Designer Fire

See-through and tunnel fires, fireplaces in bathrooms, luxury fire bowls, and more, demonstrate that fire installations are suited for more than cold winters in the mountains. Luxury brands are proving that there’s room for a little heat, no matter the room or the climate.

Sleek and Minimalist Designs that Blend into the Decor

Minimalist designs, open spaces, clean lines, and neutral colors have dominated the design scene for the past few years. These aesthetics don’t seem to be going anywhere soon, even when it comes to fire.

“A trend we see over and over again is the design for seamless fireplaces and unobstructed viewing areas,” says Missy Ramberg, the director of marketing at Acucraft Fireplaces. “From circular fireplaces with 360-degree viewing areas to extraordinary four-sided glass fireplaces that seamlessly connect multiple spaces.”

The emphasis is less on the structure and more on the art of the fire. “We have seen more and more requests for fireplaces with clean, frameless designs that offer more focus on the flames themselves, and unique finishing materials create a striking focal point,” says Ramberg.

Luca Savazzi, president and founder of Tartaruga Design Inc., agrees that when it comes to fire installations, modern designs are making headlines. “We are seeing and spearheading new designs that combine classicaltraditional shapes and profiles with modern designs,” he says. “The intent is to create more contemporary pieces that can be used in a variety of interiors due to the cross-over of traditional and contemporary elements.”

Fireplaces used to be a necessity in the home, to prepare a meal or stay warm, but now, fire elements are more about creating an atmosphere of movement, warmth, and intrigue. These brands are capturing the liveliness of the flames and putting them on display in sleek, elegant ways.

Eco-friendly and Sustainable Burning

As environmental awareness increases, brands are striving to offer more sustainable products in addition to efficiency and functionality. In 1979, Acucraft Fireplaces was founded by Roger Hansen, who developed a highly efficient wood-burning fireplace during the oil crisis, providing homeowners with another option for heating their homes, according to Ramberg. Now, with the convenience of new technology, brands are geared toward burning

gas or propane, which release fewer emissions into the environment but still function at high performance and boast a realistic flame.

European Home is an exclusive North American importer for three major high-end fireplace brands, Element4, Focus, and Evonicfires (as well as manufacturing their own line) and they strive to offer this kind of ecofriendly technology. Liz Lee, European Home’s lead marketing coordinator says, “our odorless, gas technology is comfortable, safe, and practical for a clean-burning fire.”

High-Quality Materials and Superior Technology

A better understanding of different materials and how things work allows for companies to offer a long-lasting, quality addition to homes. Lee says, “the products we represent, as well as our own, start with the highest grade materials and finish with the latest technical innovations.” Everything from durability to installation and versatility has been considered and improved upon.

At Tartaruga Design, its modern concrete fireplace designs are made with high-performance concrete that is glass-fiber reinforced and only a half-inch thick, which reduces the weight and environmental impact of the cast pieces. “We use the latest high-performance concrete materials technology to make beautiful pieces that are lightweight and incredibly durable,” says Savazzi.

At Acucraft Fireplaces, its team of engineers is constantly working to stay abreast of new techniques. For example, airflow design is a superior technology for fireplace controls and functionality, and offers the highest quality venting on the market, ensuring that its fireplaces last a lifetime, according to Ramberg.

Outdoor installations are not always traditional firepits or bowls. Outdoor open gas fireplaces by Acucraft, such as this one with reflective glass media, add a cozy, yet natural element to a unique space.

The Dalou Mantle pays homage to the French sculptor Aime Jules Dalou, whose work can still be found around Paris today. Traditional acanthus leaves and egg-anddart embellishments can be spotted in the handcrafted design work.

Jet-Setting Hospitality

In addition to lavish suites and world-class amenities, luxury resort operators are hosting private jet excursions for elite travelers.

Luxury travel is no longer defined by first-class airline tickets and spacious hotel suites, but by unique curated experiences that inspire a sense of discovery. To provide the ultimate adventures for their most discriminating guests, hospitality companies have begun investing in private aircraft for extravagant tours. Shuttling VIP passengers around the globe in a style consistent with their luxury brands, premier hotel operators are embracing a new era of jet-setting.

Switzerland-based Aman Resorts — its 30-plus exclusive properties represent the finest in design, amenities and service at exotic locations around the globe — offers excursions on its own private jet for travelers seeking extraordinary adventures. Instead of fighting crowds at the airport, pampered guests begin their journeys by boarding a Bombardier Global 5000 awash in high-end finishes and tricked-out with state-of-the-art technology.

Aman’s private jet adventures can also be booked through Remote Lands, a luxury Asiacentric tour operator, which flies customized Airbus aircraft, but the excursions aboard Aman’s own 12-seat Bombardier jet allow for greater customization of travel experiences. “Just as on land or on water, the private jet expeditions are an extension of the Aman philosophy to provide intimate, personalized experiences for Aman guests, in the air,” says Roland Fasel, the company’s chief operating officer.

“Aman guests are global travelers, geographically spread-out but connected by the common interest of exploring the world through intimate, tailored experiences,” says Fasel, who notes itineraries can be customized to suit guests’ specific interests, whether gastronomic or anthropological. “The primary factor when designing the itineraries is to be able to provide the Aman guest with access to destinations through personalized, bespoke experiences,” explains the hotel executive.

resort to another in the company’s everevolving portfolio, but prioritize unique cultural experiences. On an upcoming Asian journey that includes the Himalayan nation of Bhutan, guests can engage in a discussion of international affairs over cocktails with the former Bhutanese UN Ambassador and receive private blessings from Buddhist monks. While the private jet vacations had always consistently sold out, Fasel notes the pandemic prompted an even greater interest in traveling with small groups of friends or family.

Four Seasons first took to the skies in 2015 with its own private jet excursions, currently aboard a custom-designed, 48-seat Airbus aircraft (operated by Titan Airways) offering the same level of indulgence as the brand’s renowned hotels. “The Four Seasons Private Jet Experience was created for travelers who want to see the

world, immerse themselves in new cultures and share in unique adventures, all while part of an end-to-end Four Seasons experience,” stated Christian Clerc, president of Four Seasons Hotels & Resorts when announcing the company’s 202122 adventures.

“Regardless of the chosen itinerary, the expertise and personalized service of our dedicated Four Seasons private jet team offers travelers the opportunity to sit back, relax and enjoy every moment to its fullest,” observed Clerc recently. In fact, onboard staffing, which includes a concierge, executive chef and physician, is as generous as a five-star resort.

Four Seasons’ annual 24-day “Timeless Encounters” itinerary begins in Hawaii before proceeding across the globe. The journey — with a price that starts at $190,000 per person

— showcases cosmopolitan Sydney, Dubai, Florence and London, as well as the awe-inspiring natural beauty of Bora Bora, Bali and the jungles of Thailand. The upcoming “Ancient Explorer” itinerary includes Miami, Mexico City, Easter Island, the Great Barrier Reef, Bangkok, the lost city of Petra, Madrid, Athens and the Egyptian Pyramids, with most accommodations provided at Four Seasons properties.

Anantara Hotels, Resorts & Spas, which maintains a portfolio of luxury, culturally-immersive properties throughout Asia, Europe and the Middle East, offers private Jet experiences in collaboration with Thailand-based MJets. Travelers board a posh Gulfstream V or high-performance Cessna Citation X in Bangkok for a pampered flight to Sri Lanka, where they spend a couple nights at the elegantly exotic Anantara Peace Haven Tangalle Resort. Guests then proceed to the Maldives where they are accommodated in lavish overwater villas at the Anantara Kihavah resort, located on its own private island in a UNESCO Biosphere Reserve. Alternatively, guests are welcome to create their own unique itineraries.

Predict the unpredictable. Every buyer, seller, and agent hopes to be able to do so. But can ever-changing housing environments truly be anticipated?

Keller Williams Luxury agents seek the best ways to navigate each situation in an effort to set their clients up for the utmost success. While there are specifics to each particular locale, agents are reporting that conditions in the current market could suggest a climate shift.

Debbie Sharp, team leader and listing agent with The Sharp Group at Keller Williams Peninsula Estates, says she is always willing to share best practices with buyers or sellers, whether they be new to the game or a seasoned professional.

With business in Northern California and Hawaii, Sharp says, “Our luxury market is still strong; however, it is fickle. The buyers at the luxury level — actually at every level, here in the San Francisco Bay Area — are busy, picky, and bold. They are NOT nervous.”

How is the market shifting right now?

From what she is seeing, Sharp says price is not the factor that has changed just yet. What has changed, she and other agents note, is the buyers themselves.

Adam Dow, founder of Dow Realty Group in New England with Keller Williams Coastal and Lakes & Mountains Realty, points out that even with increased demand, “logic and

thoughtfulness are being brought back to the offer process.” This, in turn, is narrowing the number of offers on properties, which can be an asset for buyers.

Homeowners are growing more reluctant to enter bidding wars on a property, even allowing a home to sit for a few days without putting in an offer. Previously, waiting to pounce on something was seemingly unheard of — the home could be gone by the next day.

Sarita Dua, a Realtor in Portland, Oregon, leading The Ask Sarita Team from Keller Williams Professionals, also suggests that people are more zoned in on specifics of the housing process, and are willing to wait for what they want.

“How well the house is prepped for sale and presented matters, and we are seeing activity if the right house is priced well,” Dua says. “We are still seeing multiple offers and many homes sell over the asking price, but where we may have seen eight or nine offers, now there are three or four.”

What do consumers want to know and need to know about a market shift?

Agents are finding that in times of uncertainty, there are so many questions to ask, whether you are a seller, buyer, or any interested party. Dua says that above all, people are most concerned about timing.

“Is this a good time to sell? Or should I wait? Will prices go up or down? Will rates go up or down? The answer to all those questions is: it depends,” she says.

Truly understanding the goals of a purchase will allow both agent and buyer to pinpoint the most important aspects of a home to a particular buyer. How long they intend to stay and how much room for growth a family needs are good factors to consider in the search, for example.

Florida broker Brandy Coffey, head of The Coffey Group Fine Homes International with Keller Williams Island Life Real Estate, thinks consumers should understand that the market is in a time of transition — if anything, a slight correction. While prices from the start may not be decreasing, Coffey, elaborates that buyers are beginning to have the upper hand in some aspects.

Where can clients benefit in a market shift?

Logistically, Coffey explains that these changes are allowing buyers to have more homes to choose from, and are seeing fewer offers than last year on each home.

Sharp points out that this can allow buyers to feel a little less frantic in their search. They will have a bit more time to really see, revisit, and then consider their purchase carefully.

“Bottom line, the market was too hot,” Dow says. “There needed to be an intervention. If the market continued at last year’s pace,

more and more people would be priced out of the market. Buyer clients can now be more patient, they will have more choices as inventory increases and perhaps they can actually have a financing contingency!”

Dow notes that with these changes, now is the time to make sure the home is perfect for the buyer, and appropriately priced for what is being offered in terms of construction quality, square footage, and amenities.

What should clients do before putting a luxury home on the market?

When talking about the other side of the coin, agents suggest specific preparations before placing a property for sale.

The first thing to prioritize, Sharp notes, is to allow buyers privacy and a space that they can visualize making their own when taking a tour. She highly suggests that the previous owner is fully moved out, along with removing personal artifacts from the space, in order for the buyer to be able to fully imagine it as their own.

Coffey agrees, noting that she sees the most offers on a home when it is move-in ready, and fully staged with no deferred maintenance. Alongside this, private timeslots, especially for luxury buyers, may be a good way to go.

Dua also notes the importance of truly marketing the home. After understanding the profile of the likely buyer, she notes that highquality photography and highlighting the listing in many places online can bring good business.

“Develop an effective offline strategy, including utilizing the agent’s networks and allied resources to promote the home,” she says. “Make sure the listing is everywhere — locally, nationally, and globally.”

Dow values a specific acronym to sum up his best practices, noting that pricing the home correctly is truly the ticket to success.

“Fundamentals are back,” he says. “Prepare the home, price the home and promote the home — three very important ‘Ps’ all with very big ramifications in a return to a more ‘normal’ market.”

Blues and greens began to reemerge in 2019, explains Sue Wadden, director of color marketing for Sherwin Williams. “We had been so long in the gray universe that the change seemed emblematic, like we were moving into a new decade and making more room for color. The shift wasn’t subtle; it was deep blues and greens to soft and watery hues,” she says. “We have embraced these additional hue groups and almost use them as neutrals in an expanded color space.”

“I find all neutral spaces clinical and unfriendly. However, when you add a small moment of color, suddenly the neutral space has a new lease on life,” says Australian designer Camilla Molders. “I always love the contrasting combinations of teal and red, as well as blue and orange.”

Also, hot today are what Molders deems color clashes. “I love orange and pink together. There is so much energy in colors combined. And lately, I’ve been pairing pink with navy. The pink adds a little kick to a deep navy.”

Even chartreuse is having a moment. “I love a pop of chartreuse in a space because it oddly works with any color combination. It’s an unexpected and colorful way to add punch to a room whether on a pillow fabric, wallcovering, or if you are daring, go for a big statement as we did with the sofa in a recent install,” says Goddard referring to an installation at the Kips Bay Showhouse in Palm Beach.

“There is no denying the impact paint color has. And that impact really heightens when deeper, bolder, and more saturated colors are used. It helps to bring personality and character to a room. It can be an accent wall or a painted piece of furniture; a bolder color brings depth and contrast to a space. These smaller accents also provide a great opportunity to be more expressive with your color selection,” shares Arianna Cesa, who works in color marketing and development at Benjamin Moore.

Color Confidence

Experts attribute the current penchant for kaleidoscope colors, especially improbable pairings, to heightened design savvy. And manufacturers offer diverse ways to experience color virtually and in the home.

“Color used strategically adds impact, dimension and dramatic elegance,” says Dennese Guadeloupe Rojas of Interiors by Design. Often,

she says, color becomes the dominant design element. To illustrate, she points to a foyer drenched in a rich emerald or the unexpected combination of cobalt blue contrasted with yellow, luxuriously upholstered chairs.”

Nothing establishes the feeling of a room or a house more than paint. “With all the exposure in print and social media, clients are open to suggestions more so now than ever. I believe that paint colors set the stage for an entire project, whether one room or an entire home,” observes Melinda James of M. James Design Group.

How to Color

“I love playing with colors,” shares James. “I always start with paint colors that capture a mood or feeling and establish a sense of place. This process becomes a unifying factor.”

“Don’t be afraid of color!” suggests Goddard. “Mixing color is always scary for most people, so I tell clients to look out the window. The outdoor landscape contains about every color in the spectrum, which works together naturally and beautifully. The key to combining colors is to layer, layer, layer. I love to select one strong color and play off that using complementary colors in all patterns and textures. This keeps the space from feeling unbalanced and creates a cozy, inviting vibe.”

“I love to build on the colors my clients gravitate to and begin building the pairings. They don’t have to match, but they must complement one another. Typically, warm tones group together, and cool tones group together, so they don’t detract from one another,” adds Caren Rideau, founder of the Kitchen Design Group.

Mindy O’Connor, principal of Melinda Kelson O’Conner Architecture & Interiors, suggests sticking with timeless hues on big surfaces like tile that involve multiple trades and labor and won’t be updated frequently. Then, she says, “I bring in bits of color to bring the room to life.”

Ubiquitous in luxury real estate listings and technology magazines, the “smart home” has been a buzzword for decades but is finally emerging as an essential component of modern living. A fully-integrated house — one offering control of everything from lighting, temperature and sound to the activation of kitchen appliances or security alarms from one’s smartphone — is a feature that buyers are increasingly demanding. Smart home technologies not only enhance convenience, but ensure safety and sustainability.

properties, has become mainstream. Not only do mass-market homebuilders promote smart home technologies, but the proliferation of Amazon’s Alexa and Google Assistant (as well as popular devices like Ring video doorbells) has made once-futuristic concepts commonplace, fueling a $50 billion industry.

With the right infrastructure and accessories, any home environment can be seamlessly controlled from a mobile device hundreds of miles away. Entertaining becomes effortless and sophisticated as smart home technologies allow owners to create a distinct ambiance in every room. Lighting can be

dimmed to perfection and music customized for any occasion, all directed through the tap of a wall-mounted keypad, smartphone or tablet — or simply activated by voice.

“For decades, our industry has provided solutions to homeowners and business owners around the world that connect them, bring joy and create a safer environment,” said CEO John Heyman of smart home control systemmaker Control4 during the pandemic. While the vast majority of experience with the company’s products previously occurred on evenings or weekends, the tech executive reported that COVID-19 dramatically changed the equation.

“In an instant, customers started using all of our products, all the time. A homebound population wanted more security, more entertainment,” said Heyman, who added, “What started as a potential threat to our industry led to unprecedented demand.”

For all homeowners, security is one of the highest priorities in home automation and new advancements not only provide remote arming of alarm systems but can enable keyless entry. Such spy-tech gear was once reserved for James Bond or Ethan Hunt, but biometric authentication has become standard procedure for unlocking millions of smartphones. While cameras

equipped with facial recognition are still in their infancy for home use, major manufacturers such as Honeywell, Google Nest and LG have already entered the market.

Emerging technologies utilizing fingerprints or facial recognition offer broader implications for the smart home, well beyond security. Photographic recognition of an authorized entrant can also be used to reset the thermostat to his or her preferred temperature, adjust the lighting or initiate a desired musical playlist to suit the identified individual’s tastes.

One of the hottest brands in the audio industry is Sonos, whose state-of-the-art technology is tailored to the fully-integrated residence. “Homes have become movie theaters, fitness studios, gaming hubs and so much more, all supported by a streaming era that’s no longer exclusive to just TV, music and film,” explains Sonos CEO Patrick Spence. Ray, the company’s affordable line of small wireless speakers with sound qualities worthy of much pricier systems, helps homeowners customize indoor and outdoor spaces. “Ray makes it easier than ever to enhance

those listening experiences, thanks to its smaller size and impressive sound,” says Spence.

The HEOS streaming system and wireless speakers from Denon, a Japanese electronics company, optimize the distribution of specific music to designated rooms, and Mu-so from Naim is another smartphone-controlled audio system favored by home automation specialists. Bose offers products that consolidate an owner’s musical library and streaming services onto a single app for convenience in the integrated home ecosystem.

The connected home is a regular theme at the massive CES (fka Consumer Electronics Show) held annually in Las Vegas. However, CEDIA (Custom Electronics Design & Installation Association) Expo — 15,000 to 20,000 attendees are expected at the 2022 event in Dallas this fall — is exclusively dedicated to home automation. Owned and produced by Emerald Expositions, CEDIA Expo is where manufacturers and software developers present innovations of interest to home system integrators, architects, interior designers and builders.

Jason McGraw, group vice president of CEDIA Expo, reports that investment in smart home technologies has exploded since the onset of the pandemic, registering double-digit annual growth. “The system integrators that attend CEDIA Expo bring the art and science of home technology to residential projects, delivering solutions to homeowners,” explains McGraw. “They make homes healthier, safer and more energy-efficient while allowing owners to entertain smarter,” he says. Suggesting much of what was portrayed in The Jetsons is now reality, McGraw adds, “If you can dream it, it can be done today.”

Lighting options are not only critical for entertaining but enhance every aspect of home life. A balance between natural and artificial light is addressed by automation system developers. Integrated systems from Crestron, Savant or Control4 not only manipulate lighting fixtures but can control window shades manufactured by Lutron, Graber or Hunter Douglas, or even match an occupant’s natural circadian rhythms.

Health concerns are now more fully addressed in the intelligent home, including adjusting air and water quality or regulating the warmth and firmness of one’s bed to ensure a more restorative, healthy sleep. A system called COACH prompts dementia patients to engage in basic activities such as handwashing, and other devices dispense pills for homebound patients.

CEDIA Expo’s McGraw confirms that in addition to meeting the demands of millennials, the senior citizen market is particularly ripe for home technology advancements.

William Potts, chief operating officer at the Soloviev Group, a prominent New York City development firm specializing in high-end residential projects, reports, “Our buyers are attracted to turnkey smart home living at its finest — a home that’s intelligent and capable of effortlessly adapting to their needs — and these smart residences stand out on the market as unique spaces.” At 7 West 57th Street — the Soloviev Group’s development on Manhattan’s Billionaires’ Row provides iconic Central Park and skyline views — condominiums are equipped

with state-of-the-art zoned Lutron lighting and shading systems programmed through keypads or the Lutron app.

One United Nations Park, another Soloviev Group project appealing to tech-savvy consumers, is a glistening 43-story residential tower designed by celebrity architect Richard Meier. Its 148 luxury residences feature Crestron home automation systems that regulate temperature, lighting and window shades from the touch of a smartphone.

The Pendry Residences, a collection of fully-integrated luxury condominiums from the Montage Hotels & Resorts on Los Angeles’ storied Sunset Strip, reflects increasing demand for home automation on the West Coast. Further fueling the trend’s mass adoption is a major initiative by Toll Brothers, a luxury homebuilder active in 24 states. The Fortune 500 company offers a package of integrated amenities — encompassing smart thermostats, keyless locks, WiFi-connected appliances and indoor-outdoor audio systems — in its new construction.
