A Message From The President & CEO Community Service Centric By Trish Christensen Fall is here and the fairs, festivals, and fundraisers of nonprofit partners are in full swing! In the general sense of things, all of this is a community tradition around here. I find it sets the tone quickly for sweaters, pumpkin spice anything, and shopping for décor. Our brilliant fall colors follow! I’ve said it before…. We are fortunate to live in a deeply caring, connected, and compassionate community. I recognize that not every individual employer, employee, or family knows that, but the awareness is growing greatly thanks to many key organizations, individuals, and initiatives. There are amazing projects and investments of time, talent, and outreach taking place. There are many collaborative partners working to support our community. Collectively, we are learning to tell the story of our joint efforts better.

community

`The Modesto Chamber of Commerce is proud to continually be building bridges with our local communitybased organizations. We stay focused on our commitment to C.A.R.E.S. (community, advocacy, relationships, education, service), and fulfilling our goals as a catalyst, convener, and champion of our thriving community at large.

4

The areas I and the Modesto Chamber are engaged in are many. A few currently making great strides is Stanislaus 2030, the Small Business Work Group I engage on, and CERF (Community Economic Resilience Fund) which locally we now refer to as North Valley Thrive. These connect economic efforts to elevate our valley with a tri-county approach for Merced, Stanislaus, and San Joaquin. Both initiatives have an end goal of expanding the economic access and success of our unique community and region.

I currently sit on the Stanislaus Partners in Education, or S.P.I.E. Board, and was recently voted on to their executive commitee. This organization builds bridges between education and industry across our county. This meshes perfectly with our chamber’s efforts to build a bridge between our young people and the greater business community across all sectors and career pathways throughout the county. This is how we establish passion and interest in our future workforce. With a totally different focus, I am one of nine inaugural members of the Community Police Review Board. I look at this as a seat of honor. This board is tasked with being a bridge between the community and law enforcement. We are only a few months in, but the insight gained so far has been eye opening. On November 2nd, the Chamber will be participating in the Business Expo hosted by BBSI and Valley Sierra SBDC (Small Business Development Center). This will be a dynamic event that brings together a diverse array of businesses, entrepreneurs, professionals, and industry experts, creating an innovative and collaborative platform with which to grow in knowledge, and access tools and support to support micro and small business and entrepreneurs. Please register to attend this incredible event. With the holidays just around the corner know that we are making plans to celebrate and connect. We will be holding our annual holiday open house on Tuesday, December 12th. Our doors will open to our members, followers, and community partners. Stop by and say hi! More to come on this soon… With warm regards, Trish

Kaiser Permanente Northern California’s Health Plans Recognized For Providing High-Quality Service And Treatment To Patients Kaiser Permanente Northern California’s health plans are once again the highest rated in California – and among the highest in the nation – for overall treatment, prevention and equity, and patient experience, according to the National Committee for Quality Assurance (NCQA) 2023 Health Plan Ratings.

community

Kaiser Permanente’s Medicare health plan and commercial health plan in Northern California each received 4.5 out of 5 stars. This is the eighth ratings period that Kaiser Permanente Northern California has been the highestrated plan in the geographic region it serves compared to other health care organizations – and among the highest in the country.

8

“Kaiser Permanente Northern California continues to be recognized as a national leader for providing our members and patients with exceptional service and compassionate care,” said Carrie Owen Plietz, FACHE, president of Kaiser Permanente’s Northern California region. “Our focus is on doing what is right for our members and patients each and every time, and this recognition highlights our commitment to providing high-quality, safe, and equitable patient care.” For 2023, NCQA analyzed nearly 1,100 plans – private, Medicare, Medicaid – for quality and service nationwide. Kaiser Permanente Northern California health plans are part of an elite group of only 7% of the nation’s health plans rated 4.5 stars or higher, according to the ratings. Modesto Chamber of Commerce I ModChamber.org

“Our physician-led care teams continue to provide world-class care and service and deliver superior clinical outcomes for our patients,” said Maria Ansari, MD, FACC, CEO and executive director of The Permanente Medical Group. “We are proud to be among the nation’s best for providing specialized treatment, quality service, and an overall exceptional care experience that is having a positive and often life-changing impact on the health and wellbeing of our members and patients throughout Northern California.” All of Kaiser Permanente’s commercial and Medicare plans had the highest rating, or were tied for the highest rating, in every geographic region it serves. Kaiser Permanente had more 5-star or 4.5-star plans than any other health care organization for the eighth ratings cycle in a row. NCQA is a national, private not-for-profit organization that surveys health plans for performance in a wide range of clinical service measures including consumer experience, prevention and treatment. NCQA primarily used the 2022 Healthcare Effectiveness Data and Information Set, or HEDIS®, to establish its ratings. HEDIS is the most widely used performance measurement tool in health care. The ratings and methodology are posted on the NCQA’s website at https://www.ncqa.org/

City of Modesto Empowers Business Growth by Launching Two Construction-Based Revolving Loan Fund Programs By Trevin Barber Community and Economic Development / Economic Development Manager

In today's high interest rate environment, access to capital plays a crucial role in fueling growth and innovation. The City of Modesto will continue their strong ongoing efforts to support local businesses by offering two Revolving Loan Fund Programs that present a compelling opportunity for local businesses and developers to secure affordable financing. By tapping into the Funds, businesses can add to their financing stack in a way that expands project feasibility potential. The first program is the Sewer, Water, and Capital Facilities Fees Revolving Loan Fund. It is offered citywide, and within the Modesto sphere of influence, to reduce the immediate costs of new commercial and industrial construction by waiving, deferring, and financing certain impact fees. The second program is the Downtown Revolving Loan Fund. It is focused exclusively in Downtown Modesto—offering construction loans at a 3% interest rate. Funds in this program can be used for commercial, residential, or mixed-use projects. The Funds seek to support economic revitalization efforts post-pandemic, help transform underutilized properties, and contribute to the creation of vibrant commercial corridors. In turn, this fosters a thriving business ecosystem that attracts further investment, boosts tourism, and contributes to the overall prosperity of Modesto.

financial barriers, scale their operations, and bolster their competitive advantages in Modesto. This injection of growth not only benefits individual projects but also contributes to Modesto's economic vitality as a whole and fosters continued resilience. For more information, please visit the City’s website Grants and Financing Resources | Modesto, CA (modestogov.com) or contact Mr. Trevin W. Barber, Economic Development Manager at tbarber@ modestogov.com.

Modesto recognizes that businesses have always played an active role in shaping the development of Modesto's community. With access to affordable financing, businesses will continue to overcome

advocacy

The Funds offer an alternative financing option that is positioned to be more accessible than traditional bank loans. This becomes particularly advantageous for small and medium-sized enterprises or startups that may face challenges in meeting today’s stringent requirements of conventional lending institutions. The Fund provides a streamlined application process, flexible terms, and competitive interest rates, empowering businesses to obtain the capital they need to expand operations and launch innovative projects.

Don’s RV Center Celebrates Its 35th Anniversary By Andy Preikschat, CEO, Don’s RV Center

In 1989, Don’s RV Center (formerly Don’s RV Repair) started as a one-person RV repair outfit in downtown Modesto.

While quietly working to expand operations, Don’s RV has been recognized for its success. Don’s RV Center was #4,125 and #3,242 in the Inc. 5000 list of the fastest-growing private companies in the nation in 2022 and 2023, respectively.

In 2023, Don’s RV Center (“Don’s RV”) celebrates its 35th Anniversary with 26 team members and a position in the top-20 (out of 200) RV dealerships in California.

Don’s RV is building teams, modernizing operations and expanding the dealership’s physical footprint, a plan that involves reinvesting all profits back into the business. In 2022, Don’s RV constructed a fourbay inspection building. The new building took the dealership from six to ten service bays. Despite a severe industry downturn in RV sales that started in the summer 2022, the new building is helping the dealership post records in parts and service in 2023.

brands. Don’s RV enjoys a position as the #1 or a close #2 in market share in Northern California for each of these RV brands, which include Keystone Montana and Keystone Raptor. While RV sales are of high importance, the history and culture of Don’s RV remains in RV service. About 30,000 local RV owners have been customers - across sales, service and parts - since the dealership relocated in 2005 to its current location in Ceres, just south of Modesto. Here’s to the next 35 years! Thank you, Modesto and the RV community!

RELATIONSHIPS

Don’s RV is first and foremost about its team members. Most dealers try to be like a family. Don’s RV is more like a pro sports team environment. Managers have authority and big incentives to perform. The team culture is working for the dealership, with record sales for nine years in a row.

In addition to having the largest used RV inventory for the region, Don’s RV proudly represents twenty RV

Calling All ‘Star Trek’ Fans The USS Balthasar is part of STARFLEET, International, an international Star Trek fan club. STARFLEET, International has been around for 49 years and has 219+ independent chapters. We are one of those chapters. We started our chapter July 12, 2016 , which is also the effective date of our 501 (c) (3) status. As a chapter of Starfleet, we meet, host game days or evenings and table at Comic Cons and other local events to share who we are and what we do. We try to do events in Modesto as often as possible including the Downtown Modesto First Fridays each month from May to October and recently had a table at the Mo Pride event in Graceada Park. We love Star Trek and we love having fun.

Our biggest fundraiser is our Board Game Extravaganza presented by Modesto Comics.

The crew of the USS Balthasar tables to raise money and share who we are at MoPride in Modesto.

This year is our 3rd annual and will be held at the Modesto Center Plaza November 18 from 10 to 5.. At this event, attendees can play games being demonstrated by USS Balthasar chapter members and others, check out a game from the USS Balthasar game library to play with their friends, and enter a raffle to win board games and other prizes. The raffle benefits the Boys & Girls Clubs of Stanislaus County and attendees generally stay all day as we have drawings all day long.

But we are more than that. We are a 501 (c) (3) group that raises money to help economically disadvantaged children participate in visual and performing arts. This is what we are passionate about. We do this when we table at events by accepting donations and showing appreciation for the donations with different items we have. T-shirts, patches, buttons, and stickers are some. We produce a charity cosplay calendar each year with photos of cosplayers from throughout the area that is completely paid for by advertisers.

Marketing and Networking is the Name of the Real Estate Game By Kathryn Kim Ramos, Sisbro Innovation Online Marketing

One of the most important things to do is to stay up to date with the real estate market in your area. This includes staying informed about changes in housing prices, new developments, and any other relevant information that could impact your clients' buying or selling decisions. Also regularly review and analyze your own sales data to identify trends and assess Your own performance. Make sure to stay active on social media and other online platforms. By keeping your website, Facebook, Instagram and LinkedIn profile up-to-date, you are able to reach a wider audience and showcase your listings to potential buyers. We suggest that you also use these platforms to share useful information about the local real estate market and offer helpful tips for buyers and sellers. Using online tools like My Local Dashboard, not only helps you manage your online presence, it also allows you to take care of your Social Media Marketing in as little as four hours a month. In order to reach potential clients, a good tool to use is targeted advertising to put your properties in front of the right people. Create ads through Google Adwords, Facebook and Instagram ad manager, Zillow and other websites, to reach people that are most likely to be interested in a particular property.

Another important aspect of your business is networking. Make sure to attend local events, such as open houses, real estate conferences, and networking events. Also build relationships with other real estate professionals, such as mortgage brokers and home inspectors, to expand your reach and offer your clients a wider range of services. Join your local chamber and referral group to make sure you are attending local community events. Finally, provide excellent customer service to your clients to ensure they have a positive experience and are more likely to refer you to their friends and family. Always be accessible and responsive, and make sure to keep your clients informed throughout the buying or selling process. In conclusion, being a top real estate agent requires staying informed about the local market, effectively marketing properties, building a network of contacts, and providing excellent customer service. By focusing on these key tasks, you are able to build a strong and successful real estate business that helps your clients achieve their goals and your goals. Property Managers Do More Than Just Manage By Adrian S. Harrell, New Bridge Management

New Bridge Management manages the real estate portfolios of investors. The company focuses on providing property management services to individual investors who are either willing or accidental investors. The willing real estate investor is someone who carefully considers all investment options and knowingly purchases real estate as part of their investment portfolio. The accidental investor is someone who finds themselves in possession of a property suddenly. These sudden situations arise under various conditions such as inheritance or a move for a job, for example. According to the California Association of Realtors, there is an upward pressure on the prices of real estate with active listings on the decline. High mortgage rates mean many homeowners are choosing to avoid selling and facing much higher mortgage payments. This has created an opportunity for some new investors. More and more individuals are considering turning their properties into investment properties and taking advantage of lower interest rates they had secured before the Fed hiked up the mortgage rates.

Some individuals who purchased a home in recent years and were able to obtain low interest rates around 2.6% are now considering renting out their homes rather than selling, especially when considering leaving California. Recently, California was among the top 5 states homebuyers searched to move away from. As mentioned, investors seek to leave the state, they turn to property managers to handle their investments. These individuals are not the only ones. As the policies on housing change and become more tenant friendly, more landlords seek expertise in managing their properties. Additionally, Realtors turn to property managers to seek advice for their clients when presenting them with investment opportunities. AB1482 known as the California Tenant Protection Act of 2019 was legislation passed to provide statewide tenant protection including limits on rent increases on some residential properties, protection from evictions without cause and relocation fees for no-fault evictions. Consulting with property managers become crucial as investors either seek to sell or buy investment properties sine Rent Control has a direct impact on valuation of rental properties.

Since landlords may be limited in the amount of increases they can issue on current rents for some properties, decreased gross potential revenue can translate into lower valuation. Investors who find opportunities to invest in properties whose rent is below market are shocked to learn they may not increase the rents as much as they’d like to realize higher return on their investment. Therefore, property managers are becoming part of the decision-making process for real estate portfolio investors and that’s why New Bridge Management is here to help!
