ORANGE GROVE TO DEVELOPMENT
Once upon a time, citrus trees grew high in the fields at 7th St. and Glendale. Citrus was one of the 5 Cs that the pre-war economy was based on in Phoenix: cotton, citrus, cattle, climate and copper. The population in Arizona grew by over 100% during the post-war years (1945-1960), spurring a housing boom.

Northwood Homes Two was originally platted in 1953. Rich Construction Company, headed by Dave Rich, platted 34 homes at 12th Street, just North of Glendale Ave. The site was adjacent to the newly constructed Madison School #3, aka Madison Simis. Homes were originally offered $10,950, on FHA or GI loan terms.

MADISON #3/MADISON SIMIS HISTORY
Construction on Madison #3 / Madison Simis was started in 1952. www.MadisonAZ.org states that Scott Simis, son of the late Richard C. Simis (pictured below) broke ground on the project .

Madison Simis was designed by talented local architects Fred Guirey, Ralph Haver, Harold Ekman and Edward Varney. Farmer & Godfrey Construction Co. was the builder. The school was built to accommodate 1110 students in 25 classrooms.

LET'S BUILD! 1953-1957 The subdivision was marketed as 'Northwood Manor', even though the legal name was 'Northwood Homes 2'. Homes were advertised for sale starting at $10,950. Records indicate the first home in Northwood Homes was completed in 1953, although early newspaper advertising didn’t start appearing until August of 1954. 9 of the 34 homes were built in 1953, 12 in 1954, 11 in 1955 & 2 in 1957.

Ralph Burgess Haver, AIA Ralph Haver’s catalog of work is impressive (check out the most comprehensive Haver Chronology on the Modern Phoenix Network: http://modernphoenix.net/haver/chronology.htm). Haver designed everything from custom and tract homes to schools, hotels and churches. Those lucky few who own his homes know just how special they really are. Haver received much press for his designs over the course of his career. This quote seems to sum up why he loved architecture so much.
