Luxury has always been about the best, the most unique. Whether it is a magnificent trophy home on 10 sought-after waterfront acres or a stunning highrise residence in a world-class city, today’s luxury consumer expects that property to have a high level of everything, from location and views to materials and features, to amenities and more. They are on the cutting edge of things, reimagining how they do just about everything from digesting and understanding market information to creatively marketing each luxury listing. At a recent conference, I was privy to all the ways top agents are setting themselves apart and raising the bar on what they offer the luxury consumer. In one segment, they were referred to as emotional intelligence experts. I thought this was an interesting way to describe them, especially in light of the way another type of intelligence is looking to enhance and transform the ways things are done in the luxury realm: Artificial Intelligence. In our special feature (see page 24), we look at the many ways AI may change how top agents work, the ways it can be embraced and more.

Will AI totally remove agents from the real estate picture? Experts say, it’s not likely.

real estate conferences are any indicator, artificial intelligence will be the major topic in upcoming months, and chances are 2024 will be remembered as the year when the AI revolution began. Along with the usual round of market forecasts, the year began with a number of long-simmering issues bubbling to the surface, including commission lawsuits, a barrage of legal actions involving the National Association of Realtors, and a fledgling new trade association helmed by Jason Haber, an agent with Compass, and Mauricio Umansky, co-founder of The Agency.

However, AI will likely overshadow even these issues this year. In a recent survey of more than 130 brokerage leaders (representing two out of three transactions in 2023) conducted by Delta Media Group, agent use of brokerage-provided technology jumped to No.3 on the list of the top five brokerage concerns. Recruiting new agents and figuring out how to counter eroding profit margins remained the top two, while the impact of commission lawsuits came in at fourth. “It’s no surprise that recruiting remains the largest challenge for real estate leaders and that the majority see the industry lawsuits as another top challenge,” says Michael Minard, CEO of Delta Media Group, one of real estate’s largest technology solutions providers. “What is a bit of a surprise is seeing the importance of agent tech adoption catapult into the top three business challenges. This indicates that real estate technology will be under a microscope in 2024, and it had better benefit the brokerage’s bottom line.” continued on page 148

More seven-figure homes being designed today primarily focus on breathtaking views. The trend for Montana luxury properties is all about showcasing the wide-open spaces. “The view makes all the difference. Without the view, you have a lovely home, but nothing to add that wow factor,” notes Ann Snortland of Berkshire Hathaway HomeServices Montana Properties. Architectural and design elements that create and tell a compelling story are driving the luxury market. “Buyers want to have something to tell and show their friends. When beginning the initial design process, the view often takes precedence. Hoedemaker expands on this, “We think about how the view animates the experience of living in a home. Rather than thinking of the view as static, we track the light through the day and the seasons, so we can think about how the sun rises and sets relative to the indoor and outdoor spaces.” There is much to consider when creating comfortable interiors and how natural light can impact daily living from morning to night. Hoedemaker says, “We want to engage the view but not overexpose the interior with light. The user’s experience of the view should be dynamic, not just by time of day, but by where they are in the house. One view can become many by reframing the experience.”

The evolution of the architectural view over the last decade is linked to several factors. “Technology, as much as anything, has given architects better tools for dissolving the distinctions between indoors and out. With window systems that lift, drop, slide, and fold, we have many tools for connecting our clients with the views that drew them to the site in the first place,” Hoedemaker explains.

Identifying today’s trends, Hoedemaker points out that “we are having a lot of fun with window and door technologies. We can make a wall of glass disappear into the floor or take a bank of 15-foot steel doors and have them pirouette in unison to open or close.

The distinction between inside and out can be erased with the push of a button while maintaining an incredibly efficient envelope.”

As much as that premiere view adds value and marketability to a property, it will not always make up for deficiencies.

“Regardless of whether it is a city or ocean view property, we are seeing luxury buyers strongly gravitate toward homes that are in absolutely mint condition. The view is part of the package, but they also want it to be completely updated and they are willing to pay a premium for that,” advises Hoedemaker, the expert about dream homes with breathtaking views.

“2024 will be a strong year for New Orleans’ most important industry of tourism and the cultural economy,” says Walt Leger III, president and CEO of New Orleans & Company, a member destination marketing organization. “Among many things to look forward to in 2024 are a resurgence of major conventions, such as the Bocuse d’Or and Pastry World Cup international culinary competitions in June; Prospect.6, a contemporary art tricentennial; and the 30th Essence Festival of Culture in July. New Orleans will also be in the international spotlight as we prepare to host Super Bowl LIX in 2025,” Leger notes.

Turnage’s top attractions are diverse. The National WWll Museum New Orleans on Magazine Street explores the “war that changed the world” with immersive exhibits and oral histories combined with multi-media experiences. “This is not to be missed. It’s a huge attraction and ranked among the top museums in the world,” Turnage explains. “Vue Orleans atop The Four Seasons Hotels & Residences also recently opened and New Orleans’s history and culture are on display through a 4-D experience. “The 360-degree view of the city is unsurpassed.”

Jones says these hidden gems are also worth noting. The Backstreet Cultural Museum displays New Orleans African American culture from jazz funerals to Mardi Gras costumes and prized memorabilia. While tucked away in the French Quarter is the Potions Speakeasy with a vampire-esque vibe. Non-members can slip into 709 ½ Ann Street where the vampire staff will whisper the password. Do try one of the signature concoctions like the Potions Poison.

A visit to New Orleans also offers the best in luxury and boutique hotels, each with a signature brand of allure. The Ritz-CarltonNew Orleans, a historic luxury property on Canal Street at the edge of the French Quarter, is a must-see, even if you don’t book a stay. STARS OVER COLORADO

The inaugural Michelin Guide for Colorado showcases some of the Rocky Mountains’ best culinary talent.

Regardless of financial success or local acclaim, chefs and restaurateurs spend their lives chasing Michelin stars. Those elusive medallions vindicate years of sacrifice and put their restaurants on a global stage. The inaugural 2023 edition of Michelin Guide Colorado represents the arrival of the stars in the Centennial State, and among the 44 restaurants listed, five earned a coveted star.

Michelin, the venerable French tire company, published its first restaurant guide in 1900, and three Michelin stars remain the pinnacle of fine dining. The abundant expansion of the Michelin Guide has made the ratings a global phenomenon—Japan now ranks

second only to France in the number of honored restaurants—but the stars have never lost their luster. “Colorado has a dynamic culinary scene, one that’s perfect for the Michelin Guide,” says Gwendal Poullennec, international director of the Michelin Guides, who notes the state’s honorees reflect Colorado’s diverse cultural influences and bounty of local farmers, ranchers and fishermen.

No restaurants in the state earned two or three stars, but one-star honorees in the 2023 Colorado Guide include Bosq in Aspen; Beckon, Brutø, and The Wolf’s Tailor in Denver; and Frasca in Boulder.

Four restaurants were also awarded Michelin green stars in recognition of their commitment to sustainable practices. Bosq showcases local ingredients and its achievement brings honor to a robust Aspen dining scene. Unstarred but nonetheless recognized in the Michelin Guide are local restaurants Mawa’s Kitchen, Element 47 at The Little Nell and Prospect at the Hotel Jerome.

Bosq’s menu, which includes black truffle gougères, buffalo with maitake mushrooms, and roasted duck with beets, local berries and hazelnuts, expresses the spirit of Rocky Mountain luxury on a plate. Chef/owner Barclay Dodge was inspired by his journeys

through the Mediterranean—they included a stint at the legendary El Bulli—but as an Aspen native, the chef has a special appreciation for Colorado’s environment and culture. “I never thought we’d have the opportunity to earn a Michelin star, but to be recognized for our craft in this way is amazing,” says Dodge. “And because I’m a hometown boy, it was particularly special to bring it home to Aspen.”

Noting that Bosq is derived from the Spanish word for forest, “bosque,” Dodge reports he and his staff forage the Colorado woods for diverse edible products and herbs. Borrowing from the ethos of the groundbreaking Scandinavian restaurant Noma, Dodge suggests Bosq captures a time and place, stating, “When guests dine at Bosq, they really feel like they’re in Colorado.” He adds, “In the summer, 80 percent of all ingredients come from within a hundred miles of the restaurant and even the lobster, one of the few products not obtained locally, is smoked over Colorado juniper branches.”

Also earning a star in the new Michelin Guide is Denver’s eclectically-influenced Beckon whose menu from executive chef Duncan Holmes draws from the entire globe but also feels grounded in Colorado. It joins fellow honoree Frasca, an Italian restaurant in Boulder whose exquisite presentations equate to edible compositions of art. “It was a wonderful accomplishment for Frasca to earn a Michelin star and a fantastic reward for both guests and our team,” says Bobby Stuckey, master sommelier and co-founder of Frasca Hospitality Group. Stuckey says of the Michelin Guide, “It heralds a new culinary era for the state,” and addresses its economic impact on Colorado. “From ride-share drivers to hotels to local businesses, the ripple effect when the stone hits the pond cannot be overestimated.”

Two of Colorado’s five Michelin star recipients, Brutø and The Wolf’s Tailor, belong to Id Est Hospitality Group and both were awarded green sustainability stars as well. The restaurants have very distinct cuisines and characters, but founder Kelly Whitaker explains the philosophy that unites them. “Through cooking, I’m telling the stories of my travels and influences and those of the people who work here,” says the veteran chef. “We’re having a conversation with the world.”

Connie Yoshimura, broker/owner of Berkshire Hathaway HomeServices Alaska Realty, reports buyers are attracted by Alaska’s unique lifestyle, but are faced with a severe housing inventory shortfall, as the lack of home state building products hamstrings new construction. “The state’s recreational experiences and vistas are unlike anything else in the world,” explains Yoshimura, a 40-year veteran of the Alaskan real estate market. “Our definition of luxury has more to do with a lifestyle—such as accessibility to recreational areas—than square footage.”

Yoshimura reports that tourists from around the world come for sightseeing, fishing and hunting, as well as to experience the beguiling northern lights. While traditional luxury resorts are rare, Yoshimura says wellheeled travelers are not overlooked. “With exclusive fishing camps, adventure lodges and helicopter skiing, a luxury tourism market is emerging,” she says, noting there are even a few airstrips accommodating private jets. Beyond a competitive housing market, the overall cost of living in Alaska is high and the climate can be intimidating. Nevertheless, America’s Last Frontier continues to be a magnet for adventurous individuals seeking new horizons. And for those who appreciate being immersed in natural beauty, few places rival Alaska.

In addition to the massive cruise ships that transport most tourists to Alaska, vessels such as Silversea’s 392-passenger Silver Whisper, complete with butler service, provide more intimate luxury voyages. On the Riviera, an Oceania Cruises ship deployed to Alaska, the upmarket company shows off a Lalique glass grand staircase and emphasizes world-class gastronomy. “Sailing on board the Riviera is the ultimate way to explore this rugged state, while enjoying her distinctive residential luxury,” reports Oceania president Frank A. Del Rio. Maloney suggests those who cruise to Alaska should find a way to spend some extra time before or after sailing to explore the state’s rich culture and environment without being rushed.

Alaska Private Touring offers bespoke tours throughout the state. General manager Pamela Manderson, a lifelong Alaskan, reports her company customizes tours for travelers who choose not to be confined to a cruise ship with limited access to Alaska’s inland. “Our tours, customized to meet the guests’ specific needs and interests, allow you to experience the beauty and grandeur of Alaska,” she explains. For clients who prefer high-end adventure lodges, one of the most luxurious is the exclusive Sheldon Chalet, whose perch on the slope of Denali (Mt. McKinley) is reached by private helicopter. Manderson reports the staffing and cuisine at Alaska’s premier lodges are highly personalized, but cautions that one should not expect the same version of luxury found at traditional resorts. “Luxury lodges in Alaska provide five-star experiences but not necessarily five-star accommodations,” she explains of the high-end rusticity.

Maloney advises that the Alaska adventure company Within the Wild—its Tutka Bay Lodge sits near the tip of the idyllic Kenai Peninsula— can be relied upon for excellent cuisine, and that some bed-and-breakfasts scattered across the state offer luxury amenities. An altogether different experience is found at Borealis Basecamp, where clear-ceilinged igloos or cubes with floor-to-ceiling windows frame the northern lights from late-August to mid-April. For sports enthusiasts, Alaska offers an incredibly diverse array of activities, from kayaking and whitewater rafting to hiking and ice-climbing, not to mention dog sledding and some of the best fly-fishing in the world. And for more passive nature lovers, there are abundant opportunities for whale watching or bear viewing, while airplane or helicopter tours capture panoramic views of the expansive Arctic environment.

From humble beginnings, Anchorage has evolved into a vibrant city with a metro area population of about 400,000. So, in addition to the surrounding natural beauty, visitors can enjoy big-city attractions such as performing arts centers, museums, and an eclectic dining scene. Kathy Dunn, a representative of Visit Anchorage, reports, “There are 60 glaciers within 50 minutes of downtown, unspoiled wilderness just steps away, plus moose, bears and eagles within the city limits.” She adds, “At the end of the day, kick off your hiking boots and rest in the comfort of a luxurious cosmopolitan hotel.” Travel writer Maloney suggests, “Anchorage is a wonderful place to use as a basecamp, from which to take short day trips,” and Dunn advises travelers to include Alaska’s largest city in their itineraries. “Be sure to check out the Alaska Native Heritage Center, where you can learn about the state’s 11 major cultures, see Native dance performances and interact with artisans while they create beautiful works of art,” recommends Dunn.

Many great tech products have been made available for agents to streamline the process of home buying and selling — from DocuSign to virtual staging and virtual tours to automated marketing campaigns and much more. Now, with AI, there is even more opportunity for agents to use technology to their advantage and to work efficiently and effectively,” says Christy Budnick, CEO of Berkshire Hathaway HomeServices.

Unlike earlier tech innovations, few anticipate AI will eclipse the agent. “If anything, I see generative AI enriching the relationship between the agent and client by streamlining processes and personalizing the luxury real estate experience even more than it is now,” says Michael Altneu, vice president of Coldwell Banker Global Luxury.

In their 2024 trends report, Coldwell Banker Global Luxury shares, “With its immense availability of data, generative AI has the power to be as disruptive to luxury real estate as the

internet was decades ago,” a thought echoed by many property technology experts. Expectations are that AI will streamline mundane tasks associated with buying and selling, including the closing and underwriting process. Generative AI will lead to more precise market analyses, pinpointing trends as they gain momentum. Other benefits include price evaluation, targeted marketing strategies, predictive analytics, and enhanced virtual tours and videos.

Generative AI, a subset of AI, uses machine learning to analyze text or other input and convert it to images, per Dave Conroy, NAR’s director of emerging technology. Images produced by generative AI create fantasy homes online; reallife applications include virtual reality and video.

Rajeev Sajja, senior vice president of Digital Marketing and Innovation at Berkshire Hathaway HomeServices Fox & Roach Realtors, ticks off AI's potential and current benefits, particularly generative AI. In addition to content creation, he points to business productivity, including goal setting, business planning, generating ideas, and the “whole journey of the listing, including lead generation.” He emphasizes the ability to leverage generative AI to create video. All these applications drive more exposure for the Realtor

and their brand. Already, AI is integrated into some applications such as CRM, something Sajja anticipates will become widespread.

When proptech, especially virtual showings, first came on the scene, it elicited predictions of the agent's demise. Even though the vast majority — approximately 97% — of buyers begin their search online today, an equally high number use an agent, a number that has consistently grown over the years.

“Because real estate is still a very humancentered, emotion-led business, I don’t see AI doing the full scope of the work of an agent, rather handling the transactional, information analysis work. Agents help people make the most important transaction of their lives, managing relationships and incredibly nuanced situations, which is not something technology can replace but instead can enhance,” says Altneu.

Goodfellow sees AI as an important asset to help agents move from good to great and from great to exceptional. “I tell agents this is a tool they really need to learn. I think it’s doing some pretty cool things.”

The secret of AI, which may not be apparent to novice users, according to Goodfellow, is

that it gets better the more you use it. “It’s a learning tool,” he says, underscoring not only users learning the tool but also AI — for example, ChatGPT — learning about a user. “As you keep feeding stuff into it, it learns all about you, and then it will start to write in your voice,” he says.

Goodfellow sees generative AI as still in its infancy, but he foresees powerful applications for real estate, such as immersive videos.

Tami Simms, a trainer for the Institute for Luxury Homes Marketing, says: “Most real estate agents think of AI as a resource for copywriting and not much more. While it can be a tool for that, I see the real opportunity as one of efficiency — extrapolating and analyzing information, managing databases, and streamlining operations that allow a professional to focus on what they do best — cultivating personal relationships with their sphere of influence.”

AI’s benefits also extend beyond an individual to teams. “It all goes back to an agent’s business model” and having quality people on the team, says Goodfellow. Then, as AI takes over tasks, agents can move that team member to a more productive use.

It IS Personal

“There is nothing more personal than buying or selling a home. No matter if it’s $200,000, $2 million, or $20 million,” shares Budnick. “Every buyer evaluates a home for how their family would live in it and enjoy the space, including the surrounding community. On the seller’s side, bidding farewell to a place a person has called home can be very emotional — no matter the reason for the move. Nothing can replace a trusted advisor during these high-emotion and high-stress times.” Recent brand campaigns such as Berkshire Hathaway HomeServices’ “Real Stories About Real Estate” put the personal element into focus by showing how agents go beyond just showing houses.

Some fears regarding AI in real estate may be justified, but from today’s perspective it seems eliminating the agent is not one of them. If anything, elite agents expect that AI will only boost personal connections with clients and other agents.
