PRESTON BARRACKS, BRIGHTON Working in partnership with Brighton & Hove City Council and the University of Brighton, we are delivering the biggest regeneration project in Brighton’s history. Once deemed ‘undevelopable’, the council-owned site that stood derelict for many decades, is now the new northern gateway to the city. Preston Barracks includes a new student campus, homes, retail, commercial office space and an innovation hub – Plus X – completed and opened during lockdown in July 2020, that delivers a 160x multiple of GVA to the local economy over a traditional office building.

The first building to open at the Preston Barracks in Brighton is our first purposebuilt Plus X innovation centre. The brainchild of the Central Research Laboratory, an engineering start-up support facility we created at our mixeduse scheme at The Old Vinyl Factory in Hayes in 2014, Plus X Brighton is the first in a series of innovation hubs that we will roll out as the centrepieces of our mixed-use regeneration schemes across the country.

160 Plus X will generate as much as 160x more social and economic value than that of a traditional office building, helping to catalyse local regeneration.

MAYFIELD, MANCHESTER Our largest public-private partnership venture to date is transforming 24 acres beside bustling Piccadilly Station in central Manchester into a new city-centre district. Our partnership with Manchester City Council, Transport for Greater Manchester and LCR will deliver the first new public park in Manchester for over 100 years along with 1,500 homes, 2.3m sq ft of commercial office space, a new retail and leisure destination and a significant public art programme. Our site has played host to a series of temporary uses and is currently home to – among other things – Escape to Freight Island, Manchester’s most exciting outdoor food and drink venue. The first phase of our scheme was granted planning consent at the end of 2019 and the first phase of delivery – the new Mayfield Park – will be delivered in a £23m joint funding agreement with MHCLG (now called DLUHC).

SUSTAINABILITY IS AT THE HEART OF OUR SCHEME

We’ve uncovered 350m of the River Medlock, the original industrial highway in this part of Manchester. Our 11,000 sq ft scheme of soft landscaping includes 43 species of trees and 120,000 plants to provide habitat for bird, fish, insect and bat populations.

Recycling and reusing materials during the construction of Mayfield Park has saved 240 tonnes of CO2 and the new mature and semi-mature trees will remove more than three tonnes of CO2 (equivalent) per year.

TURNING A DISUSED DEPOT INTO A THRIVING, CULTURAL HUB

KIDS PLAY AREA

As soon as we opened up Depot Mayfield, it became one of the most successful live music venues in the UK – now boasting over one million visitors since 2019.

At 1,400 sq m, Mayfield Park’s playground is the largest in the city. Formed around six towers reaching 10-metres high it features eight slides (including an 18m-long slide over the River Medlock) and a range of wheelchair-accessible play equipment.

POOLED RESOURCES AT MAYFIELD During work on Mayfield Park, we came across the extraordinary remains of the Mayfield Baths. Built by the Victorias for local workers and their families, we plan to preserve and reuse the pools’ ornate tiles, creating a connection to the past as we craft Mayfield’s future.

The Platform will be home to a wide range of cool bars, creative hang-outs and restaurants overlooking the park.

WORLD-FIRST ENGINEERING Concretene is a new, low-emission concrete made with graphene – the revolutionary 2D material discovered in Manchester. With the potential to transform the global construction sector it had its world-first use at Mayfield, used to create a new 54x14 metre mezzanine floor, which will become a roller disco at the hugely popular Escape to Freight Island attraction within Depot Mayfield.

We’re putting the final piece of the puzzle in place in the regeneration of historic One Vinyl Square, built by Joseph Homes. Following planning consent for the last residential phase of the development, once this work is completed, a formerly derelict space will have been transformed into a thriving centre for Hayes. This delivers on the promise we made to local people when we first arrived on site in 2011. In March 2021, we secured planning consent to turn the former pressing plant at The Old Vinyl Factory into a multi-screen cinema and mixed-use entertainment venue. Celebrating the site’s heritage as the former home of EMI, The Gramophone will provide an exciting new entertainment hub for Hayes and West London.
