Emerging Trends

Changes in the world around us, in what we need and crave in a home as the world changes, in what popular figures are doing with their homes, in what we value — these all help dictate what is trendy in luxury real estate. As things go in and out of style with each passing day, it is crucial for real estate professionals to be in the know in terms of what their clients might be looking for — specifically things that they weren’t necessarily looking for last year, last month, or even last week.

Utah

“The biggest trend we are seeing now are luxury clients looking for ‘wow factors’,” says Rhonda Berdinner of Utah Dream Properties Keller Williams Realty. “Outdoor space and bringing the outdoors in, all while being as lowmaintenance as possible.” Rhonda recounts a Salt Lake City property sold last year that hooked the buyers in with its captivating outdoor space and grand windows that make nature feel as though it’s one with the home.

“Many of our luxury buyers in Utah are looking for second or third homes and are only here for short periods at a time, so they don’t want a lot of maintenance and upkeep.” As for

why bringing the outdoors in is becoming so sought-after in Utah luxury real estate, Berdinner suspects, “It could be attributed to the pandemic and the desire for a retreat atmosphere, since so many also work from home now. Home office space has always been desired in many luxury homes, but even more so now. Since so many people spend more time in their homes, now than ever before, outdoor retreat-type space is sought after.”

New York, New Jersey, and Connecticut

“Luxury buyers are looking for a place to live, work, entertain, workout, meditate and relax — a place for everyone and everything,” says Christine Finch Oleynick of Keller Williams Luxury, CO&CO Homes. Oleynick deals with the New York, New Jersey, and Connecticut tri-state area. She says buyers want “a home where you never have to leave. They want it to look and feel like a luxury hotel experience, but be comfortable and cozy at the same time.

“Some of the top features they are looking for include a well-appointed outdoor living and entertaining space, at least one home office, and a large modern kitchen with an island with storage, seating, appliances, outlets. They want

the bathrooms fully updated, and the laundry room to be ample and well designed and on the living level. They are also looking for smart and energy-efficient homes. A pool is a must, and many would like a pet shower, heated floors, and large white walls for displaying their art.”

Oleynick’s clients want a luxury home that is not only masterfully crafted, stunning to look at, and comfortable to live in, but they want their home to be a one-stop shop. The buyer wants a home they never really have to leave in order to have fun, be comfortable, work, or vacation.

Florida

Some cities and states have real estate trends that never go out of style because the need they fulfill never goes away. For example, Kathrin Rein, PA in Miami, Florida, notes that her clients always want high-impact windows because South Florida has frequent hurricanes. She knows her clients will likely always be looking for that feature in their homes due to Florida’s weather, and Florida home designers often account for that when building and designing homes.

“Quite a few clients in the luxury segment want a panic room,” she notes. A panic room is a fortified room installed in a home to provide

a safe shelter in the event of a home invasion or other threat. “If you are a celebrity, there is ransom insurance. If you have a panic room in your house, the ransom insurance will be significantly lower. Panic rooms are not listed in the housing ad because we don’t want people who break into homes knowing if it has a panic room or not,” says Rein.

Outside of those sought-after home safety features, Rein emphasizes that her clients are also looking for a home with ample indoor/outdoor living spaces, just like the clients in Utah, New York, New Jersey, and Connecticut, highlighting the consistency of this trend across the United States. “That’s all really big right now,” says Rein.

Rein notes that she is also seeing the home office trend as a must-have on her client’s dreamhome checklists. “Home” appears to be the biggest trend right now across the board. Home offices, home gyms- people want to be at home no matter what state they live in. The pandemic has sparked this trend, and there are no signs of it fading out any time soon.

Many buyers have a wine cellar, sauna, herb garden, and ice bath tubs to combat the Florida heat on their list of non-negotiables. “Everybody is back to nature, back to health, the health trend. I think the pandemic has made people realize that

they want to live healthier, and in sync with nature,” explains Rein. “We have a lot of clients that have lived in a townhouse and traded it in and moved outside — myself included. I wanted land and I didn’t want to be close to so many people.” Rein shares how she too has a lot of the amenities in her own home that her clients are looking for. “They are things I never would’ve wanted before the pandemic. Your perspective changes when you are locked up for such a long time. You just want different things.”

A chef’s kitchen offers dazzling outdoor views. And an in-home gym is a must-have on many buyers’ lists to keep up with their fitness without having to leave the comfort and security of their home.

Focused on Wellness

The transition away from a larger home to a community or a smaller property can come with a myriad of challenges. Keller Williams Luxury agents are focusing on that journey with wellness in mind.

Through years of experience and recognizing a niche segment of the market, Dan Ihara, founder of The Ihara Team Keller Williams Realty, and REALTORS® like him, have a mission when it comes to emptynesters who are ready to sell. As leader of the Keller Williams Real Estate Planner community of agents, Ihara says the goal is to “build a community that facilitates conversations, provides solutions, and executes plans to build generational wealth and accomplishes the goals of the family.” The agents in this program are experts at selling homes from start to finish. The Keller Williams Real Estate Planner program is often helpful if a home either becomes too large or difficult to maintain and is simply not working for a homeowner anymore. Ihara says, “Then there are the concerns about investment properties and the possible burden it might put on their children, along with the possible family disputes it could create.”

This specific section of the market that may want to move to a smaller house or relocate, still want to stay well, retain their investments, and be comfortable. They want the luxury of owning their own home, but without the hassle of maintaining a larger house. Bryan Schachter, the chief investment officer at Watermark Retirement Communities — the 10th largest senior housing operator in the country with 72 operational communities across 22 states — says “The inspiration behind the communities was that David Freshwater and David Barnes desired to create extraordinary communities where people thrive. The focus has been primarily on wellness and hospitality-focused projects, often in urban or suburban-urban locations.”

Seniors are interested in luxury living, in preserving their investments, and agents like Ihara can help them achieve those goals. “We do not envision the future of seniors housing to be locations primarily out in the suburbs, but

rather on locations in the heart of everything, where there is access to retail, restaurants, medical services, entertainment and the arts,” says Schachter.

The Keller Williams Real Estate Planner program is a community of expert agents who have gathered the knowledge, training, and experience to compassionately guide real estate owners who are selling later in life. “They will assist in ways to create generational wealth, minimize taxes, and facilitate the goals of the family,” says Ihara.

Ihara has been licensed since 2005 and has been selling real estate in Hawaii for the past 17 years. With his wife and team, he’s built a model around securing listings with shiftproof sellers. Ihara’s first listing came from a retired woman who wanted to move from her home and couldn’t sell it. “We helped her find a place to move to, and decluttered and fixed her home to sell. We also minimized her tax burden through a partial 1031 exchange, which allowed her to pay for her retirement community entry fee and the rental income supplemented her monthly fee,” says Ihara. The journey is important because it facilitates sellers who are ready to make a change to a community like Watermark and provides valuable advice to clients facing transitional challenges.

Sellers who are looking to sell and find a more wellness-focused living situation are looking for the luxuries of home without the hassle. Schachter says, “We are committed to an integrative, collaborative and engaging health and wellness experience for everyone.” The transition out of a home can be a smooth process that results in a community that “has

There are desirable locations among surrounding amenities, elevated designed spaces such as common areas, dining options and resident apartments as well as high quality of care,” adds Schachter. With the help of Real Estate Planner agents, this process can be seamless.

A transition such as this can be a lot to take on, which is why agents in the program have been specifically trained to think like a consultant, act like a shepherd, and focus on the needs of the family as it builds generational wealth, according to Ihara. “Our main services are helping a client move from their home to a safer environment, with little to no stress, and removing the burden of an investment property, deferring/eliminating capital gains taxes with a 1031 exchange, and minimizing family disputes.”

Through education and training, agents that are part of the Real Estate Planner program have a diverse toolbox to provide solutions that encompass their clients’ challenges. If a seller has questions about real estate tax planning strategies or the best practices for creating generational wealth, expert agents can offer answers and serve as a guide throughout the journey from start to finish.

The goal is to make the process of moving and selling painless and profitable. “The program is for seasoned and successful agents who want to break out of the mold of being a commodity and move from transactional to relational,” explains Ihara. Hygge Your Home

Have the perfect hyggelig evening at home by embracing simple pleasures and cozy spaces.

Hygge (pronounced hoo-gah) is a Danish concept used to describe a happy lifestyle and an atmosphere of coziness. It’s taking the time to enjoy a hot cup of tea, gathering around a crackling fireplace and spending time with loved ones in a softly lit room.

“Hygge is the driving force that teaches us to pause, reflect, and connect,” says interior designer Krista Hermanson, whose designs are inspired by the concept. “I believe the environments we inhabit have a profound effect on our well-being.”

Hermanson crafts interiors that foster moments of connection and contemplation, whether it be a cozy living area where a family shares a pot of coffee, or a quiet reading nook where an individual curls up with a book.

“Hygge is all about making the most of the small things,” says Kayleigh Tanner, blogger at hellohygge.com. “It’s a great way to tune into your everyday life and appreciate it on a smaller scale. Hygge isn’t tangible — you just know when you feel it.”

Meik Wiking, the CEO of the Happiness Research Institute in Copenhagen and author of The Little Book of Hygge: Danish Secrets to Happy Living discovered that 71 percent of Danes experience hygge most while at home.

Incorporate hygge into the home with natural elements, soft textiles, and a warm, neutral color palette. Fill lounge areas with cozy blankets, throw pillows, and plush rugs. “Go for soft, tactile fabrics — chunky knitted blankets or luxurious velvet are perfect for hygge, and there’s

nothing nicer than sinking your feet into a faux-fur rug,” says Tanner.

Hygge goes hand-in-hand with Scandinavian design, which is a minimalist home style defined by clean lines, light colors, and the warmth of natural wood grains. Scandinavian interior design prioritizes sleek and modern decor that still feels inviting, cozy, and warm. Where hygge differs slightly from traditional Scandinavian design, “hygge isn’t about having a pristine, perfectly tidy home — instead, make it somewhere you want to spend time,” says Tanner.

Dim, warm lighting is crucial to create a calming atmosphere. Instead of bright overhead lighting, artfully place table lamps, floor lamps and sconces to create a soft glow throughout your hyggelig home. “Add dimmer switches wherever possible to allow for the layering of lighting during different times of day,” advises Hermanson.

The easiest way to instantly bring hygge into an interior: candles. Not only does the gentle flickering and soothing pools of light help to calm the brain, the pleasant smell — especially an earthy scent — is very hygge. “Candles are the ultimate hygge calling card,” according to Hermanson.

“Hygge is a full sensory experience, so I extend my pursuit of hygge at home into the fragrances and sounds around me,” adds Tanner, who loves the soothing sound of a crackling fire and gentle rain.

A hyggelig home will look different to everyone, depending what colors, textures, scents and sounds spark joy. When creating an environment that speaks to you, Hermanson says to keep things simple and personal. “Don’t overcomplicate your design. Everything in your home should serve your lifestyle and bring you fond memories.”

Branded residences have become one of the hottest real estate sectors, charting an impressive, 170-percent increase over the past decade.

Amid discussions over the state of real estate, branded residences seem to be having a moment.

“It’s been a really exciting time for branded residences,” shares Buddy Fleming with Keller Williams Bermuda, where St. Regis launched its branded residences in the middle of the pandemic. “That first building has sold out, and a second is currently under construction,” says Fleming.

“Bermuda has always been a luxury enclave, but it’s also a “costly place for a nonBermudian to own property,” he says, noting residences at the St. Regis Bermuda bring unique benefits that are not associated with other property types. But the real attraction is a turnkey lifestyle, legendary St. Regis service in a private home with all the benefits of a resort hotel. A brand’s presence also gives owners assurance to place their home in the rental program.

The concept of residences under the auspices of a luxury brand is not new. The Sherry

Netherland in Manhattan pioneered the idea almost 100 years ago. Later, the Carlyle and the Pierre, also luxury legends, offered residences overlooking Central Park.

In 1985, the Four Seasons reintroduced the concept of private residences with the Four Seasons Hotel Boston. Today, nearly all Four Seasons projects under development include a residential component.

Research from Savills shows over 580 branded residence projects open globally with more than 133 luxury brands. The forecast estimates more than 900 projects by 2026. Two early players, the Four Seasons and Ritz Carlton, still lead the number of residences.

Not Just Resort Brands

Hoteliers remain the majority, but a growing number of other luxury lifestyle brands, including Porsche, Bentley and Armani, offer residential buildings. The Porsche and Bentley offer an unusual benefit: a robotic car lift to the private sky garage at each residence.

Prime Location

An almost impossible-to-duplicate location, whether a stretch of Bermuda’s famed pink sand in historic St. George or a private island in the Abacos, the site of Montage Cay, slated to open in 2023, is a hallmark of branded residences.

St. Regis, Montage, Four Seasons, Ritz Carlton, Rosewood, Six Senses and Mandarin Oriental all offer residences. Most, but not all, are associated with a hotel. For example, twoand three-bedroom residences comprise the Ritz Carlton Club in Vail.

Stand Alone Luxury

Approximately half of the properties in the pipeline for Rosewood Hotels & Resorts include a residential component, shares Brad Berry, vice president of Global Residential Development at Rosewood Hotel Group. Their portfolio of stand-alone buildings is also on the rise; high-profile locations include Rosewood Residences Beverly Hills, Rosewood Residences

Lido Key, Rosewood Residences Kamala and Rosewood Residences Naples. Adding to demand for homes in resort settings is a desire for more extended stays. “We continue to see a shift away from traditional seasonality, with these areas attracting more longterm or permanent residents,” shares Berry.

Not Just Ultra Luxury

The term branded residences is usually associated with uber luxury, but the sector includes multiple categories, which Savills categorizes as luxury, upper-upscale, upscale, and upper midscale. Estimates show these entries comprise about 42 percent of the market. Weston and Hilton are fast-growing brands for upper upscale schemes.

North America accounts for more than a third of branded residences globally. The top cities are Dubai, Miami, New York, Phuket, Bangkok and London. More than half of the top 20 are in resort locations.

Confidence in the Brand

The geographic mix in the pipeline speaks to the strength of this sector. The Bahamas, the Caribbean, and Mexico have become prime targets for resort ownership. “Buying a branded residence, especially abroad, instills an extra level of confidence. Having a residence in one of your favorite destinations, where everything is taken care of for you, adds to the ease of ownership,” says Ricardo Medina, senior director of marketing at Irongate, the development firm behind Costa Palmas, the site of the first Four Seasons marina resort, which is located on two miles of beach on the Sea of Cortez.

What Adds Value

More than a flag synonymous with luxury, a brand adds real value. Notable architects design many and top designers finish interiors, but the ease of ownership and an exceptionally high level of personal service are most desired. It means never having to pack a bag, organize activities,

“The whole idea is that owners don’t have to worry about details,” says Tina Necrason, EVP of Montage Residential. “That’s what makes it effortless.”

Tribes of brand enthusiasts are often the first advocates because they know the level of service and security a premium brand delivers. In addition to protecting the asset, security also includes management and financials. Asset preservation is an essential benefit.

“Most of our buyers are very familiar with the Auberge product, and it is extremely rare that someone purchases an Aubergebranded residence without any previous experience with the brand. Our owners know and trust our history of success with other resort real estate developments, especially in Mexico,” explains SV Capital Partner Mark Cooley, the developer behind Susurros del Corazon, Auberge Resorts Collection.

Power of Sales

Nothing speaks to the power of the brand more than the pace of sales, prices and resales. A penthouse at Pendry Residences West Hollywood sold for $21.5 million at the end of July, setting a record for the highest condo sale in LA for the year and the fourth highest in the history of LA’s condo market. Currently, a penthouse comprising the top two floors of the Four Seasons Private Residences LA is listed at $75 million. At Palmetto Bluff in South Carolina, resales doubled the per square foot price for residences last year. “It’s important that owners know we have this muscle to add to their investment,” says Necrason.

Also integral to the concept is a celebration of culture and customs of the brand and the location. The St. Regis Bermuda offers the brand’s legendary hallmarks: butler service, afternoon tea and a Bahamian take on the Bloody Mary, which was invented at the King Cole Bar in New York.

An island refuge and effortless living can be found at the Montage Cay, a 53acre private island resort and residential community surrounded by the Sea of Abaco in the Bahamas. The residences include bespoke villas as well as private homes. It is slated to open in 2024.

Amenities have become simply an expectation as part of the experience, and developers increasingly amp up offerings. Pools, walking or biking paths, places for children’s activities, extensive spas and gyms are all musthaves. Other amenities, from bonefishing to skeet shooting to environmental projects, are geared to locations. And the amenities race shows no indication of slowing down.

Pandemic Lessons

“We see that people are buying for the long term. They still are lifestyle driven. What’s important to them is time, connections, security, and service. These attributes don’t go away. I think if anything we learned over the pandemic is that all of these are still a priority for people. And I believe that is what will continue to propel this part of the market. We’ve now seen international buyers coming back around, even with the volatility of the world right now,” says Necrason.

A pair of made-to-order shoes is an indulgence that can last a lifetime. Brooklynbased shoemaker Francis Waplinger handcrafts bespoke shoes in the Italian tradition, but is inspired by vintage American footwear. “My clients are looking for a personalized experience and high-quality products made in the U.S. by someone they trust,” says Waplinger, who notes 30 percent of his customers are women. The price is $4,200 per pair, which is about half of that charged by venerable shoemaker John Lobb in London or Paris. The 12- to 14-month turnaround is a testament to the personal attention to detail provided by the shoemaker.

Plugged-In

Environmental consciousness and luxury are not mutually exclusive, a concept that Tesla introduced to the automotive industry. Porsche and Audi have followed Tesla into the plug-in market and Aston Martin, Ferrari and Bentley have products in the pipeline. The MercedesBenz EQS, whose prices begin in excess of $100,000, is an all-electric sedan receiving gushing reviews from the automotive press. “With our EQS, we have created a completely new, future generation of luxury cars,” proclaims Gorden Wagener, chief design officer of Daimler Group. This $100,000-plus automobile may be viewed as an unnecessary luxury, but it is also a commitment to quality — and to living more conscientiously.

With the pandemic largely behind us, travel is an essential activity for business and leisure. Even though everybody has an incredibly precise timepiece integrated into their smartphone, wristwatches remain popular, not only for punctuality, but as a fashion statement as well. Recently debuted is the RM UP-01 Ferrari, which at 1.75 millimeters is the thinnest watch ever produced, as well as the company’s first collaboration with the legendary automaker. “Like Ferrari, which continuously seeks to gain another few thousandths of a second while racing, we fought to shave off the last hundredths of a millimeter to achieve the flattest possible watch,” explains Richard Mille general director Yves Mathys. The price, $1,888,000, is as elevated as the design.

Over-the-top features have always been part of individual visions for home, but the pandemic quarantine brought new energy to the addition of dramatic enhancements not customary in residential properties. Some — such as treehouses and secret rooms — were already in play, while others gained a strong push by the need to shelter at home. As budgets rise, so too do the possibilities.

Treehouses

Nothing speaks to whimsy and adventures in the same way treehouses do. Rustic to modern, suspended among branches way above ground or perched on a platform, whether an overnight camp, play structure or office, treehouses are an imaginative and practical addition. And the structure is often only the beginning with an array of enhancements options from suspended bridges, zip lines and treetop decks. Experts in this field are masters at bringing individual visions to life. Plus, many options to stay in a treehouse mean anyone who has a hankering can spend a day or two in one to be sure they love the experience.

Amped up Workouts and Wellness

Expectations for home gyms have

skyrocketed in recent years. “Over the last two years we have seen an increase in requests from our clients for spaces such as saunas, steam showers, and meditation rooms. Rather than just the basics — treadmills, stationary bikes and weights — many are kitted out to emulate professional gyms and spas with a range of diverse disciplines and equipment including TRX, Pilates, yoga, rowing, boxing, tai chi, fencing and a full or half-sized indoor sport court. Workout equipment is only the beginning of today‘s gym/wellness mashup. Massage rooms, meditation spaces, Zen gardens, thermal equipment, plunge pools, and saunas all comprise ultimate home workout spaces. Soon to be the latest? A snow room.

Tricked out Bars

Among the most desired amenities, bars rank high on wish lists and the ultimate are more than just a place to mix libations. Instead, what’s often envisioned is decidedly glamorous with

multiple seats and an impressive backdrop. Often composed of backlit onyx or other stone, the effect is stunning, often with dramatic lighting and hues keyed to the time of day or desired ambiance. Often completing the scene is wine storage encased in glass. The ultimate? Multiple bars throughout the house from the game room to outdoor spaces to a den or study. Some might go all out and create a separate room for a bar. For one client, Melinda James of M. James Design group, turned a study into a custom wine room and whiskey bar. The small-scaled room is also a perfect venue for intimate dining.

From The Secret Garden to Harry Potter, hidden rooms and secret passageways have long captured imaginations, so it’s no surprise the idea of a space that no one else can find might be the ultimate. Only in the last few years have architects and custom home builders incorporated them into anything other than ultraresidences. And the purpose is not restricted to a bulletproof sanctuary.

Instead, hidden rooms range from a butler’s pantry accessed via doors camouflaged among a kitchen’s cabinetry to a behind-the-scenes place to display collections to the unexpected. Entries

Florida architect Phil Keen first brought attention to hidden rooms with a concealed space to display collections in a home designed for the New American Homes more than 10 years ago. Utah custom builder PureHaven often adds intrigue to a theater room with a hidden gaming room accessed via a movable bookshelf. “Sometimes people do it for the mystery of having one,” says Tony Sutton, president and owner of Est Est, a Scottsdale design firm. “We usually do them off offices as a secondary space, often for a collection. We design so it’s strategic in hiding them.” Steve Humble at Creative Engineering offers a range of ways to access hidden rooms, from stairs that lift up to doors in stone walls.

Stairway to Heaven?

Tripping the light fantastic characterizes a new wave of staircase designs that have captured the imaginations of builders and consumers. Coupled with ethereal lighting comprised of crystals, orbs or discs of light, these visionary creations seem to float in space, creating a dramatic visual impression and altering the basic experience of going up and down. Other staircases, frequently dubbed floating stairs, sweep from one level to the next without any visible means of support.

Inventive Architecture

Stunning surroundings call for equally remarkable architecture. Having a home designed and built to perfectly align with how you want to live might be something everyone desires. But innovative architecture, often characterized as funky or creative or both, takes a home to the next level inside and out. Quite often, the goal is an owner’s unique aspiration or to showcase a magnificent view.
