Platform for Growth We’re closing in on the first half of 2010 and from all appearances, it’s better than 2009. Or as many economists and financial analysts care to say, “It’s less bad.”

From what we’re seeing in the media business, this is true. Ad dollars are loosening up after a severe drop off over the past two years in both print and online. Contrary to all reports, print media is not dead and will not die. What is happening is a true transformation of how news and information are being delivered. The Internet opened up news gathering to a new dynamic, and certainly democratized its distribution. Now new devices such as the iPad and other smart phone devices are bringing information to consumers in different formats. This is a great development for publishers. In general terms, it gives us more platforms for our news-gathering efforts.

bring the latest news from our Hudson Valley Green Sheet and our magazine content to your phone. Stay tuned for more updates as they happen.

There have been many death knells for various types of media over the past century. Video was supposed to kill the radio star. That didn’t happen if you see how strong talk radio is in America. Television was supposed to kill the movie business. More and more movies are released every year and that’s not going slow down. The reality is that the more technological advances hit the market, the more ways there are for us in the media to bring the reader information.

Harnessing the Power to Change Having spent two mornings last month at the Kennedy Green House, scoping out all the cutting-edge, green technologies that reside alongside historic artifacts, photos, books, and furnishings, I couldn’t help but sense the power.

It wasn’t from the geothermalpowered radiant heat flooring or the solar shingles on the roof, but the dynamic energy given off by Bobby Kennedy, Jr. and Mary Richardson Kennedy. Both are passionate about various causes—health, energy and the environment, democracy, the plight of farmers—and are harnessing their resources to effect change locally, nationally, and globally.

The Kennedys’ newly rebuilt home—expected to achieve LEED Silver certification—is a true power plant, something Bobby feels every home in America should become, if we’re to break our dependence upon foreign oil and switch to renewable energy. Mary, a green architect and designer, is an ardent local community activist and fundraiser, who uses her network to connect innovators, scientists, and thought leaders with the power and money base. She’s also using the home as a teaching tool for her peers in the design world, community groups, and the media.

Ripple of Hope speech and President Kennedy’s call for all of us to not ask what our country can do for us but what we can do for our country.

“There are so many ways to be involved,” she says, adding that three spheres—citizens, legislators, and the media—must intersect to make possible any meaningful change.

“I am always working on a grassroots level; Bobby believes the biggest piece is legislation and change on that level. But to get there, there needs to be an undercurrent, putting pressure on the legislators and demanding change.

Then the media has to inform. It really takes all three of these components to effect change,” Mary says.

Although the public may focus on their pedigree, Mary and Bobby believe that everyone has the power to make changes in their personal lives—choosing to support local businesses, farms and service providers; conserving natural resources in their homes, schools, and work. And by opening their home to you, the reader, they urge us to consider these actions and explore what we can do, not only for our country, but for our earth.

Living Larger than Life As the largest residential historic preservation project in the U.S., The Beacon in Jersey City provides comfortable living amid exquisite architectural details and opulent shared spaces.

apartments, 80,000 square feet of retail and commercial space, a 66,000-square-foot children’s center and a restored public movie theater.

Two of the towers, known as the Rialto-Capitol Condominium (all towers are now named after famous Art Deco theaters) and joined by a newly built Deco lobby and circular driveway, are nearly 100 percent occupied, with about 550 residents in 315 units, Filopoulos says.

Standing on the roof deck of one of The Beacon’s ten Deco buildings, high above Jersey City, the largest renovation project in the U.S., is developer George Filopoulos (who is 6’6” tall).

One-bedroom units in these towers start at about $300,000. A penthouse recently went for $2.3 million.

Michelle Calabrese, 29, sat with her newborn baby in a lounge area outside the “Grotto” gym and spa, part of a 50,000-square-foot amenities package that includes

a pool and hot tub, yoga, party rooms with a catering kitchen, a billiards room, and a great room (a former teaching room for the medical staff) with a stage.

“Every single person who comes to visit us is astounded by what they were able to do,” Calabrese says. “Keeping the historic piece adds more character.”

She says she and her husband settled on The Beacon because it was affordable but had all the amenities of “a New York-type condo.”

To her point, 25 lofts under development will have polished original concrete floors, exposed beams, and spiral ductwork. One penthouse loft has 28 windows.

Amenities for residents include a 24-hour concierge, valet parking, and shuttle service to the PATH train.

For better or worse, this further isolates the fortress on the hill from the surrounding Jersey City neighborhood where views of Manhattan are as plentiful as those in the gritty opening scenes of The Sopranos.

Jersey City sold the property, now a National and State Historic Landmark, to Metrovest Equities for $9.5 million in 2005, but Filopoulos says the de facto price was actually “north of $20 million,” with an agreement that the developer absorb the operating expenses for all of the project’s residential and commercial elements.

Original estimates had the entire project completed in 2010.

“We didn’t anticipate the real estate apocalypse,” Filopoulos laughs. That date has been pushed back five years, with three buildings to undergo renovations at once. “No one has ever renovated something of this scale,” he says.

Zakalak remembers the first day she toured the facility. “My head was spinning. I was literally dizzy.

How was I going to figure this all out? It’s greater than human scale. It’s the largest project I have ever worked on. It’s the largest project anyone’s ever worked on!”

And so passionate about the space was this historic preservationist, “I marched right in and bought a twobedroom corner unit” as soon as the first phase was put up for sale.

Preservation is inherently green and Filopoulos says The Beacon is “one of the largest recycling projects in U.S. history in terms of materials.”

Nothing will be destroyed to create 1,200 residences.

egend has it that one of Franklin Roosevelt’s first stops after his inauguration as president in 1932 was at the Jersey City Medical Center. In appreciation of the fact that New Jersey had put him over the top, he is said to have presented his friend Mayor Frank Hague with a blank check of WPA funds to continue to build one of the biggest facilities of its kind anywhere.

Like almost every aspect of the 10-building, 14acre, 2-million-square-foot campus on the rise of the Palisades ridge, that story seems larger than life. And now this cluster of tall Art Deco buildings, familiar fortresses on the Jersey skyline, across the Hudson River from lower Manhattan, has become The Beacon, the largest mixed-use renovation project currently underway in the United States.

The Saturday Evening Post described it in the 1940s as “a beautiful mirage…(rising) up from the municipal rubble that is Jersey City.” In 1988, overbuilt and underfinanced, it declared bankruptcy. Some of the buildings have been vacant since then, others since the hospital relocated in 2004.

What was left behind were the grand structures built as part of the Works Project Administration, with the remains of terrazzo floors, carved friezes, outdoor decks, marble walls, Deco moldings, ornate chandeliers, and etched glass. There are five theater auditoriums, once used by doctors and nurses, and an observatory. Mayor Hague, whom history remembers as intimidating and corrupt, kept an office deep in the center of one building (now, appropriately, a poker room) with a concealed doorway. The historic preservation consultant on the site, Ulana Zakalak, says they also discovered a hidden staircase. An elaborate system of tunnels underneath, used by the medical center staff to access other buildings, “were very, very spooky,” says Zakalak, remembering her first time down there. And one of those tunnels was found to lead directly to Hague’s City Hall.

Even in less than perfect shape, the complex’s Deco designs have inspired movie backdrops: Quiz Show (1993), The Royal Tenenbaums (2001), Jade Scorpion (2001), Fur (2006), and for Sarah Jessica Parker on the upcoming cover of the June 2010 issue of Vogue.

colors, gold and silver leaf, and sheens, as required not only for accuracy and aesthetics, but for historic preservation tax credits. One-of-a-kind light fixtures are being restored.

“There were massive water infiltration problems on the exterior,” says Zakalak, “and no expansion joints. On the corners, over time, bricks just popped off and concrete was poured over it.” Four different brick foundries were sourced to match the existing structure and were mixed in randomly so no one brick color would be prominent.

Historic façade restrictions require the HVAC systems to be internal; central boilers and chilling plants are efficient and utility costs are included in residents’ common charges, which Filopoulos boasts are “minimal.”

One of the most remarkable discoveries was a bas-relief frieze running the perimeter of what is now the Billiard Room (the former medical center’s main entrance) just below the ceiling. Titled “From Myth to Medicine,” the WPA masterpiece (reportedly appraised at $1 million) displays images of the evolution of man through time, from caves to paganism to Pandora and her box to Native American medicine men. At the center of the room is the Caduceus, the symbol of modern medicine.

From here, on the sculpture, with modern medicine and, symbolically, the Medical Center itself, the evolutionary scenes become euphoric and futuristic.

on the frieze never seen nor allowed on WPA works: a tiny signature. The sculptor was Allen George Newman, one of the most prominent of his time.

Had there been more room on the bas-relief, Newman’s vision of the future might have included the evolution of the vast white elephant to The Beacon on the hill. n

he Kennedys are back in power—this time, using their home as a tool for innovation, agitation, and education.

Forced from their farmhouse by black mold that was destroying their children’s health, Robert F. Kennedy Jr. and Mary Richardson Kennedy rebuilt on the same Westchester County property, creating a classically-inspired, high-performance home using the latest green technologies. They’re sharing their experience and their home to educate and inspire the design and building trade, community members, and the public.

The mission of the “Kennedy Green House”—the name given to the project and the title of a book by the interior designer—is to showcase the most energy-efficient and sustainable products, renewable energy systems, and recycling methods in a comfortable environment.

The rebuilt home “feels like a traditional house even though it has totally, totally, totally cutting-edge appliances, fixtures, and technology,” Mary says. “For classicists and people who want traditional architecture, it’s important for them to know that it’s possible to achieve that aesthetically, that they’re not going to be living in a machine, that it doesn’t have to look like some space-age contraption.”

The year-long project, executed by a team of local professionals and overseen by Mary, herself an architect with experience in historic renovation, is expected to earn LEED Silver certification.

The concept for this show house, with donated products and services worth upwards of $1.3 million, came from EcoManor in Atlanta, created by CNN founder Ted Turner’s daughter and her husband, Laura and Rutherford Seydel, ardent environmentalists.

EcoManor, which serves as an educational tool as well as a residence, is credited with inspiring Arthur Blank to launch Home Depot’s green initiatives, Mary relates.

“We wanted to make the house the most modern and comfortable and energy efficient as possible,” Mary says, adding, “We didn’t embark on this by choice—it was a sick house.”

The circa-1920 farmhouse, situated on 12 acres bordering a 30-acre lake, was originally part of a larger summer estate owned by Charles Scribner, the publisher.

Never insulated, the house was clad in aluminum siding in the 1950s, creating the perfect environment for a black mold infestation that took over one summer while the family was away. The Kennedys fought the black mold for three years, but it kept growing back.

“I’ve lived here for 25 years and the mold was making my kids sick,” Bobby explains. “In [son] Connor’s first three years, he was hospitalized nine times; we made 29 trips to the emergency room.” Three of the children were left with asthma. The only feasible solution was to tear down and rebuild.

With a team of architects, a LEED consultant, LEED builder, and input from friend and neighbor Allan Shope, a carbon-neutral architect, the Kennedys built a new 7-bedroom home, using the latest in renewable energy.

There’s shallow-well geothermal heating and cooling, solar-thermal hot water with a backup high-efficiency propane boiler, and solar shingles on the roof that are the first of their kind installed in the United States. Passive solar gain is maximized and 16 Solatubes bring natural daylight into hallways, closets, and other spaces.

The Kennedys can now generate 10 megawatts of electricity. During the winter storms of 2010, which cut electricity to more than 150,000 New York homes, the Kennedys harbored three families. “Every home in America should be a power plant and we were a case in point,” Mary says.

insulation, water-saving Kohler fixtures, LED, fiber-optic, and fluorescent lighting; plus high-efficiency Electrolux appliances in the kitchen and in a basement kitchenette.

But cutting-edge technology also meets sustainable, longlasting, and reused materials in the Kennedy Green House, which could serve as a case study in recycling and salvaging.

Every piece of the old house was either used to build the new house or sent to Green Demolitions, a nonprofit recycler and reseller of building materials and products. The foundation was crushed and used as gravel; all the wood and doors were reused. “There wasn’t a single nail that wasn’t recycled,” Bobby said. “We got a tax deduction on the house and it ended up being a great deal for us.”

Nearly every slab of wood was restored by master craftsman John Yurema of Detroit to create custom floors in the dining room, living room, and Bobby’s study; all the floors were reclaimed or made from certified renewable forests; the service hall, mudroom, and main laundry room floors are made from the butt ends of raw timber for durability. The slate roof was reclaimed from the former Wassaic mental institution that sat on upstate property now owned by Shope.

“We didn’t do our salvaging anonymously,” Mary says, showing off the white Carrara marble countertop in the kitchenette reclaimed from an 895 Park Avenue demolition. Other finds include the 50 natural stone ‘saddles’ lined up neatly to tile a powder room, headboards made from Vermont barn boards, and some of the flagstone outside donated by neighbors. “It was a scavenger hunt; I was running around salvaging stuff.

If I come across something I can’t put to use that I don’t want to see going to a landfill, I call Steve [Feldman, founder] of Green Demolitions,” Mary says.

To ensure the healthiest air quality, the Kennedys required no-VOC paints and finishes and use only green cleaning products. Where there are carpets, they’re made from pure New Zealand wool by Karastan, Mary points out.

Accessibility was another high priority for the Kennedys. Design elements that make the home inviting for all ages and abilities include a rear entrance ramp, an elevator, light switches at the same height as ergonomic door knobs, hidden railings, curbless showers, and closet storage suitable for a wheelchair user.

“We’re hoping to use it continually as a teaching tool,” Bobby says. “To make our house open for architects, students, for people who are trying to build green. To

Kennedy draws upon Martin Luther King Jr.’s definition of activism: “Agitation, legislation, litigation, education,” and adds innovation, which he feels is crucial to the green movement.

In fact, Vantage Point invested in BrightSource, a company building the two largest solar power plants in the world: 1.3 gigawatts with Southern California Edison and 1.31 gigawatts with Pacific Gas & Electric Co. These plants are being built for about $3 billion a gigawatt, says Kennedy, which is cheaper than the $12 billion to $15 billion per gigawatt it costs to build a nuclear plant and comparable to the $3 billion for a coal plant. But once it’s built, it runs free forever.

Transitioning to solar, wind, and geothermal energy requires political action, Kennedy says. This means eliminating the $1.3 trillion in annual subsidies to the oil industry, the half-trillion to nuclear power, and $1 trillion to coal, he says, putting renewables on par economically.

The switch would cost the U.S. $3 trillion and could be done in four years: “For the cost of the Iraq war, we have free energy forever and we pay for it by not spending $750 billion a year buying foreign oil,” Kennedy argues.

To achieve this, renewable energy must power existing buildings, the biggest consumers of energy, Kennedy says.

“What we’re fighting for statewide and nationally, is…basically creating a national marketplace for energy,” he says. “It’s a fair marketplace with rational incentives that turn every home into a power plant and every American into an energy entrepreneur and power this country based upon American entrepreneurship, initiative, and intelligence.”

“Hopefully a lot of good things will come of it, in terms of to-the-trade,” Mary adds. “We’re using it to talk to my peers in the design world....My intention is to work with four organizations: the AIA, ASID, USGBC, and Institute for Classical Architecture—the fourth one I feel particularly strong about. I always say about my husband that even though he’s politically liberal, aesthetically he is to the right of Prince Charles.

He’s a traditionalist of the first order.”

The Kennedys’ historic antecedents are felt in their home’s aesthetics. Historical elements and references abound in such details as crown molding, French

doors, graceful columns, custom mantels, built-in bookshelves, and numerous priceless heirlooms. In the reclaimed brick pediments facing the back yard, one can discern the United Farm Workers of America eagle emblem—it was the children’s idea, as they had spent time with the union and the plight of farmers is a favorite cause, Bobby explains.

Civil-War era American flags, a World War I shield, and matching kerchiefs from the 1904 election hang in the entryway, while the upstairs hallway is lined with framed letters and signatures from every American president (except Grover Cleveland, who “got lost in the move,” Bobby muses). Museum-quality fiber-optic lighting that won’t harm the historical documents supplements Solatubes that bring in natural daylight.

Green Insulation

Sullivan County entrepreneur offers an ecofriendly alternative to fiberglass insulation.

A

ny builder who is trying to green their home understands that the building block—the foundation of green building—is your insulation,” says Charles Petersheim, founder of EcoTech Spray Foam. Located in Sullivan County, EcoTech has created its own line of ecofriendly spray insulation, an alternative to fiberglass, that reduces energy loss and lowers monthly heating and cooling costs, he says.

EcoTech launched in February 2009 after only two months of groundwork. At a time when other businesses were downsizing and cutting expenses, Petersheim decided to expand beyond his construction business and take advantage of an untapped marketplace, creating and marketing his own spray foam.

Being that they would be the only independent spray foam business in the area and that the raw materials to start the business could be bought at a low price, Petersheim says it was an ideal time to launch.

“It’s cliché, but if you’re going to buy, buy when no one else is buying,” he says. The entrepreneur was able to start slowly, without an oversaturated clientele, and focus on a distinct marketing scheme with a comprehensive, methodical approach to developing his brand. Part of that brand includes EcoTech’s spray foam truck, with its eye-catching, 1950s-style logo—a beaming star with a retro font slogan that reads, “Insulation you’ll brag about!”

After testing various soy and recyclable products to make the foam, he came up with a product made of 29 percent recycled goods, free of HCFCs (hydrochlorofluorocarbons, a chemical harmful to the ozone layer), VOCs (volatile organic compounds), and formaldehyde, beating out competitors’ products.

The foam’s biggest benefit is its energy efficiency, which in turn equates to cost efficiency. “The less you’re losing, the less you’re using,” says Petersheim. Spray foam seals your home so you lose less heat, meaning that it takes less to heat it.

Spray foam’s ability to create a barrier for air coming in and going out of the home is a vast improvement over previous forms of insulation, which can amount to 50 percent savings in a basement or attic, Petersheim explains. Clients often call back within a few months after they have received their lowered heating bills, but the air environment within the home transforms even quicker. “They [clients] can say that almost overnight the environment within their home has changed,” he says.

EcoTech’s other aim was to make foam more affordable. “You couldn’t justify spending $12,000 to insulate when you could do it with $3,500 for bad insulation,” says Petersheim.

Petersheim says that by starting his own company, he has unlocked the monopoly that made spray foams so expensive and has reduced prices by 50 percent through the Hudson Valley.

“We find our competitors now, who we were using in our own homes, have dropped their prices 40 to 50 percent because we are running a true business and eating into their market share,” he says.

A more affordable installation cost, savings on energy bills, and now a governmental tax rebate program of up to $1,600 or 30 percent of projects under $4,500, makes spray foam an alternative that may ultimately surpass the fiberglass standard.

“We believe that spray foam is going to change the face of construction. It’s in its infancy, but it’s going to rapidly take over the market,” Petersheim predicts. n

ith delighted enthusiasm, Nancy Epstein pulls up pictures from her trip to Jerusalem.

She describes her visit to the buried homes where the society’s elite once lived. She points out mosaic tile floors so intricate the naked eye may believe it’s carpeting. She shares her adventures to the ruins of the Palatino in Rome, where remnants of Roman columns remain. And finally, this Art Nouveau fan expresses her affinity for Victor Horta’s Hotel Tassel in Brussels.

“There is nothing new under the sun,” Epstein assures, and from the range of her travels, she seems to have seen a lot. However, as CEO and lead designer for Artistic Tile, Epstein has created thousands of new, inspired designs that are gracing homes, businesses, and showrooms across North America, and are setting an ecofriendly example for the future.

With a background in design and business, Epstein’s own success story began when a cabinet manufacturer rejected her designs for her son’s bedroom. “He hated it,” she says, yet soon after he hired her. Epstein “fell in love” with kitchen and bathroom design, and eventually launched Artistic Tile in 1987.

The rest is history— but not in the most conventional form of the expression. Epstein compares the history of ancient ruins to the stone she uses today in production of beautiful, luxury tiles. Epstein designs for permanence, inspired by the stones that still support ancient structures, such as the Roman Coliseum, that remained after civilizations ended. As she says, “stone is used forever.”

This “build for life” mentality, Epstein believes, is the epitome of environmental responsibility.

Nancy Epstein, ceo of artistic tile, says that in order to educate about ecofriendly choices, it must be done “one client at a time.”

Design is the foundation of Artistic Tile’s business. One might say the company—from its CEO to design director to every artisan—has an obsession with design and a laser-beam focus on the little details.

In the design department at the Secaucus site, Jill Cohen, director of design, explains that it can take 12 to 24 months to create a new design concept collection, a lot of which has to do with sourcing of the stone. From the geometric patterns of the Travertine Hex, to the rich colors of the Treble Pattern Jazz Glass collection, or the charming Bespoke collection inspired by classic menswear, Cohen says that there are all different elements of inspiration at work.

Many of the newest trends in design will utilize the water jet machine that is to be installed at the Artistic Tile distribution center, and will allow the designers further artistic liberties.

Artistic Tile has several new sustainability initiatives, from a massive rainwater collection and water recycling system, to recycled packaging materials and a green transportation partnership, to superefficient lightbulbs.

While the changes at the distribution center have only been in effect for under two years, the push to go green required significant time and research, Esmail says, and more plans are currently in process. Motion detector lights are to be installed by the slowest-moving machine so as to conserve energy. And although extremely expensive, Esmail says that it may be possible to run solar energy in the future just for the lights of the building. In order to lighten their energy strain on their community, the entire distribution center has also agreed to go off the grid and run strictly on their generator if the surrounding town is ever in danger of a blackout or brownout, usually common in the summer. “If you’re not committed it won’t work,” Esmail simply states.

The latest news is that Artistic Tile has joined with SmartWay Transport Partnership to provide environmentally efficient transportation of their materials and products. In collaboration with the Environmental Protection Agency and the freight industry, SmartWay plans to reduce by 33 million to 66 million metric tons of carbon dioxide and up to 200,000 tons of nitrogen oxide per year by 2012 by improving environmental performance, according to Richard Johnson, vice president of public relations.

Passionate people and beautiful, natural products are what make Artistic Tile unique, Epstein says. But she doesn’t believe it’s her environmental perspective that turns her customers on to the vast array of beautiful tiles she designs. “Customers do not care,” she admits, adding that disposable incomes are at a low due to recent economic struggles, and she has lost 50 percent of business. “The only way to build desire,” particularly of green products, she says, “is through promotion.”

Artistic Tile, Epstein says, provides a complete experience for its customers, many of whom are thrilled with the idea of creating a design unique to their home. Epstein has built a staff of highly educated designers and sales associates, and believes all employees must truly know and care about the products. “[We] really have to educate about the quality of the brand,” she says, mentioning that design schools often do not provide courses on tile, stone, and permanent fixtures of the home.

Epstein emphasizes that when it comes to design, longevity is key. And with Artistic Tile’s newest initiatives, this company can surely look forward to a lasting, green future. n 32 new york house / May 2010

Replacing old, leaky windows and window treatments with energy-efficient ones can help you save on energy bills and earn you federal tax credits.

A

conduit between the out- and indoors, windows provide homes with regulation of heating and cooling, as well as the benefits of natural sunlight. Until recently most windows were lagging behind other home products in terms of energy efficiency. Poor materials and low standards mean that most household windows are bad insulators, allowing air to seep through, costing you more on your monthly energy bill.

According to The Energy Information Administration (EIA), as much as one third of the average home’s heat loss occurs through windows and doors. New windows that are Energy Star designated are better performers and offer better savings on energy costs.

Energy Star rates windows based upon two main components, the U-factor and the Solar Heat Gain Coefficient (SHGC). U-factor is the measure of heat transfer, telling you how well the window insulates. The lower the U-factor, the better the window insulates.

Solar Heat Gain Coefficient is the measure of solar energy transmitted through the window and indicates how well the window blocks heat from sunlight.

The lower the SHGC, the less solar heat the window transmits. To qualify for federal tax credits, which can amount to 30 percent of the cost, both the U-factor and SHGC must be below 0.3.

Another consideration is the R-factor, which measures a window’s resistance to heat loss. Older windows have an R-factor of around 2, newer Energy Star windows generally rate a 4, but some even go up to 20.

But there’s even more to this alphabet soup.

Windows with low-E coatings are thinly glazed windows that reduce U-factor by suppressing radiant heat flow. The coatings come in different types, ones for high solar gain, moderate or low, and can be single or double glazed. Window frames are available in aluminum, wood, vinyl, fiberglass, and other materials.

Ana Paglione, store manager of Green Depot in Brooklyn, says the most important thing to look for when replacing windows is double-paned glass. Most of the outdated, inefficient windows in existing homes are single-paned. It is also important to look at the construction and materials that make up the window.

Paglione suggests homeowners looking to retrofit windows first seek out an energy audit and a contractor, so they really know their home’s specific needs. “When people start coming into our store and looking at their options we really want to discuss what is going on,” she says, “Where these windows are, are they south-facing, north-facing, what are the existing windows there?”

—John Miller, Southwall Technologies the most popular are Marvin, Andersen, and vinyl windows from Smarter Windows. “Marvin windows are a high-quality window that has insulated glass, wood interiors, and extruded aluminum exteriors which are maintenance free,” says Install Manager Tom Cale.

Marvin’s aluminum exteriors are also some of the sturdiest available. “A lot of aluminum clad windows on the market are roll form aluminum which is about the thickness of a soda can,” Cale says. Marvin’s aluminum comes in closer to the thickness of a

quarter. “It retains its shape, is very strong, and does not fade.”

Marvin Windows also include low-E glass coatings, including the company’s Low-EII, LoE 366 Glass, and High-R Tripane, all of which feature low U-values and protect from harmful rays.

Renewal by Andersen is made up of the company’s patented Fibrex material, made of 40-percent-recycled wood fiber with low-E glass. Anderson’s Low-E4 SmartSun Glass blocks 94 percent of UV rays, protecting furniture and fabrics from fading.

Vinyl windows like Smarter Windows also offer wellinsulated, UV-protected windows made of sustainable materials. They are popular predominantly for their price tag. Cale adds that for someone on a budget, some Smarter Windows products can also meet the federal tax credit criteria. There are concerns related to air quality with vinyl windows, however, as vinyl is comprised of harmful chemicals, notably PVC. Besides windows with low-E coatings and energy efficient frames, a new technology has been introduced

by Southwall Technologies that greatly improves a window’s R-factor to compete with the R-factor of a wall. John Miller of Southwall Technologies says that windows have long been given a break since they serve more functions than a wall and cost more to insulate.

His innovative window technology focuses on making a window perform like a wall, by focusing on the glass.

“When you’re a window, the heart of the window is the glass; the real performance factor is in the glass,” he says.

Southwall’s “Heat Mirror” is comprised of a suspended film system that creates multiple cavities within the glass, which reduces heat gain or loss and increases insulation, enabling the window to have an R-factor between 4 and 20, 20 being comparable to that of a wall.

Skylight windows need to be energy efficient as well.

Velux offers the finest in skylights and sun tunnels, which can light hallways or closets. The company’s skylights come in square and rectangular shapes, with manual hand-cranks or remote controls to open them.

Velux skylights provide natural air and light and sun tunnels eliminate the need for lighting during the day.

“In the daytime you don’t have to use the electric lights

and during certain times of the year, you can open the skylights to cool the space instead of mechanical cooling systems,” says Joe Patrick, senior project manager.

One option for those in historic homes or those who don’t want to replace their single-pane windows is Advanced Energy Panels, double-pane insulated storm windows that attach to the interior, rather than exterior, of the home. Constructed of transparent glazing film, which encased a durable, lightweight aluminum frame, Advanced Energy Panels’ panels attach and detach effortlessly to the inside of the window, regardless of size, age, or style. The technology triples the insulation value of a window, enabling you to save up to 55 percent of annual heating bills, and the products qualify for tax rebates, the company says.

Additional energy savings can come from window treatments, like ComforTex and Solar Choice Heaters.

ComforTex has a number of ecofriendly and energy efficient window treatments including Double Honeycomb, which features the ComforTrack system, a track system that seals off the gaps between shades and windows, blocking drafts and reducing heat loss or gain.

In addition to being aesthetically pleasing, “they actually provide an R-value and act as insulation through the home,” Green Depot’s Paglione says. The track system also qualifies for the federal tax credit.

SolarChoice Heaters offers an innovative window technology that replaces traditional blinds with ones that act as a solar heater. The blinds should be installed in a south-facing window to take advantage of the most rays and can be plugged into a traditional rail. Metal within the blind absorbs heat and the space around it creates a chimney-like effect. “Once it starts heating up, hot air starts going up, pulls cold air off the floor and creates a traditional convection process,” says owner Keith McKinzie. Since they are installed within the home, they only have to rise from an indoor temperature of around 60 degrees, meaning you will use less energy to heat your home. SolarChoice is also made of reusable products, is recyclable, and qualifies for solar tax incentives.

Windows are just one way to reap greater energy savings. As with any home project, it is important to research the options available and tailor to the needs of

your home. Helping with the process is the ubiquity of energy-saving windows and window treatments, and the bonus of ever-available tax credits. n

What’s the best way to be grid-connected but not grid-dependent?

Dear Paul, Can you tell me about the best back-up power and heating systems? During the 2010 winter blizzards, many homes where I live were without power for days on end, mine included. We had to check into a hotel. Next year I want to be better prepared and not have to worry about any grid failure. We have gas-fired hot water heat. Our yard is fairly sunny so solar power will help. I read your columns online. Your thoughts are greatly appreciated.

Hello Lurana, Living without heat and power, no matter the cause, is so 20th Century. This might be hard to overcome independently if you live in an apartment building, but if you own a home, there are many products available to keep you grid independent while staying grid connected.

To start, simply have solar powered LED lights both inside and outside. There’s an astonishing array of solar powered lighting including solar powered LED candles.

The Duracell Power Source 1800, a portable solar-powered electric generator, is something to consider. (duracellpower.com). This handy machine has five outlets you can plug appliances into. It’s clean burning so you can put it inside your house with no worries about fumes from diesel or gasoline generators. It won’t power entire homes and isn’t practical for high electricity using appliances like stoves or dryers, but low-energy lighting, computers, televisions, and so forth are easily powered, and these basics mean a lot when you have no juice. (Total cost including the small solar panel is about $1,600.) Reports say this generator is fully charged with a few hours’ sunlight, enabling you to have power all the time if you manage what you power and when.

Another great idea is having a super energy-efficient refrigerator like the DC powered Sundanzer (sundanzer.com) which can be hooked up to its own solar panel. Even without power they stay cold for seven days. (Refrigerators are one of the biggest home energy users and Sundanzers drastically reduce back-up PV needs.)

If you can finance it, consider solar PV panels with an energy back-up system that makes and stores enough power to indefinitely power everything, especially the water pump and furnace, which will still work for you during storms if you don’t run out of natural gas. The GridPoint Connect (gridpoint.com) system can integrate PV with high-capacity battery storage. During outages it automatically delivers back-up power that can be used day after day since it charges itself during daylight and stores enough power to run the essential needs for a house when the sun is not out.

Even without grid failure worries, consider a solar thermal heating system since it can be used for your domestic hot water and baseboard heat. hen considering a home renovation, from painting interior walls to a total structural makeover, consumers now need more than a design and budget plan: they need to know the law. On April 22, 2010, the U.S. Environmental Protection Agency’s (EPA) new Renovation, Repair and Painting Rule became fully effective and enforceable with violation fines starting at $32,500.

Although everyone can be affected by the hazards of lead-based paint, children under the age of six are most vulnerable and have a significantly higher health risk. The new federal regulation is intended to protect children and adults during renovation, repair, and painting projects in pre-1978 housing and in pre1978 child-occupied facilities, including schools and daycare centers, where existing lead-based paint will be disturbed by the work.

Children exposed to lead at an early age are likely to suffer from a variety of permanent conditions including: brain, liver, and kidney damage; slowed development; learning disabilities; behavior problems; lowered intellect; hearing loss; and restlessness, according to the EPA. Where does lead in homes come from? Dust is the main problem. The most common way to get lead in the body is from dust that is ingested. Young children are at highest risk due to irresponsible renovations that spread lead dust around a home or business. When young children place their hands in their mouth while playing or crawling, they inadvertently ingest the toxin.

On the other hand, coming in contact with lead dust is not necessarily harmful if properly managed. Lead dust comes from deteriorating lead-based paint, which was commonly used before 1978, and from leadcontaminated soil that gets tracked into the home. This dust, however, may accumulate to unsafe levels and home renovation creates large quantities. Common 42 new york house / May 2010

renovation activities like sanding, cutting, and demolition can create hazardous lead dust and chips that threaten the health of younger family members.

But proper, lead-safe work practices protect families from the dust during a renovation, repair, or painting job. These practices include: containing dust inside the work area, using dust-minimizing work methods, and conducting a careful cleanup. An EPA-certified renovator will adhere to the EPA’s rules and regulations to ensure the safety of your family and your home.

As a dedicated advocate for environmental safety issues in the renovation industry, I’m glad to see the EPA mandating that all contractors follow safe and sensible work practices when dealing with pre1978 housing. All companies need to approach their work with an eye toward protecting their customers’ properties and families. Contractors must invest in and utilize specialized equipment like HEPA vacuums and air-filtration units that contain and remove lead dust during renovation.

James Gulliford, the EPA’s assistant administrator for Prevention, Pesticides and Toxic Substances, warns consumers about the necessity of hiring contractors who are in compliance with EPA law.

In published reports, Gulliford has been quoted as saying, “Childhood lead poisoning is a preventable disease. The EPA’s new rule requires contractors and maintenance workers who renovate and repair older housing, child care facilities, and schools to follow common sense lead-safe work practices so that children are not exposed to hazardous lead dust. By requiring renovators to be certified, we’re also helping consumers identify contractors who are trained in lead-safe work practices.” Gulliford reiterated the EPA’s goal, “to eliminate childhood lead poisoning as a major health concern by the year 2010.”

But what qualifications should consumers look for when hiring a contractor?

Property owners have the ultimate responsibility for the safety of their family, tenants, or children in their care. This means properly preparing for the renovation,

The new federal law requires that individuals receive specific information from their contractors before renovating six square feet or more of painted surfaces in a room for interior projects, or more than 20 square feet of painted surfaces for exterior projects, in housing, child care facilities, and schools built before 1978.

Renovators must give homeowners and tenants a copy of the EPA publication, Renovate Right,

(Publication EPA-740-F-08-002), within 60 days of beginning renovation of target housing. The booklet, which can be downloaded from http://www.epa.gov/ lead/pubs/renovaterightbrochure.pdf, is available in both English and Spanish. Also, renovators must provide a copy of this pamphlet and general renovation information to child care facilities, including preschools and kindergarten classrooms, and to the families of children under the age of six who attend those facilities.

To become an EPA “Certified Renovator,” contractors need to complete the required EPA Certified Renovator training courses in compliance with the new federal requirements. These courses are mandated in order to educate painters, contractors, and renovators about environmental regulations. Consumers should ask for proof of certification when considering prospective contractors.

ouston we’ve got a problem. There’s a swirling cloud of shrapnel headed our way.

Just as we finally start to really clean up good old Mother Earth, there’s the earth’s orbit we need to worry about. Since Is space our the 1957 Soviet Sputnik next dumping satellite launch, almost ground?

6,000 satellites were launched into orbit.

Only a fraction of these satellites are now used: the rest have become space debris, along with fragments of other spacecrafts that have broken apart, exploded, or been abandoned.

You’d think we’d have learned from our experience on the ground and realize that our throwaway mentality doesn’t work.

Besides being environmentally unsound, why else should we care about space debris? Detritus that floats through space causes serious problems for satellites that we rely on for our security, phones, television, and the Internet. In 2009, the old Soviet satellite Cosmos crashed above Siberia into Iridium 33, a communications satellite, creating expanding sprays of dangerous shrapnel that pose serious hazards to other satellites.

The International Space Station, home to five astronauts from around the world, is also at risk from space debris.

Luckily there are concerned people looking at Cradle-to-Cradle concepts for space. The United Nations, NASA, and the European Space Agency are all trying to develop standards for dealing with space debris. But there’s no international treaty mandating behavior to minimize space debris, which is no surprise considering that the countries of the world can’t even agree on how to address climate change and how to best clean up planet Earth.
