Watching the Valley Blossom

ith this summer issue, I’m thrilled to take on the role of Upstate House’s editor. At this point in the Hudson Valley’s development, with the growing trend toward keeping life as local as possible, the fact is that this region has become decidedly cool. I started writing for Upstate House soon after its launch in 2002. I immediately appreciated the magazine's sophisticated look and content, which were, and are, several notches above its competitors. Contrary to the way the region is often presented in national publications, it isn’t just a series of sleepy towns perched along the river. The Hudson Valley is a landscape of haunting beauty and great variety, peopled with rugged individualists who have chosen quality of life over all else. Writing for Upstate House gave me the chance to explore the region further and more deeply than I ever had before and meet a lot of interesting people I may never have known otherwise. I developed a connection with the magazine that’s never faded throughout my career as a writer and editor in the Hudson Valley. I wrote for Upstate House through the mid-2000s and while the magazine was owned by a New York-based publisher, I was managing editor. After Luminary Publishing relaunched the magazine in 2013, I began writing for it again. Much has changed in the Hudson Valley since Upstate House came into being 13 years ago, and I view its evolution as overwhelmingly positive and exciting. I grew up here, left to start my career, and in the mid-’90s, after spending several years away, I returned, and have stayed put ever since. I’ve raised two sons here, flipped a house and bought another (which I confess I still haven’t quite finished), and by now, know both sides of the Hudson intimately. When I was growing up in the hamlet of Wallkill, the Hudson Valley was a much quieter place. There was an abundance of natural beauty, but not much culture. I reveled in being able to be out in unspoiled wilderness within minutes. I winter-camped on Slide Mountain, hiked and swam at Lake Minnewaska (which then allowed cliff-diving and unrestricted swimming), and learned to drive along the Gunks’ hairpin turns. But the TV shows I watched and the radio programs I heard as a kid all came from New York City, exposing me to what I was missing. Stores were far fewer; indie cinemas, playhouses, bookstores, and fitness and yoga and art studios were rare-to-nonexistent. Italian and Chinese food were about as exotic as the cuisine got. I was a bookish kid, and every Sunday, when I walked to the deli to pick up my family’s pre-ordered copy of the New York Times—the Times still didn’t deliver up here—I’d cradle the newspaper in my arms all the way home, dreaming of someday living in New York and having a whole world of culture right outside my apartment door. After college, I did move to New York, and spent several satisfying years there before leaving my favorite American city to live in Melbourne, my favorite Australian city, before moving back. The Hudson Valley was, and always will be, home. Today, I live happily in up-andcoming Kingston and travel down to New York regularly for work and to Brooklyn to hang out with my son. Living in the Hudson Valley, with easy access to New York City, 8

Now, thanks to our balance of nature and culture, the Hudson Valley is no longer less stimulating than New York. gives me the best of both worlds. I wouldn’t want to do without either one. Although some Hudson Valley natives and longtime residents are skeptical of the steady, increasing influx of New Yorkers and others, I’m pleased at the newcomers’ impact on the region. As long as land preservation efforts continue to be paramount and development remains sensible, I’m all for welcoming even more world-class artists, musicians, writers, performers, chefs, and entrepreneurs from New York (and elsewhere), along with young, creative people whose dreams may be too fragile for the big city, but can flourish upstate. Life is certainly less fraught here, but now, thanks to our balance of nature and culture, it’s no longer less stimulating than New York. In virtually every childhood memory I have of the Hudson Valley, something is shining: the quartz-laden Gunks; the stars overhead in the wide night sky; the sunlight on fresh-fallen snow; the haze over the Hudson River on a muggy afternoon; the crystalline surfaces of the crater lakes. Now, as the valley blossoms, I’m honored to explore the homes and lives of both newcomers and natives within the pages of Upstate House, as people drive the Hudson Valley toward an even brighter future.

That means approximately 1 in 6 people across the country don’t know where their next meal will come from. Surprisingly, Poughkeepsie’s rate of food insecurity tops the national average, at 1 in 4 people, according to the Poughkeepsie Plenty Food Coalition, a nonprofit organization dedicated to ensuring quality food for all residents, regardless of income level. One member of the coalition, nonprofit Poughkeepsie Farm Project (PFP), is actively combating food insecurity. As one of approximately 30 local CSAs (community-supported agriculture projects), PFP is an anomaly among its peers, set smack in the heart of the City of Poughkeepsie on 15 acres of the Vassar College campus, surrounded by the college’s 500-acre ecological preserve. PFP’s urban location gives it an advantage in fulfilling its mission to connect “farm, food, and community.” Standard farm shares are $776 for the full season (23 weeks) and a working share is $632 plus 12 hours of lending a hand. Barter shares, in which members work rather than pay a fee, are also offered. A farm share provides weekly allotments of produce to its members— enough to allow a family of four to get by on less than $26 per week. “We did comparison shopping, and to buy organic in the grocery store each week would cost at least $80,” says Executive Director Lee Anne Albritton. Each year, 35 low-income families receive sponsored CSA shares. PFP also makes twice-weekly donations to Poughkeepsie charities, including soup 14

kitchens, food pantries, and homeless and domestic violence shelters—and provides nutritional cooking workshops for those charities’ food service workers. In 2014 alone, says Albritton, the farm donated 27,000 lbs. of produce (including the subsidized shares), which is 20 percent of its total production or approximately $77,000 worth of food. The donations PFP provides depend, in turn, on philanthropic grants. “I don’t want to say it’s easy for us at all, because the farmers work very hard, but we lease the land, and most CSAs own their land and have to pay taxes and deal with costs that we don’t incur,” Albritton says. “Vassar College recently agreed to extend our lease to 25 years. Vassar really values the program—we provide internships and apprenticeships to the students, and many students and staff there belong to PFP. Because of Vassar's supportive relationship, we’re able to concentrate on food justice as well as apply for the grants that allow us to do that. And, in reaching out to other community organizations, we’ve become well known.” But that isn’t all PFP accomplishes in the name of equalizing Poughkeepsie residents’ access to good food. The farm offers food education programs for children and adults, cooking demonstrations and workshops, informational talks held on site and at libraries and schools, student internships through fellowships and work/study programs, and farmer apprenticeships. Last year, 2,016 people participated in the programs, including 1,600 students who attended field trips there.

Field trips to PFP are so popular that the year gets booked in advance. “There’s a cooking workshop at the end of each tour, so everybody gets to leave having made something they just picked,” says Albritton. “Kids go home and are like, ‘Mom, we have to get kale.’ Parents have called and asked us, ‘Can you tell me what kohlrabi is? My kid is asking for it. Where would I find that?’” The PFP Summer Institute program was founded by Poughkeepsie School District teacher and PFP education manager Jamie Levato in 2012 in partnership with the Cary Institute and funded by the Department of Environmental Conservation. The program trains teachers to incorporate farming and gardening into their curricula, whether it's math, science, English, or nutrition. In a study conducted by Levato in a school cafeteria, where small servings of kale were offered, 63 percent of 100 students who had participated in farm-to-table projects ate the kale in its entirety—further proof that PFP’s education plan is working. PFP itself was founded in 1999 by a group of 15 professors and local residents, led by New Paltz-based climate-change activist Dan Guenther. The farm began with 70 members and only three farmed acres and has grown to more than 500 shareholders and 13 cultivated acres. Ultimately, it’s “people power” that runs PFP, says Albritton, from its handson, 13-member board of directors to its staff and volunteers, each of whom tries to leave the farm in a better state than they found it. Albritton is no less

ambitious. She hopes to launch a capital campaign to build an education center and a second greenhouse in order to allow the farm to offer more courses and a CSA year-round, doubling its participants, as well as a permanent distribution center so food can be preserved to last longer. “That alone would increase what we offer our members and how much we can donate,” she says. Albritton would also like to get Poughkeepsie’s senior population more involved in the farm. “Getting older people fresh vegetables and fruit is a big part of addressing their health needs,” she says. “They’re on a really tight budget, and this way, they don’t have to go for pre-packaged food.” But most importantly, Albritton wants to ensure that the farm keeps growing food for the future, by expanding PFP’s farm apprenticeship program. “We have a really competitive, conscious program, and we want to extend what the apprentices are learning,” she says. “We’re basically teaching more people how to become farmers—that’s one of the biggest things we can do.”

or many newcomers to the Hudson Valley, the tiny historic village of Cold Spring serves as their introduction. Located in Putnam County at the Hudson Highlands, the river’s narrowest and deepest part, Cold Spring sports one of Metro-North’s most charming railway stops and a riverfront plaza. Main Street runs downhill toward the Hudson, offering spectacular views for walkers. Covering just over half a square mile and well stocked with shops, restaurants, and galleries, Cold Spring makes the perfect weekend getaway for city dwellers without cars. Standing near the waterfront gazebo on a warm summer evening, gazing up at the Crow’s Nest and Storm King Mountains towering overhead as the sun sets upriver, it’s hard not to wish to live there. The fact that the waterfront plaza boasts Moo Moo’s Creamery, arguably one of the best ice cream shops in the region, doesn’t hurt either. As the stars come out, it’s tempting to grab a room at the Hudson House Inn and dream of having a quieter life in Cold Spring. But Cold Spring wasn’t always so quiet. The village took off with a bang when the West Point Foundry opened in 1811, and the valley reverberated with the

sound of cannons being fired across the river, lodging ordnance deep in the mountainside that were still being discovered as recently as 1999. The site of the foundry was recently converted into a stunning new park by Scenic Hudson. With industry dominating the local economy for years, Cold Spring thrived for a long time as a blue-collar town packed with simple, sturdy homes that have stood the test of time and are now considered historic. Thanks in part to its walkable scale, Cold Spring has transcended its working-class roots to become incredibly desirable for affluent homebuyers drawn to the village’s yesteryear charm. THE SCENE That charm has also worked against Cold Spring, as younger visitors have tended to find it a bit too tame as well as stuck in the past. Although Main Street bustles on Saturday afternoons, it’s deserted after 8 pm. But Cold Spring is slowly getting younger and more diverse, with new businesses popping up that manage to be hip enough to attract newer residents, but classy enough to appeal to older residents who have lived there for years. Three shops in particular—Cold Spring Apothecary,

Cold Spring General Store, and the outdoor goods supplier and fly-fishing hub Old Souls—have an urban rustic aesthetic that heralds the dawn of a vibrant new Cold Spring. While these store’s prices might have caused the town’s traditional working class residents to shake their heads in disbelief, the high quality of the items sold within justifies the costs. In a sense, the stores’ offerings are just like Cold Spring itself: classic, handmade with integrity, and built to last. THE MARKET For such a small village in terms of both population and square mileage, Cold Spring has a surprising number of options available for home-buyers. Although the median and average prices for homes in Cold Spring are on the high side for the Hudson Valley—$433,000 and $704,943, respectively— the cheapest way to find a Cold Spring address is at the two condominium complexes on the opposite sides of town: A condo just under 1,000 square feet runs $100,000 to $240,000. A two-bedroom luxury townhouse right on the riverfront plaza can be had for $900,000. Larger, historic homes, like a four-bedroom Second Empire Victorian, usually cost just under $1 million. There’s plenty available in the middle of the market as well. For $350,000 to $550,000, there is a variety of charming 19th-century homes on offer. Since people who move to Cold Spring tend to stick around awhile, buyers need to be prepared to update the interiors. Inn, is a private school that runs from Pre-K to 5th grade with plans to expand to 8th grade. Woodstock

s most people know by now, Woodstock’s eponymous festival was held 50 miles away from the actual town, but that hasn’t prevented a continuing influx of Aquarians. Nearly 50 years later, the legacy of the 1960s counterculture is alive and well in Woodstock, evidenced by a proliferation of peace symbols, store windows filled with tie-dyed clothing, guitar sculptures and Buddha statues on front lawns, and iconic photos of Bob Dylan and The Band decorating local businesses. Musicians drum away on Sunday afternoons on the Village Green. There’s a juice bar in town, along with a vegan restaurant, plenty of art galleries and innovative eateries, exotic gift shops featuring local artisans’ work, several yoga studios, independently-owned bookstores, and even two Buddhist monasteries. Woodstock remains a bastion of liberal activism: Recently, the Woodstock Land Trust successfully helped fight a proposal to build a water bottling plant that threatened the local water supply. Yet the town’s funky streets also have a sheen of wealth. Many renowned artists, designers, musicians, and writers own second homes there, and New York City vacationers are increasingly choosing Woodstock and the Catskills over the Hamptons. The town nonetheless preserves its aura of casual unpretentiousness. Its reputation for contrarian bohemianism started well before the 1960s. Woodstock was just

a hardscrabble rural village in an isolated valley when Englishman Ralph Radcliffe Whitehead built his Utopian community of furniture makers, Byrdcliffe Arts Colony, on a nearby mountainside in 1902. When the Art Students League of New York founded a summer school in town in 1906, artists of all media flocked to Woodstock, joining one or the other stylistic camps. Some people lived in the primitive shacks of the Maverick Colony, whose annual festivals, held during August’s full moon throughout the 1920s, were a prelude to 1960s hedonism. Maverick founder Hervey White built a lovely rustic concert hall in the woods and started what is now the nation’s oldest summer chamber music series. In the postwar years, subdivisions constructed for IBMers threatened to banish Woodstock’s idiosyncratic charm, but then the festival happened in 1969, bringing an influx of hippies. Physically, Woodstock remains relatively unchanged: several streams meander through town, country lanes loop around fields and forests, and unsullied mountain views abound. THE SCENE Many of Woodstock’s gabled houses, long converted into stores and restaurants, boast bright colors. The town’s art and music scene is flourishing, thanks to an abundance of local talent and the proximity to New York City. The Center for Photography at Woodstock has a modest space but offers provocative exhibitions, while

Intimate music venues like the Mission-style Colony Café and Bearsville Theater host well-known musicians. In the summer, a weekly farmers market takes place in town, and Bearsville Theater complex, which is undergoing a makeover, recently debuted an indoor farmers’ market. Tickets to rollicking Midnight Ramble concerts, held in the late Levon Helm’s barn, are highly sought after. The Woodstock Film Festival attracts famous filmmakers, actors and musicians every October, while the annual Woodstock Writers Festival brings in the literati (this year’s featured Jane Smiley). The many excellent restaurants include Asian, Indian, Italian, Mexican, seafood, and vegetarian cuisine, and a popular bakery. THE MARKET Woodstock’s housing stock reflects its history, but low inventory can make finding a house challenging. There are cottages, Victorians, A-frames and “green-built” contemporaries. Home sales were exploding this spring, say local real estate agents. The average and median residential prices—$308,000 and $263,000 respectively— are still 15 percent below the peak in 2007, but that could change: In the first three months of 2015, four out of 16 $1 million-plus listings were in binder compared with only two sales of homes over $1 million in 2014 and just seven $1 million-plus sales in 2007. Charming Arts-and-Crafts-style cottages in town sell from $250,000 to $450,000. Modest homes, such as the 1960s-era simple ranch houses clustered in the Bearsville flats, can be found for under $200,000.

But the 1,900-square-foot house, an easy two-hour commute from their apartment, was too small and not situated well—the best view was from the garage—even though it sat on five acres of beautiful countryside, including a private pond. “We knew we could change the house, but not the property,” says Lou. “It was the property that sold us.” Within a few months of moving in, the homeowners began looking for an architect, a process they compare to finding a therapist. “We had to know our house and ourselves very well, how we interacted, what we wanted, and how we lived,” says Howard. While attending the Hudson Valley Green Fair, part of the annual Dutchess County Fair in Rhinebeck, the couple met Will Johnson, proprietor of William Johnson Constructions Ltd. (also known as Will III, Inc.), a design and construction firm based in uptown Kingston. The homeowners liked the organic quality of Johnson’s work, especially his expert craftsmanship with wood. They also liked him personally—so much so that a week after meeting him, they sent Johnson an eight-page letter, including photographs, detailing their characters, what inspires them, and their likes and dislikes. Johnson recalls the letter fondly. “It was endearing,” he says, “and gave me a really good idea of who they are.” The homeowners are both architecture aficionados, and Howard had studied architecture in college. Johnson, meanwhile, has over 20 years of experience in building houses and a broad, deep knowledge of architecture. For a year, the three met to discuss design ideas and draw up a wish list.

The homeowners’ three biggest requirements for the renovation were to enlarge the kitchen since they both love to cook, create more space in general throughout the house, and reconfigure the house in order to maximize the stunning views surrounding it. To take advantage of the views, Johnson replaced the old garage with a steelcolumned carport, which provided a foundation for the new living room above it; the columns’ candelabra effect on the structure added visual interest to the home’s exterior. He connected the carport’s ground-floor entrance to the upper floors via a steel staircase with a continuous banister, illuminated by a skylight at the top. In the living room, Johnson installed floor-to-ceiling windows. He also added a screened-in porch off the dining room, further enhancing the view and the general airiness of the central living space. A second-level master bedroom opens onto an attached open-air deck. To create more guest space, Johnson tore out the wall that divided the original first-floor bedrooms and installed a large built-in shelf unit with sliding doors that separates the new guest room from a private entertainment area. “It’s a very nice guest bedroom suite,” Howard says. To maximize the house’s energy efficiency, Johnson installed radiant floors throughout the house, and a small, on-demand boiler to heat the radiant pipes in the floors, and applied higher R-value spray form insulation within the house’s walls and ceilings. For the kitchen design, the homeowners made drawings of the paths they traveled most often while cooking, which led to creating two workstations that

include three ovens, soapstone countertops, a cement floor, and an additional 200 square feet of space, twice the space of the original kitchen. The homeowners liked the idea of juxtaposing industrial material with warm, organic wood finishing, including locally-milled, spalted maple flooring that Johnson laid throughout the rest of the house. “One of the nicest things about the house is that all the materials feel natural and unfinished, but they work together really well,” Howard says. “[The house] can accommodate a Florence Knoll table as well as my grandfather’s grandfather clock.” That juxtaposition of modern with antique is found throughout the house, which also includes an eclectic collection of fine art. The homeowners couldn’t be happier. Howard loves the large kitchen and the “floating” living room. Lou loves the skylight in the stairwell and the screened-in porch, which is reminiscent of “being in a tree house.” So how does the finished home compare with the homeowners’ original wish list? “We got almost everything we wanted, minus the outdoor shower, which we ended up scrapping because it didn’t really fit,” says Lou. “But that was a really important part of the process,” notes Johnson, “to go through that initial sort of architectural fantasy, and then sit back and take an honest assessment of the pros and cons of how well it would actually function, how much it would actually cost, and how’s the flow of the house going to work? What’s nice is to let the floor plan be the driving factor of what you need.” Johnson says this “inside-out approach” to architecture is “how you get a certain essence of the building.” upstate HOUSE

The depth and permanence of a clay finish makes an excellent backdrop for large-scale art and decor;

ach wall of your home is a canvas, but color isn’t the only way to create style and express your personality. The work of three talented Hudson Valley artisans demonstrates how the use of special finishes can add a range of depth and interest to walls, altering the character of a room far more dramatically than simple paint. Contemporary wall finishes include faux painting, plastering with nuanced variations in color, and lavish murals. Most options are as resilient as they are beautiful, and some even have the added bonus of being all natural and healthy for both you and the environment. Angelica Gumpel of Angelica’s Clay Walls, based in Accord, has been hand-plastering walls for nearly a decade. “I love working with clay,” she says. “It’s the oldest surface, and it’s 100 percent natural.” Her colors, too, are all mineral-based pigments. “These walls breathe—they are alive,” she says.

When experimenting with with clay walls, Gumpel recommends starting in the bedroom. “Clay pampers you,” she says. “Once you have one wall finished this way, you want more.” A wax coating waterproofs the clay, allowing it to be used in bathrooms and kitchens, and brings out nuances in color, making the clay surface more vibrant. On the subject of color, Gumpel notes, “I used to be conservative, but I’ve had a repeat client whose dining room I finished in purple. She was so brave, and she showed me possibilities I never would never have dreamt of.” Diane Boisvert, who undertakes projects all over the United States and Canada through her firm STONEGrey Inc., based in Kerhonkson, has decades of experience applying plaster and cement finishes, starting from when she studied with artists Lucienne Bloch and Stephen Dimitroff, both disciples of the great muralist Diego Rivera.

The impression is refined, but Boisvert’s materials are tough and hold up to years of hard use. “The materials I use are all natural,” Boisvert says. “My techniques are as close to the old-fashioned ones as possible, too.” This allows her to achieve wall surfaces that look like those of an Italian villa or French country house. One of her specialties is faux limestone block, a painstaking process that she has successfully used on enormous projects—a recent 4,000-square-foot project in Pound Ridge took five of her workers a month to complete. The impression is refined, but Boisvert’s materials are tough and hold up to years of hard use. “My outside corners are always perfect and beautiful,” she says. Kingston artist Kevin Paulsen paints works on oversize canvas, which he applies to entire walls. Though his subjects are fantastical, there’s also a bit of a Colonial American influence in his work—in fact, he lived on the island of Nantucket painting walls in historic homes for 15 years before relocating his studio to uptown Kingston in the late ’90s. Paulsen’s fanciful murals, mostly landscapes, are individually created to enhance each client’s home. “I think about atmosphere and environment,” he says, “and not so much about materials and design. I try to make my murals as beautiful as I can, but my paintings are very conceptual, with shapes and color and form.” Paulsen is currently at work on a decorative wall treatment for which he’s applying a bright red glaze over yellow paint and then adding burlap.

Artist and plaster expert Diane Boisvert’s natural and organic Italian-style walls are created by hand-troweling plaster over prepared drywall, brick, concrete, or traditional lathe. She specializes in Venetian stucco and limestone-block faux finishes as well as plaster restoration. “Not only are these walls beautiful and long lasting,” she says, “but you never get sick of them.”

Special finishes are more complex, and therefore more costly, than simple paint. The cost for a straightforward paint finish for an average 12-ft.-by-15-ft. room (about 500 square feet of surface) runs $2.50 to $5 per square foot, or $1,250 to $2,500 for the room. The cost to wallpaper that same 12-ft.-by-15-ft. room can range from $4 to $10 per square foot, or $2,000 to $5,000, although that cost can escalate further if high-end specialty wallpaper is used. By comparison, according to the artisans featured here, clay walls start at $6 to $10 per square foot, but the price climbs for more complex finishes such as faux limestone block, which ranges from $25 to $35 per square foot, or even more. Custom-painted and applied finishes such as murals are priced by the space, but expect them to be very costly.

LES AND KAREN WALKER AREN’T RETIREES ABSCONDING FROM DAY-TO-DAY LIFE, THEY’RE AN ACTIVE COUPLE SEEKING, IN SIMPLICITY, A WHOLE NEW WAY OF LIFE.

So last year, they sold their multilevel house, chucked their stuff, and moved into the most unremarkable house on the block. The 1955 California ranch squats in the midst of three acres, flanked by towering conifers. From the outside, it’s almost painfully prototypical, but beyond the eggnog-colored façade are clean lines and spacious, light-filled rooms—all signs of a couple going modern in their golden years. Les, 75, has been designing rustic houses for 30 years at his Woodstock firm, Walker Architecture, including his own former Arts-and-Crafts cottage on Zena Road. He and his wife Karen, 65, a painter and gardener, raised two sons and two dogs there, and cultivated the stream-lined property. Karen, however, didn’t think the woodsy cottage was the right one to grow old in.

The modern aesthetic makes the house feel uncluttered, vibrant, and alive. A single-story ranch on nearby Dewitt Lane caught Karen’s eye. “It seemed like the kind of house that, if you wanted to leave, you could just turn the key and go,” she says. The house also appealed to Les, the author of the classic American Shelter, four books on “tiny houses,” and the recently published American Homes: The Landmark Illustrated Encyclopedia of Domestic Architecture (which is reviewed in this issue). “I really like the pop architecture—the pattern-book, all-American icon of this house,” he says, with its “typical two-car garage, living room, dining room, a couple of bathrooms.” The Walkers bought the property in 2012 and rented it out for three years before committing to moving in. Today, from its droll exterior to its Dwell-worthy interior, the house’s aesthetic segue echoes the Walkers’ dramatic lifestyle shift. Its white walls and fixtures create a clean canvas for well-placed bright accents— rust-colored chairs, turquoise sofas, and Karen’s colorful paintings. The modern aesthetic makes the house feel uncluttered, vibrant, and alive. Les decided to renovate the house’s interior while preserving its paradigmatic structure. So he opened up the 1,250-square-foot space, knocking out a wall that bisected the house and demolishing an eyesore fireplace at the back in order to add a 450-square-foot master suite. 36

He renovated the deteriorated kitchen and two bathrooms and installed an ultra-efficient gas heating-and-cooling system. Although its thin, ’50s-style wood paneling had to go, the screened-in porch behind the garage was a keeper. The rear of the house, once a solid wall with sliding doors, is now mostly glass, drawing in streams of light. The entryway is Les’s tour de force: he likes a welcome area where visitors can assimilate a house’s personality. Here, he replaced the solid wall that sectioned off the entrance with an open shelving grid, creating a semifoyer. The white shelves are sparsely dotted with surviving relics from his former life: tiny dioramas, childhood toy trains, and figurines. The visitor’s eye is drawn into the light-washed kitchen and dining space on the left, toward the pool of color in the central seating area, then out through the back windows, which scan the parklike property. “Outside, through the wall, inside: I really give those three things primary interest and focus,” explains Les. “Then the house can grow like a flower out from the entry. It goes towards the view; it goes towards the contours of the land; it goes towards the way you want to live.” Before leaving their Arts-and-Crafts house, Les and Karen sold or donated their belongings—furniture, antiques, even a moose head—and sought out minimal, modern furnishings online and at Design Within Reach in Soho. Though their friends were mostly skeptical about the extreme downsizing, they’ve been pleasantly surprised by the Walkers’ new place. “They all go home and want to throw out half their furniture,” says Karen. Paring down had practical motivations, for as the couple gets older, mobility and upkeep will become considerations. But for the Walkers, adopting an old ranch house and “making it new,” as the Moderns say, was more than digging in—it was designing a fresh start.

Let’s Get Real

ince the late 1980s, Michiel van Dijk has been active in the Hudson Valley as a real estate broker and developer, an entirely natural outgrowth of his interest in historic properties and their restoration. (See our cover story on Ham House, a historical home in Tivoli that he restored with his wife, Monique.) Van Dijk’s focus has been on what he calls “the golden triangle, spanning from Hudson to Rhinebeck and Millbrook.” Van Dijk takes a smart-growth approach to development projects. “I had a preservation-driven company in mind when I formed my development group in the late 1990s,” he says. He believes that thoughtful development saves agricultural land, creates jobs, and contributes to a more beautiful environment, all of which, in turn, attracts people to make the Hudson Valley their home. “Development is unavoidable, but preservation is paramount,” says van Dijk. “In Europe, we live in an older culture and we handle our old buildings accordingly. We may totally modernize a building’s interior so it suits our needs, while still preserving the neighborhood feeling and the beautiful old exterior of our buildings.”

Two of van Dijk’s previous local development projects demonstrate his approach. For Bentley Farms, a 200-acre tract in Stanford, the idea was to put 150 acres in a conservation easement and build smart homes on the remaining 50. And in 2008, when van Dijk’s former development team partnered with a group of investors to convert the defunct Irving School in Catskill into luxury apartments, they included an assisted-living component in the plan, since the building was next door to a nursing home; however, that project fell through when the housing market collapsed. Van Dijk founded RESTYLE, a Tivoli-based real estate brokerage firm with an extensive personalized lifestyle-services component, in 2013. RESTYLE approaches the sale, marketing, and development of all real estate properties in a comprehensive, personalized manner that takes a buyer’s lifestyle into account. “I wanted to move away from the simple transaction of buying and selling homes to encompass more about what people need, what is right for each community, and, ultimately, to contribute to making my community better,” he says.

And the company’s billboard campaign on Route 9 in Rhinebeck, featuring a tattooed man holding a baby, stands out in a hip, even edgy way that is meant to appeal to sophisticated refugees from New York City looking to relocate to the Hudson Valley. “It’s a way of showcasing our philosophy and relaying that we are more about the experience of buying real estate than the actual product,” explains van Dijk. “Urbanites appreciate this more personalized approach and, increasingly, buyers are finding their way to our office.” Currently, van Dijk is involved in multiple projects for his clients, like converting a garage into a guesthouse and installing a pool. RESTYLE’s personalized service “could be as simple as installing a back-up generator,” he says. “We’re well connected and know all the high-quality service providers. MAKER PROFILE

Back in the ’70s, when DIY was just coming into vogue, David Morton taught himself the art of woodworking to supplement the modest salary he earned as a professional “agitator” during the Vietnam War. Forty-five years later, the former draftee is an expert in his field. “I learned by studying the language of other woodworkers,” says Morton. Though originally inspired by Arts-and-Crafts gurus like Gustav Stickley, Morton now creates windows, doors, furniture, and art pieces in a range of styles that are as idiosynchratic as they are exquisite. “I’ve always been obsessed with quality,” he says, and judging by the masterful execution of his pieces, Morton’s skill and design savvy are immediately apparent. His Kingston-based company, Big Tree, fabricates custom originals and undertakes restoration projects that span the atlas of woodworking possibilities. Morton’s credits include boat interiors, a pair of original doors by 18th-century architect Robert Adam, antique furniture— even pipe organs and a Woody station wagon.
