Caught between carefree summer fun and the onset of winter, the precious months of autumn deserve indulgence.

6

Every season is romanticized in its own way, but caught between lazy summer days at the beach and the harsh realities of winter, autumn is arguably the most beautiful season of the year. In selected parts of the country, it manifests itself beautifully and dramatically, and the magnificent colors emitted in those fleeting fall days are best cloaked in luxury.

New England

New England is probably the most famous region for fall foliage, where white church spires peek through trees ablaze in color from Williamstown, in the Berkshires of Massachusetts, to Stowe, the ski mecca in the Green Mountains of Vermont. In addition to fine dining scattered across the region, including metropolitan Boston, there are wonderful roadside eateries turning out memorable lobster rolls and chowder.

Located in lovely Kennebunk, Maine, is the White Barn Inn, a 150-year-old landmark where guests relax in guestrooms, suites and private cottages warmed by stone fireplaces and dine at the Inn’s renowned restaurant, converted from a pair of barns. The White Barn Inn, just a 90-minute drive from Boston, is precisely what one pictures when fantasizing about a New England getaway and the fall foliage makes it even

more magical.

“The White Barn Inn is a luxurious setting for the upcoming leaf-peeping season and its rustic charm and experiences allow guests to meaningfully connect with the exceptional location,” states a representative of the property. The hotel arranges helicopter tours along Maine’s dramatic coastline, which truly captures the autumn glories of the Pine Tree State.

The Appalachians

The second largest mountain range in America traverses a broad swath of the nation from the Northeast into the South, with its memorable components including the Great Smoky and Blue Ridge Mountains through Virginia, the Carolinas, Tennessee, and Georgia. Some luxury travelers overlook this region, but there are some remarkable places to stay throughout the Appalachians, whose allure is magnified in the fall. One can opt for the elegant rusticity of Blackberry Farm, a 4,200acre property in the Great Smoky Mountains of Tennessee, or the greater formality of The Greenbrier. The stately Greenbrier has been drawing prominent guests (including 27 U.S. presidents) to the West Virginia community of White Sulphur Springs since 1778. Dr. Jill

COURTESY OF THE SAGAMORE RESORT COURTESY OF AUBERGE RESORTS COLLECTION The Sagamore Resort, a historic property in New York’s Adirondack Mountains, is a favored autumn destination. The acclaimed restaurant at Maine’s White Barn Inn occupies a pair of converted barns.

Justice, the resort’s president, suggests “The Greenbrier is perfect for an autumn getaway for numerous reasons,” citing mild temperatures conducive to fishing, hiking, off-road exploring, biking, golf, and tennis at this 11,000-acre Appalachian playground. “The vivid autumn colors on the Allegheny Mountains that surround the iconic property provide a canvas no artist could create, with unmatched beauty around every turn,” she adds, noting that Halloween is a particularly entertaining time to visit.

Representing a totally different scale is The Inn at Little Washington, an uber-charming boutique hotel with its own Michelin three-star restaurant. The property — its 23 guestrooms were designed by London set designer Joyce Evans — is located in a sleepy, idyllic hamlet. The entire village is listed on the National Register of Historic Places and although it is just a 90-minute drive from the nation’s capital, this Washington does not have a single traffic light.

The Empire State

The royalty of the Gilded Age — names like Vanderbilt, Rockefeller and Carnegie — regularly headed to New York State’s Adirondack Mountains for summer vacations in the late 19th century. After temporarily losing its cachet, new generations have rediscovered the magic of this lake-filled region, which includes the charming Olympic city of Lake Placid. Situated on an island

in pristine Lake George is The Sagamore Resort, a stately place restored to its original 1883 Victorian grandeur.

“The transition from summer to fall is always a special time for Lake George and the Adirondacks,” reports The Sagamore’s general manager Thomas Guay, who explains the property’s summer flowers are replaced with an array of autumn mums, pumpkins and gourds, along with hay and cornstalks. “Throughout the region, we see fall displays that enhance the visitor experience and accent the brilliant fall colors of the Adirondacks,” he says.

While many New Yorkers flee the city to the Adirondacks for autumn getaways, the Big Apple itself is sensational during those precious months of dramatic foliage. Wandering through Central Park can be truly inspiring this time of year, and for those who like to be pampered, luxury suites at The Pierre, Mandarin Oriental or The Plaza afford stunning Central Park views. The city’s famed temples of gastronomy — Le Bernardin, Per Se, Masa, and Eleven Madison Park — provide extraordinary dining, but autumn travelers should consider Michelin two-starred Blue Hill at Stone Barns, located on a farm in the scenic Hudson River Valley.

Pacific Northwest

This region of America can be glorious in the fall, and the Allison Inn & Spa is a luxury

retreat in the heart of Oregon’s Willamette Valley. It is an ideal home base for winery-hopping tourists to enjoy some of the world’s best Pinot Noir. For a more cosmopolitan experience, Seattle provides a hot dining scene and world-class cultural offerings.

Just across the Canadian border on artsy, largely unspoiled Vancouver Island is Clayoquot Wilderness Lodge, whose just-completed renovation makes this unique property even more inviting. Arriving by floatplane or boat, guests are escorted to one of 25 luxury tents with plush furniture and modern amenities. The incredible fall foliage can be taken in via canoe, kayak, whitewater raft, or helicopter, while meals include the kind of beautifully presented Pacific seafood one would expect from a top-rated restaurant in the city of Vancouver.

General manager Sarah Cruse reports autumn actually begins in late August at Clayoquot Wilderness Lodge, when its chefs undertake their final forage. “At this time of the year, we start to see all the late season berries come out, and alongside those incredible berries are chanterelle and chicken-of-the-woods mushrooms...a favorite recipe addition in the kitchen!” Cruse adds, “With the rush of salmon, which are in their spawning cycle, entering the streams, the bears and eagles begin to line the rivers once more to give us a final viewing before their winter slumber.”

California Wine Country

Following a busy summertime at the state’s iconic beaches, the Golden State is sometimes overlooked for autumn. But the Napa and Sonoma Valleys, just an hour outside San Francisco, showcase glorious colors in the fall, and an array of luxury resorts awaits travelers anxious to make the most of it. The region’s renowned wines are paired with some of the nation’s best dining, with these twin winegrowing regions boasting a greater concentration of Michelin stars than any other non-urban area in America.

Inspired by the South of France is Napa Valley’s Auberge du Soleil, and particularly impressive around harvest time are two freestanding villas with broad terraces and outdoor bathtubs. The hotel’s spa is superb and its main restaurant — a fine dining venue presenting luxurious ingredients like osetra caviar, foie gras and black truffles — is among those Michelin star honorees.

In Sonoma Valley, considered more downto-earth than chic Napa, the harvest activities at the midcentury modern-inspired Montage Healdsburg resort extend to its own 15 acres of onsite vineyards overseen by renowned winemaker Jesse Katz. Tim Zahner, executive director of the Sonoma Valley Visitors Bureau, reports, “Sonoma Valley’s attractions in fall go beyond the excitement of the grape harvest and

the bounty found in our lively farmers’ markets to include the warm days of exploring the valley’s small villages, our world-class wineries and bountiful open space.” He adds, “Because of our mild climate, ‘fall’ runs through early December and includes the brilliant display of bright colors in the vineyards.”

The Rockies

Some of the very resorts that attract attention during ski season are equally compelling in the fall, when crisp temperatures, clear skies and outdoor activity (think fly fishing, whitewater rafting and hiking) draw visitors. The Rocky Mountain destinations of Telluride, Breckenridge and Taos display magnificent color in the fall and the hospitality infrastructure built for skiers and snowboarders benefits guests year round. The stylish Amangani in Jackson Hole offers magnificent autumn views, while luxury travelers to the Vail, Colorado, area gravitate to the rustic-chic Ritz-Carlton, Bachelor Gulch.

There is no shortage of flashy resorts in Aspen — The Little Nell and St. Regis are among them — but the iconic Hotel Jerome provides a taste of the Old West, before Aspen was so fashionable. Originally constructed in the 19th century, a recent makeover of the property results in a beautiful fusion of frontier spirit, high-end design and pampered luxury. The Jerome is

located downtown, rather than on the slopes like some of its peers, but in Aspen one is never far from the natural beauty and fall foliage.

“World-class backcountry adventures, culture, art, and alpine wilderness come together for the best autumn mountain scene in the Rockies,” states a representative of the Hotel Jerome, who suggests a jeep ride through the foothills, rock climbing or horseback riding as ideal ways to admire the apricot-colored leaves of the season.

Well-heeled visitors to Park City, Utah, check into places like Montage Deer Valley and Stein Eriksen Lodge. “Fall in the Wasatch Mountains brings colorful and breathtaking beauty that’s unlike any other time of the year, and we welcome guests to experience this season with us,” says Russ Olsen, CEO of Stein Collection, which includes several properties. He adds, “Luxurious amenities and service, coupled with nature’s vivid imagery and crisp, clean alpine air, provide the perfect blend for a mountain retreat.”

For a more rustic, but equally memorable experience, consider The Ranch at Rock Creek in Philipsburg, Montana, a luxury dude ranch honored with a Relais & Châteaux designation. This year’s Autumn Harvest Weekend at the ranch features culinary events, sapphire mining, horseback riding, and the sounds of Grammywinning artist LeAnn Rimes.

Fashionable Flavors

Even those restaurateurs and chefs who proclaim their style of cooking as “timeless” keep an eye on current trends. Specific ingredients, international influences and presentation styles are constantly rotating in and out of fashion to suit diners’ short attention spans, but the best chefs have the ability to take a trend and make it their own.

Dynamic Dumplings

Dumplings have been an important part of Chinese culture and cuisine for centuries, and Americans have come to appreciate them on excursions to restaurants offering dim sum feasts. Now, creative chefs of all backgrounds are reimagining the steamed or pan-fried staple, creating dumplings with eye-popping colors or filling them with unexpected luxury ingredients.

Celebrity chef Anita Lo was among the first to introduce foie gras-filled dumplings, a soulful fusion of French and Chinese sensibilities. Mott 32, a renowned Hong Kong dim sum temple that has landed on the Las Vegas Strip, experiments with ibérico pork and black truffles. At trendy, lavishly appointed Buddakan in New York, an elegant presentation of edamame dumplings arrives with a shallot-Sauternes broth, alongside smoked salmon dumplings with yuzu aioli.

Food writer Liz Crain — Dumplings Equal Love: Delicious Recipes from Around the World is one of her books — reports a spirit of imagination has infected dumpling makers. “Although most food origins are contested, I’ve never heard an argument against the dawn of dumplings being in China nearly 2,000 years ago during the Han Dynasty,” says Crain. “That’s a lot of years of filling

and forming and experimenting with ingredients and presentation,” she quips.

Crain reports rainbow-colored dumplings have been around for centuries, with Chinese chefs adding various natural ingredients into dough for vibrant color, flavor and symbolism. “Some of my favorites include bright pink dragon fruit dumpling skins, bright blue butterfly pea flower dumpling skins, rich orange smoked paprika ones, and for dessert dumplings, delicious chocolatey cocoa powder dumpling dough,” reports the food writer.

Sustainable Spirits

Wines produced through sustainable practices have been trending for some time, but the spirits industry is now experiencing its own sustainable movement. Unlike wine, where most eco-friendly practices occur in the field, fermentation of alcohol is a resource-intensive process, so reinventing the traditional distillery is a priority.

Emma Janzen, a James Beard Awardnominated author and spirits editor at Imbibe magazine, reports, “I’m seeing distilleries and spirits brands take sustainability more seriously with every passing year.” She adds, “From issues like water conservation and deforestation to recycling production materials and investing in more eco-friendly packaging, there are opportunities for distilleries to adopt more sustainable practices at every junction.” The spirits journalist advises, “It helps when consumers demand sustainable practices from the spirits they support,” she says, noting, “Brands listen!”

“We believe the environment should not

be at the mercy of a fabulous cocktail,” is the mantra of Colorado’s Marble Distilling Co. co-founder and head distiller Connie Baker, who believes traditional alcohol production practices are unsustainable. Marble, which produces handcrafted whiskey, vodka and ginger liquor, recaptures 100 percent of its process water and reused energy harvested from the distillation process, enough to heat a small subdivision.

Seoul Food

Americans have fallen in love with one Asian cuisine after another, beginning with the now-dated Chinese-American fare created by

Korean diaspora. Of course, it never hurts to be a steakhouse, even a Korean one, in the Lone Star State.

Trending Tel Aviv

Tourists and food writers have long admired the vibrant Tel Aviv food scene, but very little of it seemed to be landing on American shores until some young chefs began showcasing New Israeli cuisine. The most prominent rock star of the genre is Michael Solomonov, a native Israeli who grew up in Pittsburgh and opened Zahav (“gold” in Hebrew) in Philadelphia in 2008.

this world people are creating beautiful new works of art and delicious things to eat while only being authentic to themselves,” says Menashe of his approach.

Haute Vegan

newly arrived immigrants a century ago. The cooking of Thailand, Japan and Vietnam all had their moments, and Korean cooking is now as sizzling as a piece of kalbi on the barbecue.

Korean cuisine resonates with American diners, thanks to its tradition of barbecue, a heavy emphasis on beef and its generally healthful qualities. Upscale interpretations of Korean cooking, presented at Jungsik and Cote in New York, earn Michelin stars, and casual versions like New York’s M ˘ okbar from Jersey-born chef/owner Esther Choi are winning over converts.

“Part of Korean food’s attraction is its sense of health and wellbeing, with so much focus on vegetables and fermentation,” says Judy Joo, whose books have introduced American home cooks to her family’s native cuisine. She notes the confluence of K-pop music, Korean dramas on Netflix and Korean cosmetics have created a viral moment for Korean culture and cuisine.

Proving its widespread appeal is the success of Bori, a Korean steakhouse in Houston, Texas, founded by young Korean-American restaurateur Kevin Koo. He, too, recognizes that pop culture trends have pushed Korean cuisine into the limelight, even in Houston, which lacks a major

The multiple James Beard Award winner and author of Israeli Soul and Zahav: A World of Israeli Cooking, says of his restaurant, “Zahav was our way of bringing Israeli hospitality and the soul of Israeli cooking and dining to the U.S.” Solomonov reports that originally his menu was very literal, concentrating on authentic Israeli dishes. “But now we’ve become more comfortable in this conduit role and the relationship that we have for being a culinary tour guide, implying Israeli food without having to copy-and-paste recipes we see over there,” he explains.

In Los Angeles, chef Ori Menashe and wife Genevieve Gergis have made Israeli and Middle Eastern culinary traditions very fashionable at Bavel. Menashe was born in L.A., but raised in Israel, and collectively the couple has roots in Morocco, Turkey and Egypt as well, so their Bavel menu is informed by the entire region. “Everyone’s always searching for authenticity, but every day in

Vegan cuisine may have been on a list of hot food trends 20 years ago, but the dynamics have shifted. In recent years, vegan restaurants have shattered those stereotypes as funky holesin-the-wall catering to struggling artists, thanks to celebrity chefs like Matthew Kenney whose chic restaurants in Miami, Los Angeles and Boston offer refined plant-based menus. But this year, when New York’s Eleven Madison Park announced it was forfeiting its lavender honeyglazed duck and butter-poached lobster for an entirely plant-based menu, the movement had definitely come of age.

Eleven Madison Park chef/owner Daniel Humm reports, “We’ve always operated with sensitivity to the impact we have on our surroundings, but it was becoming ever clearer that the current food system is simply not sustainable.” With the burden of three Michelin stars on his shoulders, Humm states, “It’s time to redefine luxury as an experience that serves a higher purpose and maintains a genuine connection to the community.” Sophisticated vegan restaurants were already popping up across the country, but the tectonic shift in Manhattan is sure to accelerate that trend.

Lessons from Lima

For globetrotting gastronomes, the South American capital of Lima, Peru has become an unlikely culinary mecca. Thanks to a unique convergence of cultures in Peru — indigenous

traditions are blended with Chinese, Japanese, Spanish, and Italian influences — the nation’s cuisine is one of the world’s most enigmatic. In particular, the hybrid of Peruvian and Japanese traditions known as Nikkei cuisine — credit goes to Japanese immigrants applying their culinary techniques to indigenous Peruvian ingredients — has captured the attention of foodies in the U.S.

Celebrity chef Nobuyuki (“Nobu”) Matsuhisa has long been Los Angeles’ godfather of sushi and an ever-expanding portfolio of Nobu restaurants makes his food accessible around the globe. Much of what made the Japanese-born Matsuhisa such a pioneering force was his time in Lima, experimenting with Peruvian ingredients early in his career.

Chef Gastón Acurio — his culinary empire includes more than 40 restaurants worldwide — reprised his Lima restaurant Tanta in Chicago, along with La Mar in San Francisco and Miami. “Nikkei cuisine in Peru has evolved over the years and is a true celebration of how two cultures have seamlessly blended together, respecting Japanese techniques with the use of Peruvian ingredients,”

reports Tanta executive chef Jesus Delgado. The chef notes that because sushi is so familiar to Chicagoans, Nikkei-style nigiri sushi and maki rolls are ideal vehicles for introducing guests to the cuisine at Tanta, but his menu offers more ambitious creations as well. Japanese and Peruvian traditions are showcased in compositions like salmon ceviche in a smoky dashi-leche de tigre and wagyu beef served over sushi rice in a sauce featuring aji amarillo, a classic Peruvian chili pepper.

Vinegars in Vogue

For many years, the gourmet trend of specialty olive oils permeated fine dining establishments and suburban farmers’ markets alike, contributing to an entire industry of artisanal producers to meet demand. Much less has been made of specialty vinegars, whose acidic qualities are equally important in a wide range of dishes.

With so many varieties available, professional and home chefs can obtain a vinegar possessing the exact notes required to perfectly

finish a salad, sauce or gastrique. Examples include fig- or chocolate-infused balsamic vinegar, varieties flavored with chilies, maple or citrus fruits, and others produced from Champagne, Cabernet Sauvignon or Banyuls. Meanwhile, apple cider vinegar sales continue to skyrocket, thanks to its celebrity-fueled reputation as a “superfood.”

The ultimate theme park for Italian cuisine enthusiasts is Eataly, whose cavernous marketplaces throughout the nation feature endless varieties of products, from prosciutto to pecorino, pappardelle to Pinot

Grigio. At Eataly’s 67,000-square-foot mega-venue in Los Angeles, ample shelf space is devoted to high-quality balsamic vinegars.

Guiseppe Manco, executive chef at Eataly L.A., reports, “As a chef, I like to utilize balsamic vinegar for raw vegetables and also some meats and cheeses,” noting the product’s healthful qualities are attractive to today’s consumers. “People are more educated in what they eat and will spend money for good vinegar, just as they do for extra virgin olive oil,” says Manco. “We all want to use the best products for the best results,” he says.

CRYPTO: Beyond Currencies

With the rise of blockchain technology, a new asset class for investors has emerged, and with it a new frontier for real estate.

Cryptocurrencies were categorically dismissed by the financial establishment until quite recently, when market forces demanded they be taken seriously. Now, major Wall Street financial institutions are furiously developing strategies to make this novel asset class more available to retail investors. Created through the same blockchain technology as cryptocurrencies are non-fungible tokens (NFTs), digital collectibles ranging from high-tech baseball cards to fine art — even real estate.

Merav Ozair, Ph.D. is a member of Rutgers Business School’s faculty and a leading authority on blockchain technology’s myriad applications. She suggests the best way to think of blockchain, in simplistic terms, is as a ledger or database that cannot be altered or forged, and is decentralized (i.e., everybody has a copy), transparent and pseudo-anonymous. Despite its current volatility, Ozair is confident

that Bitcoin, the largest and most widely followed cryptocurrency, is no fleeting trend, and suggests, “It will survive because it’s built on blockchain and that technology will survive.”

Bitcoin was introduced in 2009, but it was not until about 2015 that the asset started to gain widespread traction among investors. There are still few mainstream vehicles for investing in Bitcoin or its hundreds of counterparts such as Ethereum, Litecoin and Tether. When the price of a single Bitcoin first broke the $50,000 barrier in early 2021, the cryptocurrency gained more acceptance as a legitimate investment with a place in every portfolio.

About that time, Tesla announced it would accept Bitcoin for the purchase of its automobiles and the move further validated the cryptocurrency movement. Even though Elon Musk, the company’s mercurial CEO, rescinded the offer a few months later, the concept of Bitcoin serving as a bona fide currency was

firmly established. Prominent fintech companies PayPal and Square already sell cryptocurrencies on their sites, as well as accept them for certain transactions, and their stocks are widely viewed as proxies for investing directly in cryptocurrencies.

Coinbase, the largest platform through which consumers can purchase and hold cryptocurrencies, went public in April 2021, an event that further fueled momentum. At this time, several Wall Street firms are attempting to establish cryptocurrency index funds and banks like JPMorgan Chase quietly began offering investment options to clients this past summer.

As of this writing, the current price of Bitcoin, which briefly exceeded $60,000, is hovering just below $50,000, but given its volatility, it could soar higher or deflate dramatically by the time this article gets in the hands of readers. Proponents, citing the finite amount of Bitcoin (ultimately capped

34

at 21 million coins), insist the cryptocurrency could be worth $250,000 a unit within several years, while skeptics (who include the likes of investment icon Warren Buffet), view the investment as highly speculative or frivolous.

The blockchain technology that is the foundation of Bitcoin, that unalterable digital database shared on a decentralized network, can be applied to much more than just currencies. There is already a substantial market for NFTs, which are unique images or videos from sports, fashion or cinema based on the same foundational technology. In the art world, NFTs command prices rivaling artwork that can be physically hung on a wall, and renowned auction houses like Sotheby’s and Christie’s actively participate in a global marketplace.

Monumental transactions have occurred, such as “Everydays: The First 5000 Days” by artist Mike Winkelmann (aka Beeple), which was auctioned off for a record-breaking $69.4 million earlier this year. Winkelmann is the world’s best-selling NFT artist with total sales exceeding $113 million, and the total NFT art

market, while difficult to precisely quantify, appears to have recorded approximately $500 million in sales in just the first four months of 2021. Sales are up sharply from 2020, but some experts see the initial enthusiasm beginning to cool while the world attempts to more fully assess these alternative investments. Sales of NFTs still represent a sliver of the global art market, which was approximately $50 billion in 2020 (about one-quarter of which was sold online). Perhaps someday taking the place of the iconic Topps trading cards are NFTs depicting legendary events in sports, such as a Steph Curry three-pointer at the buzzer or Seattle Slew’s Preakness victory. Appealing to history buffs are NFTs documenting digital events, such as the first message ever sent on Twitter — it reads “just setting up my twttr” by company CEO Jack Dorsey — that sold for $2.9 million. A summertime surge resulted in NFT sales of $2 billion in August 2021 alone.

Even real estate has value in the form of NFTs, and the Mars House, a rendered piece of digital real estate created by artist Krista Kim, recently sold for $500,000. More precisely, the

“home” was purchased for 288 Ethers — some believe Ethereum, because of its capacity for “smart contracts,” has greater potential for widespread use as currency than Bitcoin — that were equivalent to $514,557.79 at the time.

The NFT of the Mars House, reflecting a mesmerizing modern design, includes an augmented reality file that the owner can upload with a soundtrack composed by Jeff Schroeder of the band Smashing Pumpkins. The digital real estate transaction took place on an NFT marketplace called SuperRare, one of many that have popped up in recent years to accommodate both artists and collectors. Sites like Decentraland and SuperWorld provide participants an opportunity to purchase virtual parcels of real estate while immersing themselves in an entire virtual metaverse. Recently, a piece of commercial property on Decentraland sold for the equivalent of more than $900,000 in real U.S. currency.

Janine Yorio, managing director of Republic, which offers retail investment opportunities in startups utilizing emerging technologies like crypto and NFTs, insists virtual real estate is hardly just a game. “Not only is digital real estate capable of delivering outsized returns due to its alignment with the rapidly growing crypto-investment universe, but it also appears likely to become a viable store of wealth, almost like real-world art and real-world real estate,” she explains.

The tech entrepreneur reports savvy mainstream marketeers already recognize the revenue potential of virtual worlds. “As realworld companies set up shop in virtual worlds, they will drive up property values around them and foster investment in new, communitybuilding projects, building a new and valuable digital real estate ecosystem with credible players and significant price tags,” states Yorio.

She maintains the rapid adoption of NFTs in the art world demonstrates just how quickly markets can evolve. “While today it might seem crazy to spend $10,000 on a parcel of pixelated ‘land,’ take into consideration that some digital NBA Top Shot cards that sold for $9 a pack last November have since gone for $200,000 each.” Yorio suggests it is completely plausible that digital real estate can hold value or appreciate like other digital collectibles.

Ozair of Rutgers University elaborates, “Instead of putting it on YouTube, you can create an NFT, monetize it and receive a revenue stream,” a process she sees as democratizing commerce in our society. When an application is built on the Ethereum blockchain, payment must be made in Ethers, not Bitcoin, a situation Dr. Ozair compares to an application that works exclusively on the iOS operating system in the Apple ecosystem. She reports a breakthrough in resolving that frustrating disconnect among cryptocurrencies

is being addressed by Circle, a platform that automatically converts digital U.S. dollars into the required cryptocurrency for the purchase of NFTs or other digital merchandise.

The professor sees practically unlimited commercial and civic applications for blockchain technology, including public health. When an outbreak of salmonella or E. coli occurs with a grocery product, it can take weeks to discover the precise location of its origin, but an NFT representing a comprehensive, unalterable ledger of agricultural transactions could shorten that to hours or minutes, potentially saving lives and eliminating the needless destruction of untainted food.

Some creative, tech-savvy real estate agents have recognized that the newfound buzz around NFTs can be used to market their listings, and images of a house, embedded in a one-of-a-kind NFT, can be sold in conjunction with the physical property. But NFTs transcend mere promotional value, and a flurry of new “proptech” firms now offer ownership of real estate through the sales of NFTs.

A Silicon Valley startup named Propy automates real estate transactions by deploying smart contracts on the blockchain. The company, whose advisors include executives from Apple and Netflix, insists this is an efficient and secure way to invest in real estate, as the NFT contains every title document and

each transaction is recorded in the immutable blockchain. Propy is a technology company with real estate industry chops and Alexandra Tieu, a former top producer for Keller Williams in Southern California, served as the young firm’s chief operating officer. Other companies offer investors fractionalized interests in real estate, and similar tokenization can potentially be used to fund development projects.

LABS Group, a digital investment platform, is collaborating with Singaporeheadquartered Enjin to present such opportunities. Investments in real estate assets, beginning at just $100, will be offered in the form of tokenized property titles minted as NFTs, and the transactions processed on the Ethereum blockchain. “It’s only a matter of time before real estate is tokenized,” says Enjin CEO Maxim Blagov, who adds, “Together with LABS, we can be among the first to disrupt one of the world’s oldest markets.”

Professor Ozair excites her students at Rutgers with the unlimited potential of a single technology that supports cryptocurrencies, NFT collectibles and advancements in the real estate industry. “A couple years ago a colleague suggested that blockchain was not even in the first inning, that we were still tailgating,” she recounts. Indulging the baseball metaphor, Dr. Ozair adds, “I think today we may still be in the first, possibly the second inning.”

LIVING IN OUTDOOR LUXURY

Bring the Indoors Out.

Full of deep hues, plush furnishings, and high-tech structures, outdoor living rooms function as an extension of the home.

While architects and interior designers often draw on elements from nature to bring the outside in, landscape architects work to bring the inside out. Replicate the comfort of indoor living with homey furniture and ample seating. Create shade with umbrellas, shade sails, and retractable screens, or install high-tech outdoor structures like pergolas or gazebos.

“Pergolas with dynamic louvers act like a convertible roof to take in the sun or block out the rain,” says Jeret Unger, channel marketing manager for Phantom Screens. “Retractable screens and shades can enclose or open up an outdoor space, and concealed motors move in response to real-time weather through sun, rain, and wind sensors — making the harshest environment feel like one’s living room.”

To complete the aesthetic, add ambient lighting with string lights, lanterns with battery-

operated candles, and landscape lighting.

“People are creating the same ambience and comfort they have inside and furnishing their outdoor spaces like their indoor rooms,” says landscape architect Janice Parker, who brings a traditional indoor color palette outdoors. Parker incorporates deep hues, including blues and purples, as well as textural fabrics like outdoor velvet.

Parker also integrates white when it comes to plants, furnishing, and sculptures. “White becomes iridescent at night and will outlast all the other colors as the sun sets, adding areas of interest and whimsy into the evening,” she says.

Whether thinking about furnishings, color, or overall function of the space, “it’s always a good idea to implement the same thought process when curating your outdoor spaces as when you’re curating your indoor spaces,” according to DIY interior designer Carli Alves. “Think in terms of areas or zones if space allows, for example, an area for dining, lounging or outdoor activities.”

37
Embracing rich color palettes, the end of open concept, and eco-friendly landscaping, experts share several exterior design trends for crafting the ultimate outdoor living space.

The End of Open Concept.

With the trend toward closed floor plans, outdoor living comes in the form of carefully curated living spaces. Distinct outdoor rooms are designed for different activities, from al fresco kitchens to play structures to covered outdoor space designated for work and school.

“With the rise of at-home work, school, exercise, dining, and entertaining, there has been a noticeable shift from open-concept to separate, functional spaces — both inside and outside the house,” says Allison Messner, CEO and Founder of Yardzen, an online landscape design service.

Fire pits work well as a focal point of an outdoor living room and help to create an intimate and cozy gathering space for friends or family. “There’s something remarkably convenient about creating an outdoor conversation space,” says Sarah Lograsso, director of marketing and product design for Kindred Outdoors & Surrounds.

“As innately social creatures, we are meant to be together among the elements, and a hand-forged fire bowl or outdoor fireplace creates an ideal atmosphere for people to commune, converse, and return to comfort,” Lograsso adds.

Go Green.

From flower-lined pathways to large pots and hanging planters, flowers and plants transform outdoor designs.

When creating a landscape that enhances an outdoor living experience, Parker prioritizes seating areas free of direct sun, night lighting, and scented flowers. “I love lime lights for long blooms, nicotiana for scent, and roses for everything else,” she says, “sweet potato vine for robust growth, and Japanese maples for year-round structure and beauty.”

“To create a landscape that flows, the best place to start is with a plan,” says Messner. “When working with Yardzen’s design team, homeowners have the opportunity to think holistically about their yard and how every functional space relates to each other.”

According to Messner, incorporating greenery goes beyond the aesthetic. “Our planet is in crisis,” she says. “Our yards are one place that homeowners can make a big impact, such as supporting furniture and materials suppliers committed to sustainability and planting climate-adapted and habitatsupporting plants.”

Messner suggests low-water lawn alternatives such as meadowscaping with pollinator-supporting plants, installing native, low-water fescues, and replacing grass with edible gardens.

Don’t Forget about Facade.

For a luxurious and thoughtfully designed aesthetic, consider the home’s exterior in relation to outdoor design. “Think about your home’s facade as the backdrop to your yard and make decisions about paint, windows, doors, and lighting that elevate the whole space,” says Messner.

“I’ve come to realize that siding sets the stage for your exterior renovation and outdoor design,” says Alves. “I like to draw inspiration from the home’s architectural style, as well as its color and style of siding when creating outdoor spaces.”

Alves recently renovated the exterior of her home with James Hardie siding to add a layer of charm and character. “Siding is a great way to infuse your own personal style into your home, providing you with beautiful curb appeal that is uniquely yours,” she says.

Perfect the Outdoor Kitchen.

An outdoor kitchen should mirror the function and flow of an indoor kitchen, “with the added benefit of clear skies, fresh air, and birdsong,” says Lograsso. “The kitchen has always been the heart of the home, but homeowners are now extending that feeling to their outdoor space.”

With organic materials and natural hues, outdoor kitchens effortlessly incorporate the benefits of biophilic design. “In terms of color palettes, earthy accents and colors are always a sure bet because they evoke the natural world and can be customized to fit any aesthetic,” says Lograsso. “Wood and stone veneer products provide the calming effect of natural textures, while building products such as opening glass wall systems create spaces that integrate natural light.”

Without the proper covering, bad weather can make an outdoor kitchen non-functional. “One of the most important factors of setting up an outdoor kitchen is to ensure that it’s covered,” says Kevin Clemmons, director of marketing for StruXure. “A smart pergola provides necessary protection for both the equipment and your dinner party guests.”

Trade Secrets

With reality shows like Million Dollar Listing and Selling Sunset, one would think there are no secrets remaining in the real estate business. But America’s top-producing agents understand that building successful practices requires tremendous commitment, especially when there are no cameras rolling. Two Keller Williams luxury agents provide their insights.

East Coast Success Story

The primary territory of Keller Williams luxury agent Seth Levin — his sales team ranks among the top one percent of agents nationwide — is the uber-competitive island of Manhattan. After more than a decade with another company, the LevinKong Team joined Keller Williams five years ago, impressed by its culture of collaboration and global reach. Since then, the group has earned Sales Team of the Year honors multiple times.

A former Pinnacle Award winner and member of the International Associate Leadership Council, Levin is a frequent panelist and oftenquoted real estate expert. A renowned negotiator, he is an active real estate investor and when not working — which can be rare for agents of this caliber — Levin enjoys architecture, golf and exploring new cultures around the globe.

Building Relationships

Early in his career, Levin entertained frequently with prospective clients, dining out and hitting clubs with Wall Street money managers and entrepreneurs. As a family man, those relationship-building efforts have morphed into fine dining — Levin stays current with the Big

Apple’s world-renowned restaurant scene — or golfing in the Hamptons. A lover of fine art, Levin concedes, “You’re more likely to see me at a gallery opening than at a party.”

When mentoring young agents, Levin advises, “Your social life has to be genuine, so you can build natural, organic relationships,” adding, “It’s about establishing relationships with the right people, rather than trying to connect with everybody.”

Observing that much of his own success can be traced to a handful of key relationships, the agent states, “Treat every opportunity as if it was the most important in the world, and when clients see you genuinely care about them, they’ll advocate for you.”

Loving New York

It never hurts for a real estate agent to be emotionally invested in his or her territory, and native New Yorker Levin expresses a passion for his hometown. “I’m proud of what we do to contribute to the city, keeping the torch of New York alive,” says the agent, who suggests the narrative of an exodus from Manhattan is overblown. “The market for trophy properties and funding for ambitious new developments demonstrate the enduring allure of this aspirational city, and my international clients continue to view New York as a primary place to invest,” says Levin.

Follow the Data

“Because I’m very data-driven, I’m not an

order taker, but an idea presenter,” says Levin. “There’s an infinite number of micro-markets throughout New York City, based on geography, pricing and lifestyle, and I study them all,” says the agent, constantly converting data into

productive client contacts. “I love being an investigator and coming up with ideas to pitch to my clients, which represent a genuine, purposeful reason to call, and they appreciate that,” he says.

Business Begets Business

Levin, who personally hosts the first open house for every property, cites an occasion when he attended one for a modest $400,000 listing despite an event for an $18 million property occurring simultaneously. “Not only did I sell it, but got another listing in the building and met the father of a prospective buyer who gave me an $8 million listing on Central Park West,” recounts Levin. “You have to treat every client like gold — they should all receive the same luxury treatment — and you need to understand their motivations and ambitions,” advises the agent. Levin, whose mantra is “business begets business,” genuinely enjoys coaching and

mentoring colleagues, but also recognizes that more than 35 percent of his business is based on referrals from other agents.

West Coast Success Story

On the opposite coast, Caroline Huo specializes in the San Francisco Bay Area’s MidPeninsula territory. A loyal clientele depends on the Caroline K. Huo Group in the communities from Burlingame down to Atherton (the priciest market in the nation), as well as the northern Silicon Valley communities of Menlo Park and Palo Alto.

Since joining Keller Williams as an individual agent in 2015, Huo and her team continually rank in RealTrends’ Top Agents in California. A 17-year veteran in the industry, she has earned numerous Keller Williams production awards, serves on her region’s International Associate Leadership Council, supports Keller Williams Realty International’s R2G2 Growth Guide Program, and is a proud recipient of her region’s Eagle Award.

Overcoming Challenges

Noting the business can be challenging for women with children, Huo recalls, “I’d literally be painting a door in preparation for a photo shoot before running out to catch my daughter’s game, then I’d be posting open house signs before getting home to cook dinner.” She

explains, “You really have to be Wonder Woman and The Flash, serving your clients and still being there for your family…I missed out on a lot.”

Huo reports many women burn out, leaving the industry just when they are entering the prime of their careers, unsure how to juggle family obligations and demanding clients. She learned, “You must find leverage.” Deeply appreciative of her husband, Huo suggests, “Partners have to be super supportive because our world is so crazy and all-consuming.”

Building a Team

The staffing at the Caroline K. Huo Group is heavily weighted toward service, with two agents supported by six professionals dedicated to operations and marketing. While every position requires a different skillset, Huo insists on specific qualities for all team members. She explains, “They need to be smart and driven, must have a sense of anticipatory service — knowing what clients need before they even ask — and should be fearless. Above all, I insist on integrity.” Huo adds, “We live our MVVBP [Mission Vision Values Beliefs and Perspective].”

Perpetual Audition

Huo believes that an agent’s work is never completed, explaining, “Just because you’ve closed a transaction doesn’t mean you’ve earned the next one… You’re constantly interviewing or auditioning to stay in their world.” Her office maintains long-term relationships with clients, keeping track of milestone events in their lives. “We have a relationship-oriented database, not a transactional database, and we want to be there for all of their real estate needs and beyond,” says Huo.

“As agents, we’re assisting people with some of their biggest financial decisions, helping them to build wealth and realize their dreams,” says Huo, who notes some transactions occur during difficult times, such as following the death of a loved one or divorce. “It’s important to meet people where they are, understand their vision and not only get them to the finish line, but through the finish line.” These principles are transferable to any market, insists Huo, who states, “The concepts of client care and service are universal, and everybody appreciates them.”

Colleagues Matter

“It’s important to apply those same principles when working with fellow real estate agents in the community, even though they may be competitors,” suggests Huo. “We have to work together in the industry to elevate one another, which is why I speak at professional events, even though it’s out of my comfort zone, sharing learnings with peers.”

Huo reports she frequently refers listings for San Francisco properties to local agents better able to navigate a client through that city’s unique market nuances, and thanks to ongoing relationships she is the beneficiary of similar referrals. “By building relationships with other agents, they become more than just colleagues, but friends as well,” says the accomplished professional.

Where to Be Well: Top 10 Revitalizing Destinations

Coming away from a vacation feeling overindulged and overtired is never the goal when planning a much-needed break from the daily stresses of work and life. Unfortunately, this is a reality that too many of us can relate to. What’s more, is that those elusive breaks seem to vanish the moment we get back to the grind.

If you’re looking for a vacation that will have a lasting effect on your mood, health, and overall wellbeing, these 10 wellness resorts and spas around the world are an excellent place to start. Luckily, the industry is vastly expanding. Healthier options when it comes to food, spa treatments, even the materials used in your accommodations are becoming a necessity in the hospitality industry.

Set in the gorgeous Maldives, on a 5.6-kilometer private lagoon with turquoise waters, this luxury resort brings restoration and encourages meaningful and sustainable results. “The core purpose of Soneva is to always offer our guests luxuries while at the same time minimizing the impact on the planet and enhancing our health,” says Bryan Hoare, area director of wellness at Soneva. “We are in the business of caring for others, of enabling changes and helping people enhance their lifestyle.”

The resort embraces philosophies that help guests come away with a sense of renewal and energy. The new Spa Unlimited is a remarkable

option that grants guests limitless wellness therapies and spa treatments at the Soneva Spa. “Guests can choose from a selection of massage therapies, Ayurvedic rituals, Amala facials, or any of our targeted wellness programs plus daily yoga and meditation sessions, personal training, and consultations with our resident Ayurvedic doctor,” says Hoare.

SHA Wellness Clinic — Alicante, Spain

Settled on the shores of the stunning Mediterranean Sea, surrounded by greenery, and waterfalls, is the SHA Wellness Clinic — a holistic wellness center — that is within reach of the warm, rejuvenating sea spray. “The clinic opened in 2018, with goals to create a global reference in health and wellness,” says a member of SHA’s managing team. SHA was born out of the personal experiences of the founder, Alfredo Bataller Parietti, who was dealing with his own critical health issues. Stemming from his own personal journey, there became a need and commitment to share his discoveries.

A combination of proven natural therapies and highly therapeutic nutrition came to be the pillars of SHA. A realm of programs are offered with balance at the epicenter. “We have over 300 professionals, 35 medical doctors, and around 100 therapists,” according to management. “SHA is focused not only in the short term.”

Rancho La Puerta — Tecate, Mexico

The expert combination of luxury spas, an organic farm, and nature trails, on 4,000 acres at the base of Mt. Kuchumaa, make up this revitalizing destination. Unmatched fitness programs are offered, and over 20 full-time

instructors in-residence are the best of the best,” says Roberto Arjona, CEO of Rancho La Puerta. Arjona explains that “people need to take a step back, hit pause, and focus on selfcare and their overall wellness to live a long, healthy life.”

The resort was founded in 1940 and

was one of the first fitness resorts and spas in North America, according to Arjona. Guests are encouraged to relish in the private acres of gardens, mountains, and meadows. Through this and carefully curated programs, “we take an approach to wellness that strikes a true mind, body, and spirit balance,” notes Arjona.

Calabash Cove Resort and Spa — Marisule Gros Islet, Saint Lucia

Feeling well is easy in this Caribbean paradise. Since welcoming their first guests, they have integrated the Ti Spa to be a seamless part of the Calabash Cove experience. “The spa is an extension of the relaxing romantic atmosphere throughout the resort,” says Konrad F Wagner, the managing director. “From the moment you arrive, you experience a personal and unrushed hospitality that continues throughout the visit.” The resort functions on an all-inclusive promise to ensure true relaxation and help promote the lasting effects of Calabash Cove, even after guests leave.

The many soothing spa treatments with homemade ingredients continue even after the spa experience. A gingerly walk through the garden surrounded by flowers, a dip into the Caribbean at sunset, followed by a peaceful dinner prepared from fresh ingredients while in a genuine Caribbean environment, helps extend that sense of peace, according to Wagner.

The Pritikin Longevity Center — Miami, Florida

The Pritikin Longevity Center is a wellness resort that is based on the balancing of three pillars. Exercise, a healthy diet, and a healthy mindset work together to create lasting benefits and a sustainable lifestyle. “The environment inspires healthy living through delicious cuisine, a series of educational lectures that are based on science, a variety of motivating fitness activities, and excursions,” explains Michael J. Malo, MBA, the president of the center. “All of this is done under the medical supervision of leading boardcertified physicians.”

The key to sustainability is the tailored wellness packages that are individual to each guest. “The Pritikin Longevity Center has been clinically proven, with beneficial results published in over 100 peer-reviewed scientific journals,” says Malo. Adds Dr. Maria Teresa Anton, MD, an endocrinologist at the center: “By investing even in this short period of time in yourself, you could potentially add years to your life.”

Rock House — Turks and Caicos

The natural beauty of Turks and Caicos is medicine for the soul already, but this hillside luxury resort is the future of wellness and hospitality. Fourteen acres of oceanfront property, 600 feet of frontage on the coast of the Providenciales is Rock House Grace Bay Resorts. Committed to wellness, the resort offers a

plethora of serene spa treatments, an invigorating fitness center, tennis courts, and a picturesque jogging trail, all of which allow guests to connect with nature and rejuvenate their senses.

Ojai Valley Inn — Ojai, California

The Ojai Valley Inn can be found within a notable coastal valley on 220 acres with everything a vacation requires, including the 31,000-square-

foot Spa Village. “From our on-site apiaries and gardens that supply each restaurant, to crystal and reiki energy healing, our mission is to provide a holistic approach to wellness that will create memories and energy that will remain with our guests beyond their stay,” says Kate Morrison, director of wellness and sustainability

“The natural setting and beautiful vistas evoke a sense of wellness even as you travel

through the property to Spa Ojai,” explains Morrison. Surrounded by the Topatopa Mountains there is also geocaching to inspire curiosity and hiking to relax the mind and connect with nature.

The Resort at Paws Up & The Green O — Greenough, Montana

“Intimate, highly remote, fiercely

independent, and an unparalleled level of outdoor adventure — offering 50-plus outdoor pursuits,” describes the co-owner of The Resort at Paws Up & The Green O, Laurence Lipson. The Green O is the sister property of The Resort at Paws Up, which was at the forefront of glamping in 2004. After the great success of the first natureinspired hideaway, The Green O was an extension of the brand, but was designed to be a more

sophisticated destination for adults only.

“Wellness resorts allow guests to breathe, relax and rejuvenate. In the case of The Green O, they can breathe an intoxicating tonic of clean, fresh Montana air and an abundance of wild fauna,” explains Lipson. “The mix of The Green O’s serenity and adventure reboots and refreshes the mind and body.” The jaw-dropping scenic atmosphere, as well as the creativity behind the cuisine, leaves guests feeling inspired.

ADLER Lodge RITTEN — Südtirol, Italy

“The location is for sure a singularity that you cannot easily find somewhere else,” notes Alexandra Mayr, the general manager at ADLER Lodge RITTEN. This hideaway is tucked within a forest clearing and boasts breathtaking views of the Dolomites mountains, creating a sense that guests are one with nature. The spa specifically is tied to the natural environment, which is a crucial part of the journey toward wellness.

“The saunas in the woods seem to grow with the trees and do not seem abstract. They go hand in hand with the forest. Also, when you swim in the infinity sole pool, it seems like you are amongst the fields and swimming towards the mountains,” says Mayr. Even though guests will be tempted to spend all of their time outdoors, the indoors are equally as luxurious. “The open architecture with floor-to-ceiling glass facades, wooden floors, and walls, and natural materials gives you a feeling of coziness, wellbeing, and relaxation.”

Exhale at The Ritz Carlton — Bal Harbour, Florida

More than a spa, Exhale is a total wellbeing experience and another example of how guests are craving that wellness factor in the hospitality industry. The goal is “to improve and transform lives through authentic fitness, spa, healing, and relaxation programs,” says Jackie Tamminga, the national director of sales for Exhale. The atmosphere reflects the goals of Exhale, which is settled on Miami water frontage and boasts 10,000 square feet that encourage a balanced sense of exhilaration and peace.

Founded in 2002, the overall mission was to deliver transformational results through mind, body and fitness, according to Tamminga. “After one of the many exhilarating fitness classes, guests can enjoy advanced spa treatments from detox facials, massages and body scrubs, to reiki sessions, acupuncture healing, and more.”

Au Naturale

Biophilic design might seem like the latest wrinkle in wellness, but the concept of bringing nature into buildings to enhance wellbeing is not new. Although social psychologist Eric Fromm first coined the phrase “biophilia” to describe humans’ essential biological connection with nature, the concept wasn’t popularized until the 1980s when biologist Edward O. Wilson took up the mantle. Biophilic design introduces natural elements, organic forms, light and water into the built environment. Research shows integrating natural elements increases productivity, enhances creativity and improves mental health.

“The biophilia hypothesis suggests that humans possess an innate tendency to seek connections with nature, and design features that showcase natural elements in a residential or commercial space can provide the reinforcement to nature that many of us are searching for,” says Sarah Lograsso, director of marketing and product design for Dutch Quality Stone, an Ohio-based manufacturer of stone veneer products.

Initially, offices and hospitals were targets for the inclusion of biophilic elements. Then, residential design took up the mantle, adding greenery and hues tied to nature to interiors. Since then, the concept has evolved to include extensive windows for natural lighting and disappearing walls for seamless connections to outdoor venues.

“Biophilic design is a practice that incorporates natural elements into the built environment, utilizing materiality, views, and sensory experiences to blur the boundary between indoors and outdoors. This practice has been found to support cognitive function, physical health, psychological wellbeing, and improve mood and stress levels,” explains Greg Malin, CEO and founder of Troon Pacific, a San Francisco-based luxury home creator.

Troon Pacific integrates biophilic design through the use of natural, textured materials such as wood and stone; visual and auditory links with nature, air, water, and light; and biomimicry through materials and fixtures inspired by naturally occurring patterns such as water ripples. “From the earliest stages of concept and architectural design, we optimize the openness of floor plans, maximize views and connections between spaces, and defy formal divisions of indoor and outdoor space,” Malin says.

“Light is especially important,” notes Lograsso. “Research suggests that incorporating more sunlight can help with everything from reducing overall stress levels to encouraging healthier sleep patterns.”

Blurring the Boundaries

“We design our homes to maximize natural light, creating spaciousness and breathability across large open floorplates, inviting natural

light to permeate through skylights, large-scale windows, and floor-to-ceiling glass doors,” adds Malin. ”Large openings, abundant daylight, and full-height sliding glass doors are essential in creating visual and physical connections to nature, and blurring the boundary between interior and exterior spaces.”

Simply Good Design

Even architects who are not considered biophilic designers incorporate these elements in their plans, and connections with the natural

world are simply considered good design. “Healthier home interiors start outside at the structure’s envelope and continue into the home’s layout, functionality, and design details,” says John Guilliams, Partner + Director of Design at KGA Studio Architects. “Home design should work in harmony with the day’s rhythms while creating comfort. Natural light, temperature, and noise control are just as important to a home as the roof or foundation. Windows make the most impact on all of these elements, both in form and function. The size, placement, and type of

windows and shades bring in the good stuff –natural light, while keeping out the bad – street and neighborhood noise.”

“Biophilia is not just about house plants and living walls. It’s about understanding how your subconscious communicates with the natural world. We seek to create exceptional living spaces that communicate through the same effortless and intuitive human language,” says Tyler Jones, CEO and Founder of Blue Heron, a Las Vegas designled development firm that continuously pushes the boundaries between inside and outside,

notably incorporating water as an element. When visiting any of their award-winning homes, one occasionally has to double check to see if they are inside or out. Inside Vegas Modern, a recent design, one is surrounded by natural elements, including the sound of trickling water. Water encircles the great room on three sides and exterior landscaping bleeds into the interior. Every room offers outdoor access and stunning views of the city and mountains.

“I think it’s always been there, it’s just been expanded on lately,” Linda Kozloski, creative

47

director at LendLease Chicago, says of her company’s commitment to biophilic design. All of their offices around the world incorporate green walls; plants are built into seating stations. Their residential communities such as Southbank and Cascade Park in Chicago pay more than a token nod to nature. Some, such as Clippership Wharf in East Boston, Massachusetts, revive and create new natural habitats. With the construction of new salt marsh terraces and the resulting wetlands habitat, this mixed-use community also fashions new ways to interact with the shoreline.

Sustainability

Biophilia is central to the LendLease commitment to sustainability. Their vision expands the concept beyond saving energy and water to social sustainability. “We want to create a place where people feel good and they feel well and they’re able to get outside and get fresh air,” says Kozloski. “Our buildings have places and many spaces where people can go outside.” So, you’re not only bringing the outdoors inside, but you also have outdoor spaces directly connected to the interior. And, she says, when you step outside, the sounds that you hear are much

different than when you are inside. Inside you are looking out, but once you’re able to take that one step outside, you can hear the birds and you can hear the crickets or you know, in our case, the cicadas.”

Ties to Nature

In the last year, consumer research from Houzz and others reflects increased interest in anything related to nature for their homes, whether it’s real or artificial. From stone to wood to green and blue hues, notes to the natural world are peppered through interiors today with a range of materials from wood, natural stone, linen and silk to those that emulate the real thing. And, surprisingly, these imitators bring a very similar impact on health and wellness as the actual materials.

“Multiple independent studies have revealed that faux greening and even to a lesser degree photos of nature provide the same biophilic benefits as living foliage all the way from rates of wellbeing to decreased recovery times in medical settings. This makes faux a great solution when the environment isn’t hospitable for real plants or water, lighting and ongoing maintenance costs are a limiting factor in the design,” says Jackie Wiener, with Upscapers.
