THE LIBERTY OF SOUTHWARK The London Borough of Southwark granted planning consent for our £240m partnership with TfL in June 2020. This mixed-use scheme will revitalise a lost part of Bankside close to Borough Market and deliver 200,000 sq ft of high-quality office space including affordable, flexible workspace, 1,850 jobs, 36 new homes, a retail and leisure quarter and the restoration of Crossbones Graveyard, a significant post-Medieval burial ground.

PRESTON BARRACKS Working in partnership with Brighton & Hove City Council and the University of Brighton we are currently delivering Brighton’s biggest ever regeneration project. Once deemed ‘undevelopable’, a council-owned site, derelict for many decades, is now the new northern gateway to the city. Preston Barracks includes a new student campus, homes, retail, commercial office space and an innovation hub – Plus X – completed and opened during Lockdown in July 2020, that delivers a 160x multiple of GVA to the local economy over a traditional office building.

CIRCUS STREET Further south in the centre of Brighton, a scheme to transform an old municipal market hall, empty and semi-derelict for decades, is complete. This new civic quarter will provide a sustainable, productive, healthy model of city life with inspiring architecture, beautifully landscaped public spaces and a programme of public art befitting Brighton’s status as one of the UK’s most creative cities. CREATING JOBS AND ECONOMIC GROWTH BY INVESTING IN INNOVATION AND ENTREPRENEURIALISM PLUS X The first building to open at the Preston Barracks scheme in Brighton is our first purpose-built Plus X innovation centre. Born out of the Central Research Laboratory, an engineering start-up support facility we created at our mixed-use scheme in Hayes in West London in 2014, Plus X Brighton is the first in a series of innovation hubs that we will roll out as the centrepieces of our mixed-use regeneration schemes across the country. The sites we develop are typically places where industry has left, taking jobs and economic prosperity with it. Our Plus X facilities are designed to reverse that decline and deliver jobs and economic sustainability by supporting enterprise and innovation. Research shows that a Plus X building, full of innovationfocussed start-ups, growth focused SMEs and larger, more established companies who want to locate near them, delivers a 160x multiple in socio-economic impact to the surrounding economy over a traditional office building.

WORKING IN THE NORTH WEST TO DELIVER HUGE AND IMMEDIATE ECONOMIC GROWTH AND POSITIVE SOCIAL IMPACT MAYFIELD, MANCHESTER Our largest public private partnership venture to date, Mayfield will transform 24 acres of central Manchester, right next to Piccadilly Station, into a new city centre district. Our partnership with Manchester City Council, Transport for Greater Manchester and LCR will deliver the first new public park in Manchester for over 100 years, 1,500 homes, 2.3m sq ft of commercial office space, a new retail and leisure destination and a significant public art programme. Our site has played host to a series of temporary uses and is currently home, among other things, to Escape to Freight Island, Manchester’s most exciting food and drink venue. The first phase of our scheme was granted planning consent at the end of 2019 and the first phase of delivery – the new Mayfield Park – will be delivered in Autumn 2022 via a £23m joint funding agreement with MHCLG.

SPIRIT OF SITTINGBOURNE

SITTINGBOURNE Our scheme, completed in Spring 2021, to transform the town centre of Sittingbourne is a partnership with Swale Borough Council that allowed them to invest directly in the regeneration of their town centre. Retaining the land and buildings allowed them to create new income streams. Working with existing council-owned land and highways, we have remodelled the town centre with a new welcoming public square and introduced a new highway arrangement outside the town’s railway station. A high-quality, mixed-use retail and leisure offering is attracting new national and local operators and critical footfall that will drive positive change to the town’s once troubled and forgotten high street.

CLAPHAM ONE In 2012 we completed an £80m mixed-use regeneration scheme in a joint-venture partnership with the London Borough of Lambeth that delivered a new public library and leisure centre over two sites, paid for by the development of new housing on site.
