A great use of any wall space is to showcase beautiful art as well as heartwarming memories. One of my favorite examples of these two ideas within one piece is pressed flower art. Simple yet intriguing, pressed flowers have been used in decorative imagery since the 16th century.

Not quite the long-awaited recovery that everyone has been longing for, 2024 was a year of ups and downs for real estate. “Some of the 'wild cards' are behind us,” says Michael Altneu, vice president of Coldwell Banker Global Luxury. “Rates have started to decline incrementally, some industry rule changes have been implemented, and we are no longer in the midst of a high-profile election cycle.”
While the industry saw modest increases in inventory, that did not necessarily translate into transactions, making for a year of triumphs and challenges that continue to play out.
Homes Sales
Sales for 2024 will clock in at 4.02 million, approximately 2% below 2023 and well under the historical average of 5.28 million. “2024 has been a very difficult year on many fronts,” says Lawrence
Yun, chief economist at the National Association of Realtors (NAR). “We did not get the home sales recovery this year after an awful 2023.”
Yet, by year-end, positive indicators emerged, potentially laying the groundwork for a turnaround in 2025. “While there is still some uncertainty surrounding the macro economy and housing at large, luxury real estate continues to be incredibly attractive for affluent buyers seeking advantages from both a lifestyle and investment standpoint,” adds Altneu. Existing home sales grew 3.4% in October, the first year-over-year gain since July 2021, followed by a 4.8% increase in November, the strongest year-over-year increase since June 2021.
Momentum is building when it comes to home sales, according to Yun. "More buyers have entered the market as the economy continues to add jobs, housing inventory grows compared to a year ago, and consumers get used to a new normal of mortgage rates between 6% and 7%.”
While growth encompasses the entire real estate market, Altneu says, “it is also indicative of transaction trends we’re seeing in the luxury space, which we hope to continue in the first half of 2025.” The number of single-family luxury homes sold in November 2024, according to the Institute for Luxury Home Marketing (ILHM), increased by 22.5%, while attached homes saw a 7.7% rise. The inventory of homes for sale is expected to increase by an additional 11% in 2025.
ILHM data shows that overall sales at $900,000 and above increased by 22.5% year over year in November. Compared to November 2023, new listings were up by 8.3% for single-family and 7% for attached properties, reflecting an increased confidence among sellers.

“Our expectation at the beginning of 2024 that affluent buyers would eventually adapt to higher interest rates and prices is becoming a reality,” says Altneu. There is still a large homeowner population with little incentive to sell, those with low rates, and those wishing to avoid paying capital gains taxes.
Just under half of luxury buyers this year paid with cash. Still, experts such as Ron Shuffield, president and CEO of Berkshire Hathaway HomeServices EWM Realty in Miami, say even for the affluent, rates play into buying plans since buying power can be reduced (or increased) significantly.

Any mention of the Hamptons evokes images of beachfront fêtes with Hollywood celebrities or Bentleys lined up at polo grounds. The residential architecture may be more laid-back than the owners’ penthouses in Manhattan but is luxurious nonetheless. And while traditional styles dominate, the Hamptons has a rich heritage of modern architecture that continues today. Among the most striking contemporary residences in the region is “Blue Dream,” which celebrates the natural coastal environment.
The acclaimed architectural firm Diller Scofidio + Renfro
brought to this single-family residence the same innovation it applied to Manhattan’s High Line Park and The Broad, a museum in Los Angeles. The 2017 East Hampton home, a symphony of curves, caught the attention of longtime Hamptons resident and Pulitzer Prize-winning architecture critic Paul Goldberger, who sumptuously presented the house in a book titled “Blue Dream and the Legacy of Modernism in the Hamptons.” Inspired by the rolling dunes of the local coast, the home’s organic form was created from a lightweight fiberglass fabrication used in the aerospace industry.
The sculptural, bright white structure pops against the wild, natural landscape occupying the site, in contrast to manicured lawns at some nearby properties. Panoramic windows erase visual barriers between indoors and outdoors, and living spaces spill outside for summer entertaining. Unique elements abound, such as a front door with curved ridges modeled after the clients’ fingerprints. The roof, reminiscent of a giant white surfboard, plays an oversized role in the architectural concept and belies its complexity.
“Although the roof was designed to appear as a continuous, unbroken form, echoing the shape of the dunes …, it was constructed out of panels that were seamed together as the house was constructed,” wrote Goldberger. The fiberglass and foam element — one-tenth the weight of traditional steeland-concrete construction — appears to float over the main living area and cantilevers over outdoor spaces.
Blue Dream is a bridge between the clean-lined, geometric aesthetics of mid-century modernism and a futuristic 21st-century expression, both integrated with the natural environment that inspired their respective designers.

Although the concept can be traced to the 1920s, hotel companies offering for-sale units did not become a significant market driver until Four Seasons began offering residences — initially at its Boston property in 1985. Branding has since accelerated and shows no signs of slowing, as additional luxury names adopt strategies based on the model pioneered by Four Seasons. Today, there are more than 65 Four Seasons Private Residences communities inhabited or under development worldwide, with nearly 6,000 luxury homes currently under management.

Traditionally, these residences share sites with Four Seasons hotels, but standalone residential projects — in cities such as Los Angeles, London, Dubai, and Marrakesh — are gaining traction. Although independent of hotels, these communities offer Four Seasons’ signature amenities and service standards. Branded residences have become so central to Four Seasons’ global strategy that 65 percent of projects in its development pipeline are either exclusively residential or feature a Private Residences component. In the first half of 2024, the company’s gross residential sales totaled approximately $1.2 billion.
In addition to cachet, a Four Seasons Private Residence is a practical choice for affluent buyers who maintain multiple properties around the world. Through the company’s app, residents can effortlessly manage their homes, whether onsite or thousands of miles away. The digital platform accommodates requests for plant care and housekeeping during extended absences or connects residents to their neighbors. Chris Meredith, group head of residential at Four Seasons, oversees the company’s expansion of the Private Residences portfolio — including a growing emphasis on standalone residential communities — while championing innovative design and elevating the residential experience. “With every Four Seasons Private Residence, we set out to create the pinnacle of refined living,” says Meredith. Fort Partners, founded by Nadim Ashi, is a leading developer of these communities, beginning its partnership with the restoration of Miami Beach’s historic Surf Club. Ramzi Achi, partner at the Fort Partners South Florida firm, reports that after acquiring Four Seasons Resort Palm Beach, Fort Partners secured exclusive rights to develop Four Seasons-branded properties along Florida’s east coast. Achi states, “In a competitive residential market, the Four Seasons brand distinguishes our properties and resonates with buyers because they know the lifestyle they can expect: world-class design, best-in-class amenities, premier locations, and exceptional service.”
Achi adds, “Our newest properties, Four Seasons Private Residences Coconut Grove and Four Seasons Hotel and Private Residences Telluride, exemplify the ethos of this partnership, bringing first-of-their-kind developments to ‘hidden gem’ destinations.” He continues, “When you stay at a Four Seasons hotel, your every need is met in a perfect, personalized way. When you live in a Four Seasons residence, you can expect the same level of service — even if it’s a property without an attached hotel.” Fort Partners is now pursuing international destinations with Four Seasons, including a hotel/residential project in Marbella, on Spain’s Costa del Sol.
World-class architecture and interiors are defining features of these residences, and prestigious design professionals view these commissions as opportunities to explore new concepts.

While classical architecture often characterizes luxury hotels, Four Seasons residential communities frequently adopt bold, contemporary designs. British architect Sir David Chipperfield has reimagined the Dubai skyline for the city’s second Private Residences development, Meier Partners is designing Fort Partners’ Marbella project, and Yabu Pushelberg crafted exquisite interiors in Mumbai.
Seattle-based Olson Kundig, known for introducing modernist expressions into pristine natural environments, designed Four Seasons Hotel and Private Residences Telluride, a nearly $1 billion development at a ski destination rivaling Aspen or Vail.
Architect Henry N. Cobb of New York’s celebrated Pei Cobb Freed & Partners created Four Seasons’ glass-ensconced One Dalton project, the tallest residential structure in Boston, with a sophisticated lobby by interior designer Thierry Despont. “Four Seasons sets exacting standards for its properties that align with our own commitment, as architects, to the highest level of craft and material detail,” explains Andrea Day, associate partner at Pei Cobb Freed and project manager for One Dalton. “These shared values allowed for a smooth collaboration, both as we finalized the design and during construction,” adds Day.
Dubai is arguably the epicenter of branded residences, with glistening towers bearing the names of luxury brands from the hospitality, fashion, and automotive industries. Competing with names like Bentley, St. Regis, and Versace, Four Seasons Private Residences at Jumeirah features modern architecture infused with traditional Arabian craftsmanship. Following that project’s success,

Four Seasons Private Residences Dubai International Financial Centre (DIFC) is set to debut in 2027, where the price for lavish penthouse living reaches approximately $57.2 million. Shahab Lutfi, CEO of real estate investment firm Bright Start, notes that the DIFC’s 52 exclusive residences are generating considerable interest in a city overflowing with branded luxury options. “With Four Seasons’ legendary service, property management, and amenities, this visionary residential development will create a living experience second to none,” he states.
Similarly, Four Seasons Private Residences Lake Austin will be an all-residential project when it opens in 2027 outside the Texas capital, where the company already manages 148 residences near downtown. The project — featuring condominium-style homes and freestanding villas overlooking more than 3,000 feet of private waterfront — includes clean-lined aesthetics that reflect Austin’s booming technology sector. Penthouses feature private 40-foot pools, while a 300-foot infinity-edge pool, fitness, and spa facilities, and a clubhouse with a private marina comprise the amenity package. Jonathan Coon, co-founder of Austin Capital Partners, says, “Four Seasons
Private Residences Lake Austin will be a luxury residential community distinguished by unprecedented views, modern architecture, and Lissoni-designed interiors.” Emphasizing the project’s resort-caliber amenities, he adds, “A dedicated Four Seasons staff will exclusively manage every aspect of the property’s luxury service offering.”
Scheduled for a 2025 debut, Four Seasons Hotel and Residences in Cartagena, Colombia, will occupy restored landmark structures. Joining the portfolio in 2026 is a $1.3 billion, exclusively residential project outside Las Vegas, where floorto-ceiling windows will frame sweeping views of the Strip and surrounding mountains. “Las Vegas has always been synonymous with entertainment and excitement, and now it’s rapidly evolving,” says Jonathan Lawrence, managing partner at Luxus Developments. “We’re excited to introduce a one-of-its-kind offering to the city, bringing an elevated lifestyle experience like never before,” he adds.

Haute cuisine often brings to mind delicate French dishes, crafted with fresh butter or the rarest Périgord black truffles. However, the term truly embodies the meticulous artistry and craftsmanship that define various forms of grand cuisine around the world. Meals that go above and beyond — with elaborate ingredients and complex methods, all finished with a flourish of near-perfect plating — fall into this category of fine foods. Give the globe a generous spin, or travel approximately 6,000 miles east of France, and you’ll find that Japan elevates haute cuisine to another level, with origins that date back to the 16th century. Kaiseki, considered Japan’s grand cuisine, is a multi-course meal rooted in ancient tea ceremony traditions that highlight seasonal ingredients. This elaborate ritual honors Japanese culture and culinary practices that originated in the island nation and have withstood the test of time.
“It’s more than cooking; it’s a cultural expression that ties together tradition, nature, and craftsmanship,” says Master Chef Susumu li. This sentiment resonates with many Japanese and non-Japanese chefs who practice the art of Kaiseki. Chef li, now the owner and executive chef of Sushi li in Newport Beach, California, honed his skills in washoku (Japanese cuisine) throughout his life. Today, the Kaiseki cuisine served at his restaurant reflects that culinary journey. “I hope diners leave [Sushi li] with a deeper appreciation for the care, precision, and cultural significance behind Kaiseki cuisine,” says Chef li about the multi-course meal that often ranges from six to fifteen courses. “It’s not just a meal; it’s an experience that connects diners to the cycle of our existence as a whole, and an appreciation for the essence of Japanese tradition.”

THE MANY COURSES
Various courses are key to this time-honored meal, and mastering Kaiseki requires expertise in many techniques. Although the exact parameters of each course are somewhat debated, a few are considered essential. The first course, known as Sakizuke (the appetizer), is akin to an amuse-bouche in French cuisine and is designed to introduce the chef’s individual style. Chef li describes this initial dish as one of the most challenging aspects of Kaiseki. Sakizuke establishes the tone for the meal to follow. The visual representation and craftsmanship are pivotal components that shape the narrative. “This course allows me to showcase a variety of intricate techniques and seasonal ingredients, but it requires blending multiple elements harmoniously on one plate,” adds Chef li. For example, during the fall, the master chef transforms the yolk of a quail egg to resemble a persimmon, representing the seasonality that plays into the meal. Chef li says, “This delicate balance of flavors, textures, and aesthetics makes it both the most rewarding and the most difficult course to prepare.”
The following course may be Hassun, a seasonal platter that sets the theme and establishes the season that will influence the other dishes.

palate cleanser. Diners can often expect the next course to be Mukozuke or Otsukuri, a plate of sashimi that heavily emphasizes the season.
SEASONAL INGREDIENTS
Selecting ingredients is a meticulous skill required for mastering Kaiseki, and Chef Chris Massad is somewhat of an expert. Chef Massad also studied washoku and earned second place in the 2018 Washoku World Challenge, a prestigious competition organized by Japan’s Ministry of Agriculture, Forestry and Fisheries. The self-taught chef highlights some of the most coveted fish at Tokyo’s Toyosu fish market for sushi and sashimi. “We order Akamutsu (deep sea grouper), Kinmedai (golden eye snapper), Saba (mackerel), Kegani (horsehair crab), and Anago (sea eel),” says Massad.
Massad worked at Ginza’s Sushi Tokami under renowned sushi chef Shota Oda, served as head chef at Akiko’s in San Francisco, and has since opened Kampai in Jackson, Wyoming.
The desire for high-quality Japanese cuisine appears in even the most unlikely corners of the world. Yet, Kaiseki is often reserved for special occasions when diners have the time to appreciate and luxuriate in the demonstration of artistry. “Kaiseki is not an everyday meal,” explains Namiko Hirasawa Chen, founder, recipe developer, and content creator of "Just One Cookbook" and co-founder of JOC Goods. “While you can find Kaiseki restaurants in larger cities, this exquisite meal is
most often enjoyed when staying at a ryokan (traditional Japanese inn). Kaiseki embodies seasonality, culinary artistry, and impeccable hospitality, creating a truly immersive experience.”
When describing Kaiseki, the importance of seasonality cannot be overstated. “The fleeting availability of these ingredients embodies the spirit of Kaiseki,” adds Chef li.
The artistry behind the cuisine extends beyond the courses and ingredients. A true master embraces lesser-known techniques such as shun. “This is the precise timing and selection of ingredients at their absolute seasonal peak. This goes beyond simple seasonality — shun captures the brief moment when an ingredient is at its most flavorful and visually appealing,” says Chef li. “For example, the way we prepare fish or vegetables changes subtly based on their texture and taste during this fleeting period, ensuring the dish showcases the ingredient at its best.”
Kaiseki also demonstrates a variety of cooking techniques within a single meal. “These often include raw, simmered, steamed, grilled, fried, vinegared, and soup preparations, culminating in a delicately balanced dessert,” notes Chen.
As the meal continues, additional courses might include Takiawase, a dish of seasonal vegetables presented alongside meat, fish, or tofu; a second soup course Futamono; or the Shiizakana course — small snacks served with sake.
PRESENTATION AND ARTISTRY
Seasonality is critical in Kaiseki, but equally important is the artful presentation. “In Japanese culture, the presentation of food is deeply valued even at the home cooking level,” says Chen. “Incorporating a variety of colors into dishes not only enhances their visual appeal but also contributes to a balanced and nutritious meal.”
Tall presentations, layering and vibrant garnishes are often employed. Chef Massad mentions using scallions, chives, flower
petals, or zest as colorful garnishes. “We use a wasabi grater to zest fruits and apply it by using a cut matcha whisk to flick it evenly on seafood,” he explains.

The heart and soul of Kaiseki extend beyond the food itself. Chen adds, “Every detail is thoughtfully curated to enhance the meal — from the decorative leaves and intricate vegetable cuts on the dishes to the flowers adorning the space, the hanging scrolls on display, and even the color scheme of the hostess’ kimono. Each element works harmoniously, transforming the meal into an unforgettable sensory journey.”
ADDITIONAL COURSES
Other courses showcase a chef’s range of abilities. A grilled course, called Yakimono, and simmered dishes like Takiawase highlight the diversity of ingredients and techniques. Balance is essential in Kaiseki. Chen, who was born and raised in Yokohama, Japan, explains the act of achieving harmony: “In winter, when fish are typically richer and more fatty for sashimi, I would follow it with a lighter soup dish and a delicately grilled item to complement the richness.” The goal is to avoid overwhelming the palate while still exploring vibrant flavors and textures. “Striking a balance between lighter and more indulgent elements is key to an exceptional Kaiseki experience,”she says. Wrapping up the meal, though you may not want it to end, is the Gohan or Shokuji course. Diners can expect seasonal rice, often prepared in a clay pot and served with miso soup or pickles. Finally, Mizumono — the dessert course — features seasonal fruits and traditional Japanese sweets made of gelatin or agar jelly. This time-honored multi-course meal represents the pinnacle of Japanese culinary artistry. It is a cultural narrative that weaves a tale with ingredients. “I approach presentation as a painter approaches a canvas,” says Chef li, who chooses each ingredient not only for its flavor but also for its color and shape to ensure the visual aspect complements the taste.

One of the pandemic’s most enduring impacts is our appreciation for creating unique experiences within the home, whether it be hosting a Michelin-starred chef or enjoying a spa treatment. In addition to lavish kitchens, offices, and fitness centers, homeowners are now embracing and embellishing home theaters — previously reserved for Hollywood studio execs and the like — with all the bells and whistles of a commercial setting.
In suburban subdivisions, this trend is expressed through conversions of underutilized dens into tricked-out media rooms. However, in the luxury market, buyers are looking for dedicated home theaters with soaring screens, acoustics worthy of a concert hall, and even motionsimulator seats that mirror the experience of a Disneyland thrill ride. Price tags for elaborate auditoriums can be stratospheric, as budgets are confined only by homeowners’ imaginations.
Richard Charschan, founder and CEO of New York-based AcousticSmart, has had a front-row seat to the industry’s evolution for 25 years, and his just-released, generously illustrated book “Home Theaterology” chronicles his work. “Now the technology in the home supersedes what you find in a movie theater,” says Charschan, who notes that while some clients spend more than $1 million, a budget of $350,000 can yield an impressive entry-level theater. Further generating interest are current technologies that replicate an IMAX 3D presentation, and new AI applications that give individuals greater
control over viewing conditions. “We want to make it immersive, so you’re no longer a spectator but part of the movie experience,” says Charschan.
Interior designer Lisa Slayman, founder of California-based Slayman Cinema, collaborates with architects, audio-video integrators, and acousticians on home theater projects. “Typically, clients want the room to make a great impression the moment you walk in, a space that everyone talks about and wants to see and experience,” says Slayman. “They want it to transport them to another world and elicit an emotional response.” For a theater in Saudi Arabia — in a palace occupied by a member of the royal family — Slayman blended Old Hollywood glamour and contemporary opulence in a design that incorporates illuminated amethyst gemstones and Swarovski crystals woven into fabrics.
Reporting that the gaming and esports industry is now twice the size of the music and movie industries combined, Slayman is now being asked to create new media spaces that transcend passive viewing. With accelerating technologies

driving new designs, many clients are requesting spaces that do more than simply accommodate movie nights. “These are multigenerational showcase spaces, designed to entertain young and old in a whole new way, and it’s a skyrocketing trend,” says Slayman. “They are self-contained environments where players and the audience feel the sensations of sight and sound,” explains the designer, who adds, “The options for sports simulation in the home are virtually limitless.”
Over the past 30 years, Florida-based Acoustic Innovations has earned an international clientele that includes Hollywood celebrities, professional athletes, and anybody passionate about in-home entertainment. The company’s staff of designers, fabricators, and acoustics experts work closely with audio-visual specialists to integrate state-of-the-art technology into theaters whose designs range from classical to avant-garde. Acoustic Innovations’ CEO Emily Miller reports, “We marry acoustics with aesthetics,” adding, “We want your space to sound great, but also look great.”

Miller observes that some Acoustic Innovations clients request theaters with interior styles and color palettes consistent with their home’s overall design. “But others want to open the door to their theater and immediately be transported to another world,” she explains. The latter concept can result in a contemporary home accommodating an ornate Renaissance-style theater or a traditional residence with an auditorium resembling the deck of the USS Enterprise. “There’s very little we can’t do, so we love clients who come to us with an imagination,” says Miller.

inspired by a Russian palace. Now, leading theater designers are pushing the boundaries of clients’ imaginations and creating otherworldly environments in which to escape for movie night — in the spirit of the extravagantly themed movie palaces of the 1920s.
AcousticSmart indulged a client’s passion for “The Lord of the Rings” with a meticulously detailed, castle-like theme and Acoustic Innovations has created theaters modeled after “Star Wars” and “Star Trek” spacecraft. At a sprawling estate on the Southern California coast, Slayman Cinema captured the nostalgia of the owner’s hometown theater, complete with box office, marquee, and neighboring shake shop. Charschan of AcousticSmart reports that although some retro-minded clients seek to replicate landmark movie theaters, current design trends favor sleek, minimalist aesthetics, while fiber-optic LED ceilings — which can provide a soothing starry-night effect — have gained momentum.
Because of the expedited release of major feature films to streaming platforms, a practice that emerged during the pandemic, along with everevolving technologies, access to home entertainment has been democratized. Charschan states, “You no longer have to be part of an elite Bel-Air crowd to enjoy a first-run release at home.”

It’s not simply a matter of convenience. At the heart of these additions is an enhanced quality of life. “The rising demand for home spas is driven by a cultural shift towards wellness and self-care,” explains Stephanie Luk, director of interiors at Electric Bowery. “This reflects a desire for ritual and mindfulness, amplified by a renewed focus on creating sanctuary-inspired spaces.”
ACHIEVING A SPA-LIKE FEEL
The crux of spa design is the human-nature connection. Incorporating natural light through skylights or windows, as well as using organic materials, are the most popular tactics. “Materials play a huge role,” says Johan Sundberg, principal architect at Johan Sundberg Arkitektur in Lund, Sweden. “Wood, leather, and natural stone pair beautifully with water to create a harmonious, tactile environment.”
There is a focus on natural materials and earth tones, Luk explains, as they “evolve beautifully with age” and typically include water features, such as soaking tubs and rain showers, wood paneling, and soft, layered lighting.
Electric Bowery’s 2022 redesign of a mountainside ski home in Park City, Utah, epitomizes these trends. The bathroom showcases a stunning cedar Japanese soaking tub, wood paneling, soapstone, and slate. “Timeless home spas are designed to feel both grounded and lasting,” says Luk. “Using natural materials will always help drive this narrative.”
What else is trending in home spa design? According to Sundberg: high-quality ceramics, such as Japanese tiles, cold pools, showers with unique features, and traditional dry saunas. “Many clients also enjoy integrating steam sauna benches into their regular showers,” he adds.
Christina Samatas and Renee DiSanto, founders of Illinois-based interior design studio Park & Oak, stress the importance of color choice. Creating a peaceful backdrop with earthy greens and neutral whites, and layering in darker elements, adds richness and depth. “Elegant brass and black accents paired with marble surfaces create natural warmth and the feeling of being enveloped in a spa,” say Samatas and DiSanto.

THE WARM HUG OF A SAUNA
Saunas are a common feature in Nordic homes, especially in Finland, where sauna bathing dates back to 7,000 B.C. To Finns, it is more than a heat therapy practice; it’s a social ritual. On Christmas Eve, for instance, Finnish families gather in their home saunas for Christmas sauna, or Joulusauna, an old Finnish tradition in which families cleanse their bodies and quiet their minds prior to Christmas dinner.
Home saunas are common in Scandinavian homes as well, where they’re used for everything from post-workout recovery to family bonding and socializing with friends, remarks Sundberg. In 2023, Sundberg completed a private spa for a family of four in Lund, Sweden. Featuring a sauna, warm pool, shower, and lounge space, the spa serves as the heart of the home, a “hub for the family to relax together or with friends,” adds Sundberg. Incorporating cedar wood and Vals Quartzite, the Lund private spa fuses modern luxury with immutable natural beauty.
In the United States, sauna culture is somewhat different. With a focus on health and wellness, home sauna use is rooted in longevity and mindfulness. Nestled inside a private cabin, a sauna can provide a reprieve from the outside world, encouraging stillness. In addition, saunas can aid in pain management, improve cardiovascular health, and possibly lower your risk of neurocognitive disease. Choosing a sauna cabin with luxe features that gently engage the senses, such as aromatherapy or chromatherapy, can foster an even more soothing experience.
TAKING THE PLUNGE HOME
For years, athletes and celebrities have popularized the growing trend of taking the plunge. Now, they’re taking the plunge home. From luxury condominiums, like Manhattan’s Madison House, to celebrity homes, such as Goop founder Gwyneth Paltrow’s, itty-bitty cold plunge pools are cropping up all over. According to a Zillow article, cold plunge pools made the list of the top six hottest home trends to watch out for in 2024, and the company saw a 130 percent increase in listings mentioning cold plunge pools compared to 2022. Diamond Spas, a manufacturer specializing in custom copper and stainless-steel spas and pools, says pairing a cold plunge pool with a hot tub or sauna is also one of the hottest trends. “Demand is extreme for these hot-cold treatments, especially as health benefits are becoming more well known,” says Shannon Knaub, design manager at Diamond Spas. Trends come and go by nature, but the desire to incorporate more peace and wellness into our homes is only expected to grow.

Consumers in the luxury market are increasingly turning to AI technology to find their dream homes, transforming the home-buying process. By streamlining searches and personalizing options, AI is ushering in a new era of innovation in real estate.
Rates and Growing Markets
“We are predicting steady growth in 2025 in markets throughout the world, with continuing high demand in the most prestigious luxury markets,” observes Meghan Barry, president of LuxuryRealEstate.com. In the U.S., interest rates are expected to remain relatively stable, with a possible slight decrease, while limited inventory will keep driving competitive prices. “Many real estate consumers will have adjusted their expectations by 2025, and the ‘why now’ conversations with buyers and sellers will be less of a challenge for those in the industry,” says Barry.
Expectations are that mortgage rates will hover in the 6% range in 2025, which Yun believes will be the new normal. Yun also forecasts a 9% increase in home sales for 2025 and 13% in 2026.
“It’s encouraging to see contract signings increasing in all major regions of the country,” Yun says. “More notable gains from a year ago occurred in the expensive regions of the Northeast and West. The recordhigh stock market is providing a boost for upper-end home buyers.”
Miami-Fort Lauderdale is projected to be a 2025 hot market only eclipsed nationally by Colorado Springs. “I am very encouraged by 2025,” says Shuffield, noting slow sales over the last three years, with 2024 charting the fewest residential transactions in Miami-Dade in the last 15 years. “That's getting ready to change,” he says. “We are anticipating that 2025 will be a much stronger year in number of sales. But we don't forsee a spike in prices. Prices will probably be steady and stable.”
Curves Ahead
Significant changes are on the horizon, not because of commission rulings but as a result of artificial intelligence (AI). Few areas of real estate and homes will be immune to the influence of AI. “It will be like going from kindergarten to fifth grade,” says Kevin Hawkins, editor of Real AI. From security to renovation to interiors and design, AI will enhance and also streamline. By unlocking data from photos, AI will empower home searches, allowing buyers to continually fine-tune their vision and then find homes to match that vision. And rather than taking over an agent’s function, Hawkins says AI will elevate what they bring to the buying process.
Post Election
Political activity typically translates to movement in the real estate market, particularly the high-end, and this year has been no exception. Stephanie Anton, president of Corcoran Affiliates, says, “Just this past month following the presidential election, we’ve observed a significant increase in luxury buyer activity within Corcoran markets where inventory is stable.”
Currently, financial markets are anticipating economic growth under the Trump administration, which Realtor.com economists believe will boost incomes. The surprise factor will be how other policies affect the price of goods and services and whether anticipated tax cuts occur.
Other potential policy changes under the new administration could have mixed results, according to Realtor.com economists. Initiatives to make Federal land available for home building and potential streamlining of regulations could boost the supply of homes. At the same time, tariffs and new policies could constrain home construction and renovation efforts.
The luxury market has been real estate’s bright spot, according to Rossell, who sees the market as bifurcated with wealthy individuals benefiting from stock market gains and corporate tax cuts. “I think luxury does really well in this environment because for the high-net-worth buyer, their stocks are exploding, and the wealth effect is powerful.”
Demographic Plays
“The profile of the luxury home buyer has evolved in recent years, with several new generational groups emerging as key drivers,” says Anton. “Millennial and younger Generation X consumers are becoming more prominent within the market, particularly as they inherit wealth and capitalize on successful investments across artificial intelligence and cryptocurrency ventures.”
On the Horizon for Design
Few rituals provide a better snapshot of the consumer mindset than color forecasts. Following Pantone’s precedent, manufacturers of all stripes, from paint to exterior cladding to wallpaper, now offer similar insights on color and designs. Tapping into a growing desire for comfort and subtle elegance, Pantone looks to Mocha Mousse as the Color of the Year. This rich, warming mid-tone evokes the comfort derived from coffee and chocolate and expresses a global mood and attitude.
In luxury, browns are taking center stage, a penchant designers see extending into furnishings, particularly a preference for wood. Optimal design today combines vintage pieces with comfortable textures and modern accents. Wood sideboards and credenzas are expected to make a comeback.
“Natural woods, marbles, and textiles are already widely used in the luxury end of the residential market. In interiors, there is a push to be more eclectic and less uniform, with more found objects and repurposing,” comments Enda Donagher, an acclaimed architect who offers services to a select clientele in New York. “The same is happening in architecture, where even the more austere practitioners have embraced organic materials and ‘warm minimalism.’”
Expected Additions
2025’s hot button? Cold plunge pools and cold treatments for wellness. Adoption of these features surged in 2024, and it seems cold therapies have become integral to wellness.
Also cropping up on wishlists are wet rooms favored by architects, designers, and consumers. Built around a curbless shower and a tub, these glass enclosures conserve square footage while also creating an indulgent master bath.
Where money is no object, 1st Dibbs says closets with extra space and storage are the top additional rooms that designers will recommend to clients. Recommendations for guest suites follow close behind. Also on the rise is an interest in scullery and outdoor kitchens, which are part of the continued appeal of athome entertaining.
Kitchens are predicted to be the most requested renovation per 1st Dibbs annual designer survey, with 61% of homeowners seeking updates. Living rooms follow at 51%.
Miami-Fort Lauderdale is projected to be a 2025 hot market.
