Large, airy spaces are often highly sought after in the real estate realm, whether it be in the form of high ceilings or spacious open floor plans. While immense spaces exude a sense of luxury, they present their own unique challenges. Specifically, vast spaces are vulnerable to lack of balance, coziness, and intimacy. The key to avoiding these atmospheric faults is all in how the spaces are designed and structured. Designing large spaces that feel intimate is crucial for interior designer Helen Bergin’s objective to make every environment she works on feel like home to the client. “Definitely start with a fabulous area rug to ground the space,” says Bergin. “Make sure you have different levels of lighting; ceiling, table, wall. Mix your materials and [the] scale of furniture so that you’re putting together a collected look, and don’t forget to incorporate fabulous art and window treatments.”
Established in 2016, Helen Bergin Interiors is a full-service interior design firm in Palm Beach, Florida that has developed an identity for classical
dynamic design with a “whimsical” twist, as noted on the company website. Prior to having her own firm, Bergin worked as a designer for multiple renowned firms including Annsley Interiors, Rinfret Ltd., and Robert Passal Interior Design, which contributed to her design expertise. Bergin and her team share a goal of consistently delivering a unique sense of “home” by working to ensure that each project fully embodies what home means to each individual client. This is achieved through “combining comfort with sophistication, the past with the present.”
Interior design principal Glenna Stone also offers expertise on the subject of designing expansive spaces. “There are a few ways one can make a large space feel more intimate, first of which is through the furniture arrangement,” Stone explains. “In a large room, it is important to incorporate multiple seating arrangements, which helps the room feel inviting. If the budget allows, a grasscloth wallpaper helps the wall to feel full and layered, creating warmth and

intimacy.” Grasscloth wallpaper is a design detail that can be noticed sprinkled throughout Stone’s own company design portfolio, adding a unique textural element to each room it is featured in. “Lastly, don’t forget the ceiling! If the ceilings have height, adding millwork details such as beams or a coffered ceiling helps to lower the ceiling plane and can make a space feel more cozy.”
Her award-winning interior design firm, Glenna Stone Interior Design, located in Philadelphia, strives to create stunning interiors for the discerning residential, commercial or hospitality client. “[Stone’s clients] value the emotions that are evoked when experiencing a space designed solely for them, through wellconsidered decisions to make a space radiant, inviting and livable,” states the company website.
Heather Caine is the owner/broker of the acclaimed Caine Luxury Team in Naples, Florida. Caine Luxury Team holds the title of No. 1 team in volume of sales in Southwest Florida within Keller Williams. With 20 years of experience, Caine knows a thing or two about how to style and stage a home to be appealing to the discerning buyer. “Everyone wants to gather,” Caine
explains. “You don’t want your home to feel like a lobby, you want your home to feel like an intimate space where you can have conversations. It is so important to create that feel in the home so that you don’t feel like you’re in a hotel lobby.”
It’s apparent that people desire a sense of intimacy in their home, but Caine knows that going about achieving it in a large space is another ball game. “I think it’s all about making sure that you position the furniture off the walls to create a closer, intimate feeling,” says Caine.
“A lot of people make the mistake of making the furniture so far apart, and they push things up the walls instead of creating an intimate gathering. It’s better to have walkways in large spaces than expansiveness of the placement of furniture.”
On the topic of design mistakes, Caine notes that, “The most common mistake is too small of furniture for the space, or too small rugs. You always want to make sure that you create an intimate scene, [with] the chairs, the couches; the feet of the furniture are actually

placed on the rug. Another way to really warm up a large space is to hang curtain panels that can soften the space, and window treatments.”
Strategic placement of furniture and textures is the key to honing in on coziness when decorating a sizable space.
The invaluable insight provided by these three experts emphasizes the indispensableness of utilizing diverse textures and materials when designing substantial spaces to create a sense of closeness and homeyness. Properly sized rugs, lighting, furniture placement, and appropriate window treatments can make or break a vast area as well. Filling sweeping empty walls with interesting artwork that you love to look at is a fantastic way to simultaneously add character and self expression to your home, while adding that desirable warm and inviting atmosphere. In light of all of these tips, the perfect combination of creativity and strategy is integral to making any large space feel intimate through design choices.

There has long been a fascination with the concept of the “Home of the Future.”
From Walt Disney to The Jetsons, people have always tried to picture what future living would look like. While we may not have flying cars or cities in the clouds, one thing that those early predictions got right about our current way of living is our homes’ integration with new technologies. From doorbell cameras to digital thermostats, there is almost no aspect of our homes today that doesn’t have at least some recently developed innovation as a key part of it. Here we take a look at some of the more unexpected places in the home that have incorporated recent innovations and improvements.
Steam & Screens
One company has spent the last 65 years working to incorporate new technology into perhaps the most unexpected place in the home: the shower. ThermaSol is a Texas-based company primarily specializing in showers, saunas, and steam. Patrick Weidl, ThermaSol’s director of business development, noted how the company had “built and patented the first-ever residential steam shower in 1958.”
In recent years, as Weidl says, “We began embracing technology with even more passion.” These advances include the ThermaTouch 7 LCD touchscreen control and the Digital Shower Valve, which are integrated into several of their shower and sauna systems. As Weidl explains: “We don’t

think of technology as something mechanical or separate from the products. Our technology is there to enhance your experience.”
Window Tech
One of the fastest growing home markets is that of window treatments. As Erica Bail, the creative director at Graber, notes, “windows keep getting bigger” these days. Bail goes on to say that “Graber is a manufacturer of high-quality window treatments” who believes that “every room is an opportunity to showcase unique style, taste, and craftsmanship.” As a company, Bail says that “innovation is at the heart of Graber. We not only develop trend-right window treatments
that look great, but also the innovative technology needed to operate them for truly modern living.”
According to Bail, Graber has developed the “most cutting-edge drapery solution of its time,” the Badger Draper Crane, and the “whisper-quiet, ultra-light lift for solar and roller shades,” the Graber UltraLite Lift System. Graber offers shades and window treatments that “offer privacy and light control” and can even be connected to digital home assistant devices to automatically adjust them.
Wallpaper Wonders
The British furnishings company Graham & Brown has also worked to be innovative in
the field of shades, as well as wallpapers. Amy Bant, product manager for Graham & Brown, remarks how the company has “always been an innovator.” It was started in the 30s, she says, when two friends started a wallpaper business that was halted during the war. After the war, “they pulled the printer out of storage, only to find rationing of paper. Showing great resourcefulness, they procured some ‘foil’ from the Royal Air Force.... With this, they produced some of their first wallpapers.”
That was only the first revolutionary design technique that they developed. Bant went on about further developments, such as “making the first batchless wallpaper in the 80s, to becoming

a carbon neutral business in 2022.” They even developed a “ground-breaking Augmented Reality app to assist shoppers in their selections five years ago.” Bant believes that with tech such as this, Graham & Brown will be able to “innovate, utilize tech and grow into new product areas.”
Pop-up Power
Technology today allows us to visualize how a room will look before anything is even built.
Jens J. Wischmann is the managing director of the Association of the German Sanitary Industry. It has developed an initiative called Pop up my Bathroom, which aims to be at the forefront of bathroom design. According to Wischmann,
the idea for Pop up was conceived to “create a trend forum in which we could present the most important tendencies in the interior culture of the bathroom and corresponding product solutions from the sanitary industry.”
He goes on to say that “the platform aims to provide bathroom planners, architects, interior designers, trend researchers, industry players, dealers and tradesmen with new impetus for modern bathroom planning and point out the possibilities it holds for the bathroom culture of an individualistic society.” “The focus,” Wischmann says, “is on material and color trends, unusual ideas and reference projects as well as the latest innovations and products from
brand-name manufacturers.”
The latest trends from Pop up my Bathroom premiered at ISH 2023, characterized into four distinct themes: Sustainable, Tiny, Wellbeing and Emotional. These concepts were decided upon after “thoroughly done research on trends which will be of decisive importance for holistic bathroom planning over the next few years.” They create four distinct visuals of potential bathroom designs, that each show the versatility and livability of those spaces within the home. Wischmann hopes that with Pop up my Bathroom and other similar initiatives starting up, that more people will start to see “that the bathroom is becoming more and more a fully fledged living space.”

Designing and building a new home is a complex process fraught with challenges and potential misunderstandings.

There are any number of challenges that can complicate the design of a new house, including clients misrepresenting their preferences, unpredictable zoning administrators and contractors blowing through budgets. America’s premier residential architects, who have experienced it all, provide insights on how to manage the stressful experience.
New York-based Kligerman Architecture & Design (KA&D) is known for conceiving distinctive single-family residences inspired by traditional design — influences from Arts & Crafts, Shingle Style and Mid-Century Modern genres reflect the firm’s versatility — that have been updated for contemporary lifestyles. “Our designs are rooted in traditional styles, but offer sculptured forms and modern sensibilities, including a reinterpretation of traditional details in a more streamlined, modern approach,” explains KA&D partner Margie Lavender.
She also notes a sense of whimsy is frequently incorporated into the Midtown Manhattan firm’s designs, and that clients who are purists about historic styles are likely to look elsewhere. Some KA&D-designed residences are unabashedly modern, but never austere — Lavender suggests they convey “a warm modernism” — thanks in part to an infusion of natural materials. A constant flow of communication is a priority at KA&D, a prerequisite that can mitigate most of the challenges frequently associated with new home design and construction.
Lavender reports her firm provides clients with a comprehensive, 15-page questionnaire that elicits a wealth of details on a family’s needs and preferences for a new residence. That information, coupled with observing how they live in their current residence, will clearly determine clients’ requirements, she explains. For aesthetics,

Lavender reports, “Some clients know what they want, others don’t, so we start by collecting images from our own portfolio and elsewhere to be sure we’re speaking the same language, and the next step is to make it their house.”
KA&D collaborates with clients through both traditional drawings and watercolor sketches, as well as computer-generated renderings and three-dimensional modeling. “Each one informs something different and once it becomes digital, it becomes more specific,” says Lavender. Budget naturally plays a role in the design process, even with extremely affluent clients, concedes the
architect. “To manage expectations, it’s important to discuss budget matters at the outset, and we want to keep the lines of communication open at all times,” she states.
And with sensitive luxury locations like the Hamptons or Nantucket, sophisticated clients recognize there may be additional expenses related to the retention of land use or environmental attorneys to dispose of zoning and coastal regulatory issues. Reiterating the collaborative nature of the relationship, KA&D’s Margie Lavender states, “We’re really passionate about design, but we can’t do it
without constant communication.”
Alabama-based Jeffrey Dungan Architects has designed luxury residences in 35 states and various foreign countries, and more than half his portfolio consists of comforting hideaways inspired by the designer’s own idyllic experiences growing up on his family’s farm. Citing the firm’s diversity of styles, founding principal Jeffrey Dungan reports, “Our designs are based on the context of the site or neighborhood, and the prevailing culture in the area.”
“Your house says a great deal about you, and it should celebrate the best parts of your personality,” suggests Dungan, who immediately searches for clues about new clients’ lifestyles, whether they are formal or carefree, avid entertainers or introverted homebodies. He cautions, however, that a family’s weekend getaway at the beach may represent a very different personality profile than their primary residence.
“I’m not a mind-reader, but a very intuitive person, so I glean a lot of information from unspoken behaviors, but also ask clients pointed questions about how they want to feel in particular spaces,” says Dungan. These dialogues are critical because, as the architect acknowledges, “Almost unequivocally, hiccups in the process stem from not communicating clearly.” He insists on establishing realistic expectations on design and budget (expenditure of both money and time), early on to avoid potential disappointment.
“When issues arise — even if they’re not things the client wants to hear — architects need to address them immediately,” submits Dungan, who adds, “It’s better to tell clients the truth early and often.” Conversely, clients need to be fully

transparent about changes in their lives that could affect the design process. Dungan recounts a home he was designing for a 40-year confirmed bachelor. During the design phase, the client met a woman he wanted to marry and during construction she became pregnant, dramatically reshaping the client’s requirements.
Los Angeles may be the poster child of unrestrained urban sprawl, but the city is also an epicenter for influential residential design, with the pioneering work of Richard Neutra, Rudolph Schindler and John Lautner scattered throughout the Hollywood Hills. L.A.-based KAA Design is not only a beneficiary of that rich heritage, but its contemporary residences proudly reflect the traditions of the Mid-Century Modern masters. “Our work conveys that same sense of optimism, a feeling that anything’s possible,” says Tran.
KAA Design’s clientele includes A-list Hollywood celebrities, high-profile financiers and billionaire philanthropists, and its philosophy is enshrined in founding partner Grant Kirkpatrick’s book, California Contemporary: The Houses of Grant C. Kirkpatrick and KAA Design. Partner Duan Tran says of the firm’s approach, “We specialize in lifestyle-driven design that incorporates warm, organic materials within contemporary design sensibilities.” He adds, “Another defining characteristic of our firm is our priority in connecting the architecture to its site,” echoing a significant Mid-Century Modern principle.
Like his peers, Tran emphasizes that most problems can be avoided through effective communication between designers and clients. KAA Design is very conscious of managing expectations, especially because labor and material costs have increased dramatically
since the pandemic. Therefore, Tran reports the firm updates project budgets with clients on a monthly basis. “We’ve developed a process and rollout that’s forgiving, so if clients change their minds, it’s not catastrophic,” explains the architect, who notes it is not uncommon for people to be inspired by luxury resort designs while on vacation.
Tran suggests that residential design has been profoundly altered since the pandemic, as people currently think about their homes very differently than they did just four years ago. Not only have client priorities changed, but staff

turnover in municipal planning and building departments has made discretionary approvals and plan-checking more time consuming.
“In terms of client requirements, a home office is now essential, and wellness is a much greater priority,” says Tran, noting, “The Peloton sitting in the corner of a room now wants a real space.” Fortunately for KAA Design, the foundations of Mid-Century Modernism — an emphasis on natural light, an indoor-outdoor lifestyle and connection to nature — translate remarkably well to current preferences.

Like welltraveled businesspeople, they demand efficiency, but since they report on leisure activities, they adopt the perspective of a vacationer.
Alexis Averbuck, a prolific guidebook author who showcases destinations from Italy to Iceland for Lonely Planet, identifies her single most essential item. “As a travel writer, my iPhone, with the mapping and note-taking features it offers, is a must,” she says, adding, “I can even skip the laptop and do almost anything from my phone.”
For comfort — and getting some muchneeded sleep en route to destinations that include Antarctica — Averbuck reports, “I have an amazing padded, satin eye mask that also covers my ears — it’s the perfect item for instant sleep anywhere.” She explains, “I pull it down and voila! Out like a light.” For connectivity, the veteran journalist states, “I’ve recently taken to packing a teeny three-socket converter so if my lodging only has one outlet, I can still plug in up to three devices.” And with the pandemic still lingering, Averbuck always carries a medical kit that includes COVID-19 tests, masks and an immune system-boosting vitamin regimen.
Caroline Tanner, reporter for The Points Guy, the website that has become a bible for travelers seeking to maximize credit card points and airline miles, mitigates her risks when traveling. A staunch believer in carry-on luggage, Tanner says, “I avoid checking through a bag at all costs,” and suggests her policy has been validated by recent mass flight cancellations and chaotic baggage scenes at London’s Heathrow Airport.

Cash insists versatility is the key to packing light, but keeping in style. “Most of the items that I pack are neutrals, so they’re versatile enough to be used with multiple outfits, but still be fashionable,” he says. “Most of the time I have a few statement pieces, whether it be a watch or belt, and those are small enough that they don’t take up much space in my bag.”
Sadly, luggage design has hardly changed in a century, with the most notable advances being the wheels and telescopic handles that emerged in the 1970s and 1980s. The absence of transformative developments is the reason why most discussions about packing focus on techniques rather than equipment, but for many frequent travelers, packing cubes represent an unprecedented innovation in their personal packing protocols.
The relatively inexpensive, zippered containers help travelers compartmentalize their needs, whether by articles of clothing, colors, occasions, or days of the week. Packing cubes are appreciated by people whose entire lives fit into a single backpack, as well as those with 12-piece sets of Louis Vuitton suitcases in tow. Interest in gardening dramatically spiked during the pandemic, with homeowners in all economic strata discovering the pleasure of producing vegetables, fruits and herbs for their own tables. For decades, massive amounts of American agricultural acreage have been gobbled up by developers and transformed into subdivisions, but now little slices of suburbia are deservedly being converted back to farming.
Property owners have various motivations for dedicating excess land to agriculture or acquiring new property for farming. Some, inspired by economics or eco-conscious principles, have an interest in subsistence farming: the concept of growing or raising everything required by one’s household onsite, with no waste or surplus. Another contributing factor is a newly discovered joy of working the land, much like the satisfaction urban dwellers derive from maintaining a simple flower bed. And some people — often romantics with a passion for gastronomy — decide to quit their corporate jobs in the city to become boutique vintners, cheesemakers or ranchers.

In her book, The Suburban Micro-Farm, author and suburban farming advocate Amy Stross addresses the trend. “As the number of professional farmers — as well as farmland — continues to shrink in modern times, suburbanites are picking up their digging forks and transforming their lawns into productive space,” she writes. Stross’ website, Tenth Acre Farm: Permaculture for the Suburbs, provides valuable tips and resources for property owners seeking to grow food for subsistence or fun.
In some parts of the nation, the trend of amateur agriculture translates into putting excess acreage into raising livestock, and Ranchman Properties outside Fort Worth, Texas, specializes in the sale of such properties. Co-owners Ben Clark and Jason Trosper — they are also directors of KW Land — report the pandemic spurred purchases of hobby ranches located within or near metropolitan areas. “Our phones didn’t stop ringing at the beginning of COVID,” reports Clark, who adds, “People wanted their own piece of land to stretch their legs, have a chicken coop and live the life.” The partners also note there is strong interest in equestrian ranchettes among luxury buyers interested in breeding horses for hunter/jumper or dressage competitions, expensive hobbies that draw major investments from affluent enthusiasts.

Hobby agricultural pursuits are not limited to fruits, vegetables or ranching, as many New Englanders with a few extra acres have been lured into the idyllic world of goat farming or cheesemaking. Henhouses, requiring very little land, are popping up on residential properties across the nation. Surprisingly, raising chickens is allowed within the city limits of Phoenix, Minneapolis and Houston, and attempts to legalize it are afoot in Philadelphia.
The opportunity to own a vineyard was once limited to California and a few other states, but now homeowners everywhere with excess
acreage find the notion of producing their own grapes irresistibly romantic. King Street Vineyards LLC (KSV), based in Milford, New Hampshire — the town is a one-hour drive from downtown Boston — assists property owners in planting their own vineyards, fruit orchards and other edible landscapes.
“In addition to adding value, growing fruit is something these property owners can treasure, and it’s as timeless as the earth,” says passionate KSV owner Dave Quigley, a 40-year industry veteran who founded the company in 2014. Explaining owners’ inspirations for planting, he says, “This is their Shangri-La, and I can help them add an orchard or vineyard that’s both elegant and sustainable.” KSV’s nursery currently offers about 50 species of fruit trees that grow well in New England, and Quigley reports most

clients prefer mature trees that can begin yielding fruit almost immediately.
A surprisingly substantial portion of KSV’s business in frigid New England involves the planting and maintenance of vineyards. Quigley produces wine and table grapes from his own hobby vineyard and notes that despite the Granite State’s harsh climate, the New Hampshire Winery Association boasts 21 members.
“A lot of people — maybe they’re a stockbroker or airline pilot — want to do something different with their property,” is how Quigley explains many of his clients’ aspirations, some having recently moved from Boston to the New England countryside. “From day one of the pandemic, the number of people contacting me skyrocketed,” reports Quigley, noting that people confined to their properties were motivated to
make the best of it. “It’s a wonderful thing to be a part of because these people will have those orchards or vineyards for the rest of their lives,” says Quigley. “Every year they’ll have fruit.”
In Great Britain, with assistance from the nonprofit Landmark Trust, some of the countryside’s most historic estates have leased excess acreage into agricultural use to defray the enormous expenses of maintaining those properties. As a result, some of Britain’s finest culinary ingredients, coveted by Michelin-starred chefs, are grown and raised on those grand estates. The opportunity to grow is a powerful motivator and, on a much smaller scale, inspires a new interpretation of subsistence farming in the states.
Subsistence agriculture is a means of ensuring that economically struggling families
can sustain themselves, but among more affluent households it is a means of eating well while leaving the faintest of carbon footprints. Appealing to green-minded individuals are “agrihoods,” neighborhoods that incorporate agricultural acreage, in the same way other developments are built around golf courses or nature preserves.
The approach is no longer obscure and the website of Agrihood Living, a resource for homebuyers interested in this lifestyle, currently provides a directory of communities in about a dozen states. Clark and Trosper of the Ranchman Properties Team with Keller Williams Denton in North Texas report an intriguing variation of this concept in the ranching industry. Developers have subdivided large properties into 10- to 40-acre ranchettes, but continue to raise cattle in a common area, offering property owners a fractional ownership of the herd.
In Harvest, Texas, a 1,200-acre community minutes from downtown Dallas, 3,200 singlefamily homesites are situated around fertile agricultural land cultivated by a professional. That farmer shares his expertise with homeowners, who can grow fresh produce themselves for a healthy farm-to-table lifestyle. Willowsford, in the Virginia suburbs of Washington, D.C., integrates 300 acres of farmland that produce more than 150 different vegetables and herbs, fruit and flowers, as well as various breeds of livestock. To varying degrees, residents in these suburban communities are being reconnected to the land.

Feng shui, encompassing ancient Chinese principles of channeling energy to create harmony and balance in a home, is trending across America.
Whether you believe it represents ancient wisdom that has stood the test of millennia or simply harmless superstition, American homeowners are subscribing to the principles of feng shui in record numbers. Furthermore, an entire industry of feng shui consulting has emerged to assist architects, interior designers and homeowners in properly executing its laws.
The Basics
In feng shui, rooms and furnishings are arranged to wield a home’s energy to create a harmonious balance, and simple things like a door or desk facing the wrong direction can put that harmony in jeopardy. What may initially sound like arbitrary guidelines are rapidly being embraced in Western culture, and it is no longer difficult to seek advice from a feng shui specialist. Endorsements by celebrities — Bill Gates, Richard Branson, Oprah Winfrey, Steven Spielberg, and George Clooney among them — have hastened its acceptance, and adoption by corporations like Coca-Cola and British Airways lends credibility.
Business Sense
Feng shui is not only becoming more prevalent in architecture and interior design because harnessing positive energies makes sense, but it is also good business. Designers need to accommodate clients who adhere to the teachings of feng shui, including increasing numbers of Asian American homebuyers to whom it is a priority. The population of Asians in the U.S. doubled between 2000 and 2019 and is projected to double again by 2060, representing a market that cannot be overlooked.
In metropolitan areas with large Asian American communities, it is particularly essential for homebuilders, architects, interior designers, and real estate agents to at least maintain a working knowledge of its principles. Intense
demand may be localized, but real estate professionals in every corner of the nation now recognize the value of having some fluency in feng shui.
Jacksonville, Florida, real estate agent William Vasana serves on the Keller Williams Associate Leadership Council and is Vice Chair of The Mayor’s Asian American Advisory Board in Jacksonville. An expert on feng shui, he reports, “As an agent, you have to be ahead of your clients’ needs so you can give them counsel and guidance.” Vasana adds, “Agents can also recommend changes that can enhance the feng shui of the home and make it more appealing to potential buyers.”

suggests the explosion of interest in feng shui is more a product of increased awareness through the Internet and social media than growth in the Asian population. “There’s a lot of information out there, so I clarify things that are lost in translation and make feng shui more easily appreciated for everyday life.”
Surprisingly, Kim reports that only about five percent of her clients are of Asian descent, typically second- or third-generation Asian Americans. “They want to know how what their grandparents taught them can be adapted to modern life,” she says, noting that 21st century realities (e.g., electronics, solar panels) were not anticipated in ancient teachings. Describing the demand for feng shui in a modern context, Kim says, “Your home should be your personal charging pad. These days, we’re all on-call 24/7 even if we’re not doctors, but it’s important to turn yourself off.”
Kim teaches the Black Hat school of feng shui, widely practiced in the U.S., that she believes better addresses modern lifestyles. More traditional feng shui focuses on the importance of trinkets like three-legged frogs or golden horses, but symbols cannot ensure positive energy in an otherwise chaotic home. Kim advises younger homeowners that hanging a photograph of a beloved horse from childhood can be equally as effective as purchasing an equine statue at a Chinatown boutique.

The Five Elements
A major tenet of feng shui is the fiveelement system, borrowed from the teachings of Taoism. Each of the five elements — earth, metal, water, wood, and fire — is associated with specific qualities, colors and shapes, and all must be in balance. For instance, a square brown rug or solid rectangular table can bring earth-related qualities (e.g., stability, nurturing) into a space, while the passion or inspiration associated with fire can be brought into the home through triangular shapes and red or orange objects.
