ne of the things I love most about being an editor is that, aside from the pleasure of working with words, there’s often much to be learned from the stories I assign and edit. Words, for me, are like seeds: The right one can plant a surprising new idea, feeling, or desire that can, in turn, grow into something wonderful and never before imagined. One case in point is this issue’s “Artists and Arborists,” Jodi LaMarco’s article about Hortus Conclusus, a botanical garden, educational center, and edible landscaping business in Stone Ridge. Hortus Conclusus was founded by an artist couple who were looking to grow interesting flowers and fruit to use for their collages and drawings, but whose experimentation blossomed into a whole new life. The article got me thinking about my own backyard, which I’ve worked on in stages over the years, and is due for an update. Each year I plant a very small and simple garden with only a few personal favorites—lots of tomatoes, basil, cucumbers, cilantro, and a lone fennel plant—but the rest of the yard is just a plain old lawn. And each summer, I struggle to keep that lawn from being encroached upon by the wild, often ungainly flora that thrives where I live. What I realized after reading about Hortus Conclusus is that I’d never actually identified what plants I was battling out there. Suddenly, I wondered, could any of the plants I’d been chopping down and pulling up by the roots actually be edible? I was especially intrigued by one unwieldy, thorny plant that bears clusters of berries shaped like raspberries but in a warmer, almost orange red. I picked one and sniffed it. It seemed like it would be the most natural thing in the world to go ahead and pop it into my mouth, but I held back. Instead, I ran back inside to consult a long-forgotten, dog-eared book—Identifying and Harvesting Edible and Medicinal Plants in Wild (and Not So Wild) Places by “Wildman” Steve Brill. My hunch was right: what I’d picked was a very edible wineberry, which, it turns out, tastes pleasantly like a sugar cube dipped in red wine.

Could any of the plants I’d been chopping down and pulling up by the roots actually be edible? Although the wineberry plant is native to China, it’s been in the Hudson Valley for a long time, and now grows wild alongside its native East Coast cousins, the raspberry and blackberry. If a wineberry bush can thrive in my backyard, I thought, so can some other types of berries. And why stop there, when I too can begin experimenting? After checking out Hortus Conclusus, I was soon dreaming of creating my own— albeit smaller—oasis of exotic flowers and fruit trees like persimmons, pawpaws, and currants—all of which, I was surprised to learn, are also natives. As I write, it’s the very start of harvest time. The leaves on the trees are past their deepest flush of green, and my wineberries are mostly picked over by the birds. My backyard garden is replete with cucumbers and the tomatoes are just coming on. In my kitchen, my antique hutch is piled with books on edible gardening—A Northeast Gardener’s Year by New Paltz’s Lee Reich, a few titles by Rosalind Creasy, and of course, "Wildman" Steve Brill’s tome—along with a sketchbook in which I’m listing what I want to buy and drawing where I want to plant all of it. For me, this issue has planted that magical single seed. And what a harvest it will bring.

Staggering Biarritz-based artist Little Madi searches the French countryside to find exquisite antique plates on which to draw original, modern-style illustrations. A Stone Ridge couple’s experiment leads them to create an arboretum, an edible gardening business, and a new lifestyle. By Jodi LaMarco | Photos by Roy Gumpel
M
arried artists Scott Serrano and Allyson Levy began gardening at their Stone Ridge home 15 years ago, and haven’t stopped since. Their assortment of edible trees and flowers blossomed into a three-acre arboretum, an edible landscaping business, and a way of life. Levy’s original aim was to cultivate plants so she could harvest leaves, petals, and seeds for her intricate collages, while Serrano sought to attract native insects for his drawings, which are reminiscent of antique botanical illustrations. “Everything was about form, texture, and color,” says Serrano. Those early efforts to grow art materials eventually gave rise to the creation of a certified arboretum called Hortus Conclusus—Latin for "enclosed garden." Today, the property is brimming with a wild array of edible plants, and Hortus Conclusus serves as both a gardening educational center and the couple’s home base for their edible gardening business. Hortus Conclusus’s cornerstone is its collection of fruiting trees and plants from around the world. The focus on edibles goes back to Serrano’s childhood in California. “Our backyard was always invaded with giant, wild blackberry vines,” he says. “That small taste of the wild is becoming increasingly rare. We started growing fruit because I had not been able to taste any for many years. I was tired of living without it.” 14

Near the property’s entrance stands a collection of Southwestern cacti. They may look out of place, but surprisingly, cacti can adapt well to cold climates. “It’s actually the snow that damages them, not so much the cold,” Serrano explained during a recent open-house garden tour. To protect the plants in winter, he erects a small tent covering the cactus bed. The shelter prevents snow from accumulating directly on the cacti’s thick skin, and still allows air to circulate. Inspiration for edible gardening is everywhere at Hortus Conclusus: A small cranberry bog supplies an annual harvest for Thanksgiving dinner, while a medlar tree—a popular species in medieval times—bears fruit that looks like massive, earth-colored blueberries but tastes pleasantly like fermented apples. “We have tried to grow as many plants as possible to show the diversity of life on Earth,” says Levy. A surprising abundance of fruit trees can thrive locally year-round, she says, including pawpaws, persimmons, arctic kiwi, currants, gooseberries, and goumi, a noninvasive Asian berry tree. Diversity, Levy emphasizes, is key to good gardening and good eating. “People go out and buy the most common fruit trees available, such as apples and peaches, and do not realize that they are under constant attack from insects,” she says. “If you get a peach in a store that looks great, it has been sprayed with huge doses of chemicals.”

The goal for Hortus is to be “a living textbook,” says Levy. While training as a master gardener at Cornell Cooperative Extension, she learned primarily through slides and books, but longed for hands-on experience. “Our gardens provide a wonderful opportunity for students to see and touch actual plants, as well as taste whatever fruit happens to be in season,” she says. Serrano and Levy offer six on-site classes per season, with each lesson focusing on cultivating cold-hardy, fruit-bearing trees, plants, and vines. Classes are kept small and coincide with the times of the year during which edibles are ripe and ready to eat. Serrano and Levy’s notable installations include the Colonial Dooryard Garden for the Senate House in Uptown Kingston and a small, public ,edible garden, known as the Victory Garden, in front of Kingston’s City Hall, “to encourage homeowners to replace their front lawns with food gardens,” says Levy. While Serrano and Levy have turned their love of gardening into a profession, their biggest and most difficult client is actually Hortus Conclusus itself. “We spend half our time working at the Hortus gardens, and the other times for clients. All profits from these jobs go directly back into growing the garden,” Levy says. While the couple has ambitions to create a nonprofit, they are so involved in their ever-growing grounds—they’ve acquired an additional eight acres and built a greenhouse—that they’re in no rush to achieve that goal. “That would mean we would have to stop gardening for a while,” says Levy. “Neither one of us is ready to do that.” upstate HOUSE

F
or over 270 years, people have been coming to Pawling to seek a quieter life, join a tight-knit community, and forget about the outside world. While other Hudson Valley towns have had uptimes and downtimes throughout the years, Pawling has maintained an even keel out of the spotlight, with its early history setting the template for the village as it stands today. Founded in 1742 by Quakers, who built the historic Oblong Meeting House, Pawling was the first U.S. community to reject slavery, and refused to take sides during the Revolutionary War. Tucked within two square miles is everything needed to feel at home. There’s an abundance of small, family-owned shops; an ample and inviting bookstore; a thriving farmer’s market with its own petting zoo; restaurants serving unpretentious food at reasonable prices; cafés where everyone seems to know each other; and lots of great swimming holes and hiking trails. But even those just passing through will feel welcomed. When hikers traveling north on the Appalachian Trail from Georgia reach the trail shelter near Pawling, they’ll find lodging, showers, and something they haven’t seen for the

If there’s one thing the people of Pawling appreciate, it’s anyone who decides to strike out and leave the hustle and bustle behind. THE SCENE There’s a generational shift happening in Pawling, with the median age creeping downwards, and houses that have been in the same family for over 50 years are finally hitting the market as their owners age. Young couples that begin house-hunting in Westchester are increasingly discovering that their dollar goes much further in southern Dutchess County. Pawling’s busy civic calendar makes it ideal for families. Every weekend it seems as if there’s a concert or a fair going on. In fact, weekends are when Pawling truly comes alive, and with good reason: Thanks to the Metro-North station at its center, Pawling is a popular location for weekenders from New York looking for the solace of small-

Currently popular spots include Is a Burger hamburger restaurant; Daryl’s House Club, a restaurant offering live music; and the Blue Olive, an artisanal oil and vinegar shop. And while most weekender hot-spots cool off when the weather gets cold, second homes in Pawling tend to be used year-round since the 90-minute train ride from Grand Central makes it a quick getaway destination. THE MARKET Pawling’s generational shift means that there are currently a lot of options within the village, ranging from condos and townhouses priced at around $180,000 to multimillion-dollar historic homes on prestigious Quaker Hill Road. With a median home value of $319,000, there’s something available to fit almost any budget and style; however, it should be noted that Pawling’s taxes tend to be high. A pair of spacious four-bedrooms built in 2005 recently went on the market for $499,000 and $550,000; meanwhile, another four-bedroom house built in 1800 was available for $825,000. Even those looking for bargains will come away happy: The price of a threebedroom house from 1978 built on the shores of Sunset Lake was $242,500.
SCHOOLS: The Pawling School District consistently gets high marks compared to other nearby districts. The village’s elementary, middle, and high schools each have fewer than 500 students. S
queezed between Rondout Creek and Joppenbergh Mountain, smack in the center of Ulster County, Rosendale resembles a Wild West town, with its hodgepodge of tall storefronts hugging Main Street. Rosendale cement, made from local limestone, was used in the 1820s to build the D&H Canal and, later on, for the Brooklyn Bridge, parts of the U.S. Capital, Hoover Dam, and the New York State Thruway. As a mining town, Rosendale was rough-and-tumble. Prostitutes beckoned from the balconies that still grace many buildings, and Main Street, now lined with restaurants and shops, was crowded with bars. In the 1930s and ’40s, Rosendale was a popular vacationing place, thanks to the Wallkill Valley Railway. Rosendale is an overwhelmingly creative community that combines the best of culture and nature. Every store in town presents a hand-painted wooden sign. The Rosendale Trestle, which soars 150 feet above the creek, is the crown jewel of a popular 22-mile rail trail. To the north, the trail passes by the Binnewater Lakes, where a four-star resort is being constructed on the site of the former Williams Lake Hotel, despite a long fight by local activists against the plan. south of the trestle, on summer weekends, the trailside Rail Trail Café serves pizzas from its homemade clay oven and hosts musical performances. THE SCENE Some say Rosendale is what Woodstock strives to be. Although Rosendale no longer has the rundown, free-for-all housing that attracted hippies in the 1970s, it retains a leftist political bent and grassroots community. When the Rosendale Theatre’s last owner died, local citizens formed the Rosendale Theatre Collective, which continues to show indie films and host performances. Nearby, the Rosendale Café hosts top singer-songwriters and musicians, art shows, and chess nights and Market Market Café is a hip musical venue and restaurant run by escapees from Brooklyn. The restored brick 1850 House, a hotel and restaurant located creekside, pays homage to Rosendale’s mining days. So does the Widow Jane Mine, site of the last cement mine, closed in 1970, which today hosts performances and provides limestone-rich water for artisanal Widow Jane Heirloom Whiskey, distilled in Red Hook, Brooklyn.
TRANSPORTATION: Rosendale is accessible by Thruway Exit 18. Adirondack Trailways buses stop at the Rosendale Recreation Center, on Route 32, with 22 departures a day. Ulster County Area Transit buses connect Rosendale with Poughkeepsie Metro-North train station. The Rhinecliff-Kingston Amtrak train station is in Rhinecliff, 21 miles away

Rosendale cherishes fun. Every July, the Rosendale Street Festival features dozens of bands and crafts, attracting a crowd of 10,000. In November, Rosendale hosts the Pickle Festival, started by locals searching for a way to entertain visiting Japanese dignitaries (if you miss it, stop by Perry’s Pickles in town). In February, the Women’s Studio Workshop Chili Bowl Festival serves homemade chili in handmade ceramic bowls as a fundraiser for the world-class print- and paper-making center. In December, Frozendale offers hayrides and hot chocolate. THE MARKET The average price in Rosendale in 2014 was $200,000; the median was $172,000. The market currently ranges from a handyman-special bungalow for $45,000 to an Italianate Victorian for $880,000. Main Street, which oozes charm with its quirky brick and clapboard two- and three-story buildings, is most desirable; across the creek, on James Street, are cottages, ranch houses, and Cape Cods in walkable distance from My Town Marketplace at Fann’s Plaza, Big Cheese deli, Alternative Baker, and weekly farmers’ market. Inventory is usually low, so houses sell fast. Taxes are reasonable compared to surrounding municipalities, but vary according to school district.

t the end of a mile-long drive through former farmland in Saugerties, RiverBanks’ red cedar façade glows through the tree line at the edge of the Hudson River. Built from the ground up, the lofty midcentury modern-imspired structure is imposing yet organic. With sprawling cantilevered decks that rise into the treetops plus fully automated entertainment, heat, and security systems, it’s like a high-tech tree house for a designsavvy Swiss Family Robinson. Conceived as a weekend house, the upstate retreat is regularly filled with three generations of kin—evidence that the house has evolved into a home. RiverBanks is the residence of Rico Viray and Susan Miller Viray, who run a creative agency in New York City. The house is named for two of the couple’s beloveds: the Hudson River and Banks, one of their two city-bred German Shepherds (now “paws-down country dogs,” says Rico). Susan always wanted a place near the water in which to gather the couple’s two large families. Saugerties’ charm and scintillating river views sold them on the site. Designer Fauzia Khanani, a longtime friend of the Virays, planned the house. Its 6,780 square feet include an open floor-plan main wing and a four-bedroom guest wing, connected by a glass bridge that floods with morning sun. Soaring 20-foot ceilings open up the living and dining areas, bisected by a four-sided stone fireplace. The living room is lined with bluestone sourced from local quarries.

While the living room is Susan’s realm, the cooking area is Rico’s milieu. Half-height ceilings make the sleek kitchen feel more intimate, thanks to an overhead playroom mezzanine added when Rico’s daughter announced she was expecting. The third floor, dubbed “the bird’s nest,” is Rico and Susan’s sanctuary, outfitted with a bedroom, bathroom, and home office. A private deck, flush with the treetops, offers stellar views of the river and sky. Marrying the structure with its surroundings drove the design. The tiered, cantilevered decks, inspired in part by Frank Lloyd Wright’s famous Fallingwater in Pennsylvania, pay homage to the site’s original topography—a cascading mound of trees and bedrock. The rectangular pool, designed in collaboration with the landscape architect Julia Storek Oberhoff, features a three-sided infinity edge that creates a visual segue into the Hudson River. Fauzia used wood to “bring back the humanness to a space—it’s got texture, it’s not hard, it’s not cold.” It also draws the landscape into the design. More than 200 trees were cleared from the site and then milled and kiln-dried at 24

Fauzia collaborated with Chatham-based Hivemind Design ad repurposed the wood to create six solid stools, placed throughout the house, and headboards for the twin beds in the guest rooms, which can be cleverly connected by giant steel dovetails to form a double bed. The 2.5-year construction process was a familial affair in itself. Fauzia left her job in San Francisco to devote herself to the Virays’ project. (She has since opened Foz Design in Manhattan.) On site almost daily, she developed first-name relationships with the entire Wolcott Builders crew, whom she says “all became as invested in this project.” When RiverBanks was completed, the Virays hosted a party for the 250 people who had worked on it because “they restored our faith in American craftsmanship,” says Rico. “When I hear Rico and Susan talk about leaving the house to their granddaughters now, that makes me really happy,” Fauzia says. Having downsized their Manhattan apartment, the Virays now spend most of their time at RiverBanks, surrounded by family and friends. “Our hearts and minds have, literally and figuratively, gone upriver,” says Rico. upstate HOUSE

TINY HOUSES ARE PROLIFERATING IN THE HUDSON VALLEY FOR A WIDE VARIETY OF USES By Peter Martin | Photos by Deborah DeGraffenreid
ANYONE WHO’S CONTEMPLATING BUILDING A TINY HOUSE needs to know two things: First, tiny houses aren’t always legal. Depending on the municipality, the construction of a tiny house, defined as measuring 300 square feet or less, can violate ordinances enacted to prevent slumlords from exploiting tenants. Some enterprising builders skirt the law by constructing tiny houses on trailer beds and classifying them as mobile homes (which have their own set of restrictions). Others cozy up to officials, hoping for a “don’t ask, don’t tell” arrangement, or simply find somewhere remote enough to avoid inspection. Second, living in a tiny house means getting rid of most of what you own. And yet, despite these obstacles, more and more people are designing and building tiny houses, and the number of feeds for them on Instagram indicates a surging popularity. While the tiny house’s charm is obvious—who doesn’t love a miniature portico?—living full-time in one requires no small amount of lifestyle adjustments.
So what’s the big deal with tiny houses? At the top of the list is cost. With a small array of solar panels, tiny houses are easy to run off the grid, eliminating utility costs. According to TheTinyLife.com, a tiny house can be built for roughly $23,000; having one designed and built runs about $50,000. Factoring in financing, a tiny house runs about a tenth of the cost of the average home over 30 years—hence the appeal. Nobody knows the financial aspect of tiny-house living better than Rowan Kunz. For three years, she’s been blogging about the self-sustainable tiny home she made from a 24-foot trailer, “somewhere in Ulster County.” Her decision to build a tiny house, she wrote in 2012, was inspired by a “lack of desire for a mortgage, and the realization that I am a single 32-year-old who has had to move back into my parents’ house to finish grad school, with no real job or financial security. That can definitely have you start thinking of alternatives.”

For Kunz, the tiny house “was a logical choice,” which is literally paying off: She became debt-free this summer. Yet, despite this obvious benefit, tinyhouse living necessitated some big adjustments. “I gave away a bunch of stuff,” she says, and now lives in rhythm with manually operating the utilities she depends on, like heating. Nonetheless, Kunz says, she’s adapted over time. “You change your lifestyle and just be,” she says. Annette Lindbergh, co-owner with her husband, L.R., of Tiny Houses, Inc., a Putnam Valley-based design-and-build firm, says there are many benefits to “downscaling.” She built her first tiny house in 1998, long before the phenomenon blew up on social media. Since then, her firm has designed and constructed more than 25 high-end, energy-efficient tiny houses for clients as outbuildings, extra spaces, or full-time quarter. Tiny Houses, Inc., installs green amenities like composting toilets, solar panels, and structural insulated panels. Tiny houses can be made so efficient, Lindbergh says, “you can heat them with a light bulb.” For Lindbergh, working on a smaller scale also affords a higher level of detail and quality. Her company uses aesthetically pleasing recycled materials like reclaimed wood and antique multipaned windows as well as rich colors to create houses that are whimsical and often reminiscent of storybooks. Berkshire Shepherd Huts in Sheffield, Massachusetts, uses reclaimed wood and local lumber to build mobile wooden cabins whose designs are drawn from

history: Pastoralists favored shepherd huts throughout the 18th century because they allowed shepherds to follow their sheep in relative comfort across large swaths of property. Today, company co-owner Robin Berthet notes, the huts serve a similar function. “If you have a lot of property, you can experience different parts of it,” he says—including picturesque places where “obtaining a building permit might not be possible.” Berthet and his partner, Betty Grindrod, make artfully crafted huts that are modern in style yet evocative of old-fashioned gypsy carriages, for use as outbuildings, guest rooms, and retail spaces, and can include every amenity needed for full-time, environmentally-conscious living, including solar panels, wood-burning stoves, and outdoor showers. Tiny houses are also gaining traction in caring for the elderly. At ECHO (Elder Cottage Housing Opportunity) Cottages Ltd. in Hopewell Junction, Bob Novak and his father, Bill, see tiny houses as a viable nursing home alternative. They sell or lease built-to-order colonial-style mobile tiny houses, transporting and installing the homes to loved one’s properties, allowing aged relatives to stay close to their families and maintain their independence. Granted, Bob Novak notes, obtaining installation permits can be challenging because the trailer-mounted cottages are subject to municipal regulations about where mobile homes can be sited. So far, convincing
municipalities to change their laws in this regard has been an uphill battle. “I just don’t understand the mindset of the towns that say no,” Novak says. Meanwhile, his client list is growing. The tiny house, he says, is “the most compassionate way to take care of your loved one so they don’t have to feel like they’re imposing on you.” Tiny houses can offer spiritual benefits, too. Aldo Lavaggi built a tiny house as part of his senior project at Goddard College. Today, his passivesolar, 105-square-foot, trailer-mounted tiny house, which he’s named “the Gold Thread,” is parked in Harlemville, and Lavaggi lives off the grid thanks to help from Chatham-based Sundog Solar. On his blog, Lavaggi writes: “I start to feel the parameters of everything that I own, need, and use … Living here seems to be developing a sense in me for what is essential and non-essential in my life, in a given day or even a given hour.” But the tiny house’s biggest benefit, says Annette Lindbergh, is that it affords a simpler life—something she’s experienced by making her home in a 1,000-square-foot house with three other people. “Materialism gets scaled back, just because there isn’t a place to put anything,” she says. “It forces you to simplify your life, which can lead to a sense of contentment.” Robin Berthet agrees. “So you won’t have a big-screen TV,” he says. “You learn to take what you need and live without what you don’t.”

But her home is so energy efficient that even when winter temperatures drop below zero, its temperature never falls below 60 degrees. “That’s better than some apartments I’ve lived in,” she says. Historic Charmers A FARMHOUSE IS TRANSFORMED, YET PRESERVED By Niva Dorell Smith | Photos by Karen Pearson

ine years ago, New Yorkers Andrew Arrick and Michael Hofemann bought a 4,000-square-foot wooden farmhouse and former inn in Tivoli dating back to the late 1700s. Ironically, they had absolutely no furniture to put in it. They were living in a Williamsburg, Brooklyn, loft (featured in Elle Décor in November 2007), and their mostly midcentury modern furniture wasn’t appropriate for a farmhouse. Arrick recalls walking through the empty farmhouse, thinking, “This is kind of insane. We don’t have anything.” To their credit, Arrick and Hofemann are known for having impeccable taste. Arrick was head of sales for Yves Saint Laurent, Carolina Herrera, and Vera Wang. Hofemann, a former marketing company COO, buys and sources handcrafted items from Copenhagen, Stockholm, and the Hudson Valley for FINCH Life Curated, the lifestyle design store he and Arrick opened in Hudson two years ago. The couple had been visiting friends in Catskill and Kinderhook and shopping in Hudson for years, all the time checking out the area. Once they decided to buy their own place, they did exactly what people tell buyers not

They transformed the Federal Colonial farmhouse into a cozy and eclectic home. But it’s easy to understand why. The four-bedroom, two-bathroom home, nicknamed “Tivoli Farmhouse,” was once the Locust Rest & Tea Room and part of the 150-acre Clum Farm. While the second floor has a traditional center hall structure with the master bedroom and a guest room located on either side of the stairway, the first floor is uncharacteristically open. Arrick and Hofemann call the spacious ground-floor room the “keeping room,” since guests congregate there while they cook and entertain in the nearby kitchen and dining areas. Off the communal area are a formal living room and small library. Often when buying a new house, people make a list of things they want to change about it. Arrick and Hofemann were no different. “But what we thought needed to happen initially, actually didn’t,” Arrick says. “By taking our time, things happened organically.” Gradually, he and Hofemann transformed the Federal Colonial farmhouse into a cozy and eclectic home that no doubt would’ve pleased its former owners. In fact, the grandson of the innkeeper so appreciated Arrick and Hofemann’s preserving the house’s original character that he gave them a sign from the inn that reads: “Blue Plate Dinner 60 Cents, Served Anytime.” Above: Painting the dining room’s dark wainscotting light gray makes it look more spacious. “ We buy here the way we buy for the store— we buy what we love.” Within the first few years of homeownership, the couple made necessary structural repairs: strengthening the foundation, replacing the furnace, and installing new wiring, plumbing, and windowsills. Eventually, they also made cosmetic changes: converting a small upstairs bedroom into a walk-in closet; opening the wall between the dining room and kitchen; painting the first floor’s dark wainscotting light gray; and updating the kitchen with French doors, vintage marble counters, an old sink, new shelving, vintage-style cabinets, and a Viking stove. The kitchen hadn’t been renovated since the 1970s, Arrick says, joking, “I think there was some avocado involved.” Vintage furniture and artwork, mostly found at antique stores, added pops of color. Initially, the couple remained in Williamsburg and traveled to Tivoli on weekends, but, as Arrick puts it, “Going back on Sundays becomes going back on Monday mornings.” Three years ago, they moved full-time to Tivoli. “It was about a five-year process to get to where things are today, with constantly evolving décor,” says Arrick. That décor is a combination of vintage styles so harmonious that the incongruence of a midcentury modern coffee table, French deco chairs, 1900s farm table, and 1930s French leather-top desk is unapparent. Some of the house’s pieces came from FINCH, and vice versa. “We buy here the way we buy for the store—we buy what we love,” Arrick says. Today, Arrick and Hofemann juggle running FINCH and managing the farmhouse and its four acres and five outbuildings: a former chicken coop they plan to turn into an outdoor dining room and potting shed, and four barns used as a garden shed, carpentry workroom, firewood storage, and hay storage for a neighbor farmer. Although Arrick and Hofemann furnished the house together, they split its operation: Hofemann does the landscaping and keeps a vegetable garden, while Arrick does the cooking and decorating. “It’s a very good balance,” Hofemann says. Tivoli Farmhouse will be included in a book on country interiors and entertaining, to be published by Rizzoli in 2017, by Joan Osofsky, author of Love Where You Live (Rizzoli, 2013) and owner of Hammertown home décor stores in Rhinebeck, Pine Plains, and Great Barrington, Massachusetts. 40

he architectural masterpiece that is the Abraham Becker House sets the bar when it comes to unexpected aesthetic appeal. The Greek Revival-style house, built in 1795, stands surrounded by rolling hills and fertile farmland in Charlotte Valley in Delaware and Otsego Counties. Sited at the center of a thriving farm area, the house’s character has as much to do with the 21st century as with the 18th century. Charlotte Valley, a tiny settlement located 13 miles from Oneonta and a little over three hours drive from Manhattan, was burned to the ground during the Revolution, but bounced back as an agricultural community with a handful of early Federal- and Greek Revival-style houses. Bypassed by major

Copper, wood, glass, and other textures are used in complementary and unifying ways. transportation, Charlotte Valley remains largely untouched today. Allen and Judy Freedman bought the Abraham Becker House in 1974 as a retreat from Manhattan and a place to indulge their interests in the arts, music, horses, and yoga. “It’s been a haven,” Allen Freedman says. “We do the work of the world and the work of the spirit here.” The farmhouse was in rough shape, so the couple carefully restored it to its original ambiance while adding modern conveniences. In the early 1990s, architect John Blackburn added a breeding and training center for their beloved Paso Fino horses. The equestrian complex includes stalls, indoor and outdoor riding rings, wash stalls, tack and hay storage, an office, and a lounge. Architect Peter Gluck (principal of GLUCK+), conceived of a complementary contemporary addition, doubling the house’s size to 5,873 square feet. The 18th-century part of the house features original plank floors, and houses a library/reading room, yoga studio (Judy Freedman is an internationally-known Iyengar yoga instructor), family room, and full bath on the first floor, with four bedrooms and a half bath upstairs. The Gluck addition includes two master suites with arch-vaulted ceilings and views of the surrounding pastureland. The master bathroom features a glass-enclosed shower and a Japanese soaking tub. The entire complex revolves around an open living, dining, and kitchen space. Glass walls and skylights allow lots of natural light. Exposed beams, arranged in a sunburst pattern, accentuate the

Copper, wood, glass, and other durable textures are used in complementary and unifying ways, and the influence of the Japanese pavilion style can be seen throughout. It’s a spare structure whose modern lines match the antique house. The Freedmans have made a considerable financial investment in the property, above and beyond urbane architecture and creature comforts. “The streambeds are all fortified with rip wrap for erosion control,” Freedman says. Most farmers share the desire to address issues like conservation and erosion, but few of them have the time and resources for such preemptive measures. Freedman founded two computer software firms and the insurance company Assurant, Inc., retiring as its chairman and CEO in 2000, and his business acumen contributes to his successful relationships with the farmers who work the land. For the past 20 yars, the Freedmans have partnered with local farmers to run the property’s 464 certified-organic acres for dairy and beef production. “I look out on the property and see cows grazing—I see them, but I don’t have to deal with them,” he says. “We’re left with this incredible feeling of being part of this farm life and farm process without much of the worry.” And that, he notes, will be true for the next owners as well. upstate HOUSE

Renaissance Man In 2011, Jerry Teters found himself at a career crossroads. West Park Union Free School District, where he had taught art since 1998, closed down. “Who’s going to hire a mid-career art teacher?” he recalls thinking. Fortunately, Teters’ professional uncertainty didn’t last. A longtime abstract painter who utilizes both palette knife and brush, he sometimes worked on commission for an interior designer friend. He and his wife, Betty Marton, decided to build on that experience. “We thought, ‘Let’s do art because that’s what feels good,’” Marton says. Marton began traveling from their New Paltz home to New York to meet designers, “letting them get to know me,” she says. “They called me ‘the art lady.’” Today, Teters Art is in full swing, with Marton liaising between her husband and his clients.

Teters creates custom art for the clients of New York City-based interior designers Arlene Angard, Robin Baron, and James Rixner. His diverse client list includes New York real estate broker Ryan Serhant of Bravo’s “Million Dollar Listing” and Alice B. Fogel, New Hampshire’s poet laureate. Teters admits that in the past he might have resisted this path. “I probably would’ve said, ‘I’m not going to work with somebody else’s palette,’” he says. “But it turns out it’s just a different structure, working with new color palettes I’ve never used before. The crux of the matter is, is it still art? Yes! In the Renaissance, Rafael, Michelangelo—they were commissioned artists.” Available at TetersArt.org. —Susan Piperato
