THE GREAT ESCAPE

Inthe luxury market, second, third and fourth homes have been de rigueur for decades, but the concept of having a place to escape (and ultimately retire) to, has become more broadly popular in the past two years. Recognizing they can work from anywhere — one’s presence is no longer always expected at company headquarters Monday through Friday — buyers choose to live in places they find emotionally enriching, often a bit closer to nature than their primary residences.

Luxury resort destinations — ski meccas such as Lake Placid in New York’s Adirondack Mountains, Aspen, Colorado or Park City, Utah in the Rockies, and coastal communities like Palm Beach, Florida or Malibu, California — are more popular than ever. Most resort communities are experiencing booming real estate markets driven by city dwellers’ desire to spend more time in scenic, laid-back environments. Every market possesses its own unique attributes, and five premier Keller Williams luxury agents report on the specific dynamics of their regions.

Overall, 5.0 percent of existing home sales in 2019 were identified as for vacation purposes, a figure that climbed to 5.5 percent in 2020 according to the National Association of Realtors (NAR). In the first four months of 2021 that were examined by the organization, the figure rose to 6.7 percent and by April 2021, it had skyrocketed to 8.0 percent. The NAR study indicates that

53 percent of the 2021 sales were all-cash transactions, and that property values in vacationoriented U.S. counties were rising at a faster pace than those in non-vacation counties.

Northeast

The Northeast offers a number of renowned ski resorts, most of which are reemerging as year-round destinations and therefore increasingly attractive to second-home buyers. New Yorkers are now more likely to acquire second or third homes in Adirondack communities or the rural Hudson River Valley to escape on weekends or holidays. Bostonians are flocking to iconic resort destinations like Nantucket, Martha’s Vineyard and Cape Cod at greater numbers than ever.

Tracie Hall, a Keller Williams luxury agent serving the historic Newport, Rhode Island, area, famous for its Gilded Age mansions and sailing culture, says the pandemic was a catalyst for

unprecedented sales activity. “Newport is a huge second-home market, and, in the last two years, families who would ordinarily take European vacations purchased vacation homes instead,” explains Hall.

The agent reveals that approximately 85 percent of the 20 highest sales in the last three months (including a $30 million estate) were cash transactions. Hall, who sold the 2021 HGTV Dream Home for more than $400,000 above asking price, reports that most demand for second and third homes is traditionally from New York and Massachusetts, along with some international interest.

“It’s the history, architecture, location by the sea, and the walkability,” states Hall of the enduring appeal of Newport, who notes the community is an attractive place for retirees. She reports the chaotic market conditions have stabilized, with some sellers even lowering prices,

but Hall is optimistic about the new year. “As long as there are buyers out there, I think the luxury market will be robust in 2022,” she says.

South

Second-home locations in the South range from Great Smoky Mountain resorts to coastal cities like Myrtle Beach or Hilton Head, South Carolina, and practically the entire state of Florida. Many buyers are from the Northeast or Midwest, anxious to soak up some sun when their hometowns are snowed in.

Miami used to be the natural landing spot in Florida, especially for New Yorkers who have long enjoyed a special relationship with the destination, as well as points north such as Fort Lauderdale, Boca Raton and Palm Beach. Florida’s Lee County, home to Fort Myers on the Gulf Coast, is listed in the NAR report as having the most vacation homes of any county in the U.S., well ahead of second-place Barnstable County (Cape Cod), Massachusetts.

Linda and Louis Erice, Keller Williams luxury agents in Greater Miami, report an unprecedentedly vibrant luxury market, particularly for single-family homes, and indicate extremely limited inventory. “In 2005-2006, we experienced these conditions in the overall market, but this time around the boom has been in luxury properties,” explains Linda, who notes

the price per square foot for single-family homes in desirable communities like Coral Gables and Coconut Grove has nearly doubled in three years. The Erices are upbeat about 2022, anticipating appreciation of 10 to 20 percent, because new development simply cannot keep pace with the region’s growth and return of international investors. Linda explains, “During the pandemic, travel from South and Central America was restricted, but now those buyers are coming back,” with her husband adding, “There’s also a huge influx of new European investment.” In 2020, buyers were primarily escaping big Northeastern cities, but Linda and Louis Erice report they are now accommodating Californians, attracted by relatively favorable real estate values and lower taxes.

Southwest

The Southwest is gaining traction as a luxury second-home location, driven by the rapidly growing metropolitan areas of Las Vegas and Phoenix. Both are enormously popular with Californians who view luxury real estate in these cities as a bargain relative to the Golden State, and some are switching residency for tax purposes. Proximity to the glamour of the Strip is attractive to Las Vegas investors, while the resort lifestyle of Scottsdale and Paradise Valley draws luxury buyers to Phoenix.

Greg Kilroy and Ellen Frankhanel-Kilroy, Keller Williams luxury agents in Scottsdale, generally see about 40 percent of luxury home purchases for secondary or tertiary residences, but observe that figure is increasing, partially due to young retirees or families planning ahead for retirement. “People decided not to wait to fulfill their dreams,” says Frankhanel-Kilroy of an attitude amplified by the pandemic.

“Our market tends to be driven by low supply rather than high demand,” says Greg Kilroy, who indicates just 1.3 months of supply is currently available for the $1.0-$1.5 million entry point to luxury. “Decisions are now about opportunity, whereas last year they were more about fear,” he suggests, noting pandemic-weary buyers are still insisting on enough space to accommodate friends and families during any future crises. Second-home buyers in Scottsdale are primarily from the chilly Midwest, but interest from California and even Florida is increasing, reports the couple.

The Rockies

The phenomenon of America’s great ski resorts being transformed into year-round recreational destinations is no more apparent than in the Rocky Mountain region, where iconic resort towns like Aspen, Colorado, Park City, Utah and Jackson Hole, Wyoming are welcoming new visitors in the summer. Activities in what used to be considered the “off season” (e.g., whitewater rafting, hiking, fly fishing), not only attract tourists, but make vacation home escapes as attractive in July as in January.

Jennifer Chambers, a Keller Williams luxury agent serving Breckenridge, Colorado, states her community has a unique personality and therefore does not directly compete with other ski resorts in the state. While people in Aspen are conspicuous about their spending, Chambers says of Breckenridge, “It’s very laidback, even for people who have great wealth.” With the community becoming almost as popular in the summertime as in winter, the agent states, “People come here as much for the mountain biking as for the skiing.”

Chambers reports extremely low inventory, with Summit County listings recently dwindling to 105 properties when there are typically about 600. “It’s a strong market and a lot of people are buying second, third and fourth homes for cash,” she says, noting the threshold for luxury in Breckenridge is about $1.6 million. While Aspen

is popular with buyers from New York and Los Angeles, Chambers reports the greatest numbers of out-of-state buyers in Breckenridge are from Texas and Florida.

West Coast

The Pacific Coast, particularly Mediterranean-like California, will always attract vacation home buyers, and the communities of Beverly Hills, Malibu and Montecito are of particular interest to high-net-worth investors in Southern California, while St. Helena and Pebble Beach are magnets for uber-affluent buyers up north.

Specializing in the idyllic enclaves of Santa Barbara and Montecito, just a couple hours north of Los Angeles, veteran Keller Williams luxury agent Steve Epstein reports the current market for high-end second homes is intense. Inventory in this region referred to as the California Riviera is only about 25-35 percent of what it should be, he explains.

“Looking ahead, it’s hard to imagine this is sustainable, but I don’t see anything on the horizon that will slow it down,” says Epstein, who suggests higher interest rates are unlikely to be a factor for buyers of multimillion-dollar luxury properties, most of which are cash transactions.

Epstein reports his market used to be more weather-influenced, but is now dominated by

buyers migrating from densely populated areas. “What has really driven inventory down is people realizing they don’t need to show up at a high-rise in San Francisco or Chicago every day,” says the agent. He reports luxury properties that are not purchased by locals are most likely snapped up as vacation homes by wealthy buyers from the Bay Area, L.A. or Orange County. Nonstop air service into Santa Barbara from Chicago, Dallas and Denver has further enhanced the appeal of the region.

A Shared Experience

The escape to second homes is so prevalent that new, innovative ways of investing have emerged. Addressing the reality that second and third homes sit empty for the majority of the year, the website Pacaso offers fractionalized ownership of quality properties. Listings — all homes are fully furnished by professional interior designers — range from Midcentury Modern Palm Springs getaways to lavish estates in Aspen or Malibu.

Pacaso is simply tapping into the demand. The company is expanding internationally, recently introducing listings in the coastal resort of Marbella, Spain. Pacaso co-founder and CEO Austin Allison, reports, “To those who’ve always dreamed of owning a home in the Costa del Sol, now is your chance, and we’re just getting started.”

Glamour at the Campsite

For nature lovers who appreciate modern plumbing and sophisticated cuisine, “glamping” is a new twist on luxury tourism.

The concept of luxury travel is typically associated with suites at acclaimed hotels and meals at Michelin-starred restaurants. Demand for those amenities has hardly diminished, but new travel options provide opportunities to be closer to wilderness without sacrificing luxury. In the fast-growing specialty of “glamping,” occupants of plush tents may enjoy fine art, room service and marble bathrooms, while guests at dude ranches can partake of world-class cuisine and opulent spas.

A variety of websites and tour companies now dedicate considerable space and energy to this burgeoning approach to travel, an offshoot of the more all-encompassing trend of ecotourism. The niche of glamping, however, tends to focus on higher-end accommodations that attract travelers who never would have considered roughing it in the middle of a forest or desert.

Kristen Kellogg, founder of Border Free Media and a journalist who has written extensively on the trend, states, “Glamping provides a combination of comfortability and accessibility, appealing to people who like to be outside, but also want a nice bed, possibly a hot tub in

the evening and a really good meal.” Kellogg’s reporting indicates a broad demographic appeal of glamping, from millennials to seniors, the kind of “soft adventurers” who enjoy morning hikes, but are not into mountain climbing.

One of the antecedents of glamping was in the safari excursion business, with apprehensive tourists lured into the African bush by luxurious tents with all the amenities of a big-city hotel. Kensington Tours, an upmarket travel firm, specializes in many accommodations that might be considered glamping, including safari campsites in the Serengeti in Tanzania and the Masai Mara across the border in Kenya.

Marc Sison, Middle East and Africa director at Kensington Tours, confirms glamping is hardly a new concept in Africa, with early safari guides such as Chas Cottar pioneering such accommodations in the 1920s. The fourthgeneration leadership of Cottar’s Safaris continues to host guests in the Masai Mara, maintaining the traditional look and feel of the family’s original camps while reimagining the adventure as a luxurious experience, reports Sison.

popular because you can feel Africa when you’re in a tented camp,” says Sison, explaining that guests hear the animals at night, hear the wind howl and even get a little dust in their tents. “This gives them a physical connection to the place they’re visiting and really makes traveling transformational,” he adds. Kensington partners with luxury eco-resorts like the Sabi Sabi Earth Lodge in South Africa, which provides butler service and a private pool that elephants occasionally drink from.

The Resort at Paws Up is located on a pristine ranch in Montana, but only 35 miles from Missoula International Airport, one of many attributes that makes this 37,000-acre slice of Big Sky Country approachable to travelers accustomed to cosmopolitan hotels. “Since we were the originators of glamping — we even coined the term right around when we opened Paws Up — people will hopefully continue to want to experience it where it all started,” comments the property’s co-owner/managing director Laurence Lipson.

Lipson states, “More and more people want to experience nature and be able to wake up in the morning on the bank of a river or with a view of a mountain, but then have the convenience and amenities of a luxury hotel room at their beck and call.” He adds, “Glamping’s popularity has a lot to do with the desire to be at one with nature and still be able to enjoy ‘the finer things in life’ with little or no discomfort.”

The most luxurious accommodations at Paws Up are 10 rustically elegant, 3,250-squarefoot Wilderness Estates featuring soaring ceilings, a stone-and-timber fireplace, chef’s kitchen, and three suites with luxurious bathrooms. “Now we also offer glamping of sorts at the green o, which is an adults-only resort,” reports Lipson of 12 architecturally distinctive homes surrounded by natural beauty. His personal favorite is the nostalgic Tree Haus, a contemporary forest retreat with floor-to-ceiling windows, suspended in the trees 23 feet above ground.

Camp Long Creek is a glamping property at Big Cedar Lodge in the picturesque Ozark Mountains of Missouri. The 74 accommodations at Camp Long Creek range from spacious family-oriented cabins to surprisingly luxurious, temperature-controlled glamping tents with kingsize beds and rustic-chic chandeliers, which spill out onto lakeview terraces. Modern bathrooms, daily housekeeping and Wi-Fi — the kinds of perks that are nonexistent at traditional campsites

— are provided at Camp Long Creek and guests enjoy amenities like an infinity-edge pool, marina and dog park. The resources of the entire Big Cedar Lodge resort, a 4,600-acre lakeside complex with a spa, fine dining and impressive collection of golf courses designed by the likes of Tiger Woods, Jack Nicklaus and Arnold Palmer, are also accessible. Additionally, Branson, Missouri, the lively entertainment capital of the Ozarks, is just minutes away.

On British Columbia’s relatively untouched Vancouver Island is Clayoquot Wilderness Lodge, where the guest experience includes memorable

Arriving by floatplane or boat, guests are accommodated in 25 luxury tents furnished with a decorator’s hand — not so much different than at a fine hotel in nearby Vancouver or Seattle — but with a frontrow seat to the wilderness. Dining at Clayoquot Lodge involves exquisitely presented, chef-created

dishes utilizing ingredients foraged from this magnificent natural environment.

Clayoquot is owned by Baillie Lodges, an Australia-based, eco-conscious hospitality group whose mission is to connect guests to the spectacular natural settings in which the company’s properties are located. In addition to Vancouver Island, its resorts include Silky Oaks Lodge in Daintree Rainforest, on the banks of Australia’s Mossman River. There, guests enjoy

incorporating artisanal regional ingredients.

James Baillie, founder of Baillie Lodges, reports he and wife Hayley are very selective in choosing the properties that comprise the company’s growing portfolio, noting each one is set in a destination with environmental and/ or cultural significance. “Many of the lodges, including Clayoquot Wilderness Lodge, Silky Oaks Lodge and Longitude 131º, are located in, or adjacent to UNESCO World Heritage-

lodges, furnished with work from local designers and artists, also expose guests to refined cuisine crafted from fresh, locally sourced ingredients and the cultural heritage of the area.

Adjoining Acadia National Park on the rugged coast of Maine, Terramor Outdoor Resort showcases the wild side of New England without sacrificing the amenities of a charming bed and breakfast. Terramor is the first glamping resort from Kampgrounds of America (KOA), which operates more than 500 traditional campgrounds across the country.

“We’ve been keeping our pulse on the glamping trend for many years,” says Terramor chief operating officer Whitney Scott, referencing data from KOA’s annual North American Camping Report. “One of the major findings we’ve continued to observe is that leisure travelers seek outdoor experiences with services and amenities similar to upscale hotels or resorts,” reports Scott, who says KOA is committed to expanding its investment in glamping.

Scott reports Terramor has strong appeal to couples and adult groups, while approximately 15 percent of guests take advantage of the resort’s dog-friendly policies. “Families, couples and groups alike often spend the day exploring Acadia National Park or Bar Harbor before coming back to Terramor for dinner and drinks at our Lodge and quality time together around the campfire,” she says.

Longitude 131º is Baillie Lodges’ resort in Australia’s outback, providing stunning views of mystical Uluru (Ayers Rock). listed areas, so it’s important to us that our guests have a very genuine sense of the place as part of their stay,” says the hospitality entrepreneur.

“Bringing luxury to the wilderness offers us the chance to incorporate sensitive contemporary architecture, which blends seamlessly with the landscape,” explains Baillie. His wilderness

Scott believes the pandemic accelerated the growth of glamping, an outdoor activity widely perceived as safe. “Glamping allows travelers to immerse themselves in nature without sacrificing services and amenities like en suite bathrooms, Wi-Fi, comfortable beds, and onsite food and beverages,” she says, explaining many Terramor guests are travelers who typically stay at hotels. Terramor offers a variety of tents, some sleeping up to five guests (ideal for families), all with modern plumbing and electricity. The Lodge at the heart of the resort offers dining and conciergelike services for scheduling offsite events or tours, and recommendations on hiking or biking trails. Glamping has spawned entire companies capitalizing on the trend. Under Canvas is a chain of “glampsites” at iconic National Parks such as Yellowstone, Zion and Grand Canyon. Their tents may not be as lavish as Paws Up or Clayoquot Wilderness Lodge, but with hotel-style beds, private bathrooms and daily housekeeping services, they represent a vast improvement over standard-issue camping tents and sleeping bags.

According to a recent national survey, luxury buyers rank trustworthiness, rapid response from agents and 100-percent accessibility via technology as essential agent/brand attributes more than the number of overall consumers. Also considered essential are having the best reputation and being recommended by others.

“We’re not transactional, we’re relational” is another axiom agents express. It may not be part of the code of ethics, but it’s a value they share. “Agents’ goals are to create long-term relationships through exceptional customer experiences, which results in developing strong advocates and referrals,” explains Benson. For a huge number, a sizable portion of their business comes from past clients and client referrals.

Among consumers with homes valued at or above $1 million and a minimum income of $200,000, the number who say they have ever used Keller Williams is almost double that of U.S. consumers overall, and the brand ranks No. 2 nationwide.

A survey of the 24 largest U.S. luxury markets shows Keller Williams agents sold more luxury properties (the top 10 percent of a market) than competitors. Among brands who dominate the upscale market, Keller Williams ranks second in top-of-mind awareness.

Eco-friendly building trends are adding efficiencies inside and out.

Sustainability has accrued cultural importance in recent years, permeating almost every aspect of our lives, including fashion, skincare, transportation, and even our drinking straws. With the ever-present issue of climate change weighing on the world’s shoulders, there has been an urgency to infuse environmentally sustainable practices into our everyday lives to minimize our carbon footprint. When thinking about sustainability, some may overlook the spaces that we inhabit and how much energy is being used to heat, cool, and illuminate our homes.

According to the U.S. Energy Information Administration, residential and commercial buildings account for 40 percent of the country’s total energy consumption, a bulk of which is generated by the burning of fossil fuels. For this reason, pioneers in the construction sector have spearheaded the green building movement, centering their businesses around creating energy-efficient homes and buildings that work in tandem with the environment, not against it.

But what does sustainable building entail? There are a variety of different methods that go into building a sustainable home or commercial space, not only while it is operating, but also during the construction process: renewable production; low water use; the use of natural resources and non-toxic, non-polluting materials; and recycling.

Scott Rodwin, an architect and builder based in Boulder, Colorado, specializes in green design and construction. He was first introduced to sustainable design in 1988, when he joined an eco-friendly cohousing community while studying architecture at Cornell University. Fast forward to 1999, when he founded the now award-winning design team in his name, Rodwin Architecture, offering clients custom, net-zero homes that uphold quality, charm, and environmental integrity. Rodwin notes that energy efficiency has largely been enforced in his area and prioritized by homebuyers.

Also, the demand is driven by the values and environmental awareness of buyers. Our clients typically request net-zero energy as a primary feature of the home. Who wouldn’t want their house to have tiny utility bills?”

According to Rodwin, a fundamental aspect of green building is passive solar design, which he claims is “one of the least expensive ways to improve the home’s energy performance, and the client’s enjoyment of the space.” This can include implementing south-facing windows, properly sized overhangs that offer shade to vertical, south windows during the summer, and a spectrally-selective film to the windows to control UV solar gain.

With the green building movement gaining momentum over time, global rating systems have been established to certify buildings that are notably sustainable in their design and construction, incentivizing builders to fully commit to the cause. The most widely used distinction is the LEED certification, a rating appointed to high-performance buildings that achieve a certain level of environmental responsibility. Another popular rating system is the WELL Building Standard, which adopts a more holistic approach as it assesses the built environment through the lens of human health and wellness, considering different aspects such as air, water, nourishment, comfort, and mind.

Along with ensuring sustainability in new constructions and developments, Hafsa Burt, an award-winning architect and environmentalist, suggests another viable solution is improving the conditions of preexisting buildings. She says this can be achieved through increased insulation, weather stripping, and the incorporation of Passivhaus principles, which are a set of design standards for energy efficiency. Burt founded her design studio, HB+A architects, in 2008, setting a precedent for green building standards and executing various sustainable projects throughout California, ranging from multifamily homes to fastcasual restaurants and medical offices.

One feature that Burt has long been an advocate for is indoor air quality, as the quality of the air we breathe largely impacts our health. “I’ve been doing peer advocacy for healthy buildings since 2009, and back then used Legionnaire’s disease as a case study for spreading disease, which became all too relevant with COVID-19. There have also been numerous studies that show a direct link between improved air quality and cognitive function.”

Burt’s award-winning project, the Box Factory, created through the self-founded development firm Box Lab, has garnered significant acclaim in the green building community this year. The zero-carbon, zero-energy single-family home was intended to address production inefficiencies that arose from a similar project — and did so successfully, resulting in a polished, minimalist, energy-efficient home.

Despite the progress in making living more sustainable, there is still a long way to go. The national goals to instate a carbon-free economy by 2050 and a carbon-free power sector by 2035 are looming, which would call for a reduction in carbon emissions by 65 percent, innovations, and bureaucratic support, according to Burt.

Sustainability has not only been a growing force in the United States, but also internationally, specifically in Europe. The DGNB German Sustainable Building Council is currently Europe’s biggest network in sustainable building. It saw a record number of new members by the end of 2020 and is expanding into 25 countries.

As for the future, experts hope to see a commitment to sustainable construction expand and become standardized within the industry. A shift to powering buildings with renewable sources of energy, monitoring the use of natural resources, and solely using non-toxic materials is considered pivotal for creating healthier spaces that are more environmentally responsible.

Secrets of the Garden

Whether consisting of several country acres or just a small urban patio, gardens transform properties — and attitudes.

From formal settings to indigenous plantings appearing practically untouched by the human hand, from tropical themes in Miami to cacti and agave in Scottsdale, the diversity of home gardens is unlimited. They range from substantial acreage to a potted fire escape in Brooklyn, and while some are purely decorative, others sustain wildlife or the family kitchen. There is no better time than now to prepare for the spring, when the energy of these dynamic ecosystems will fully emerge.

Every garden has its own personality, and while homebuyers tend to focus most on kitchens and bathrooms, they should not underestimate the impact of a well-designed, properly maintained garden. Studies indicate that attractive landscaping and gardens support higher residential property values, and their potential for contributing to a satisfying lifestyle is unlimited.

The 2021 Garden Trends Report, published by Garden Media Group, finds that the pandemic refocused American homeowners on their outdoor spaces, driving many to acquire new properties

with more extensive acreage. Forced to work from home, more than half of Americans began spending two additional hours per day outdoors, and just as many began investing their energies in gardening as in baking. The traditional grass lawn is being chewed up by both recreational amenities (e.g., pools, barbecues) and gardens, as novice hobbyists and master gardeners alike are pursuing their efforts with renewed enthusiasm.

The portfolio of Santa Barbara, Californiabased landscape designer/builder Margie Grace is diverse, but her respect for the environment — she works within the constraints of a site rather than challenging it — results in gardens that appear natural and organic. The overarching philosophy of her firm, Grace Design, is to create gardens that support the homeowner’s passions and lifestyle within the limitations presented by the site. Describing her favorite clients as highly collaborative individuals open to new ideas, the company founder explains, “They’re committed to doing something exceptional, whether they have a postage stamp-sized lot or a giant estate.”

“Good design is about riffing on what’s in your own backyard, appreciating the environmental features around you,” says Grace, who explains that if granite is found onsite, there is no need to import bluestone from Connecticut. She believes in working with the existing topography and using some of the site’s original resources, such as existing trees or boulders, to optimize the design.

Grace observes several significant trends in garden and landscape design, citing a greater consciousness of climate change and local environmental issues, curating plants that attract wildlife and creating gardens that address culinary purposes. “A lot of closet chefs want to create a landscape that supports their hobby and self-expression, which often includes space for outdoor dining and a place to cook,” says the landscape designer.

While much of Grace’s work has a rustic, organic quality, some clients insist on the presentation of topiaries or symmetrical flower beds, and she accomplishes this through a concept self-described as “approachable formality.” Grace explains, “You can use precise geometry,

but iterate it with soft, feathered edging, or install formal stairs with roughly hewn stones that are not overworked.”

Acknowledging that many home gardeners are inclined to gravitate toward vibrantly colored flowers, Grace suggests the days of obsessing over intense, saturated blooms have passed, noting, “Elegance can result from simplicity, and the use of green-on-green can be timeless and classical.” She adds, “People now recognize you can have a garden with a narrow palette of colors, creating interest through different brushstrokes.”

King Garden, a full-service landscape design firm in Hastings-on-Hudson north of New York City, with a presence outside Houston, assists luxury property owners with a refined, artistic approach to landscaping. Founder Charles King Sadler has designed and maintained some extraordinary properties, including historic Stratford Hall in Virginia and New York’s Holly Hill, the former estate of philanthropist Brooke Astor.

The firm’s expertise ranges from formal plantings — King Garden is one of the rare topiary and espalier specialists available to

residential clients — to gardens that have a more natural, unsculpted appearance. While acknowledging that topiary may be the antithesis to the trend toward ecologically minded garden design, Sadler reports, “There’s still great interest in it and people that enjoy topiary tend to like it very structured and precise.”

Sadler also specializes in a subset to topiary referred to as cloud gardening, a “green architecture” technique of creating spherical shrubs (often boxwood) that provide an ethereal aesthetic. “Europeans first popularized a hybrid that combines structured, cloud-like shrubs with the temporal and kinetic nature of wildflowers,” reports the designer of a trend that has arrived in the states.

Sadler explains that American landscape designers continue to emulate European techniques, but that many large estates suffer from a dearth of local talent with the expertise to maintain their elaborate gardens. “I enjoy bringing equilibrium back to a landscape, restoring and rejuvenating properties that others have given up on,” says the widely published horticultural authority.

Another traditional design offered by King Garden is espalier, an ornamental technique of training the branches of fruit trees to adapt to patterns against walls. “Found in early American colonial gardens, espalier is in harmony with the desire of clients to grow more food,” states Sadler, who observes a broader trend of edible gardens. He also embraces the use of plants indigenous to a region, another prevailing trend. “I use native plants whenever possible, as they support an incredible diversity of insects and birds,” says Sadler.

When Sadler approaches a new project, he thoroughly studies the site’s history and environmental influences. “With no preconceived ideas of my own, I listen carefully to the clients, then I go back and really ‘listen’ to the site,” explains Sadler of an almost spiritual process that allows nature to guide his design while still meeting his client’s needs.

Like California’s Margie Grace, Sadler appreciates the subtleties of green-on-green plantings and reports sophisticated clients prefer those nuances, often paired with white blooms. He says variegated plants, whose leaf pigmentations are inherently complex, help achieve the desired effect, citing hostas and aucuba (spotted laurel), as well as agave and yucca in warmer climates. Sadler recommends planning new landscapes as early as possible, insisting, “Spring is really too late.”

In her book, The Next-Generation Gardener, horticultural journalist Madison Moulton reports on a major demographic shift in American gardeners. She indicates a large percentage of new gardeners are under 35, eco-conscious, technology-savvy consumers who are likely to live in urban areas with

limited growing space.

Moulton states, “Interest has certainly exploded over the past few years, with surveys indicating millions of people started gardening for the first time in 2020 and 2021.” While she acknowledges the extra time spent at home has been a factor, the writer also suggests people are simply looking for a greater connection to nature.

“The Internet, and particularly social media platforms, have dramatically increased interest in gardening, as well as access to information,” reports Moulton, who believes the enhanced communication eliminates some of the mystique associated with gardening and makes it more accessible to beginners. While edible gardening and indoor cultivation are significant trends she examines in her book, Moulton states, “I think the one major trend that all gardeners are embracing, from amateurs to professionals, is sustainability.”

“Recognizing that they have a significant influence on their local environments, gardeners are moving toward practices that are sustainable and environmentally friendly,” says Moulton. Practices such as replacing lawns with pollinator gardens, switching out unsustainable materials like peat moss for better alternatives, and using primarily native plants that conserve water while creating synergies with wildlife are consistent with this movement.

Moulton sees current trends intensifying in 2022, suggesting, “For example, edible gardening isn’t just about growing a veggie patch anymore, but completely food-scaping your garden or growing ‘food forests’ with a wide range of edible plants.” The edible garden — the creation of something that not only looks beautiful, but serves

the dual purpose of providing artisanal ingredients for the kitchen — is as old as gardening itself, but more fashionable than ever. The 2021 Garden Trends Report documents that 67 percent of adults are currently growing or planning to grow edible plants.

“Winter is the perfect time for a garden clean up,” insists Moulton, recommending clearing away debris to prevent disease, cleaning and servicing tools, and organizing materials for easy use in spring. “However, my favorite off-season task has to be planning for the next season,” says the gardening journalist, adding, “I like to take stock of what worked and what didn’t the previous year, and plan new features and plantings that get me excited for spring.”

Aimée Damman of Seattle’s Swansons

Nursery — it is a legendary and beloved garden store, accommodating both amateurs and professionals since its founding in 1924 — reports an enthusiasm for gardening this year, regardless of resources or acreage. Damman, the nursery’s director of marketing and communications, as well as editor of its gardening blog, states, “Gardening in containers is very popular right now, especially for customers who live in condos or apartments.” She adds, “Even customers with larger yards like decorative containers and we’ve seen lots of interest in edible gardening in containers.”

Charlo Wang, Swansons’ container design projects manager, elaborates, “We’re receiving lots of requests for decorative containers to enhance entryways, patios and balconies.” Observing clients are more conscious of songbirds, hummingbirds and honeybees, Wang reports, “There’s increasing interest in native plants, which goes along with wanting to create a nice habitat for wildlife.”

Swansons’ perennials manager Katy Lockwood advises, “There seems to be more interest in what I call ‘nostalgic’ plants, whose name, scent or form have positive memory associations,” and mentions roses, jasmine, lilies, hollyhocks, and hardy gardenias as examples. “I think the trend of growing vegetables, fruit and herbs also falls into this category,” she adds.

The pandemic surely increased homeowners’ appreciation for their indoor living spaces — home offices, gyms and chef’s kitchens became valuable amenities — but it also focused renewed attention on outdoor spaces, whether a lush acre or rickety balcony. “The house may be the jewel, but the landscaping is the setting for the ring,” suggests Grace.

Mother Nature as Art

Buyers crave listings with windows and designs that showcase scenic views.

Whether it is a lush, green forest that evolves with the seasons or the roar of crashing waves along a pristine beach, the perfect view is how many buyers come to find their perfect match in a home. Real estate agents are no doubt aware of this phenomenon, especially now, when the swiftness of a sale can sometimes be dependent on how great the views are. Windows have, in turn, become more than just a way to see the outside, but a way to showcase spectacular works of nature as art.

If the views of a home are the way into a buyer’s heart, windows are the home’s method of flirtation. Windows can heavily affect a homebuyer’s decision in more ways than just the amount, from size and shape to orientation based on the movement of daylight. Real estate agents from across the country have noted the trend along with some interesting effects it has had on the market. Greg Miner of the Utah Luxury Group, Keller Williams Park City Real Estate, says that while many aspects of a home can be easily tweaked to suit a new owner, views are

a built-in value that not only make the owners happy, but will help resale value. He also notes that oftentimes access to natural views in such a grand way are what separate luxury properties from the rest.

Perhaps our love of views derives from an innate need to be in nature. Scott Rodwin, AIA and LEED AP with Rodwin Architecture, understands this indescribable instinct that buyers have to be outside. “Clients typically request excellent indoor/outdoor living; we can’t always be outside, but having large, well-placed windows and glass doors helps create that sought-after feeling of being outdoors even when inside.” He adds that having that strong sense of connection also makes a house feel larger.

Outdoor recreation is a huge part of life in Park City, according to Miner, and many homeowners and buyers in the area also look to bring the outdoors in through large windows and glass doors with views of the mountains where they spend so much time. “There is a lot that goes into a property to make it a luxury

home, but one of the biggest ‘wow’ moments any prospective buyer has is always when walking into a spectacular great room or stunning master suite, with large windows and full-glass doors that let in impressive ski resort, mountain and meadow views,” he says.

Brittney Ferro with Keller Williams West Ventura County in California cites an even bigger factor that not only affects the beauty of the natural views, but the home as well: natural light. “I have some buyers that will absolutely not consider a home if it does not have several windows and large doors to the exterior,” she says, noting they are also interested in an openfloor concept living. “It can include ocean and mountain views, but if the windows and doors are not oriented towards the view then the home has a huge decrease in value.”

The need for daylight is critical in architectural design, according to Rodwin. He says that while most clients list “capturing the views” as a main goal of the project, having excellent daylighting is just as important to the

successful design of a home. The best way to do this? Through design, one can balance the desire for large windows with passive solar design, which in layman’s terms is to try and capture solar gain when we want it (when it’s cold) and block it when we don’t (when it’s hot).

“Here in Colorado, where the sun is very strong, it’s essential to offer a lot of protection from overheating. We do this through a combination of techniques,” Rodwin notes, such as placing a majority of windows on the south side to gain shade in the summer and allow in the lower sun in the winter.

As Rodwin and many real estate agents can explain, orientation with regard to home building, and therefore window placement, is crucial for more than just providing access to excellent natural views. As Melissa Green of Keller Williams Realty Golden Isles puts it, “‘Location, location, location!’ may be a well-known real estate term, but ‘Orientation, orientation, orientation!’ is important as well.” She expands, saying that the interplay of natural light in an interior space creates mood, enhances materials, and energizes a place. “It is indeed a design element like no other,” Green says.

Luckily for buyers, depending on what natural landscapes appeal to them the most, there is almost always a market for what they want. Especially in recent years with the pandemic, access to natural views went from being a perk to a priority, according to Ferro. “People are relocating to our small beach town and often they are coming from more expensive areas, so they are quick to buy our hillside or oceanside homes at a premium.” Across the country in Georgia’s Golden Isles, Green notes that available properties offer views of oceanfront, riverfront and marshfront, with listings staying active for as short as two weeks.

While there is sometimes conflict between the desire to have large windows for views or more wall space to display art, some buyers do reserve an interest in having both. North Carolina agent Sarah Spencer of Keller Williams Realty Outer Banks notes a recent instance of this — a couple looking for a gallery space in their desired beach home. “This request is rare because the feeling of these oceanside retreats is intentionally relaxed. High art feels out of place,” she says. She also recalled a moment when a client once said that “each sunset was like waiting for an artist to show up on cue.”

“I’ve always loved that thought,” she says.
