4.1 Identifying site location

• Inside S.G. Highway right now land scarcity is much. Open land in this area less available. Rather than looking at it there, we may concentrate on the belt between the S.G. Highway and S.P. Ring road.

• We may change the policy for 132 ft ring road and also it may attract huge redevelopment shortly but for the sake of our case study, we will propose either at

S.G. Highway or S.P. Ring road or any connecting S.G. Highway and S.P. Ring road.

• There is already densely built fabrics around CBD new ashram road and 132 ft ring road.

• At the S.G. Highway and S.P. Ring road, there are so many potential empty lands parcels and right now the areas are under development if This area is high-density development.

4.1.1 Applying the new bylaws to the road touch land parcel

• Right now the city major expansion is on the west side. Major roads on the west side of the city are S.P. RING ROAD and

S.G. HIGHWAY.

S.P. RING ROAD and S.G. HIGHWAY that has an Ample amount of vacant land on connecting roads.

That's why it has the possibility of high rise development in near future.

Land parcel area is a minimum of 4000sqm. Proposed FSI = 20 Building Hight = 300 m
