Even before 2020, homes were increasingly perceived as a personal refuge, and the pandemic only accelerated this value. “It made everyone want to use their homes, both indoor and outdoor, and remodel and really make it a wonderful special place. MORE ROOM TO ENTERTAIN
In every region, additional patios and terraces, open and sheltered, augment what was in place. “One of the biggest trends in outdoor living is to have one big space separated into smaller more intimate spaces for guests to gather. This allows for the overall area to be multipurpose, creating mini havens to enjoy, depending on the occasion,” says Lane.
Even before the pandemic, outdoor kitchens were a focus. “Outdoor kitchens will always be a staple of a luxurious backyard. They’ve evolved from the traditional trifecta of grill, sink and bar to more elaborate spaces for the ultimate alfresco dining and entertaining experiences. Luxury spaces include outdoor televisions that can be hidden with the touch of a button, tap dispensers, smart appliances, lighting to create specific effects, and green walls.
“The propane grill just kind of went by the wayside and we saw a lot more built-in kitchens to allow people to take the party from the inside and move it to the outdoor kitchen,” says Ingham. Outdoor kitchens now have smokers, and built-in grills are often designed to use multiple types of fuel, including wood. Woodfired pizza ovens are especially popular right now.
FUN AND GAMES
Large spaces for alfresco dining are only one outdoor enhancement. Bocce courts, full or half sized sports courts, oversized outdoor games like chess or checkers, and outdoor entertainment rooms have all been renovation features or additions. “So many people are putting in pickleball courts, more so than tennis courts. It’s such a fun thing to do with friends and have people over. That’s been I think the newest, greatest hot thing that people have done,” says Clarke.
ARCHITECTURE CREATES THE STAGE
The best new thing always grabs the most attention, but nothing is more of a catalyst for entertaining than the way a home is designed. How the floorplan organizes spaces, accommodates a varied number of occupants and promotes movement from one area to the next on multiple levels sets the stage.
“Pre-COVID, the typical Promontory buyer wasn’t necessarily looking for an 8,000-square-foot home away from home. With the new intricacies of the world, we now have seen families looking for a multi-generational home that can house and entertain more than the immediate family,” says Horn.
Classic estates didn’t neglect entertaining, historically incorporating a surfeit of “public” spaces from ballrooms to card rooms, solariums and parlors designed for everything
from grand soirees to intimate teas. In current traditional townhouses in London, the drawing room on the first floor is typically the most magnificent space in the house and certainly the most splendid. The first floor enjoys the highest ceilings in the building, and has the most ornate cornicing, floor-toceiling sash windows, original marble fireplaces, and in some cases parquet flooring, according to Le Beau.
Contemporary architecture offers a different, but equally impactful, emphasis on gatherings, large and small, inside and out. A main focus for modern entertaining spaces continues to be the indooroutdoor connections with walls of glass, or disappearing doors that allow for seamless transitions.
The open concept continues to be finetuned, further enshrining the kitchen as the heart of the home. “The kitchen continues to be a favorite place to entertain. I am noticing kitchen islands becoming larger and more multipurpose, as that is just where everyone tends to congregate,” says Katy Patterson, Berkshire Hathaway HomeServices Utah Properties.
“Each family has their own different ideas about how to entertain within those spaces, but having the ability to entertain on multiple levels is a must,” shares Horn.
ENTERTAINMENT LEVELS
Areas to play on the lower level are going through an equally notable metamorphosis. Theater rooms, once the rage, are being reconsidered, often as part of a larger recreation area with games and a multiscreen viewing area with a full bar and even a mini kitchen. “It seems families are wanting to interact more with each other, and in a theater there’s just not much of that,” observes Patterson.
“With our larger properties, it’s expected there’s some form of leisure or entertainment facility, which is usually located on the lower ground floor or subterranean levels of the property. It’s been quite fashionable in the last decade to build down to sub level, up to four levels in some cases. These ‘iceberg’ properties can end up with bowling alleys, cinemas, gyms, swimming pools, and spa facilities all underground,” shares Le Beau.

Steeped in centuries of maritime history, Cape Cod, Nantucket and Martha’s Vineyard are the destinations where generations return year after year for a weekend, a few weeks, or a summer.
Separated from the mainland by a narrow canal, Cape Cod is entirely surrounded by water, yet offers easy access to Boston, New York and East Coast cities. Cross the Sagamore or Bourne bridges or step off the plane in Hyannis, and a vacation state of mind takes over.
Everyone seems to have their favorite spot here. Still, with so many accolades, including one of the top 25 arts destinations in the country, four of the top 10 golf courses in Massachusetts, and the largest contiguous historic district in the U.S., it’s easy to see why it’s hard to narrow it down to just one.
From warm water flats on Cape Cod Bay where children tidepool, to windsurfing locations at Hardings Beach in Chatham and Kalmus Beach in Hyannis, to barrier shorelines with off-roading trails like Sandy Neck Beach in Barnstable, there is a place along the Cape’s 559 miles of pristine coastline for any preference or passion. A walk along Coast Guard Beach in Eastham — which regularly ranks on the annual list of the Top 10 Beaches in America — is spectacular, especially at sunset.
The best time on the Cape? Some say it’s Second Summer, beginning at the end of August when things quiet down. The sand is soft, the water is warm and the Fall festival season is on the cusp of kicking off. Another favored summer destination,
the island of Nantucket, lies approximately 30 miles south of Cape Cod fronted by the Atlantic and Nantucket Sound. It is noted for spectacular dune-backed beaches and the historic charm of a former whaling hub. Privet hedges surround many of the unpainted cedar-shingled buildings. Restaurants and boutiques line the wharves and cobblestone streets. Along with some of the top beaches in the world, some Nantucket restaurants merit equally high marks.
Approximately 40 percent of the land is dedicated open space, varying from stunning beaches, salt marshes, ponds and bogs, to grasslands and coastal heathlands. This unique elixir is only matched by the equally diverse blend of residents, visitors and vacation homeowners. Although the island has gained notoriety as an elite refuge, its ultra-low-key ambiance is equally notable. It’s not unusual to be rubbing elbows at an event with a billionaire or with someone who fishes for a living. Adding to the uber appeal is respect for privacy. Here you’ll find kids still riding bikes around. It’s a place to spend time with family, and it’s also a refuge for nature lovers.
Getting to Nantucket is easy. There are ferries for autos from Hyannis on the Cape as well as high-speed ferries for pedestrians and bikes. The hard part is leaving at the end of a visit, no matter how long or short.
Just off the southwest tip of The Cape is a further famed island getaway, Martha’s Vineyard, beloved for its lighthouses,
unique stores, and scenic beaches. Long-established as a summer haven for celebrities and high-end vacationers, the isle is accessible via ferry, daily flights from Boston and, in season, flights from D.C., New York, and other U.S. hubs.
Martha’s Vineyard boasts scenic cliffs and rolling hills, providing a dramatic backdrop to some chic summer fun. Its main towns offer matchless experiences; Oak Bluffs, the island’s cultural center, attracts curious visitors with its enclosed harbor, historic gingerbread houses, and the Flying Horse Carousel — the oldest continuously running carousel in the U.S.
Edgartown is the island’s largest town, originally settled by whaling captains. It retains the historic charm of the 1800s, with former captains’ homes converted
into B&Bs, restaurants and boutique stores. There are no chain stores at all on the island, meaning that every shopping experience will offer one-of-a-kind wares that can’t be found elsewhere.
The Edgartown lighthouse is a favorite among visitors, set in a picturesque location and offering gorgeous views of the Sound and beyond. The working beacon is accessible to tourists and just a short walk from Edgartown’s charming town center.
Tourist season on the island runs roughly from Memorial Day to the end of August, culminating in the Martha’s Vineyard Agricultural Society Livestock Show & Fair — a four-day island institution that attracts thousands of visitors to its rides, games, livestock shows and competitions.

BY ROGER GRODYIn a city filled with celebrity designers, Los Angeles-based Martyn Lawrence Bullard stands out for capturing current trends through an elegant eclecticism, and he is among the few in his field with the gravitas to literally shape future lifestyles. The veteran designer, whose A-list clientele and collaborations with prestigious brands speaks to his influence, shares emerging trends in luxury residential design.
Bullard, whose clients include Sir Elton John, Cher, Tommy Hilfiger and several Kardashians, insists he is not known for any particular aesthetic. “Designing different styles keeps us on our toes, keeps us inspired and allows us to truly address the needs and preferences of our clients,” explains Bullard, who moves seamlessly from Balinese-inspired estates to sleek expressions of modernism.
“When somebody walks into one of our projects, I want to hear them say to the client, ‘This house is so you,’ not that they recognize it as a Martyn Lawrence Bullard design,” explains the interior specialist. “I derive joy from knowing that the house reflects the client’s own signature, not my signature.”
Bullard, who contends the pandemic’s impact on residential design will be longlived, states, “It presented opportunities to

create magical new interiors, and people began to understand that true luxury is comfort.” He adds, “I believe people have moved away from wanting a showplace to wanting a sanctuary,” explaining that homeowners now appreciate putting their feet on a coffee table, feeling comfortable in their environments. “We don’t design anything that can’t be lounged on, and the days of buying a piece of furniture simply because it looks incredible are gone,” says Bullard.
As people spend more time in second or third homes, typically in locations more suitable for casual indoor-outdoor living, Bullard reports designers have greater latitude to experiment with divergent designs for the same client. “As designers, we can explore different sides of their personalities,” says Bullard, noting his own Palm Springs getaway, a Mid-Century Modern landmark, sharply contrasts with his Moorish-inspired villa in the Hollywood Hills.
“An indoor-outdoor transition used to be an afterthought, but is now at the forefront of all designs — even in colder climates — as clients are anxious to incorporate the outdoors into their lifestyle,” says Bullard. He notes that with the use of weather-resistant “performance fabrics,” retractable walls and discretely installed wheels, even a living room sofa can be repositioned outdoors with ease.
Bullard further observes that outdoor living spaces, many of which are equipped with a fireplace, increasingly incorporate underfloor heating or even wall-mounted art that double as heating elements. Outdoor kitchens and bars are de rigueur in new luxury projects and, according to Bullard, resort-style amenities such as swim-up bars have become quite popular with clients.
Homeowners’ enthusiastic embrace of the outdoors is even influencing interior color choices, says Bullard, who relates, “Green, the color of nature, is having a major comeback.” Observing that colors in general are trending, Bullard states, “People want to experience joy in their environments, so beige interiors are being banished in favor of more expressive colors.” That joyful concept extends to
wallpaper, which Bullard suggests can create an instant “wow” factor.
As people spend more time at home, even in a post-lockdown environment, Bullard reports that technology and versatility are priorities in kitchen design, and that spaces accommodating both work and recreation (sometimes in the same room) are critical. The acclaimed designer also notes that whenever space and budget allow — among Bullard’s exclusive clientele, that is almost always the case — a screening room is an absolutely essential amenity.
Bullard, who started out selling antiques in the street markets of London at age 12, also notes a resurgence of interest in vintage pieces. He cites a poignant Oscar Wilde aphorism to support his approach of thoughtfully mixing antiques with more contemporary elements: “All beautiful things belong to the same age.”

Craig’s seasonal menus honor the bounty of British Columbia, showcasing the province’s renowned seafood, wild game and produce, enhanced by luxury ingredients from across Canada and around the globe, including A5 Wagyu beef from Japan and truffles from France’s Périgord region. Applying classic European technique to diverse cultural influences, Craig showcases the skills that earned her top honors at the prestigious Canadian Culinary Championship.
While much of Craig’s inspiration for her ever-evolving cuisine is derived from extensive travels and associations with acclaimed chefs, she also draws energy from her own staff. Early in her career — she was often the youngest and one of very few women in the kitchen — Craig recognized the value of having supportive
mentors. Paying it forward, she now encourages a collaborative relationship with her young cooks, explaining, “If one of their ideas ends up on the menu, that can be really inspirational for them.”
Signature dishes include Québec foie gras torchon — Craig learned her foie gras preparation from legendary Québec chef Jean-Luc Boulay, a master of the ingredient — with seasonal accoutrements like rhubarb-spruce chutney. Oysters are typically showcased, as is miso-glazed black cod, local game (e.g., venison with huckleberry jus, cocoa streusel and foie gras espuma), and Nova Scotia lobster.
Craig’s presentation style is artistic, with most compositions featuring diverse colors, textures and temperatures — an approach that is reprised in the desserts of pastry chef Scott Penfold. For memorable finales, he creates stunning symphonies in chocolate while the restaurant’s signature liquid nitrogen ice creams are prepared tableside in dramatic fashion.
According to Craig, trends fueling the evolution of contemporary Canadian cuisine mirror those expressed by chefs from Paris to Los Angeles. The concept of sustainability — in food products, packaging and even human resources (e.g., sensible work-life balance) — is a major focus, and the chef cites an
increased interest in plant-based cuisine as part of this movement.

BY MARLENE RIDGWAYREAL ESTATE PROFESSIONALS IN ITALY ARE SEEING A SHIFT TOWARD THE SOUTH, AN INCREASE IN BUYERS FROM NORTHERN EUROPE, AND AN INTEREST IN LARGER ESTATES.
A 14th century castle in the southern hills of Piacenza may have been a challenging property to market just a few short years ago. Outside of Milan, the spacious estate is picturesque, but not the most practical for a permanent home. However, the migration away from cities and into more comfortable, luxurious homes that also function as workplaces, spas, gyms, and more is a trend that isn’t fading. Marcus Benussi, managing partner and general counsel at Berkshire Hathaway HomeServices MAGGI Properties Agency, describes the recently sold castle as the perfect balance for an entrepreneur to work out of their home and still easily commute to Milan. “This type of property would have been difficult to sell without a radical change in personal life expectations and a search for higher quality life, due to the pandemic,” says Benussi.
The work-from-home era is still going strong, as is the luxury market. “Space, light, and fresh air,” says Marina Rizzotto, owner and managing partner at Palazzo Estate SRL in Lake Como, Italy, about what buyers are looking for right now. “We are talking about spacious country houses with a private plot in a quiet and safe place, or large, bright apartments with terraces and beautiful panoramic views,” notes Rizzotto. Benussi agrees, adding, “there’s a strong and increasing demand for luxury homes across the entire Italian territory, especially in the countryside areas within 80 miles of the large cities.”
While there’s a demand for villas, estates, and large apartments, the need exceeds the supply. The countryside is scattered with properties, yet regulations on historic properties and stipulations for renovating can be challenging in the area. “In the Lake Como region, the prices have grown by about 3 to 4 percent,” explains Rizzotto. However, “there are strict laws. It’s quite impossible to just tear down a historic villa and add a new development.” Benussi also notes the low inventory of refurbished homes, yet there’s a larger inventory of properties that need some restyling and a good inventory of larger properties, such as villas, castles, and dismissed areas, where larger investments with an
idea of holiday residences would make a lot of sense. It also helps that private residential development projects, during and since the pandemic, were modified to accommodate the new type of demand, according to Benussi. “What we noticed most is that many holiday homes became primary residences for their owners, many of whom moved from abroad.”
Everything from our work-life balance to inventory to development shifted during the pandemic, yet, Rizzotto adds, “the initial fear and confusion were replaced by hope and a reinterpretation of values, both spiritual and material.” A further example of how buyers are adapting was the recent sale of another large property in Piacenza. “An American investor is turning this very large property into his family’s future haven. It’s a fully sustainable property, with water wells, a biological farm, a hostel for nature-loving tourists and a meditation area,” says Benussi. The past year was marked by a record rise in house prices in Italy — 4.5 percent compared to 2021, according to Rizzotto. Benussi agrees that destinations such as Portofino, Capri, Ischia, Lake Como, and more are all experiencing the same demand for luxury homes, and the prices have increased accordingly. More changes like this can be expected in the next year.
Italy is now a rapidly growing region for buyers from Northern Europe and was reported as the top second-home market for North Americans by Travel & Leisure. Berkshire Hathaway HomeServices Global Franchise Network announced its expansion into Northern Italy with the signing of Maggi Group Real Estate in 2019, who plans to soon acquire and add three more offices in Lake Como and other areas in Tuscany. Benussi explains that “the focus of the company is to move its strategic expansion and acquisitions of brokerage businesses throughout the southern part of the nation.”
