The Spring 2023 issue features our annual luxury real estate outlook. Listen to some reports, and it would seem the real estate market has begun a steep slide off a cliff. But talk to our agents in the field, particularly luxury veterans, and the story is quite different. Experts are citing a more balanced market, with a return to dynamics that vary by location. The Outlook for 2023

Experts are reporting a more balanced market, with a return to dynamics that vary by location. Here we look at 6 prominent regions.

Looking ahead, economists tentatively call for a soft landing for the economy and housing, even though they agree that the luxury market will be somewhat insulated from dramatic changes.

Listen to some media reports, and it would seem the real estate market has begun a steep slide in the magnitude of falling off a cliff. But talk to experts in the field, particularly luxury veterans, and the story is quite different. Instead of a massive decline in prices, they reference an adjustment in the number of sales. Prices might be off the highs of early 2022 in some places. Almost everywhere else, they hover near or exceed 2021’s highs. Expectations are that real estate in 2022 will close out with a 9.6% gain in overall median prices.

“We’re still much higher than we were pre-COVID; it’s just the trajectory isn’t as steep as it used to be,” shares Caroline Huo, Keller Williams Peninsula Estates in the San Francisco Bay Area. “People are saying, ‘Oh, it’s a buyers’ market; the sky is falling.’ It really isn’t, and I am excited because it’s much more of a balanced market,” shares Huo, who is also director of professional development for Keller Williams Luxury.

“We’re going through a reset, a recalibration if you would. We’re still very much a sellers’ market,” she observes. Properties in the area are still selling with multiple offers over asking prices. Forecasts call for a 10-percent price increase in 2022 for the region.

And instead of Armageddon, Huo sees the current status as a market of opportunities. “Here in the Bay Area, we have not seen buyer opportunities like this in the last 10 or 11 years.”

Microlocal

The timeworn adage — location, location, location — matters more than in recent years. Hyperlocal might be more apt as price segments, property types and local economies have greater influence. Looking ahead, National Association of Realtors chief economist Lawrence Yun expects, “Half the country may experience small price gains, while the other half may see slight price declines.”

“Every location has its own unique story and circumstances. When a market is shifting, all those factors become more essential,” shares Matt Leiva of Keller Williams Chantilly Ventures.

Washington, D.C. Metro

In Washington, D.C., and surrounding areas, there is less change in luxury than in the overall market. In part, Leiva says, this is based on the high average price point of the region as well as an unending influx of newcomers. “Luxury buyers here are not buying based on monthly expenses,” he says, noting a 5- or 6-percent interest rate appears to have little impact on the high end. Inventory remains very low. Days on market in the area, including the Maryland suburbs, range from 7 to 12 days, according to data from the Institute for Luxury Home Marketing. The pandemic headline was “the number of properties sold and how fast those properties sold. With the change, the headline has become who is buying, what they purchased, and, most importantly, why they bought,” says Brady Sandahl of Keller Williams Palm Springs, who also serves as director of growth for Keller Williams Luxury. “During the pandemic, buyers fell in love with the rate and used the rates to justify inadequacies with the house. Today, they have to fall in love with the house.”

Nashville

“What’s interesting for us is the number of luxury sales this month is almost identical to this time last year,” says Alex Brandau with Keller Williams Realty in Nashville. “What has changed is more homes are on the market, especially compared to the end of 2021. Top to bottom, our market is still a sellers’ market, only carrying threeand-a-half months total inventory across all price ranges in Middle Tennessee.”

A majority of the luxury markets tracked by the Institute for Luxury Home Marketing (ILHM) are still considered buyers’ markets. Others are deemed sellers’ markets, and a few are balanced. Homes are selling as quickly as 7 to 12 days in the Bay Area, while the Aspen inventory is projected to take years.

Palm Springs

“Buyers continue to buy, but it’s a different type of buyer,” Sandahl shares. Rather than looking for a safe haven to avoid the pandemic, people today are buying to experience pleasure or opportunity. “We’ve returned to the primary buyer pool we experienced before the pandemic. They’re buying into the Palm Springs and the Coachella Valley lifestyle. For luxury, the lifestyle aspect of purchasing is more significant than the interest rate,” he says.

Austin

The cool down in Austin feels chillier than data suggests as one of the hottest pandemic markets moves toward balance. Days on market continue to increase, but still hover around three months. Agent skills, particularly working with sellers, are critical. “It takes a good, strong agent working with a strong lender” to educate sellers on ways to lower costs for potential buyers,” says Eric Copper, a founding member of the Keller Williams Luxury division.

What’s Back?

More than buyer motivations and sales characterize the overall market. Here’s what to expect:

The 30- to 90-day pause will continue. During the pandemic, agents report it often took time to grasp the impact of changes. Today, buyers often stay on the sidelines, taking a pause while they absorb rate increases.

Negotiations: No one is waiving inspections today. Agents advise sellers not to be surprised by another round of negotiations after the contract is signed, often following inspections or due diligence.

Realistic Pricing: Aspirational prices are passé, but so are lowball offers.

Asheville

“Here, the seller versus buyer market status flips depending on the price point. If we stopped listing homes, we would be out of million-dollar homes to sell in four months,” says Bill DeVore of Keller Williams Asheville. Potential buyers from more expensive regions continue to gravitate here, and DeVore says they are almost always surprised by the prices and taxes.

Luxury buyers in some markets may not be searching for personal homes. Instead, investment properties are in demand, including single-family homes. Demand for potential Airbnb properties is strong in Asheville.

Miami

Upscale buyers today look at real estate as an asset rather than a primary or resort home. Miami achieved platinum status, perceived as a top luxury enclave internationally. Kathrin Rein of Keller Williams Miami Beach is seeing more buyers, both local and international, even though she sees the market plateauing slightly. “Prices are still going up, but not as much as the last three years.” Miami Association of Realtors data shows the overall median sold price down by 2.6 percent, but up over 11 percent year-over-year.

Private Listings: “We’re in a market right now where we have more private listings than we’ve ever had,” shares Sandahl. Sellers want to test their price.

Mortgage Hacks: Look for a growing number of strategies to lower rates, from ARMs to buy downs.

Looking ahead, there are so many wildcards and uncertainties that it’s hard to foresee anything other than the next month or two. There is concern among economists that tech layoffs will have a bigger impact on a few hot markets. NAR’s Yun anticipates a return of buyers, noting interest rates rather than confidence in real estate is keeping buyers on the sidelines.

A Fresh Start

Ashumans, it is entirely natural to constantly be contemplating a move to a different location perceived to offer a better quality of life, whether that be a suburban subdivision or exotic destination halfway across the globe. The pandemic taught us how easily that kind of transition can be achieved, without even compromising one’s income. Most fear-induced flight has now subsided, but wanderlust continues to drive people to promising new destinations.

Some major companies have not fully recalled employees back to the office, and others have adopted policies allowing people to continue working remotely. It is no longer unusual for executives to negotiate deals requiring their

presence at corporate headquarters just a few days per month. That flexibility allows people to work from Big Sky Country, the Florida Keys or even the Costa del Sol instead of making daily commutes to Manhattan.

Some of the real estate markets that exploded during the pandemic were idyllic resort destinations such as Lake Placid, New York or Taos, New Mexico. Other seasonal or weekend getaways like Palm Springs, California and Cape Cod, Massachusetts were suddenly considered for primary residences. The flight from big cities has largely dissipated as COVID-19 has become manageable — and younger professionals will always gravitate to urban energy — but Americans are not likely to abandon their

newfound taste for geographic liberation.

Moving companies such as United Van Lines and U-Haul, as well CoreLogic and other organizations crunching data for the real estate industry, have arrived at a consensus on migrating Americans. Even now, with the pandemic mostly in the rear-view mirror, households are continuing to depart congested, high-cost cities such as New York, San Francisco and Los Angeles. Chief beneficiaries — those places to which Americans are fleeing — include Nashville, Dallas and Florida destinations such as Greater Tampa, Sarasota and the Lakeland-Winter Haven metro area.

Hawaii, because of its relative isolation and strict COVID-19 protocols, was a popular place

to vacation and relocate to during the pandemic, and businesspeople find Honolulu pieds-à-terre attractive diversions on extended business trips to Asia. Despite high costs and limited housing supply, the Aloha State remains popular in the post-pandemic environment. There has been a significant migration of high-tech firms from California’s Silicon Valley to Austin, Texas, drawn by more affordable real estate and lower taxes. Despite difficult comps to 2021, the luxury market in Austin remains strong and looks promising in future years.

Brandy Coffey, a Keller Williams luxury agent in Sarasota, Florida, reports sustained interest in the burgeoning Gulf Coast metropolitan area, destined to be a magnet for

migrating Americans for years to come. “We used to be known as a retirement community, but that has shifted,” reports Coffey, who adds, “The pandemic brought more year-round families as opposed to seasonal buyers and retirees.”

Coffey also notes that while metro Sarasota traditionally drew from the Midwest, buyers from states like California and Texas discovered the region during the pandemic and are continuing to arrive. There is also strong demand from the Northeast, buyers from South Florida who recognize Sarasota as a better value, and even Europeans. “We have a lot of new construction, which is what people are after,” states Coffey, who reports that while inventories are gradually expanding, prices continue to increase.

L.A. and San Francisco may be currently out of favor, but not all of California has lost its magic, with desert resort communities drawing new fans and the Santa Barbara area popular among high-net-worth individuals. Steve Epstein, a top Keller Williams Luxury agent with offices in Montecito and Santa Barbara, reports that while volume is off more than 30 percent from the frenzied days of the pandemic, October 2022 was the very first month prices showed even a slight negative adjustment.

“During COVID, an economist described the migration here from the Bay Area alone as a ‘stampede,’” says Epstein, who notes many technology executives were not only attracted

by a higher quality of life, but prices that were perceived as attractive vis-à-vis Silicon Valley. Epstein reports that Greater Los Angeles is typically the prime source of transplants, followed by San Francisco. Chicago and New York also provide significant numbers of refugees to the “California Riviera,” he advises. “Historically, with our solid demand and virtually no supply, we’ve fared much better in previous economic downturns than other markets,” says Epstein, who adds, “We start later and recover earlier.”

Popular new destinations are not limited to the U.S., as “digital nomads” have discovered they can conduct their businesses, whether

it be copywriting or software development, from anyplace with reliable Wi-Fi. Amy Suto, a freelance writer and CEO of Sutoscience, left her career as a Hollywood screenwriter in 2020 to embark on a perpetual adventure. “During the pandemic, everybody was working remotely, so people started reimagining their lives in terms of how they wanted to work and travel,” explains Suto, whose eponymous blog provides insights and guidance to fellow digital nomads.

Suto, who reports that a growing number of desirable nations offer digital nomad visas, explains, “More countries are giving tax breaks to digital nomads, attempting to capture that wandering talent.” She notes that an entire infrastructure has been established to cater to this community of freelancers, with various companies providing residential accommodations, coworking spaces and health insurance to nomads around the world.

One of the most popular places for Americans to escape to permanently is Portugal, largely because its “golden visa” program has allowed foreigners to apply for a Portuguese passport after five years if they invested 350,000 euros in real property. Now, after a

decade, Portugal is considering discontinuing the program, but would retain visas for digital nomads. Other European nations that still offer golden visas include Spain, Italy and Greece.

With an increasing appetite for guidance on obtaining some of these exotic visas, various consulting firms — Immigrant Invest and Nomad Capitalist, for instance — have emerged to assist investors in navigating the bureaucratic process. “Even before the golden visa, Portugal was probably the best value destination in Europe,” says Dan Prescher, senior editor at International Living magazine, which provides information on housing, health care, transportation, and security for Americans moving abroad.

In 2022, wealthy buyers have fueled a real estate boom in some of Europe’s premier financial capitals. Despite the UK’s current economic woes, London is attracting highnet-worth individuals from the U.S., as well as American technology firms. Conversely, with the implementation of Brexit limiting workers’ flexibility, French expats are returning home from London. That, coupled with the City of Light’s perennial appeal to affluent Americans, continues to energize the Paris luxury market.

Although most of these pyramids were built centuries ago, many of them remain in pristine condition. They give a great sense of pride to the ancestors and current communities across Mexico, greeting guests every day from a towering horizon.

When you think of pyramids, you might think of Egypt. But a journey across the border to Mexico can yield fascinating results.

A compelling backstory

The bulk of the Mexican pyramids exist along the country’s eastern coast. The majority of these were carefully sculpted between the years 1,000 BC to 900 BC. They were made to reflect the spirits of specific gods or goddesses, and also to represent different eras and styles of architecture.

Mexican culture credits the Aztec, Maya, Toltec and Olmec people with creating these pyramids; they built the structures as a way to honor their deities. Each of these groups used different tactics to construct its buildings,

but commonly utilized stone, mortar, and clay. Many of the pyramids also house the tombs of royal ancestors, who were buried with their jewels and gold-plated accessories.

Arguably the most well-known is The Great Pyramid of Cholula, also known as Tlachihualtepetl. This structure is known as the largest pyramid in the world by volume, explains Rabinor.

The base of the pyramid is actually four times larger than Giza, and nearly twice its volume. He adds that during the Spanish conquest, The Great Pyramid housed a large church at its peak, providing a common gathering space during a turbulent time.

recently, as late as the 1950s. Due to this, there could very well be more mysteries behind these walls, waiting to be uncovered.

Teotihuacán

Teotihuacán translates to “City of the Gods,” and was the largest ancient city of Aztec Mexico, located only 30 miles away from Mexico City. It was a bustling place of economic prosperity and ahead-of-its-time invention, such as irrigation systems for advanced farming.

Teotihuacán has 2 main pyramids remaining: The Pyramid of the Sun and the Pyramid of the Moon. The Pyramid of the Sun is also amongst the largest of the pyramids, and is partly made of red volcanic rock. The Pyramid of the Moon faces the Avenue of the Dead, a sacred street thought to house tombs. The city itself is still stunning, says Rabinor, who notes “There’s nothing quite like watching the sun rise over Teotihuacán.”

Uxmal: Pyramid of the Magician

Uxmal is another highly recommended pyramid to visit along your journey, and a favorite

of Rabinor’s. It is known as The Pyramid of the Magician, after a legend that says a magiciandwarf built it overnight.

Uxmal was actually a provincial capital of the Puuc region at the time of the Mayas. It was often used as a gathering place to watch high

priests or leaders climb the stairs to its peak, where political discourse and discussion could be had.

Sculptures and detailed carvings can be seen at Uxmal, which offsets the greenery and vegetation surrounding its high walls.

Another well-known pyramid is Chichén Itzá, which houses a shrine to Kukulcán. Kukulcán was known as the serpent god, and was believed to implement systems of civilization and medicine for all Mesoamericans.

His influence had long-lasting contributions to the success of communities here, and of architectural excellence.

“One of the most extraordinary aspects of many pyramids are their precision and accuracy surrounding astronomy,” Rabinor notes. “During

certain times of the year, such as the equinox, visitors can bear testament to these phenomenons.”

It is common to watch the equinox occur at Chichén Itzá — there is a spectacular phenomenon created by the sun, where a 10-foot serpent slithers down the side of the pyramid. It’s a feat of science so ahead of its time, that you’ll hardly believe your eyes.

Wonders of the World

Most Mexican pyramids can be visited by guests today through underground tunnels or stairs leading to the top.

Although the pyramids were all excavated in an effort to allow the public inside, the secrets embedded through each stone crack still leave some historians puzzled. In turn, there’s still a lot of history here yet to be discovered, which is what makes these wonders of the world so vibrantly interesting.

“The sites each take you on a journey, from pristinely restored down to the finest detail, to a wilder setting enveloped by remote jungle,” Rabinor says. “Each one is its own adventure.”

Staging homes, a practice once reserved for luxury real estate, has become a proven strategy for enhancing sale performance at all price points. The National Association of Realtors® reports that staged homes sell for prices at least 6-percent higher, and spend nearly 75 percent less time on the market. Long before Style to Design was launched nationally by Keller Williams Realty in August 2022, Caine had built a robust staging and design business to complement her real estate practice. She says of the unique skill set she has developed over the years, “I have a passion for getting sellers the most money for their properties, but also for helping buyers envision the full potential of their new homes.”

home,” says Sok Featherston, self-taught chef, and owner of Finders Keepers in Seattle. “I think the pandemic may have somewhat restored that.” The past few years have brought about many changes, and chefs around the country are noticing a demand for more intimate, at-home gatherings, but without sacrificing that elevated cuisine that’s achieved at fine-dining restaurants.

Chef Missy Wolff Fraley, founder and executive chef at The French Magnolia, a luxury culinary brand based in North Carolina, says, “When I first developed the brand, it was a food blog with the intent of eventually developing a culinary television show. Within a short period of time, my husband and I began to see a real need for fine dining in the home.”

The need for private chefs begs the question, what exactly does the experience look like? “I think when people hear private chef they sometimes assume we make weekly Tupperware

rations for two,” says Featherston. However, meal prep is only scratching the surface. Chef Bonnie McPike, of Bonnie Rae in Washington, says “Our initial concept was primarily a meal delivery service. However, our company has grown dramatically and we now

Despite the many challenges, smaller, more intimate gatherings in homes, rentals, or even vacation homes are here to stay. With the changes brought about by the last few years, the idea of luxury in the comfort and safety of your home will be a lasting one. Awell-appointed place to work out has always been a must-have for the most luxurious homes. Today, a home gym is no longer a rarity reserved for the very affluent. Instead of a nice-to-have supplement to the club, gym, or studio, it is now considered essential for many, whether the desire is prime conditioning or functional fitness.

“The fast-rising demand for a wellnessbased lifestyle often includes a near-daily commitment to fitness. As such, convenience is a major factor in driving the explosion of home gym integrations,” says Bryan Green, founder of Fitness Design Group, a specialized gym design and wellness consultancy.

In the U.S., the home fitness equipment market is projected to grow from $4.81 billion in 2022 to $7.8 billion in 2029. Adding to demand are new modalities that combine interactive training, even one-on-one coaching, with multifaceted equipment that occupies a small footprint.

Fitness at home can imply anything from an extensive area devoted to wellness, to space carved out of an office or bedroom. The most elaborate can be an indulgent refuge incorporating multiple modalities for working out as well as studios for yoga or Pilates, meditation areas (inside and out), and massage rooms.

Designers of fitness spaces say demand for home gyms rivals commercial projects. “Families are increasingly taking a holistic approach toward creating permanent wellness space within the home. Many projects initiate as a transformation of basements, extra bedrooms, lofts, and bonus rooms into energizing workout havens. For clients building new homes, it’s now increasingly rare that a generous gym space is not included in the plans,” says Green.

Plan Before Purchase

Equipment creates pizzazz, but designers say function is the first step to good design. “Before any fitness equipment is selected, understanding the in-use space requirement is critical,” advises Green.

Consider how you want to exercise now and in the future. An ideal space should adapt as needs and interests evolve over time. It’s also important to envision who will be using the space. Ultimate gyms ideally accommodate functional exercise along with cardio and any special passions, including child-specific sports training.

No longer are gyms gritty utilitarian realms. Dedicated spaces to move that include natural light, entertainment integration, and functional floor coverings are a few of the fundamental keys to success, says Green.

Aesthetics are important. Lighting, air quality, hues, entertainment, and even placement of equipment all play into the appeal. “A welldesigned gym will serve as an extension of the home itself, not a departure or sacrifice in comfort,” says Green.

Noelle Isbell, founder of Noelle Interiors, uses a recent design for a room intended for working out as well as a Zen refuge. Using elements in a typical gym setting, she says, “we took a more luxurious and design-forward approach by substituting floor-to-ceiling mirrors with stylish black frames.” Equipment and accessories followed a similar color palette. The yoga component included a lightwell with natural plants and a water feature.

Flooring is another essential. “Durability is ideal, given the moisture and protection needed in a functional home gym. Rubber and vinyl flooring are top options as they come in versatile colors and they prevent scuffs and scratches,” says Isbell. For workout spaces carved out of another room, a foam mat or tiles can supplement flooring.

“Just because it’s a home gym, it doesn’t mean accessories can’t be stylish,” she says. “Be strategic when placing mats and machines next to each other. Do your best to create a machine section and a floor section with any necessary accessories or free weights to divide the space.” Floor-to-ceiling mirrors will make the room feel larger.

A common misconception is that a home workout won’t be as good as in a commercial facility due to access to a limited amount of equipment. “With careful design, you don’t need much space or equipment to get a quality workout. In fact, you can create a space in the same footprint as a treadmill that allows you to complete an endless array of workouts,” Green explains.

A yoga mat, hand weights and additions such as a Bosu work for the smallest spaces, as do expansion bands or systems such as the TRX. Here too luxury equipment such as Pent’s suite of fitness accessories elevates any space.

For larger areas, modular systems such as Gym Rax, which combines a small footprint with the ability to adjust modes, are a versatile option. It also incorporates storage spaces and options, including a punching bag.

Fitness Tech

What has really revolutionized small space training are interactive modalities. Extra-large highdefinition screens that appear as mirrors offer personalized training, even interactive, one-onone coaching, along with access to dozens if not hundreds of training videos.

The best, according to the Good Housekeeping Institute, is Tonal, a wall-mounted platform with both a 24-inch screen and electromagnetic resistance equipment. Offering a tremendous variety of classes, Lululemon Studio Mirror provides more than 10,000 classes and, for an additional fee, personalized training.
