The improvement wasn’t caused by the number of sales of $500,000plus properties, which were 29 this year compared to 28 last year. Either the housing stock bought in the middle portion of the market was of better quality than last year, or buyer affordability increased. Kingston broker Jon Hoyt tells me that people usually buy toward the top of their affordability range. What if you want to know about sales in a particular community that you find attractive? That’s where the artistry could come in. You’d be dealing with a smaller database, and the statistics could bounce all over the place. Supposing you’ve got your eye on a property within the village boundaries of Saugerties: The median price of a village home this year, your broker tells, is $132,000, down from $163,000 last year. Does that indicate that the market’s sharply down, and you should expect lower prices? Probably not. There were

only six transactions this year, and only 12 the year before. In the town outside the village, moreover, there have been a robust 85 Saugerties sales at a median selling price of $160,000, versus 60 sales last year at a median price of $167,990 (let’s round it off to $168,000). The average sales price this year was $9,000 below the list price, and last year the corresponding number was $10,000. People from the City whom you know have been telling you about Woodstock. Home sales prices in Woodstock are generally about double what they are in Saugerties, and you owe it to yourself to investigate whether that’s because Woodstock’s housing stock is that much better than Saugerties’ or whether, well, Woodstock is Woodstock. The median sales price in Woodstock this year has been at $323,500, and there have been 66 sales. Ulster County communities differ a

lot in character from each other. A lot of young City people seem to be checking out Kingston, our small city, these days. There have been 80 residential sales this year, versus 81 last year. The median selling price this year is about $130,500, as compared to $124,000 last year. Seems like a bargain at those prices (particularly with interest rates so low) if you’ve been renting in Brooklyn for a while. I counted 20 of the 80 Kingston sales be tween $120,000 and $150,000 through June 20 of this year. Some 33 sales were below that range and 26 above. With its college sustaining the rental sector, the New Paltz/Gardiner market is another lively area for middle-class real estate, with 62 sales through June 20 versus 53 in the comparable period last year. Most sales have been in the $200,000-to-$400,000 range. Prices tend to be lower in the nearby riverfront towns of Lloyd and Marlborough.

Be sure to check out the historic Route 209 corridor in southwestern Ulster County, running southward from the Kingston residential suburb of Hurley through the picturesque semirural communities of Marbletown and Rochester. (Real estate in the Town of Wawarsing and Village of Ellenville is sold through brokers in other counties.) Median sales prices range through the $200,000s, and each township consists of separate hamlet communities. Our truncated gallop through Ulster County has ignored much more than it has included. We’ve left out such distinct communities as Plattekill and Shawangunk in the south, Esopus,

Rosendale, Ulster and the Town of Kingston in the center, and the whole less densely populated northwestern part of the county: Olive, Shandaken, Hardenburgh and Denning. Each community has its own distinctive character, its own geography and its own history, its own culture. The only way to find out where you might fit best: Check them all out. Gysbert! New Persen House exhibit reveals the story of one of Kingston’s first Dutch settlers

W

hat’s in a name? If there are reportedly only 60 of you in the US and your name ranks (so help me) 82,868th in popularity, you’re a pretty rare bird. But it was not always thus. In 17thcentury England, Germany and especially the Netherlands, the name “Gysbert” had a certain contemporary cachet. And remember Guy of Gisbourne, the villainous second-in-command to the sheriff of Nottingham against whom Errol Flynn fought so valiantly as Robin Hood? Gysbert Van Imbroch was the first resident of the Ulster County-owned

Matthewis Persen House Museum & Cultural Heritage Center on the corner of John and Crown Streets in the Kingston Stockade. Thanks to county clerk Nina Postupack and her staff, a new exhibit focusing on a 1,400-item 1665 inventory of Gysbert’s possessions has opened at the Persen House, which is open from 9 a.m. to 4:30 p.m. Tuesday through Saturday until September 3, and then on Saturdays from 10 a.m. to 2 p.m. from September 10 through November 19. Admission is free, and tours by appointment can be arranged by calling (845) 340-3040. According to local historian Ted Dietz, Van Imbroch, who had lived in New Amsterdam, was in Fort Orange (Albany) at the time of the First Esopus War with the Indians near Esopus (Kingston) in 1659. When Dutch soldier Domenicus Andriessen was wounded in the conflict, Dietz says, governor Pieter Stuyvesant dispatched Van Imbroch, a surgeon, to treat Andriessen at Kingston, where he and his family were given a small lot within the western extension of the stockade. Van Imbroch had a dwelling built there, now the Persen House or its predecessor. Dietz says that Van Imbroch practiced

medicine and ran a store for his neighbors there. Occupational definitions were more fluid in those times than they are today. Van Imbroch’s medical skills can be deduced for the most part from the books

and tools on his inventory. According to Alphonso Clearwater’s History of Ulster County of 1906, Van Imbroch, described as a New Amsterdam shopkeeper, had been permitted “to make a lottery of a certain number of bibles, testaments

and other books” there. Among his possessions in the 1665 inventory exhibited at the Persen House are 14 books on medical matters. “The list shows that, for his day, he was a man well read in the literature of his profession,”

judges Clearwater. Van Imbroch, who married into the relatively prestigious de la Montagne family, was involved in governance both in New Amsterdam and Wiltwyck. From 1663 to 1665 he was a town justice (Schepen). In April 1664, Gysbert Van Imbroch and founding settler Thomas Chambers were the two local delegates to the state convention at the City Hall in New Amsterdam. Unruly citizens at the settlement were causing problems, they told the meeting. The Wiltwyck delegates urged support for the local courts to carry on their praiseworthy work, “which is opposed by evil-minded persons.” Lack of colony funding was hindering the schoolmaster, a translation from the New York Historical Records of 1664 shows them saying: “The schoolmaster is making rather absurd demands for school money from the children, which compels many people to keep their children at home, that your Honorable Worships will grant him a fair salary.” A solution was offered by Chambers and Van Imbroch to the lack of revenue for public purposes: issuance of tapsters’ licenses. They proposed “rent from the tapster’s impost on beer, wine, brandy and distilled water may be let, and paid out for the common welfare.” Van Imbroch’s wife Rachel was among the women captured and held for several weeks by the local Indians who stormed the town’s stockade in the Second Esopus War in 1663. It did not go well for Gysbert Van Imbroch after that. Rachel died in 1664, and Gysbert on August 28, 1665. He was 37 years old. He left his house to his three surviving children, who eventually moved back downstate. Four other people owned the house before it passed into the possession of the Persen family. Copies in both Dutch and English of the manuscript of Gysbert Van Imbroch's 1,400-item inventory are now displayed on the walls of the house, along with some of the items. He left behind books, medical equipment, household items, livestock, clothing and more. There can be no question that the list, which presents a vivid portrayal of the details of the life of one of the very first Dutch settlers, adds a new dimension to the visitor experience at the unique cultural treasure that is Kingston’s Persen House. – Geddy Sveikauskas

recently met Cujo. I was showing a home to potential buyers. I’d been told that the owners would be taking their dog out of the house while it was shown. They didn’t. I led the potential buyers down the basement steps, and a deep, ominous grumbling began. When the barking started, I almost fell off the steps. It never stopped. Every time we went anywhere near his or her crate, which was buried in a dimly lit corner, the baleful hound lunged. “You look mighty tasty,” Cujo said, “and no one has fed me my breakfast. For days.” I couldn’t tell you if it was a he or a she. We didn’t dare look too closely. The buyers felt sorry for the snarling beast. So did I. He or she was probably

But it sure didn’t help the buyers to picture themselves living there. It did, however, hurry us up. Pets are a touchy subject these days. We don’t own our pets any more. That’s not enlightened. We are “pet parents.” Pet parents brag about their four-legged child’s irrepressible personality. They assume that everyone will enjoy their little darling. One client who wanted to sell her home had a hyperactive, stressed-out little dog that leaped into the air and yipped, nonstop, for every single showing. No one could talk. The dog monopolized our attention. The house finally sold while they were away on vacation with Little Yipper. Good pet parents take their pets with

young dog to every appointment. After several hours trapped in a car on the New York State Thruway, Bouncy couldn’t wait to get out of the car, race in circles and then take off into the woods. Bouncy came back eventually. Yet another couple had three very lively border collies. These folks threw open their car doors and invited them into every house that they looked at. It didn’t occur to them that the owners might have had pets of their own – animals that might not welcome bumptious intruders. Not to mention the trail of dirty pawprints on a just-cleaned floor. “They’ll have to live here, too,� the dogs’ parents explained. The look I got, from owners and dogs, when I suggested that the dogs stay outside, could have melted wax. There are cats that try to escape every time an exterior door is opened. I nearly had a heart attack as I started to say, “Watch out for the...� and the family cat materialized out of nowhere and bolted for freedom. Fortunately, Kitty didn’t run quickly enough. There are houses that smell so strongly of the animals that live there that I suspect nothing short of demolition will banish the funk. But don’t get me wrong. It’s not all horrible. Sometimes the family pet is one of the best things about a house. There are few things more enjoyable than watching a merry beagle race around in circles at the sound of her name. A sweet old cat on a bed or a calm dog looking for a little affection are pluses, in my opinion. I like animals. I really do. But I have to admit it: Overall, animals and real estate don’t mix.
