Embracing the New and Traditional New York House is ending the year doing business in new as well as traditional ways. As you can see, we have placed a QR code–also known as “quick response” or matrix barcode–on our front cover to provide quick access to our website. In basic terms, such QR codes give the holder of new mobile phone or tablet computer technology the ability to scan the code and get multimedia information embedded in an advertisement, more in-depth information embedded in an article, or upload contact information on a personal vCard. What this means to both the reader and the advertiser can’t be underestimated. For the advertiser it creates a three-dimensional interface with readers—an interactive multimedia experience that literally brings a message to life. Readers can now access much more information—visual, 3-D, multimedia—that they can use, save, share, and respond to from their phone or other portable device. It’s the bridge between traditional media and new media. In essence, any story can be continued off the page to an online dialogue. As part of this important advancement, we’re launching ScheinMobile, which will work with all advertisers, marketing, and public relations firms to help them develop their own QR and
mobile strategies. Along the lines of “traditional” business, one of the most fundamental needs is the ability to make face-to-face contact. Our company has been producing many live conferences over the past four years, including last year’s highly successful Hudson Valley Green Real Estate and Economic Development Conference. Building Momentum The momentum is building. It was undeniable at Greenbuild 2010, the U.S. Green Building Council’s annual conference and trade show in Chicago, the industry’s largest international event. With more than 1,000 exhibitors and an estimated 30,000 in attendance, this year’s show was nearly twice the size of the 2007 show, and had many more educational sessions, panels, and events than in previous years. The energy was palpable; the enthusiasm of attendees and exhibitors contagious. Organizers dedicated this event to “Generation Green,” the movers and shakers who are building sustainability into every project. Despite the dire economic climate, green construction professionals are very upbeat. They have reason to be. Recent studies point to the dramatic growth of green building. The value of green construction starts was $71 billion, or one quarter of all new building activity in 2010, up 50 percent from $42 billion in 2008, according to McGraw Hill Construction’s Green Outlook 2011. In fact, that report predicts the green building market will double by 2015, with some non-residential sectors tripling their size in that time frame. With all this building comes job creation. Another study, conducted by Booz Allen Hamilton for the USGBC, estimated that green construction projects had created 2.4 6 NEW YORK HOUSE / December 2010
million American jobs between 2000 and 2008. That report estimates 7.9 million jobs will be created by green building projects between 2009 and 2013, ultimately contributing $554 billion to the U.S. gross domestic product. Most of this will be in energy retrofits to existing buildings, weatherization projects, renewable energy projects, and numerous other construction projects, the authors state. Indeed, many of the conference sessions and exhibitor booths were dedicated to greening the existing building stock. On a local level, Urban Green Council has successfully lobbied for New York City’s adoption of several green building codes. The group’s GPro training program for building trades continues to grow, and is being rolled out to several more USGBC chapters. New York’s Greener, Greater Buildings Plan, which mandates benchmarking energy and water use, aims to reduce the city’s total carbon footprint by 5 percent, and serves as a model for other cities. Many more initiatives are underway to keep this momentum going. We at New York House are equally as enthusiastic about the future for our region, the economy, and prospects for Generation Green. esigned by architect Cary Tamarkin to reflect the styles of art studios of the 20th century, 456 West 19th Street features 22 duplexes and four penthouses, built with luxury and ecofriendliness in mind. 456 West 19th Street is set adjacent to the Hudson River in West Chelsea, a vibrant neighborhood with many restaurants, galleries, and shops radiating from the Meatpacking District to the south. Every room at 456 West 19th Street is equipped with multi-paned steel windows, filling it with natural light while displaying views of the Hudson River and Highline Park. The view is complemented by double-height ceilings, which create openness. Kitchens at 456 West 19th Street include Miele gas cooktops with electric ovens, as well as Sub-Zero refrigerators and Sub-Zero under-counter wine coolers. White Corian countertops are complemented by white handpainted FSC-certified birch cabinetry by Descience. ursuing a dream he’s had since he was a grad student at MIT, architect and developer David Borenstein is creating an upscale ecofriendly community of private, sophisticated, state-of-the-art dwellings in the Hudson Valley. Pasture Rock, situated in Milan, in northern Dutchess County, is just minutes from Rhinebeck and upscale shopping, restaurants, entertainment, and the Bard Performing Arts Center. It’s close to the Amtrak station, where Manhattan is a 1.5-hour ride away—as well as local ski areas, and Great Barrington, MA. The Albany and Stewart airports are an hour away. Approved for 12 parcels, the development has three houses built (one family purchased two lots for additional privacy). The most recent, Pasture Rock 4, is fully completed on the outside, and waiting for a buyer to choose his or her own interior details and finishes including storage options, fixtures, flooring, cabinets, tiles, and more. Borenstein is planning eight more homes to complete this woodland sanctuary. Each is built with energy efficiency in mind, with oriented passive solar, solar hot water, long overhangs that keep the house cool in summer, and a very tight building envelope. Pasture Rock 4, anticipating a 5-star EnergyStar rating and LEED Platinum certification, will have a gourmet kitchen, ground-floor master suite with steam bath and whirlpool, large living room/dining room, gas fireplace, three to four bedrooms, three full baths, and one powder room. A lifetime roof, low-maintenance siding (50-year limited warranty), geothermal options, and reclaimed water options are also offered. Borenstein uses recycled materials, from the stonework to reclaimed objects, where possible. The houses are country sophisticated, “with modern conveniences and historic details.” The cost of a Pasture Rock home starts at $150/square foot.

Comforts of Home Design experts offer tips to make your home cozy and inviting from the outside in. BY KIM PLUMMER, PHOTOGRAPHS PROVIDED

rom the exterior function to its interior form, home design begins to play a growing role in the daily grind as the weather gets colder and the days get shorter. Whether you’re taking on a bigger renovation or just looking to make your living a little more comfortable, it’s best to start on the outside and work your way in when designing this winter. “It’s a time of reflection,” says Eva Finkelstein, owner and founder of Green Design Expo, New York’s first green building retail and education center located in Scarsdale. “In the winter, you turn inward. You’re looking at your house and you’re feeling the draft.” Winter is the season for insulation, and that’s the first place to start. Blow-in and sprayfoam insulation are the number one suggestions designers give clients to keep warm while increasing efficiency. “It’s huge right now,” says Laura VerCammen, interior designer at Angelini Designs. “It gets to areas that conventional insulation can’t get to.” VerCammen suggests nontoxic, soy-based insulation that is easily blown into holes and gaps with a hose. Blow-in insulation can be used to fill cracks in the

floors, around windows, and behind trim. VerCammen recommends insulating underneath the floorboards—a trick she says helps keep the floors warm. Window treatments are another option that add insulation, but also contribute to décor. Hunter Douglas designs a line of insulating window treatments with total R-Values ranging from 3.87 to 7.86. Hunter Douglas’s Duette Architella honeycomb shade has an R-value of 7.86, which can reduce heat loss by 50 percent, the company says. Additionally, certain models of Hunter Douglas energy-efficient shades qualify for federal tax credit up to $1,500 if they are purchased and installed prior to December 31, 2010. (http://www.hunterdouglas.com/ tax-credit.jsp) Wall décor is another design option. Think about adding textiles, curtains, and upholstery into wall design to add functioning flair. VerCammen says draping fabrics can also help put a final touch on a design, but be sure to keep windows clear, allowing for full views and natural daylight. As tight insulation becomes the goal, air circulation is drastically reduced, so be sure fabrics are non-toxic and VOC-free. “Everything is a lot tighter in the winter,” says VerCammen. “So we really need to think about responsible building and decorating.” Another option for design is getting a fresh coat of paint onto the walls. Painting can really help make a space unique, and adding new colors to a room can change its vibe. Finkelstein recommends no-VOC paint.
“When you start closing up your house you have to think about what you’re bringing in. Your indoor air quality becomes more important than ever,” Finkelstein says. Sun Wallpaper & Paint in Poughkeepsie has begun to offer Stark Paint’s no-VOC designer paint line. The ecofriendly, water-based paint meets LEED standards, and offers up to 240 different colors. “People gravitate to these colors,” says Frank Cohen, president of Sun Wallpaper & Paint. It’s about design and décor, the no VOC is an added bonus. While splashing new colors can certainly bring life to walls, lighting is an important part of any winter design because of the shortness of daylight. One popular lighting trend is the Solatube, which brings in beautiful, natural daylight. A Solatube is basically a light pipe that runs from the roof down to the ceiling of the room, bringing sunlight to a room that would otherwise be dark. Carol Kurth, ASID, AIA, LEED AP, says the Solatube provides a different, more natural quality of light. Additionally, it can be made into a hybrid light fixture with a CFL bulb for night use. “It can become a design effect,” Kurth says. “If you do a series of Solatubes, it looks like very cool spots on your ceiling. It could leave cool shadows down a hallway, so if you have a long hall you can get a great effect that way.” Kurth also suggests using candles throughout the home to create that cozy fireside atmosphere. One idea Kurth recommends is setting up a sort of candelabra

within a fireplace. “It’s great because you don’t have to deal with the ashes and all the making of the fire,” Kurth says. Kurth says it’s best to get a variety of candles, from tea light to pillar sized, and set them on a fireproof glass dish. Bank the candles with pebbles or river stones to create a vignette in the fireplace. Kurth says the idea can be recreated on a tabletop as a centerpiece. “It’s a good time to get cozy,” adds Finkelstein, and after you’ve insulated, lit, painted, and decorated the home, you can begin to add the accent pieces that feel comfortable. Finkelstein suggests bamboo carpets that are both soft and shaggy, or wool carpets. Both options are nontoxic, VOC-free, and can be found at her store, Green Design Expo. Another warm and cozy accent in the home can be ecofriendly sheepskin rugs and pillows. Finding unique throws can also make for sleek and usable living room décor. Kurth suggests finding a throw with suede on one side and fleece on the other. Designers also suggest finding new ways to utilize space and maximize potential in a season that confines us to our homes. Clear the clutter and clean out the closets. Kurth says extra closet space can be used for a desk by removing the door and adding a light fixture. “Take advantage of the little spaces in your house for extra storage and create a design,” Kurth says. She suggests recessing drawers and shelves into the walls. Even if you chose not to design in the winter, the time can be used for planning bigger projects which need warmer weather, like solar panel installation. The winter is a great time to start your research, find contractors, and get paperwork and forms in order, so that you’re ready to go in spring. “It’s a great thinking time,” Finkelstein says. n

The home does not have a front yard, but fits the need of gardening, composting, and entertaining in the back and on the side of the property.

fter spending nearly every weekend riding bikes through a 50-mile loop that passes through Piermont, Marty Rosen and Barry Siegel knew it was time to uproot from their home on the Upper West Side of Manhattan to one of the oldest homes in Rockland County. Built in 1818, this two-bedroom, two-bath home had seen better days. Luckily, the couple were committed to updating this now-1,435square-foot home, even if it meant rolling up their own sleeves and giving it some tender loving care. “We never intended to do a complete renovation on the house, although we did know there were major problems when we bought it,” Rosen says. After closing on the home on December 23, 2007, Rosen and Siegel decided to camp in the living room, toast champagne, and return to their Manhattan home the following day. Almost three years later, the couple has yet to move back to the Upper West Side. “We never left because we love Piermont so much. We camped out, and this became our project,” Rosen says. Rosen, owner of Day2 Inc., a non-profit organization for AIDS fundraising, and Siegel, a lawyer based in Englewood Cliffs, NJ, were sure they wanted to transform the house by preserving its scale and charm. Finding an architect who appreciated smaller homes was ideal, and Meg Fowler of Meg Fowler Architect, LLC was brought onto the project. With a plan to make this house look like it progressed nicely over 200 years, without overbuilding, and keeping ecofriendly design in mind, Fowler and Rosen began planning a space the couple would actually use. “A well-planned-out house doesn’t have to be huge,” says Fowler. “All it needs is fabulous spaces that make it comfortable.” With sustainable design playing a huge role in this remodel, the idea of getting rid of the 55-year-old gas furnace and replacing it with a geothermal vertical loop with two 250-foot wells in their backyard, supplying hot water up to 90 degrees, radiant heat on all tile floors, and their indoor heat, was not well received by potential contractors. “I was called stupid to my face, saying that’s just the dumbest thing in the world—a waste of money, they called it,” Rosen says. However, no one was going to tell this general contractor no. “I kind of became a pit bull who had to be here at all times, saying ‘Don’t do that’ or ‘We need to save this.’” In addition to geothermal heating, the home has closed-cell foam insulation throughout, all low-flow faucets and toilets, energy-efficient appliances, low-VOC paint, and a preponderance of LED lights. The couple also decorated the home with one-of-a-kind pieces, helping to lower their carbon footprint. With a southern exposure, the newly built dining room, which flows into both the kitchen and living area, was once part of this historic home’s wraparound porch. Despite original plans to make this exquisitely charming entertaining area an office, Rosen knew this would make a perfect dining room. Taking credit as one of the home’s best views of the Hudson River, this airy retreat is filled with Italian ceramic floor tiles and the simplicity of a 200-year-old black walnut tree dining room table that the homeowners’ friend, Stuart Okorofsky, made for them after finding it at an Ulster County lumberyard. The same tree was also used to create an island in the kitchen. Adding to the charm of this once-998-square-foot home is its great location. Although Rosen spends most of her time working from home, frequent trips to the city are necessary. With less than an hour commute into the hustle and bustle of Manhattan, she is grateful for the advantages this riverside home boasts. Their backyard space creates the perfect environment for their dogs, Finley and Teddy, while giving Rosen, an avid gardener, room to grow vegetables and compost yard waste and kitchen scraps. “I compost very heavily, so having this space outside is perfect. It may not be suburban pretty, but I have great soil and everything grows beautifully without any kinds of chemicals,” she says. Still, the once-listed three-bedroom, two-bathroom home did not always provide practical living for its owners. The previous owners became too old to climb stairs, so Rosen and Siegel removed two bedrooms on the second floor and added one on

Even though the amount of time put into this home was far longer than what was expected, due to planning board meetings, permits, and inspectors, Rosen and Siegel agree the nearly three-year process was worth the finished product. “My husband and I walk through this house every single day and just say, ‘Wow, what a great place to live.’ It’s the house we wanted; it’s better than anything we could have imagined. It’s so hard to live through construction, but you do forget,” Rosen says. The next step is looking into solar or wind power, cutting the house completely off the grid, she says. Having their house sustain itself is the ultimate goal for these former city dwellers. “Because of our planning, we won’t have to rip things apart in 15 years because we are a slave to current trends. That was our goal from the beginning,” Rosen says. n

This provides them with the ability to grow old, without the worry of their home becoming inaccessible to them. “We really designed the house so everything is on the main floor, which is so important because I don’t want to be forced to leave because I can’t get up the stairs,” Rosen relates. With the bones of the house fitting every need of this couple, bringing in furniture and home décor objects to complement its history took some creative thinking. Some were old pieces passed down from family, some were purchased off eBay and refurbished, and some were taken off the side of the road, like their Honduran Mahogany banister. It was lying in the trash after a fire destroyed a neighboring home, and Marty spent three days stripping and oiling it before having her carpenter perfectly match its original newel post.

Are High-Speed Trains Finally Coming to U.S?
T
here’s something romantic about trains. Train travel can make one feel like being transported into another dimension, as opposed to merely moving from one place to another. The problem is: American trains move at 19th century speeds. It’d be nice to have 19th century romanticism with 21st century velocity. The fastest train in the U.S. goes 150 miles per hour—theoretically—but due to old track infrastructure, the train must slow down to 50 mph at some points and averages less than 90 mph. Meanwhile, Japan has had 130 mph trains since the 1960s. French trains have topped speeds of 150 mph since the 1980s. Throughout Europe and Asia, it’s not uncommon for trains to reach speeds of 200 mph. New, energy-efficient magnetic levitation (maglev) trains can go 300plus mph. With such futuristic trains elsewhere, I’m feeling a bit of train envy. Luckily, this fall our government announced billions in funding to help kick-start our train system. It’s about time. Next Big Future reported: “Southwest Jiaotong University in China is developing low-pressure underground tubes and maglev trains, which will travel at 600 mph...Even more advanced vacuum maglev would enable speeds up to 1,200 miles per hour.� I have mixed feelings about 1,200 mph trains. Going that fast to get somewhere might make one miss all that’s interesting about train travel. Welcome to the future, where underground trains will be faster than flying is today. But call me old fashioned; having trains in America aboveground that will go over 200 mph in the next decade is futuristic enough for me. —Paul McGinniss

Transition Town Movement Enables Citizens to Move Beyond Peak Oil
Q:
Dear Paul, Have you heard of the Transition Town movement? I was wondering if you’ve had any personal interaction with it. I like the idea: It teaches people and communities how to live sustainably in a “peak oil world.” With all that’s going on, it’s good to prepare local networks not to suffer from disruptions in energy sources and the effects of climate change and economic or other crises. —Christopher, NYC Hello Christopher, I’ve heard of the Transition Town movement and have been meaning to interview founder Rob Hopkins, but have yet to have any personal interaction with the group. The movement grew out of the work of Hopkins, a permaculture educator, and his students in Kinsale, Ireland. In 2005 they created the “Kinsale Energy Descent Action Plan,” which was later adopted as policy by the Kinsale Town Council. This plan was the first strategic community planning document of its kind, and went beyond the issues of peak oil and energy supply. It looked at how society at large could adapt to coming changes by exploring the realms of everything from energy to how communities get food, farm, are educated, and interact in the local economy. A key learning tool for the Transition Town movement is Hopkins’ The Transition Handbook: From Oil Dependency to Local Resilience. NRDC reported recently: “Locally, towns are taking on sustainability issues, whether through programs such as New York City’s PlaNYC…or by tapping the know-how of their citizens in other ways. One such grassroots movement that travels under the ‘Transition Town’ banner is spreading fast across the U.S., U.K. and elsewhere with a strikingly practical and optimistic approach to sustainability.” There are more than 300 international Transition chapters—more than 70 in the U.S. after the first one was established in Boulder, CO in 2008 (visit transitionus.org). I contacted Carolyne Stayton, the executive director of Transition U.S. Stayton was an incredible burst of positive energy and told me about a reskilling workshop her community just did in northern California, where a wide range of people in the community taught each other useful skills—everything from how to pickle, make compost, and tend bees, to how to grow mushrooms, tie knots, and repurpose clothing. She enthused: “It’s a movement of regular, ordinary people being extraordinary.” She added, pointedly: “There’s a tremendous urgency to relocalize. We don’t have any time to waste and it’s exciting. It is extremely positive and nurturing and everything you ever wanted your community to be. Once you get involved in making relocalization happen the act of doing it is it!” I have no doubt we’ll be hearing lots more about Transition Towns. Stayton directed me to Transitioninaction.com where you can look up who is creating a Transition movement locally, and told me there are already groups “transitioning” in Albany, one in Sullivan County, one in Westchester, and others in the Hudson Valley and New York City. Makes me want to go out and take a class on something useful, like how to make biodiesel or maybe some “hooch” (from potatoes I grow) for those cold winter nights in a comfortable, post-oil world. —Paul

n December we come back to the fast-changing astrology that is linked to Mercury retrograde and eclipses. For those who can remember as far back as December 2009, this is similar—but not quite the overwhelming whirlwind of energy. Still, navigating through holidays when Mercury is retrograde (Dec. 1030, which can add confusion, tense communication, and the sense of things not quite going the way you plan) and eclipses (lunar on Dec. 21 and solar on Jan. 4, which increase the intensity of experience, and enhance the sense of rapidly moving into another phase of your life) calls for foresight, skill, patience, and all the spiritual growth that you’ve been working on for so long. This is the time to put it all to work. I suggest you plan to do less than you think you should; I suggest you do your best to get rid of the word ‘should’ altogether, and aim to do what feels right.
Aries (March 20 – April 19)
There’s something you need to forget about and move on. The sticking point is emotional; you seem to think it’s ethical or spiritual. These are merely rationalizations, or layers of language and concept draped over an emotional attachment. If you need some leverage, I suggest you break the issue down into its fundamental parts, and use logic. Yet there’s also a hint that it’s not your material that’s bothering you—someone else’s judgments are lingering, potentially from childhood. If you could look at this issue subtracting your parents’ filters, and subtracting the influence of religion, and assess it through your values alone, what would it look like? This sticking point, this bit of doubt about whether you’re ‘right’ or ‘wrong’, may be what’s holding you back from some significant accomplishments. Set yourself free.

Have you considered the extent to which your psychological orientation is fixated on the past, and how this obscures your view of the present? This would be a good time, because the issue is in plain sight. Usually, it’s hidden—there is a word in Sanskrit, sumscara, which means the latent past impressions that obscure our view of the moment we’re actually in. These include belief systems and concepts through which you try to process your immediate impressions, which is a little like trying to cook dinner in the same pots you used last night without washing them first. You may need to do some extra scrubbing, but at the moment you have extra help. Use your senses, and feel how you respond to new experiences that come your way. Comparisons are unnecessary; direct perception will teach you much more..

You run the risk of digging yourself deeper into an unsavory relationship or contractual situation. I suggest you keep your mind on the simple issues, and the basic feelings involved. Ask yourself why it’s necessary for you to be involved in the affairs of anyone but yourself. This is a good opportunity to extract yourself from a situation that is not working for you, or that is simply too complicated for your tastes. The issue you may be dealing with is obsession. Is it yours or that of someone else? Very good question. The energy is in the environment, and you can now explore it and see your responses and your circumstances for what they actually are. Notice the tendency of a conversation to loop back on itself. You will need a few reality checkpoints in order to navigate this one—some solid or trusted value that you can depend on as a reference point. Remember that, whatever may be going on in the world of ego, soul connection is where it’s at. And this you have.

Focus on a health and mental well-being strategy now, and stick to it. Part of the plan needs to be refining your process as the environment around you and within you changes. Make sure you keep up with dietary and exercise regimens through the holidays, and remember to keep expressing yourself in ways that have nothing to do with work or family—spiritual practice comes to mind, with plenty of time for contemplation. Yes, this is a tall order with all the obligations of the holiday season, but the benefits will pay off, and the problems you prevent will be well worth the relatively small investment. Sometimes the best creativity is the messiest and the most disruptive to our daily routine. At a certain point the creative process takes over and becomes the core of your life and this is what I suggest you guide yourself toward. It’s actually truly liberating when that happens—the moment you realize that all this other stuff is really basic maintenance, and that the focus, the actual purpose of existence, is engaging your passions. I know there are many people who would wonder if this is even possible in the world. I can tell you that while it may be challenging, it’s definitely possible. You may have to regather your sense of purpose many times—even several times a day—but once you’re centered, you’ll wonder how you ever lived any other way.

Our Not-So-Fat Green Wedding How we pulled it off in five weeks and on a budget with a lot of help from our friends.
