the Earthborn website. Ease of use, high covering power and lack of harmful emissions make Claypaint an ideal option to optimise breathability for any building. Earthborn’s new colour card showing all 72 colours in the classic range is now available and100% recyclable, including the adhesive and the paint chips that use real Claypaint. Earthborn – Enquiry 74
Bradite launches One Can Matt Specialist coatings manufacturer Bradite is doubling the appeal of its highly successful One Can Eggshell by releasing a Matt version of the water-based all-in-one primer and finish paint.
O
ffering the same full adhesion, anti-corrosive and stain-blocking qualities as its eggshell cousin, One Can Matt has been formulated using the same innovative technology but now offers a flat, matt finish for both internal and external use offering improved faster drying, application and durability. One Can Matt launches at the beginning of March, two years after the launch of the original eggshell version. Bradite National Sales Manager James Burton explains: “The introduction of this new offering provides the decorator with a greater opportunity to make use of the advantages of One Can. Its formulation provides all the benefits of One Can but with a flat matt finish. It is touch dry in just half an hour and re-coatable in one hour, meaning, if needed, three coats can be applied in a single day.”
66
One Can Matt was developed following customer feedback requesting a hardwearing, scrubbable finish for a range of applications, from high traffic wall areas, masonry and internal trim and furniture, where a flat finish was preferred but all the advantages of One Can were maintained. The paint combines a primer, undercoat and topcoat in just one tin and can be used as any one of these or all three. It is water-based, therefore has no smell, is stain locking and will help hide a wide range of blemishes including water, nicotine, rust or resin bleed. It is ideal for priming difficult-to-paint surfaces both porous and non-porous including timber, ceramic tiles, glass, powder-coatings and many plastics including PVCu. It works as both an adhesion primer and sealer, is anti-corrosive and can be applied direct to both ferrous and non-ferrous metals.
As with the Eggshell finish, One Can Matt can be brush, roller or spray applied and is available in a full range of BS, RAL and NCS colours. Its use, says James Burton, means less paint, less time, less waste, and more profit. Bradite – Enquiry 75

Multiboard finds its calling for convent conversion The ease of installation and all round performance characteristics offered by Marmox Multiboard have led to a leading dry-lining contractor recommending the versatile tile-backer boards to a client engaged in the redevelopment of a former convent near Kettering. Director Leo Conroy, who runs Conroy Dry Lining with his brother Martin, commented: “We had used different tile-backer boards on projects in the past, but having seen an advert for the Marmox product we bought 40 sheets to try them out and were really impressed with how easy they are to install: our lads love them as they just cut with a knife. “On the Kettering project we’re doing all the internal plaster-boarding and skimming, but in the bathrooms – for which we proposed the Multiboard to the developer - the boards are being fixed to the timber frame for the tilers to follow on. We’re really impressed with the product and have recommended it for some other prestige work.”
Designing for wellbeing
Marmox Multiboards are manufactured from extruded polystyrene, or XPS, encapsulated in reinforced polymer concrete, in a range of thicknesses up to 60mm and offer a variety of positive physical characteristics in addition to being fully waterproof.

Originally built as a factory, Springfield House in Hackney, East London, now provides spacious accommodation in the form of some 90 apartments. A complete refurbishment of the building has been completed with Crittall steel windows helping to reinforce its character appeal.
L
ocally listed, the seven-storey brick building had been built, in 1902, with Crittall fenestration. Hackney Council planners insisted that like-for-like window profiles must be used for the refurbishment and that the external putty on the windows should be replicated. Crittall Corporate W20 windows & doors were installed, powder coated black, featuring a mix of opening styles and configurations. Steel spandrel panels were also included to conceal floor slab and ceiling spaces,
method that we often use to meet planning requirements, and it does look really smart.” The entire refurbishment project was undertaken with residents in-situ with Crittall’s installers working closely with them to keep disruption to a minimum by ensuring the windows and doors for each flat were replaced in a single day
The converted building retains many original features inside and out, including exposed brickwork.

Garador launches new Slategrain sectional garage doors Garador has introduced an exciting new surface finish, Slategrain, for its popular sectional garage door range. The new Slategrain surface finish imitates the fine grained and foliated surface texture of the naturally occurring rock, Slate. Slategrain is available for Garador’s Linear Medium and Linear Large door models and comes in two colours, Traffic White (RAL 9016) and Anthracite Grey (RAL 7016), for a clean, contemporary appearance. Garador’s sectional garage doors also offer many other advantages, including weather seals on all four sides of the door together with 42mm thick fully insulated door sections for exceptional thermal performance. The door lifts vertically ensuring maximum drive-through width.
When CABI needed a new home to replace the old school building they had been in for 33 years and now required a high level of maintenance they turned to international design practice Scott Brownrigg. The challenge was to design an energy efficient, purpose-built headquarters for the not-for-profit organisation that was in keeping with their values of protecting the environment and enhancing bio-diversity, provided a workplace for up to 180 members of staff and was an impressive local landmark.
The new entrance had to meet this exacting vision. A GEZE Slimdrive SCR automatic curved sliding door was chosen to provide a light and airy all-glass lobby entrance which blends seamlessly into the facade. GEZE – Enquiry 93
