DREAMS Interview with Real Estate course instructor, Lisa Teichner

Lisa Teichner, Realtor and EdVenture Instructor

How long have you been on Maui ? How long have you worked in Real Estate?

focused and effective when you are working, you can be successful with less time “on the clock”.

I moved to Maui 13 years ago from Los Angeles, CA. I’ve been licensed in Real Estate in Hawai‘i since 2006. Prior to that I was a loan officerand sales trainer. In my previous career, I produced and directed live theater, which I still have a great passion for. Why is being a Real Estate Sales Agent a good career choice? What do you like about it?

here are many benefits to being a real estate T salesperson on Maui. Here are the top 3:

#1 You own a business instead of having a job. You can really live the American dream and own a business. You are an independent contractor for a real estate brokerage, but you own your own business within that structure. Like other types of businesses, if done properly, you can create something that can be sold, passed on to others or expanded in other states or countries. You are responsible for your success, can always have your real estate business and nobody else can lay you off as part of a cut back.

14

#2 Flexibility of schedule. Have you ever wanted to be flexible with your time at work? Do you want to spend more time at home? Would you like to be able to take a long lunch, a 3-day weekend or vacation whenever it fits best in your life and not your employer’s? Being in real estate means you control when you want to work or not work. It’s up to you. Your time becomes your own. As long as you are

#3 No income cap. In Real Estate there is no limit to what you can earn other than the limits you place on yourself. If you are a big thinker and have the right tools and support, you can truly create a career worth having, a business worth owning and a life worth living.

What skills do you need to be successful as a Real Estate Agent? What types of classes would be helpful for someone who would like to become a Real Estate Sales Agent?

The Prelicensing course at the University of Hawai‘i, Maui College will teach you about property ownership, land use, laws, agency, code of ethics, contracts, etc., but there is more to being successful. I tell agents there are three main things they should focus on, in addition to the prelicensing course and exams. #1 How you think: take classes, read books (or listen to audio books) about personal development. Learn to think big, set goals, figure out why you chose this business and what you want to achieve. #2 How you plan and run your business: Study business development, look at what other successful business owners have done. Complete a business plan, a map for you to follow with daily through annual goals. If you don’t know where you’re going, you won’t get there.

REAL ESTATE #3 Sales Techniques: Learn how to “lead generate”- which includes utilizing database management systems, direct mail campaigns, farming, sponsorships and advertising. This part is crucial, in fact, it’s really your main job as a REALTOR®. If you don’t have leads, you don’t have a business, so it becomes very important to hone these particular skills. I would highly suggest reading the Millionaire Real Estate Agent by Gary Keller for the blueprint on lead generation and building your business.

What are the Career Pathways (steps involved) in having a career as a Real Estate Agent? Suggestions? First you must take (and pass) the Hawai‘i Real Estate Salesperson Prelicensing Class. Fortunately, we are offering that here at UH Maui College! Then you must pass both the National (General) and State exams. Once you’ve passed the exams, or even while you are in your prelicensing class, it’s a good idea to begin researching real estate companies on the island and interview with two or three brokerages with varying models. You’ll begin to get an idea of what may be the best fit for you. What class topics have you taught in Real Estate in the past?

In addition to the prelicensing course, I teach zipForm® (the standard forms program we use for writing contracts) and Digital Ink (electronic signing)classes at the Realtors® Association of Maui . I also teach the Ignite Series at KW Island Living in Kahului (formerly Keller Williams Honolulu, Maui Division) to both new and experienced agents. The Ignite Series engages agents in real estate activities such as getting leads and learning to service buyers and sellers, from setting the first appointment to closing the deal. I’ve also taught classes and workshops in investment property analysis, financing, goal setting and sales. That is a lot of information for students to “digest”. Are you available for questions?

I realize it’s a lot to consider and I am happy to make myself available over the phone or via email to prospective students considering this career. Students can reach me at 808-870-1009 or: lisa.financialnetwork@gmail.com to answer any questions or address concerns they may have.
