The creation and delivery of a game-changing new district for a major city requires just the right measure of patience and impatience. We will deliver 24 acres of spectacular architecture and open space at Mayfield, providing opportunities for a diverse range of people, cultural organisations, communities and businesses, all of whom will help us breathe into this place the creativity and enterprise which both Mayfield and Manchester demand. But such projects are not delivered overnight. We are impatient to create impact and to deliver value to communities as soon as we possibly can. Like yesterday. That’s why we drive worthwhile use, finding places back to life, respectful of local wants and needs and respectful, always, of the history which has been entrusted to us. And that worthwhile use plays a critical part in the evolving identity and character of the organic; a growing process rather than an impose on Manchester? Mayfield will be what its residents, visitors and occupiers make it.

But worthwhile use does something else, also. It allows time to listen and observe as we bring forward the long-term development vision we have for a place. We learn from these conversations. In the case of Mayfield, that vision is hugely ambitious: to be a place which is recognised globally for the quality of its architecture, its creativity, its inclusivity. A magnet for the best employers in the world. And for families. And for those who want to fall in love. An authentic place which marries symphony. A powerhouse of innovation. But it’s a 10-year vision. And that’s where patience comes in. Because we are cognisant, always, that we are creating a place not just for 10 years’ time but for 100 years’ time. What that means is that we have to go way beyond the curve and plan for our children and their children. We have to be prepared to rethink what Manchester might require in the future and what our communities, in all their glorious diversity, might want and need. Future generations are always rebellious. And at the heart of Mayfield, with the River Medlock flowing through it, will be an incredible new public park. Mayfield is a place with previous - it’s always been a marvelously messy and complex mix of all the things that a city like Manchester and its people need to be successful. It’s just that Mayfield’s been derelict for a while. (Too long for a place this full of incredible potential and promise.)

The reason Mayfield’s been here for ages is the Medlock, one of Manchester’s 3 life-giving rivers. Back in 1782 Mayfield was just some fields with a river running through it, next to an industrious city on the brink of an illustrious future.

Mayfield baths opens, designed by Thomas Worthington in an Italianate style with Roman detailing in the main public spaces.

Mayfield is hit by a parachute mine during WWII, destroying the baths.

Mayfield print works is established here by Thomas Hoyle due to access to the River Medlock, which helped power machinery that could produce a mile of calico in an hour.

The print works are demolished and replaced with Manchester Mayfield railway station - its platforms serving south Manchester.

Extra capacity at Piccadilly makes Mayfield station redundant.


Then along comes businessman Thomas Hoyle. He brought his textile printing works here because he needed water to power his machinery, and he needed to be in Manchester because it made commercial sense. People and skills were nearby. Transport infrastructure was on the doorstep. As a result, his innovative business thrived, led the world, and drew notable visitors from far and wide. A community developed around his premises. Smaller businesses emerged. And people started coming here for more than work. They lived here. They ate, drank, played and had a good time here – in pubs, inns and public places like Mayfield Baths.

Fast-forward to the 21st Century and the reasons that made Mayfield an interesting place to live, work and play then, are the same now. Only now the river won’t be powering machinery, it’ll be generating the wellbeing of the talent that will work here. There will be places for big businesses to thrive and for smaller businesses to grow around them. There will be places for people to live. And there are already places for people to live, eat, drink, play and have a good time. We’re not reinventing the wheel. We’re just holding this precious place in our hands and breathing life back into it so it can once again sustain a community and serve this great city. Mayfield is a place. Like it was and always will be.

IT STARTS WITH A RIVER 14


Without the Medlock, there is no Mayfield. The river was the reason that business came here in 1782. Its ability to power machinery was the catalyst for the prosperity and community that grew here, influencing the built environment and the Rather than keep the Medlock hidden underground we decided to liberate, embrace and celebrate it. The source of Mayfield’s future flows from the Medlock. Its meandering line influencing the alignment of new buildings that will provide homes for businesses large and small. Reaching out from the banks of the liberated River Medlock, Mayfield Park will be a significant – and historic – addition to Manchester’s public life for two big reasons. One, there’s never been a park in the city’s centre before. And two, this energetic city needs more places to gather, rest and play. Whilst a park of this size and scale is something unprecedented in the centre of Manchester, the reason for it being here is nothing new. Mayfield used to be a place of leisure, enjoyment and public gathering.

So we’re delivering a park here because it’s what the neighbourhood needs and it’s what Manchester needs. Somewhere with something for everyone. Stretching from Piccadilly Station to the Medlock Valley, the multi-layered Mayfield Park includes a sequence of spaces with a mix of urban and natural qualities. Merging indoor with outdoor, and upper with lower levels, the flows throughout Mayfield.

Depot Mayfield opened in September 2019. Through its Autumn season, 300,000 people came to experience some of the best live music the UK has to

Why Depot? Why Mayfield? Over the last 20 years our team has been creating new cultural experiences across the globe. We’ve hosted events from festivals to fashion, food events and music both live and electronic in some of the most dynamic and challenging environments. In the last 10 years we have been pioneering the re-birth of industrial spaces for culture and have been looking for a space of significance in the North. We were looking to create something of scale, something real, open and bold that has the potential to become iconic. Mayfield is all of those things and more, and Manchester is one of the best cities in the world to do it in.

What does ‘meanwhile’ mean to you? I don’t use the term meanwhile because it feels like a throw away, something just temporarily filling a gap. The only reason I do these projects is to create spaces that might live forever. Maybe not in the same form, but our aim is always to leave something worthwhile behind. What does it take to make something like this work? It’s all about pace and partnership. It’s impossible to do work in collaboration with landowners, the council and as many cultural players you can to complete the project as quickly and as boldly as you can. The next step is to spend time refining, learning and growing the audiences. It’s super hard work 7 days a week but it is possible. What inspires your vision? For me, it’s about bringing spaces back to life. Seeing the reaction of the first few guests through the door and how they interact wih the amazing building, protection and scale is what drives us as a team. How does it fit into – or stand out from Manchester’s cultural scene? When asked about Manchester I am always cautious to make comment on what is one of the most culturally rich and diverse cities in the world. But one thing I do know, is that Depot is cut from the same bold, dynamic traditions that has made Manchester an icon globally for music and culture.

I’m super excited to what happens next. Who comes here – acts and customers? The current music programme is focused around electronic names in the world. The audiences have been very diverse - from fans through to cultural explorers. We plan to widen the audiences with our roster of spring and summer events. In terms of performance, you’ve said you were excited to push the boundaries to the next level here – can you give us any examples of pushing boundaries at Depot? I think the capacity is the boldest element to Depot. Having 10,000 souls all together in one space, partying late into the night is something special. The work MIF did in creating a full canal with real water in the space

What was the commercial opportunity? At this stage of a project we are not focused on the commercial aspect. Rather, we are looking to create long term places that the people of Manchester own culturally. Something created by Manchester for Manchester. Our experience shows that if you get that right the money side of things always drops into place.

What’s happened since Depot opened? We have been creating the main depot box which many

Originality runs deep in this city and there’s a city-wide following for culture that defies conventions. You only have to look at the thriving, bold concert and theatre scene to understand that’s been true of Manchester for a long time. And since 2007 Manchester International Festival (MIF) has put together a programme of innovative and forward thinking world premieres every two years that has drawn avid culture vultures from far and wide. Staging completely new and original productions have included Bjork, Steve McQueen, Jeremy Deller, The Albarn. Mayfield has been part of four Festivals already, proving itself as a venue that intrigues and impresses artists and audiences alike. John McGrath, Artistic Director and CEO of MIF, explains how Mayfield’s unique space was most recently embraced, challenged and adapted: “Mayfield has been such an iconic space for us over the years and for MIF19 we reimagined it in ways that, even those familiar with the work we have presented there, will never have seen before. Skepta’s extraordinary futuristic immersive rave, DYSTOPIA987, took us on a search for a new way of being together. In Invisible Cities, the former railway depot became the court of Kublai Khan, plus a wealth of seemingly impossible cities – conjured through digital magic and innovative interdisciplinary work, the artists that we brought together - Leo Warner, Sidi Larbi Cherkaoui and Lolita Chakrabarti - created a truly breathtaking new kind of performance. These projects are built around Manchester – they simply couldn’t happen anywhere else.”

Cycling means a lot to Manchester. It’s British Cycling’s home, former Olympian Chris Boardman is the city’s Cycling and Walking Commissioner, the City Council has set itself a target of becoming carbon neutral by 2038, and Mayfield will be a big part of that.

As a hub for Manchester's cycling community Mayfield will play a big role in innovating ways to drive interest in cycling. But that's all to come. For now, we give you The Dirt Factory, the UKs first indoor bike park. The Dirt Factory was located inside a disused 25,000 sq ft warehouse on the Mayfield site, and brought high quality bike trails to the heart of Manchester. It housed a range of exciting bike trails, designed for riders of all ages and abilities, where individuals, friends and groups can ride together, have fun and take their bike skills to the next level. It was open from 2018–2020, ahead of the business moving to a permanent home at a larger facility in Greater Manchester.

Mayfield & Co was established to create a collaborative community of like-minded people, organisations and businesses inventing, sharing ideas and creating a springboard for business success. It’s a community of Manchester micro-businesses that are bringing industry and creativity back to once-abandoned buildings across the site.

Bedding perfectionists who have trekked four continents in their quest for the right fabrics. Their range of bedding sets are all designed at Mayfield. The business is named in honour of Thomas Hoyle, Mayfield textile legend, and Richard Arkwright, pioneer of the world’s first steam-driven textiles mill.

Standard Practice has made a playground, public artworks, countless stools and bowls, a garden and spaces for communities to develop. Always taking a DIY approach to the world around them, they’ve also opened Innovators & Makers

and a tiny cinema.

Regarding their workplace as a platform to experiment, expand and progress their design thinking in a fun and tangible way, disciplines to solve problems for their clients. Their backgrounds span graphics, exhibitions, installations and art direction.

In March 2020, The Depot was forced to pivot from a live music venue. Worthwhile partners Broadwick Live were keen to ensure the new spirit of Mayfield continued during this time and created Escape to Freight Island. A fun-packed urban landscape with an exciting food market, bars and plenty of inventive cultural spaces. The destination welcomed thousands of revellers and expanded its operation in May 2021 to include indoor bookings with thousands pouring in ever since.
