We also shined a spotlight on the timeless interior style of U.K.-based Bryan O’Sullivan Studio, Elle Decoration Interior Designer of the Year. (The firm’s work reminds us that great design always begins with a strong plotline!) Lastly, I sat down with two Coldwell Banker executives, David Marine and Liz Gehringer, to discuss what the 2022 storylines will be for luxury real estate ahead of The Report’s release. BREATHTAKING IN FORT LAUDERDALE

Designed to make best use of a generous waterfront site in coveted Bay Colony while also ensuring privacy, 10 Compass Road offers optimum views and thoughtful connections with the landscape. The elevation is imposing while also perfectly in sync with the setting. is surrounded by water. “In fact,” Rais says “there is really only one road into the development, and finding a waterfront community with this amount of security is a rarity.”

Privacy also informed the design of the home, with six bedrooms and baths distributed on multiple levels, including several guest rooms. One, located on the top level of the home, includes a sitting room. Each bedroom is paired with an en suite and also accesses a terrace or outdoor space.

Some, such as the children’s room, include lofts, just some of the whimsical elements tucked into the home. All of the baths are beautifully appointed and indulgent.

The primary suite occupies a large part of the lower level and includes an indulgent bath with skylights and separate dressing areas. Particularly

interesting are the closets, which are showcased as luxury boutiques. A glass-enclosed shower is surrounded by lush greenery on one side.

An extensive smart home system automates everything, including lighting, shades, security and audio. Everything can be activated or turned with a single control from any location.

Location is still most important, and this home is minutes from one of the best schools in Florida.

The executive airport is also an easy drive, which means it’s only about a 15-minute journey from the tarmac to your home.

The home was recently refurbished, so everything is less than two years old. Rais points out, it is like buying a newly constructed home without waiting years to complete construction. And it can be purchased furnished, making it turnkey ... an even more extraordinary find.

High-end properties were not only seen as essential safe havens for health and family life, but also wealth. If 2020 was the year of resilience, then 2021 was the year of reconciliation.

What does 2022 hold?

A key difference between 2020 and 2021 was that demand was up across multiple market segments, not just single-family homes. What does it say to you that affluent buyers were buying up essentially every type of property and everywhere this year?

Michael Altneu: As our team was compiling the data for this year’s report for the Coldwell Banker Global Luxury ® program, I was most struck by the huge expansion of the market. I was excited to see the attached market and cities stage a comeback after a challenging year in 2020. Singlefamily properties were still in high demand and other property types fared well, too — like land and second homes. We continue to see people looking for places of escape where they could lead the lifestyle they want, whether it was at the beach, lake, mountains or city. What this says to me is that the wealthy view real estate as not just a smart financial investment, but also a way to express their values and what matters most to them. They are becoming less focused on  where they live, and more focused on  how they live.

Liz Gehringer: There’s a broader definition and span of luxury now. It’s not just concentrated in a few key cities or based on status. Buyers are willing to pay a premium if a property fits their lifestyle or adds value to their lives. They especially want ease of living. That can mean something very different for different people, so what we’re seeing now is a wide spectrum of desired property types in varied locations — single-family homes in suburbs, attached homes in cities, vacation and permanent homes in resort destinations, raw land in a preferred location with the potential to build their dream home.

Over the past two years, the case was made for owning multiple homes. In fact, our last “A Look at Wealth” report found that 70% of those with a net worth of $5 million+ own two or more properties today. It’s clear that the modern affluent consumer realized that real estate could provide them with the lifestyle they want, beyond status and investment value.

David Marine: To me, it says that real estate never goes out of style. Owning a home is not just about the investment factor, but it’s also about an enjoyment factor. No single property can meet any one type of demand. Some affluent consumers last year were saying, “I want a singlefamily home in this area because I can work anywhere now or I want to be in a certain school district.” Others were saying, “I want to be back in the city, close to an active lifestyle when things open up again.” And there were still others saying, “I want a vacation condo.” Lifestyle became the ultimate deciding factor for the affluent, and that’s why we’re seeing increased demand across the spectrum.

Michael previously alluded to affluent consumers’ shift towards values-based luxury. Do you think this shift is permanent?

MA: As we are learning to live with the pandemic, we are discovering “the next normal,” and what that means for people’s lives. People are searching for ways to coexist in harmony with the virus, with nature and with others. They’re redefining their lives and prioritizing their values — whether it’s their health, their loved ones or overall wellbeing. We’re not going back to the way things were.

DM: I agree. Luxury is less of a status symbol today, and more of an expression of where people want to put their focus — family, home and an improved lifestyle. The real estate industry just so happened to be at the crossroads of that paradigm shift.

LG: It’s exciting to think of real estate as being in the center of such a major shift. The pandemic made people rethink their priorities and revealed what’s possible for their lives. Real estate is not just about buying a house anymore. It’s deeper. It’s about finding the community experience you desire and a place in and around which you can live a lifestyle and perhaps be in a community that reflects what you value.

What do you think is going on behind the scenes regarding the lack of inventory? Will inventory levels improve in 2022?

DM: I see the inventory question as a bit of the chicken and the egg. People may want to put their homes on the market, but they also want to know where they will ultimately end up before they feel comfortable making such a move. It’s slightly different in the luxury sector, since many affluent may have multiple homes and more flexibility than the average homeowner.

MA: What sometimes gets lost in the low inventory conversation is that there was a huge disparity between the number of sold properties and the number of new listings entering the market. There was extremely high demand during the 2021 spring buying season, and not enough new listings coming onto the market at the same pace to replace the properties that were selling. The numbers from

The Report are going to highlight this. The simple answer is that “there is no inventory,” but the real answer is more nuanced. There is limited desirable inventory.

LG: We are seeing people migrate in patterns and at volumes not seen before, driven by flexibility in where they work and live and an evaluation of what they value in a home and a surrounding community. Many people are choosing not to work, allowing for total choice in location. I believe people’s mindsets have been indelibly changed by their experiences over the last couple of years. We will therefore continue to see healthy levels of buying and selling in 2022, creating inventory closer in time to purchases. People are continuing to assess their flexibility and landing on different approaches of where to live, so there is movement in and out of locations, which supports availability.

MA: Exactly. For that reason, I expect inventory to remain tight at least for the first half of 2022. We could see a slight relief on inventory constraints in the spring and summer months if construction gets going again, and when the new variant subsides and people begin to feel comfortable listing their homes. Then again — a strong economy, combined with the stock market and wealth gains previously highlighted in “A Look at Wealth,” could also come together for another perfect buying storm as we saw in 2021. It remains to be seen.

Luxury home price thresholds increased in many markets across the country in 2021. Will there be a correction in the market in 2022, or will these new price thresholds hold for the foreseeable future, even if demand and supply equalize?

DM: I think it’s the new normal. Prices haven’t been artificially inflated like in prior booms and bubbles. The price appreciation we’ve seen over the last few years is demand-driven. As long as demand stays relatively the same and inventory levels stay about the same, I don’t see anything that will significantly swing in the coming year.

LG: The price appreciation we have seen in 2021 has been driven by the desires of affluent buyers as they’ve realized the lifestyle, community and surroundings that fit their values. They are willing to pay for those properties as they

face continued competition from buyers who migrate to new locations. These are not artificial factors, but real human drivers, along with increased wealth and pandemic effects on price that I do not see substantially changing in the immediate future.

MA: Even if there are lower numbers of U.S. affluent buyers than last year, consumer and purchasing behavior has forever changed. Gone are the days of waiting six months to purchase the home you want. The velocity and absorption of current inventory are unprecedented. And if international buyers return to the real estate market as many experts have been predicting this year, that could further tighten inventory and raise prices. There are still a lot of unknowns.

What do you see as the biggest risks and opportunities in 2022?

DM: There’s great hope and desire within the real estate community to see a resurgence of the international buyer in U.S. real estate. But now everyone is wondering how quickly international buyers will want to look at U.S. real estate. The risk is that they may not come back as quickly as expected, or it may not be enough of an uptick to move the needle. The world is so unpredictable right now, and there is no timetable for when (or even if) this resurgence is going to take place.

LG: With such growth we’ve seen in the luxury space, it’s important that buyers and sellers are represented by knowledgeable, qualified representatives who can guide them on these significant transactions. I see a greater opportunity for more Coldwell Banker affiliated agents to participate in the luxury space in 2022. We have over 100,000 agents across 40 countries. As the wealthy population continues to grow, I hope more agents will take our Coldwell Banker Global Luxury ® certification course and go after new listings to create the future pipeline and serve our luxury clientele with the integrity and quality for which we are known.

MA: I see opportunities in the new development arena, the comeback of cities after the omicron variant and the exciting new map that has opened up for luxury. I like to stay positive, but I do see potential risks with inflation, ongoing

environmental and climate concerns, lack of inventory and just general buyer fatigue. It’s been a long and wild past two years!

What’s the one trend you’ll be closely watching in 2022?

DM: I like the idea of a changing destination for luxury. We’ve seen a decentering of luxury in certain pockets of the U.S. previously — in Raleigh, North Carolina, for instance, when the explosion of the tech and pharmaceutical industries a few years back. What we’re seeing now is not industry-driven, but consumer-driven. When you can work from home and live wherever you want, a whole new map opens up to you. Idaho is becoming the new Los Angeles. Texas is the new California. Of course, New York will always be New York and L.A. will always be L.A. But luxury is no longer relegated to only Madison Avenue or Rodeo Drive — it’s on Main Street too.

MA: I’m going to be keeping an eye on new developments and construction. Will builders be able to move past the labor shortages and supply chain issues as the omicron variant wanes? If new construction picks up, what will that do to inventory levels and prices? Will it ease some of the pressure on the resale market?

LG: I’m excited about the migrations happening and the expansion of luxury beyond traditional affluent centers like New York and Los Angeles. It has major implications for our agents and business. It used to be that agents only needed to be versed in their local market. But with the purchases of multiple properties and all of the movement occurring from state to state and even country to country, today’s luxury agents need to be able to talk fluidly about other markets with their clients and be able to refer them to qualified luxury professionals. The luxury space is completely unique. I want to keep our affiliated agents versed in the luxury markets and the luxury experience, as it is a lot to follow in a busy marketplace. The beauty of the Coldwell Banker network is that our agents are knowledgeable and hyperconnected. They have the ability to refer buyers across our entire global network.

GETTING CLOSE TO NATURE DOES NOT NECESSARILY MEAN SACRIFICING COMFORT, AND PRESTIGIOUS HOSPITALITY BRANDS ARE CURATING LUXURIOUS EXPERIENCES IN THE WILD.

Camping under the stars and trekking through the wilderness are activities usually associated with a spartan existence, but up-close and personal encounters with nature do not necessarily mean compromising comfort. A trend is emerging that allows travelers accustomed to luxury to experience the wilderness while enjoying indulgent spa treatments, world-class cuisine and turndown service.

The concept of enjoying the wilderness without sacrificing comforts, even luxuries, has spawned an entire new segment of the hospitality industry, and

a variety of travel specialists provide resources for this pampered approach to adventure. While these experiences are offered at all price points, the most ambitious are lavish accommodations for uber-affluent travelers who, despite their fascination with nature, would never have considered roughing it in the middle of a forest or desert.

Gray, who founded the company in 2009 after learning the trade at Butterfield & Robinson, explains, “The inspiration was to provide an even higher level of service, creating unique trips exclusively through a custom approach.”

Gray reports that Africa, fueled by the safari business, can be credited as the birthplace of the luxury camp, but that South America has emerged as a true leader in the sector. “We’re big fans of Patagonia in Argentina and the Atacama Desert in Chile,” says Gray, citing Awasi-branded luxury properties at Iguazú Falls or in the Atacama, as well as Vira Vira in the Chilean Lake District. Other lodges favored by Gray & Co. include Camp Sarika by Amangiri in Utah, Saffire Freycinet in Tasmania, and for those with a genuine sense of adventure, White Desert in Antarctica. “Most people have been to the Provences and Tuscanys of the world and are looking for new, unique destinations that their friends haven’t been to,” suggests Gray of her affluent clients’ travel aspirations. If anything, the pandemic may have only accelerated the desire to rough it in style, a trend Gray believes will continue to exhibit momentum.

North Africa’s sprawling Sahara Desert hardly sounds like a destination suitable to luxury travelers accustomed to modern amenities and a pampering staff. But Merzouga Luxury Desert Camp in Morocco provides world-class accommodations in the midst of a desolate yet mesmerizing environment. Just getting there — it is a nine-hour drive from Marrakesh or Fez — is a challenge, but traversing awe-inspiring

landscapes is part of the experience.

Merzouga Luxury Desert Camp offers 10 opulent tents in a private section that affords greater tranquility than the main camp. Surrounded by the sand dunes of Erg Chebbi, the destination also provides fine dining at candlelit, linen-clad tables beneath a blanket of stars that astonishes most city dwellers.

Closer to civilization — just an hour-drive from Dubai International Airport — is the Ritz-Carlton Ras Al Khaimah, Al Wadi Desert, a luxurious resort that nonetheless conveys the exotic authenticity of the Arabian desert. At this Ritz-Carlton, guests enjoy the requisite indulgent spa, world-class dining and generous amenities incorporated into 100 private Bedouin-style villas, including some tent accommodations encompassing nearly 3,000 square feet of luxury features on par with the brand’s cosmopolitan hotels.

“The vistas allow for a connection to the natural world in a way not experienced in urban areas,” states Adrian Hearn, the property’s director of sales and marketing, who explains the Ritz-Carlton is located within the Al Wadi Nature Reserve. “The diversity of experiences and the opportunity to encounter wildlife in its natural environment allows for a sense of calm and connection to nature that is unrivaled,” says Hearn.

Since the onset of the pandemic, the RitzCarlton representative has observed increased interest, among travelers seeking low-impact, sustainable travel experiences that do not compromise luxury. Hearn suggests, “It’s clear that immersing oneself

in nature in a luxury environment is a compelling trend, which will continue to grow in popularity as the world starts focusing on ‘traveling well,’ versus being merely well traveled.”

Yet another desert resort, halfway around the world, is Longitude 131º in Australia’s parched outback, with views of mystical Uluru (Ayers Rock) dominating the horizon. Guests enjoy photographic safaris, discovery of Aboriginal art and a spa utilizing local healing techniques. Meals are hardly the products of makeshift campfires, with skilled chefs incorporating artisanal regional ingredients into a refined cuisine.

Longitude 131º is one of a half dozen Baillie Lodges that bring guests close the most extraordinary natural environments while maintaining luxury standards. “Each property is set in a destination of environmental or cultural significance — and often both,” proclaims founder James Baillie, who notes several properties are located in or adjacent to UNESCO World Heritage sites. A genuine sense of place is integral to Baillie Lodges experiences, whose tents feature luxurious amenities and the furnishings of local artisans. “This [experience] is all achievable in a personally tailored luxury lodge that fits sensitively with its environment and community, and it’s this overarching premium, personal experience that keeps guests returning,” says Baillie, who is selectively growing the company’s portfolio of unique destinations.

In a dramatically different yet equally beguiling setting is the Four Seasons Tented Camp Golden

Triangle — the site is near the convergence of the borders of Thailand, Myanmar and Laos — that delivers the luxury one expects from the legendary brand. The elegantly rustic camp in a lush tropical environment is a scenic four-hour drive from Chiang Mai, the largest city in Northern Thailand. “The passion, dedication and storytelling of our colleagues at the camp creates authentic adventures and gives you a genuine sense of place,” explains camp manager Tobias Emmer.

“I think the concept of ‘glamping’ has certainly grown very strongly over the past few years,” says Emmer, who reports that tented accommodations, with varying degrees of luxury, are opening throughout Asia. “I would humbly say that the Four Seasons Tented Camp has been ahead of this trend,” states the manager, who notes there were no other luxury glamping opportunities in Asia when Tented Camp Golden Triangle opened 15 years ago.

Silky pink marble, which takes center stage in The Painter’s Room, pairs perfectly with soft, muted lighting that filters through the delicate stained glass to entice guests to stay awhile.

An imperative step in the process of creating designs like this is to pool inspiration and ideas from a group of talented team members. “The team is everything,” O’Sullivan explains. “We believe it’s important to draw from a breadth of expertise and inspiration, both for us and our clients.” It’s this emphasis on collaboration that creates long-lasting relationships between the studio and its clients.

The team also focuses on the idea that not any one project is exactly the same. “We approach each project with a completely new and fresh perspective,” notes O’Sullivan. The first step of a new project may look familiar, however, as they tend to start with a creative session with the team. “We do an initial brainstorm with the team to develop ideas and create a sense of what we would like to achieve, that is the foundation of every project.” It’s a foundation that seems to be working.

The studio’s projects often highlight a few key elements, which stand out, but also work together to elevate the space as a whole. This is due to the thorough understanding of each space, the area, and its history, rather than ever-shifting fads and trends. “We try our hardest not to follow trends, instead favoring a classic approach to design,” says O’Sullivan about what’s trending at the moment. A townhouse in Richmond has beautiful gardens outside, which are emboldened to bring the outside in, a tried and true concept. Dano’s, a restaurant in Portugal, is part of a stunning leisure and training facility in Quinta do Lago. This design draws on traditional blue and white with white-washed timber and various shades of blue incorporated into the heart of the space to execute a timeless and authentic space.

The studio draws from inspirations all around, which gives each design a timeless, but exciting edge. “We take influence from various forms, from architecture to art and design, to landscape and

traveling,” adds O’Sullivan. The studio proves its versatility while sticking to the main principles that make up its well-known aesthetic in one of its favored projects, the Berkeley Bar. “We re-developed the Berkeley Bar in 2019, which was incredible for us. It was our first project with the Maybourne Group and gained us an Interior Designer of the Year award in 2020,” says O’Sullivan. The story behind the design of the Berkeley Bar is one of layers with old-world

Finishes are also incredibly important and keeping in line with the many regulations that come with a maritime project.” But challenges are made to be faced, and pushing boundaries are what makes this studio one to watch.

Another interesting project on the horizon is that, “we are also in the process of developing a furniture, lighting and accessories line, which we will be opening in 2022.”

PALM SPRINGS IS THE EPICENTER OF MIDCENTURY MODERN DESIGN, AND NEARBY IMAGO GALLERIES IS THE PERFECT DIVERSION DURING THE CITY’S ANNUAL MODERNISM WEEK.

Palm Springs, California, is one of those rare places that is defined by a particular aesthetic, and the entire Coachella Valley celebrates the region’s Midcentury Modern heritage. The look and style, so closely associated with the Rat Pack that a drive along Highway 111 lends itself to a Sinatra-dominated playlist, may be retro, but more fashionable today than when introduced some 75 years ago. Pushing modernism squarely into the 21st century, while complementary to the iconic Palm Springs vibe, is Imago Galleries in neighboring Palm Desert.

Located just south of El Paseo, Palm Desert’s chic shopping district, is Imago Galleries, which initially appears as a sophisticated oversized residence, a sleek minimalist expression of modern architecture that suits the sparse desert landscape. Prominently showcased in a second-story corner exhibition window is a sculptural chandelier by glass

master Dale Chihuly, whose vibrant tentacles make the piece particularly striking when illuminated at night. “The glass corner window was designed specifically for Chihuly’s stunning ‘Desert Grass Chandelier with Golden Tendrils,’ which Dale custom created for the space in shades of sunlight and chartreuse, his favorite color,” says Imago owner Leisa Austin of the artist’s spectacular piece.

Austin is a longtime friend and advocate for Chihuly’s work, and one of the most memorable exhibits at Imago Galleries was a 2017 presentation of Chihuly sculptures, fragile explosions of color displayed throughout the property, from interior galleries to the sprawling gardens and reflecting pool. “Our relationship with Chihuly dates back to 1987 and we’ve opened nearly 20 exhibitions with him over the last three decades,” reports Austin.

foot building in Palm Desert in 1999. Austin reports that imago is a Latin derivative with several meanings, but “to imagine” or “to dream” are her preferred translations. “I’m as passionate about architecture as art, with Richard Meier being at the top of my list,” says Austin, who notes the renowned architect was the inspiration for the building’s interior.

“I referred to the exterior style as “desert industrial,” bold in scale yet subtle enough to complement the environment,” says Austin, reporting it was the first contemporary project in Palm Desert. “It was sited to take advantage of the magnificent 360-degree views of the surrounding mountains, majestic palms and valley-floor lights,” explains the gallery owner, who adds, “The sunsets from the second-floor terrace are exquisite.”

Living in the second-floor residence, Austin can enjoy those sunsets on a regular basis and, as one who brings her work home, has filled its 9,500 square feet of indoor-outdoor living space with the works of artists Ed Ruscha, James Rosenquist, Dennis Hopper, and Ed Moses. In addition to paintings and sculptures, the rooms are furnished with significant pieces, such as classic Mies van der Rohe leather-and-chrome chairs in her library, and a chandelier from Jonathan Borofsky that hangs over an Armani/Casa dining table.

Over Imago Galleries’ 30-year history, it has hosted exhibitions for renowned modern artists

such as Ruscha, Tom Wesselmann, Mel Ramos, Peter Halley, Jennifer Bartlett, William Wegman, and Robert Graham, among others. Automakers like RollsRoyce, Bentley and Porscheå appreciate the venue’s aesthetics, and the stylish setting is also in demand by fashion shows, weddings and nonprofit galas.

Every February, neighboring Palm Springs celebrates its unique architectural legacy with Modernism Week, drawing designers, architecture enthusiasts and collectors from around the world. Architectural tours, seminars, film screenings, and receptions in quintessential Midcentury Modern buildings inspire both professionals and homeowners. With the exception of the celebrity-packed Coachella Valley Music & Arts Festival, nothing brings so many hip visitors to the desert as Modernism Week.

Lisa Vossler Smith, who volunteered for the inaugural event in 2006, has served as Modernism Week’s executive director since 2013. Thanks to an ever-increasing commitment by local residents and organizations to celebrate their city’s architectural heritage, Modernism Week has steadily grown. 2020 was a lost year for most cultural institutions, but thanks to the luck of the calendar, Modernism Week was unaffected. Because it occurred just weeks before the pandemic-induced lockdown, Smith is able to report, “In 2020 we drew a record 162,000 attendees, which made for a great 15th anniversary celebration.” After virtual events in February 2021

and limited in-person activities the following April, Smith expects healthy crowds to reconvene in the desert city February 17-27, 2022.

In addition to a greater consciousness of architecture in our society — Smith points to the

emergence of architectural tourism as a powerful driver in the hospitality industry — Modernism Week has simply become fashionable. “A big part of our growth has been the popularity of Palm Springs and the ‘cool factor’ the city enjoys,” notes Smith, who

adds, “It doesn’t get much cooler than coming to the desert and staying in Frank Sinatra’s house.”

As it has grown, the annual event has become more inclusive, no longer constrained by the strict parameters of Midcentury Modernism. “We realize that the conversation extends beyond the midcentury era, with the work of many of the period’s designers evolving,” says Smith. She notes, for example, that the ’70s and ’80s, an era sometimes dismissed by architectural historians, resulted in the significant movements of postmodernism, brutalism and megastructures.

Modernism Week has also expanded geographically beyond the city limits of Palm Springs, and Smith reports that for the 2022 event, walking tours are being offered in the Shadow Mountain neighborhood of Palm Desert, very close to Imago Galleries. Furthermore, events are being scheduled throughout the year, including recently launched tours that provide more intimate guided excursions for architecture buffs who prefer to avoid the crowds.

Smith suggests, “Photography is how most people experience significant architecture, and although they may never see it in person, it’s familiar to them from photographs and movies.” Therefore, Modernism Week honors those photographers, most notably Julius Shulman, who have so gloriously captured the essence of Midcentury Modern architecture. “But in Palm Springs, people can walk

the streets and take in the details in person,” says Smith, referring to the city as an “accessible archive.”

Smith reports that while early editions of Modernism Week tended to draw mostly baby boomers, current attendees include new or aspiring homeowners looking for inspiration, noting that pop culture hits like Mad Men have created new enthusiasts. “Clearly, there’s a sense of nostalgia for the baby boomer generation, but we find younger homebuyers are also attracted by the more simplistic, minimalistic lifestyle offered by these homes,” says the preservationist.

Imago Galleries’ Leisa Austin has had a lifelong passion for Midcentury Modern architecture, inspired by her contractor father and some surprisingly noteworthy structures in her home state of Oklahoma. “I started acquiring mid-century furnishings in the late ’80s, a collection that now includes pieces by Florence Knoll, Milo Baughman, Paul Frankl, Noguchi, Mies van der Rohe, and Le Corbusier,” she explains, as well as contemporary furnishings by the likes of Philippe Starck, Armani and Pucci.

Currently exhibited at Imago Galleries, possibly through Modernism Week, is the often-overlooked, but striking abstract art of Frank Sinatra, as iconic a Midcentury Modern figure as Schindler or Neutra. “Most people don’t realize he was a multifaceted individual and an extremely gifted painter,” reports Austin.

Virtual Real Estate

The blockchain is no longer simply the foundation for cryptocurrencies and non-fungible tokens (NFTs), but the disruptive technology is now very much a part of the real estate industry, whether in the real world or on the frontiers of the “metaverse.” Of all potential applications for the blockchain, the most exciting opportunities lie in property — real or otherwise.

2021 was the breakout year for virtual real estate. The Mars House, a stunning rendered piece of pixelated real estate by artist Krista Kim, was purchased for 288 Ethers (cryptocurrency equivalent to more than $500,000 at the time). Leveraging the hype around NFTs, some real estate agents offer one-ofa-kind digital images of properties to promote their brick-and-mortar listings.

Entering 2022, the buzziest theme in finan-

cial markets and popular culture is the metaverse. Facebook has changed its name to Meta Platforms, committed to a strategy of building out the multidimensional successor to the Internet. SuperWorld and Decentraland are marketplaces — these platforms are pioneering the metaverse — where participants can buy and sell digital real estate while immersing themselves in virtual worlds. Recent transactions include the equivalent of $2.43 million of property on Decentraland and $4.3 million for land in The Sandbox, another burgeoning metaverse site.

Because every property is a distinct NFT purchased with cryptocurrencies, ownership and authenticity are recorded and verified on the blockchain. Janine Yorio, managing director at Republic, a marketplace showcasing crypto and metaverse startups, insists digital property values will appreciate as

real-world companies begin participating in the virtual real estate ecosystem. Metaverse Group is not only a platform for investing in individual virtual properties, but is launching a real estate investment trust (REIT) based on metaverse land assets.

Recognizing the “smart contract” capabilities of crypto, many experts believe it is simply a matter of time before real-world real estate transactions are conducted on the blockchain. Propy is a Silicon Valley “proptech” firm that automates real estate transactions by deploying smart contracts and recording all documents on the blockchain.

For real-world evidence of the confluence of real estate and the blockchain, an actual penthouse in one of Miami Beach’s trendiest towers sold last summer for the equivalent of $22.5 million, believed to be the largest cryptocurrency real estate transaction on record.
