SECURING £23M FOR MANCHESTER’S FIRST NEW PUBLIC PARK IN 100 YEARS In Autumn 2020, our £1.5bn regeneration project at Mayfield in Manchester secured £23m of Government funding. It will help us deliver a 6.5-acre public park woven around the re-discovered River Medlock, highlighting Mayfield’s status as one of the UK’s most important urban regeneration projects. And this is just the beginning. Over the next ten years, Mayfield is slated to deliver more than £7bn of sustainable, socio-economic benefit to the local community.

POOLED RESOURCES AT MAYFIELD Working on Mayfield Park, we came across the extraordinary remains of the Mayfield Baths, built during the Victorian era for local workers and their families. We plan to preserve and reuse the pools’ ornate tiles, drawing from the past as we rebuild Mayfield for the future.
The Platform will be home to a wide range of cool bars, creative hang-outs and restaurants overlooking the park.

TURNING A DISUSED DEPOT INTO A THRIVING, CULTURAL HUB IN THE HEART OF MANCHESTER The empty railway depot next to Manchester’s Piccadilly station lay derelict for decades. Now, it’s pumping. When we first opened up Depot Mayfield in 2019, it quickly became one of the most successful live music venues in the UK. And when the Depot was forced to close as a live music venue during Lockdown, we kept the spirit of Mayfield alive with Escape to Freight Island, a funpacked urban landscape with an exciting food market, a unique selection of bars and plenty of inventive cultural spaces. Throughout Summer 2020, Freight welcomed tens of thousands of people through its doors. And, when the venue re-opened in May 2021 for indoor bookings, reservations topped 25,000 within days, with local people pouring in ever since. escapetofreightisland.com

SECURING PLANNING CONSENT FOR A GREEN BUSINESS COMMUNITY ON 30 ACRES OF UNUSED LAND IN TUNBRIDGE WELLS In September 2020, Tunbridge Wells Borough Council approved our plans to develop a site at Kingstanding, just 3.5 miles from Tunbridge Wells town centre. We’re going to create a truly sustainable business community there, with 800,000 sq ft of flexible, high-quality employment and industrial space set within beautiful parkland – all in line with the local council’s economic needs study.

PIONEERING THE CREATION OF A NEW URBAN QUARTER IN CAMBRIDGE In January 2022, we launched an ambitious public consultation programme for our 116-acre city district in partnership with landowners Cambridge City Council and Anglian Water. The vision for the site is to deliver a place that will set new standards for sustainability, enhance the quality of life for local people, and support the economy of the city. An environment shaped by many and open to all. It is currently home to a water treatment plant with a relocation plan in place having secured £227m of funding through the Housing Infrastructure Fund. REAWAKENING GREENWICH PENINSULA WEST WITH A PARK AND A BEACH AT THE CENTRE OF A WHOLE NEW NEIGHBOURHOOD In Summer 2020, we submitted plans to the Royal Borough of Greenwich for Morden Wharf, a 19-acre site on the Greenwich Peninsula, designed by world-famous architecture practice OMA. Morden Wharf will not only create much-needed homes, commercial and community space, it will open up nearly 300m of Thames riverbank with a beach and 4-acre park. Part of a broader partnership with Swale Borough Council, the scheme allowed the Council to invest directly in the regeneration of their town centre and create new, much-needed income streams. The Future Works, a collaboration between U+I and Ashby Capital, has taken a key step closer to completion, paving the way for an iconic development in Slough’s first commercial quarter. No 1 and No 3 have been granted planning consent, while No 2 recently became the first building in the UK to receive a Platinum AirScore for indoor air quality. Already up and running, No 2 also has an Excellent BREEAM environmental and sustainability rating, with flexible workspace, rooftop gardens and multiple leisure facilities. TRANSFORMING DERELICT LAND INTO HIGH QUALITY STUDENT ACCOMMODATION Heavily contaminated industrial land that blighted the surrounding area of Lancaster’s Waterside has been transformed into Luneside East, a housing development and student village set on the banks of the River Lune. Vacant and run-down for years, Luneside East was completely redeveloped through a partnership between Persimmon Homes, U+I, Lancaster City Council and the Lancashire LEP. The final stage of this 17-acre site was completed in September 2020, with a 431-room student accommodation centre for the University of Lancaster, created by U+I and pre-funded by M&G Real Estate.

Our urban mixed-use scheme will deliver highquality office space, homes, a street market, shops, cafés and restaurants, while reinstating Southwark’s medieval lanes and yards. PUTTING THE FINAL PIECES IN PLACE AT THE OLD VINYL FACTORY In March 2021, we secured planning consent to turn the former pressing plant at The Old Vinyl Factory into a multi-screen cinema and mixed-use entertainment venue. Celebrating the site’s heritage as the former home of EMI, The Gramophone will provide an exciting new entertainment hub for Hayes and West London. It is the final piece in the regeneration of this historic place and follows planning consent for the last residential phase of development, One Vinyl Square, built by Joseph Homes. A NEW WAY OF WORKING Having worked with artist Morag Myerscough on a number of projects, we asked her to design a U+I face covering for our team, to make the post-lockdown return to office life a little more colourful.
Irish artist Sophie Gough’s first public commission was installed outside our building, The Hive, in Sandyford in 2020. The piece is entitled Brí, which means ‘life/energy’ in Irish, and has been named Dublin’s favourite sculpture, as part of the #talksculpture series. The cloak around the structure moves gently in the wind that flows down from the Wicklow Mountains.

ARE WE ON THE CUSP OF A NEW ERA IN DATA-LED PLANNING? A report we published in January 2021 found that local authority Brownfield Land Registers are being misused and are hindering the development of new homes. As many as 348,000 homes could be built on brownfield land that is not being registered as available for development due to problems with the quality of the data in the planning system. The report called on the Government, among other things, to establish a digital planning taskforce.
