Welcome to the first issue of 2022 and welcome to some familiar challenges and issues facing the wider industry.

The year has kicked off in a busy fashion, particularly with Michael Gove apparently looking to stamp his identity on the Department for Levelling Up, Housing and Communities which he now heads.

The significant announcement that kick-started the new year was the DLUHC’s new plan to fund the remediation of dangerous cladding and building safety failings.

The proposals have received what has now becomes a characteristic for the industry whenever the Government’s makes a new announcement – cautious welcome.

There was praise for the Government, but it was still largely qualified and inevitably came with a large number of caveats.

There is a lot of work to be done in the coming weeks if Mr Gove’s big new plan to “reset” building safety is to come to fruition. He has set a very ambitious deadline of March for responses from the industry to his plans.

As RIBA President, Simon Allford, said: “This new plan should provide some welcome relief to the many homeowners who have unduly suffered at the hands of our flawed building safety regime – and we welcome that.

“We remain concerned however that the new funding mechanism will not raise enough money to fully address the widespread fire safety or structural defects that exist up and down the country.

“The extension of the Defective Premises Act will also seriously impact the availability of insurance for the entire construction sector, impacting not only architects who are needed to help design remedial works, but also others who have never worked on high-rise housing projects.

“While the new collaborative procurement guidance signals progress, that too will require much stronger Government oversight to prove effective, because despite awareness of risks, too many construction projects confuse cost, value and safety.

“To help the construction sector to move forward, the Government must, accepting of its role as the regulator that allowed this crisis to arise, devise and enforce a properly funded and sustainable solution.”

Hyde Housing recently completed the fire safety remediation works at Artesian House, Bermondsey.

This major project presented many challenges, not least in the extensive requirement for complex decking replacement to balconies and walkways. Aluminium decking manufacturer AliDeck worked closely with external wall system contractor Hamilton to ensure a perfect outcome.

New online service to track remediation of high risk buildings

this month to apply pressure on industry and protect leaseholders from unnecessary costs and delays.

Under the new Leaseholder and Resident Service, those living in tower blocks will have access to updates on the status of their building’s application to the government’s Building Safety Fund. This will help leaseholders to understand where their building is in the process.

The tailored service is designed to speed up the process of removing unsafe non-ACM cladding from the highest risk buildings, forcing building owners to be more transparent, and exposing those who have failed to take action to make their buildings safe.

This is just one of a number of steps announced by the Secretary of State for Levelling Up, Housing and Communities

Minister of State for Building Safety and Fire, Lord Greenhalgh said: “It is unacceptable that four years after the Grenfell tragedy innocent leaseholders are still living in buildings with unsafe cladding.

“Building owners are responsible for making their building’s safe, and we will no longer allow them to shirk from their duties and hide behind processes and corporate loopholes.

“Everyone – including leaseholders - has a right to know what is happening with their building and to live safely. Today’s launch is a key step in providing them with both the service and the peace of mind that they deserve.”

Eco-friendly housing scheme wins coveted award

United Living New Homes, has been awarded a Premier Guarantee Quality Recognition Award for its innovative ecofriendly housing development at Shaldon Road, Bristol.

The award recognises outstanding developments that have consistently delivered quality workmanship and displayed exceptional site management. Throughout the year, only 100 developments from across the UK are expected to receive this prestigious award – about 4% of the total number of sites inspected by Premier Guarantee.

The Shaldon Road development captured the judge’s attention for the high quality of the new homes and the excellent standard of site management, craftsmanship, health & safety performance, site tidiness and general cooperation with the inspectors.

Built to ‘PassiveHaus’ principles, the energy-efficient properties will provide a high level of tenant comfort, while using very little energy for heating and cooling and minimising each home’s carbon footprint. The development will include two, three, and four bedrooms houses with a mixed tenancy of shared ownership and affordable rent.

Solar PV panels will also feature at the development, further reducing costs and a green transport plan which includes electric car charging points, a car share scheme and improved pedestrian and cycle access.

Communal green space around the homes is also being created with a dedicated and protected green corridor to enhance biodiversity by providing a safe space for wildlife.

In his Building Safety reset on 10 January, the Secretary of State announced that leaseholders would no longer pay for the fixing of unsafe cladding, with building owners and industry footing the bill instead.

Kate Henderson, Chief Executive of the National Housing Federation, says: “Greater transparency over the progress of Building Safety Fund applications is a positive move, providing welcome information to residents in buildings across the country who have been living with uncertainty about their safety and their future.

“Housing associations are committed to working with the government to tackle the building safety crisis and support all efforts to protect leaseholders from costs.”

Suffolk County Council has agreed to join forces with Lovell Partnerships to form a property development alliance to build nearly 3,000 much-needed homes.

The joint venture will deliver new housing-led developments to be built on council land. Lovell Partnerships were identified as the preferred bidder following a nine-month procurement process. Contracts are expected to be concluded in spring 2022, with the joint venture established in the summer.

Five initial locations have already been identified in Lowestoft, Mildenhall, Bramford, West Row and Newmarket, with capacity for a total of around 2,800 homes plus new schools, employment land and open spaces.

CPA puts focus on specification and installation

The Construction Products Association has released a full response to the Government’s call for manufacturers to provide a significant financial contribution to the cladding crisis.

After initially welcoming the letter from Secretary of State for Levelling Up, Housing and Communities Michael Gove, the CPA’s chief executive has now written back to the minister committing the association and its members to pushing for a wider culture change within the industry as a whole.

But Peter Caplehorn also highlights the importance of ensuring that construction products are not routinely substituted from the original specification of a project and also that they are correctly installed. He maintains that this remains key to improving building safety.

Mr Caplehorn says the CPA understands the need for industry to work with the Department for Levelling Up, Housing and Communities in an open and transparent way to address the need for remediation on buildings that are over 11 metres.

“In addition to helping to meet the nearterm needs of existing buildings, both ourselves and our members are fully committed to changing the practices and culture within our sector and the wider construction industry that will be just as critical in the longer-term.

“In particular, we have:

• Assisted and fully supported Dame Judith Hackitt in her Independent Review of Building Regulations and Fire Safety, including with your officials and the Industry Response Group

• Designed, developed and are now on the eve of launching the Code for Construction Product Information which we believe will prevent misleading marketing information about products being produced in future

• Developed a competence process to raise the bar for all who work with construction products, including architects, builders, and manufacturers

• Contributed to your team working on the new regulations and supporting Publicly Available Specification (PAS) documents

• Continued to help across a wide range of activities, be that through the Construction Leadership Council, Building Regulations Advisory Committee, the British Standards Institution, Industry Safety Steering Group, and now with the Office for Product Safety & Standards

• Developed with others a digital information process to ensure construction product information is reliable, clear and available to those who need it

• Worked with colleagues through the CLC in respect of the current insurance issues that affect the whole sector, because in order to process the remediation work we need solutions in that area

Housebuilder calls for planning to support working from home

Barratt Developments, the country’s largest housebuilder, and national planning consultancy Lichfields, have launched a new report calling for local planning policies to be urgently reviewed to ensure they are fit for purpose for working from home.

The ‘Working from home: Planning for the new normal’ report, which draws on a survey conducted by polling company Savanta ComRes, found that almost half (49%) of households felt their current property was unsuitable for home working with many people struggling to do their job effectively from their dining room table or bedroom - only 28% had the benefit of a dedicated space, such as a study or home office.

The report reveals that working patterns have shifted dramatically over the last 18 months during the pandemic, with working from home at least some of the time now the norm for millions of people across all age groups. And the trend is set to stay with an estimated 7.5 million people in the UK hoping to do their jobs from home on a permanent basis - this figure is double the pre-lockdown estimate.

“The CPA has invested a considerable proportion of the Association’s time, resources and financial support, and will continue with all these activities to achieve the necessary reform and culture change.

“Your primary concern is understandably with the stock of existing buildings that have been identified as unsafe, and the appalling consequences for occupiers and home owners. We will help to the best of our ability.

“In addressing the key issues, it is important that the response is proportionate as you stated clearly in the House of Commons.

“Products can be incorrectly procured, installed and maintained by the builder/ contractor in such a way as to make the building as a whole unsafe.

“Products are also routinely substituted by the builder/contractor without clear records, again making the process of ensuring the building is safe difficult and protracted.”

Project hits important milestone

Scarborough Group International (SGI) has completed construction of phase two at its award-winning Middlewood Locks neighbourhood in Salford.

Phase two of the £1 billion project includes 546 PRS homes across four buildings centred around private residents’ podium gardens. All will be operated by leading build to rent operator Get Living which bought the entire phase in 2019.

Get Living now has a portfolio of around 4,000 homes and Middlewood Locks is its first venture outside of London. It already owns 275 apartments within phase one at Middlewood Locks which is branded New Maker Yards, which have been successfully let.

Housing Construction: A good foundation for 2022

Last year saw the construction industry prove its incredible resilience in the face of countless challenges. Between the uncertainty caused by supply chain issues, labour shortages and COVID, I’m particularly encouraged by a rise in construction output, planning consents and approvals, all of which paint an optimistic picture for 2022.

While a 39% dip in the value of project starts in Q4 compared to the previous quarter signalled a weak end to 2021, a significant rise in planning consents (+26%) and main contract awards (+13%) allude to an industry in resurgence. This will no doubt come as welcome news to developers across the UK keen to put shovel to earth next year.

Further, construction volume output increased 3.5%, overturning October’s 1.7% decline, and bringing monthly output back to pre-pandemic levels. This further suggests the supply chain issues, which hindered construction activity in the second half of 2021, are easing.

How does it affect Housing Specification readers? To find out, I take the opportunity to explore some of our data in a little more detail, highlighting housing sector performance at the year’s outset to give an indication of where this vital vertical stands at the dawn of 2022.

Housing project-starts and planning approvals

Drilling down, the overall industry numbers paint a similar picture for the housing sector. Residential projectstarts performed poorly during Q4, down more than a third (-34%) on the previous year and 44% compared with the preceding quarter to total £5.83 billion.

This decline was largely influenced major project-starts (£100 million or more in value) falling 50% against the previous year and 79% compared with Q3 to total £716 million.

However, it’s not all bleak. In contrast, residential main contract awards were very strong, having increase 20% against the previous year and 9% compared with the preceding quarter to total £16.93 billion. Underlying contract awards (less than £100 million in value), adding up to £15.01 billion, increased 34% against the previous year. This was despite the value having fallen 3% against the preceding quarter (Seasonally Adjusted (SA).

Residential detailed planning approvals also saw an increase of 16% against the previous year and 24% compared with Q3, totalling £14.97 million. While remaining unchanged compared with the preceding quarter, major project approvals increased 119% against the previous year to total £2.97 billion. Meanwhile, underlying project approvals, adding up to £12 billion, showed growth of 4% against the previous year and 7% against Q3 (SA).

Which housing sectors performed best?

Some areas within residential have seen excellent growth compared with last year. Student accommodation project-starts climbed 80% against the previous year to total £114 million, accounting for 2% of the sector. The social sector also performed well, with apartments increasing 59% and housing up 182% against the previous year to total £419 million and £51 million respectively. Other areas did not fare as well. In particular, care homes (-38%), private sheltered housing (-76%), social sheltered housing (-96%) and hostels (-56%) all underwent significant declines compared with a year ago.

Regional analysis

While most areas throughout the UK experienced strong declines in residential project-starts compared with the previous year, starts in the North West seems to have performed relatively well, with the value having only declined 10% compared with a year ago to total £723 million. The region also accounted for the third greatest share of sector-starts (12%), behind London (26%) and the South East (18%).

It’s particularly encouraging that, despite project-start decreases in all but on region, most saw an increase in planning approvals, with an average increase across 12 regions of 35.8%.

What’s clear is a strong pipeline of work is starting to develop in the sector, which should help the housebuilding sector rebound, in line with the predictions we made in our bi-annual Forecast back in November 2021.

The immediate priority for housing specifiers will be the introduction of changes to Part L in June 2022, which will require a 31% reduction in carbon emissions, as a stepping-stone to net zero. As a result, all new builds will need to incorporate renewable technologyeither solar PV, a heat pump, or both.

With just a one-year transition period for the Part L changes, solar PV combined with an efficient gas boiler is likely to be the favoured specification in the short term, as both private and social housebuilders will be looking for the simplest and most cost-effective way to meet the carbon reduction targets. Indeed, Solar Energy UK predicts the Part L changes will lead to a five-fold increase in the number of new homes built with solar PV.

Yet, specifying renewables for new housing comes with many considerations. As well as the upfront cost of the technology, installation time, supply chain and labour availability are also important factors, as well as the overall impact on energy bills. This means that getting the right combination of renewable technology will be critical.

For example, by just specifying a heat pump, the cost to run the heating and hot water could be higher than for gas heating, and with the increasing requirement to charge electric vehicles as well, on-site electricity generation via solar PV could be the best way to keep running costs under control.

New renewable technologies are being developed all the time and even just taking solar PV systems alone, there have been many innovations in recent years for specifiers to be aware of. In contrast to the traditional bulky on-roof panels, advances in technology means there are now many more design-led integrated options available, at a much more affordable price. There are also additional technologies, such as batteries and PV power diverters, that specifiers may want to add to maximise the benefit of a solar system.

With so many different renewable systems on the market, being able to access free training on the latest innovations and regulatory changes is critical for housing specifiers. Some renewables manufacturers offer free training and CPDs and, with less than six

months to go until Part L changes are introduced, now is the time to make the most of free resources that are available.

STREET SHOWS THE WAY TO HIT NET ZERO IS TO REPLACE THE UK’S GAS GRID

The Green Street display in Glasgow showed that the only way to install 600,000 heat pumps a year and hit net zero is by replacing the UK’s current gas grid.

A collaboration between Glen Dimplex Heating & Ventilation (GDHV) and Dimora Homes saw the successful installation of a hybrid solution for the delivery of hot water and space heating using the Edel Hot Water Heat Pump.

The pioneering and fully electric Riverside development in Braintree, consisting of 48 energy efficient residential apartments, welcomed its first residents in December 2019.

A six-unit extension is currently being built using the same innovative hybrid heat pump technology and a selection of highly efficient Monterey Direct Acting Panel Heaters and TDTR heated towel rails.

GDHV proposed a hybrid system that incorporated 48 units of the Edel Hot Water Hot Pump 200l, 72 TDTR heated towel rails for the bathrooms and kitchens, and over 200 Monterey Direct Acting Panel Heaters for the apartments and communal spaces.

The inner city street was brought to life using pioneering augmented reality to show how networked ground source heat pumps that mimic the current gas network are the cheapest way to decarbonise heat and could save the UK an estimated £1bn a year to 2050.

The solution shifts responsibility from consumers getting rid of their gas boilers and installing individual infrastructure for ground source heat pumps on an ad-hoc house-by-house basis, to the preinstallation of utility-scale underground infrastructure that allows consumers

The system delivered high energy efficiency and a renewable contribution that satisfied local planning guidelines and helped to realise the ambitions of the developer.

The relatively low capital cost of the Edel Hot Water Heat Pump combined with the increase in energy efficiency, provided holistic benefits for both the developer and the occupant.

Hybrid solutions that employ the Edel Hot Water Heat Pump have been installed across many residential developments with varied project objectives, as shown in the very successful Riverside development.

The infrastructure is funded, owned and maintained by an energy or water company, local authority or private investor removing the cost from consumers who pay a standing charge similar to gas.

Simon Lomax, CEO of Kensa, manufacturer of ground source heat pumps, said: “It isn’t possible to reach critical mass or secure the cost reductions expected by government by adopting a house-by-house approach, placing responsibility to deliver our climate targets on individuals.

“To really kick-start the transition to heat pumps, the government needs to work with the energy industry and suppliers to popularise a networked ground source heat pump where the cost of infrastructure is divorced from the heat pump in a split-ownership approach.

“Running costs and carbon emissions will be far lower than any other heating choice.

“Pre-installation of the infrastructure means whole communities such as tower blocks can switch to individual networked heat pumps simultaneously, as well as enabling households to easily and affordably make the transition from their gas boiler to a heat pump when they’re ready to change, with minimal disruption.”

A PERFECT PARTNERSHIP TO DELIVER COMPLEX REMEDIATION PROJECT

With fire safety the dominant issue in housing today, it is always a pleasure to see such refurbishment projects successfully completed. We spoke to Richard Izzard, managing director of aluminium decking manufacturer AliDeck, to discuss their contribution to a recent major fire safety remediation project for Hyde Housing.

Following Grenfell, the housing sector has been in turmoil as building owners tackle fire safety issues. With regulations continuing to evolve, it has been a genuine struggle for conscientious landlords to achieve compliance and there has often been a sense of deep frustration expressed as profound challenges have been uncovered.

As time has moved on, though, industry has adapted to the new environment and light at the end of the tunnel is in sight. Manufacturers especially have responded well to the building safety crisis, developing new products and refining existing lines to answer the challenge.

The guaranteed compliance of materials is certainly one essential aspect of the remediation equation, but successfully navigating the path to fire safety remains a daunting task. Fortunately, deeper support is becoming increasingly available.

Collaborative Working The Answer

Artesian House in Bermondsey was the site of a recent refurbishment project for Hyde Housing.

The building’s cladding, glazing, and decking were to be renewed by Hamilton (Building Contractors) Ltd., facade and external wall specialists. These works were being completed in pursuit of resolving issues identified in a fire risk assessment and to gain a passing EWS1 certificate for the building.

A major aspect of the project was the installation of aluminium decking to the curved walkways at several levels of Artesian House. These relatively narrow walkways posed a particular challenge; how can straight boards curve around a building? AliDeck and Hamilton collaborated closely to devise a solution.

“Our team has decades of experience on industrial and construction projects,” explained Richard. “Following site visits and full surveys, we were rapidly able to propose an install methodology that coped with the curvature of the building and the sharp corner turns that the walkway made in places.”

The drawings produced as part of this proposal reflect an impressive level of careful attention to detail and they’re delightful things to behold, too!

The scaled drawings contained a comprehensive materials quantities breakdown, area by area, floor by floor. With each run of decking divided into carefully planned sections, the installation team had total clarity on the number of decking boards, joists, and pedestals to be used in each area, as well as the dimensions to cut the material to.

The purpose of breaking the deck area into these sections was to allow for the boards to receive a slight angled cut at each end to facilitate the varying curves of the building. Where the curvature was more pronounced, shorter lengths of board were used to “turn the corner”, as it were.

Mapped out on paper and thoroughly sanity-tested, the proposed methodology worked flawlessly at install and the completed decking neatly runs around the curves without any issues.

Peter McNulty, contracts manager at Hamilton, said “The Artesian House project presented its own challenges, which extend beyond your average three by two rectangular balcony as seen on many projects throughout the UK.

The install can only ever be as good as the effort put into it to get the correct materials at the correct time; all of AliDeck’s sketches, site visits, and attention to detail certainly paid off.”

WASTEFLO - INNOVATIVE WASTE-WATER SOLUTIONS

Making the best use of the space available when undertaking a property refurbishment often calls for a creative approach.

None more so than when planning to use a space where either a gravity flow of waste water to the main soil pipe is not possible, or in a situation where running waste pipes along internal walls is impractical and unsightly.

Common examples include the creation of a toilet, shower room or utility room in a basement, installing an en-suite bathroom some distance from the outside drain, or fitting a toilet in the space under the stairs.

Many of these challenges can be overcome simply and effectively with Stuart Turner’s innovative, easy to install Wasteflo range of macerators.

Installing a WC using a macerator Super-slim Wasteflo macerators fit neatly behind the WC and allow the cistern to be fixed directly to the wall, often without the use of battens.

They automatically reduce waste to a liquid form and pump it away to the soil pipe. Each model can pump vertically up to 5 metres or horizontally up to 52 metres depending on the diameter of the waste outlet pipework used.

Wasteflo macerators feature an inverted helical vortex pump and cutting blades which greatly reduces the chances of blockage.

A watertight cassette system houses the electrical and mechanical pump components. This allows for clean and easy access without having to remove the toilet or pipework when servicing or maintaining the unit. Another innovative feature is the height adjustable toilet pan connection. This eliminates the frequent need to ‘raise up’ either the macerator or toilet to ensure that the spigot on the toilet aligns accurately with the connector on the macerator.

The waste outlet connector also features an easy-fit adaptor suitable for use with either 22mm, 28mm or 32mm diameter waste pipe. This greatly simplifies the replacement of an old macerator unit where the existing pipework cannot easily be replaced.

The Wasteflo WC-1 features a single inlet connection for a WC only, whilst the WC-2 and WC-3 models feature one and two additional waste inlets respectively. These can be used to connect a hand basin in the case of the WC-2, or a hand basin and a shower in the case of

the WC-3. They utilise ‘nut and cone, fittings rather than metal jubilee clips which corrode and are difficult to clean. Flexibility is further enhanced with the inclusion of inlet adaptors which enable connection to 32mm (1¼”) or 40mm (1½”) diameter pipework.

The WC 4C macerator unit is designed specifically for use with ‘wall-hung’ and ‘back-to-wall’ toilets. Sharing the unique features of the rest of the range, the WC 4C can be installed completely out of sight behind a wall structure or stud partition.

Self-builder, Tim Morris, set about a full renovation of his 1920’s cottage in East Sussex in early January 2021

Fortunately, Tim sourced West Fraser’s trusted CaberDek flooring with its peelable film from merchant, Parkers Building Suppliers of East Grinstead, and was able to protect the structure from the frost-laden conditions.

CaberDek, part of West Fraser’s CaberFloor range, is designed to withstand the elements for up to 42 days between laying the floor and fixing the roof, when installed according to manufacturer’s instructions.

The official launch of the Housing Safety & Wellbeing Taskforce has taken place online due to Covid-19 precautions.

The Taskforce framework will enable all involved to work together collaboratively, and the organisation will be strictly non-commercial and non-partisan, committed to promoting a holistic approach to housing safety and resident wellbeing.

There will be six strands to the work of the Taskforce, each with their own ‘Ambassador’ to lead the discussions and co-ordinate activity: Health & Wellbeing, Net Zero & Decarbonisation, Resident Engagement, Housing Quality, Fire & Carbon Monoxide Safety, and Fuel Poverty.

These ambassadors were announced at our launch event and are drawn from the housing, fire service, and academic sectors. They will be actively encouraging participation from any interested parties.

At the launch event, the Housing Safety & Wellbeing Taskforce unveiled a study from CEBR (Centre for Economics & Business Research) which is a seminal piece of research, combining a statistical analysis of fire incidence across the UK, a summary of the relevant legislation, and a holistic examination of the human and economic impact of fire, based on official data and a specially commissioned YouGov survey.

The study delves into recent dwelling fires and demonstrates that the rate of reduction in fire incidents, running in tandem with new regulations, has slowed in recent years.

With estimated annual costs of residential fires now exceeding £1billion, the research then goes on to examine in detail the potential impact and cost savings associated with tighter restrictions.

REGULATIONS FOR SMOKE AND CARBON MONOXIDE ALARMS TO ENSURE GREATER PROTECTION

Following a recent government consultation, the regulations for Smoke and Carbon Monoxide alarms in England are set to expand for both privately and socially rented homes.

(England) Regulations 2015 and Approved Document J, with the aim of extending the existing private rented legislation to socially rented properties; it also considered the important question of whether the existing legislation was sufficient.

The amendments will improve fire safety within social housing, with landlords being required to install at least one Smoke alarm on each storey of their properties.

A London-based social housing complex, developed by Metroman Ltd, has joined forces with Videx UK to install a state-of-the-art door entry system for its residents.

The development is split into 11 apartment blocks - Anika House and Jasleen Court - and fitted with Videx’s flagship VX2200 door entry system along with Videx MiAccess access control and hands-free video monitors. Installer Dave Abrams, who owns DA & Son, was asked to recommend a suitable entry system that not only provided first rate security but was also easy for residents to use and convenient too.

As well as meeting residents’ needs, the system also had to meet specific regulations, including Secured by Design (SBD), a police initiative for designing out crime to improve the safety and security of where people live.

SBD’s product-based accreditation scheme - the Police Preferred Specification

- provides a recognised standard for all security products that can deter and reduce crime. The Videx VX2200 system is one product that has the accreditation.

The VX2200 panel is also fitted with Videx’s standalone offline proximity system, MiAccess which enables the use of remote management of the access control system including adding and removing access key fobs, for example if a fob stops working, needs replaced or a new user needs to be added, a visit to the development isn’t needed. INNOVATIVE ROOF UNDERLAY HELPS PROVIDE HEALTHIER HOMES

A scheme to install a new roofing membrane from Glidevale Protect is improving homes in a County Durham town for believe housing, one of the largest housing associations in the North East.

Nearly 80 homes in the Woodhouse Close area of Bishop Auckland have received new roofs as part of a programme to upgrade believe housing’s affordable homes in the area.

The properties were re-roofed with air and vapour permeable roofing membrane Protect Viking Air, with the aim of increasing ventilation and air circulation within the homes. Protect Viking Air can make an improvement in older homes, which were originally not designed with eaves ventilation.

Following a successful trial, the underlay is now being installed on approximately 200 homes in Central Durham.

Building Surveyor at believe housing, Daryl Reed, said: “We decided to modify our specification for re-roofing and use an air permeable membrane to give a good level of ventilation.

“A lot of our homes were originally constructed without ventilation in their eaves, so this material promotes increased natural ventilation and creates a healthier home.”

OVER UNWANTED SOUND? SIDERISE LAUNCHES MULLION OVERCLAD SYSTEM

Siderise Special Products has launched the new SIDERISE® MC System — a decorative mullion liner designed to provide a simple yet robust solution for enhancing the acoustic performance, or acoustic and fire performance, of curtain wall facade systems.

Suitable for both ‘stick’ and ‘unitised’ curtain wall facades, the system is ideal for projects where internal acoustic upgrades to the mullion are not practical. This includes situations where the internal layout is unknown during construction or when fit-out or operation has already begun. Its simple installation process allows it to be installed quickly with minimal disruption to occupiers, without the need to empty spaces of furniture, etc.

FIEGER HELPS TO UNITE STUDENTS IN COVENTRY

This new 614 bed student accommodation in Coventry was commissioned by Unite Students with a design by architects Day Architectural Ltd and constructed by RG Group.

To meet the combined requirements of Approved Document B and Approved Document K, Air Design Systems Ltd selected Fieger Louvre Windows. The patented FLW 32 SmoTec smoke vents comprise 5 no. louvre blades, which provide the 1.5 m 2 geometric free area required by The Building Regulations.

Supplied in RAL 7012 Basalt Grey, the vents were manufactured using low-E coated double-glazed elements, consisting of 6mm toughened outside, a 20mm Argon cavity and 6.38mm laminated inside.

In addition, factory-fitted glazing adapters were supplied, colourmatched to the vent frame.

The 10 no. Fieger SmoTec vents, tested in accordance with EN 12101-2, were installed to primarily provide emergency smoke control, but can also be used in a dual-purpose role for general ventilation in summer.

The vents were supplied with WSS 24V DC motors, which were wired to the control system installed by Air Design Systems Ltd.

An overall U-value of 2.10 W/m 2 K was achieved, which with a Class 4 - EN 12207 air leakage rating provides a highly energy efficient element of the building envelope.

BUILDING BACK GREENER AND ‘SMARTER’

The government recently announced its ‘Heating and Buildings Strategy’, which is part of a much bigger document called ‘Net Zero Strategy: Build Back Greener’.

On the face of it, it is very good, with a committed £450m in grant funding so people can apply for up to £5,000 towards the cost of their air source heat pump (ASHP) installation.

What is worrying though, is that I don’t see any significant incentives for people to improve the insulation standards of their existing home. This is a huge problem, because homes should be well-insulated before they even consider installing an air source heat pump.

A ‘fabric first’ approach must happen in all of our existing buildings to keep them and us warm and avoid heat being wasted by escaping through uninsulated walls, floor and ceilings.

To not include a massive announcement to incentivise the upgrading of insulation standards in all existing homes is actually a travesty. Heat pumps and insulation should have been given big financial incentives and government support in this announcement, because they go hand-in-hand.

The very, very good news is that government has announced this year that every new build home from 2025 cannot have a gas boiler and must use heat pumps instead.

I’m pleased to say that I know a number of good house-builders out there who aren’t waiting until 2025, but are installing ASHP’s in all their new housing developments already.

They want their teams to be ahead of the game in understanding the technology and they want to form strong relationships with manufacturers like Mitsubishi Electric and accredited installers as soon as possible. They want to gain all of that clean, green experience now and not wait 4 years.

Unfortunately, many will continue to install gas boilers right up to the 2025 mark, because it is cheaper and it’s what they know. I suppose even the Victorians clung on to steam power until the very end.

However, we cannot stall, we cannot falter, it must be FULL GREEN AHEAD, no matter how painful the transition may be. I live in hope that the biggest climate change of our lifetime will be a great success, so the entire planet as one can celebrate.

Mitsubishi Electric - Enquiry 28

Mitsubishi Electric is investing £15.3m in its manufacturing plant in Livingston, Scotland, with Scottish Enterprise support, in a move that will significantly increase its productivity, efficiency and research & development (R&D) capabilities.

The development of a ‘smart factory’ allows the company to integrate automation and robotics equipment into its operations – and install industrial advanced sensing systems to provide real time information.

The move will also enhance and develop the digital skills of Mitsubishi Electric’s employees to help support the development of next generation heat pump technology, including investigating new ‘low global warming potential’ refrigerants and materials.

The Livingston factory already produces the market-leading, Ultra Quiet Ecodan air source heat pump and the move is designed not only to lower the manufacturing emissions, but also enable customers lower their emissions too.

New generation system from OMNIE speeds installation

OMNIE has developed an advanced solution to speed the installation of low build height underfloor heating (UFH), which also fits within its Tileover selection.

Further enhancing the established Ultimate system, the Ultimate2 board consists of XPS insulation – improving output while the unique 2-3 mm deep diffuser channel surrounding the multi-directional runs increases screed contact with the pipe, thus cutting the warm-up time. The overall installed depth of just 27mm leaves plenty of room for tiles to be laid on top without the need to trim doors or skirting in retrofit situations.

The upper surface is pre-primed so the RS Flex leveling screed can be directly applied to achieve a strong bond; while the pre-glued lower surface – with peel-off backing – ensures the panel can be rapidly installed across the subfloor without the need to apply additional adhesive. Together these features mean Ultimate2 is 50% faster to install than its predecessor and cheaper overall than screeded systems featuring castellated plates.

OMNIE’s multi-directional pipe pattern reduces the need for routing by the installer, as well as eliminating the requirement for separate straight and loop-shaped panels. The 300 k Pa compressive strength greatly reduces movement and will support timber, vinyl and other finishes as well as tiles.

Consort Claudgen launches Consort Connect app

Consort Claudgen have launched Consort Connect app which allows users to have complete control over their heating remotely via their smartphone or tablet.

The app is free and downloadable from Google Play or Apple Store. It can control Consort’s Wi-Fi enabled heaters and SL heaters connected to an SLPBWIFI wireless controller.

It gives quick access to four operating modes and provides a 7-day timer with twenty-four heating periods per day. It is easy to set up and users can configure the settings of all connected heaters on the app.

Users can also view the energy consumption statistics. Other features include a lock function, open window tracking and response capability, and custom automations.

There is a self-learning control ability utilising occupancy and temperature sensors, however, this is only available on the SLPBWIFI controller and Consort heaters with Wi-Fi and occupancy sensor.
