ISREGENERATIONANACTOFJOY We are a specialist regeneration company that works in close partnership with the public and private sectors, transforming overlooked, underused and unloved urban spaces into happy, sustainable, successful communities. Because it’s only if we work together that we can deliver homes, jobs and opportunities to the heart of our communities. We’re proud to be constantly surrounding ourselves with like-minded people working to create places that are sustainable environmentally, economically and socially.REGENERATIONU+I RETHOUGHT

THE TIME IS NOW

Successful, mutually beneficial and creative partnership between the public and private sectors allows us we leverage the expertise, community, support and capital we need to thrive.

There has never been a more vital moment to work together to deliver the most positive social, economic and environmental outcomes.

THE POWER OF PARTNERSHIP

REGENERATIONU+I RETHOUGHT

Regeneration presents us with a huge opportunity to deliver purpose-driven, mixed-use developments that create the homes, jobs, communities and environmental sustainability we need for a bright and long-term future.

POSITIVE IMPACT

SUSTAINABLE COMMUNITIES

A happy, sustainable and planetconscious community is a successful one. Regeneration is at the heart of how we live, work and play in tune with our planet. There can be no compromise when it comes to our environmental responsibility.

With 26 years’ experience as master planners of the UK’s major urban centres, our truly unique approach has brought happiness, peace and prosperity to every community we serve. This is how we deliver dramatic, sustainable, meaningful change:

REGENERATIONRETHINKING

REGENERATIONU+I RETHOUGHT

We’re building for future generations, so it’s our responsibility to lead the green revolution.

Places and people are bound together by the unique and compelling stories we tell. But we don’t just talk – we do.

Invite the community in, right away – our work begins as soon as we get the keys.

Every development should be truly individual, attracting people from both near and far.

To understand a place’s past is to unlock its future.

From the retail floor to expansive offices, a development is a delicate employment ecosystem.

Places are nothing without the culture and creativity that drive them.

The happiness of our communities is in harmony with the success of our places.

Over the decades, we’ve established a network of trusted partners who work with us for the long-term.

Great architecture and design improve people’s lives on every level.

Complexity doesn’t worry us. Being ordinary and uniform does.

It takes time and love to integrate existing communities into new ones.

MAYFIELD,

MANCHESTER

Our largest public-private partnership venture to date is transforming 24 acres beside bustling Piccadilly Station in central Manchester into a new city-centre district. Our partnership with Manchester City Council, Transport for Greater Manchester and LCR will deliver the first new public park in Manchester for over 100 years along with 1,500 homes, 2.3m sq ft of commercial office space, a new retail and leisure destination and a significant public art programme. Our site has played host to a series of temporary uses and is currently home to – among other things – Escape to Freight Island, Manchester’s most exciting outdoor food and drink venue. The first phase of our scheme was granted planning consent at the end of 2019 and the first phase of delivery – the new Mayfield Park – will be delivered in a £23m joint funding agreement with MHCLG (now called DLUHC).

CREATING A NEW HOME BRIGHTESTBRIGHTON’SFOR

Our completed scheme has transformed an old municipal market hall, which stood empty and semi-derelict for decades, into a new civic quarter providing a sustainable, productive, healthy model of city life. The area is enhanced by inspiring architecture, beautifully landscaped public spaces and a programme of public art befitting Brighton’s status as one of the UK’s most creative cities. At the heart of the site is a stand-alone dance theatre, funded entirely from the commercial and residential elements of the scheme.

IGNITING GROWTH AND INNOVATION IN BRIGHTON

Working in partnership with Brighton & Hove City Council and the University of Brighton, we are delivering the biggest regeneration project in Brighton’s history. Once deemed ‘undevelopable’, the council-owned site that stood derelict for many decades, is now a northern gateway to the city. Preston Barracks includes a new student campus, homes, retail, commercial office space and an innovation hub, Plus X – completed and opened during lockdown in July 2020 – delivering a 160x multiple of GVA to the local economy over a traditional office building.

We’re putting the final pieces of the puzzle in place in the regeneration of The Old Vinyl Factory in West London, turning a formerly derelict industrial site into a thriving new part of Hayes town centre. This delivers on the promise we made to local people when we first arrived on site in 2011. In March 2021, we secured planning consent to turn the former pressing plant at The Old Vinyl Factory into a multi-screen cinema and mixed-use entertainment venue. Celebrating the site’s heritage as the former home of EMI, The Gramophone will provide an exciting new entertainment hub for Hayes and West London.
