When I was little, having a second floor defined a big (insert “luxury” here) house in my young mind. We lived on one floor for most of my childhood, and I thought having stairs that went up somewhere, were a truly wondrous thing! If a friend invited me upstairs during a playdate, I was wide-eyed in expectation of the “world” that existed above the living room. Fast forward, and, even today, I get wide-eyed when it comes to discovering what’s up (or down) the stairs, behind a door, through a hallway, or in a separate structure of any residence. Homes still excite me, and I want to see it all.
Perhaps my enthusiasm still exists because I’ve been working in the world of luxury real estate for so long, and, let’s face it, it is a world that never stops surprising us. If a trend or idea reaches the very high end, it tends to be on a completely different level... over the top, spectacular, buzzworthy, and fun! Which brings us to the theme of this issue’s installment of our yearlong editorial series. The story is very appropriately named “Fun and Games,” and it zeroes in on the trend of “fun” ranking almost equal to safety and comfort as far as must-haves for the home are concerned.
In true high-end style, fun is not mediocre. To quote one luxury expert we spoke to “...all the bells and whistles are back in fashion.” Of course that means land and pools and billiards rooms, but it has also been elevated to what I’ll call my “secondfloor wondrous level,” with such amenities as a one-million-gallon trout pond and a subterranean shooting range that one city’s SWAT team used for training. Designed by Frank Lloyd Wright, the Fawcett Farm embodies his distinct vision in which inside and outside, form and function marry to create an almost impossible-toreplicate experience. Clerestory windows and exterior walls composed of wood and glass, a Wright hallmark, enhance synchronicity. Oriented to embrace the pool, Japanese gardens, a koi pond and park-like grounds, the home also captures views of the distant mountains.
To truly understand and appreciate this property, one has to be on site. Descriptions might convey essential features, but they only hint at the way light plays in the interior at different times of day, the integration of the structure with a landscape or the imperceptible sense of well-being that derives from something so superbly designed and executed. According to Doe, who has represented some of California’s most noteworthy architect-
designed properties, one of the features of great architecture is how the house and the site merge as one statement.
Equally important, this property bridges two eras thanks to a meticulous restoration overseen by Taliesin fellow Arthur Dyson FAIA, in consultation with architect Eric Lloyd Wright, Frank Lloyd Wright’s grandson. “The current owners did a world-class job bringing the estate up to today’s standards while also preserving the Wrightian features,” shares Doe, noting, “Eric Wright has been instrumental in moving his grandfather’s houses into this century.”
The California Preservation Foundation, which honored the property with its Preservation Design Award in 2019, believes it is one of the finest examples of Wright’s homes.
The restoration also brought landscaping, security and infrastructure to current standards. A small museum with examples of original fixtures and furnishes is testament to the owners’ commitment to the property’s legacy. It is listed by Crosby Doe Associates for $4.25 million.

Fun. It’s not an accolade typically associated with homes, especially luxury residences. At least not until COVID. But now, it’s an attitude not limited to high-end homes.
“I love the topic of ‘fun’ when it comes to luxury real estate. Often, that word gets lost in exchange for ‘formal,’” says Jordan Cohen, a California agent and RE/MAX’s top agent worldwide.
It’s only recently that fun takes precedence over formal in a list of desired qualities for real estate. According to recent research from Luxury Portfolio International, fun ranks almost equally with safety, comfort and control in feelings associated with home.
Mickey Alam Khan, president of Luxury Portfolio International, says attitudes towards working from home and the pandemic experience gave the wealthy permission to once again embrace space as the ultimate luxury. “Large homes with all the bells and whistles
were back in fashion.” In essence, he says, it “turned the luxury home into the ideal Swiss Army knife, able to function as an office, gym, recreation hub and sanctuary.”
“Post-COVID, the home has become so much more important as people are spending a lot more time at home. They’re improving their homes or moving to bigger ones,” shares Joyce Rey, head of the Coldwell Banker Global Luxury Division in Southern California.
“Buyers expect more from their luxury home purchases. We see a renewed nesting trend as consumers seek to cocoon themselves in environments they deem safe, even as they venture out into the world after two years of pandemic lockdowns,” observes Alam Khan.
“The appetite for unique amenities on trophy properties has increased in a major way among mega-affluent buyers,” shares Bob Hurwitz of Hurwitz James Company, illustrating it with

BY ROGER GRODYravel, even with a first-class ticket in hand, can try any passenger’s patience, jostling with long lines at Transportation Security Administration (TSA) and customs checkpoints, consuming mass-produced meals and enduring overcrowded lounges before boarding. But a company called PS ensures pampered treatment for commercial airline customers before and after flights at Los Angeles International Airport (LAX). The company will soon be introducing the same services at Hartsfield-Jackson Atlanta International Airport (ATL), the world’s busiest.
Mounting frustrations over air travel have led to an explosion of private jet charters and fractional aircraft ownership programs, but PS eliminates most of the irritations over flying commercial airlines. Founded in 2017 as The Private Suite, PS is essentially an exclusive luxury terminal with a wide range of resources, including a stylish lounge called The Salon, private VIP suites in which to refresh before boarding, a no-hassle TSA checkpoint and chauffeured luxury sedan transportation directly to the aircraft.
Noting the concept already exists internationally, PS co-CEO Amina Porter explains, “Airports in the U.S. are becoming increasingly congested, and with so much innovation happening inside the plane cabin, we felt there was an opportunity to improve the airport experience.” To illustrate that vision, she posits, “Imagine boarding a commercial flight without having to see a counter, line, crowd or gate!” While airports in the U.S. have increasingly focused on security, Porter insists that PS offers luxury and privacy without compromising security.
Joining PS means never standing in line again for TSA checks — and upon return the routine is equally seamless, including clearing customs privately and painlessly. This is how celebrities travel, but Porter says of her clientele, “Our members range from public figures to businesspeople to couples splurging on their honeymoon.” She adds, “They choose PS, whether occasionally or regularly, because they know PS upgrades their travel experience in a stress-free, luxurious way.”
While membership has its advantages, anybody can reserve PS services for a special trip. Non-member rates are currently $995 for use of the club-like Salon and
$4,650 for a private suite that accommodates four or more. All-access annual membership fees are currently $4,850, which includes discounted or complimentary services throughout the year.
PS never shuttered during the pandemic, and Porter reports travelers’ desire to avoid large crowds naturally sparked increased interest in her services. “PS has benefited from travelers prioritizing safety and social distancing. Not only did we invent socially distant luxury, but our members absolutely love eliminating traffic, lines, shared surfaces, crowded concourses, and gate areas as they’re getting back in the groove of regular travel, says the hospitality executive.
The company used the pandemic-induced slowdown in air travel to enhance and expand its physical environments. “We took the low travel volumes as an opportunity to not only upgrade our existing spaces — the private suites, outdoor garden, the kitchen — but also introduce a
brand-new concept: a social lounge at PS named The Salon,” reports Porter. “We worked with celebrity interior designer Cliff Fong to create the exact aesthetic we were looking for: a residential, collected and elevated ambiance that feels a world away from an airport lounge,” she explains.
The PS facility, located on the opposite side of the runways from the main terminal buildings at LAX, is about a two-mile drive on access roads unburdened by L.A.’s typically horrendous traffic. The most accessible space within the PS facility is the tastefully designed Salon — with its sleek bar and cushy lounge furniture, it has the air of a buzzworthy Beverly Hills restaurant — that is the equivalent to a private social club at the airport.
The company’s 20,000-square-foot building at LAX also contains 12 private suites, each attended to by a professional staff ranging from onsite concierge to private chauffeur. “It takes no less than eight PS team members to make the magic of a suite experience happen,” relates Porter. For the suites, designer Fong created a sophisticated residential aesthetic with soothing color palettes, high-end finishes, thoughtfully curated artwork, and coffee table volumes from Paris-founded publisher/ bookseller Assouline.
Each suite offers a pantry loaded with high-quality products, an equally well-stocked bar, cushy daybeds and marble-clad bathrooms complete with Japanese smart toilets. A generous supply of complimentary toiletries, beauty products and over-the-counter medications are provided to ensure a safe, comfortable journey. The PS suites, which have the relaxed feel of high-end condominiums, can be enjoyed up to three hours before or after a flight.
Supplementing the pantry and bar resources is high-end cuisine created in the company’s onsite commercial kitchen, but special requests are always accommodated. For an additional fee, guests can order food from anywhere in town, whether it be Spago or In-N-Out Burger, the latter very much in demand by Angelenos returning home after a long trip away from their favorite fastfood fix. Other amenities facilitated by PS staff include in-suite massages, manicures or hair styling, and physician visits, which the pandemic made a popular request among members.
When it is time to board one’s flight, private TSA checks are conducted inside the PS facility (sans the excruciating lines, of course), after which guests are escorted to a BMW 7-Series sedan for the short drive to their flight. PS clients are delivered directly to the aircraft, where they board either first or last, thereby avoiding the congestion and lines experienced at the gate.
Illustrating the ease of PS’ door-to-door transition, Porter notes that the entire distance from automobile to airplane door at LAX is a mere 70 steps for her clients, compared to approximately 2,200 steps for the average passenger. With sedan service, private customs check and suite availability, the return leg is equally agreeable. And with the company’s optional PS Direct service, passengers can be whisked directly from their arriving aircraft to their final destination, such as a corporate office, hotel or home.
Following her firm’s debut in Atlanta this fall, Porter envisions an ambitious expansion for PS, providing far greater numbers of passengers an opportunity to experience air travel in a luxurious new way. “We want to be in every major U.S. airport,” says the pioneering travel and hospitality entrepreneur.

The most renowned are found in chic neighborhoods of European capitals, although the last decade has seen an explosion of stars in Asia, particularly Japan. Not all Michelin-honored restaurants are located in cosmopolitan settings, however, with many hidden in unexpected places.
Rarest of all are three-star restaurants, which the Michelin Guide characterizes as “Exceptional cuisine, worth a special journey!” While they are typically associated with rarefied addresses in Paris, New York or Hong Kong, some three-star restaurants are scattered across the French countryside, such as celebrated Georges Blanc in rural Vonnas or Maison Lameloise in the village of Chagny.
London-based food writer Andy Hayler, a primary contributor to the books 1001 Restaurants to Experience Before You Die and
Food Journeys of a Lifetime, was the first person to have eaten at every Michelin three-star restaurant in the world. He first accomplished the feat in 2004, when all were in Europe, and spent the following 15 years keeping up with Michelin’s global expansion. “I was interested in finding the best restaurants in the world, and three Michelin stars is a shortcut for that,” says Hayler, who serves as restaurant critic at Elite Traveler magazine and maintains the

“I love a place called Il Luogo di Aimo e Nadia in Milan, a two-star restaurant that serves extremely simple dishes, but based on fabulous ingredients and exceptionally well executed,” says Hayler. “It’s good that Michelin recognizes places cooking such simple food yet superbly well,” he adds, and applauds one-star restaurant Elkano in the Spanish fishing village of Getaria, near San Sebastian, and its sister

One would not expect to find a threestar establishment at an underground metro station in Tokyo, but that is exactly the location of Sukiyabashi Jiro, a 10-seat sushi bar owned by chef Jiro Ono, immortalized in the documentary film Jiro Dreams of Sushi. The restaurant

lost its stars in 2020 after it stopped accepting reservations from the general public, but the quality of the experience is still revered.
Japan is home to other Michelin-starred restaurants in unexpected places, reports Andy Hayler, who notes the original location of Tokyo’s then-three-star Sushi Saito was in a parking garage. “As you walked past the gates and parked cars there was a little door that looked like a janitor’s closet,” remembers Hayler, who adds, “Inside was a tiny restaurant that served the best sushi in Tokyo.” He suggests the most spectacular setting in Japan may have belonged to the now-shuttered restaurant from French chef Michel Bras on the island of Hokkaido, situated on the edge of a lake-filled volcanic crater.
Jay Fai is a tiny restaurant in Bangkok, not much different than a thousand other street food stands in the teeming city. What explains the long line of customers is the coveted Michelin star that Jay Fai has earned. Owner Supinya Jansuta, better known as Jay Fai, is a self-taught chef who has been toiling over her signature crispy golden-brown crab omelet for many years. The septuagenarian Jansuta — she wears safety goggles to protect herself from splattering
hot oil — has become a celebrity in the Thai capital and while the wait can be interminable, most agree it is worth it.
Unpretentious Jay Fai is among the least expensive Michelinstarred restaurants on the planet, but until last year that title was owned by Hawker Chan (fka Hong Kong Soya Sauce Chicken Rice & Noodles) in a Singapore hawker centre. This restaurant, which lost its star last year, specializes in soya-sauced rice with lacquered-skin chicken cooked on a prominent wood-fired rotisserie. In the rarefied galaxy of Michelin, where $500 meals are not uncommon, this dish, priced at the equivalent of about US$2.50, was refreshingly accessible.
Serious gastronome Dave Beaty started an Instagram page in 2016 to document his frequent excursions to Michelin-starred restaurants. During the pandemic, the project evolved into a site called Accounting for Taste — a clever jeu de mots given the author is an accountant by trade — and Beaty’s professional-grade photography captures his subjects’ stunning culinary expressions.
Beaty, originally from Rochester, New York but currently based in Stockholm, reports, “Living in Europe gives me an opportunity to
try out-of-the-way Michelin-starred restaurants, and my favorites tend not to be in main cities.” The expat explains, “When those places live up to expectations, it feels more special than sitting in a fancy hotel in Paris.” Accordingly, Beaty’s favorite three-star restaurants in Europe include Régis et Jacques Marcon in pastoral Saint-Bonnet-le-Froid, France and Waldhotel Sonnora in Dreis, a remote German village of just over 1,300 inhabitants in the scenic Mosel Valley.
Also fond of Waldhotel Sonnora is food writer Andy Hayler, who suggests German culinary talent is underappreciated. “Germany, which has some of the very best restaurants on earth, is a nation that surprises at the high end, as many people don’t associate the nation with fine dining,” says Hayler. He reports his current personal favorite three-star restaurant in the world may be Victor’s Fine Dining by Christian Bau in the town of Perl, which adjoins Germany’s border with both Luxembourg and France.
Beaty recounts an experience at Koks, a two-star establishment in the sparsely populated Faroe Islands that has temporarily relocated to even more remote Greenland. So inaccessible was
the original restaurant that guests were instructed to meet at a central point for an apéritif before being transported by jeep to the dining room. Another far-flung yet extraordinary dining experience cited by Beaty is one-star Under, an ingeniously designed underwater restaurant — “a breathtakingly stunning building half-submerged in the sea” reads the Michelin Guide — on the southern tip of Norway.
In Southern California, the only Chinese restaurant to earn a star is Bistro Na’s, in the San Gabriel Valley. Chinese immigrants have ignited an exciting culinary scene in this region east of Los Angeles, but the sleepy suburb of Temple City is hardly where one would expect to find a Michelin star. Specializing in the imperial cuisine of the Qing dynasty, the restaurant offers sophisticated presentations in an elegant dining room.
With its new global markets and pop culture visibility, diners are far more conscious of Michelin honors than they were 20 years ago, but the magic of even a single star — particularly when it illuminates a totally unexpected corner of the world — continues to endure.

Looking for something more rugged with zero emissions? The Rivian R1S is billed as the “world’s first electric adventure vehicle.” The Launch Edition is a quad-motor, all-wheel drive with three rows, room for seven passengers, and a towing capacity of up to 7,700 pounds. It can also go from 0-60 in four seconds and comes standard with Rivian Driver+ hands-free driving assistance. Prices start at $90,000.
With 1,914 horsepower and a potential top speed of 258 mph, the Nevera gives the Battista a run for its electric hypercar dominance. Think 0-60 in 1.85 seconds. The car features four motors, an integrated battery pack, torque vectoring for all weather conditions, and the single-largest carbon fiber piece in the auto industry, which gives its 440pound monocoque structural integrity. Only 150 Neveras will be produced, in models including GT, Signature, Timeless, and a Bespoke edition. Prices start at $2.4 million.

But this is a real estate magazine, and the real estate? It’s at Tumble Creek, the 2,600-acre private residential enclave of Suncadia Resort. Like many homeowners, Cohen is in the middle of an extensive renovation inside and outside his home. “The fun factor is the most important thing to my family and me, he says. “I have a large lower-level to my yard where I am in the process of building a professional 7-hole miniature golf course and Bocce ball court. That will be ‘fun.’ I don’t golf, but I think everyone enjoys miniature golf, which will make my home very unique. Other features I am building that are in demand [by consumers] for the ‘fun factor’ are an infinity-edge pool, movie theater, electric pocket doors and an awesome outdoor living room. I have seen amazing oversized firepits, so I am building that too. The obvious fun factors are billiard rooms and home arcades. However, what better way to get the party rolling than a visit to a home wine cellar,” he says, hitting on all of the fun essentials as well as a number of over-the-top amenities.
What better place to have fun than outdoors, so it’s no surprise homeowners are amping up backyards large and small. Pools are in demand in every region. “People who have pools are expanding them, and those who don’t are adding pools,” says Alexandra Slater with Compass Northeast. Plunge pools are seeing equally strong demand.
Outdoor kitchens continue to morph beyond basics with smokers, multi-fuel grills and wine storage among the bells and whistles. The hottest outdoor kitchen amenity? A wood-fired pizza oven.
“People are also investing in landscape architecture,” Slater adds. Outdoor rooms, firepits, gardens and lounge spaces comprise wish lists. But games might be the ultimate for many. Bocce ball and pickleball are the hottest outdoor features right now. Sport courts that can be used for various sports or workouts, indoors and out, rank among fun amenities shared by members of the Institute for Luxury Home Marketing.
Also on the list, according to Tami Simms, the Institute’s lead trainer, are dirt tracks for
mountain bike enthusiasts, outdoor theaters (even in swimming pools), and three-hole golf courses. Nine-hole courses continue to be a rarity. Over the years, at Unique Homes, we can recall encountering only one or two.
Inside the home, the menu of desired features continues to grow even longer. Game rooms outfitted with everything from billiards to arcade and virtual reality games have become an expected feature, as are home theaters. Custom golf simulators are in demand for individual homes and as an amenity in condominium residences.
“A must-have in most estate properties is a fabulous screening room/media room. Luxurious dual baths as part of a grand primary suite and a fabulous kitchen and family room with an indoor/outdoor flow, often with a separate catering kitchen for the chef, are most sought after,” shares Rey. “Views — city, ocean, or canyon — are also important.”
Wellness is probably the newest tide sweeping through the home sphere. It’s been percolating in the background and is finally gaining momentum. Home gyms, a luxury staple, are often complemented with supplemental
studios, spas and infrared saunas. Cold rooms and, in high-altitude locations, oxygen rooms take fitness to the next level. According to Luxury Portfolio, 75 percent of luxury home buyers expect their next home to have three or more fitness and wellness amenities such as a home gym, yoga or Pilates studio, indoor pool, or selfcare spaces such as massage rooms.
The fate of dining rooms has been up in the air for a while, but with the change in expectations regarding homes, upscale owners are now looking for multiple ways to entertain. Entertaining at home is back and formal dining rooms are again in demand.
Even though it’s not often perceived as such, time is perhaps the most valuable catalyst for fun, which places smart homes and technology into the fun category. Time is a muchdesired result of having things run smoothly, and enhancements in lighting and air quality create a palpable good feeling inside residences. From air quality to heating and cooling, to shades and lighting keyed to the time of day, to something

“We continue to see a desire for smart home technology, but a post-pandemic shift has been the goal of maximizing lifestyle as well as managing space and a home’s overall aesthetic. Technologies such as hidden televisions and audio equipment, and workout tech like fitness mirrors, are amenities that can provide luxury lifestyle perks without dedicating an entire room to fitness or entertainment,” observes Meghan Barry, president of Who’s Who’s in Luxury Real Estate.
The ultimate amenity? Agents venture it might be compounds where family and friends gather. “In recent years, luxury buyers have increasingly looked to create family compounds that feel like a private resort with everything they need right on the property to host large groups. Separate guest dwellings, swimming pools, breathtaking views, and total privacy are often at the top of the list,” shares Paul Grover, cofounder of Berkshire Hathaway HomeServices Robert Paul Properties.
IN A COMPETITION of over-the-top features, there is no lack of contenders. Lorraine Gemigniani, with Berkshire Hathaway HomeServices Drysdale Properties, says, “My listing in Montelparo, Italy, would win the prize. It is a former friar monastery that is now an amazing 5-bedroom, 6-bath, hilltop home. It has a hidden chapel that the monks hand-carved into the rock below the home. The owners installed a glass floor over the chapel, which is now a seating area where you can sit and have a glass of wine and see the back-lit, historical chapel below. Nobody has a 14th-century chapel under glass!”
Equestrian properties continue to be a rarity. Currently, Luxury Portfolio International affiliate William Raveis is listing an equestrian property with stables for 100 horses and its own water distillation plant. Michael Amaru with Keller Williams Realty is currently offering a 17-acre estate on Boston’s South Shore, with a detached 70-by-140-foot heated barn set against the backdrop of a 66-acre pond.
